The staff at the Restoration were extremely helpful and friendly. They made our stay enjoyable. The breakfast basket each morning was very nice and a great way to start the day. When we got back home, I hope to open our front door and it’s see a basket! Lol. A great service provided was the Jeep, which shuttled us around to the farthest places we went without actually having to get an Uber and allowed us to walk only half as much as we would have had to. The drivers were outstanding and very friendly. The service staff who cleaned our rooms were very friendly and did a great job. The rooftop bar called the watch was a great place to view the city and get a good meal. The only negative we experienced was some maintenance and upkeep in our room. Lighting in the bathroom was dim because half the lights did not function. Also the towel racks were dangling from the walls. The showerhead probably could use replacement because the mineral buildup prevented a complete flow. Overall, we enjoyed our experience very much and would recommend this very large room that we had which was about 800 ft.², to anyone looking for a weeklong stay like we had.

Wonderful stay! Staff was very attentive and personable. We enjoyed our studio although I wish the view was better(faced buildings and alley). Very clean, quaint and affordable downtown property. Breakfast baskets were a great touch and delicious! We used the jeep twice and it was a flawless execution. Rise coffee shop is a great addition the library was spectacular!

We booked a 2 bedroom suite, after checking in and going to dinner, we arrived back with water flooding the main bathroom. They did upgrade us to a different room the next day and provided 30% off the room rate but for the price of this hotel I would have hoped to not experience something like this. You could tell that the bathroom ceiling has had a leak before. 30% off for unusable bathroom and listening to water dripping in bucket all night was not enough.

We’ve been to Charleston a ton- this was our first stay at the Restoration, but definitely will NOT be our last! Beautiful, historic, room had everything we needed & then some, and Matthew, the front desk manager, was friendly, helpful, and went above & beyond! Great experience and highly recommend.

Excellent hotel! Would definitely recommend and we will be staying here again. Beautiful rooftop, cafe and rooms. The bread basket in the morning that is placed in front of your door is a wonderful touch.Thank you to all of the great staff and valet guys, they were nice enough to give us a ride to and from dinner. Overall, one of the best experiences in a hotel!

We were so excited about staying at this property. We have been to Charleston many times and have stayed at several great properties. But wanted to try the Restoration. Let me start by saying the room itself was great because of the square footage. We appreciated that. But the condition of the room was not good. Walls needed painting badly. We had a beautiful terrace but the umbrella was broken. Water pressure in the shower was horrible. The room slept 3 people. Yet our breakfast basket brought each morning only had breakfast for 2. And we had a 3rd person. Also there were only 2 forks 2 spoons and 2 knives in the kitchen. Which made no sense since the room slept 3. These may seem like small issues but for 600+ per night those things should be taken care of. Its the small details that make a good impression. But the biggest issue was lack of customer service. When we checked in we were literally handed a key. Not 1 thing was said about any amenties. Where to find the pool...bar nothing. Not even a hope you enjoy your stay. Valet was never present. Just not what we expected. So a disappointing stay. The Harborview Inn and The Charleston Place much more customer service oriented.

    - check in was smooth and quick -1-bedroom apartment was spacious -Shower was awesome -Location was excellent The Con's -Apartment smelled of mildew and mold -Bedroom mattress was sunken in; I had to sleep on the couch. My husband tried to sleep sideway on the bed, but it did not help -Living room TV did not function properly -Breakfast was under whelming -Lots of extra fees and charges that are not included in the initial room price, so make sure you add it all up to get the total price. -Parking is not included My husband and I ended up leaving a day early because we could not sleep here one more night. It was such a shame because we love Charleston. The experience with this hotel made our trip not enjoyable. I would like to mention that the desk manager did take care of us and credited our account with a discount. My recommendation is to find another hotel!!

The grounds were beautiful and the service was amazing. The location also was ideal; we could walk to everything. The pool is smaller and shallower than it appears in photos, but otherwise the property was exactly as described. I would highly recommend staying here.

The cleaning service was not good. They failed to clean the bathroom, and we reported to the front desk , the cleaning lady came back but still didn’t clean the bathroom. The night shift staff wasn’t professional but overall I like the property.

Adorable boutique hotel.. beautiful rooms.. comfy towels, bed linens and pillows!! Very yummy, albeit small breakfast basket left by our front door.. staff is truly amazing… they have bicycles that you can take through town. They also have a staff that will drive you locally in the hotel’s jeep… very pleasant experience!

Breakfast was not “all inclusive”; we were asked how many were in our room on arrival each day were brought what seemed like enough for 2, not 3. Example: 2 waffles one day. 2 single yogurts one day; another day-1 apple and 1 banana with 2 different “cakes”. Definitely not all inclusive and certainly not to serve 3.

The location couldn’t be more ideal and the size of the room is spectacular. However, during our stay we had trouble getting our room cleaned on multiple occasions. In addition, the advertised pool is more realistically a hot tub.

There were a few minor issues during our stay. At check-in, there appeared to be a shift change, so we were never notified when our room was ready and had to follow up ourselves. We also experienced a small issue with the in-suite bathroom, but it was resolved quickly by staff. Additionally, the AC had some issues that made the room a bit uncomfortable at times. Despite those inconveniences, we still had a positive experience overall. My only suggestion would be adding an onsite fitness center.

The breakfast delivered to my door in a picnic basket each morning was a very nice surprise. More than just a continental breakfast in a downstairs common area. The rooftop restaurant and bar was a great place to spend happy hour or finish the night. The pool/spa was a nice feature for such a small area, but the lack of an area to lounge and get sun was unfortunate. The location was great and the property was very unique and cozy. I was concerned about the lack of a gym, but they provided me with a pass to a local Wellness Center that had a great weight room and anything else that I could need. They also provided a ride there and back, but it was actually a nice walk in the morning. Overall, a great choice.

Everything about this hotel was terrific aside from the VERY LOUD A/C unit which made a crazy banging noise that would wake the dead every time it kicks on. Unfortunately that was about every half an hour all night. Zero sleep. Not booking here again due to this factor.

They advertise a terrace for hotel guests. It seemed to us that this would be a side terrance to the upstairs restaurant and terrance. Nope! Looked for 20 minutes, then found an empty terrace with no services or furniture to sit on - that was it. This should be disclosed for a 'lux' hotel. The breakfast basket, meh! Cheap looking croissants, green bananas :| No this is not what we are used to when we book luxury hotel. The room was spacious but freezing! The property dingy in places, elevator scuffed. Nothing said wow. Some of the staff was trying to be helpful and cheerful, but this is not a hotel I can recommend. We stayed in another hotel for the rest of our stay in Charleston and that was a wonderful experience. Similar price point, but whole different experience.

However, the positives were numerous if you can overlook two bad nights' sleep: great location, fun rooftop bar (sit at the open windows), huge rooms, cute picnic basket breakfast delivered to your room (sandwiches first day, biscuits the next, with fresh fruit), good (free) happy hour, and cute coffee bar (to pay) available downstairs.

The hotel was very clean and well decorated and maintained. The staff was excellent, the hotel manager Matt was very welcoming and willing to make the experience top notch. The complimentary happy hour was a great bonus - nice wines and charcuterie and a great way to socialize - The library and patio were the perfect spot for this. Another nice touch was breakfast left outside your door in a picnic basket each morning. Rooms are very spacious and well equipped. Our refrigerator held complimentary welcome snacks and alcohol free beverages. Would definitely stay here again!

Graciousness-it’s not a category but it should be; small picnic basket at the door in the morning with a petite breakfast. Fresh fruit, mini quiche, a little cheese and sausage. Go to the first floor for a lovely pastry and coffee shop. Wine in the library with cheeses and crackers for a cocktail hour we would enjoy at 6. Then go to the rooftop restaurant if you’re not in the mood for a walk. Perfectly clean, beautiful rooms with great lighting, beds are the best.

Beautifully appointed hotel. Service was great and staff were friendly. Our 1 bedroom suite was large and comfortable and was cleaned everyday. There's wine, cheese and crackers at the library area next to the lobby from 5-6 pm nightly, which was nice. There's a complimentary breakfast basket, containing a rotating offering of egg/cheese biscuit or coffee cake/scone with fresh fruit during our 5 day stay. I loved everything about this place other than the pool. The location, the staff, the room, the rooftop bar. It was clean and fresh and smelled wonderful. Everyone was absolutely amazing. The pool on the other hand should really be advertised as a big hot tub. It was too hot to enjoy. I didn’t mind the size or location. It was clean and the lounge chairs were nice, however, the temperature of the pool was not enjoyable on a hot spring afternoon. Which was part of the reason we picked this hotel. As much as I loved everything else, we just won’t be returning without a usable temperature adequate pool to cool off in.

There was both good and bad about this property. The room was spacious, the bed was comfortable and the wine and cheese social each evening was nice. The room had wallpaper coming off the wall and the shower doorlwas very hard to open and close without scraping the glass causing a loud noise each time. The restaurant was below average and the check-in and check-out process was poor. They sent a pending charge of $3,000 at check-in on a final bill of around $1200. At check-out I had to go and get the luggage rack, carry it up to the sixth floor and load my car without any offer of help from the hotel staff. Finally, when they brought me my car from being valet parked (inside I was told) it was absolutely filthy after being given to them clean.

Staff: The staff were very nice and helpful. Happy Hour: nice, 5-6 daily. Free wine. And they turned down the music (loud) when I requested it. Room: the room was spacious, the bed fine. The bathroom was not wonderful. A sliding glass door - which didn’t close completely - separated the bedroom from the bathroom. This made toilet time essentially not private. The toilet was on the way to malfunction, making horrible noises on each flush. Sorry to be graphic. Amenities: Breakfast was a joke and totally unacceptable. A basket every morning filled with who knows what. Coffee could be made in a coffee pot. Want real coffee? Go to Rise nextdoor, which is owned by the hotel. But hey, for several hundred $$$ a night where is the free, decent coffee we expect in a hotel of this price range. Restaurant: Didn’t eat at the restaurant. Very noisy; more atoned for the younger crowd. Front desk encouraged us to eat elsewhere because of the great food in Charleston! (Why couldn’t the restaurant make our breakfast?) Valet Service: Worked well, although $40 a day seemed steep.

Good, but not great stay for a weekend getaway. Overall our room was quiet, clean and comfortable with nice linens, decor and well stocked snacks/drinks. The location was wonderful, being centrally located off of King St. The staff were friendly and I appreciated being able to check in early. My main problem with the hotel was its lack of care on maintenance. I’m not someone who gets upset over some chipped paint or regular wear, but when multiple reviews comment on ripped curtains or other maintenance issues you would think they’d make more of an effort to fix those (our room also had ripped curtains and a toilet paper holder falling off the wall). The breakfast basket wasn’t anything to write home about, so don’t get too excited about that. The pool area is small, but nice to have at a downtown location, though umbrellas would have been nice. For the money I spent on this room I was expecting just a little bit more, but overall it was a nice stay.

Hotel is beautiful, staff was friendly, although poorly trained. There were signs posted that they were under renovation. Apparently they were working on hot water because the bathroom hot water faucet spit out a murky brown water. We ran it for several minutes and it finally ran clear. Not a big thing but the crew probably should have done that. It didn’t inspire confidence. I am a tea drinker. There was no tea in the room. I went down to the front desk in the morning to find some tea. The nice man told me it should be in the room or I could go next door and buy a tea. (He couldn’t get me a tea bag?) I went next door and bought a Black tea. When I got to my room and tasted the tea it was an herbal tea. I went downstairs again and told the nice woman she must have given me someone else’s tea. She apologized and told me they were out of black tea! It didn’t inspire confidence. We checked out. It took almost 30 minutes to retrieve our car from valet parking. It didn’t inspire confidence. A very nice place but they need someone to get in there and train/supervise their friendly staff. We will make another choice next time.

This hotel was amazing! Booked the 2 bedroom apartment style suite for a long girls’ weekend. Everyone was comfortable and enjoyed it! We had the suite that overlooked King Street. Definitely had a Southern Charm feel. The staff were so kind and helpful. We enjoyed our morning breakfast basket and 5pm wine hour in the library (both included with the stay). They also had a jeep we used for transportation when we didn’t want to walk or needed to get to dinner. Great location! We walked everywhere. Everything, for the most part, was less than a mile from the hotel. Fantastic weekend getaway!

Stay was great, daily picnic basket breakfast was cute and a nice touch, and the suite/room was very spacious! Location was also ideal - walking distance to shops and restaurants, and the free shuttle was very helpful one cold night. Only knocks were the valet parking expense, weird seam down the middle of the floor, issues with toilet flushing normally, and checking in was more of a hassle than expected. None of these issues were show-stoppers or a major concern, but collectively enough to warrant 4 stars in my opinion.

4.5 stars! Great location in shopping area of Charleston. Everything was walkable. Hotel itself was difficult to find due to small sign. Staff very friendly, helpful, and efficient. Check in/out was a breeze. There is an older part of the hotel and a newer building. We stayed at the older part. Although cute, it was a pain going up a few steps to get to our binding, then down a few steps to get to elevator, then down a few steps to get to our room. Normally this is not an issue, but it is when you have a big suitcase. We had a free upgrade to 2 bedroom suite which was great, however, again, two steps up to get to the room and then walking out to the living room and kitchen area we had to walk down 2 steps. I almost faceplanted forgetting about the steps to the living room area at night when I came back from dinner and drinks. The rooms were very roomy and clean. We also had a powder room which was great for friends coming over from their room to hang out. Being older, there was musty smell and the walls were paper thin. We could hear people talking/yelling when they were walking to/from their rooms. And our neighbors upstairs were “loud” just walking. Cute free breakfast basket in am and 5-6 p is a free wine/charcuterie bites - so wonderful. Def try the rooftop bar. Sunset was beautiful. They have a newer hotel in Asheville. Will try that one when we go there. The coffee shop attached is really cute and gives hotel patrons a discount.

This is a very nice hotel in a great location. The room was spacious and clean with a very comfortable bed. The breakfast is automatically delivered in a picnic basket to your room each morning, which consisted of mostly baked goods. Quality was so-so. They really need to figure out how to serve a sit down breakfast for guests, There was a coffee machine in the room, but we couldn’t figure out how to use it, and all they had in the room were artificial creamers which we don’t drink. The front desk staff was very friendly, but every time we called them, for example to ask how to use the coffee machine, no one picked up the phone and the voice mail box was full.

The positives are that it is in a good location and our 2 br suite was large with a full kitchen (minus skillets and pans). However we were very disappointed with the condition of our suite/apt. The drain in the shower was clogged. The chandelier in the dining area just flickered and acted as if it had a short. We had 2 giant cockroaches and newspaper by the couch that was over a week old. Two days housekeeping came and didn’t take wet dirty towels on the bathroom floor. They sent them back upon complaint and they tidied the bathroom but didn’t dust a thing or vacuum so we were allergic. The walls are paper thin so if your neighbors aren’t quiet at night don’t expect to sleep. We had a non stop crying baby at all hours. We also heard a phone off of the hook. Breakfast isn’t really breakfast. Lots of carbs and sugar and little to no protein. The portions were very small. Service , including the front desk manager, were not customer service oriented and frankly the most apathetic of anywhere else I have ever stayed (except night front desk person was great) Also if steps are an issue definitely don’t stay here they are everywhere without rails and very poor lighting.

Always wanted to stay here and had the opportunity on this latest business trip. Booked a studio which was more like a small apartment. Beautiful room with exposed brick, sitting area, small kitchen (minus stove). Fridge is stocked with complimentary soda/water. Got a picnic basket each morning with a complimentary. Breakfast. They also Jeep service that will drive you anywhere in the city w/in 2ish miles. Very convenient since nearly everything is. Then there is the staff. True southern hospitality -every last person. There is also their rooftop restaurant which is great place for a bite or drink. It is also centrally located right off King Street but walking distance to the Market Street, CofC, upper King bars and restaurant. Really cannot say enough good things about this hotel.

Also complimentary shuttle service within a 1-2 mile radius of the hotel . Super friendly staff . Wish the pool was a little bigger with a better chair setup .

We were not given prior notice of the work that was done. Nor were we given any consideration for having a room on a floor being renovated. And when our concerns were brought to the manager, I was led to believe my experience was "my fault" and he was sorry he could not accommodate us. Shameful. And snobbish. I could go on, but instead I'll add the photos I took that will show you what to expect.

We travel a lot. This was a staycation. On arrival we heard the amenities and then were swept away by how amazing the room was. We had a terrace with a large umbrella (a must under Charleston sun) the umbrella was broken. Called to ask. They said they would handle. Hours later nothing. When I called back, clearly annoyed with me, they said it was number one priority. It was never fixed, and just forgotten about. The bed was a bit hard as was the couch and furniture. The room we were in 307 seemed to be handicap accessible, toilet was way low. Bathroom shower deff needs to be on the list of “restorations “. The AC in the unit, exposed ductwork which is mod and chill but it was UNBEARABLY loud when it ran We would just tell each other “talk later” when it kicked on! Building elevator made such noises we were scared each time! Overall it was good. I just wish after spending as much as we did these things been a bit better. My husbands birthday. Our 10 year old came. Requested roll away bed , no responses. Anyway- it’s nice. Don’t get room 307.

We had a wonderful stay at The Restoration. Our room was enormous and beautifully decorated. They did a great job of keeping the historic charm while mixing in modern elements. We enjoyed the coffee shop as well as the rooftop restaurant. The pool was small but perfect to cool off and enjoy the views of Charleston. The location was perfect. We were able to walk everywhere we wanted to go. I can’t recommend this hotel enough. It was lovely.

Absolutely perfect from start to finish, the only place I will stay when returning to Charleston. Front desk staff were kind and outgoing, with little details such as umbrellas for a rainy walk on King St. Rooms are spacious and luxurious, a large fridge with items stocked, breakfast treats delivered in the morning. Lovely rooftop pool and bar, quick and courteous valet. An absolute hidden gem with the perfect location.

We just enjoyed a fabulous stay at The Restoration. The lighting, decor, and spa-like fragrance immediately made us feel relaxed and at home. Loved the exposed brick throughout the property, in their various sitting areas and in our room itself. The Restoration had character with multiple areas to congregate. Their “library” offered wine and cheese with music in the background from a record player! The host who greeted us in the library was very personable and conversational. Our room was a suite with balcony and full kitchen. It was nicely decorated, very clean, and the couch in the sitting area was very comfortable. This hotel has a rooftop bar and a beautiful view of the city. They also offer complimentary rides to local shops and restaurants. Breakfast was delivered to our room, as part of our reservation, promptly before 8AM. I only wish it included coffee (I assumed it would) and that meant a walk to the coffee shop within the building which was not a problem at all. We would stay here again as it is conveniently located near King Street and all the shopping. The staff was exceptional, very pleasant, unhurried, and seemed to really enjoy their job of helping guests.

This was a lovely stay with nice added touches. Breakfast baskets to the room daily and wine hour with snacks. Hospitality was exceptional. The jeep service was perfect to get around town. Gym isn’t on site, about 30 minute walk or quick jeep service but was a huge gym with more than enough to get a great workout in. Had a mobile service massage twice in 4 days and give them rave reviews. The hotel is walking distance to the main shopping. The thing I loved most was the smell of the place. But many hotels have a good fragrance as in super entice to smells I noticed this. Smelled like crisp clean cedar wood? What ever it is, it’s also a nice touch. They were very accommodating of my elderly mother walking with a cane. Pool is more of a small soaking area but nice. Overall, lovely and highly recommend this hotel.

This place was phenomenal - without a doubt, the best hotel staff I've ever encountered. I am forgetting a couple of names, but Cristian (and his partner at the front desk), Angel, and Benjamin (and the other valet whose name escapes me) are some of the best in the business. The fact that the hotel itself was beautiful, comfortable, great amenities, clean, and convenient to everything made our experience 5 stars and then some. Breakfast delivered to your door each morning, great little pool, coffee shop connected to the premises, beautiful courtyard, EASY valet parking process. This is what a high end hotel experience should feel like! This is the only place we will be staying when in the Charleston area.

We don't eat breakfast. Just coffee. We liked the location as we could walk to every place we wanted to go. Like the size of the room and having 2 bathrooms. The coffee provided in the room was not good and very weak so we had to buy our own. The bed was comfortable but the pillows were not. We woke up with neck pain each morning. The window curtain were heavy and difficult to pull open each morning. Strange there wasn't a pulley system to open them.

The place to go when you want to splurge! A little more costly than some (but less than others), the Signature Rooms are gorgeous, large, and wonderfully appointed. Ours had an extra half bath (so nice for "privacy"), dual sinks in a master bathroom that was luxury home quality, and a functional kitchenette. The morning "breakfast basket" was premium: egg bites, croissants, granola, yogurt and fruit (we expected a few stale muffins and cream cheese - but we were pleasantly surprised!). The location is perfect for everything Charleston. Off the edge of King Street, close to the water, the best dining, and so much more. A charming neighborhood. The rooftop - while seasonally windy - has spectacular views. But the best feature was the staff, from top (literally - ROOFTOP) to bottom. Every single person on the team OWNS the customer experience. Matthew and his team were spot on at every moment. Equally professional and personable. We'll be back! We had a squeaky return air fan that didn't get fixed, but it was a very minor issue and barely worth mentioning.
