Reviews
The hotel is highly praised for its beautiful and unique Victorian-style building, friendly and helpful staff, and comfortable rooms. However, some guests were disappointed with the lack of amenities, such as a restaurant and bar, and the high cost for what they felt was not a true 5-star experience.

Old world charm in the heart of the city. It's not your typical impersonal large hotel or a trendy hipster boutique hotel and tricked out room decor and amenities. The place harkens back to a time when traveling is private, intimate and personal experience. The hotel is a spacious former private mansion converted into small inn. It has all the amenities of a large hotel but in an intimate setting. Located in a part of the city that's walking distance to Japantown. This is a personal preference about lighting in general. It seems like the lights in my room is outfitted with 3000K LED lights. Warmer 2700k LED lights seem more in keeping with what I'm used to. 300K lights is too bright and they belong in public space... not in bedrooms.

The room itself, the location, the atmosphere, literally everything about this hotel was beautiful and amazing. Far exceeded my expectations, everything was gorgeous Bathtub was spacious, bed was super comfortable, everything provided was stunning. Staff were super helpful and kind. 12/10 will recommend everytime. Parking was a little tight, BUT the fact it was gated and private (given the nature of the city) was fantastic and gave us peace of mind which greatly outweighed the snug parking. Don't let this turn you away from this place, it was so worth it.

Staff, excellent from checking in to my departure Elevator was down, did not cause me a problem but it might have created problems for other guests.
- 5/5
Service was excellent
- 5/5
Nice people, nice location. On site parking which is odd for a boutique hotel in SF. Only complaint is there is no shelf in the shower for soap or shampoo. Minor nit.

We had a very comfortable stay in the deluxe king room for 2 nights. The Mansion has a very beautiful interior, beautifully furnished with a lot of interesting decorative items and pictures to look at, like a little museum. Check in was super easy, so was parking with clear instructions given with the early online check-in option. Our room and bed was comfortable and it was quiet. The staff was very friendly and helpful and served us a hot beverages any time of the day. We liked the location. For us, everything was in walking distance to great Neighbourhood restaurants in Japan town or the Fillmore District. Places like Union Square, SFMoMA and other places of interest were in walking distance as well and we did not need a car for 2 days. Breakfast options were on the sweet side, but we could order eggs any style or omelette. For lunch we enjoyed great sandwiches at the Limoncello deli just opposite the Mansion. A wonderful place to come back.

Such a beautiful place, great location and super nice staff! We also loved the location and the quiet of our room. The staff needs to learn to make a proper espresso, truly. They could up their game on the atmosphere with music in the downstairs and maybe some live greenery. We were there at Christmas and the decorations were dismal. It is just short of how spectacular it could be. It wouldn't take much.
- 5/5
Great hotel. Staff was kind and attentive. Room was clean and comfortable. The hotel has so much personality. We will definitely be coming back.
- 5/5
Incredible decor, very clean rooms, excellent staff. 10/10 would recommend, I will definitely be coming back!

The Sutter Mansion is gorgeous, historic and filled with original artwork. The bed was very comfortable. We had a few issues which were quickly rectified. Service is extraordinary.
- 5/5
The hotel is beautiful, staff excellent, free breakfast great.. only complaint .. we were in suite 201… the only mirrors were in the bathroom.. my cousin was in suite 205… she had several mirrors in the suite and bathroom
- 5/5
Beautifully restored property with very tasteful furnishings. Staff very helpful and polite. A real pleasure to stay in. Top quality stay.
- 5/5
Some of of the most comfortable beds/pillows/sheets I've ever slept in! Service was great, rooms are spacious.
- 5/5
The entire team was outstanding, very welcoming but not over bearing. If I have anything to wish for more is an elevator for transportation of luggage’s.
- 5/5
The great staff will attend to your every need. Lovely renovated property. Nice full breakfast menu. Comfortable rooms. Quiet. We will stay here whenever we are in San Francisco.
- 3/5
Beautiful common space and very friendly staff. Rooms have seen better days. Carpets and furniture are worn. Most furnishings are cheap; not inline with the overall "mansion" atmosphere. No hot water (staff checked and the same situation in other rooms when I was trying to take a bath/shower). The gym is not much of a gym.
- 4/5
The masion is beautiful. The staff is wonderful. Some maintenance on our room is needed. The towel hook on bathroom door is broken. Just little things but it would be nice to have a place to hang a towel.
- 5/5
awesome staff, old-fashioned building, spacious

What a wonderful property and staff. The room was beautiful and the staff was very accommodating. I can only say positive things about this hotel.

My daughter and I stayed at mansion on Sutter about five years ago and it was such an amazing experience that when my husband and I decided to visit San Francisco I booked us to stay there as well. If few things have changed, but the customer service and the beauty of the rooms and the location makes this one of the most Wonderful places to stay in all of San Francisco. The property is so beautiful and the renovations were done so well. The customer service, especially by Amanda and Komal were above and beyond. We will be coming back to San Francisco this year just so we can stay again at this lovely property. The rooms are clean. The beds are comfortable and every room is unique. I highly recommend this property.
- 3/5
This facility claims to be a 5-star hotel, but I'm not sure what the basis is for that claim. It's a strange kind of BandB without a restaurant. The include breakfast is awful - literally stuff from Costco. They have a couple very helpful staff members around but the whole place seems kind of deserted. Location is not far from everything, but not close to anything. Isn't as well staged as the photos suggest. Furniture was nice but getting a bit worn, nice toiletries and towels, no turndown service. You only get housekeeping if you ask for it. We had an issue with our room, and an offer was made to move us. Finally, not sure why but we paid Expedia $200 more than the hotel's receipt shows we paid - guess Expedia is marking this up, not down.

Loved the visit
- 5/5
Beautiful Mansion, extremely comfortable with great staff. Easy access to nearby bars & restaurants.
- 4/5
Love the free slippers and staff responsiveness was fantastic!!!
- 3/5
I have stayed at this charming and historic property before, which is why I returned. Sadly, I probably will not come back. The staff is always helpful and friendly, but our room was musty and smelled like bleach. The walls looked like they had not been wiped down properly. They need to air the room somehow and at least wipe down all of the moisture from the walls. The last time I stayed here it was clean and fresh. Maybe it was that particular room, but the nightly rate was not cheap and we could have had a different experience for much less.
- 5/5
Great, quiet stay in the heart of the city
- 5/5
Surprisingly wonderful stay! Beautiful building, lovely quirky room, excellent service, in perfect location. So glad I went for it.
- 5/5
Good espresso coffee for breakfast but no hot food like scramble eggs or bacon, only cold bakery but at least there is a microwave.
- 5/5
Very classy
- 4/5
Old-house fanatics like us will take any opportunity to stay in homes turned hotels like this one. It is very cozy and welcoming despite ornate details at every turn. The staff and concierge team made us feel at home and were a great help coordinating special parts of our first visit to SF. A critical eye would find a few faults in the small details where properties go from good to excellent. During our stay we were often the only guests to be seen or heard, and the absence of bar service or their former in-house restaurant were small letdowns. Some elements of room prep are quirky for frequent travelers. None of that is a problem nor should it dissuade someone from staying. It’s in a safe area of downtown SF and close to anything worth seeing.
- 4/5
It is one of the most beautiful properties I have been in. The renovation is beautiful.
- 3/5
The bar held remnants of the past with half opened bottles of wine, old cans of beer and scattered glassware. When we asked for a glass of wine we were offered some of the opened bottle which was ancient and undrinkable. Asked for a beer instead but the fridge was broken... Why not clear it all away and make it clear the bar is closed, the next day the opened dusty bottle of wine was still sat there alongside several others... Overall it felt like the place was closed and we had snuck in, it was sad.
- 5/5
We stayed in this hotel for one night. This was our second time because we liked a lot our first stay. I would highlight 3 things about this hotel: 1) Friendly and helpful staff (Amanda and others). They went above and beyond to make us happy from making coffee, carrying luggages, opening parking doors, and most importantly having a pleasant conversation. 2) Beautiful art throughout the building. 3) Great location, walking distance to Japan Town and Fillmore shops and restaurants.
- 4/5
Neat old hotel. Staff very nice .
- 5/5
Lobby is beautiful. It’s like a gallery of arts. Very relaxing environment. Location may be the best in the city.
- 5/5
Everything about this place is elegant.
- 5/5
Very beautiful and unique hotel, but most notable was the very friendly staff especially Amanda, she made sure we had everything we needed at all times, showed us where everything was and made sure to ask if we needed anything every time she saw us in the lobby. I cannot thank Amanda enough for making our stay comfortable and memorable. The Hotel was everything we had hoped for. I would definitely stay there again.
- 5/5
This is a beautiful mansion. The staff was so kind and helpful. Our room was clean and so comfortable. The parking was convenient and easy. We will definitely be back!
- 5/5
We loved the Mansion on Sutter. Amanda was wonderful and personable. We can't wait to come back.
- 5/5
Staff was super friendly and the property is unique
- 3/5
1st of all the staff were great. The low reviews I’m giving is really because this is NOT a 5star hotel as reported. The room was pleasant but there is not a restaurant as the pics show, the bar is not open, there are a lot of wine racks but all of them are empty, there is no valet and for the high cost this is not worth the $. There a lot better hotels in SF closer to restaurants for 1/2 the price. I was surprised the reviews were so stellar because this was a rip off to me.
- 5/5
Beautifully elegant. Building is amazing, amazing beds, pillows. Absolutely loved it, will be back.
- 5/5
Magnificent 1881 Victorian with authentic decor and beautiful period art. The staff were extraordinarily helpful and friendly. Terrific complimetary continental style breakfast and around the clock coffee and tea service. Convenient onsite parking. 6 stars! We will never stay anywhere elae in San Francisco.
- 5/5
Close and convenient for work.
- 5/5
Beautiful Victorian! Lovely staff. The room was lovely and definitely much, much nicer than I’d expected upon booking. comfy bed and beautiful bath! Breakfast was just perfect: hard-boiled eggs, toast, fresh fruit, yogurt, pastries, bagels, cheese/salami. Would highly recommend staying here. Once you step inside, you’ll feel like you’ve time-traveled into another era!
- 4/5
The property was quaint and charming, but for a luxury hotel, I was surprised that it was missing some of the core amenities. The walls were a bit thin, wifi was flaky, the shower took 10 min to heat up mid-day, and the bar/restaurant have yet to be brought back. The bedding was fantastic. The staff were so gracious and kind however, especially Amanda at the front desk. She was kind enough to fix the internet and also brought me a full length mirror when I asked (the room only had a half mirror in the bathroom).
- 5/5
Absolutely beautiful old Victorian that has been updated and maintained lovingly. We thoroughly enjoyed our stay.
- 5/5
Upon arrival, Amanda, a very professional and hospitable lady gave me a warm welcome and showed me around the facilities and the room. The room was even more beautiful than I expected. I just realized that I forgot to mention in my original booking that I wanted some flowers for decoration. But Amanda kindly helped me get them ready quickly. What an amazing staff! I had a pleasant stay here. Will definitely consider being back in future. 5 out of 5 stars for all!
- 3/5
The staff was great and welcoming but I think the whoever runs the hotel can use some help to spruce up the whole interior, bar area, and really low quality breakfast. The hotel otherwise is a very nice area between japantown, pac heights, civic center. The outside has been really nicely renovated. The hotel has a lot of potential.
- 5/5
Great stay, fabulous hosts, historic building, very comfortable rooms, great breakfast
- 5/5
Fantastic staff! Very kind a accommodating
- 5/5
Lovely, comfortable rooms, exellent staff, great service.
- 5/5
We had a fabulous stay at the Mansion. We felt comfortable and enjoyed the quiet and spacious rooms.
- 5/5
Wonderful stay, very classy, romantic, a classic SF experience
- 5/5
Yesh and Amanda were great! They made us feel like we were the only guests in full hotel. They were so very attentive and responsive. The room was beautiful as was the entire hotel.
- 1/5
Once we were in, we were greeted by a stale smell typically associated with lack of ventilation. The entire building was empty, with just the two of us guests and a single staff. The parking lot had only one other car. The bar and restaurant looked unstaffed. I have been to quite a few historical hotels but this is just dingy and creepy. The room was ok but still smelt. The TV and the cable box looked like out of a motel along the highway. 5-star? This must be a joke! I called Expedia to cancel my stay. Unfortunately the staff at the hotel refused. Doesn't matter. We just left and booked a more well-known hotel. Yeah, you could say that we are not staying in this place even if it was free. This is blatant false advertising. Don't let your members fall into this trap!
- 5/5
The stay in Mansion on Sutter is a magical experience - from the arts on the wall to the decorations on every possible detail. The house is antique but not old. The furnitures are with style and yet comfortable. And the staffs are really, really nice. Once stayed a few nights in the mansion, it's like having a home in San Francisco that you'd always miss. Recommend wholeheatedly.
- 5/5
Lovely historic mansion. Super friendly staff!
- 4/5
Beautiful historic building with spacious, clean and well appointed rooms. The staff was very friendly. They served a nice breakfast but the restaurant is otherwise closed.
- 5/5
Beautiful building, both inside and out. Staff is wonderful.
- 5/5
It's a beautiful property, well maintained, and the staff is perfect. We had an issue with the safe in the room (the only bump in an otherwise perfect stay) and the concierge was at the door almost before we hung up the phone. Also, I ordered roses for the room (my wife's birthday) and they were perfect. This is really a exceptional hotel.
- 5/5
Absolutely wonderful place with a very welcoming staff! Amanda, in particular, was really great. Loved the rooms. I stayed in 203 and 207. Great Italian market with sandwiches across the street. Highly recommend!!!
- 5/5
Beautiful space, excellent service
- 5/5
That is amazing and unique hotel! Very interesting, like a museum. Rooms are very comfy! I love it!
- 5/5
Lovely mansion with beautiful art. Attentive staff. Easy parking. Comfy beds. Quiet. Room had separate tub/ shower and room was spacious. Would have preferred a separate sheet on the bed, but bedding was high quality.
- 4/5
Classic 1904 beautiful property, restored to a modern, though age authentic San Francisco Mansion.
- 5/5
Beautiful property.
- 5/5
It was a very nice hotel and we loved eating at the pop-up restaurant, Anomaly, just downstairs! Dinner was amazing and we loved the convenience of being so close to the restaurant. We were also able to walk to Whole Foods for snacks/breakfast and it was a very convenient 5-ish minute walk. Would stay here again!
- 3/5
No refrigerator, no restaurant on premises, very expensive parking, small room.
- 2/5
When I requested a rubber mat for the shower for my own personal safety, I was informed there were none. My back and neck were sore for days afterward.
- 5/5
This is a beautiful hotel. The location is perfect and the staff are extremely attentive to your needs. I will stay there again!
- 5/5
The staff was amazing! They took care of all our needs and were even pro-active in asking what we needed after arrival. Location is in a quiet neighborhood so if you don’t want to be “in the middle of everything” but close enough to get there, I’d highly recommend this property.
- 5/5
Everything was exceptional, the property was beautiful, the staff were friendly and catered to our every request. I would recommend this property to anyone traveling to San Francisco.
- 5/5
Great authentic San Francisco late Nineteenth Century mansion experience. Rosepedals on the bedspread was a nice touch.
- 5/5
Quiet old world charm. Easy access to many neighborhoods in the area and to Japan town
- 4/5
The mansion was beautiful and the private parking was great.
- 5/5
We had an incredible stay at Mansion on Sutter. We loved how small the hotel is, it made for a very personal experience. From the bed, to the carpet, to the robes, everything was very comfortable and cozy! Definitely recommend staying here and would stay again.
- 5/5
Mansion on Sutter is an absolute affluent and luxury hotel which offers quiet, professional services. Butler is nice and friendly, the concierge service from start to finish is outstanding. My booking experience was memorable. Artis answered my questions right away, and made absolutely beautiful floral arrangements per my request. I will recommend this place to anyone wants to stay in SF for a couple of nights, and I will definitely come back for my future visit.
- 5/5
Awesome hotel with unique features. Across the street is a deli and liquor store. Very convenient while the hotel is still in COVID lockdown. The experience will be even better when the restaurant and bar reopens. We were told mid-July. I would definitely stay there again.
- 5/5
This has to be the most hospitable hotel I have been to. The staff opens the door for you whenever you leave and return. Your room is prepared in advance with a nice bottle of wine in an ice bucket, flower petals, and spotless cleaning. By the way, spotless does not mean just having lean pillows and blankets. It means that everything, including the bath tub, looks brand new. The room also somehow looked nicer than the way it looked in the photos. We didn’t hear any other guests during our stay.
- 5/5
Beautiful, clean, unusual, private , very cute. Loved it.
- 5/5
Amazing place to stay.
- 3/5
There was no WiFi. I called the front desk and router was rebooted but still no WiFi so I missed our zoom meeting. They charge $54 for parking a day and another 50 for our dog. The room and bed was comfortable although we were told it’s busy... we only see 1 resident
- 5/5
Absolutely incredible experience! From the building to the staff, five stars all the way.
- 5/5
Beautiful property, clean and amazing service. The only downside is there is no coffee maker in the rooms, nor room service so you have to go to the lobby to make your own.
- 5/5
I’ve stayed in many SF hotels over the years, and in fact lived there for many years. This hotel is quintessential San Francisco and a “10 out of 10”. Definitely deserves a five-star plus rating! I will be staying there on all my future trips to the City.
- 5/5
Stayed here for our anniversary and it was very welcoming from the moment we came in to the time we checked out. Very clean and proper. I'd come back and stay here again. Very accomodating.
- 5/5
The staff was so welcoming and the place is absolutely gorgeous! We got a complimentary bottle of wine upon arrival. The stay was simply sublime!!
- 5/5
A one of a kind experience in SF - the Mansion is beyond incredible - unfortunately the restaurant and bar were closed due to lockdown - but a very cool upscale shop on the corner for spirits and wine an amazing Sushi restaurant a block away on Bush - could not have possibly been a better stay during pandemic :-)
- 5/5
I also highly recommend the Mansion on Sutter to guests who are interested in history and art due to the wonderful collection of Victorian-Edwardian era paintings and sculptures in both the public spaces and guestrooms.
- 2/5
I have never in my life had an experience like I just did at this hotel. I was given wonderful service before my mother who does not have a lot of money showed up to say goodbye before I leave to go to the UK for medical treatment on Tuesday morning. Despite being unable to provide so much as a latte from the espresso machine I walked by every time I went downstairs, the staff who is never present at the desk (even at night which happens to be illegal) decided to provide my guest with an entire bottle of wine they planned to charge me for and argued with me in the lobby about in front of other guests which was humiliating and unnecessary given the voicemail I had left that morning about the wine and how it ruined my stay, my ability to even touch $150 worth of takeout and avoid vomiting all night long from taking so many antibiotics on a virtually empty stomach and my ability to say goodbye to my mother during a pandemic wherein no one can be sure of who they will or will not see again in 6 weeks time. The bar was CLOSED so how Emma had the audacity to tell me this was my fault for neglecting to tell her NOT to open a CLOSED bar is BEYOND. Yes, this is a lovely building but that is IT. For the price they charge and the labor costs they save on while using a pandemic as an excuse rather than financial reasons because this hotel is always empty for a reason, it is seriously lacking in every department which is why I chose to leave prior to any of the rude treatment began.
- 5/5
Our 4-night stay here was just grand. The details of the mansion itself was simply breath-taking and the staff were always so pleasant. It is definitely in our Bucket List to be able to check in to all the rooms here, as they are each unique. Thank you Mansion on Sutter for making our Wedding Weekend-Stay so wonderful and memorable!
- 5/5
This is one of the nicest properties I've ever stayed in! Absolutely beautiful and comfortable. And the staff was super nice. Would definitely stay here again and highly recommend!

Very nice property, the most comfortable bed
