Room was great for the price. Bed was comfortable and room was clean. Staff was available as we arrived late and we were able to check in without issue.

Good for a quick overnight, place really can use updates but room was clean did have an “old smell”

The room was very clean. The only unfortunate comment we have is that our bed and pillows were quite hard. It suited our needs for a one night stay though. Everything worked as it should.

The owners are so nice & accommodating. I'm disabled and use a walker. They helped me with my luggage & even bring morning coffee ☕ to my room. And the price is unbeatable. 👍

Place was clean and quiet, but overpriced due to lack of competition. Very spartan room and tiny bathroom. Did have fridge and microwave. Needs luggage stands. No breakfast.

When I entered the room it was warm and muggy. They could have cooled it off knowing it works be occupied that day.

My second time here. It’s basic, no frills accommodations. Pricey for what it is. The previous night I stayed in a huge, well appointed suite with a living room, multiple tv’s, etc. with an impressive breakfast spread for $25 less for the night.

Priced a little high for what you get.

Rundown. Bathroom sink porcelain leaking off, towel rack coming loose from wall. Bedspread looked like in hadn’t been washed since 1993.

Room has a microwave and mini fridge freezer. Updates to the room would make it more appealing but it has all you need.

Comfortable. The room had everything needed for a comfortable stay. Curtains covering the window block out all the light, and window opened for fresh air. Cable TV choices were good, ice available, check-out was fast. An excellent bargain.

This property was near all the places I needed to visit. The room was cleaned everyday and the price was reasonable.

When you arrive and have to be buzzed into the lobby, you kinda know what to expect. Two positives were good quality toilet paper and a fridge with an actual freezer. Beyond that, no breakfast. Very run down. Just low end. Not sure why it’s rated so high. Better options for a little more money.

Clean, big room, wifi good, desk, comfortable. Very pleased. Bathroom obviously older, but well maintained. Mini frig and microwave clean and working well. Never turned the tv on. Would definitely stay here again.

Stay was very good. Hotel was close to mall and restaurants. Clean and comfortable. Bath towels were smaller than we are used to and no suitcase stand, otherwise everything was great. Price was a little higher than other hotels in the area, but reviews were better.

Clear pride in the property. Decor is simple, bed is comfortable. Room was dated but clean and had what we needed. A/C unit was a bit loud, but that was the only “issue” with the room - not a big deal, but I appreciated having my earplugs.

It's an older motel. A little worn around the edges. Clean, Quiet. Staff was nice. The only issue I had was with fragrance. I don't know if it was air freshener, carpet cleaner or what, but it was excessive. Not an unpleasant small at all, just a lot of it

Just a nice place to sleep. Clean, but not the most pleasant smelling. Also, when checking in I think they should tell you about how to use the thermostat.

The reviews I read before my stay were mostly positive and accurate. The staff were friendly, the room was very clean and comfortable and the price was reasonable. The best thing you can say about a motel is that I would stay there again when in that area.

Agree with other reviewers that the rooms are exceptionally clean. The front desk and house staff are friendly and helpful, and the place was quiet. The tidy, well-kept motel sits conveniently between Chakura Sushi & Bar (which was excellent), and a Thai place. Other restaurants and pizza places are also an easy stroll away. Overall an especially great value. Highly recommended!

The Fairport Budget Inn sign is too small to be noticed when driving on a 4-lane road. I passed it a couple times. When I turned on the water in the shower it came out a brown color initially and then cleared up. I got the impression this room was not used in awhile. The desk asked if I would accept a Queen vs King bed and gave my o.k. but there was no offer to compensate. I didn't need a king size bed but accepting the Inn's request meant I ended up with a lesser used room based on water color.

Good spot to use as a base for a few days. Easy access to both Rochester and The Finger Lakes area.

Everything was fine with our room. The bed was comfortable and the sheets were soft. The bathroom was updated and very clean. We arrived quite late due to the horrible weather, but the host was gracious to us nonetheless. We left early in the morning so we didn't sample breakfast.

It's located next to a Sushi restaurant. Out side there is a definite fish smell

Convenient location and good staff. But we didn't like the Air conditioner and lighs. AC kept shutting down all night and didn't come back on, room was too hot. No option for guest to change AC settings . We didn't get any sleep. Lighting is not sufficient and flickers.

The room was very clean. Hotel is easy access to restaurants, stores, etc. We were very happy with our 2 night stay here and would recommend.

Location was perfect for what we were looking for. If there was any complaint it would be that the cleaner they use was a little over bearing. We had to leave the door and window open for awhile to try and calm the smell. Once you got used to it, it was all good. We plan on staying again

It was exactly what I would have hoped for and expected from this kind of no frills, budget motel. We were pleasantly surprised by the level of cleanliness and comfort. The staff was helpful and accommodating. We came with our dog and were pleased with her ability to stay as well. Would stay again.

A very clean and nicely decorated place. Priced OK for the area - Rochester runs high, especially the East side.

Inn was fine, although a bit aged. Room was cramped and not designed for a king sized bed, same for the bathroom although it was poorly designed since the place was built. Staff friendly and the room was clean. All in all for the price it was nice

More expensive than other hôtels with better facilitees

Good, clean room for an overnight stay. Would have been nice to have easy access to ice. Would have been nice to have coffee maker in room.

The room however was too small for the size of the size of the furniture. I really missed have a bench to put my suitcase on though there was a rack for clothes, & the exhaust fan for the bath room way too loud, basically I got what I paid for. I stayed 5 nights the size didn't;t allow for some of the work I needed to do.

Well lit outside. Parking space right outside the room. I got a spot right next to the office. Nice, simple room & ample towels. Would stay again.

Economical and clean

Very dated, broken or non-working appliances in the room. Very small rooms, subpar bathroom. Not sure who rates these hotels but I’d give it a 1-star and a rating of a 4.5/10

I occupied #12 for two nights. While interior surfaces seemed clean, the unit had an odd smell, perhaps from prior water damage. I appreciated the large comfortable bed in a fully non-smoking room. The small refrigerator was perfect for chilling cider and NY apples purchased upon arrival. Although the unit contained a TV, the remote control only worked intermittently (perhaps a battery issue?). Instead, I watched shows via my iPad. As my unit was close to the road, I got road noise as well as commotion from the carwash next door; units towards the back of the property would not have these issues.

Hotel is dated but very well kept, clean and comfortable. It is an old motel style building with separate entrance for each room and parking I front of the room which is very convenient as we have dogs. The location is quiet with minimal road noise. We stayed here twice and will again.

The place was safe, clean, and located in a good area. For the price, it was much better than most other low-cost lodgings in which I have stayed in the Rochester area.

Very nice for a one night stay! Appreciated the ease of check-in and the microwave and TV. Food is a bit of a drive away. Didn’t notice an ice machine or a vending machine. Towel rack fell off the wall. But overall, fine for a night of sleeping.

The room and bedding was exceptionally clean. Not a fancy room but I would definitely stay there again. Room had all the amenities that were listed on line. Nice stay.

The only encounter we had with staff was at checkin but they were friendly and professional.

The room & bathroom are quite dated. Everything worked & the rooms were clean. The beds were very comfortable. Air conditioner worked well. The room was quiet. Manager very nice and helpful. A good choice if you don’t mind dated.

The bed was comfortable, room was clean. The room was 55 degrees in the middle of winter. They intentionally leave the heat crazy low to save money, and instruct you to turn it on when you check in! So it took several hours for the room to even be comfortable, it was past 2 am before the room was warm enough to take my coat off - inside my hotel room!

It was the old style motel, where you park right in front of your room. No lugging your bags down a 1000-yard hall. And no elevator or hallway noise!
