Location was super convenient to the beach and boardwalk. Property itself is a bit old. Interiors were kind of refurbished but needs more. For the price, it was a good stay.

At check-in, there was only one employee handling both the front desk and the convenience store. Before arriving, I had contacted the property about parking and was told it would cost $18, but upon arrival I was informed there was no availability at all. I had to park on the street and pay a high additional cost. Considering the property has several buildings and many rooms, the parking capacity is clearly insufficient for the number of guests. The pool areas are very basic and poorly maintained. Groups of guests often take over the spaces, playing loud music without any supervision or rules, making it difficult for others to relax or enjoy the facilities. There are also shared seating areas directly outside the rooms, but again there seems to be no control or quiet-hour enforcement. Outside my room, a group was playing loud music at 2 a.m. I called the front desk twice and was told they could not do anything or ask the guests to leave the area, despite the disturbance. Overall, the property feels poorly managed. Several buildings appear to depend on a single front desk employee, and there is a noticeable lack of organization, maintenance, and guest supervision. If the only thing you want is a place on or very near the beach for a cheap price then this place is for you. But my complaints about this place are really just directed at the management. First off they own many small hotels in the area but the check in for all of the hotels happens at one location. Which means your trip starts with waiting in line for an hour at 89 degrees in the hot sun. Why wouldn't they stagger the check in and check out times to solve this? Secondly they have rooms with a kitchenette but there were no dishes in the room. You have to go to the office and get a box that has 2 forks,2 plates,2 cups, 1 pan,etc. Why??? On check out day we received an email at 8 in the morning. When I went to pack the car at 10 am I found out my room key no longer worked. I had to go to the main office and tell them to turn it back on. I was told that we didn't respond to their email so they assumed we left. Why doesn't 11 o'clock checkout mean 11??? But on the good side the pools were clean and it is steps from the beach/boardwalk.

Our room lacked a working safe or breakfast as advertised. We were on the first floor and the window to our bathroom did not lock and slide up with ease. Do not recommend for female travellers but the beach was lovely.

The door wasnt closing or opening properly. The kitchen was full of dust. They have this policy that room service is only after 3 days of stay, however you can have it upon request. And yet, the staff argued that the 3 days didnt pass yet so we cannot have it. Also, there was mold all over the ceiling in the bathroom.

Hotel Location is excellent. However, the room was not that clean. The room description is not clear to me, because it mentions patio/Barandha in the room description. But I did not find a patio attached to my room. Pool access was not easy.

Nice view They did not give us proper service. I stayed for 3 days nobody came in to clean our room at all those 3 days. i told one of the staff that i need my room cleaned she said okay shell get to it and she never did. This is not good service at all. Our room was filled with sand and nobody helped

Next to beach Overpriced, breakfast was a joke, got a parking ticket because staff did not explain you can’t park in street even after paying hotel for parking pass snd no spots available in hotel spits, and roaches in drawers.

Supposedly they will refund our money. I’ll believe it when I see it. Do not stay at the Sun Beach Inn….Never again will we stay here and never will I recommend annything through HBH rentals. Unfortunately Everything needed fixed or updated. The only good thing was the staff was trying their hardest. Put a damper on our trip! Spent an entire night awake, lights on music playing….petrified to sleep because we would see another rat because no one would answer our messages or calls at 1am!

Room was good. The check-in process was not up to par. With this specific company having multiple motels and only one office to check-in, check-out, make complaints, call, get ice. I loved the quaint, small hotels but there need to be more offices.

The place where you need to check in is not the same as the Inn. The check in building is in corner of Ocean Avenue and Oklahoma Ave. If you are not driving, you have to drag around your suitcases to get the keys then have to walk back to a different building. I booked Sun Beach Inn but was given a key to another building because I asked for a lower level because I have a large suitcase and a carry-on. The female staff during check in was very rude. I didn’t get her name. I simply needed to verify the building where i needed to go but she acted like I was inconveniencing her. I have hearing issues from combat but she made me feel like I was stupid. All she had to do was to explain it to me one more time. I had to walk one block with 2 suitcases. I booked this Inn because my flight was canceled. I had to drag my suitcases at 3 am to the checkout and had to walk back to the Inn because it’s the address I had for Uber instead of the office address. The room was okay. There was no end table or table lamp to set and charge your phone or a phone to call the front desk if you have issues. It was not worth my money. I would not recommend this place unless you have a car. This Location was good.

First, when we went to check in at 2:45 our room was not ready. This is the only hotel in the world, that i know of, that check in is after the day is over, after 4PM! So around 4 PM we go to check in, in hopes the room is ready, and the line to check in is so long it takes about an hour to check in! When we get to the room, no coffee. No cups for coffee. They charge 25 bucks to park your car! I used to enjoy staying at HBH, not anymore. I thought i was treated with rudeness, and i did not have a good experience staying here this time.

We specifically asked for 3 rooms at the sunbeach Inn and they put us in a totally different hotel and we were put next to an adjoining room and you could see light around the door and hear the people talking like they were standing right next to you. The hotel that we stayed in the floors were sandy and should have been vacuumed better.

I’m torn doing this review, was the room clean and updated, yes but no where to hang anything, no hangers no chairs to sit down except outside on the balcony. The balcony had an upstanding ocean view but metal chairs were jagged and rusty and got on my clothes. Pool chairs were similarly rusted and towel was necessary to sit on chair. Window Air conditioner was extremely noisy and varied its operation. I met many people outside who were confused on the location of the office check-in as this complex manages accommodations across 4 different streets. Thankfully Expedia had told us the exact location so no mix up at checkin. So in summary, clean, updated, friendly staff but I guess for the price a decent option.

The pros of this place were that we were able to check in early and there is the beach within steps. The cons are that the lineup to check in took over a hour. The room smelt like they were trying to cover up a bad smell so it was very musty. The pictures do not resemble what you really get. I believe we got one of the better rooms too. No ventilation in the shower. AC was very loud. When we went to checkout after asking if we could leave early in the morning we saw a sign that said they were gone for a bit and would return later. Had to run to the airport so this made it inconvenient. Staff were very friendly and accommodating. This place is just not worth the price.

Breakfast area needs a major refresh. Its very small and no hot breakfast like eggs or pancake etc. plus they shut off by 9:15am even on weekend with limited offerings. They charged for parking although it stated free parking online and a resort fee. we had to pay extra almost $50 of charges we were not expecting and place looks a little ghetto. they need to fix it up I think it was more pricey than what you actually get. the only thing going for it is the proximity to Hollywood beach which is right by it

Room was basic and beds were comfortable. Had a small kitchen but no cups/glasses, plates or cutlery etc. no venting in shower. Shower curtain kept falling down. Didn’t trust the lock on the door. But close to the beach which was beautiful!

The Wi-fi Internet connection was terrible. The modem for the entire Hollywood Beach Hotels would reset 5 or 6 times during the course of 2 hour movie. It was worse at night when I am sure there are more people using streaming services. I was there during the College Football playoffs and there was no access to ESPN, so I had to login to my home account in order to watch on my laptop. Poor quality internet led to interruptions and pixelating. The breakfast was cheap quality food. The orange juice was probably Sunny Delight. The room is small and crowded. When I went to check out on Saturday morning there was no one at the office as it was locked with a sign on the door saying someone would return at 8:30 am. No one returned. I went to the breakfast area and told them, and the breakfast lady said I could return my room keycards, which didn't work, and the actual key for the door to my room. I returned to the office area to tell the other people who were waiting that they could turn their keycards to the breakfast area.

We did not end up checking in, the area was super old, everything smelled like old furniture and weed. Unfriendly staff and area is not the best, there were drunk people sitting by the hotel. We had to go look for another hotel at 3am. My pregnant wife can not handle any smells like that hotel had. Pictures on the website do not match the actual hotel. Also be sure to pay extra “property fee” additionally to the price stated at the website. We needed to pay extra $95 for what?!?!? It is also terrible customer service, the guys never answer the phone even though it says 24/7 customer support. It took up 30 min to find the office, it is far away from the rooms. Do not recommend staying there. The only thing we need is a refund. Thank you.

Picture of the room I reserved had a sofa….NO SOFA! WiFi was spotty at best No counter in bathroom so no place to put clothes other than on the toilet or floor “Kitchen” had nothing included. Info in the room indicated all one had to do was ask the front desk. Nope! Room was so small there was no place to put luggage No bedside tables and no lamps. Light was only from ceiling. Breakfast area was so small that it was impossible to get food if it was crowded. DO NOT RECOMMEND!

The front desk staff were not friendly and, at times, came across as rude. They did not seem to care much about guests and appeared emotional rather than professional. I arrived early and understood that early check-in is not guaranteed, but the front desk did not even try to check whether any rooms were available and simply told me to come back at the regular check-in time. About 30 minutes after I checked in, someone knocked on my door. I did not answer, and the man opened the door himself. He said the front desk sent him to fix the faucet. He then went to the cabinet, turned on the water valve, and left. No one informed me ahead of time about any maintenance, and I was uncomfortable that someone entered the room without my permission. I also had no way to verify whether he was actually a hotel handyman. The room smelled strange. It had a funky, damp odor, similar to something not fully dried, almost moldy. The hotel seemed to use a lot of fragrance to cover it up, so the room smelled “good” and moldy at the same time, which was unpleasant. The only positive aspect of this hotel is the location. It is very close to the beach, with quick and easy access. There are also many good restaurants and stores nearby. The location is definitely a plus.

Room was very bare. There were no drawers to unpack your case and put your clothes away. The closet had four coat hangers. We had two bath towels, no bath mat or hand towels/face cloths, and nothing in the kitchenette. We had to walk a block to go and pick up a bankers box with a pan, two plates and cups etc. $20 down for each beach towel. The bathroom had a pedestal sink, and nowhere to put your personal items. They also charged me $25 a day to park! The great thing was that the building was only thirty yards from the beach.

I’m not sure if you’ll find a better deal on a decent room that is steps away from the ocean. The staff is super friendly and helpful. I just want to give special thanks to James, the manager on duty, and Matthew, the representative at the reception desk. I had to witness them getting borderline,verbally abused regarding something that was not their fault, and both kept their professionalism and courteousness intact through the whole situation. They deserve special recognition.

This booking is incredibly misleading. It claims a certain 'daily' rate for the room ($50 a night), then upcharges you $25 dollars a night extra once you get there for a 'resort fee' for a resort that does not exist. If you were going to pay nearly 50% more on the room rate thanks to the hidden 'resort fee' - you should absolutely look for a better property. This property is worth the original fee, but it is not worth the orignial room rate plus the resort fee, and for that price I would have booked a better property with a better breakfast.

I paid for a four day parking pass and parked directly in front of my room. Sometime in the middle of the night on Saturday/ Sunday my car was towed despite my paying for the parking. I had to pay $214 to get my car back . I put the pass in the mirror and never moved it. Despite 2 other cars being towed with similar stories they refused to believe my story. They also refused to help a confused elderly woman whose car was also towed and was traveling alone. I will never visit this hotel again that allows paying guests cars to be stolen right in front of their rooms.

Especially because we arrived at 1am in the morning to a place that I was not familiar with. Thank you for being there. We paid for parking and extended parking. Due to the popularity of the location, there were no HBH parking available Saturday night when I got back from a great time at the Casino (Yay!!!) and I got a parking Citation. :-P I will gladly stay with HBH again especially because of the location to the Boardwalk, Beach, Restaurants and Stores. :-)

Property was nice & clean. Only things I would complain about would be the housekeeping & the location. Food places were at least 10 minute walk from hotel. Housekeeping never showed up during our stay to replaces towels or restock toiletries. We had a roll of toilet paper for 2 days & the same towels as day 1. I stopped one of the housekeepers coming out of the building & asked for toilet paper & clean towels. Not sure of her name, but she said she would return with the items & she never did. We did not leave a tip due to the issue. Overall, I’d rate the place 8 of 10.

2. Room not cleaned – We stayed for four nights, and our room was not cleaned even once during our stay. 3. Included breakfast – The breakfast consisted of very cheap products and wasn’t suitable for small children. Some of the dairy items were close to being spoiled—they already had a noticeable smell while we were there. 4. Overall condition – The entire property seems to be poorly maintained. The only positive aspect was the location—it’s very close to the beach.

The water pressure is terrible in the shower and it takes a long time to get hot. The locarion is perfect as its close ro rhe beach and all the restairants and attractions. We did not have a car and walked to all the things we wanted robsee and do. It did say on expedia where i booked the room we would not pay until we left but that was not true. We had ro pay upon arrival. There is a 100.00 deposit which was indicated on the information that should be returned. Parking is not free at this location but is at others. Parking is minimal. There are no utensils, plates or other items in the kitchen (can opener, forks, cookware) but there is a small area ro cook. There was no hair dryer but they brought one upon request. They only clean the rooms every 3 days and when they came they did not clean and we had to request cleaning again. After 3 days the floors are covered in sand and you are out of towels and wash cloths. There are no beach towels or chairs in the rooms. And purchasing them is an expense. There is great entertainment at the local bars and they have a stage near Margaritaville where bands play in the evening.

The thing that bothered me the most was the fact that they use a cleaner that has a very intense smell. That permeated all my clothes, luggage and c pap machine. Imagine the smell of mold covered by an intense deodorizer. I spilled a little water on the floor and when I went to wipe it my paper towel was black.

The location and proximity to the beach is fantastic. The property itself isn’t great. The check in was slow, a lot of people waiting in line (we got in at about 11 pm, so I was surprised how slow the check in was.) Front desk staff were not very friendly, they seemed annoyed at the line of people. The room was pretty big, but really dated and kind of dingy. Couldn't turn on the tv, the sink faucet was barely functioning. The stairs to get up our room were super narrow and steep…difficult to get bags up them. The location really is good, but I don’t think I’d stay there again.

Building is in need of upgrades. Both kitchen faucet and bathroom faucet were broken. Quality of work and materials of prior upgrades were low quality. Beds were ok minus the cockroach. Breakfast provided was minimal and in small room congested access. Good beach crash pad but that's about it.

Property didn't match pictures, bed and TV were nice as well as kitchenette. The doors are old and don't seem extremely safe or reliable, windows are also very thin. Floor was sandy before we checked in and was very difficult to find our room. Heated pool is nice especially during the colder days. Cookware is not on hand, you have to request from front desk.

Use the address, which was the address for our room and we were dropped off there had to walk a block with our luggage to get to the front desk to then have to walk back to the same spot for our room. Very few plug-ins in the room, luckily there was a multi plug-in with a couple ports that was unplugged and didn’t work, the TV didn’t work, no phone to call the front desk, no one filled the ice container that was in the freezer empty with one ice cube, cute, comfortable.

The hotel is in a great location, but there are some drawbacks. Parking is limited, and the front desk staff couldn't provide a parking spot right away. One night, I experienced excessive noise from the room above me; despite calling the front desk, they were unable to resolve the issue. The noise continued until 3 a.m. Additionally, I was charged $20 for a towel that had makeup on it. Despite these issues, I would be willing to give this hotel another chance because of its prime location.

The photos and descriptions attached to the room you book are completely false advertising. The company owns about 20 hotels in Hollywood and we ended up being put in the Neptune and not Sun Beach Inn. We walked into our room to see it was nothing like the pictures or description and when we asked the front desk who was incredibly rude, she said the pictures were from different rooms and nobody has changed it. We asked for the room we booked and they said no unless we wanted to pay for it and denied a refund as well. The small kitchen included had absolutely no utensils or cooking tools. The only good thing about our stay is that it’s right on Broadwalk and it was clean enough to stay in. I Would not recommend and will never stay at any hotels this company owns again.

Had to pay for pool towels for their own pool. Not 1 hook for all the towels we had to dry We had 4 people staying in the room but the box of dishes they gave us was good for 2 people. Pools we not heated nor cleaned The bed was broke when we got there when we asked for maintenance and told them the problem they accused us of breaking it and the beds were extremely uncomfortable we paid hundreds of dollars and it was definitely not worth it and won't be going back

As soon as we arrived there was a long line and people were very angry. When it was my turn the front desk lady was extremely rude. As I asked her to please extend me the courtesy i have extended to you. She got more annoyed. They had an issue with the credit card machine, every person that was infront of me was getting angry because she was asking for cash only. By the time it was my turn she would say that i can not be checked in unless i pay the fees cash. I said i do not have cash. Then she pointed to a cash machine. I ask3d for my reservation to be cancel. She replied ok. Now I'mbeen charged for the whole trip. It was not my fault that they did not had credit card sorking. They refused to give me a room that was paid for. Do not stay here!!!!

I definitely do not recommend this hotel. The front desk staff were so rude. The property is very rundown and dirty. The continental breakfast was the worst I’ve ever had! Beautiful beach close by however.

The location of this hotel is the best thing about it. The facility looks outdated and rundown. Our room was clean, but poorly appointed. Had one overhead light on fan, and could not have fan on unless light was on, so no fan for sleeping. No bedside tables or lamps. Iron, but no ironing board. No hairdryer. Cheap, rough towels. Water leaking from air conditioner, which was a window AC in a hole in the wall. Water seeping upwards through the vinyl flooring. No towel racks in the bathroom. We were escaping the hurricane on the west coast, and they gouged us with a price of $500 per night! In addition we had to pay $20 a day for parking. Would not return here.

The WiFi didn’t work, the room was incredibly dirty with sandy everywhere, and cockroach. The staff was really bad, and not friendly at all! The location is the only good thing in this place. I definitely not recommend to no one to go! I needed to moved to another hotel because the conditions was impossible to stay.

The over all experience was ok. We only stayed one night. Staff was nice. The room, there was no way to control the air conditioner, it fell wet, moist in the room and bed was not comfortable, it was old me and my partner were sliding in the middle from the hole, since mattress was old. Would not return dues the the uncomfortable feeling, we both did not sleep well.

The rooms are suitable for the price but lacked cleanliness with the number of bugs found. Staff experience was hit or miss. Some were very helpful and made an effort to ensure a positive experience. Other staff lacked compassion and humility. Instead were argumentative and unhelpful. Recommend interacting with the morning shift for assistance.

Property is great but they hold on to your $100 deposit for almost a month!! I stayed for 1 night and they have not released the deposit. I’ve called, emailed, everything except physically drive back over there (because I live an hour away) trying to get my $100 back but nothing. No help and my credit card says they have not released the pending hold. Ridiculous!

Great experience from check in to check out . Clean and quiet room. Loved the courtyard. Perfect for eating, relaxing and doing my work. Location is perfect. Just off the Broadwalk.

The room was cheap ONLINE ,but when you reach the property you are faced with hidden fees ,like $100 desposit ,property tax $100 ,not to mention PARKING FEES $20 PER NIGHT "TERRIBLE" .In other hotels abroad and some local " THEY " DO NOT charge THEIR GUEST for " PARKING" at THEIR HOTEL .JUST SAD .I watch a lady with a young child from New York,CRYING because she had NO MORE MONEY to pay " DEPOSIT" and property tax at THIS HOTEL and the front desk people were VERY COLD HEARTED towards her and her young child and did NOTHING to assist her ,EVEN with a child at 1:0AM in the morning.Even after she showed the front desk people her booking online DID NOT mentioned ALL THOSE HIDDEN FEES.She literally had to beg for money from strangers to help her situation.And after getting CASH ,they front desk people told her they DON'T accept cash .JUST SAD ,COLD and INUMINE for a person to go through as a guest visiting THIS HOTEL for the first time and had a young child who needed to rest .The staff are COLD HEARTED and SLOW with the check in,and seems to Carter more differently to " THEIR " SPANISH SPEAKING people,which seems a bit racist to me
