Parking is easy. Clean , neat room.

Booked reservation through Expedia but there were no rooms available when I got there. At least a dozen people were in the lobby who also had reservations that could not be honored because they had no vacancy

Parking was adequate. Hotel needs a remodel. Furniture was marred up. Place smelled like curry and my room smelled like mothballs. Room was clean but beds a bit worn.

Room had no heat. The temperature when I checked in was 59 degrees and was supposed to get in the lower 40’s. But they had heat where you checked in at. I don’t understand how that is.

Staff was very friendly and accommodating. The room was exactly as expected.

They did not have any heater just gave me an extra blanket not credit nor reimburse or discount. They are not equipped nor have a tech to service anything plus no water

The "non smoking" room smelled of smoke, we asked for a replacement. The helpful desk clerk offered another room but it was just as bad. She sprayed our room, it helped but could still smell smoke in the shhets. There were no lamps on the end tables and towels were thin and scratchy.worthless worthless anvery thin and scratchy.

Mold on the shower curtain and towel is ripped.

In the hotel listing it said there was a restaurant and breakfast available which was one of the main reasons we booked. There was neither available. There was a Dennys about 15 minutes walk and that was about it.

Booked a room and was told there were no rooms when I got there. Then he randomly stopped me and asked for my ID, saying he now has a room. Well this “room” smelled like straight mold and the ac was broken in the middle of summer in Texas. I insistent wakes out and booked another hotel

The air conditioner seemed to be working but our room never cooled off so we asked for a fan and they did bring a box fan but it just was not the same as having a nice cold room. Also we only had two pillows on our queen size bed and they were very small pillows. I am aware that the room was cheap but still.. the staff was very nice though and accommodating

This was HORRIBLE! There were stains everywhere and MOTH BALLS in EVERY CORNER OF THE ROOM! It was the most awful place I have ever stayed. Does not look ANYTHING like the pictures!

Roach infested room, no utensiles, pots or cups of any kind. Dirty, smelly room, A/C didnt work. Murphys law was in full operations, Anything and everything was bad and wrong with this place. Unbearable smell, from front lobby to the room itself.

My room was clean and plenty of spots to park. Only issue is they put me upstairs room . Came back from dinner at 9 pm and they had like 10 rooms vacant down stairs.

Checked in got to room. Room was filthy and run down, smelled horrible, hot, and the bed sheets were obviously dirty with disgusting green stuff on them. Manager would not refund me. He offered another room which obviously if this one was so bad I cannot imagine the next one would be any better.

The room was not in good shape

It was very disappointing. Getting there and unfolding the sofa bed full of blood. It was disgusting. We ended up leaving around midnight and looking for another room.

No noise control, couldn’t sleep cause other people staying at the hotel were blasting their music. Moths in the hotel. Terrible part of town. Police staking out just outside the hotel. Wouldn’t recommend unless you’re desperate.

The only thing good about this hotel is it is really close by the airport. The rest are bad. The rooms smells marijuana and smoke. There are burns on the very thin blankets. There are not enough light for the room. The room AC is not turns on before we got to the room so it smells terrible. The owner of the hotel came in my room without knocking on the door at 6 am in the morning because he thought we left without checking out. so that was creepy. He claimed that he called our phone many times but we never hear any phone ring. The phone might not be working probably. The place is in the back of alley so not so good location. It is not the inn, more like a motel 6 type. There are cockroaches in the sink. I will never ever book this place again.

The place was dirty inside and outside. The room was dated (which was no a problem with me) but 2 of the 3 pillows had hair on them (not mine as I'm bald). It advertised on Hotels.com airport shuttle included, but didnt have airport shuttle, so add $40 for Uber.

The room was alright but the stove was chipped on a corner and the WiFi didn’t work properly and to think I paid almost $700 for a week. I was super disappointed and annoyed with the WiFi connection the whole time.

Bugs in the room ., Book online got to property , property says they didn’t see my reservation so I had to get another one and 15 mins later I see I’m charged for 2 rooms I went to talk to them , they said there was nothing they can do .

We found cucarachas under the beds the restroom has a broken seat the shower head just I little water come out so a really bad experience

My wife and I had a short stay around IAH airport, and this place is a real bargain and convenient. Everything is sparkling clean, and the staff courteous service and availability is excellent! Highly recommended.

Extremely dirty. The didn't work for the room so they had to open the door everytime i needed in my room. Sink drains into a bucket in cabinet underneath. No breakfast either

The hotel was outdated! Things need to be more modern. Sheets were way too thin. Price was too expensive for the degraded room.

We asked for non-smoking room and we got a room that smelled like cigarette and weed

One the absolute worst places I've been in a very long time. The hotel clerk was very rude and couldn't find my booking or provide any solution to fix the matter.

The sheets were dirty as were the pillows. There were 3(!) automatic sprinkler heads in the tiny room, two of which appeared to be cameras, as they were mounted into light sockets. The room smelled odd. The mirrors in the room were angled to view the entire room and the use of the toilet. I've never stayed in a creepier room.

The property was decent. The price was not the best value, but given proximity to Intercontinental Airport Houston (IAH), is was expected. The cleanliness and upkeep of the room was sufficient as well.

This was probably one of the worst hotel stays I’ve ever had. I went to have a shower when I first checked in, and there were multiple pubes on the shower walls along with pink soap everywhere. The shower had very clearly not been cleaned since the last guest. Next, the TV didn’t work, couldn’t get a single channel. Third, the window was left unlocked and cracked open. Considering the entrance to the rooms is accessible from the street, I found this to be a major safety issue. Someone easily could have gone in my window and been waiting for me in the bathroom or closet. Lastly, the second I walked in I had to start killing bugs. 3 big spiders to be exact. The only good part of the stay was the man at reception, he was incredibly nice. Don’t stay here, they clearly don’t actually clean the rooms at all, it’s likely a biohazard.

For someone who travels for a living, this was the absolute worst experience. I flew in to visit with my adult children as part of a larger vacation. The hotel's proximity to the airport is why we chose it. The attendant came chasing my adult children up the stairs to our room and then called and started yelling at me that guests are not allowed. My kids were returning my husband's prescription glasses that were left in their vehicle from earlier in the day. Even if that weren't the case, his brhavior was embarrassing and unnecessary. Won't EVER stay at another America's Best in our travels.

The room had a very sour smell. We had a total of five guests. Therefore, we got the two queen beds and a pullout couch. The couch was filthy! When we pulled it out there were potentially months or years worth of old food and debris. There were no sheets on this very soiled mattress and we were told there were none that could be provided. There was the end of a roll of toilet paper, with no extra rolls in the room and we were hassled when we asked for more. There were only 2 towels in the room although when booking we noted the amount of travelers. We had to purchase the amenities that we needed from a nearby store. all the amenities listed when booking we’re not available.

Hotel barely had regular amenities

Unfortunately did not check ratings but this is not a family friendly hotel. The room had an ugly smell. Pulled out sofa bed and it had stains on mattress and no sheets. Had to call twice to get sheets. The outside was dirty.

There for one night, few out early

Upon checking in they couldn’t find my reservation. It took a couple of phone calls (about 30 minutes) to get it resolved. The bed is hard. I could have been on the floor. There was supposed to be a coffee pot in the room. There was not one. There were also no hangers in the closet. And while there was an ironing board, there was no iron. The property is listed as having a restaurant. They do not. For a one night stay that’s close to the airport this should be fine. For a longer period of time I will not do it again.

We did not even spend one night. The temperature was in the single digits and the heat did not work. We changed rooms and still did not work and the door would not lock. We left and stayed at the Sam Houston.

We were told that it was not a nice area to stay and the police sirens throughout the night confirmed that. It’s an airport motel so noisy from 4am as people headed off.

The front desk person was amazing, he even walked us to the room and helped us out.

Eek .. We were afraid the mice we smelled, & whose tracks we saw would get us in our sleep. There was lipstick on the sheets and crumbs in the bed.Had we not arrived so late I world have forfeited our room and money. Our agents English was so poor, I had to show him pics of beds and sofas to ask him questions. Further had I not been vigilant we would have been charged twice.

All we ask for in a motel is a clean, quiet room, a comfortable bed, and a safe parking lot. And we were not expecting much at this price. What a surprise. The bed was new, it was very clean, no hobos roamed outdoors, and it had fresh paint throughout.

Staff accommodated all needs and were very friendly.

When asking for a good curry restaurant in the area the front desk guy offered some he cooked, it was delicious 😋. Thanks for the hospitality

I do not like the hotel at all. The room was not smelling nice. You can only watch local channels on the TV.

Raj was super super super understanding, patient, and bailed me and my wife out of a real jam when spirit left us abandoned without a voucher at 1am. Huge props. Also if this reflects on the expedia agent jasmen, same compliments. Amazing amazing help.

Location was not good. Furniture was old. Bedding was old. Did not feel safe. Stayed up all night fully dressed and waited for morning.

There was roaches in the room

This place is a dump at least inside the unit I rented for one night. Bed sheets were stained. Blanket, towels, and washcloths were all covered in someone else’s hair. a/c worked for a little while but then nothing but noise and hot air. The room smelled of smoke and mildew. Ceiling in the bathroom was completely covered with stains (mold??) Just sub-standard all around.

We needed a place close to the airport. This was a easy place to get to. Very clean, front desk was helpful. If we will stay here if in the area again.

I accidentally reserved a smoking room, and I didn’t know when I checked in. I called the manager and the staff desk worker, and at first, they said they didn’t have any rooms available, but then about five minutes later, they knocked on my door, and they put me in a non-smoking room. And I just hugged the manager because I had just driven 500 miles to get here, and I was super tired, and I didn’t see, and they were so accommodating and sweet, even though I was less than accommodating for my own mistake. 5 stars for fixing my mistake.

Very clean upon arrival, I have never stayed in a hotel this clean and I am a neat freak so this meant a lot to me. Throughout our entire stay the ladies made sure to give us fresh clean towels and blankets everyday, and take out our trash. They never touched any of our personal belongings. Every staff member was very sweet to us. We even chose to extend our stay and will recommend this hotel to everyone.

I was traveling with my 3 teenage children and planned on using the pull-out couch for one of them - no bedding in the room and when I asked for some for the couch I had to convince the front desk to give me any at all and he tried to only give me a top sheet and no blanket - I have never experienced a hotel being unwilling to provide bedding. When we put the bedding on the pull out it had very large and unpleasant looking stains on it. Also, the 2 queen beds in the room also had stains on the exposed sides of the mattresses/box springs and stains on the sheet. Did not feel clean at all.

Super friendly staff and the room was better than expected

Picture is a bit deceiving as this is a bare bones hotel. Heard some weird noise like banging on the pipes all night. The chain on the door was broken so I really didn't feel safe. I pushed the table in front of the door. No shuttle service to the hotel so I had to get a Lyft. No continental breakfast. There is fast food within walking distance, but I would not go out after dark to get it. Had to pay for late check out. Room was clean, though.

What a great hotel! I did not know a hotel could be this nice for such a great price. The property is being cared for so well outside and inside. I slept better here than in any hotel I have ever stayed in. The room was dark. It was really quiet even though there were many guests staying there. Thee pillow and mattress were so comfy and I am really picky about those. The staff were helpful, friendly, and proud of their hotel. They have a reason to be!

I stayed here due to a flight cancellation. I used an Uber to get to the motel, but parking looked to be fairly abundant. The room was pretty spartan, but clean. I had difficulty understanding the front desk clerk due to a very heavy accent. Not bad for a quick last minute stay. I'd look for better accommodations if you planning on staying longer.

I was somewhat disappointed during this stay. What can you expect from a hotel titled-"Americas Best Value Inn and Suites"? My 1st day of arrival was Thur 10/07 with a departure date of Sun 10/10. While this was a brief trip, my initial goal was rest/relaxation/meditation. Well, none of that happened-unfortunately. I'd requested additional pillows/towels and was told, we don't have any. WHAT??? I guess the next time, I'll stay at Americas PREFERRED hotel. Very disappointing!!!!

It was not very warm and inviting.a bit noisy and sketchy

I enjoyed the space offered for my students to sleep. It was also good to have a kitchen. I didn't like not having a business center to check things or print things on a computer.

The guy at the front desk didn't speak English. He had to call his daughter to interpret. I was actually charged more for using hotels.com than if I had just walked in off the street. The room smelled like cigarettes for a while.

It was a good value for the price. I needed to stay for one night because I had a 20 hour layover. They had good late night fast food options nearby. Decent room, clean and professional staff.

Horrible i got to this place i was supposed to have a 2 bed with kitchenette they i had already reserved and paid for. They gave me a key for a 1 bedroom when i walked in the room it smelled so bad like someone had smoked 1000 cigarettes in there. So i went back up to the window and proceeded to tell the man that was working that this wasn't the room i paid for when i had just confirmed the day before with the lady that was working. the man proceeded to call his daughter and she gone tell me that they didn't have any 2 beds anymore they will have one the next day when i just confirmed with them. So i got on the phone with cheap tickets instantly and the lady asked me to ask the man what was his name and he would give me his name they he proceeded to get loud with me because i was asking for his name. A horrible place of business and the staff is horrible and disrespectful to a paying customer period. I hope nobody goes over to this pays and the review was definitely a lie so by pass this place. Lord just HORRIBLEEEEEEEEEEEEEEEEEEEE

The hotel was clean, the pictures online were accurate. Our room was very accommodating and the attendant came by daily to offer fresh towels and asked if we needed room service. Great location and the family’s running this establishment are very attentive to the surroundings. Enjoyed our stay!

Ours was a last minute decision, we looked online and booked. We really enjoyed our stay. Room was very clean and in working order. I would definitely recommend this place.
