Reviews
Guests consistently praise the Greystone Hotel for its excellent staff, cleanliness, and prime location near the beach and local attractions. The hotel's pool and restaurant are also frequently complimented. However, some guests find the rooms to be compact and express dissatisfaction with the expensive parking costs.
- Excellent staff and customer service
- Clean and well-maintained hotel

We had a fabulous time at the Greystone. The staff was courteous and made sure we had a fabulous time. The rooftop was amazing, great drinks and wonderful happy hour specials. We will definitely be coming back!

Great central location. Easy access to beach & public transportation. Comfortable bed/pillows. Clean updated basic rooms with mini fridge. Friendly, helpful staff. Beach towels & chairs available at no charge. Property has 2 bars, amazing restaurant & a cafe. Earplugs are provided in rooms due to street noise, construction nearby & restaurant/bat next door.
- 2/5
Unfortunately, the room we were assigned was located on an outside corner at a busy intersection that was undergoing major construction. Overnight construction crews worked through the night, creating significant noise that made it difficult to sleep. The valet service was also frustrating. It was slow, and the process for both dropping off and retrieving our vehicle was unclear and confusing. I was genuinely excited to stay at this hotel and had high expectations based on its reputation. Unfortunately, the level of service, room location, and overall experience fell well short of those expectations.
- 4/5
The rooftop pool and bar were nice amenities and provided a pleasant place to relax. However, there was a significant amount of construction noise that impacted the overall experience.

Great, safe location,

The rooms are smaller than expected especially the shower also no microwave/stove or a refrigerator. A lot of wasted food and drinks.
- 5/5
Room was clean and staff was very nice. I would definitely come back.

Excellent, excellent, excellent ,,,
- 5/5
Very accommodating. I wouldn’t recommend the outside courtyard rooms but if you stay in the main building it’s very nice!!!
- 5/5
We really enjoyed how comfortable the bed was. The roof top pool was great. We also got to enjoy the happy hour drinks and a wonderful dinner at the restaurant.

I definitely recommend this hotel!!

Cons - Valet is available but pricey (yeah, I know… it’s South Beach 🙄), though we did find a cheaper nearby garage option. The biggest issue was the air conditioning. It was over 90° outside, and despite reporting the AC problem multiple times, nothing was really done until our last night when they finally brought us a fan. They did offer to switch rooms, but by then it would’ve been more of an inconvenience. The front desk said engineering had been dispatched after our initial complaint, but we never noticed any improvement. The thermostat was set to 68, but the room felt closer to 78 the entire stay. Between the heat and the loud music from next door (again, South Beach), we left exhausted and didn’t sleep well at all. We travel to the area at least twice a year, and next time we’ll definitely make sure the AC is working properly before settling in. I do plan to reach out to management because I believe some type of rate adjustment is warranted.

Wonderful!
- 4/5
Lovely note in our room on arrival and a bottle of wine. Loved the pool! No view from room at all. Very comfortable bed. Tons of restaurants close to walk to. No chairs in the room at all so we always had to sit on bed. We did enjoy it though.

Phenomenal Staff !!!!
- 5/5
My boyfriend and I had a relaxing stay at Greystone. Staff was able to get us checked in about two hours early when we arrived and even gave us an upgrade! The room was clean and comfortable. The only thing I’d add to it is a few hooks to hang up wet towels to dry. Proximity to beach was one quick block and the partnership with the Boucher brothers to have two loungers on the beach was well worth the resort fee! Would 100% stay again. It is noisy at night outside the hotel but that is to be expected, it’s Miami Beach. They do supply earplugs. Thank you Ros and the rest of the staff for a great stay.
- 5/5
Very clean but restaurant closes too early.
- 5/5
always my go to place to stay in miami! helpful staff. cozy room
- 5/5
The property and room were very clean. The hotel lobby smelled amazing. The pool area served its purpose and happy hour 5-7 was an added treat. The stay showed professionalism at all time. The location was great, close to restaurants and bars. The beach was one block over, not much of an inconvenience. I would definitely stay again in a heartbeat.
- 2/5
This place is so deceiving online I have no idea how it has such an high ranking. The rooms are terrible and not cheap either. The first room we got put in didn’t have working AC so we had to ask to switch rooms. The guy handled it with no problem which we appreciated. The walls are paper thin you can hear literally everything going on outside 24/7. The bathroom was a joke - no counter space at all, the sink was like a small dorm sink, the shower is hard to work. The pictures of our bathroom online (and yes, looking at the same type of room we paid for) vs seeing it in person was shocking.
- 4/5
Great stay, room clean. Staff were great. Just make sure you get a room with a nice view.. Coffee shop delicious

Everything about this hotel was simply great. The gentleman front desk in the morning was very friendly. The housekeeper cleaned my room daily. And the area the hotel was at is perfecT. I loved this hotel. Gorggggg

Although I only stayed one night, I really enjoyed my stay at Hotel Greystone. Marcos and Julie at the front desk were very kind to me and answered all my inquiries in a timely manner. I also met Pawan, the head chef and owner of the hotel. He provided excellent hospitality and was very helpful. I would absolutely recommend this hotel for its location, cleanliness and professionalism shown by the staff. I hope to stay here again in the future.
- 5/5
The staff was very helpful and nice! It was super easy getting in and out of the hotel and was a quick walk through the lobby!
- 5/5
Rooms were beautiful. Staff was pleasant. Overall great stay for a weekend conference. It was within walking distance to the Miami Convention Center.
- 4/5
It was less than expected. The pictures were nicer than the actual hotel
- 5/5
The resort fees and parking fees were pricy.
- 5/5
Really lovely property. Staff was super helpful. Place was clean. They did a great job cleaning the rooms. Good location. Great on site dining
- 3/5
Avoid the courtyard building - it’s loud and the walls are thin. Also the courtyard king room is tiny. The walk to the beach is through a loud construction zone (which you’ll definitely hear at the hotel, especially at the rooftop pool). The beach area is just ok and the amenity fee includes chairs but no umbrella. Overall I would not recommend this hotel.
- 4/5
Room was clean staff was nice
- 5/5
The hotel exceeded my expectations, I was in room 306 and the room was spacious, nicely decorated, comfy bed, and most importantly clean! Marcos, Donielle, and Julie were fantastic! Marcos made check in easy and also let us check in early, Donielle was great in helping locate my package, and Julie made check out easy and was very helpful with our last minute needs. The check in was seamless! I also had a delivery sent to the hotel and I was able to get that with ease! The pool was nice and the location was convenient and across the street from cvs that had all your last minute needs. Hotel was walking distance to many restaurants (the hotel restaurant was beautiful and offered live jazz music) and about a 15min walk to ocean drive! I would choose to stay at this hotel again solely off the great customer service and room!
- 1/5
I cannot justify giving this hotel a positive rating. After prepaying $4,500 for my stay, I was hit with an additional $680 in hidden fees upon arrival. These charges were ostensibly for "Wi-Fi and Gym access," which is absurd considering the hotel doesn't even have a gym. Upon request they give cards to a Gym located 1000 yards from the hotel and can be access in limited hours The room itself was highly disappointing: No Workspace: The room is cramped and lacks a functional desk. The existing table is uncomfortable, and there are no accessible power outlets to charge a laptop. No Coffee: There is no coffee machine in the room and no coffee service available in the hotel. You have to leave the property and find a coffee shop just to get a morning cup. Misleading Location: "Beach access" is actually a 300-yard trek. Between the cramped quarters and the predatory fees, this stay felt less like hospitality and more like a trap. The words "costumer service" "care," "humanity," and "compassion" are not in their vocabulary BEWARE.
- 5/5
Room and hotel was very clean, staff were friendly and attentive. Breakfast at Kobo was fresh and the service was always with a smile. Pool area was very relaxing, clean and once again staff was great. We enjoyed an amazing lunch and drinks.
- 1/5
Felt like a budget hotel but it was $500 a nights Very rude and unhelpful staff. There is no heat in the rooms at all and the floors are concrete so I was freezing the whole time.
- 5/5
The staff was super welcoming and helpful. Our room was very clean & nicely decorated. We went to the beach down the block where we were provided with chairs, courtesy of The Greystone. When we came back, we had a drink & delicious appetizer at the bar, then went up to the pool and enjoyed our chips & salsa and fantastic drinks! It was a wonderful experience!
- 1/5
Go back outside and down an alley way in the rain and find the elevator. They would not guarantee the pool would open because it was raining on and off but that’s is Florida. I left and ate the money
- 5/5
We had an incredible stay at the Greystone hotel, the staff (especially at the reception) were incredible. The location was great, super clean and lovely. We definitely recommend!

Had to walk to the beach and you could not see it from the hotel. Probably close to a 5 min walk.
- 3/5
Amenities offered were good but most guests do not take advantage of things like happy hour, jazz, etc. which means there really isn’t a vibe at the hotel. It can get noisy but surprisingly it is still comfortable to sleep there given the busy area. Staff did well to keep rooms clean and front desk staff were helpful. It would be nice to know and pay for daily resort fees up front when booking.
- 1/5
This stay was deeply disappointing from start to finish. Despite being marketed as an adults-only property, the hotel was full of children throughout our visit. The location compounds the problem: the hotel sits directly adjacent to a nightclub, with loud music pounding well past midnight. My courtyard-facing room made things worse — noise from the open courtyard filtered in early every morning, making uninterrupted sleep nearly impossible. The room itself fell short on every practical front. There is no dedicated workspace, making it unsuitable for anyone needing to get any work done. The TV signal was weak, and audio and video were consistently out of sync. Perhaps most telling of the hotel’s indifference to guests: there are no ice machines on property — you must call the front desk and then wait up to 45 minutes for delivery. I would not return and cannot recommend this property to anyone expecting the quiet, adult atmosphere they advertise.
- 3/5
Room was nice and location is one of the best. However, the walls and doors are not noise-proof. Stay was not relaxing nor quiet. A lot of car noises and people screaming - can be heard from inside the room
- 4/5
Clean room, comfortable beds and great location. Staff was awesome. Valet is very expensive and they took up too 45 minutes to get my car. You apparently get a voucher for the cafe but we weren’t told this until check out.

Nice boutique type hotel with a couple of nice chill bars and pool area. Walking distance to many nearby restaurants and south beach. Would stay here again.

Only one night. Very nice clean room. Great amenities. Friendly staff.
- 3/5
Great location in South Beach. Can get a good deal on hotel sometimes but other times it’s a bit overpriced. Some nice staff some bad staff. Overall it’s worth it though
- 1/5
Courtyard room entered to outside which was not informed about when booking. There is a club next door blasting music until 3AM which can be clearly heard in the hotel room.
- 5/5
Loved this hotel. It was a great location for us and the staff was beyond wonderful.
- 4/5
Place was great considering all the rain. No doormats in the room to dry off wet shoes from outside. Outside noise came through the room very easily. My bathroom door wouldn’t close all the way or stay closed.

Great stay and the staff were wonderful

Beautiful and modern boutique hotel close to the beach, restaurants and shopping. The staff was welcoming and friendly. Highly recommended!

Clean room. Great location when attending an event at the Miami Beach Convention Center.

Only issue is in Roon 307 you hear the whoosh sound of the elevator going up and down. Also there are no drawers so one lives out if the suitcase. Should be an easy fix that would improve the experience An otherwise good room

great hotel, location was pretty central.
- 3/5
The location of the property is absolutely superb by being just a few steps from the beach. There is a nightclub next week that was blasting music all night long. The rooms have not been soundproofed and you could literally fill the vibrations of the bass from the bed. They provide earplugs in the bathroom for it however you should not have to use earplugs to sleep in a hotel.

Everything was great
- 1.5/5
I recently stayed at the Greystone Hotel in Miami and unfortunately my experience was disappointing. The rooms are extremely small, much smaller than expected for the price. The shower in the bathroom did not drain properly, which made it uncomfortable to use. The layout of the property feels more like a motel than a hotel. To get to your room, you have to walk through an outdoor corridor that isn’t covered, which is inconvenient, especially if the weather is bad. When we arrived, they tried to place us in a room right by the elevator, which would have been very noisy. There is also no dedicated valet parking area, and valet service is on-call in the morning, making it inconvenient if you need your car early. On top of that, there was extreme noise early in the morning, which made it difficult to rest. What was also frustrating were the additional fees and taxes added to the bill, including: • Valet parking • Resort fees • Sales tax (7%) • Room state sales tax (7%) • Convention development tax (3%) • City of Miami Beach resort tax (4%) • Resort fee tax With all these extra charges added on, the stay ended up costing significantly more than expected. Overall, the location is nice, but the tiny rooms, drainage issues, noise, inconvenient parking, and multiple added fees made this stay far less enjoyable than it should have been. The building was quite noisy despite having paid for a “quiet” room. The room is very bare bones and basically only a bed. While the hotel is overall aesthetically pretty and it was quite clean, we were left very underwhelmed. The music at the pool was quite loud and not enjoyable. We tried to ask for help on a few matters and the front desk team was not particularly helpful.
- 5/5
Julie on the front desk was very friendly and helpful. She got us into our room early. The room was clean and close to many amenities. The hotel restaurant was superb!! U must try!!

Nice to have an airport pickup/drop-off shuttle for guests. Love this cozy all adult hotel.
- 4/5
Pool was very nice. Staff friendly and helpful.
- 4.5/5
Great location, close but quiet. I really loved the space of the room. the day pass for the gym was a great bonus, and the pool on the roof was a great addition and a good place to chill after a packed day. Best part of the hotel was the bed, which was huge and very comfortable. drink prices at the bar were expensive, but pretty standard for Miami
- 5/5
Excellent location! Clean hotel with very friendly staff
- 4/5
Lovely hotel, but very loud at night and early morning

Clean, good location
- 2/5
Not worth the money. Quality of the property did not match the description or photos. Amenities were lacking.
- 5/5
Clean room. Beach access. Everything was in walking distance.
- 2/5
Our hotel room didn't have hot water. We reported the problem and the front desk staff was less than pleasant about our report. It turned out the entire hotel didn't have hot water. So, we went out to dinner and then returned several hours later. Upon our return, the staff assured us that the problem was fixed. It wasn't. We finally got hot water the next morning. The staff refunded the resort fee for two nights. Beyond hot water, the room was meh and the pool is quite tiny. We've stayed in a lot of hotels in Miami Beach; we won't be returning to the Hotel Greystone.
- 5/5
Clean & conveniently located
- 5/5
The room was ridiculously too small for a normal booking Otherwise rest of hotel was nice
- 2/5
The front desk staff was unprofessional, the room smelled moldy, there was no noise cancellation in any direction and the music from the next door nightclub kept me awake throughout the night. This is a 2-star motel at best.

Beautiful art deco hotel in a quieter, less crowded area of South Beach.

Amazing room, fantastic staff (esp Danielle and Tanya) and so convenient.

Room was very noisy. You could hear everything happening on the streets. Staff was nice and very helpful and the food options were good. Rooms were very, very minimal.
- 3/5
I love a good boutique hotel, but we were underwhelmed by this property. The rooftop pool was the best part by far. Lobby is a bit worn. Room was extremely tiny- not even enough room to lay our suitcases out. Door to room opened to outside like a motel. Bathroom pocket door wouldn’t stay closed. No hot water for almost the entire first day- hotel did give us a partial refund as a result, but only when requested.

Nice and comfortable room. Pretty rooftop bar and swimming pool area. Very nice patio for breakfast. The hotel environment is a bit noisy. There is a bar right next to the hotel and we could hear music and voices from our bedroom in the evening. Earplugs are being provided so we slept fine.
- 4.5/5
The noise level in the courtyard room was really loud - even with earplugs. So it was hard to get to sleep until after 1:00 am

Very helpful, friendly staff . Clean rooms , great location!
- 1/5
The room was incredibly small, noisy, no amenities like a coffee maker, etc, the front desk staff upon arrival just handed us the room key and said take your luggage through that door and follow the walkway outside down to no staff to help with luggage or to show us to our room, the hotel is a party hotel with people partying late until 2AM nightly, all the hotel said was it's south beach, to be expected.
- 5/5
Would however stay again at The Greystone as the location was perfect from the beach, Ocean Dr., Espanada Way and Lincoln way shopping.

Room was clean. The only thing I didn’t like was my room was right next to the elevator. The doors practically touched so I heard everyone coming and going.

My watch was stolen inside the room My watch was stolen inside the room

Yes very clean
- 3/5
Staff very friendly and helpful. Location convenient but NOT quite as advertised. Apparently mufflers are not required on cars in Miami. Street noise and bar/ disco made sleep almost impossible. Bed was like sleeping on a concrete floor. No room service. But a cafe in the courtyard had coffee pastries etc. again, staff very good. But place just not for us.
- 3/5
This is not my first stay with Hotel Greystone, last year we stayed in one of the loft suites with an outdoor terrace & jacuzzi - we loved it. The lobby is beautiful & overall the hotel is clean. This time around I booked a basic room and it was a bit lacking in amenities. There were no washcloths or hand towels in our tiny room. Our room was located very close to a courtyard and the street. I could hear full conversations from outside at all hours. On the plus side we were given a free bottle of wine with a nice handwritten card at check in. The staff is very friendly and courteous. I would not stay here again unless it’s within one of the upgraded rooms, it was a very different experience.
- 1/5
The most significant issue involved the breakfast charges. We were charged $80 per night for breakfast purchased through Expedia. For this price, the breakfast offering was extremely limited—so limited that we were not even permitted to select two pieces of fruit. By comparison, guests who purchased breakfast directly at the hotel paid less than $25 total for two people, representing a price difference of more than 200% for an inferior product. Despite this, we were informed that we could not cancel breakfast for the remaining days solely because the reservation was made through Expedia, even though the service was clearly not being used. In addition to misleading charges, we experienced double billing. The hotel charged our card two separate times for the same stay. Even after providing clear bank transaction records and contacting our bank directly, hotel management refused to resolve the issue on site. Instead, we were told that we would need to “follow up on Monday” for a refund after payment was forced, creating unnecessary stress and uncertainty. At no point was an immediate resolution offered.
- 4/5
The room was fantastic and all the staff were terrific. We had an issue one day with our hot tub but they came up and reset it and it was fine by the next morning. We loved the hotel bar and had a lovely dinner in the fancy restaurant.
- 5/5
Amazing staff, great location. Only downside to courtyard room is noise starts at 7:00am. Music is playing and lots of people going to cafe. Get a tower room if possible.
- 5/5
But goig to give greystone a try from Now on
- 5/5
The hot tub was amazing!! We loved the rooftop bar. Only stayed overnight, but loved the hotel.
- 4/5
Took off a star because the room I had was smaller than normal. I rented a two bed room and the room was just enough for the two beds and a chair in the corner. There is no desk or kitchen. The beds were a little low to the floor than what I normally expect. It is modern but I'd rather have more room.

Checkin and friendliness of staff (Julie) was great! Only issue from inside room 402 we could hear all outside noises. Room location was not great.
- 5/5
Valet parking great
- 4/5
Staff were excellent. Room was amazingly clean and beautiful. Unfortunately, we could hear other guests in the hallway at night, so the walls aren't terribly soundproof.
- 5/5
Great location. Very friendly and attentive staff and front desk. Nice roof top and friendly bartender. Nice VIP perks. Would stay again.
- 3/5
Friendly staff. It looks like a motel and quite noisy plus hidden fees. Very clean in general
- 5/5
Good location, nice beach access.
- 4/5
Staff very friendly and helpful in the choice of restaurant. Room was clean. Pool ok but the water is very cold
- 5/5
Beautiful place, wonderful staff and great location. We were pleasantly surprised and impressed with the access to the private hot tub. We would definitely stay again!
- 5/5
The staff was helpful and extremely courteous! Which has been refreshing since so many props that work in nearby shops and restaurants can be rude. I would definitely stay here again.
- 4/5
The service from the staff was excellent. Honestly the staff are the best attribute! The drinks at the pool bar were very nice and the bartenders were wonderful. The lobby is well designed and aesthetically pleasing. Very good location. Unfortunately the room was mediocre at best. We had a courtyard King. The shower did not get hot it was barely warm on day one. Day Two a bit better but definitely inconsistent. The shower door did not close securely so water puddled on the bathroom floor. The bathroom door did not close without being locked into place- minor adjustments needed. There was no mirror outside of the bathroom to get ready to free bathroom time up. The room is very small -no luggage storage. The fridge in the room was not cold enough and our beverages were cool not cold. Definitely not food safe or medication safe temps. No ice machines on the property. Again the amazing concierge at the front desk filled our cups with ice for us but it was not convenient. The hotel provides earplugs because you need them due to thin floors and close proximity to traffic noise and the blender at the coffee bar in the early morning. Beach location was nice and towels and beach chairs were included but an umbrella was an additional $25 rental.
- 2/5
The place is nice but so long wait for checkin and felt like it could have been dealt better very disappointing
- 3.5/5
The hotel was a bit small, the rooms were too (but that’s ok), odd choice of a sink next to the bed and not in the bathroom.
- 4/5
The room was clean and the staff was fantastic. However, we did not have much hot water for our three nights there. We told the front desk and they could not do anything about it.
- 5/5
We had a great stay and we will be back again soon! The hotel room was always clean. The staff at the front desk were very friendly and helpful. Diego, the cleaner was the most professional person and helpful! The rooftop pool and area was so cute and well maintained. Highly recommend this hotel which is a few steps away from the beach.

Some of the best service I’ve had at a hotel in my life, from the front desk staff to the bartenders. Our bartender, Brandon, was a 10/10 bartender who made some amazing cocktails for my wife and I - some tequila & mezcal combo that were unreal. Rooms were conveniently located and safe, which was important to us. Overall great stay and would absolutely return to Hotel Greystone.
- 1/5
From arrival waiting close to a 1/2 hour in front of the hotel for the valet while my wife tried to check in. Room was tiny with zero view. Bathroom area had little space for our toiletries. No grab bsr in the shower. The bed was almost on the floor. Noise level was so bad the hotel supplied earplugs. Will never stay here again.
- 5/5
Nice boutique hotel in Miami Beach. The staff were friendly and so accommodating.
- 3/5
Unfortunately, 3 stars because the room was average at best. Our “Courtyard King” was a little too small for a king bed and quite austere. The hot water was hit/miss. The mattress was way too soft and getting a good night’s sleep was tough for us.
- 4/5
Very clean establishment. I hope it stays that way. The staff was very friendly, but some were a little slow.
- 5/5
Loved staying here! Love that it’s adult only , nice pool, great front desk staff and housekeeping ! Only complaint was trying to get ice had to wait for someone to bring it would prefer a ice machine
- 5/5
staff was super nice and professional. the room was nice and clean and the location was good.
- 5/5
Special thanks to the reception stuff: Julien, Julia and Donielle who made my stay easy, smooth and pleasant, helped me with any sort of new’s and with a huge smile and enthusiasm. I felt well looked after and the they well represent the company culture for customer service, raising it to outstanding level. I hope you can pass my appreciation to them.
- 5/5
Good staff, clean place, great location!
- 5/5
We arrived early from our cruise and were told that our room was ready! That was great news since we thought we were going to have to wait till 3 or 4 pm.
- 5/5
Room was the perfect size and great amenities
- 5/5
Great stay. Quick access to beach, area on Collins ave is good. Bar is there rooftop is there, can’t complain. Staff was great too, everyone had a smile on everyday of my stay. 10/10
- 5/5
We didn’t have a hot tub!
- 4/5
Nice hotel our room wasn’t in main hotel but and was noisy but was a nice hotel
- 5/5
When back in miami i will definitely make this my forst choice stay!
- 2/5
Poor Amenities: No chair. No desk to use for my laptop. Bed Is low to the ground, TV didn't work right for a few hours but later on it did. Mini Ironing board is difficult to use, Not good. No hooks in the bathroom to hang your clothes. Bad Valet Parking system. The place is nice but it is the attention to details that is lacking.
- 1/5
I did not like that I got charged a resort fee twice and tax after I all ready paid to stay there prior. No mention of the extra fees. Will not stay here ever again. Took a 5 star rating and got 1 because of this!
- 5/5
Nice clean perfect room 👌
- 5/5
Receptionists were great and inviting. Entire staff was excellent no complaints, it was clean and check in was quick. Checking in luggage was quick no issues at all
- 5/5
Went very well, close to the beach and friendly area. The receptionist was amazing.
- 5/5
Very friendly and helpful staff, especially from the reception. Cleaning service was efficient and very patient. Good drinks on the roof terrace. I liked a lot my stay in Greystone Hotel in asouth Beach
- 4/5
Location Great decor inside Music at the pool is not very relaxing I would have hung longer at pool bar but the music was not very chilll
- 4/5
The hotel was very clean, the staff was helpful our room could have been set up more efficiently. There was no dresser/drawers. No chair, the only place to sit was on the bed. No place on the property to warm food or beverage.
- 4/5
Nice and clean
- 5/5
Staff was hospitable and courteous
- 5/5
Marcos was great, fast check-in. The lobby very very clean as was the room. We came here on our 1 year anniversary and we couldn't be happier with our stay. We will definitely come back to stay again.
- 5/5
One suggestion for the future is to install a pool heater for the roof top outdoor pool. It was great up there but pool temp was barely 70degrees. Otherwise great experience.
- 3/5
The property was okay, I feel like we spent too much for so little. I don’t think it was worth the stay.
- 3/5
Tiny room. Rooftop was closed on Saturday. Not a bad hotel but not as nice as pictures and definitely not spacious.
- 5/5
clean room, convenient to restaurants and activities.
- 3/5
The feel of the lobby is highly Miami and swanky… the bed was really comfortable. It was nice to have a bottle of wine waiting. The rest- not so great. The club was LOUD and right outside our supposed to be romantic room. It was really expensive with $50 resort and $50 mandatory valet charge. There was no bell service so we had to lug our luggage outside of one building down a sidewalk to another and then upstairs.
- 2/5
Friendly staff CVS across the street Cons: Rooms are tiny with no dressers and a closet that’s a foot wide. Rooms were not carpeted. We slipped a few times on the slippery floor, it seemed dangerous. Extremely loud. I messaged them that one of the members of our party is pregnant and we’d like a room where it’s quiet. They never responded to my message and they put us on the 2nd floor on Collins Ave. There was loud music playing until 3am. Breakfast was mediocre - I don’t recommend paying for that. Laundry - the desk worker helped me fill out the laundry form, it was $39. When I got home and checked the invoice, they charged me $70.
- 5/5
I like the room layout and the room amenities especially the body products. The hotel is beautiful. It's an adult only hotel which I appreciated . Great location one street away from the beach. Finally I am Expedia gold so enjoyed the free bottle of wine and the $50 f&b credit
- 4.5/5
The staff we had at check in and check out was excellent, wish I recalled his name. Very professional, courteous and friendly. Bartender at pool was very kind too! Enjoyed lounging at the cozy rooftop pool, nothing huge but a great place to grab a drink, cool off, read my book and take in the sun - lots of seating options too. Did not have a chance to enjoy the other food / drink options at the hotel. Everything looked intimate, cozy and a nice boutique hotel feel - VERY clean room and lobby - cleaning staff deserves a positive mention. Room was a bit loud with another establishment downstairs but we went out around the same time so didn't effect sleep when we returned. AC needed a quick service which they handled quickly; was adjusted by the time we returned from dinner - appreciated the attentive staff.
- 3/5
Castro was awesome and got us in a room early after a long flight. Totally disappointed in the hotel. Hotel really looks like a converted motel with drapes from the 70s and a 1 inch gap in the door. It was extremely loud. Not sure why it has a 4.8 rating except for great location.
- 4/5
They let us check early which we appreciate. The safety lock was low on battery, yhey quicklu changed it. But outside our room is too loud, so machine running.
- 3/5
Room was very small. No staff at in the lobby when I arrived. A line formed before someone arrived.
- 5/5
Everything was fantastic!
- 5/5
Venisecia at the front desk was really helpful and explained all of the amenities. Answered all of my questions too.
- 5/5
Clean, cool and safe. The pool area was nice. We didn’t get to try the restaurant or pub on this visit. Would stay here again.
- 1/5
The room smelled weird when we entered. Had to spray perfumes and open the door and window to air out. They offer a gym but guests have to walk 15 minutes to get to it. When we asked a bartender and server questions, they were dismissive and rude to be frank. We will not be booking here again in the future unfortunately. The space where we checked in needs to be shut down and renovated. The ceiling looked like it was peeling and deteriorated
- 5/5
Friendly, courteous staff, clean, well kept and modern
- 5/5
very good hotel. loved the single king bed room and the amenities inside. the toiletries were nice and a robe and slippers were included. very nice room. property is beautiful with intentional decor everywhere. big fan of the bar lounge and the lobby area.
- 5/5
We were able to go to the beach just a block away from it and the resort fee included chairs and towels. Roof top pool was very nice and clean. The property is overall very clean and staff very friendly. KOBO cafeteria had good coffee and a few options for breakfast. We felt at home. The hotel is close to Lincoln Road Mall also and there are free trolley buses to move around. Very convenient.
- 5/5
walking distance to the beach, and shopping and food. Can always find some place to get a drink and socialize with others. Roo very clean and hallway and elevator stayed cleaned and smelled so good. lobby is so pretty and calm, and welcoming, Staff is so nice and pleasant. You can walk to the shopping area. So PEACEFUL AND WELCOMING
- 5/5
Nice hotel! I enjoyed the the stay, clean room. In a great location
- 5/5
The location is great. One block walking from the beach, a CVS across the street, lots of dinining wiring walking distance. The beds and pillows are very comfortable and the rain head shower was very nice. Kobo café on site is a great place to pick up a coffee, rooftop pool had great drinks and chairs. I'd highly recommend it!
- 4/5
Our room was comfortable and great except the shower leaked but they were more than accommodating to try and fix it and even decided to not charge the 2nd day resort fee because we decided to stay in the same room because we didn’t want to have to move all our things again. The CVS pharmacy was right across the street which was so convenient as well as the beach and other restaurants so close by! Loved our stay and highly recommend. The one star was only removed because of the broken shower seal.
- 5/5
Beautiful boutique hotel! Very friendly staff. WE received some VIP perks which was great! We had a wonderful stay!
- 3/5
Our Miami stay kicked off with a thrilling game of “Where’s the Valet?”. After circling the block like Uber drivers on steroids, I went inside, front desk shrugged like this was business as usual. The hotel itself is fine: older but updated, rooms a little tight, and our “view” was a lovely brick wall. The bathroom? A glass wall setup that redefined “open concept.” Privacy while going #2? Forget it, we scheduled strategic “walks” while the other did their business. We booked here for free valet and late checkout (per their website), only to be told, “Oh, that was last month.” The elusive manager was MIA all three days. We self-parked for $20/day, yet got billed valet for all three nights anyway at $50/day. Overall, it’s decent if you love scenic walls, glass-bathroom adventures, and mystery charges. Otherwise, Miami has plenty of hotels with actual valets and doors that close
- 5/5
Immediately was offered my Expedia VIP amenities such as $50 credit and a wine bottle from the hotel. The staff were very friendly and went above and beyond for a great experience. The room was extremely comfortable, clean, and better than expected! Although on a busy area, we did not experience noise throughout the night. The hotel is in a very accessible area, so close to everything!
- 4/5
No microwave in room and no complimentary coffee
- 5/5
Impeccable service, very clean chic hotel
- 5/5
1000/10 experience. Staff went above and beyond in service: very attentive, friendly and responsive. Loved the rooftop pool and beautiful interior lobby. Kobe coffee downstairs was delicious and super convenient. First time in Miami and my stay was my favorite part of it! Thank you!!!

Overall, i
- 5/5
The entire staff has been lovely from the very moment of check-in. The on-site dining is amazing, offering everything from coffee and bar food to fine dining. The rooftop pool and bar are also top-notch. My only wish is that they had a better "mini bar" experience. They didn't have any snacks, which I love in hotels! Otherwise, the hotel is perfection.
- 4/5
Nice option in South beach.
- 5/5
I appreciate the Art Deco Architecture, Julian was more than accommodating, and the staff is professional.
- 5/5
Our overnight stay at Greystone was nothing short of amazing. The staff were extremely accommodating and the actual stay at the hotel was awesome!
- 5/5
One of the best stays we have experienced. The staff is super friendly, very clean, and great room. The pool on the roof is hit. We recommend.
- 5/5
One of the best places I have stayed for sure.
- 5/5
Very modern
- 5/5
Loved it. The room was amazing. All the restaurants are in the area are in walking distance the free gym access is unmatched.
- 5/5
I’ll always recommend this property! The location is perfect, close to everything and the staff is absolutely amazing.
- 4/5
It was a nice place. Friendly staff. Clean room. My only complaint is that there is no option for self parking and the price for valet parking is outrageous.
- 4/5
Great location. Friendly staff.
- 4/5
The property was really nice but due to the rain our ceiling started leaking and we to switch rooms on a lower floor. The lower floors were close to the club which is located right next to the hotel and the club music is very loud making to difficult to sleep.
- 5/5
It also has an onsite bar, restaurant and snack bar which are all brilliant. I would highly recommend this hotel
- 4/5
Stayed in a nice corner hotel
- 5/5
Lovely place
- 5/5
Classic Miami
- 5/5
Amazing!!! Federico and his coworker (I forgot his name) were amazing!! I will come back again soon
- 5/5
Beautiful lobby. Clean. Roof top pool was perfect.
- 3/5
Walkability, cleanliness, amazing staff, rooftop bar and pool. Drinks and food were delicious. Parking was extremely confusing and no clear directions/signage. No one was there for valet (checked in late) so we ended up self parking in the garage across the street. Had to park on top floor with no elevator and carry luggage up and down. Based on the reviews, I knew noise would be in issue, but I underestimated how noisy it would be I guess. Heard every conversation outside, people fighting, honking and car alarms from parking garage. Bed and pillows were not comfortable either. Not the worst, but mediocre at best. Between the noise and the uncomfortableness, we didn’t get much rest.
- 5/5
Excellent place for a quick stay before our cruise. Wish we would have stayed an extra night or two. Really enjoyed this hotel.
- 5/5
Had a great stay here with my boyfriend for our anniversary. Only stayed one night as we had a cruise but the staff was so friendly and accommodating to our early check in. The restaurant on site has incredible food and our server was knowledgable about all the options. The head chef came and spoke to us to make sure we were enjoying the food which added to the top level hospitality we were receiving. The hotel room is clean and the rooftop bar and pool wasn’t crowded so we enjoyed it a lot. It’s a great location only a few minutes walk from the beach
- 5/5
Great stay. Staff was very friendly and helpful. Plenty of stores and restaurants within walking distance. Beach nearby walkable. Will stay again.
- 5/5
This was the best hotel I’ve ever stayed at in Miami and I will definitely be back every time moving forward. Everyone was so friendly and I especially enjoyed dinner at Sérêvène!
- 1/5
Im glad we only booked one night in this hotel! Booked the double suite with the private jacuzzi on the roof but it’s NOT private! Employees are constantly coming to the roof to “work” while trying to chat. My niece is in college and jumped out immediately, feeling uncomfortable. Sunday morning we were awakened at 7:17am but employees above us trying to fix the jacuzzi that belongs to a different suite but was above us so we heard.
- 1/5
The guy at the front desk is very aggressive and
- 5/5
We had such a lovely experience! The staff was wonderful and we were able to check in super early which was HUGELY appreciated. Amazing low key pool, lovely pool bartender. All around we had an amazing stay and wish we could have extended!
- 5/5
Staff was amazing! The hotel is beautiful, not at all the fault of theirs but outdoor traffic and noise was terrible at 2-5 am that you would waken easily. It was 4th of July weekend though. Other than that, would 100 percent return and are planning to.
- 4/5
Location Cleanliness Room is very basic and small Pool is very small, no view No coffee machine in room
- 5/5
The GIANT ! dead bugs in the bathroom, they didn't clean very good they were under the bathroom vanity our entire stay, 8 days.
- 5/5
The staff were amazing and made my stay worthwhile
- 5/5
Julian at front desk was super nice and helpful!
- 5/5
We ate in the restaurant, Serevene, outstanding service and food. This hotel was not expensive but really went beyond our expectations. I think we were lucky with room upgrade though
- 2.5/5

- 5/5
Loved my experience here! The room was designed, the staff was sweet and the room was always clean
- 5/5
Lean. Good service. Great location. Nothing bad to say. Love the food and coffee shop as well.
- 4/5
The staff was was good .The rooms I had needed cupboard space ,there was none .The resort fee is a total rip off. Never use one of its features and it cost $48.35 per day .Charging roughly $50.00 per day for parking ,while the convention center charges $20.00 per day.
- 4/5
CONVENIENT LOCATION GREAT SERVICE
- 4/5
Very nice hotel…amazing staff …
- 5/5
Clean, simple but comfortable The cost I think could be a little less
- 5/5
Convenient and lovely! The rooftop pool and rooftop bar made the trip so relaxing. The staff were very kind and helpful. Walkable to the beach, and you get chairs and towels- this was an excellent perk. We will be back!
- 4/5
Service was great, everything was great, but the room was very small and no coffee maker.
- 3/5
Property was clean but on smaller side. Fine pool area - not much going on. My room was in courtyard which was very loud at night.
- 3/5
Clean comfortable boutique hotel. Valet and self parking is quite disorganised and can be a bit frustrating. If you arrive via rental car you may have problems figuring out where to offload etc, Roof top facilities are a nice feature. Overall it’s not a bad place to stay but they can improve the ease of parking and first impressions on arriving / offloading to make it a bit more attractive compared to the other options.
- 5/5
Awesone
- 5/5
Close to everything including the beach.

O
- 4/5
It was clean, friendly staff and great options for dining.
- 3/5
Honestly, for the type if hotel it is, I would it 3.5 stars if I could. I would have probably rated this a 4+ about seven or so years ago when I was younger, but obviously as taste evolves as you age. The room was very clean, smells nice, and I was provided great amenities, thanks to my Expedia status. However, it the room was VERY small and outdoors so it gave me the feel of a motel. (Beware of the "Courtyard Rooms"). Staff was okay. The only place to have breakfast onsite was Kobo, which had snacks and premade breakfast. That brought the rating down for me.
- 5/5
The vibe and the staff were amazing It was clean, friendly and well staffed
- 5/5
Pet friendly
- 4/5
This is a simple, small boutique hotel in the heart of South Beach. The rooms are clean but small. There are no amenities like a coffee machine in the room, or free coffee in the lobby, but there is a lovely counter cafe on the property for coffee, snacks, etc. It feels like a small European hotel, definitely not like a sprawling American style hotel/motel. I appreciated that this is an adults only hotel. The decor is simple, but comfortable, the rooms are small, the bldg is historic art deco. It is located next to a night club, we were able to shut the double doors and play white noise to not be bothered, but I can see there is a potential to be disturbed by the thumping music. The rate was fair in comparison with other hotels nearby. The lack of free coffee either in the room, or a coffee service in the lobby. This is a basic amenity offered at most hotels, basic to luxury.
- 5/5
On our back through Miami after some time in the Keys, me and my husband only needed to book a room for one night but wanted a nice space to wind down. We booked a room at The Greystone with a private terrace & jacuzzi, it was beautiful. The space was clean and chic, the common areas had a nice ambiance. The staff were lovely and accommodating. We would definitely choose to stay here again when in Miami.
- 5/5
Very nice and clean property with exceptionally friendly staff
- 4/5
The property was very nice and clean. The room was VERY small.
- 4/5
The hotel itself was nice (upstairs patio, bar, lobby area). Bonus points for the complementary coffee and treats in the morning. The hotel is also in a convenient location and walkable to other areas in South Beach.
- 5/5
Brendan at the bar took it from 4 to 5 stars.
- 5/5
it was such an amazing experience !! i really loved all the food i had at both restaurants during my stay :) loved how easily walkable everything is and the cvs next door really saved me a couple of times
- 5/5
We had a wonderful time at Greystone.
- 4/5
Clean, quiet, nice bars and pleasant rooftop pool and lounging area. Comfortable bed and mostly quiet nights. Staff was lovely all around. Everything was as expected so no complaints.
- 4/5
Rooms are just decent. Staff is great. The location is excellent
- 1/5
They put me on first floor and it was so loud until midnight with people right outside my hotel room door. I complained several times and it didn’t get less loud until after midnight. Will not stay here if you plan to have anything quiet
- 5/5
The staff was right on point, attentive and helpful. A few steps away from the beach, surrounded by everything and anything you may need. The rooftop terrace makes for a great place to hang out under the sun.
- 2/5
The A/C in the room also didn’t work, and with the window stuck open, the room was uncomfortably warm the entire time. I brought this to the attention of the front desk, but the staff member didn’t seem to care. He offered to move us to a different room, but it was a king bed, and we had three people sharing two double beds - not a practical solution unless we packed everything up and completely rearranged our setup. Overall, I was quite disappointed with how the situation was handled and would not recommend this hotel to others. There are better options nearby that take guest comfort and safety more seriously.
- 4/5
It was a good experience. I’ll be back for sure.
- 3/5
Be wary of the noisy nightclub next door! Constant noise until 3am.
- 5/5
Exceptional service, room was cleaned every time we left the room. In hotel dining and bar were fantastic and priced well. Rooftop drinks are a bit of a splurge for what you get but an excellent hotel for it’s value: I would highly recommend the greystone.
- 5/5
Loved its location, staff, pool, restaurant. The only downer was no real breakfast.
- 1/5
Hotel staff walked in to our room unannounced while my wife was completely naked. She was beyond embarrassed. When we advised the front counter of this invasion of privacy at check out we were asked to speak to the GM at a later time as they were busy with checkouts. We agreed and asked for him later that day when we returned to collect our luggage but we were advised he was off site. We were told he would contact us as soon as he returned. 2 days later we had heard nothing so I contacted them again. The following day the GM emailed us, not even bothering to call, to advise he was investigating and that it was a new staff member. I responded letting him know we had expected a personal call at the very least and he said we should have spoken to him during our check out. We are disgusted at the lack of care given by the hotel and its GM for such a serious matter. If you expect privacy and a personal touch from a hotel avoid Hotel Greystone at all cost. Our best guess is that Hotel Greystone will respond here defending themselves as it is obvious they don’t take responsibility for issues at their property.
- 5/5
The Greystone was lovely. It was in a wonderful location. The place was clean nicely decorated, and the staff was superb! Julian at the desk was so friendly, professional and accommodating, and the drink we received at the rooftop bar was delicious! I loved having chairs at the beach that were available to us.
- 5/5
Lovely boutique hotel. Convenient location to beach, shops and great restaurants within a few minutes walk
- 5/5
Enjoyed for our honeymoon
- 5/5
Hotel was very nice
- 5/5
The room was large and so comfy. When we got in the room a bottle of wine and a noye was waiting and that was a great thing after a flight. The staff were very friendly and accommodating everything we needed they got for us. Thank you it was a great stay.
- 3/5
It was all very clean and looked professional but I just expected more and see no reason to choose this over standard hotel rooms that are half the price but have better immediately available amenities. No drinks options except a ridiculously overpriced bar or an even more overpriced coffee bar. The “ironing board” I initially had was pitiful. To their credit they did replace it with an actual ironing board but should not have to ask. Surely other guests have to iron stuff? I am sure it is perfectly acceptable for a certain demographic but for me it is not a hotel I would return to as it is not worth the money I paid for it. For others I am sure it is a wonderful place to stay but I honestly can stay at a Hilton for half the price and it is better suited for my needs
- 5/5
My sister and I spent six nights at Hotel Greystone. We loved the rooftop pool/bar and the happy hour deals were so fun! We stayed in the Standard King room, located in the Collins building and it was perfect for what we needed, as we spent most of our days out and about! The walk to the beach was maybe 3 minutes and having a chair there was fantastic. We enjoyed all of the local restaurants, bars, shops, cvs across the street, etc., and have already discussed coming back next year!
- 5/5
I loved this spot. Such a cool vibe with great location. Def will stay here again
- 5/5
Great spot!
- 4/5
Conveniently located.
- 5/5
Very nice and quiet hotel, very well located ! The staff is amazing, the hotel feels safe and has everything you need. We come back every year
- 4/5
Had a great experience at the greystone for a weekend getaway. Food in the restaurant was fantastic and the little coffee shop attached was really quick and convenient.
- 5/5
Great location. A bit noisy at night for rooms fronting the street. Great amenities. Rooftop pool was nice.
- 2/5
Too much noise
- 5/5
Provided beach chairs and towels were fantastic and very close to the hotel. Bed was comfortable and the room was modern and clean. The only worry we had was the pool party had very loud music at night time. Thankfully it was done by 10PM for the guests who needed to sleep.
- 5/5
Great location, nice rooftop pool experience and the food and drinks were delicious…especially the Smash Burger. It was also a nice option to have Comedy night and Jazz night on site.
- 3/5
The welcome upon arrival here was wonderful the place is very nice not loud at on on the side we were. Room studio size no view close to the elevators. I don't not pick so the wear and tear on the chowed door handle and lack of the working attachment I was upset about. The roof top bar was nice drink menu is exactly what a drink menu is curated drinks by someone else and if you're lucky to find one you like and don't have to change the recipe then you're all set. Not a lot of foot traffic done this way and as stated earlier the front desk is welcoming. The things I didn't like which didn't have anything to do with the hotel is the fact that there's no direct access to the beach I prefer to walk out from my hotel to the walkway leading to the beach not crossing the street and walking there. Roof tops are nice but not in windy March and the disarray of the bartender during happy hour. We didn't visit the restaurant downstairs as we had reservations elsewhere but after the interactions upstairs I wasn't in a hurry to go there. Check out was smooth and my pick up was easy. All and all it was nice I just know this isn't the spot for me

Amazing!

This is the perfect spot. The security here is also amazing. The staff is so nice. Steps from the beach and close to the action but just right to feel like you can relax! We will be back!

The room I was in was motel style, with exterior hallways. The room was very small, but that was not an issue for me. Unfortunately, I barely slept the two nights I was there because of the noise from the street. Between people shouting and garbage trucks collecting what sounded like 100 garage bins, it was impossible to get a good night’s rest. The walls must be really thin as the windows were completely shut the whole time but it was still super noisy. They did provide ear plugs but I couldn’t get comfortable wearing them to sleep. Other than that, rooftop bar and Serevene restaurant were great. Also all the staff from front desk to rooftop and coffee shop were friendly and provided good service.

Great hotel and location

Really unique little property. Very clean and quiet. The room had a private terrace with jacuzzi (not quiet at night when the neighboring bar had loud music but I travel with sleep buds). Would stay here again for sure.

Loved everything about Greystone! The staff and service were great, and it was a prime location, just 2 minutes away from the beach

Small room

This property has positives and negatives. Location is great, near beach, better end of strip, and great restaurants within blocks. Staff was outstanding all around. Property was clean and reasonably well kept for an old building. Roof top pool was a nice space day or night. Negatives are very small rooms, small and slow elevator, no coffee makers in rooms and very soft low mattress. I would suggest adding a coffee and tea service in the lobby.

If you like hitting the gym on your travels, the arrangement Greystone have with Gymage using FOC day passes gives you a way better than normal hotel gym experience. Is a 10 min walk from the hotel.

Property is nice but they didn't clean my room, instead they stole my Rolex from the room that was hidden. Unreal. Police report filed

Refrigerator didn't work, room had strong chemical smell.

Atmosphere: The rooms are pretty small and very simple. The “closet” doesn’t have a door? Just a curtain. Everything about the room is simple. Definitely a “minimalist” vibe. Amenities: There is a resort fee of $42 a day, but they don’t have any amenities… so that is definitely a bummer. They have a tiny pool on the rooftop. We went up there one day and there were a bunch of brown/dirty paper towels in the pool. That was definitely a turn off. They do offer beach towels and they work with a company that has chairs on the beach, but umbrellas are extra. Parking: I believe valet parking is $50 a night. There is another parking garage (G12) across the park that is $20/night. It is a very nice and well lit garage, so I would definitely recommend going there. Next time, I would probably choose a different hotel with better amenities and a better pool.
