Tropical Breeze Resort

I would advise anyone who is looking at this property to call them directly and see if they can get a better price. We paid $500 a night and when we got there we found out that other guests only paid $200. They had called directly and booked the same room at the hotel rate. When we spoke to the front desk, we were told that the manager has discretion to discount rooms when they have space. She said sometimes rooms have been as low at $100.

The room way very clean. The house keeping came and replaced our towels as needed and took our used towels without asking- superb. They were always available when needed and so helpful. The location was prime. Honey moon was great and highly recommend this place to everyone. Will be coming back again.

Lacking cleanliness. I cleaned up myself. It also needs maintenance. The bathrooms showed broken pipes.

The property is situated in a prime location, but our arrival was met with disappointment. We were given room 282, which was in a state of disarray. The kitchen was filthy, lacking essential cooking utensils, and there were no beach towels or any other amenities as depicted in the online pictures. Despite requesting another room, 183, which was slightly better, the cleaning standards remained poor. The kitchen was marginally improved, and we were provided with beach towels. The staff was exceptionally friendly, and it appears that they are actively working on modernizing the units. However, even with these efforts, the overall experience was unsatisfactory. The towel bar was tilted, and the TVs in the bedrooms were also tilted, which is quite disappointing considering the $2700 we paid for three nights. Despite these issues, the beach itself was a pleasant experience.

However, we did encounter a couple of issues during our stay. We ran out of towels on the first night, and no washcloths were provided. The beach towels in our room were quite sandy after just one day. When we called the front desk, they assured us we could get more towels and washcloths. We also requested espresso pods for the coffee maker in our apartment. Unfortunately, despite calling every day, the supplies we requested didn't arrive until the night before we left. As a result, we had to make do with used bath towels and sandy beach towels, and we ended up purchasing our own espresso. Both my husband and I volunteered to retrieve these items from their office, but we were told they are provided by an outside service. It might be a good idea for them to keep some supplies on the property for travelers in need. Overall, I will definitely stay again; I'll just bring my own towels from home!

Beach was very close We needed some help with the car which died at the beach two blocks away, and the staff was not responsive. The rooms were small and poorly furnished no lamps insufficient outlets.

This is an excellent location for a stay in Siesta key. I loved the bikes, proximity to the beach and general vibe. Very low-key and comfortable stuff is very friendly and helpful.

Not very clean, didn’t see a house keeper touch our room during our stay, very spread out for all the amenities.Good location to the beach and to restaurants/stores.

The room was ready but we couldn't get in until 2pm unless we paid 50 dollars. So we waited. Then when we got in the room it hadn't been cleaned. Had to move rooms. Then it just fell short. It was so dark, the bedding was stained, no mirror in bedroom, no bin in the bathroom, no wine glasses. A joke really for what we paid to stay there. Don't recommend.

This is my second time visiting Tropical Breeze, and they've let their guard down a bit with the cleanliness and condition of the rooms. The walls are dirty, and there's dust in the corners. It's a very nice place, and they should take better care of it so it's always a safe and clean place to return to.

Been coming to SK for years and this is by far the best resort. The grounds are beautiful and the rooms spacious and feel like a five star resort. The location cannot be beat. Walk to the right and you have great restaurants, shops and nightlife. Walk left and you’re on one of the best beaches in the world. For the price this is one of my favorite places to stay.

It was a very clean and cozy room. Easy access to down town area. Parking was great only steps away from our room. We loved it and will keep it in mind for the future. Thank you

My first time in Siesta Key, I didn’t know what to expect, but I loved the fact the beach was so close. 😁 Very nice vibe, best sleep I’ve had in awhile!

Very beach homey, clean and excellent value. The light switches didn’t work the lamps and the lights flickered the entire time.

they changed our room at the last minute to the second floor and there was no handrail. I fell down the stairs exiting the room, and injured my face, ribs and wounds on my legs. They seemed uninterested in helping us and didn't offer to call EMS. My daughter called paramedics to get help. The hotel staff wouldn't give us another room, so we left and they would not give us a refund unless we agreed to sign a release. This was an awful experience, and it is now a month later and I am still trying to recover.

Location was PERFECT! Room was modern and clean. The girls at reception were friendly and welcoming! Only complaint would be no towels. We were there for 5 days and never got any new towels then what we got on the 1st day. I asked a few times and was told they would be dropped off and never were.

The front desk staff were all very polite and helpful. Kristen in particular was understanding, informative and very helpful. We spoke with her multiple times. I noticed the pool maintainers do not have an easy job. I witnessed a few rude and sloppy/dirty guests using the pool like a bathtub, cleaning sand off their legs/ feet in the pool! They entered the pool area specifically to do this and quickly depart, leaving sand in the pool. Maybe better signs could be posted against that or a sign stating to use the pool shower? Sad to have to even write about this. The resort is located is a fantastic location. It's a quick walk to the beach and restaurants and shops are all in walking distance. The only issue I have , I don't think it's possible to reserve a specific unit the following year. The week can be booked, but not a specific unit. Lastly, the complimentary water in the office is a nice touch! Most likely I will be contacting Adriana in the winter to see if she can help us book our same room !

Awesome location, just getting a bit run down and the front desk and housekeeping don’t see to communicate well. Made 3 separate small requests, was told “no problem, we’ll have house keeping get that right over” but it never happened… each time. Pullout couch mattress was horrible, you can feel the metal bars underneath you. Fine for small children, but good luck if you’re an adult.

The location of this property is just amazing. You are in very close walking distance to both the beach (which the beach location is amazing and there is a sandbar to walk out to) and to Siesta Key Village loaded with restaurants and other conveniences. The room was decent. All that one really needs to have on a beach trip however the cleanliness was just ok. I realized this after I accidentally kicked one of my shoes under the bed and I found a pacifier.... clearly, I didn't have children with me on this trip. I also found a bottle of used water under the bed. I accidentally spilled some coffee on the bed sheets, so I took them off and the mattress cover had a lot of unknown hair on it. They should really use a lint brush to clean it off before the next guests arrive and replace it if it's bad. But I am a world traveler, and I know that it can't always be perfect, so I am more obliged to outweigh the positives versus negatives. I can say that the facilities such as the pools and the free bikes were great to use. The pools were nice and clean but the hot tub needed some attendance when we went so I didn't go in. Aside from that, I would recommend this place to anyone. Again, the location is amazing. The clientele was also great. There were no problems with the obnoxiousness that one can experience on spring break in Florida! So, I hope you find this review insightful and we will be back again!

Clean room, kind staff, direct private pool access, very short walk to the beach. Right next to main strip in Siesta Key Village. Lots of Restaurants and shops nearby.

Upon arrival the resort was able to accommodate an early check in! Property was maintained well for the most part. I noticed some beer cans in the courtyard on the ground. Staff was very helpful and nice! Room was clean, climate controlled, tvs easy to manage. Shower was great. We appreciated the beach towels and the beach chairs that are included in the stay. We were let down slightly by the location, where we were located was significantly further from the beach than anticipated. The resort is split up with 100-200 on one side of the road and 300's on the other. This made the walk to the beach longer. I was sick on the first night there and ordered DoorDash from Walgreens. Be aware that the addresses are not accurate on Canal Rd. They delivered across the street instead of to our room. It was quickly remedied but make sure to be very specific and inquire about the actual delivery address when you check in. Overall it was a great experience and we will definitely be back!!!

The location is perfect. Walking distance to beach and town. Enjoyed the pool and access to beach chairs. Only issue was trying to find someone to change out towels as the rooms weren’t provided with daily service. Probably my fault for not checking in that ahead of time though. Also liked the parking spots.

Location is great, walking distance to restaurants and beach. I pick the deluxe room to get more space and honestly I was expecting a bit more for the price. Cleanness at first was a concern but staff quickly responded and it was fixed promptly.

The property met our needs for the most part. Our room was the standard and did not have a microwave which would have been helpful. But other than that, there was no complaints. The pool and outdoor area were beautiful. The spa I feel like gave us itchy skin though so I would stay clear of that.

The only good thing about this property is the location. Easy access to the beach and to the village. Otherwise the room was dirty upon arrival. Towels were hard to access. House keeping was inconsistent. Hot water for showers was unavailable. Dirty couch, walls, and floors. Not worth the price. Highly disappointed.

There were a few things that would have been appreciated in our room...a broom/dustpan to sweep up sand, tissues and iron board ( there was an iron but no board ! ) and a mirror in the bedroom ( instead of another television ! ) Other than that everything was perfect !

Difficult to check in at night, the sign was not lite up. The Staff member had a difficult time explaining where our Deluxe King Suite was located. The room photos online were wonderful; however, the room we got wasn't cleaned very well, and we paid $570 a night with a four-night stay. In my opinion the room was at best a $200 a night room. The room was not cleaned the second day, we had to call for cleaning service, & coffee refills, understaffed and way overpriced! 2/26/26 BG

Great vacation spot! Perfect location, within steps of downtown and the beach. Thoughtful amenities including free water, free bike rental and free laundry facilities. Ample coffee. Clean comfortable and laid back. Friendly staff. I would definitely return!

The room was small, clean, mattress uncomfortable. We asked for a room change but mattresses were all the same, poor quality) No orientation to property laundry, parking, no kitchen utensils for cooking, (this was an apartment type unit with stove refrigerator microwave) there were cockroaches in the bathroom. The location was fantastic. We stayed 2 weeks and never had bed linens changed, no vacuuming, no pick up or sweep in apt. Or around pool (plates, beer can, rubbish left by pool for many days) heater broken and could not swim for a few days. It was a chilly 40’s so heat was needed in pool. I would not book there again.

Yes, the room was spotless. I loved the room (rm 111) I only stayed one night. The TV was a great large size and the whole place was quiet. Comfy bed and super great pillows. The only negative was the shower did not produce enough water to take a shower! I didn't realize this until I the morning I was to leave. Oh well. I still loved the place.

The staff was responsible and helpful. However, the floor in the superior suite was very gritty with sand. The TV was crooked on the wall and the floor layout was not good at all.

The room had no closets or hooks upon which to hang clothes or facial tissue. There was one towel rack and one small loop for a wash cloth or hand towel -- no place for wet swimsuits. One day the room attendant did nothing but fold the towels on the floor, which were supposed to be removed and replaced. Finally I left notes for her everyday telling her to wash the coffee cups and glasses, replace the towels on the floor, sweep the floor, replace the used coffee and creamer capsules, and clean the mold from the floor in the shower. Some tasks were completed; some were not. She never removed the spent capsules from the coffee maker or cleaned the mold from the shower. Our stay, was, perhaps, the most unsatisfactory of any I have ever had. The photos on the Hotels.com site are entirely misleading.

Super cute place w/ heated pools, games to play by the pool, and super close (very walkable to the beach and all the shops & restaurants) to all there was to do in this super cute little town. Had bikes & beach chairs you could barrow. Front desk staff was super nice & helpful. They even gave us free bags of ice for our cooler.

Such an adorable and convenient location. It is a place we will definitely return to. Pool was ideal and they have corn hole and putting area for fun. Very short walk to the beach and they supply beach towels. Restaurants and shops are right around the corner. We loved it!

The updated rooms are nice. Very convenient to the village restaurants and just a short walk to the beach. The only thing we wish this property had is a fire pit! We have stayed many times and will be back!

We had to wait a hour and half after check in time to get into our rooms, but they were kind to let us have a late check out at 12:00 instead. The room could have been cleaner. I had to re-clean the shower and toilet, the entire bathroom actually, but the overall stay was incredible! We loved our room and the staff was great!

Best time to go, basically had pool and place to ourselves. I would go again. Our room was just a bed, thought there would be seating area. Benches outside could use cushions, very uncomfortable.

Very nice property / obviously has been redone after the most recent hirrucane. Fantastic location! Comfortable mattress. Full kitchen. Very nice and helpful staff. The only reason I did not give it 5 stars is that the unit smelled pretty strongly of mildew upon our arrival.

The room was beautifully appointed and was very n a good location, a very short and easy walk to the heart of Siesta Village. We really enjoyed our stay here. Just a few minor things like our coffee maker didn’t work and the unit could’ve used a few more waste bins besides just the one in the bathroom. It also would’ve been nice to have a full length mirror, but other than that the unit was beautiful decorated and clean. I would stay here again.

We also had the private pool to ourselves since nobody was checked in to the surrounding units. Short walk to the beach and there were amazing shops and restaurants nearby. Great location for walking …. Not as cute or clean as pictures show and too many palmetto bugs inside our room! Much smaller than pics show….kitchen area and utensils barely helpful…. Very limited things inside….. we left a day early bc of bugs…. Just couldn’t take it - afraid to turn on lights at night.

Awesome space

We will be back with our children & grandchildren. Oh, and the free 2-hour bike rental was wonderful! We went during off off-season, so we were allowed to borrow it for longer, which was fantastic!

The rooms were very clean and the staff is very friendly and helpful. The pool and the surrounding area was very nice.

Room was clean, but whoever did the design of a few things was on dope. The ceiling fan in living room would not work unless the (super bright) lights were also on. The shower can't be turned on unless you get soaked in cold water. The beach chairs and umbrellas are JUNK. AND there's construction going on which was not welcome nor expected. It's JUST OK but we'll never stay here again.

We were given the wrong room, not what we booked. They blamed it on Expedia and eventually gave us a new room tge next day, which was infested with ants.

Pet friendly resort. Beautiful suite with coastal decor. Bed was too firm. Outdoor lighting had to be fixed. Smell through AC vents not able to be fixed. Property grounds beautiful and well-cared for. Would stay again once all renovations have been completed since tropical hurricane.

That meant that the sheets were not even properly changed. I wouldn’t go back there. Also the way they managed the issues we encountered was lacking of interest, and almost careless. Not worth the money

Too costly for what you get

Front desk staff was wonderful! The pool was great, the hot tub was wonderful and the room was clean. The bed was not the comfiest thing but it worked. The distance to everything was perfect in including dining and the beach. I wish they had more parking but we managed.

It was alright we didn’t hate it but we wouldn’t stay here again. Good not great. There were some little things- a less than clean towel, dirty vents, chipped paint that were easy things to fix. The location for the main office was a little walk from where we actually stayed I kind of thought we would be a little closer than we were to some things it wasn’t that far however we were in the only building that far away. All the other buildings had a courtyard and/or pool. What we didn’t realize until a day or 2 later is that we had another beach access closer to us- I just wish they told us how to get to the main strip quickly and about the closer beach access. It was overall okay we would probably just try somewhere else if we came again to see what else is out there. Some really easy improvements- towel hooks, a broom or dust pan (we were in one with a kitchenette) and cleaning the vents.

This is our second time staying in this resort. Great location. Close to the shops, dining options and beach. Clean rooms and nice friendly staff.

Oh yes, amazing sunsets from Sunset point and a nightly service around an American flag pole honoring the armed forces and those who have served, nice touch.

Customer service

The place was clean and well furnished but lack of amenities for the price was ridiculous. No couch blanket. No grill utensils, (dirty grill) no kitchen towels, no can opener, no body mirror, bad internet service, tv useless, no toaster. Beds were hard and uncomfortable. We had to move bc of porta potty smell (across the street) and early morning (6am)construction noise. Also had a clogged bathroom sink that would not drain. 2nd place we moved into (having to pack up and unpack again.) Had a broken porch door, broken bath door (wouldn't close) housekeeping came while we were gone. No notice. Started the dish washer, came home to a flooded kitchen floor. Woke up to 2-3 inches of water on front porch from the previous nights rain. We only had 3 days to celebrate our anniversary. Very disappointed. The staff said they would discount our stay. No word yet.

This property is spread out in different sections. It has 2 pools and pretty landscaping. Walkable to the beach, restaurants and shopping. Our room was spacious and updated. A few notable issues, bathroom door didn’t close all the way. Bathroom ceiling vent didn’t work and hot air was coming in. Bedroom temperature was warmer than the kitchen/ living space. Provided plenty of towels and beach towels. Would definitely go back

We stayed here for 6 nights from August 16-22. It was everything and more! Single mom traveling with 16 year old twin boys was a new experience. We were upgraded upon check-in to a larger space where I had my own room! Tropical Breeze Resort provided everything we needed! So convenient to walk to restaurants and shops. Best part was the short walk to the beach. Met so many great people!

We had an ant problem right when we checked into our room. I mentioned it to the receptionist, and a cleaner came, but only wiped the ants off the counters—something we had already been doing—so the issue continued throughout our stay. The room itself was generally clean, though the shower could have been a little cleaner. The front desk staff, however, were very nice and helpful. Overall, the biggest drawback was the ongoing ant problem.

Everything was less than a 3 min walk.

Room needs a chair

What a resort! Initially it was confusing to find the check in office. Once we did WOW we never looked back. The accommodation was perfect. The locality was also great for the village and the free trolley takes you all over Siesta Key for other areas too far to walk. The trolley loop is no more than 45 minutes. So a very useful facility.

Great accommodation. Love the area and beach too. Would definitely go back. Quiet and family oriented!

Loved this property. It was a bit tricky to navigate in the dark night but very tranquil and right around the corner from all the fun of Siesta Village and steps to the white sandy beaches. I thought the little villa was adorable and updated although i needed more mirrors. There was only one mirror in the entire condo- so that was my only complaint!

This was such a fun trip, spent in a super cute and convenient area of the key. I loved the quick walk to get coffee and a little beach walk in the morning. The access to different areas of the key was so easy, either by walking, biking (available at the resort!) or a quick drive was extremely easy. The unit was very cute, clean and the AC was cold. Our unit had a kitchenette, that was perfect for prepping easy lunches and dinners. The staff texed daily, not in an annoying way but a very thoughtful way. Housekeeping popped in for quick cleanings and fresh towels daily. I honestly can't say enough great things about the resort. We will definitely be back again!

I really like the location of the property, it’s very close to the beach and there’s plenty of shopping and dining within walking distance. There’s even a little supermarket. The room was very clean as well, they provide bikes and beach chairs for the guests which was nice for us since we are from out of town and it’s hard to transport those items on a plane. Each unit has its own parking spot too which is convenient and not a far drive from the other attractions in the area (although you don’t have to drive if you don’t want to since everything is right there) I would recommend tropical breeze resort to friends and family and I would stay there again if I’m ever back in siesta key!

Amazing place to stay! My family and I couldn’t spend our vacation in a better place than this place. the pool were really good specially the jacuzzi the beach was amazing and relaxing and all this fun was only in a few minutes walking so we didnt have the need to move our car. The room was spacious and have a kitchen which is a plus!!! The beds were nice and the big tv in the living room was another plus! I highly recommend this resort is perfect for families.

This is a very good hotel and situated perfectly right near the beach. The only thing that the hotel needs to invest in is indoor mosquito repellent. I get that this is a beach property in a humid area, but every morning I would wake up with several new mosquito bites on my body. This would be a perfect hotel if not for that. I still highly recommend this place for anyone looking to visit Siesta Key.

An ideal place to stay when visiting Siesta Key. Its central location is ideal for both the beaches and nightlife. We will come back here.

The property we stayed in was newly remodeled with a kitchen. It was close to a beautiful relaxing beach. Coffee, food and nightlife were all easily walked to. Food around the area wasn’t great, but there were some good spots. Very convenient and fun.

King room was very small but nice. Room service only came once to clean that was the issue for me

We were pleased with this place, everything was clean and tidy. Only our room was not two minutes from the beach but nine. That was a minus.

Upon arrival, we were shocked to find the unit in a filthy state. There was dog hair on the couch and floor, crumbs on the coffee table, hair on the bed, and sand throughout the bedroom. The bathroom was even worse—there was a visible booger on one wall, what looked like a fecal stain on another, hair in the shower, and heavy makeup residue covering the bathroom door from top to bottom. I immediately went to the front desk to speak with a manager, only to be told there was none available. Housekeeping had already left for the day—despite it being right at check-in time—and the only option offered was to switch to a lower-tier unit for the night. I left my name and number and was assured the manager would contact me the next day. That never happened. Over the next two days, I repeatedly returned to the office hoping to speak with someone in charge. Each time, I was told the manager wasn’t available but would “definitely” reach out—yet no one ever did. We had specifically booked a unit with a private pool, but even that was a disappointment. The pool was dirty, the surrounding area smelled like a dead animal, and there was a serious ant problem. One evening, I got 54 mosquito bites just from sitting outside. The issues didn’t stop there: • The closet doorknobs fell off. • We requested an iron multiple times and never received it
