MainStay Suites Orlando Altamonte Springs

This hotel is significantly better than all others in the Altamonte Springs area. The staff here are top notch. Madison is the GM here at Mainstay. She really makes you feel welcome. Make your reservations asap.

The place has a bad roach and ant problem. After walking to my non smoking room on the non smoking floor, all you smelled was marijuana and cigarettes. First sign was when I first walked in the room and saw half the smashed dead body of a roach on the wall. It was clear that someone killed it and left it there. Second sign was when I sat a bag on the table and went to take a shower I came back and ants were all over the table. Third, when I was there a little while I saw a baby roach crawling on the wall. Fourth, when I went back into the bathroom there were 2 roaches crawling on the floor near the toilet and also on the wall by the refrigerator. Because it was so late I couldn’t do anything. I slept in clothes because the bed spread was very old and has those little fur balls over it. The pillows were very very small and empty. I had to pile all 3 together to get some type of cushion and I put a towel over it. I woke up with a bite on my neck and more roaches and ants. I put something on the night stand because I thought it was safe. Bad idea. Ants! At checkout there was no one at the desk for me to talk to no phones in the room to call. I called from my cell and no answer ever! Do not stay here unless you don’t mind the above conditions. Oh did I mention the very big dogs that were off their leash? Even though there was a clear sign by the elevator that said no pets on this floor? Yea.. terrible!

The location was perfect for my visit to the area. The staff was friendly. You can tell that people live at the hotel. Kids were running all over the place unsupervised. The window in my room was facing the pool and outdoor area; guests were loud outside there until 11pm. I also did not feel safe leaving my room as a single female traveling alone.

Usually I have nothing but 5 stars for this place. But, not my most recent. The room wasn't clean, the dishes were still dirty. There was old coffee still in the coffee pot. I was surprised that someone forgot to clean this room and dishes. The shower faucet leaks 24/7 even in off position. Like I said, usually this place is on point.

If you need a bed to sleep in for the night, this is serviceable. If you are travelling with family and on an actual vacation, go elsewhere.

The place was ok for a lone traveler but people live there and I wasn't comfortable with that. Didn't use the pool because of that. Didn't feel so safe. The place itself is nice and close to the crane roost. The walk there was great. No one bothered you though so that was good. At night only weed was smelling good outside the apt

This is the only place I stay when im working in town. Why? The staff who work here, ROCK!! Madison, and the rest of the staff really make it relaxing. Not to mention the places around this hotel ; restaurants, Cranes Roost Park, Altamonte Mall, AMC movie theater. All within 1000 feet. The area is A+++.

Tiffany who is the assistant manager was very helpful. The property is absolutely disgusting. First off, it took the receptionist 20 mins to come to the front desk. I have footage of when I arrived. Our initial room had a pull out bed with a pissy mattress cover and a broken coffee table in it. The walls had a neat residue on them. When telling the receptionist about the mattress cover and table, the receptionist asked my husband to bring the mattress cover down to the front desk and put the coffee table in a storage closet in a nearby hallway. We had to stay in that room because there was no other rooms available that evening. The next morning when I went to use the shower, the pipes were sticking out of the wall. We ended up getting a new room. It was better but the shower vent was absolutely filthy in the bathroom. The smell of the building was old and moldy. Not to mention the heavy police activity outside due to a dispute happening in the building. I highly recommend NOT booking here. DO NOT BOOK HERE!!!!

In the past, they used to serve a continental breakfast, it was under a different name than also when the facilities was changed to a different name a.k.a. main stay hotel and suites… Things changed… The snack machine is overpriced so that mean we had to go and get food I think to make it better. They should serve some type of small type breakfast maybe cereals fruit something like that at least… That’s not asking for much.!!! at least that would be something that the guest can put in their stomachs for breakfast…, That’s not asking for much and some people don’t have transportation to go to a store Vista restaurants are about five 210 minutes away… Because you have to pay for Uber or Lyft or a cab very expensive in these times!! so they should offer guest something since there machines snack machine machines are very overpriced four dollars for a small bag of Doritos. Ridiculous.!!’ No type of small continental breakfast like maybe some fruit and cereals that’s not asking for much

The room when I checked in was cool - temp wise - which is great because they left the ac on for me. It smelled stuffy initially and I thought maybe it would fade. I took a nap and woke up 2 hours later to the room smelling worse unfortunately. it was an ammonia scent and while the room itself (bedding, bathroom, towels, surfaces were all visibly clean) it seemed to be permeated in the carpet. A previous guest must have had a pet that had an accident on the carpet. And it smelled like housekeeping scrubbed at it - but it wasn't enough. I went downstairs to guest services and they immediately found me another room to match what I had booked, and then also offered to help me move my belongings. Thankfully I hadn't taken anything up with me yet. So overall it was a good experience. after I was moved rooms- the new room was great. Also clean and fresh - no odd smells and again - the Staff was great.

I like that it is conveniently located between the Orlando Sanford Airport and Disney World. I highly appreciate the honesty of their staff, especially the person who cleaned our room. We accidentally left my daughter’s iPad behind, and we were able to get it back. Thank you! The room that was assigned to us needs repair. The shower tub was clogged, and there was a weird smell when we entered the room.

I cannot give this place a more than better review. The staff is what makes this hotel the best in Central Florida. They are very friendly and efficient. Madison checked me in yesterday, she freakin ROCKS! Thanks so much. I will definitely be back soon!!

I like the easy access to route 4. I did not like the smell in the room. Was in room 339 and there was an odor. At night time little bugs came out only sore one road but there's other bugs. Outdated.

It's located next to a highway but there is a neighborhood where you can take walks. The faucet was dripping making it hard to sleep. The gym smelled like mold. No chair to sit on. But it was okay for the price.

The entire place smelled like cigarettes and Marijuana. It's in the sheets, the carpet it even seemed like it was coming through the vents. It was so overwhelming and very uncomfortable. The walls needs a good cleaning. The floor tiles of the elevator was cracked and dirty. It literally was terrible and I would not recommend nor return.

The guy was so nice, and my room was clean, however the rest of the hotel was just smelly and unkept, along with there being a breakfast advertised and not even coffee available. However would probs stay again if it’s cheap enough

Bad smel in the hallway of the 3rd floor

I was accommodated with late check-in. That was much appreciated. I asked about complimentary breakfast and was told only coffee was offered in the morning for a certain time. Asked for bottled water and was told that bottled water was only offered to members. I was shocked because, first of all, it was just me and I only needed a bottle; and second of all, I did not need to know that you only offered water to members. I wasn't asking for wine. Just water. I must say that the attendant did in the end offered me two bottles, which I greatly appreciated. The room was cleaned for the most part, but it could certainly use a redo, an upgrade, or updating.

I booked this hotel for a much-needed trip and it was a nightmare. The "amenities" are a joke—the front door didn't even open with my access card, and the staff was incredibly rude when I asked for help. The room smelled terrible, the appliances were ancient, the toilet wouldn't flush, and the tub leaked. Most importantly, as a solo traveler, I felt completely unsafe here. Do not let the pictures fool you; this place is a scam.

Location This is not for vacation. People live there, it's pet friendly and when dogs are left alone in the room all they do is bark.

The staff was friendly, accommodating & professional. The room had almost everything I needed & the staff was quick to provide what I was missing. The hotel is close to I-4, and 436, which is a street full of restaurants & businesses. I will definitely stay here next time I come to Orlando.

Was in a no smoking room that was on a smoking floor? I was specifically on the third floor, and they made it a point to tell me when I was checking in that. It was a no smoking room however, there was a very strong smoking odor that seemed to have gotten worse at certain periods of time, which means someone was consistently smoking. It was so bad that I requested a room change however they could not provide set a room change even after they promised three different times. would recommend anyone going somewhere else to stay.

Madison Jamerson the General Manager at the Altamonte location did not let me extend my stay because I told her the carpet was dirty. They make you give back your dirty towels in order to get new ones. And she tried to charge me $25 for a dirty towel that was only dirty because I spilled water on the carpet and used the towel to clean it up and the dirt from that was on the towel. She may not have liked that and put in that I couldn’t extend but didn’t give a reason

The furniture decor and appliances were decades old. Refrigerator made ticking noise all night. Flooring was dirty in corners and air freshener was overpowering. Sheets were as thin as tissue paper. No cut nano breakfast just coffee, and not even a napkin to clean up a spill.

Trash overflowing in dumpster out front. Cars abandoned in parking lot, cars being worked on in parking lot. The elevator was gross. The room bathroom looked like the mop was used in mud first. I booked queen suite. Ingot "upgraded" to a 2 bed room. Which i didnt not want. But queen rooms are all booked. EVEN THOUGH I HAD A RESERVATION FOR ONE. hotels.com also not worth dealing with

Room was clean for the most part. I was charged an additional almost $200 that i am still waiting for the refund. Staff should be trained to handle package stays a little better. Caused a few issues in my stay due to lack of funds.

It was very clean. I loved that there were dishes and silverware already stocked in the cabinets. The staff was exceptionally friendly and check in only took 3 minutes from the moment I walked through the door to the time I got my key. The only bad thing is that they could have had a more functional coffee pot in my room.

The first room we got the door stopped locking after night one and they switched our room. The second room we found dead bedbugs on the mattress under the cover and a roach in the bathroom. On top of that we had to have the cards replaced 3 separate times in the 2 days we stayed at the hotel. We left early because it was impossible to feel safe with children and doors that chose when they did or didn’t want to work.

This is my preferred place to stay when I come to the area for work. The staff are the best. Very welcoming.

The staff were great. I feel the photos online misrepresent the actual location. There was a foul odor almost everywhere. The room had a certain odor two or two and did not feel clean. There was a water pressure issue as well. I could not control the air-conditioning or heat the floor seemed dirty. The sink was dirty. Bathroom was dirty. The elevator were dirty. They offered breakfast, but I did not feel safe to eat the breakfast or use the gym for that matter.

This property is clearly designed for long‑term stays, and many people appear to be living there permanently. Unfortunately, that created an environment that felt unsafe, unclean, and extremely uncomfortable. Major issues during our stay: - Strong, unpleasant smell throughout the property: The hallways and common areas had a persistent, foul odor that made it difficult to feel comfortable. - Large dogs everywhere: Many long‑term residents had very large dogs, and the entire place smelled heavily of pets. - Dog waste in shared areas: We found pieces of dog feces in the hallways and even in the elevator. - Cockroaches in the room: We killed two cockroaches during our short stay, which was unacceptable. - Overall poor cleanliness and maintenance: The general condition of the building and common areas was far below what you would expect from a hotel. The only positive aspect was the receptionist. She was kind, understanding, and allowed us to cancel the rest of our stay. Thanks to her, we only spent one night here and were able to find a much better place for the remaining four nights we had.or any platform-sp

I feel that was an excuse, my personal opinion. That stay was a complete nightmare. The inspectors need to come in and shut it down for being out of compliance. It has an awful stinky smell!! Never again I will ever stay at this hotel again!!!!

Stinks and dirty

The facility was in a reasonable condition. But it is located right next to a major highway and became very noisy at night.

Let me just say, the staff was great but from the moment I walked in, the smell of smoke was strong. Then in our room there was a strong smell and I couldn’t put my finger on what it was. I literally had to wash all my clothes when I got home, even the ones I didn’t wear. I also found 2 bugs on the last night of my stay, and it was too late to leave. Overall, I was not happy and felt very unsatisfied.

There are bugs all over this hotel. It is in a terrible neighborhood. We left and went to a different hotel because of the ROACH CRAWLING ON OUR HEADBOARD!!! Ants and bugs all over the room. The room is old and dated. The hotel smells like marijuana. Absolutely disgusting. Save the money and find somewhere else. I’ve never had such a terrible experience in 30+ years. I’m sure bedbugs are in full effect. GROSS!!!!!!

The hotel staff is trying to keep this place clean, they are very friendly and professional but I think no matter what it's the people they let live there with pets and they are dirty and filthy that no matter how hard the staff try to keep this place up it's to many filthy people living with pets that have turned this place into a pigs pen, it's a shame cause this place has potential but it's a filth and dirt magnet, i don't understand how people can live so filthy durty and smelly on top with odor of pet urine and all sirts if mysty smells. SHAME

Ive stayed here twice in the last month for work. Excellent place. Room number 222 was freaking awesome! Big bathroom, wall thermostat AC. Awesome TV with ALL of the ESPN channels.

I decided after 2 hours of being there that I did not want to stay, so I requested a refund which I received. I will say, the staff at the front was very friendly and professional but that was the only positive. I wouldn’t bring children here or come here if you’re a single female. I wouldn’t even bring my dogs there to be honest.

I have lived for many months in Medellín over the years and Laureles is my favorite neighborhood. This has been the best stay. Beautiful apartment with all amenities you need and cleaning service. Amazing bright open windows and view!!! Host was amazing.

I think they should add a full length mirror it kind of looked like a gas station bathroom as well. I wont stay there again.

This hotel has potential but seems the owners could care less about it, people with pets have left the place smelling like a zoo and seems like the hire cleaning staff just to seem like they clean, I can here about a year ago and it wasn't this horrible, the rooms are pretty updated but seem they don't keep up, had to do a deep cleaning to feel comfortable, if this place is accepting government assistance it will probably be runned down to the ground

The room conditions were unacceptable. It had a strong, foul odor like a mix of smoke and something old and rotten. The carpet was stained, and the air-conditioning vents appeared to be filled with mold. The room did not have enough towels for the number of guests, and the hair dryer that was supposed to be provided was missing.

There was no service to the room for the entire eight days we were there. Stained carpets in all of the common areas.

This is only an “okay” property. Lots of permanent tenants loitering in the lobby and around the entrances. I would not stay here again.

The room I reserved wasn't available at check-in (queen). I had a meeting that I had to attend, so I had to accept a double bed room of be forced to wait. I was told cleaning staff were behind schedule as the reason. The manager wasn't available and no one was available later to speak with to switch rooms.

I don’t recommend staying here you expecting to get a clean room, buggers on the side tables, tons of hair on the pull out bed/couch, etc. Stay for 2 weeks and a half and staff refuse to clean the room at least 1 time on my stay. The elevator didn’t work once. Dirty halls and floors.

Second nigth room very hot when to frond desk to complain.about and they toll me that they don have maintenance in the weekends so I have to stay in room with no air conditioning and after that the toilet over flow , chance to another room much better but one day before checkout I found that the phone dint work.

The staff was more than polite and helpful, they were all very nice. However, I informed them of a very big bug that was dead and it sat where it was for two days, gross!! Other than that, some of the guests were very inconsiderate of other people who were around. Being on their cell phones out in the hallway arguing. The hotel itself is very nice and so are the staff. I would come back here again

We've stayed here in the past with our last stay being 3 years ago. In the past it was decent so we came back. It wasn't the same. The property has gone down hill. I don't like writing bad reviews but want to save others from what we experienced. The property was filthy with trash in the halls and the stair case had rotten food and smelled so bad my grandson and I were gagging. There were many folks residing at the motel long term. Our first room smelled horrible and the air conditioner was stuck on high. The phone didn't work and floor was sticky and carpet filthy. We requested a new room which we were given and it was slightly cleaner but still dirty with sticky floor and a huge beetle bug dying on it's back in the bathroom. The one positive thing I can say is that the staff was amazing and friendly and tried to help as much as they were able. We asked for a refund and they gave it back to us with no problems and we found a safe, clean, VRBO and our trip was saved.

Overall the room and hotel environment were not the best but the front desk representatives were helpful and welcoming.

The property is tired. Scuffed paint and bits of debris almost everywhere you look. The carpet in my room had a white stain 4” wide (what causes that?) and the bathtub was chipped in several spots. Interior spaces smelled funky. Some younger guests live there semi-permanently. Located next to an interstate highway but without sound proof windows. Listening to truck horns and revving motorcycles all night.

This should not be on Expedia. Extremely dirty, felt unsafe and had to book other accommodations due to the condition of the place. Don’t book here

When we arrived we noticed the guests there were not very welcoming and it was more or less a party atmosphere with very sketchy people in the parking lot. The desk staff was very friendly when we got to our room there were live roaches the place had not been cleaned burn holes in the furniture the mattress cover was soaked in a yellow urine there was hair and previous guess feces and bugs on the bed dead roaches and live roaches crawling in the bathroom and the closets in the kitchen the floors were dirty had not been cleaned vacuumed or mopped and still other people's hair in the bathroom I would not recommend this place for anybody looking to stay somewhere clean and come home without unwanted guests it was absolutely disgusting and I would not recommend anyone with higher hotel standards stay here.

Good location. The property was nice but needs some tender loving care. Coffee area did not have cups. The pool area was not kept clean. The bbq wasn’t working. Garbage needed to be emptied. The kitchen was nice but with limited supplies.

Smelled like pot everywhere. No one cleaned the hideaway bed and this is how we found it gross. The vent looked like it was never cleaned. The pictures they have posted are not recent. No smoke detectors in the room. There was old blood stains on the lamp shade. No hot water or even warm water for shows.

Lobby and room were clean. I liked having a kitchenette in case I wanted to make something at the hotel along with a full sized refrigerator. I enjoyed the stay. I would recommend.

This property is posting service on the website that they don’t have. You request a type of room and they don’t give you the service you ask for. No area for eating, all the vending machines broken. It seems like a shelter for people getting room and board services in the area. Terrible humid smell.

There were lots of small bugs. The front desk was left unattended for a very long time. A lot of people live here.

The front desk staff were great. The room was disappointing, needs updated, but was clean and spacious . Bathroom is in dire need of a remodel. It was very noisy in the room, could hear other guests in their rooms above, beside and along the corridor and outside. Could smell cigarettes and other smoke through the windows. It was very disturbing and made me feel unsafe. I would not recommend this hotel to others and would not stay there again.

This place is a complete s@#thole. Rude woman at front desk was completely uncooperative and unhelpful. I require peritoneal dialysis and there were no baggage carys to accommodate me. Rude woman at front desk was in NO hurry to help locate one for me. Was talking on her cell phone.

The hallways were a bit noisy at night, with kids and dogs. After checking out, I realized I left a $99 pashmina between the sheets on the bed that I loved, but the cleaning staff said they never saw it. It was obvious to me that they didn't want to report it.

Only stayed a night so I can’t say much but it about what u get for 100 bucks which isn’t a bad thing but with that said I’ve definitely had more elevated stays for 100 dollars

Place had a musty, mildewy smell. Our bathroom door was literally 3-4 inches too big to fit in the doorway so it never actually fully closed. I had to leave and find a new hotel that cost me twice the amount I was planning on spending. I wasnt the only person standing at the desk insisting conditions were unacceptable.

Low class of guests at this hotel. Noisy guests. Lots of riff raff staying there. Internet was spotty. Basic channels CBS, ABC and NBC were not on their TV line up. Unless you really need an economy hotel…. Look elsewhere

The staff was very helpful. The room itself was ok. There were blood stains on the bathroom door and on the towels. Elevator had debris on it, same thru the weekend. And the building itself seems crazy bad. My theory is that because people cook in there all scents are mixed in the air. It doesn't feel too fresh and the some of the people that stay there are questionable. Was ok but will jot book it again. The Sleep Inn is a better option. Waaaayyyyy cleaner, peaceful and no funkiness. Thanks for the hospitality nevertheless.

The manager and staff were helpful, friendly, and professional. However, the the property has deteriorated and updates are minimal. The bathroom sink is new, but the shower and toilet were awful. Mildew on the grout they used on the spout in the bath. Toilet hard to flush at times. Microwave didn't work, replacement had a crack in the class in the door and it broke open when I turned it on. I was tired of going to the front desk so l only used the stovetop for the rest of my stay. There were stains on the sheets. They operate more as a residential hotel for families than a hotel for short term guests.

Had to change room bc the bath not draining water quickly during showers. New room was worse bc spout in bath detached from wall, rusty and bath had dirt stains from prior use. Refrigerator in both rooms were dirty on the outside but inside ok. The microwave and stove were good. The kitchen utensils, plates and drinking glass were clean. Hotel needs full renovation. Front desk staff and Manager were accommodating but I moved after 3 days to another property that was clean. Bathroom and kitchen are my pet peeves when it comes to cleanliness.

First night we were given a room that was in very poor condition. Did not have a phone, bathroom did not have a door handle, had only one chair. Once we were given another room,the door keys were disable several times during our stay, and had to go to the front desk every time

Check in went smoothly. The lady that checked me in was sweet nice and friendly and very helpful. The room was spacious and clean. Extra clean as my room smelled like some sort of cleaning solution, quite heavily. I only needed 1 nt and I asked for a late checkout. They confirmed 12:30pm. Great! At 11 something the maid knocks. I tell her I have late checkout. She then nods and leaves. Then I finish getting myself ready and dealing w/ multiple personal matters on my phone when yet again my door gets knocked on and this time it’s a man and I just keep repeating over and over while I’m trying to put my clothes on I have 1230 checkout…. He was very rude in how he spoke to me. I then went to check out to explain that it was rude and they need a better communication system between employees and I was still being spoken too rudely. When all I wanted was a simple apology! The general manager started arguing w/ me too until she said we are sorry… I immediately stopped and said see was that so hard?! And I left! Inconsiderate and rude was my lasting impression. I don’t believe I’ll be back.

The staff very nice and friendly. The only problem was that people who had dogs some was not picking up behind of them. The room was clean but every minute you was finding at else cat or dog hair in your room. Overall my stay was wonderful.

Honestly it was good. The bed, kitchen, bathroom. It was quiet. The only downside was there were no batteries in the remote but the front desk assisted with batteries but unfortunately the television still didn’t work. Other than that though, it was definitely comfortable, clean, and the front desk staff were very helpful.
