Basic accommodations but clean and reasonably quiet for busy road. Has a traffic light for easy access to the busy road, in either direction.

Very good

Easy to find and access. Liked that it was near a good restaurant, Bob Evans.

The room had a awful smell and was dirty. The padlock on the door was broken and hanging down. You could clearly tell that someone had tried to break into the room due to the broken lock and damaged door. We checked out of the room within 10 minutes of checking in and found a different hotel in the area.

Clean comfortable though older property. The mattress was great, TV, AC worked well. The room had a fridge, microwave and coffeemaker. But I didn’t use the coffeemaker as there was a Dunkin and Tim Horton close by. The service was friendly. Safe parking.
- 2/5
I requested a non-smoking room but they put me i a smoking uncomfortable room. Very disappointed
- 2/5
Room had a very bad smell. Me and my daughter nose closed right away. We only been there for 10 minutes and me and my daughter left to a different Hotel. My son and husband stayed there with the bad smell. In addition, the walls were a bit tienes up and when we told the lady at the register that the room smelled bad, she wasn’t happy with us.

This is a 50$ a night roadside motel!!! Stinks like cigarettes and god only knows what else!! We paid 181.00 for the night through Expedia and at the desk they charge 99.00 … a complete ripoff .. we couldn’t get out of there fast enough.. we left at 5:30 AM!!!!

Good Price

Great place for the price
- 4/5
Clean simple motel, nothing fancy. A bit tired but nothing to complain about.

Went to stay for the solar eclipse. Original reservation was through Expedia at $135/night for April 8-9. I called the hotel that I will be arriving April 7 instead of April 8 and to add a night. They said OK. I arrived on April 7 and was charged $250/night. They said because of the solar eclipse. Dishonorable price gouging. The rooms had bugs(I have a video of it moving but it wont upload). The locks were broken(security failure). Mold in the bathroom(health failure). The staff was friendly though.

And we were charged $361 for a two double-bed room fo two nights. Not recommended.
- 3/5
Not clean at all. Door latch broken off the door frame. Not a great neighborhood
- 1/5
We left the property same night and went elsewhere. Rooms were not clean and smelled strongly of cigarettes.
- 5/5
Very nice
- 5/5
It was a gryti be going to be there again soon
- 1/5
I decided I could not sleep there. I told them I'd sleep on a friend's couch instead. Didn't go back to the room, left the key with them. Even though I found the room impossible to stay in and left, they still charged me.
- 3/5
Rooms wasn't cleaned properly. Towels were cheap & small and unable to dry off with. Soap was like sandpaper, Rug was torn in 2 places. No alarm or clock. bedding felt dirty. chair in room was broken.
- 2/5
The room smells awful. Smoke and very sticky. It’s disgusting.
- 3/5
It was an ok stay
- 2/5
Room smelled of cigarettes. Not confident on the cleanliness of the room. Bathroom appeared clean. Would not stay here again.
- 2/5
Looks like a housing facility.
- 3/5
Occupants in next room sat outside under my window until 3:30 AM drinking, loud music, and talking. This happened on both nights of my stay.
- 5/5
Clean, comfortable, and very friendly. Fridge and microwave in room.
- 5/5
Good place overall
- 2/5
The room and blankets are filthy. The chairs are broken. The internet is super slow.
- 3/5
Not what I expected. The lobby is either in disrepair or under construction. The bathroom door was damaged. The upholstery on the desk chair was stapled in place with an office stapler. The hot and cold water were opposite what is standard. The handle fell off the toilet when flushing. I couldn't tell if people reside at this hotel or are just comfortable because there was grilling going on, desk chairs were outside of rooms like patio furniture, and some serious partying in the parking lot at night over the weekend. However, the bed was comfortable and housekeeping was good. I wouldn't choose this hotel again.
- 3/5
People just throw their trash all around the property. Need to have someone keep the premises clean.
- 4/5
The area immediately around the hotel is kind of run down, but there is a great shopping plaza with big name stores 1/2 mile away. The check in location does not give you confidence in the room quality, it needs a major renovation. We would not choose to stay there again, especially if we brought the kids.
- 5/5
Very good place to stay in.
- 4/5
Everything seemed clean and staff was friendly
- 1/5
The owners clearly do not care about this property. The shower had mold on the walls and the shower curtain was filthy as well. The door knob to the bathroom was falling off and there was still a towel hanging on the back of the bathroom door. This was not a hotel towel either. It must have been left by a former resident. This facility is must be used as temporary housing for most of the tenants who feel it is ok to keep there doors open, play loud music and smoke right outside our door. The owners did nothing. I would not recommend this place at all.
- 4/5
Good location with traffic light at entrance. It took several days to get used to the bad smell in the room. Had to use air freshener. Beds were too firm. Shower water pressure very low. But for the price, room was okay. Microwave/small refrigerator both worked. WiFi okay. Room serviced well every day. So for the price, the room met our needs.
- 2/5
Rooms were worn out smelled bad
- 4/5
Adequate fir a quick one night if your passsing through and need a place to rest.
- 3/5
definitely an interesting place to stay.
- 5/5
They didn't offer much in terms of information of what to do in the area so do the research yourselves. No breakfast offered, only coffee and you made that in your room. There is a "vending" area but there were no machines and the ice machine didn't work. The room was clean and smelled clean as well. I felt safe the entire time, I was there with 2 teenagers and did not worry about leaving them alone to go to dinner with my friends. I saw several families there with small children who were playing outside with balls & sidewalk chalk.
- 1/5
The clerk was rude!
- 2/5
This was an off the street motel. Not an upscale motel. I was bringing my son up to college and I needed a one night stay. It served it’s purpose. It was clean. They advertise breakfast, That was a cup of coffee. The owners were nice enough but I won’t stay there again.
- 1/5
When I got there, no one was in the “office”. It reeked of curry. Then when checked in, the key card sleeve had obviously been reused as it had the wifi password written on it in pencil and was stained. The next morning at 8:00AM, the office was still locked up and no one was around. Around 8:30, the opened the office, but no breakfast items were present, not even basic coffee. I ABSOLUTELY DO NOT RECCOMEND STAYING HERE!!!!!!!
- 5/5
The people were very nice and accommodating, my dad likes to print physical copies of things like receipts and directions, and the man at the front desk allowed him to print some things which made him very happy. The only thing I didn’t like was the condition of the laundry room, it was the only dirty place at the hotel, there was trash all over, the dryer didn’t work and there were a bunch of people smoking cigarettes right outside the open door to the laundry room so the whole room smelled absolutely awful. Other than that everything was great, also the price was much better than most hotels of a similar distance to the falls. If i was ever in Niagara Falls again I would stay at this hotel again for sure.
- 5/5
Great people, great service.

People from India are racist as hell they treat you like s*** a double charge people and try to scam people out of money they have people walk around looking for open doors so that they can steal and swipe things out people's rooms and like I said before people from India are racist against all white women she was ignorant discriminant the laundry room is disgusting I cleaned the whole thing tops and bottoms or free the dryer didn't work she did not want to replace my chain my kitchen sink was broken the whole time they would not fix it or call a plumber I was forced to do the plumbing myself while I was there and at the end of the day I still got kicked out hotels.com stole my $90 reward at night off of my apps that I was saving for this particular night they assumed I was lying because you guys have been lying to me for two weeks still never compensated me or made up the reward night the racist India miserable lady has no business being in the business field or dealing with customers especially a white female and they actually treat all women like there are some drug addict hookers I would not recommend that hotel to anybody unless welfare is paying for one of them for $22 but don't worry I will never be using hotels.com again until they give me back the reward night that they stole from me

We paid 170dlls for something worth 30. Was ready to leave even without the refund (wich was denied) but kids were tired and did not have other option. Place had big stains in the rug, box spring and was missing a safety chain lock . It had some layers of dust over the furniture. It was nothi g like the pictures.
- 5/5
I rented six room for 20 people for one night stay traveling from New Jersey and all the room were clean, smell good, bathroom was very clean, and clean sheets. Bed were very comfortable and very pleasing to sleep. Only 20 minutes from Niagara Falls. I will stay again in the future.
- 5/5
Felt like home. Treating us like family. Highly recommend!!!!
- 1/5
I show up on time to check in, and my room was still not ready for an hour and a half due to low staff... ok.. The next day, one of the alarms went off in my room so I called the front desk to see if they can send a maintenance person up to fix it or replace the battery. They told me there is nobody here to fix it because the maintenance person is on vacation and won’t be back until next week. After that I asked if I can at least take the battery out. They said yes, but unfortunately it was too high up and I couldn’t reach it…….or find a maintenance person to help me out. Then — within minutes of me calling down to the front desk, a couple tried to come into my room because the front desk tried to book my room to someone else after I just spoke with them!!!!! (The couple even knew-my-name from the front desk and they still tried to book my room to someone else!!!!!) 10 minutes after that, the lady from the front desk hands me a new key and battery for the alarm. I ask what is the new key for and she said it wasn’t going to work after tomorrow…….. She really tried to book my room to someone else-while I was still staying there!!! I’m really disappointed and cancelled the rest of my stay. I really just want my money back for the remaining days…..please
- 2/5
It was the lower priced for our one night. Going into the smelled musky , room was cramped , when you open the door the door hits the bed. Was honestly worried about bed bugs or other bugs , there were none that we saw except one in the bathroom. Had the feel of hourly rental hotel wasnt sure what might come knocking on the door. The TV was nice , had internet.
- 2/5
I didn't like that it was dirty and that the room looked old.
- 3/5
They had 2 ice machines both broken. They were renovating the room next to mine with building materials outside in the walkway. The materials were there during entire stay.
- 1/5
I have stayed at this plave many times over the years and it has gone down hill. I wil not stay here again.
- 2/5
Less than the average.
- 5/5
Very clean room
- 1/5
The carpets were damp and dirty. My socks turned black. There was a cup and ashes between the bed and night stand. Food stains on the sink/counter. The fridge didn’t work properly. It had a funny smell. There were crackheads knocking at the door everyday all day asking for money or trying to sell something. The staff were nice and helpful thou
- 3/5
I was most disappointed with the advertisementvof breakfast and to be advised by the clerk no breakfast is available (false advertising). They could of at least offered a voucher for the restaursnt next door, Bob Evans. Please update the amenities.
- 4/5
Staff was very friendly, room was clean. Location was great! Would stay again
- 3/5
Room smelled like smoke. Stay for two days in two different rooms. Both smelled like smoke. Spiders at the base of both beds in first room. Definitely wouldn’t sleep there.
- 4/5
Clean room. Accommodating of special request. Nice staff.
- 2/5
When we arrived the rooms were dirty with bad odor and the receptionist very rude after we add a complain through Orbitz the second day when we came back from our trip the rooms were totally different. They would have had a good review from me if they would receive us the first day as they did the second. Good location and they’re not serving breakfast even when in all their websites offers it
- 1/5
No breakfast never offered to come down on price office yelled in child face and charged my card six days before my hotel stay
- 1/5
When I arrived for check-in, it took a while for a woman to help me and it seemed as she was busy taking care of children behind the reception door, which so far was fine. When I got at my room, I faced the following scenario: - the room was disgustingly stinky (a blend of cigarettes and unfamiliar odors); - few dim lights; - dirty floors and dusty furniture; - thin blankets, narrow pillows, small towels (probably not even suitable for a small kid); - bath walls all POOP NOSE covered, making it clear that they never clean that area; - bumpy shower, with only few holes expelling water, making the bath totally uncomfortable; - shower leaking, so could not fall asleep due to the noise of falling drops; - Hair dryer broken; IT’S WORTH MENTIONING THAT WERE DAYS OF VERY LOW TEMPERATURES!!! However, the worst comes now: I arrived at the hotel on the night of December 18th 2019 and had no hot water. I had to sleep without a shower and brush my teeth in the cold water. I woke up in the next morning, still had no hot water. Call the front desk twice through the phone in the room and a man clearly pretended not listening to me. So, I called directly from my cell phone and I’m told some rooms really were without hot water and should go to another room to take a shower.
- 4/5
Nothing special
- 3/5
Free continental breakfast was toast and bagels. Pretty bleak offerings
- 5/5
Good stay, clean rooms and facility
- 4/5
Very convenient and clean
- 3/5
The front desk never gave us the WiFi password and it was no where in the room. When we called the front desk to get this information no one answered. During the included breakfast no one was at the front desk, the employees were in the back behind a closed door while myself and another woman waited about 10 minutes to turn in our keys and check out. The room was clean enough but everything was old and worn down.
- 1/5
This hotel has very bad condition. Everything is very old. There was a terrible smell in our unit. Please avoid this place in any cost!
- 5/5
I was really happy to have stayed at this facility. It had all the necessary amenities and was really close to the University. They also allowed me to check in at 10:30pm, all the other hotel/motels required a phone call at 3pm the day of. This motel served its purpose and I was very happy.
- 4/5
It was ok rooms were clean everything worked. Ironing board coffee machine free breakfast great o.j seriously surprising good lol. The workers aren't much for conversation or empathy but I guess that's ok .
- 4/5
Kleenex would have been nice. Wish they would consider oat meal packages and at least on unsugared cereal so diabetics could have a choice. We can't eat powdered doughnuts, fruit loops or sugar frosted flakes.
- 2/5
Negative: it’s a family run business; the environment seems threatening; rough sleepers around; there was no towels so we had to ask for some so they brought towels in a target trolley; a random stranger told us to look out for bed bugs which was very abnormal; plastic cutlery; there was not much of a choice very few selection and people coming from the streets coming inside to eat.
- 5/5
Was well priced, and based on the price, it exceeded my expectations, It's very close to the UB campus, and was perfect my sons move in day at UB
- 4/5
Close enough to the Falls convenient good parking quiet at night all along just what you need for a fair price
- 4/5
Staff was nice. Beds rooms are clean. Rooms are old but you can see that they are trying to upkeep it all. Like the fact it had a microwave and refrigerator.
- 2/5
The property inside was old carpets and we had roaches in our room.
- 5/5
Space of Room and parking , and morning food , for this price this is pretty much good
- 4/5
Comfortable and acceptable. Good for the night's rest
- 1/5
Our first room had an abundance of bugs. Pill bugs, ants, a centipede. Gross. There were nail clippings on the carpet beside the bed and the carpet was disgusting. We had to go buy slippers. Lights were burnt out which only added to the dingy vibe of the room. We requested to move to another room. The second room was better, less bugs and one more working light, bonus! Windows were dirty and unable to open...on the plus side, it was dark for sleeping. One positive, once we managed to jump on to the high beds, they were very comfortable. No heavy/warm blankets provided, a sheet and thin see through blanket on the beds along with an outdated comforter that looked as if it had never been washed. The “breakfast” was something to be laughed at, stale toast and bagels. We didn’t even bother, go to the Bob Evans next door. For the price charged, go to another hotel. The ONLY good thing about the property was the fact it’s entrance was at a traffic light which made coming and going on Niagara Falls Blvd easier.
- 5/5
Pretty handy location, with a beer store on premises, and a Bob Evans restaurant next door!
- 3/5
It was okay. Nothing to wow us. Breakfast was non existent besides cereal (no milk) and some dry bread (and we were up at 5:30am so we didnt miss it). Carpet was nasty and tore we never took our socks off. I wouldn't stay again.
- 5/5
close to everywhere we needed to go, room had everything we needed for our short stay
- 4/5
The room was very clean. It suited my needs. I would stay there again.
- 3/5
Room was so dirty even not proper lighting in the room. Will recommend not to go this hotel.
- 3/5
Reception was very friendly, including the baby daughter of hotel manager who was very cute, and cheered us up with her giggling.😊. The breakfast was....okay, but the coffee was way too strong, and the choice of cinnamon bagels or plain toast with almost frozen butter!!! wasn't very exciting.
- 4/5
1st night the room needed upgrades. It was clean though. The 2nd time our room was nicer and it included a kitchenette. Clean and comfortable. The free breakfast was simple but enough if your not overly hungry
- 3/5
pretty clean but kind of depressing
- 4/5
The guy at the desk was gentle and kind............
- 2/5
Bathroom was clean. Sheets had stains on them. Chain lock on door was broken.
