The location was reasonable from downtown Dallas and surrounded by food gas and grocery. The elevators would smell bad almost the entirety of our stay. The rooms were dusty and could’ve been more clean.

So when we arrive Thursday afternoon could not check in until 3 pm cause there system was down and there was no one at the hotel that should been my sign to check out . So we we stay so we wake up Friday morning to some type of bug crawling on our sink in the bathroom so I go to front desk ask for a new room and we get it , but to top it off the air conditioner doesn’t work so we check our that hotel . This was a nightmare

The best part of my experience was sleeping there. I know that may sound very simple but it is something that i haven't experienced in awhile at a hotel. It is very important for me to bring my own pillows because 9/10 now matter how nice the hotel, comfy pillows arent not a usual thing to spring for, its usually art, space, and furniture in the room. there were 4 pillows that were designed for comfort and i found myself truly rested and that holds high value for someone like myself. Coming in close second is a decent breakfast thats included and Mainstay provided both. ANY time i am in Dallas, i will find this hotel to come back to!! If i had anything bad to say which is hard because i dont want to leave anyone with a bad impression this happened but the door to the bathroom is a sliding door so it closes but it has a very small gap still so it didnt close COMPLETELY but that wasnt the problem. My husband and i were rooming together so we dont close the door much, in this case of taking a shower together we had the door open and on and the steam from the hot water filled the room and the fire alar went off and continued to go off for awhile (until my husband could get dressed and go downstairs to notify the staff the alarm was going off) The sleep i experienced was so great even with the alarm going off, this hotel could do no wrong!)

Breakfast was cold and terrible. Sausage looked disgusting and was wet, somehow? Room was locked when we got there so they gave us a rubber band to keep it from happening again.

Once again, happy to stay here while I was visiting for a concert at Toyota Music Factory. The location is great and the breakfast is also delicious and very filling.

We booked a suite with 2 queens and a couch. Upon arrival, we were told there were none available in the category we booked and the only option for our nonrefundable stay was a sleep in bed at their adjacent sister hotel with only 2 queen beds. I was irritated because I paid more and in an area we weren't staying around because it had the sofa.

I made my reservation via hotels.com and paid in advance for a suite for one night. Upon arrival to the property, the clerk didn't recognize my paid reservation so i have to pay again. At the end i was charged twice for the room. The clerk had a very bad attitude. Terrible customer service. The hotel is going down the hill. The hallways have smelly stains everywhere. It looks super dirty. We found leftovers in the microwave too. Don't stay here, worst hotel experience.

Great when you first opened. However, since then the cleaning has not been optimal in regarded to furniture, tables and floor. Bed sheets looked new but we never removed sheets to see matress. Work on more detailed cleaning and you can be back to 5 stars.

We found this hotel last year dor when we come up for concerts or anything in the Dallas area. Absolutely perfect! The staff is exceptionally kind and helpful. The facility and rooms are always immaculate. Safe and no worries about your vehicle or parking lot/ area. We will back again!

Facility was definitely nice….my boyfriend enjoyed the breakfast The room was decent the only thing that I had a problem with was the bathroom!!!!! Breakfast was appreciated! The attendant caring to replenish food items was very nice, spoke with a Smile and was friendly. Staff did accommodate our requests as a whole. Better communication between the staff, we had a small inconvenience- but it was taken care of. All worked out.

This hotel exceeded all expectaions. The lobby, halls, elevator, and room were spotless. There was a nice, clean scent all over the hotel, and the staff was courteous and helpful. I will book with this hotel again, and at the cost, I'll be staying longer.

The property was decent, the staff was very friendly. The only complaint is the bathroom floor needed to be swept well and mopped; the furniture just needed to be wiped down, nothing too serious. The could stand to have someone keep the parking lot swept also. Other than that, it was a decent stay.

Unfortunately some other patrons of the hotel were smoking marijuana both outside in feont of the facility and also you could smell it in some of the hallways. Our room smelled musty when we checked in but management was able to change our rooms.

Worked out great, clean, friendly and efficient staff, basic complementary continental breakfast. Comfortable beds, great pillows. Stayed for four days for a hockey tournament, the refrigerator, microwave, and free breakfast saved us a lot of money.

When we arrived to the room there was an old plate of food in the fridge & neither lights in the kitchen worked. Tv kept skipping like it didn’t have signal!

From the outside it looks clean. But once you go in, it has a strong odor, the floors were dirty. The odor smell got stronger once we went up to our room. The hallway floors were dirty and the strong smell.

The room we received (104) was super humid. This made it uncomfortable especially at night. The ac was cold but was not removing the humidity. The shower leaked water into the bathroom floor & the bathroom door rail came off periodically which caused us to trip. On a positive note the room was clean and spacious.

The cleanliness of the room was below expectations. The bathroom features a sliding barn-style door with significant gaps on either side, offering virtually no privacy. Basic amenities were missing. There was no shampoo provided, water pressure in the shower was extremely low, and the towels were rough and uncomfortable. Additionally, there were no sheets or blankets available for the pull-out bed. Only one elevator was operational during our stay, causing delays. The continental breakfast was minimal and disappointing. Given the number of alternative accommodations in the area, I would not choose to stay here again.

Got there noticed the room couch and floor full of stains, bathroom dusty like they just rinse off stuff and leave , beds looked like they were used and just made had to request new sheets. Noticed hair and dirt on the bed sheets, but staff was helpful to get it fixed but wouldn’t stay here again unless u really need to

I have no idea how this hotel has the positive reviews it does. We waited 20 minutes to check in; got stuck in a room that had stains on the sheets, walls, and shower; the bathroom door didn't close all the way; the toilet paper holder was laying on the sink next to the toilet paper; and it was 78 degrees in our room. We did finally get the AC to work and the breakfast spread was decent, but honestly, that's the most positive thing I can say about this place. There was also a very sweet woman working the breakfast that deserves a raise.

The atmosphere when u walked in was welcoming! Had a very good smell to....unlike other hotels that smell like old carpet! Rooms were a great size, breakfast was good! All was great!

Dirty room - black hair in the bathroom and shower, dirty microwave, stained carpet, and sticky TV remote. The air conditioner started smelling like something was burning when turned on and the breakfast was mushy eggs and greasy mystery meat.

This place was just a stop over before our flight! Oh my goodness it was the most disgustingly dirty place we’ve ever been.

My room was Dirty. My beds were full of hair. They had to come clean the room while I was in there already. Instead of giving me a different room. The floors had not been cleaned. The toilet was dirty. Carpets need to be cleaned. Tv doesn't have any app movies to watch. Not Netflix Disney and connect to anything. For it being a long stay hotel. They should have at least better tv programs. Since they have no pool.

I stayed here multiple times prior to my last visit. I wasn’t pleased at all this time. Upon walking in the room the floor was so dirty from not being swept and mopped. The countertops had crumbs and was dusty. The bathroom floor wasn’t swept or mopped. There was hair all over the floors. The bed had hair. I go downstairs to complain they move me to another room it’s the same issue the room was partially cleaned. So I was like I’ll just keep the room I have. As we went to shower the curtain had hair the tub floor had hair and the shelf had hair and open bar of soap that someone had already used. This by far was my worst visit ever. I don’t think I’ll ever book here again. Especially being that they allowed me to utilize the room and not find me something more clean. Definitely was a waste of money.

The best thing about this property was the convenience to downtown Dallas. The inconvenience was room service did not come in and clean the room every day also when calling down to the front desk, there was no answer.

There was rarely an employee behind the counter to check in, or ask any questions, or pay for the snacks they sold. In order to get their attention, you had to yell to the back room, and sometimes somebody would come out. At one point, I saw six people waiting to check in the lobby, and there was nobody behind the counter. They only clean the rooms on Mondays and Fridays, and the cleaning staff did not speak or understand a word of English. The same breakfast every morning, the eggs were at best warm and was loaded with salt, and the sausage was undercooked. One of the elevators did not work for the entire 6 days I was there.I would not recommend this hotel, and I would never stay there again. I checked out this morning and could not get a receipt because there was nobody behind the counter and contacting them by email they do not respond.

We had a great stay at the hotel. It was not in the best part of Irving but we had no troubles! I would definitely recommend it.

Staff took forever to check me in. Checked me into an already occupied room then questioned me multiple times doubting that they did before finally giving me an empty room. Weird.

Checking in took a little longer then I thought it should of. Desk guy was on the phone with somebody while I was checking in. The room was really nice, had everything I needed and was very comfortable. The area is not great but if you are a man doing a solo trip then it shouldn't be a problem.

I stayed here overnight after going to King Spa. I had very low expectations, but it was not bad. They did the best with what they had. The room was clean and I was able to order really good Korean food late at night from Door Dash. They had a very basic free breakfast. I made waffles and went back to my room and took a quick nap. The bed was top notch.

I liked the quietness

This property was in a sketchy area, and I felt unsafe to stay at the hotel and didnt end up staying there. The walls were thin. I checked in late so I didnt expect the desk to be attended to right away but I waited there for 20 minutes to check in. In addition the elevators were an issue. One was broken and the other had some substance spilled in it and not cleaned and it smelled. The room was fine and spacious but do to feeling uneasy and thin walls my friend and I decided it was in our best interest to not stay there as she claims she was followed back to our room and 2 men knocked on the door. I tried calling the next morning multiple times to update them and say I wasnt there to check out and wouldnt be returning and never got a call back. Maybe I am dramatic but as a young woman I didnt feel comfortable staying in this hotel, just strange ghetto vibes.

I can't recall the receptionist's name, but I think his first initial was B. Mr. B was very pleasant and friendly during check-in, taking the time to explain everything thoroughly.

Parking lot is well lit (Free) and lobby was clean. The room was good for the price. Small fridge ( not the minis) full size microwave, everything you would need to an extended stay. I extended another day and told the front desk who took all my info and ran my cc again. I requested my room not get room service. Front desk agreed but all the pros end there. That night and next day People were standing outside smoking to INCLUDE the staff even with a sign posted. When I got back my luggage was not in my room nor was my food in the fridge. After waiting for almost an hour I finally get my luggage back and was told they would compensate me with a free night and extra points. Never happened. Hotel should change their protocols and actually INQUIRE when they see someone’s belongings still in the room. Hotel NEVER tried contacting me to make sure everything was okay. A simple phone call to me or actually looking in the system would have avoided all of this. I was told the GM would call me. That never happened either. I would not recommend this hotel to anyone!!

Very cleaned and well maintained hotel. Only issue I had was there there were no pans to cook nor utensils to eat with which is counterproductive to having a kitchenette in your room. Not sure if this was just my room or the standard to be honest as I brought paper plates and plastic utensils just to be on the safe side along with a frying pan. The location is not very convenient either as it is in the middle of a part of Dallas that does not really have much surrounding it so you will definitely need a car to get around for any reason at all. Some local restaurants on the street itself but nothing that really caught my eye. For the price we paid, it wasn't bad at all and did what we needed it to do so no real complaints.

We came from a horrible hotel/motel before this and this was a breath of fresh air. Everyone was so nice and accommodating and the place was so clean and put together.

Had a layover in Dallas and had to find a hotel. Was happily surprised. Front desk was helpful. Clean room. And a basic breakfast. Conveniently located next to a Korean grocery and other businesses.

Everything was great except the bathroom door design. Closed it leaves a large gap that can easily be seen thru.

I’ll stay here every time I’m close by. Clean, cool, and good for the budget.

Hotel was conveniently located off the highway. Room and beds were comfortable and clean. Sheets and towels were clean. Enough space to put away luggage. Kitchen was convenient but not stocked. For more towels, kitchen items, shampoo and bedding you have to ask front desk. Front desk often has no one attending and there is no bell. So lots of waiting. Breakfast was pretty good for this type of hotel and plenty seats and very clean. Bathroom door does not completely close so there is ZERO privacy. If it wasn’t for the bathroom door I would give higher rating.

This hotel is all you need for a perfect short stay! The room is really clean ! The only little thing is just the subtle smell of old, but i'm sure a strong deodorizer will do the trick ! Aside from that I had a wonderful night !

The place was good and the breakfast was good. We enjoyed the belgium waffles -- glad there were 2 waffle makers. Loved the organic teas and hot water for coffee. Wish there was raw sugar to go with teas. The room was nice, but the table was not clean when we got there. Also I assumed there would be room service and there was not for Saturday. They did provide extra towels though. We enjoyed the stay but some things could have made it 5 stars. The TV did not change channels...

I had to request for more towels and to have my trash emptied several times before they finally came the next day. The elevators always smelled like eggs. The sheets were stained

1st thing you need to be aware of is the entrance. It’s really odd and narrow. It sits right off the freeway and has Jack in the box, McDonalds and Wendy’s within a 1/2 mile. Others are available as well. They have a Continental Breakfast with the normal waffles, eggs, sausage, cereal & toast. It was pretty good. The service at the hotel is really good. The rooms were clean, quiet & very comfortable. They have a fridge, microwave and stove! If you want utensils they need to be checked out at the front desk. That brings me to the charge they take when you check in and is the reason I have rated lower than 5 stars. When you take an amount for stuff like incidentals, but you don’t let them use the money for incidentals, what the hell is the money being charged as a purchase on my card & they say up to 10 business days to be refunded. This is shady & out of all the hotels I have booked ver stayed at, this is the 1st time I have had them charge my card as a PURCHASE! I will be researching this further as I feel this is an opportunity for people to forget to follow up & the hotel doesn’t follow through with the refund so it’s pure profit! If you say you need a card for incidentals, but don’t let the customer use it for incidentals, THATS FRAUD! There is no way it should ever take over a 1/2 a month to refund money that should never have been charged. Will definitely be reporting this. This hotel took an awesome stay & turned it into something shady. Do better!

Staff who checked us in was incompetent. Booked a room with a kitchen, said it came with utensils, dishes, coffee maker etc...it came with nothing. Called down and asked and he said "people bring dirt into rooms so they take it out, you have to request it back". Bathtub had no stopper so couldnt use the tub to take a bath. Called down(same guy who checked us in) came up, took picture and then said maintenence isnt there tonight so he would have it fixed for our second night. Came back after another long day and it wasn't fixed. My husband went down to speak to them and they stated there weren't any notes in the system so they didnt know anything about what was going on! Our towels were dirty, there was a dirty one wadded up and shoved down behind our toilet. We had only a little less than a 1/2 roll of toilet paper when we checked in(I didnt bother to check for more because there are always more under the sink) but nope that was all we got! We were supposed to come back and stay again before we left and i cancelled thst right away and booked somewhere else.

No eating options within walking distance. Or they closed at 9 o’clock.

I treat myself every few months to the spa next door and I like to stay here for the convenience. The staff are generally friendly and attentive, the rooms have always been clean, area is quiet enough, and walkability to nearby restaurants is pretty good.

The hotel was easy to get to but the driveway entrance is very awkward. Something they cannot control, but be alert!! Check-in was smooth and easy. They may ask what hotel you are staying at because the building has more than one. Not a trick question and they are not being unaware of your reservation. Room was clean, beds were very comfortable. Thin towels and one small bottle of shampoo. No lotion, no creme rinse. They do offer these things at the front desk free of charge if you forget yours or need more. Breakfast was the standard hot breakfast. The sausage patties were not very good, but they never are in hotels that use the same vendor. The eggs were good and the bacon had an excellent flavor. Coffee not good!! :^)

The room was large and spacious and had two chairs at a large desk which is rarely the case. It all was fresh and new. We got very little rest because of a loud woman next door, a screaming child, and a fight a few doors down. The noise went on for over an hour. But the thing that will keep me from ever staying there again is the bathroom door. It not only doesn’t lock, it is a sliding “barn” door that when closed has a one inch gap on both sides of the door! Zero privacy and it’s right there at the kitchen area where you are preparing food! Pretty gross! For all these reasons we cut our trip short and went home early. And while I’m ranting, whoever came up with the idea that a flat piece of plastic is any kind of a soap dish?? Soapy water runs off everywhere!

The area seemed less than desirable. There was a lot of foot traffic and non-housed people in the near vicinity. The hotel is modern and had all the amenities we required. Check in was perfunctory, but the front counter staff were friendly when engaged upon other departures and returns. Recommendations for restaurants and directions were not available, so we had to venture out without guidance. The room was clean and comfortable. The towels were stained. The breakfast service area was well stocked and maintained, yet horribly crowded as it is a small space. The eggs, sausage, and bacon seemed under cooked. Several tables and chairs were wobbly. There appeared to be only one trash can available, though it was emptied before it overflowed.
