Only complaint is that beds are full size, not queen so be sure to pay close attention when booking. I did not and found it difficult for our party of 3 to sleep in only two beds. Staff was amazing about bringing in a twin size roll away when I asked for one... but it unfortunately was also very uncomfortable. And the Starbucks was closed. Those are my only complaints. Otherwise hotel was absolutely BEAUTIFUL and in a great location. We were only there for a weekend but we really enjoyed our stay in Charleston.

Excellent location - most gracious hotel reception staff. Allowed us to enter early for our 24 hour stay. Delightful lady ( Isadella?) Very comfortable accommodations with nice touches in hotel — sounds simple but is always nice to see - eg water in fridge, correct channel guide for tv, hot water!

I had a very nice stay at this historic hotel. The staff was very friendly and helpful. If you are looking for a beautiful, old, and charming place that is very convenient to all that Charleston has to offer, this is it. Mind you, you might see a cockroach or two.

A very spacious room, with lovely views over the park. We had a corner room, so we had windows on two sides, which made the room very bright. Super comfy bed, really good wi-fi. A good breakfast selection and the prices in the bar and restaurant were very reasonable. The staff were lovely and very helpful. Car parking was in a garage that was only 50 yards along the road. We had booked a suite which was a really good size but the room was a bit dated and is probably due for refurbishing soon. Compared to the size of the suite, the bathroom was tiny!

My family and I (4) enjoyed a wonderful stay. The location on King Street is ground zero for the numerous boutiques and restaurants in the area. we walked everywhere. A park is right across the street and had an open air market during our stay. The rooms are old world charm but be prepared for the bathroom! It is miniscule!! Only one person can fit at a time but we laughed and made it work. We visited the spa which was smaller than the website portrays it to be. But the staff were extremely friendly and my daughter and I were happy with our massage therapists. Overall, I would highly recommend this historic hotel.

The hotel is in a great location for exploring Charleston on foot. The valet staff were brilliant. Room was clean and well maintained. This was our first time in Charleston and would highly recommend this location for anyone traveling here.

Amazing location and lovely lobby. Nice surprise afternoon complimentary champagne! Check in process was not smooth even though I provided individual confirmation numbers for each room. There seemed to be confusion because of the single booking and different arrival times. Bathroom was a bit small.

Overall the hotel was very nice. The lobby was beautiful. The service in the hotel at breakfast was great but the lounge area was not good. The air conditioning was subpar and not capable to cool below 75 and for this pricepoint was unacceptable.

Our room was not as pictured by Expedia, however, the hotel manager graciously moved us to one which was as pictured. The maid service was good aside from one day when there was a towel & coffee shortage when we returned in the evening, though that was easily rectified by calling the desk. The hotel staff were very friendly, helpful and accommodating.

I was on business in South Carolina for one day. I stayed in room 1103 on May 28th. I woke up with bed bugs on my stomach legs thigh and hands. I am 56 years old and this has never happened to me ever. I’m not even sure what I’m supposed to do. The lobby of this hotel looks great and the rooms a full of bed bugs. Stay away. Stay away.

The property was beautiful. The room was beautiful, however, the door for the adjoining room was thin and not all the way to the floor allowing conversations from the other room to be heard. You could also see under the door and hear the creaking of the hardwood floors.

The hotel is dated, the bathrooms are tiny. But it’s very central and the room itself was large. If you book on hotels.com your view is the alleys or other building roofs and chillers. That seems to be the same at most hotels I book thru this app. The breakfast at swamp fox restaurant was awful. The eggs were liquid eggs and the grits were lumpy and dry, the rest was mediocre.

The property is beautiful with kind professional staff. The only issues we had was the room was very dark and therefore was no laundry or dry clay. Even though it was indicated twice on their website. There was only two lights, a table lamp between beds and a work light on the desk.

The hotel is a great location to explore all of Charleston by foot. The room was comfortable but dated. Bed was comfy. The bathroom was tiny and the toilet looked ancient and didn’t flush well. I wouldn’t stay here again for the price I paid.

Great location right in the middle of everything and on the famous King street!! Beds were so comfortable and the staff was incredible. Only reason not 5 stars is because the double-bed room had the smallest bathroom I’ve ever seen in my life. Toilet paper was literally under the pedestal sink and reachable from the toilet. Zero counter space. If you don’t care about that and that is can get slightly noisy outside at night, this is your place! Amazingly priced as well.

Everything was amazing! The food was fresh and delicious! The staff was courteous and friendly! Only thing was the ac was not working properly but they attempted to repair it but since all the graduations they were full but nice enough to brought us a fan so we were more comfortable!! We will be back!! Thank you all for everything!

Location was ok. Bathroom too small. Our stay at other hotels at a cheaper price have had a bigger and better room. Valet service should be included in the room price. Breakfast was very basic for the price. The hotel is very nice but the price you pay for a one night stay is too high. If you were using all the facilities it would be classed as reasonable.

Francis Marion is a special place and the staff team all would say hello and make their help available. This is my 2nd stay. It is historic and I appreciate the extra care to keep that historic style fresh, but they do it! This reflects Charleston as the historic city it is.

The hotel was perfectly located— we walked everywhere. The beds and pillows were exceptional! The only drawback was the size of the bathroom. It was fortunate that my sister and I were average sized women… any heavier or taller, it would have been impossible to sit without hitting the sink.

What a beautiful hotel! We had never been to Charleston and booked this day because we like the old world charm. This hotel was perfect for us! It was right on King Street where all the main stores are. Walking distance to the markets and great local food places. The staff was super helpful and friendly. We were there just for two nights so my daughter could visit college of Charleston. The college was just around the corner! Don’t hesitate to book this stay!

If you want to be in the middle of all there is to do in Charleston, then the Francis Marion Hotel is the place to stay! On Saturday morning we just had to cross the street to experience an outdoor market in Marion Park. In comfortable shoes you can walk to just about everywhere. We were attending weddings events and had extreme ease using UBER just to travel .5 up to 1 mile destinations. Walking in dress shoes is very difficult on uneven sidewalks and brick roads. The hotel has a Starbucks as well as the SwampFox restaurant that has an excellent breakfast buffet.

I loved my stay here. Joey at the front concierge desk was so helpful, especially as I had a few bags with me. He also provided me with great advice on local restaurants. My room was amazing and I had a view of the park!

Stayed here for a work conference. Beautiful, historical hotel that offered comfort and convenience. Even with having the majority of the conference within the hotel it was comfortable, spacious and easy to navigate. Being situated in such a great area made for easy access to explore the city in downtime. The food served was good and with a good variety. Staff was helpful and knowledgeable when providing assistance. Enjoyed my time staying here.

The location was wonderful. We enjoyed the cookies😎. The bed was comfortable ans the room was spacious. The bathroom was quite tiny and made getting ready somewhat difficult. There was a wedding during our stay and we loved hearing the music and seeing the funny they were all having. We did not take advantage of the breakfast but it seemed expensive.

The hotel itself is lovely. The staff at reception, valet, housekeeping, restaurant are all phenomenal. (Shout out to Syvie at The Swamp Fox- best server ever!) We stayed in a Francis Marion Suite which was the size of 2 rooms put together. It had a seperate bedroom, a living area and a small dining area. The bathroom was tiny but very clean. Bedding was very comfortable, I slept well which, for a woman in my 50s, is saying something! If you use valet for parking, you can expect to pay over $50 per day of you include taxes and tips. The hotel is in a fantastic location on King St. It does get loud on weekend nights, it is a college town and there was plenty of celebrating happening. We walked the entire historic area and were never more than 20 minutes from the hotel. I look forward to returning!

Location to shops and restaurants was convenient. Very pretty lobby and historic feel. King Street is extremely noisy and cars will try to race down the main street in front of the hotel. So if you're staying on the ocean view side, it can get extremely loud throughout the night. The room was a really good size, but the bathroom was literally the size of a closet. We also had issues with the bathroom floor being dirty when we arrived. The front desk was super helpful at getting someone up right away, however the staff cleaning the restroom was not the nicest to speak with. Our phone was also broken and we were told to use this in order to call valet. Again the front desk was super helpful, however we were told by maintenance that the phone wouldn't be fixed that day. We were never given a time frame on when it would be fixed and was broken our entire stay. Also, a large convention had rented out a portion of the hotel which led to backed up elevators and certain times during the day and a lot of traffic in the lobby. I wish we would have been told at check in about this so we knew what to expect with the elevators. Overall the hotel is pretty, but not worth the price for us due to the noisy location, little communication on when our phone would be fixed. Just overall not a very relaxing experience.

Enjoyed 4 nights at The Francis Marion Hotel. Great location, walkable to all downtown attractions and restaurants. The Swamp Fox had a great menu, and it was nice to have a Starbucks on site. Staff was attentive and helpful. We we’re in town for the Cooper River Bridge run. Would definitely stay again!

This historic hotel is charming and comfortable. The front desk staff was fine although the girl working alone upon our arrival didn't give us much of a welcome or even attempt to get us into our room an hour early but the housekeeping staff went so far beyond that and totally made up for it. Both arriving and leaving they greeted us in the hall, asked if they could answer anything when we arrived and if we enjoyed our stay. Even checked in personally while we were there. We stayed in the Harbor View Suite which was impeccably clean and comfortable. Room service for breakfast was fast and delivered hot even during what may be there busiest time the morning of the Cooper River Bridge Run. Even though the front desk staff was underwhelming, I would return here in a heartbeat.

Location is perfect. Within walking distance of all the great shopping, Charleston Market and other sightseeing. Property has been renovated, but it’s still an older building so does not have the look and feel of more high end hotels. Bathrooms are tiny, but bed was SO comfy!!

The room was spacious and comfortable. It was very quiet. The hotel had that old school elegance, which made the stay special. We had breakfast there every day and had dinner one night and the food was excellent and the service was exceptionally good. Valet parking made everything extremely easy. I will definitely stay there again when in Charleston.

Our only overnight the next day housekeeping only made one of the two beds. Soap was taken out of shower and no replacement. Bathroom so small not enough room to bend down to pick up pants. No shower cap for my wife. Ironing hoard and iron was provided but not pad on board.

Francis Marion continues to be a reliable hotel to stay in Charleston. While the bathrooms are small and rooms could use an update overall the beds are comfortable and the staff is consistently helpful. The lobby is spacious and the piano player in the afternoons always entertains.

We enjoyed our stay the management was more than accommodating since we needed to switch rooms due to our needs. They let us look and try many different rooms. Initially, not knowing which room to book our room was too small.. however they were super nice. Watch out for parking. I highly suggest you valet. The parking structure will charge you about $40 every 24 hours even though they say $20 that’s incorrect unless you park at midnight. If you come and park at 4 pm then leave the next day at let’s say 2 pm it was 44 dollars. So basically we paid 44 every day for parking.

Server Sylvie was amazing. Breakfast was good, Sylvie was great. Dinner just okay, but pricey. One of our dinner servers was good, but the other was rude. She called everyone Babydoll and couldn’t stop talking about how much one of us ate. She “couldn’t believe it” that we ate almost half of our shrimp and grits! “So fast! She’s excited!” and on and on. Hotel is charming and beautiful but stair carpet and room decor needs updating. Tiny bathrooms could seem less crowded with thoughtful design changes.(Replace tub with glass shower and tile entire room with light marble look porcelain. Replace toilet with comfort height model.) Almost all of the staff we interacted with were friendly and professional. Location is perfect, but parking options are too expensive.

The hotel is in a prime location for exploring historic Charleston, and for the most part is fine …. but it’s showing its age and seems to lack an overall level of care. There were several things that lacked attention (fitted sheets that were so stretched they didn’t stay on the bed, missing/broken sink components, some things didn’t feel very clean). On site restaurant wasn’t great. Staff was welcoming and again, location is great….. just not sure the accommodations themselves are worth the price.

The historic charm is real—the lobby is beautiful and full of character, and the location is outstanding. Being right in the heart of downtown Charleston made the entire trip worthwhile and allowed us to walk almost everywhere. Customer service was excellent throughout the hotel and in the restaurant. The food in the restaurant was fantastic, and the staff was consistently friendly and helpful. One standout was the hotel providing a loaner wheelchair for my elderly parent at no cost, which was incredibly appreciated since rentals can be very expensive. We booked three rooms (one for elderly parents, one for teenage daughters, and one for ourselves). While the beds were comfortable, the rooms were surprisingly small and underwhelming for the price. After tax, each room was $347.82, and we expected more space at that rate. Parking is another consideration. We had two cars, and parking was nearly $50 per car per night, which adds up quickly. The only truly negative experience involved room service. My elderly father tried to order a diet drink and ended up with a $77 charge for a 12-pack. The hotel did reduce the charge by $10 after I called, which I appreciated, but it was still frustrating. Bring your own drinks. Overall, this is a great hotel if you value location, history, and excellent service and don’t mind smaller rooms.

The room was clean and spacious. The bed was comfortable. The staff are very attentive, friendly, helpful. If you are looking for a great location to check out the downtown of Charleston, The Francis Marion is optimal. We could easily walk to most places, including the meet-ups for various tours, museums, shopping and restaurants. The hotel restaurant is very good as well. I am giving 4 stars because the bathroom sink has a very small counter, so difficult to find a place for toiletries without things getting wet. Also there are no hooks or places to put a towel close to the shower. The venting in the bathroom is slow and there isn't an actual switch for a vent. But the rest of the room was lovely. They also have wifi and the ability to cast your streaming apps onto the television. Definitely would recommend this hotel to others.

From the ice machine making loud noises constantly all night to the old elevators that also were constantly making noise. We didn’t get a good nights sleep the whole time we stayed. From check-in to check-out this historic hotel was perfect. Stepping out of the taxi, we were greeted by the doormen who took our bags up to Lobby level and we were checked-in quickly. Our room was ready early as our flight was an early one. Such a blessing for that. The Lobby is gorgeous. We had a large spacious clean room, with safe, big comfortable beds, high quality linens, bathrobes, bath towels, toiletries were always filled as were the coffee, tea, creamers, etc., daily water bottles and plenty of outlets! Well-lit, safe corridors and elevators, and in a very safe neighborhood. The location could not have been better. Right across the street from Marion Square. There was always someone at the desk and a concierge to answer all questions. Their Swamp Fox restaurant was excellent with some of the most delicious dishes in Charleston. There is also a Starbucks at ground level in the hotel so no need to go very far for a wake-up coffee and pastry. Breakfast in their restaurant was extraordinarily delicious. I have stayed here before and highly recommend it. 10 stars!

This is truly a hotel as it is meant to be. A glamorous lobby with piano music, oversized rooms and a full staff including Bellmen and in-room dining. The staff were very accommodating and the room was lovely. HOWEVER, as in so many hotels, the lighting is more decorative than functional. The closets are the size of a postage stamp and the bathroom is barely big enough to turn around in. It is an old, historic hotel, and it’s possible that city codes prevent modernization. There are many other hotels in that location where you would probably get more bang for your buck.

It was definitely not a room in a 4* hotel. It looked run down, used and smelly. The bathroom was so small that a toilet flush box could not even fit in there. It was a big disappointment. Maybe a 3 star or less.

The AC unit was clearly old and extremely noisy. It woke us up every time it turned on and then back off. The bed was not particularly comfortable and the pillows were maybe the worst I’ve ever slept on. Unfortunately, we barely slept which was the point of our weekend away since we have young kids at home. I’m not sure we would ever stay here again. We expressed our dissatisfaction at check out and the response we received sort of made us think they receive these complaints often.

Slow check in and especially check out with limited staff. Housekeeping was good but slow one on day two and especially early on check out day. But, great location within walking distance to everywhere in Charleston!!!

The hotel had everything we needed…comfy beds, Starbucks in the morning, had lunch at the restaurant (delicious), and a nice lounge for a night cap. We really appreciated the valet parking! Loved the revamping of an older hotel.

A first but not a last! This was one of many trips to Charleston! This was my first time staying at The Francis Marion. From the valet parking, check in and check out EVERYTHING was AMAZING! Everyone was so friendly. The lobby of the hotel was beautiful. We stayed on the 10th floor with a gorgeous harbor view. The room was small as were the beds and bathroom, but what do you expect from a 100 year old historic hotel. The room was clean, updated, & comfortable. We were in town to tour College of Charleston. The hotel was SUPER convenient to CofC and all the King Street shopping! I’ve already booked the hotel for our January trip!!!

This was a fairly good stay. The room was spacious and clean. The bed was fairly comfortable. I paid extra for a “Bay view“ which could be seen, but just barely. So that extra money was really not worth it. The bathroom in the room was tiny. I cannot overemphasize how small it was. There was maybe 3 x 5‘ of usable space in the bathroom. But everything in the bathroom worked well, so it did serve its purpose overall. The TV was somewhat difficult to use but OK. The facility does not have breakfast. But they do have plentiful amounts of complementary coffee in the morning, which was helpful. And they do have a Starbucks as well as another restaurant in the lobby, which made it easy to get something to eat. The workout room contained good weights and machines. But the room was not spacious and contained essentially no ventilation. So it was hot and stuffy and uncomfortable to the point where I did not want to go in there. Lastly, it is worth mentioning that this hotel was not cheap at all. But overall though, the hotel contained many pleasant attributes and was overall a fairly pleasant day. I would certainly consider staying there again.

My sister and I stayed here for our trip to Charleston and this hotel did not disappoint. You get exactly what you’re looking for, a historic hotel within walking distance, a beautiful lobby and interior with updated rooms but still having that old charm to it. The room was spacious with 2 large closets and a full length mirror (very much appreciated by my sister and I) The bathroom was smaller but to be expected with older hotels, the only downfall was the plumbing. The water pressure wasn’t the greatest so made for longer showers and the toilets didn’t flush well. But the hotel is in a perfect area. We flew in and didn't have personal transportation and were able to walk all over for great shopping, restaurants and sites. If we decide to return for another trip to Charleston we would definitely stay here again. We didn’t get a chance to try the restaurant in the hotel but it’s very convenient to have as well as a coffee shop.

Loved the Francis Marion! The location is great, the lobby is beautiful; rooms are clean, spacious and seem to be recently updated. The bathroom is tiny but functional. Friendly staff. Good value. We had a good dinner at the onsite restaurant Swamp Fox too.

First room"s toilet was extremely filthy so they moved us to a different room but it was neither an upgrade nor did we receive anything to make up for it. The furniture is old and tired, my side of mattress was overused and uneven. There was no net on the windows so you couldn't open because of mosquitoes and the bathroom and towels stayed wet until next morning. Considering this, the hotel is extremely overpriced (we are from LA so we are used to steep prices but this was absolutely unjustified). Location is great, you can easily walk to shops, coffee and food places.

Room was a nice, older room. Bed was comfortable and room service was great. Did have to call to have sheets changed upon arrival due to stains and sand/dirt on them. When taking them off, a used band aid was found. Also lost a personal blanket to housekeeping that was left on bed first night of stay.

We had issues with our room. Wet carpet from work done on the AC unit and the toilet didn’t flush. Staff was very nice and gave us a $75 breakfast credit. Beds were very small for 2 people. Great location! Beautiful lobby and fantastic breakfast.

With that said, I don’t think I will return due to the outside noise at night; could not sleep with the loud souped up cars riding around. It is a college town, but extremely loud cars are unbearable.

It’s hard to beat the convenience of the hotel’s location, with an easy walk up or down King Street to all of Charleston’s landmarks as well as steps away from two different free CARTA shuttles if you get tired of walking. The Swamp Fox restaurant on the property was excellent. We got into town in the evening and had dinner there as well as breakfast on the morning that we checked out. Both were great. The rooms are rather modest compared to the opulence of the lobby and event spaces, but it’s a 100+ year old hotel. If you’re going to be out and about like we were and just need a place to sleep and recover a little in between activities then it definitely does the job. The only reason for 4 stars was some terrible nights of sleep on a less than stellar bed, at least for my own preferences. All in all it was worth it.

Upon check in asked for Expedia VIP perk they said they are an independent hotel and don’t participate, excellent! Then checked into room the toilet was dirty and looked as if it was not cleaned not to mention bathrooms are tiny, asked to switch rooms and they were confused why. Received new room which was 2 beds instead of 1 this one seemed clean but I was just happy that I was only staying 1 night. I understand this is a historic building but this hotel is in need of a facelift.

The Francis Marion is my favorite hotel in Charleston. I stay there every time I go. I love the age and the history of the architecture and fixtures. There is lovely infused water in the lobby and sometimes live piano.

If there is a rating above "excellent" the Francis Marion definitely deserves it. The room was amazing. The staff are amazing, including the check-in desk, hotel services, the restaurant (which is in another category of awesome), and even the maintenance staff. The hotel restaurant and bar, The Swamp Fox, is staffed with folks who make every effort, and then some, to make your cocktails and dinner a pleasure. The breakfast buffet is enormous and a terrific value. If you want history, comfort, southern charm and hospitality, The Francis Marion is where you want to stay.

The beds were very comfortable and the room was very clean. We did have some trouble with getting hot water for showers and the bathroom doorknob fell off. The toilet also did not flush well. Maintenance came very quickly and remedied all the issues. The room was nousy due to being next to wear housekeeping came in and out.
