Maybe my standards aren't as high as others' because I can overlook small "messes" in a room that has been cleaned. There was a dead bug on the floor - it could have died there after the room was cleaned. Also there was a strand of hair and a small piece of yard debris on the bathroom floor that had been left after being mopped over and left behind by said mop. But my biggest complaint about the room itself was that there were no clothes hangers and no towel racks or hooks. Plus, I was a little disappointed that there was no coffee pot and coffee in the room. However, the refrigerator was nice and roomy with a good sized freezer on top (sorry about the mess I left behind when I put my wet ice packs in the freezer to refreeze).

The AC works well. However, the rooms are very basic. No dresser/hanger. No toiletries, only a piece of soap bar. Dirty floors, and the room smells very badly. Overall, poor amenities. I did not want to write the negatives, but I think it will help the management. The hotel management can improve this situation if they are willing to with no or a very few fixes/costs.

The only thing that is wirth coming back are clean rooms with comfortable memory foam beds and nice frint desk staff.

Someone tried kicking in my door late at night.

It was clean and fine to sleep, but it smelled way too much like cleaner or air freshener. I had a headache. Other that that, it was what I expected.

I had an extremely disappointing stay at this hotel. I specifically booked a room with two beds, as we were two people traveling together. However, upon check-in, we were given a room with only one bed. When we raised this issue with the front desk, they reassigned us to another room, but the new room had a strong smell of cigarette smoke, which made it impossible to stay in. After returning to the front desk yet again, we were told there were no other rooms with two beds available. In the end, we were forced to stay in a single-bed room, which meant one of us had no proper place to rest. This completely ruined our stay. The lack of attention to detail, poor room conditions, and inability to resolve our problem were unacceptable. I would not recommend this hotel to anyone looking for a comfortable and hassle-free experience.

It is located near businesses and Fresno state. Other tenants were noisy and it smelled like cigarettes and marijuana. Other tenants also tend to watch those coming in and out of their rooms.

Decent place for the price. There are always people hanging around by the cars at night which gets me a little nervous. As long as you don't bother them, they won't bother you. If you're an anxious person, this place aint for you!

The room was very cramped, fridge was not plugged (so not cold when we got there) in but did work eventually, but otherwise the room was fine. Microwave worked. Beds were pretty comfortable and shower worked fine.

This was my first time staying at University Inn. I was impressed and the price was reasonable. I plan to book it again next time when I'm in town if they keep up this quality.

This is an old building in central California across the street from Fresno State University. You're not able to check in until 3:00 nor will this hotel take bags. It's a bit run down. It's a bit of a maze to get around the hotel with certain doors locked and on third doors unlocked getting back in. It's a bit eerie this hotel.

Like it’s advertised, a no frills hotel and the price was right. It was clean, quiet & convenient. Walking Distance to the Savemart Center where we were going for a concert. No coffee, and no closet. We would stay there again.

So mad about my stay. Lady said that i needed to wait for my deposit until room was checked and then 10 mins later said my towel was a little dirty so that they normally would keep deposit. I am so frustrated about that my towel was not a little dirty .and I can’t believe how they are are over a towel that could be washed. Makes me so upset and not want to ever to use hotels.com again and I use every weekend. I will definitely not go back to hotel or refer anyone.

We reserved a room and they wouldn't honor it made us double book and pay twice. Said its not theyre problem. Never will go back. Lying and very rude

The first room they put me had insects crawling on the wall and the night stand. The second night they moved me to a room that was ok. The internet is so slow it is a waste of time. Nothing about the place felt clean.

The shower's curtain was too high, so it floods the entire bathroom. The bathroom door was not safely attached and it was wet in the bottom from previous flooding. The toilet seat was lose.

ThI location is good because it’s right across save mart. However, the hotel would benefit from working on its exterior and also updating some stuff in rooms. For one night, it was fine.

The lady checking guests in was not the friendliest. She was not very inviting. The room was clean. The walls must be very thin because at 3 in the morning we could hear the people’s conversation next door like if they were in the room with us.

I have stayed here previously.My only complaint would still be the front desk attitude which is not gracious or even friendly. This has been every time I've come here despite who is waiting on me. I like the convenient location and it's cleanliness. Starbucks is right next door as is restaurants, a liquor store, ATM and bus stop at curb. The rooms are always immaculate. The bath towels are luxurious. The sheets are so soft and that's a huge plus with sensitive skin. The bed, the mattress is so comfortable it must be gel. The oversized pillows are squeezable and just the perfect amount of firm. The shower is beautifully tiled but, can be slippery so, if you have a balance issue please note that currently there is no handicap rack to hold on to. There is a small frig n microwave in this room but the other room I was in previously had a beautiful full size red vintage model and the room was tastefully decorated. This room is the same rdless, this is a pleasant place to stay. The prices do fluctuate however on a daily basis.price but is simply decorated. It seems the east side of this motel has more action going on. In the back and upstairs I hardly heard anything. Rega

There was no iron or blow dryer. Mattress was just on top of a board so it slid all over the place. Tv was crooked on the wall and it smelled like smoke even though it said mom smoking.

Room was clean and recently remodeled. Room did not have any strange odors. Nice refrigerator and microwave. Beds were comfortable. Outside lawn was pretty bad, but that didn’t bother us. Location is very good. Night security guard in the parking lot was good.

Appreciate the staff for quickly giving me a another room when I complained about the street noise. Overall, it is a reasonably good place to stay. Not fancy but clean. Enough space for parking. While it’s next to a major road, there isn’t a lot of people traffic.

The only positive thing I can truly say that it was convenient for the save mart center. They had absolutely no toiletries, had to go ask for everything at the front desk. The staff aside from the cleaning lady were mean.

Needs better customer service! And enforce rules after certain hours of the day! There were a lot of people up and down the stairs & lots of noise upstairs until 2ish AM. Horrible night, did not get a good night's rest. Disappointed because rules were told at check in and we signed agreeing to those rules but yet others did not obey them. I highly suggest enforcing the rules & security personnel to ensure that parties and people are under control.

Les chambres ok, mais il tourne les coins ronds pour le menage. Les agents de sécurités doivent demander aux filles de joie d’aller plus loin…

The first room that we had smelled like urine. Just overwhelmed by the smell as soon as we walked in. They were nice enough to switch rooms but the second room was not clean and found hair and shower was dirty.

Talked to front desk through bank-like glass shield. No soap or shampoo in room. After complaint, front gave me two soap, but told me shampoo “ran out”. No breakfast. In addition, this neighborhood seems to have safety issue. Parking lot close gates at night, front desk security, security patrols at night etc…..
