The hotel was nice with a beautiful view, but is also under a lot of construction right now, so the lobby and bars are not accessible completely. The parking lot is confusing as to where to park and no one tells you where to go. There are no door hangers to hang towels or long garment bags.

Clean, friendly hotel staff Valet lost the keys to our car, actually left them in another car that had left the property. Thankfully they returned and we were outside (2 hours later) and I overhead him saying @these aren’t my keys-ran over and pure luck there were our keys. **valet is independent from hotel

Upon checking in, we found the hotel undergoing a co.plete renovation. Most of the main lobby closed off and the bar moved to the restaurant. The elevators were also being renovated and taken out of service 1 or 2 at a time out of the 3. I would have expected Expedia to have some type of construction notice when booking. I always stay at the Southbank when in Jacksonville, but this had to be the most disappointing visit EVER!!! Call the hotel beforehand to confirm status of renovation to avoid any issues.

I love this hotel and have stayed many times. This time, they main lobby and bar/restaurant was under renovations and I couldn't enjoy the ambience for dinner and drinks as I have previously. In spite of the inconvenience to me, the staff were also inconvenienced but they came through with flying colors. From the valet, to front desk, to waiters and bartenders, the entire staff was AWESOME!

This hotel is under-construction. My suite was not clean, light was coming through the door to outside and the connecting door. I couldn't access the business center. The gym was tiny. Bugs were able to come in through the cracks in the doors.

I would definitely stay away from this property right now. I booked two nights through hotel.com and they never told me the property was under construction. We had no room service and roaches in our room. This was not the Marriott experience I’m used to. They were nice enough to give me some Marriott points, but at the end of the day, I did not receive the value for the money I spent for the room.

Surrounded by derelict buildings, the property has a bombed out chic vibe. Construction dust is thick and plastic draped everywhere. Staff is apathetic and our room was untouched for 5 days by housekeeping despite requests. This place has deteriorated in 2 years. Avoid!

Nice hotel very close to downtown, parking was easy even though there was a fee ( not by the hotel), staff check-in process was quick and easy, breakfast buffet onsite was very good with great variety, also had the option of ordering from the menu. Beds were extremely comfortable, rooms were quiet, would probably stay here again.

The service was equally disappointing. The front desk appeared understaffed and unorganized, and staff members seemed unfamiliar with basic guest service procedures. Housekeeping was also below expectations, and the room was not cleaned to an acceptable standard. Overall, the combination of misleading advertising, ongoing construction, poor customer service, and cleanliness issues made for a very negative experience. I would not stay here again and cannot recommend this hotel to others.

I chose this hotel because I had been on the road for quite a few hours and I wanted to sit at a bar and have a drink. The very first photo of their hotel is their bar and that’s why I chose it. Nothing on Expedia said anything about the hotel being under construction and unfortunately, there was no bar to sit at. I didn’t mind the dust so much but again it wasn’t listed that it was under construction. I believe it’s gonna be a beautiful hotel once its all done though.

Drinks were generous and location was excellent for what I needed to accomplish Timeline From Check In (1). 5/14/2026– First impression: the hotel lobby and areas off of the lobby are under construction . My first impression was only half the story about the state of readiness for the hotel to rent rooms for the quiet enjoyment of its guests. (2). At Check In, I ask about parking my Avis rental, which I will pick up through Avis’s office off of the lobby….. Specifically, I asked whether I am able to park in the Avis designated area to avoid the hotel’s $16 per day parking or $22 dollar per day valet parking. The desk person specifically says that as an Avis renter, I cannot avoid the parking charges. My retort was “ So is Avis going to tow their own cars.” I also asked about on street parking…. Each time the front desk person responded with stories about penalties including by Avis according to the front desk person who specifically said that Avis checks their own vehicles and for that reason I would be penalized……. So I gave in and paid for a week of parking….. A few days later, I checked with Avis’s desk at the hotel, who said I could park in the Avis lot for free. Two conflicting accounts, which would be later clarified by a separate Avis employee…. Why did I ask in the first place— because despite demanding parking fees, the hotel signage all over the parking lot disavows any responsibility for damage to vehicles on site…. To me that says little or no security for the parking lots. (3). Going to my room, I notice a sign in the area in front of the elevators to the effect “ Under Construction, Please pardon our appearance “. The carpets on my guest floor are filthy. The doors for the hotel rooms look unfinished. The mini fridge rocks because it hasn’t been installed correctly and you can’t close off the window from light because the exterior thin “see though” curtain closes fully but the interior “ thick “ curtain can not be closed because its rails stop prohibiting any real shut off of light.

Things that aren't right: The rest of the check-in staff was morose and useless. Check-in took much longer than it should The hotel lobby is undergoing massive renovation -- it's ugly and dispiriting. In fact you could say that about the entire hotel: the carpet is blue and brown designed to hide dirt but ultimately just ugly, the hotel rooms are like prison cells as they have zero artwork on the walls, the lobby interior is grey concrete and exposed pipes, and there currently is no bar area. Why the renovation isn't disclosed on the hotels.com website is a mystery as we would haven't booked. The hotel phone in our room wasn't working at all and the TV kept asking how we were doing using some name other than our own. Finally, there was a function in our hotel on the night we arrived that prevented us from parking in the on-site lot we had already paid for -- ultimately, after driving around for ten minutes and finding nothing, we had to find an attendant and use valet parking. All this on top of an ironman competition weekend where the hotel raised its room rates 2-3x above normal -- you can only imagine how ripped off we felt. I have stayed at Marriott Bonvoy hotels in a number of cities and generally felt they were good and fair -- this one falls so far below the standard that Marriott should be ashamed.

The room itself was okay, but it did have a noticeable mildew smell. I do want to recognize the front desk receptionist, who was very polite, professional, and apologetic about the situation and the lack of disclosure. As a guest, I expect better transparency and standards from Marriott, as this is not typically the experience associated with your brand.

This hotel was deceiving. Affiliated with Marriott i am very disappointed. The person running the valet made us park our own car and did not assist us with our luggage. The hotel is run down and under construction. The bed was horribly uncomfortable the bed linens were low quality. Extremely disappointed.

Upon arrival, we were not given the paid for room (via 3rd party), but it was explained that all of the rooms had been given away, and that was the only one left. After some going back and forth, Deion was able to work it out where we got not only the room that was paid for, but an even better upgrade with a balcony. He took care of our concern and was a true professional every step of the way. The staff were all very friendly and helpful. Construction.

The hotel is under construction. The suite doors were not secure. Light from outside was visible around the entire door to the hallway and to the connecting room. The plastic around the door of the connecting room was visible and they started construction in the adjoining room at 7am.

I felt like this should've been in the hotel description before letting people book. We were unable to take enjoy the hotel as a whole. Also, the food was disgusting for the price. There's limited lighting in the room, the brightest lights were in the bathroom. I wasn't a fan of the room.

My staying was horrible, the hotel is in construction and they did not inform us. The room was nasty with the “ new upgrades” damaged. The walls are paper thin so don’t go with minors!. The next door guest hold a party until 3 am and did not consider others. The amount of noise in the hallway was insane. I have to early check out and move to another hotel. Not recommended at all.

this property is currently under a major reno/contruction. it was not mentioned on hotel website or hotels.com that i saw, but maybe i missed it, so dont go by the pictures. that said, think when done it will be nice hotel. is older, rooms ok, need better lighting, nice shower soaps. great location, for us anyway. on the river, riverwalk. nice area, walkable. bar and restaurant onsite are in a temp status but was fine, staff was great. booked the breakfast for 2 $10 at time of booking great deal, cooked to order off menu. would stay here again, after the reno

We’ve stayed here numerous times in the past, which is why we came back. We were not told that the hotel was being significantly under construction. This was loud, noisy, messy and inconvenient. The room was nice enough. Parking is $16 for self parking and $22 for valet parking, where it was previously free. The outside is also poorly maintained with many broken sidewalks.

Terrible experience. Southbank Hotel was under construction, after being bought out by Marriott. This was not disclosed to me by hotels.com or Marriot when I made reservation. When I say under construction, I don’t mean slight construction I mean, heavy construction, and total remodel. The carpets were filthy. The hotel was understaffed in the housekeeping department so if you wanted a refresh of your room or total clean, you had to ask for it at the front desk. We had to wait on towels two days. I would say the only decent place in the hotel was the bar lounge area. On our second night there at 1:30 in the morning the fire alarm goes off so evacuation was needed. The person at the front desk told us if the fire alarm goes off again don’t worry we have the engineer here to turn it off immediately. We were outside for almost an hour. He also told us that this had happened several times. Speaking of staff most were nice and tried to be accommodating. This by far is the worst experience we’ve had with a hotel and especially a Marriott hotel.

Hotel was in poor shape. Smoke detectors in the hallways were taped up, so they couldn’t have worked. Linens on bed were terrible. Pillows were tiny. Towels in bathroom were a mix between cardboard and sand paper. Fire alarm went off at 1;30 am, all guests were left standing outside and no one notified us that it was safe to go back in. We eventually just went in on our own.

Hotel was in the midst of a much-needed renovation. It would have been nice to know this prior to our trip. At the restaurant, which only had a handful of customers, we ordered a drink at the bar and food to go. The bartender was extremely inattentive and actually stood with his back to us talking with a couple of guests. It took almost an hour to get a sandwich to go from a restaurant with limited customers. We reserved a river view room and this was verified at check-in. Our room faced a parking garage and a roof top. When questioning the front desk, we learned that their rooms were incorrect in the system. A refund of the difference in room charges would have been a nice gesture. This property definitely isn’t reflective of what I expect from the Marriott brand.

No place for pet to go, no staff could guide us in where to take our pet for the restroom. Massive renovation, hotel empty and open, unlocked rooms on the floor which was just creepy, linens stained and in need of replacing. Carpets old, hallway walls needed repainting. Just pass. The price was enough where even a low end moderate hotel would have been better. I would liken this location to a super8. Just PASS.

Hotel was nice but they were also in the middle of a remodel. Ended up in a handicapped room for so e reason they had nothing else available. Was also under the assumption that we would have a Riverview but I don't think any of the rooms are actually Riverview. Bed was comfortable and room were fairly clean. Wifif was very sketchy at times so we just used our hotspots when needed. The restaurant next to the hotel "Chart House" was amazing, I would recommend this hotel again but I would wait till the new construction is completed.

But there was remodeling going on so it was noisy, the showers leaked all over the bathroom, had to use towels to walk on, the breakfast wasn’t worth the extra money, it was a “free” breakfast at best. Not made to order. There was a a/c vent in the shower, the toilet felt like it was loose. Definitely not the Marriott top quality I’ve stayed at recently.

There were people being very loud in the hall and in the room across the hall from us that night. They were laughing very loud and talking loudly. People were coming and going from the room constantly and slamming the door. I reached out to the front desk three times between 10 PM and midnight and nothing was done. I had to leave my room at about 12:15 AM to talk to these people on my own. It was very stressful. I complained the next morning and The hotel would only give me a 10% discount because I used Expedia. I am seeking more compensation for this awful experience.

We checked the hotel bar prices - $12 for a glass of wine I can buy a bottle of for $6; not a good look. I get it, hotels and airports raise their prices for no reason, but you're essentially selling Barefoot wine for $12. They also didn't have any place to buy amenities which made it difficult to get a few things because it's definitely not a walkable area. No worries, we stopped off at the grocery store - but when we needed water at the end of the night, they only could offer us 2 tiny bottles because "that's all they had". The staff was very friendly. It was only a 6 min Uber to the Florida Theatre. I don't think I would stay here again.

Was not a fan of there being no breakfast included with the stay and they give you the option of paying $17 to self park or $22 to “valet” but I understand the location being downtown only allows them a small spot as far as parking spaces goes. I just wish. That aspect were brought to my attention before I booked, but it is understandable that they do not want to advertise their product by saying “by the way, we don’t give you free breakfast and you have to pay extra for parking here”. Other than that, this day was OK. You can tell the place is going through renovation but the location was a great spot right by the Riverwalk which was nice to enjoy during the daytime. Hoping they eventually get to the level of what is expected in all other Marriott locations.

Poorly lit lobby and shower was dirty. Beware! The lobby had limited lights on during the our entire stay. I had to clean the shower before use. Service was awful. Our 2nd night, the 2 comp bottles of water was not in the room. When asked about it at the front desk, we were told they had non and did not plan to restock. Hotel may have been under renovations, unclear. Reviews were good on Expedia but it does not live up to the Marriot brand.

No toilet paper in my stall, no soap in any of the soap dispensers, and no hand towels coming from the 3 towel dispensers. There was a nearly empty soap container on the counter along with one paper towel roll for 3 sinks. I was there 1/17to 19 and it was the same all days. This was the bathroom by their restaurant area. They only clean your room if you request it. The room was basic. Pillows not soft. No closet but just a cabinet for storage. Noisy heater window unit. Tv didn't work in first room but later fixed as I was switching rooms. No hairdryer in second room but employee brought me the one in my old room upon request. Just avoid this place. I was there with relatives celebrating a family reunion and none of us liked it. Marriott can and should do better.

The bar 😂 and the restaurant had a good variety of food. Overall it was close to the marina although it was a little cold for us but we still enjoy a small stroll. It’s close to a few other restaurants to walk. It just needs a little store or working vending machines but nothing the near by gas station at walking distance couldn’t fix but since it did rain on us one day could have been helpful.

We were in town for a Jaguar game, we were able to park at the hotel early, before check in time and take the water taxi, which is very close to the hotel, right over to the stadium. Perfect location and accommodations for doing anything in downtown Jacksonville without having to drive downtown.

My mom and I were very satisfied with our stay at this establishment. While it was an older hotel. It was in good condition and we felt very safe. The staff was especially nice and very helpful with any issues that we had which were very few. The breakfast was very good and Michelle our waitress was a very sweet, kind young lady. The partial river view that i paid for was a joke. The view was just past the roof.The housekeeper disturbed my rest not once but four times! Totally unacceptable as i had a do not disturb sign on the door. I was there for one night and just wanted to sleep in. The first time she banged on the door at 0830 am 3 times till i finally woke up. i thought i was dreaming. The fourth time around 1030 she attemped to enter my room while i was half dressed and the room clearly was occupied with the door not disturb sign posted. Totally unacceptable and inconsiderate. Communication has to be better. I paid a pretty penny for that king sized partial river view room to no be able to sleep in and feel rushed. Disappointed in housekeeing. Im pretty sure they are able to see when a guest has checked out. Luckily i had the deadboat on the door.

While I understand the hotel is undergoing updates and I appreciate that however the room had a musty smell to it when we arrived. Had been at the hospital for many hours after driving 4 hours to get there. And seemed like they were keeping to A/C off which caused the smell. Also, the pillows were trash. Taking old worn out pillows and folding them to look like euro pillows does not work. They are still worn out and flat. Please, please just buy new ones. The beds however are pillow top and amazing.

On November 10th, I was profiled by the bar staff at this hotel during my stay. My fiancée and I went to the lobby bar for drinks, and after I briefly left to use the restroom, the bartender (“Caddy”) called over the radio for “Milton” and “Zach,” seemingly assuming I was trying to leave without paying. When I returned, both my fiancée and I noticed the tension and stares from staff and patrons. The bartender then nervously said “nevermind” over the radio, apparently realizing her mistake. Another bartender, Zach, later offered us a free drink—likely to smooth things over—but I declined, feeling humiliated. This experience left me deeply uncomfortable and disappointed. I plan to report the incident to hotel management and corporate.

Walls of room had literal dried boogers wiped all over it. The front desk was talking about being hungover and going “doo doo” while I checked in. Asked for a glass of wine at bar and was given a tall soda cup when the shelves were lined with wine glasses. When I politely asked for a wine glass the bartender grabbed a glass, threw my wine into it and pushed it to me and walked away. This place is on its last leg unfortunately. And the Chaet House next door looks abandoned. No sundries or gift shop. Just VENDING MACHINES lined up in the lobby. Four deep. Won’t be headed back here unfortunately.

We drove to 3 sketchy hotels before I finally said I’ll just book a known entity and enjoy. 1) cigarette butts/ashes all over the pool area 2) I had kids at the pool so ran to the bar for a quick pizza/fries order, for some reason he did it as room service and hours (over 90 minutes later and a lot of back and forth) finally tracked down our subpar food. Then the breakfast service started 90 minutes after we woke up, so after paying for it at check in, ended up giving up and going out to eat. Hotel would not reimburse us this cost - would never stay here again

We could not find parking because the hotel was hosting an event and did not assign parking for hotel guests only. It was raining and we drove around neighboring streets to find parking. We called the hotel and they said there was nothing they could do. After 30 minutes we got a parking spot. Check was slow because only one person was working. No manager was working! Another hotel employee was eating at the front desk. Not the level of service I expected based on the price and rating. I wouldn’t never go back.

The Hotel itself I’m sure at one time was beautiful. The Hotel has such potential. The room felt like a motel 6. Just not finished! very cheap furniture. We called the desk each day of our stay to report the microwave and tv being broken. Serviceman came to our room on the last night at 830 pm and was unable to remedy. Due to cleanliness of common areas and broken appliances I won’t be a return customer.

The fact that I had to pay $100 for incidentals when any other time i have been here its been $50...The fact that they took two $50 transactions makes me think somebody stealing...Not only that they gave me a paper talking about they wont have any water after 9am...this stay was worth only $50 to be honest with u...Then the lady at the counter gets a phone call from somebody in jail and basically walked away from me in the middle of our conversation to have the other young lady ask me whats wrong and im like the fact that yall just took an additional $100 from me after I had already paid for my room and i have some business that i needed to take care of and i did not budget for this. She tried to smooth things over but its nothing she could do at this point cause they already sucked all the money out of my account. And nothing about the incidental through you all was ever mentioned because if i would have known that I would have went to another hotel..They to busy trying to be the Hyatt and they could never be them. I stay to go on the riverwalk but part of that is closed like when they have all this stuff going on thats make peoples experience piss poor they definitely shouldnt be charging $100 for incidentals. Nor over 100 for this raggedy ass hotel.

When we arrived at the hotel there was more than 50 people waiting in the lobby to check in. The staff at the front desk refused to check anyone in a minute before 4pm and they said they were booked at 102% capacity. At 4pm the line was every bit of an hour and a half long. Once we got into our room it was dirty (see photos attached). I attempted to call the front desk but did not receive an answer. I received a text message at 10:51 pm that my room was now ready. The noise from the lobby was so loud that I had trouble sleeping. The overall experience/stay was awful.

I like just the quietness of it. Did not like the room with how the window was built and where it faces. Some of the staff were rude and extremely disrepectful, especially the young black ones in the breakfast room. While some are extremely friendly. But, thanks for having me.

We've stayed here many times and always enjoyed it. It's nice, quiet, clean, the staff are friendly and helpful. For those interested there's a fairly busy bar off of the lobby as well as two restaurants on premise (room service is available). The Riverwalk, behind the hotel, is beautiful in the evenings for a romantic stroll or good during the day for a walk or jog.

The property is located close to downtown Jacksonville and is in various stages of renovation. Most areas look great but some are still not ready for prime time. There are areas that are dirty and need to be cleaned (see the threshold going into the Pier 1515 restaurant. The staff and hospitality, room service and valet crew are all top notch, super helpful and friendly. They make me feel like they are all here for me to have a wonderful vacation.

Very nice place to stay. Staff explained parking and asked if an upper floor was okay before assigning it. Offered information about meals and service. I had a window room overlooking the river. It was all nice.

The hotel boasts gorgeous photos overlooking the river which is not the case. The front desk staff was rude and acted like they were bothered to talk. There was one set of towels and after asking still did not receive anymore. They took a hold out on my card and then says it can take up to 30 days!!! I am disputing to say the least. The room is small and cramped and the bed linens were dirty and stained. Definitely not staying again and not worth the exorbitant price.

It was a decent distance to the stadium. The hotel felt dated and the renovations being done are much needed. The shower felt like floor was going to give out. The outlets were loose. The entire curtain assembly fell to the floor when we tried to close them for the night.

I reserved a junior suite room. They are all on first floor which looks out to the parking lot and people are walking up and down visibly on sidewalk. The worse part was not having curtains for the shower. Not having sufficient towels to use after shower for each person in the room and not able to get extra towels to clean all the water on the floor from the shower. When room service came, they made the bed but didnt restock any new towels for us, as it was visible that we had to use the original towels on the floor. When we called the front desk, we were told there's no towels available for the night. In the morning, were told we have to come get towels at the front desk, if we need them to take a shower. You can imagine how inconvenient this was. The hotel grounds are poorly kept and the building needs new paint. I didnt feel safe nor did I feel like I was staying at a marriot hotel. Very disappointed with the lack of care during my vacation in Jacksonville, FL.

I usually stay at a Marriott or Hilton property when I travel. This particular property is in need of updating. Does not represent a quality Marriot property. Room wasn’t that clean, the staff was nice.

The views of the river, fabulous. The staff, INCREDIBLY friendly and VERY helpful. It is an older hotel built in the 70's as a Sheraton but Southbank by Marriott has dine a good job keeping it up for the patrons.

Property just wasn’t kept as clean as it should have been. The pool deck was absolutely atrocious.

The box spring on the bed was busted and the bed was too soft and not firm as i prefer a firm mattress, the bed was too liw to the floor. I paid for my room online then when i go check in i was required to pay a $100 deposit which didnt sit well with me, it said if paying online no deposit. This made me not want to stay here again.

Room had a consistent stale & musty odor. Carpeting in the room & throughout the halls heavily stained, dirty & worn, even frayed at doorways. Swimming pool rust on liner (floor of pool) dog feces and debris around pool edges. Parking is odd, dark and leaves you feeling unsafe and its $16 a day or $22 a day for valet in that same odd and dark place. Area also feels deserted. Staff were mostly very pleasant

Room was clean bed very comfortable. Counter staff at check in was more interested in eating her food than helping us. Staff never came to clean room we only really needed towels. Never saw anyone.

You pay to stay there, then pay $33.60 to park?! They say they accommodate pets but no bags in the clean up station so you have to bring your own. The walls are thin can hear the person next to you playing music all night. Staff was not friendly

Upon arriving at the hotel we were informed that we had been double booked and our riverfront room was not available. We were upgraded to a room that had a partial view of the river which was disappointing as we specifically booked this hotel for the river view so we could sit on the balcony and watch the dolphins in the morning. However we ended up having a partial view of the river and could see the dolphins for a short period of time swimming by. Hotel was very clean. Bed and pillows were comfortable. Would book here again however I’d check into details on how to avoid being double booked in a room with this specific hotel.

Area surrounding hotel doesn’t feel safe, parking isn’t clear and the city will tow your car if not in the right place. Building was old and felt off. Beds were very uncomfortable and communication with some staff was hard because of language barriers. Walls were very thin and you could hear in next room without trying to do so. It’s not worth the price of the stay not good. The Hampton is nicer.

The rooms definitely need an overhaul!! Tiny closets with doors you can barely open. The bathroom needs renovation: we found rust , peeling on walls, cracked tiles and insufficient water pressure. Hotel appearance needs help. The best part of staying is the staff in all departments! And the hotels location to / on Riverwalk.

The problem was good, but they charge you too much money to park your car the room say queen bed, but it was full size bed very uncomfortable. There’s no microwave in the room no continental breakfast. Everything was overrated and overpriced.

Sidewalks and parking need updating far from front door sidewalks unsteady cracks in concrete and at night no lights no security no golf cars to take guests to front of hotel no doors to get in from parking lot hotel parking . Not enough restaurants or availability especially at night gym needs a overhaul tv did not work mirrors cracked equipment need updating

On the downside, the daily parking was pricey-$16/day to self park. The maid service was spotty. Excellent one day, the next, not so much. Guess it was luck of the draw! Overall, we had a lovely stay and I would definitely recommend.

Chris at the check-in desk was amazing! He was very well mannered, respectful, and courteous. When there was a problem on the type room I was given, he quickly corrected and reassigned the pre-paid room requested. A keeper for the hotel industry.

It was a nice place. I am used to more amenities from a Bonvoy Marriott (there were not enough towels, TP in the room and no sign for "do not disturb" we asked but did not receive everything, just the TP. No business center. However, staff was excellent and the hotel was nicely laid out.

I LOVE the beds! The Quiet! The genuinely kind and generous staff. We have stayed here a couple of times and even though this is an older resort hotel, it is super well-kept. Valets are amazing, front staff superb. The bar staff and food GREAT! We are big fans.

Just not much walkable for restaurants etc. just felt it was average overall. Except great menu at bar restaurant and food was good. Breakfast was pricey and no simple things like granola with fruit. $14 meal and no option really.
