The rooms are getting a bit tired since our last stay and we had to change rooms (#321) after our first night because the bed sloped toward the middle making it very uncomfortable. Staff was helpful providing us with a different room on the same 3rd floor, room #317! The bed was much better. Staff is very nice as well.

My family is making this our yearly trip we love the resort so much. Great rooms, golf cart service to the beach. Everything was amazing! This is our second year in a row staying in their 2 bedroom villa.

beautiful place for families, rooms are super spacious the views are extremely beautiful We stayed in a 2 bedroom villa 2 baths and 1/2 bedroom Restaurant was really good 10 out of 10 Shuttle to the beach u can walk but the shuttle was fun shout out to Ben! Staff was awesome. Full kitchen lots of parking and safe anything we needed they would be their with in 5 min towels maintenance anything I truly do recommend

This place was so much more than I expected! Great views, staff were very friendly and you had so many opportunities to enjoy the beach including bonfires, s'more's, and even a sand castle competition. Would definitely go back

Beautiful location! We were greeted with Champagne and cookies upon arrival! What a great way to start our vacation. Golf carts to the beach upon request and all staff were amazing! Just wish we would have stayed in the villas with a better view, but overall, wonderful place. We would stay again!

The waiter forgot my bacon and eggs, ordered over easy arrived after we ask why the potatoes arrived without the eggs and bacon, only to show up over hard and cold bacon. Also we never had any room service or fresh towels.

60th girls birthday party. Only stayed two days Check in was a breeze. Friendly staff. Everything was clean. Beds were comfortable. Sofa bed was comfortable too. Plenty of staff so helpful to take us around. The bonfire was probably my favorite part of this trip. Thank you nick for all you did at the bonfire. Would definitely stay again. Almost try to stay one more night. So now I have the beach blues 😢😂😂

Unfortunately, there was a major mistake with our reservation, but what was even worse was the behavior of the restaurant manager. Instead of trying to help or find a solution so our family celebration wouldn’t be ruined, he was incredibly rude, dismissive, and unapologetic the entire time. His attitude showed absolutely no empathy or professionalism. We were left standing there with hungry children on Mother’s Day weekend, stressed that our family might end up without a table or food, while the manager simply kept saying there was nothing he could do. Mistakes can happen anywhere, but the way this situation was handled was honestly embarrassing for a hotel restaurant. What should have been a beautiful family celebration became a very disappointing and stressful experience because of the manager’s behavior.

I feel that this resort had lost its charm. I had high expectations that were very quickly diminished. I expected the pools to be nicer and more kid friendly. It felt like a budget hotel which didn't match the price.

The host was very kind, and very easy to contact if we needed anything. The room was nice and spacious, and provided everything we needed. Breakfast was delicious. The service was wonderful, and the staff was very helpful.

Management is not reliable. If you’re ok with spending thousands on a suite and sharing walls that are incredibly thin with your neighbors who will have you up from 12am-5am partying on the weekends then this is the place for you. Bring ear plugs. I came here for a moment of relaxation and it quickly turned to trash. Paid for two expensive nights and only slept one. Good luck.

$5k/week for what is essentially a thin walled two bedroom apartment in a very high density complex. Resort amenities were available - in the main building. No room service breakfast. They offer golf cart rides down the cliffside path to the beach, but they repeatedly forgot or ignored my daughter's and my request for said ride. We were chased from the pool area by a group of about 10 local non-guest high school kids who jumped the fence and made themselves at home. This seems like a popular place for South Bay families with kids. I doubt we will return.

Parking slots in the outside lot were poorly designed. Way too narrow. Room’s patio screen door was falling off the track, and the sliding glass door lock needs repair. Pocket door to bathroom very hard to open and close, probably because of the multiple paint coats. Microwave didn’t have power to it (circuit breaker?) the first morning when trying to use it for breakfast. Maybe there could be a checklist to make sure things are ready for guests. Staff was excellent, answering all questions, and were very personable. Responded promptly to broken microwave problem, and got it taken care of within a couple of hours. Staff that drove golf carts were prompt, safe drivers, and answered many questions. Talked to a very helpful lady in one of the shops and she went out of her way to show me how to get to the path to the beach. Pool was very nice. Saw many kids there along with ours. We had to bring a Pack-N-Play due to no cribs offered.

Great Location. The studio was very comfortable The sliding glass door lock needs repair and the screen needs adjustment. The Kuerig would not brew. The ability to have an early check-in A 3 O'clock checkin was offered but we had to change clothes in a parking lot to get ready for a funeral.

The spatulas in the kitchen seemed worn and the cookware was non-stick which is toxic. Our balcony chairs are not the right height to see the ocean so you look directly into the railing or stand. The TV options were terrible and expensive and we couldn’t watch any streaming services.

Our room was clean and wonderful. Kitchenette had small fridge, coffeemaker, microwave and dishwasher it was stocked with paper towels. No coffee was provided so bring your own. The property is beautiful with beach access, pools playgrounds, walking paths and views. They have a restaurant serving delicious Breakfast, Lunch, and Dinner onsite. Also a full bar with a Great Happy Hour!

Fifth or sixth time we’ve stayed here over the years. The setting cannot be beat for the serenity and beauty. Much more relaxed than Santa Cruz and Capitola.. First time in the ocean view with the spa tub room. I think I would do that again largely because of the ocean view. That said if you stay in a ground floor unit the noise from above can be pretty annoying

- The room was large with a well equipped kitchen. - The grounds were nice with plenty of space to explore. - The main pool is being renovated, so there are just two pools available. At one pool there were only two parasols for roughly 40 sun loungers and no other shade. At the other there wasn’t any shade whatsoever with no umbrellas. This meant we could not use the pools as we couldn’t protect our baby from the sun. - The fridge in our room was leaking. - The light on the mirror in the bathroom didn’t work. - The water pressure was low. - When we switched from the bath taps to the shower, water still came out the bath taps. - There was no air conditioning. - For the price we paid we thought the hotel was run down and expensive.

The only issue we experienced was that after dark, bats were flying around our balcony, and in the morning there were bat droppings present. We reported it to the front desk, and they responded quickly. Housekeeping came to clean and disinfect the balcony, and the staff sincerely apologized and offered to move us. Since the balcony was cleaned thoroughly, we were comfortable staying in our unit. We did notice a hole in the corner of the roof near our balcony that may be where they’re nesting. Housekeeping said they would report it. Other than that, our stay was wonderful and very relaxing. We truly enjoyed the peaceful atmosphere and would consider staying again.

Upon arrival, staff was very courteous. Our room was ready early which is always an added bonus for us. We had a wonderful ocean-view room which was spotless. Bed was a little hard for our liking, but we were only staying for one night. The room had everything we needed, including cutlery if we decided to eat in. The only downside was you can hear everything in the rooms around you - whether they are turning on the sink or opening the sliding door to the balcony. The walk down to the beach was pleasant, however the walk back up can be steep so make sure you take advantage of the courtesy shuttle. They did offer bonfires in the evenings but reservations are required. The property as a whole was very nice and had so many wonderful views with trails to walk on. If we are ever in the area again, we would not mind staying here!

Staff was nice and responsive. Room was well equipped for 2 people but we had to ask for a handful of extra things dir 4 people. Tub in Room 117 wouldn’t drain and bathroom floor was always damp under the floor boards. Overall felt safe and quiet.

The room appeared to be very clean but there was a lot of dust that had accumulated like it had been awhile since it was clean. There was no shampoo or conditioner. It was well stocked for cooking. We had a great experience with Maverick when we checked in and he helped us with our baggage, all the way to the room. He was friendly and informative Benjamin was great too as he gave a a tour of the property. He was very knowledgeable.

My wife and I stayed at Seascape Beach Resort for my birthday and had an amazing time. The beach is stunning, the staff are fantastic, and the whole place has a fun, family‑friendly vibe—lots of kids enjoying the pools and grounds. Our one‑bedroom ocean‑view suite was perfect, complete with a full kitchen stocked with utensils, cookware, a fridge, and a dishwasher. Being able to text the front desk for anything—even a pickup from the beach—made everything effortless. Special shout‑out to Kelsey, Cory, and Laura from the restaurant team—they were incredible. With multiple pools and a great location near Santa Cruz, Aptos, and Capitola, this resort is absolutely worth checking out. We’d happily come back.

The mattress, which my wife aptly described as a "torture rack" after the first night, was the primary source of our dissatisfaction. We could distinctly feel the springs through the mattress, making it impossible to enjoy our planned leisurely mornings in bed, admiring the view from our room. The discomfort was so severe that my wife resorted to searching online for nearby stores selling memory foam mattress toppers - hardly the activity we had envisioned for her birthday getaway. While the room may have had other redeeming qualities, the subpar sleeping arrangements overshadowed any positive aspects of our stay. A comfortable bed is a basic expectation in any accommodation, and unfortunately, this crucial element was sorely lacking. This experience significantly impacted our overall enjoyment of the trip, transforming what should have been a pleasant, restful break into a disappointing ordeal.

beautiful room and view but we had some issues with ants. It was only in the bathroom and maybe 8-10 at a time each morning. One night we asked for a pickup from our room to the beach and was a no show so we cancelled. We also requested a room clean the day before like instructed but came back to the room with no service. Beautiful resort and friendly staff but there were some shortcomings. Likely won't return based on the value.

After having a decent dinner we visited the spa. We were kicked out a few minutes before 10 pm which is what time they closed. We get back to our room and our television doesn't work. A guy came up and tried to make it work but it didn't and he said well youre out of luck because I'm not a maintenance guy. Then the next morning starting at 6 am the guy next to us was on a conference call and seemed to be yelling at the phone for at least 2 hours but was only talking because the walls are so thin. Overall did not have a good experience here.

The room was clean and mostly service was really good. The massuese was great and my wife really enjoyed that experience. There were a few things we were unhappy with. The night we arrived we did not have a bath plug, we called and requested one and it never came. The next morning we had to go request again from the front desk. The towel rack need the toilet came off the wall on the left side, was able to slide it back on but it was not secure. In the bathtub to take a shower the shower diverter broke when pull up, again was able to reattach this with some work. But you can kind of see that this place sort of felt like it was falling apart. We also scheduled a bonfire on our second night and the service was pretty great until it came time for them to clean up the beach. We're suppose to have been given 2 hours but it felt as if we kind of got rushed off the beach. Maybe it was time but if we could have gotten at least a 5 minute warning that would have been great. We felt like we needee to grab all of our things really quickly and that kind of ruined the end of our experience on the beach. With that being said, this is one of the better places we stay at and we will stay here again. We love seascape. I just hope this little bit of feedback only adds to and helps improve the experience for us and other guests.

Positives: *The resort grounds are stunning and well-maintained. *Staff at the bonfire were friendly and attentive, ensuring our comfort. *Limited amenities around resort and things close early Negatives: *Check-in Delay: We arrived at 4:35 pm, but our room wasn’t ready until 5:10 pm. No efforts were made to make up for the delay, only a “sorry we’ll text you”. *Shuttle Confusion: The shuttle for the bonfire was late, arriving at 7:15 pm instead of 7:00 pm, and we had to follow up to inquire. *Lost Item / Lack of Follow-Up: The most frustrating part of our stay came after we checked out. We accidentally left a shopping bag containing personal gifts in our room. After realizing our mistake within 90 minutes of checkout, I reached out multiple times via text and phone calls, but communication was poor. No one answered at housekeeping or lost and found, and when I did get a response it felt like no one was truly following up. After several hours, I finally spoke with at the front desk, but after checking we were told nothing had been found. It was abrupt and left us feeling like our concerns weren’t prioritized. I reached out to the General Manager directly to express my concerns but never received a response. I feel that for a resort of this caliber more attention to customer service & better communication would go a long way.

Beautiful location. Our two story suite was very nice . Wasn’t happy with the hotel service cleaning our room . Several calls finally someone came late in day . But know one next day . The property could use more up dating . And we didn’t eat in restaurant. So many great places to eat . The shopping center across the street is OUTSTANDING. Excellent market with homemade EVERYTHING!! I like this resort are unit was redone . Check in was great . It could definitely use some great updating all around .

Enjoyed breakfast and dinners looking out at the ocean. I loved that you can walk down to a private beach or shuttle down. The furniture in the room was a little dated. Small tvs in bedroom and living room area (maybe a 40"). Curtain to patio was torn and patio doors was a little hard to open and close. Towels in the bathroom need to retire. Other then that, had a perfect view of ocean. Very quiet and beautiful. You could hear the waves crashing from the patio. Very relaxing.

Stayed in a spa studio partial ocean room. Broken screen door, unclean floors, lights that didn’t work, etc. Room was dark and dreary, felt like it hadn’t been updated in a couple decades. Grounds were nice, location was pretty. Called for a cart ride to beach that never showed. Will not stay again.

The staff here is wonderful. It was a special trip for our family after a tough year and we went to celebrate with an ocean view room. They had some circumstances causing them to need to change our room and they ended up upgrading us to a larger ocean view room. We were so grateful for this time as a family and we appreciated everything the staff did to make sure our time there was special.

Our stay was very relaxing and fun. We stayed in a two bedroom villa with an ocean view. Our kids love the beach and just staying in a hotel room. It was just an amazing stay that was beautiful and relaxing. Service was excellent and the workers are just super nice. Can’t wait for next year.

The room was not clean - There was a giant half moon size toenail on the bed. Floor was not sweep thoroughy. The sofa was dirty, especially the foot pull out. No info given about the beach umbrella and chairs, fire pit. Apparently you need to make all the arrangements beforehand. Service personnel's level was mixed - some nice/cordial, some nasty.

The Seascape Beach Resort is a wonderful place to stay! Our room was large and well-appointed with a beautiful view of the ocean. We loved that there was a bar and restaurant located in the hotel. It was nice to be able to walk from our room and not have to go far to enjoy a delicious meal. We will definitely be returning to this five-star hotel.

We stayed in a gorgeous two bedroom two-story condo with two balconies and a view of the ocean. The condo had a full kitchen, living room three bathrooms and all the amenities. We had a wonderful time, and plan on making this a yearly tradition.

The resort is nice, good location and amenities. Two bedroom+two bathroom apartment was outdated, but ocean view was magnificent. There was mold in a bathroom, no surprise because there is no fan in there. We didn’t have robes in our place, although it was mentioned in the description.

We weren't impressed with the restaurant though. We only went to sanderlings for breakfast. After we sat down, we noticed the coffee mugs that were set at the table were dirty. They weren't used. They just weren't washed well. Lipstick mark was on one of them. We didn't get any coffee. After the food arrived, we accidentally knocked the small planter that was on the table. Dirt from the pot was spilled onto one of the plate and half of the food was contaminated. It was our fault for knocking it over but the waiter chuckled and said "I don't know how to help with that" and didn't offer to help. Just took away the dirt we cleaned up from the table and didn't even replace the napkin he took away. Didn't ask if we want a new plate to be replaced.

Love the beach access and that it wasn’t too crowded even on the 4th of July. The pools and hot tubs were nice. Enjoyed Sanderlings restaurant and the fireplace in the main lobby.

We had to call multiple times just to reach the restaurant for room service, and it took three separate calls before housekeeping finally came to clean our room. When they did, the staff mentioned someone would be by shortly to drop off fresh towels—but no one ever followed through. We genuinely enjoy staying at your hotel and appreciate the quiet atmosphere, but I was disappointed with the service we received this time around. I hope this feedback can help improve future guest experiences.

The property was very nice. I loved the walking trails and the views of the ocean. The golf carts to and from the beach were very much appreciated. It was great to have the use of the sports club. My family enjoyed playing tennis there. The room was spacious and I loved all the amenities. My only complaint was that it was quite dusty in the bed room and living room.

Overall, I feel Seascape was understaffed and in a time warp. They need a refresh. If you going to stay and use the sports options maybe it is a good deal, but for comfort and cleanliness it needs a total rehab.

We gathered with multiple families renting multiple condos. We had a villa that had a full ocean view. The room has very old pots pans and other items. They were really impossible to keep clean. The condo was very outdated. Service was very slow due to them being at capacity.

My husband and I love Seascape. The resort is beautiful and our villa was newly renovated which was a big bonus. They offer golf cart service down to the beach which is an added luxury. We will only stay here when we are in the area.

The shuttle to the beach was convenient. Our unit was run down. The blinds in bedrooms and bathroom were damaged with gaps and were held together with paperclips in places. Toilet in the master bedroom would not fill and had to be fixed after every flush. The master bedroom door knob did not work. On checkout found a small overcharge on the bill vs. the original booking. They corrected this when I asked about it. I informed the front desk about these issues twice and was told a manager would call me, but that did not happen.

The breakfast was good. The location was beautiful and relaxing. The restaurant staff were friendly and accommodating. The sliding door was stuck and was extremely difficult to open. It didn’t run smoothly on the door tracks when we tried opening and closing it. The room was nice and clean, but a bit warm throughout our stay. We turned the cool air on but never really cooled the room. It would be nice to have small creamers or creamer packets available for the coffee.

I was here with my two daughters 15 and 13 single father . Resort was beautiful love the 600 block area has the biggest pool by it plus a small putting green that I didn’t read about even though it was on the information God. Bring your putter and balls. Villa was two stories kitchen living room downstairs plus half bathroom upstairs two bedroom, two full bath balcony upstairs and down beautiful views open up windows, cool off everything in the evening and throughout the day. Great morning walks to the local village store area coffee, supermarket easy breakfast for something light so many great restaurants within 7 to 15 minutes Aptos and Capitola.. will definitely stay here again grateful for families and adult friend getaways

I enjoyed the view. The receptionist was very friendly. The house was amazing. I did not like the bracelet we had to wear it made me feel out of placed. A lot of people didn’t have bracelet i understand they live there or own it. The people with no bracelets were not as friendly. There needs a better way

The shower was hard to use with no shower head and awkward layout of shower door and bathroom door. There was a lot of water on the ground when the shower door was emptied. There was a remote control missing, no dish soap, and a missing towel. The couch pillows did appear clean.

Hotel is outdated, old, not well maintain. Bathroom is really small, even one person needs to think ahead about his route, since towels are kept in a restroom and there is no way to get there when bathroom screen door is open. Room was extremely dirty- thick layers of dust covering furniture, blinds- seems like the room wasn't cleaned properly in years. Room service available on request only. NO AC- AC works on heat only, fan covered in dust is available in the room. Beautiful view from the balcony, nice beach, ok food.

It was a short 2 night family vacation and Seascape turned out to be the perfect choice. The location is 10/10, beautiful ocean views, access to three pools, and foliage filled trails to explore. The beach is a short walk down but the golf cart service for drop off and pickup is awesome. All in all a great place to stay.

Beautiful resort facing calm seas with amazing sunset views and moon lit nights. Very clean, inviting and spacious accommodations. Modern kitchens and cozy fireplaces. Each bedroom had its on bathroom with a powder room on the first floor.

This place was incredible. We were so pleased with the Layout of the room, the 2 balconies and 3 bathrooms. The view was gorgeous and the beach was all ours. Definitely recommend! We had a king bed for us, 9 yr old had her own room, 13 yr old had the entire main floor using the pull out couch.

Beautiful resort! Probably the best views in the bay area. But, the rooms are a bit dated and the service was lacking. House keeping is by request only and we weren't told that when we checked in. Even after requesting it, the room was only cleaned 2 out of the 4 times we asked. There is a restaurant at the resort as well, so we ordered room service for dinner one evening. $90 for an overcooked burger with no toppings, and a warm Caesar salad. The mini fridge in the room also wasn't working correctly, so everything we had in there froze, even on the lowest cool setting. Problems aside this resort is very beautiful and the staff is very friendly! Will return to stay again, just won't order room service or rely on housekeeping as much.

We went for Mother's Day and last year they had a bunch of cool events including one for the kids. We were expecting something like that again but they had less events and none were kid friendly, so that was disappointing as well. We also had the Mother's Day brunch this time at 2pm instead of earlier and it was not great. The food was not fresh and the clam chowder was cold and I had to ask for a bowl for it because they were not replenished. Our server did not bring us utensils until I asked twice and I had to ask for a high chair twice as well. The service was really lacking. We love the area and will probably be back, but I hope the experience is better next time with the service and staff.
