Room looked like a 3rd world country version of a hotel. Lost power at 10pm. Never returned. No hot water. Nobdy around to report problems to. Miserable place. Expedia should immediately remove from their database.

do not reserve this property we drive from LA to Sacremento and the place was sold out, I have to cal to hotels.com and ask for money i have to buck another hotel in last minute.

Every where there is smell of Pee and Weed specially in evening. People are making noise all the time and talking loud etc. I will never ask any family to live in such a place.

I wish there were provided shampoo/conditioner.

I will check the reviews next time. I was in a hurry. It was one of the less expensive places to stay, but you get what you pay for. They need pest control. They have roaches and lots of other little flying bugs that I've never seen before. The place reeks of cigarettes. People live there and some were having a party on a Wednesday night. The air condition unit kept turning on and off. The small refrigerator had sticky stuff all over the top of it. The bed covers needs to be replaced. They had multiple cigarette burns and stains. Also the bed covers had other people's hair on it. I didn't notice any bed bugs, but I wouldn't recommend this place to anyone.

First of all, there are a ton of long term tenants that are loud, dirty, and party through the wee hours of the night. Screaming children at 1am, junk and trash all over the property, you know all the fun stuff. Then we get into our room & it reeks of cigarettes (surprise surprise) I should have read the reviews before booking. And it smelled of mold. Dead cockroaches on the floor. But wait! Live ones too! In fact I woke up at 4am to one crawling on me. I had just driven 7 hours and just needed a place to sleep but a dumpster would have been better.

Not all the lights in my room worked, lots of dust on the floor that didn't seem to be cleaned between stays, towels barely big enough to use (not enough of them either) and there wasn't daily housekeeping (I was either unaware that you had to ask for it or if they just didn't clean during your stay, but for a three night stay no one came to clean anything in my room).

There was hair on the floor, pubic hair in the shower, used soap, dirty towels. The beds were dirty and had holes that were most likely from cigarettes which i ended up sleepingon the desk which had holes in it that i could put my finger through. The room overall had a weird funk like weed. The TV would turn on but no channel would work. The sink fell apart (handle came off) and the whole faucet would rotate, the microwave had rust all over inside of it. Overall, I wouldn't recommend this hotel to anyone

Cockroaches in the rooms, heavy smoke smell. Bed sheets heavily stained. We had reservations for 2 room's and they both were the same. As soon as we saw this we returned the keys and left. Sketchy people in the parking lot. I do not recommend at all. Should not even be listed in any websites.

This is a very nice budget hotel. I have stayed here a few times and it is always perfectly clean and I get a good night's sleep. The staff is friendly, helpful, and fast. I will definitely stay here again.

The AC was literally ON the bed. As in, 1/4 of the bed was not usable becase the AC was resting on it. Not above it, but literally on it. This is not just a hotel, but a short-term rental ("extended stay"). People live here, but it is clear that they take it as guests intruding into their home. The ambiance is terrible AND dangerous. I found a roach as soon as I put by bag down on the table. The toilet was clogged when we arrived. The next day, a pitbull belonging to a resident there lounged at us. We checked in late (around 9 pm), otherwise we would have gone somewhere else. I had reserved 2 nights but checked out early. I felt unsafe for myself, my children and my vehicle.

Well my boyfriend had to kill a roach off of the wall during our stay and the shower floor was disgusting, the bed was flat as hall get out. etc etc

The most unpleasant part of the stay was the noise late at night. People who appeared to be living there were being very loud, shouting and smoking marijuana right outside the door. This made it difficult to rest and significantly affected the overall experience.

Denied me a room and then still proceeded to charge me 5 times thank god I keep my card locked at all times . Staff have no idea what they are doing and barely even understand you. The owner is a complete joke . Head tenants who owe over 10,000$ but he illegally kicks out other people constantly. This place also has police showing up almost every day for something .

Staff was amazing. The place wasn't. The sink pipe was leaking. It had the vibe like there cameras in the outlets (I have no proof....just the vibe), smelled of weed, outside was dirty, and I didn't feel comfortable or safe (as a single female occupant) staying there. I checked out immediately and asked to cancel my reservation. Only received half of my cost and my insurance policy number didn't work since I canceled the trip.

it was cheap, so I was only out $75 when I decided I couldn't stay there overnight. There were cockroaches on the wall next to the bed and the bathroom floor, among other beetles crawling around the shower drain. The room smelled strongly of cigarettes, with an undercurrent of sweat and urine. The bedspread was stained all over and the furniture was chipped and falling apart. We decided we needed to stay somewhere else as soon as we'd put our bags down and looked inside.

Nothing!! It is housing for the homeless. There was a fight between tenants as we were checking in. Dirty!! The hotel host had the door locked for his safety! Smelled like weed as well.

I liked the accessible parking and vending machine. There was a straightforward check-in process. The room smelled like cigarettes so strongly that it made me and my girlfriend sick. There were burn holes in the blankets, the sink was leaking, the room was not clean, and the air conditioning intake vent had an ashtray sitting on it. The fridge was dirty and smelled bad. There was low-quality soap and no other toiletries. People were smoking outside of the room all day.

The hotel room was convenient and a reasonable price. The room was clean and had a comfortable bed to sleep.

There was an odor of Marijuana coming from one room that had windows covered with foil from the inside. Homeless people sleeping in cars in the parking lot. People coming and going multiple times during the night until 2:00 AM. I would not recommend this place for anyone wanting the get a restful night's sleep.

However no refund was issued, although the men were polite and promised a refund and did seem sincere in their apology, Expedia was no help, and should have waived the cancellation policy due to the poor and unsanitary conditions

No words…. No staff for checkout, with taped up paper sign back at 8am. Never showed up. Line out the door. This is like a halfway house with long term residents living there and overflowing trash cans and cars in the parking lot up on blocks. I stayed there to save money for UC Davis move in weekend because everything in town was $450 a night, despite the review warnings. Big mistake. Felt unsafe.

Not good. Decided to not stay after I saw a bug in the room and was not happy with stay. Didn’t even stay the first night and checked out but haven’t gotten a refund yet.

I had a 2 night reservation. There was no One at the front desk to check in. The Always had to call a number to find any staff. My room had no TV!! No hot water in the shower. Bedmattress was not comfortable and not firm. When I turn the heater on the smoke detectors set off. Apparently the were still remodeling this room. Cabinets doors were not installed. I’m dumbfounded as to why or how they think they could book a room like that

The heater worked well and it was fairly quiet, but the smell of smoke and the condition of the place is hard to overcome. I avoided spending time in the room except to sleep.

Expectations already low at Motel 6, but this dump was ridiculous.

The "suite" we thought we had booked did not even exist. They tried to pawn us off with two adjoining rooms. One had flies all over and smelled terrible. The other had a bed missing. There was garbage overflowing cans all of the walkways as they have families living there too. We never checked in.

There are dozens of people milling around in the walkways and parking lot. The room smelled sour like dead mice, so I refused to stay. The shower floor had brown matter in the treads. The management was polite and allowed me to leave with a partial refund - they charged me a $30 cancellation fee to my card. I stayed at a different hotel.

Much else to say, pretty much bare minimum as far as amenities but you get a microwave and fridge and tv in the room… solid for the price

The door doesn’t lock regularly, so we couldn’t really have all of us leave the room at the same time. Someone had to be in there at all times because the only way it would be locked is if you used the deadbolt or the safety lock at the top. Which was also coming out of the door a little ways. Also, no coffee in the room, and then at 630 am you still Couldn’t get into the lobby to get coffee:(

First time I came to this place they gave us a room that had people already in it. The last time I came they gave me a room that wasn’t cleaned up and then the same visit gave me a room with a broken tv and a sank that leaked all over the bathroom!

My experience with this hotel was awful. First impression is a run down, former Motel 6. The room I was given was filthy. Stained bedspread, torn curtains, dirty floors, patched walls, terrible odor in the room. The hotel has permanent “tenants.” When I went to cancel my stay, the man at the counter refused, would not provide a receipt and I have yet to receive a refund. They refuse to answer calls from Expedia to resolve my disputed fees.

The first room we got hadn’t been cleaned yet and both beds were disheveled and there was trash overflowing the trash can. Horrible smell. The second room (which took us an hour to get, because the front desk person was always missing and took about 20-30 minutes to return each time had a bed that looked made but not exactly clean and there was even debris all over the floor. The towels seemed dirty too. The inside of the fridge was sticky. There was a toenail in the toilet.

The only good thing was the small pool and the steps in were dangerous. Staff unavailable at check in and check out. Mostly extended stay residents; everyone i met was friendly. Room cleaner was only staff around. Definitely would NOT recommend.

Absolutely the best budget hotel in the area bar none. 1 star price for a 2.5 star room. Cheapest in the area but still decent!

Locked out of my room

It is an extended stay so towels are not changed reguarly and the blankets had small bits of hair still stuck to them. Shampoo is also not provided, only hard soap disks. Seems to mostly be occupied by permanent residents who were not able to afford better housing

Our room was dirty and no towels to take a shower nor any shampoo or soap, fridge was dirty with old food in it. There was only 2 pillows that were thin. Our sink handle fell off while washing our hands the shower floor was dirty and I mean dirty. Never again will we stay there

I booked a double room and received a queen room, was informed pretty much that there were no other rooms available, rooms had a strong tobacco scent, bathroom looked like it hadn’t been cleaned in awhile.The curtain had several holes so did the blanket. We stayed there for a soccer tournament and have stayed there many times before but had never been so disappointed with a stay in my life.

The worse hotel stay I have ever had in my life. AC unit was on the bed, literally which made it really hard to use without freezing. Bunk bed was situated in the room with ladder up against the wall making it really difficult to use the bed. Lobby had a horrible odor.

This was the worst place I ever stayed at. The room was dirty, smelly and mattresses were lumpy.

There were people doing illegal activities on the stairs headed to our room. Bedding had cigarette burns. Clerk was behind bulletproof glass.

When I asked for a towel for the pool the guy who worked there said why. He gave me attitude and proceeded to reluctunatly hand me the towels. I wanted to check out at 6:30am. Nobody was at the front desk until 7:30am … although they said that the only time nobody would be at the front desk was from 3am-6am. Also the room smelled of cigarettes.

It’s a pretty great and affordable motel.

I, on the other hand, was looking for a clean, affordable place to stay the night before and the night of my minor surgery. This place was conveniently located by my doctor’s office and the price was right. The reviews were not bad. Boy was I mistaken. The first impression in the hotel lobby was a strong smell of cannabis. I thought that surely this was coming from a surrounding room. But no, the young female “general manager” walked in and there was no mistaking that she was high as a kite. The check in process was smooth and they accommodated me needing a room on the ground floor because of my upcoming surgery. They gave me a “disabled” room, as they called it. I couldn’t help but notice on my way back to my room, that every single male hanging out on the patio and in the parking lot (there were many) began to stare me down. Come to find out, this is also an extended stay hotel and many of these people were long term tenants. I’m not blessed with stunning great looks so I could only guess why they were starring so long and hard. The room smelled like stale smoke and the blankets seemed almost plastic. The room reminded me of how a movie might portray a run down hotel room. It was that bad and that exaggerated. And there were bugs. Needless to say, I did not feel comfortable or safe so I checked right away. Still awaiting my refund.

Unfortunately, we did not have a pleasant stay at Hi-Wheel Flats. We were only there one night, but it was a very long night. Upon entering our room, the stale cigarette smell was overwhelming despite it being a non-smoking room, the pillows on the bed looked like someone had just gotten up from laying on them, and there was a wad of dirty, wet towels on the bathroom counter. We went to buy pillows at Target because we didn't feel comfortable sleeping on theirs. The worst part came at night when we were trying to go to sleep. A large group of people decided to hang out right below or room (although it sounded like they were IN our room) until almost midnight. They were very loud, including several children, dogs barking, and doors kept opening and closing. Since it was just my daughter and I, I didn't feel comfortable peeking put and saying something to them. Once they finally settled down, we tried to get some sleep, only to be awakend by a couple fighting outside our room at 1am. They were cursing at each other for a long time. The worst part was the little child crying as a result of their fighting. What a sad situation for that child! Needless to say, we didn't get much sleep that night! I don't usually leave negative reviews, but I couldn't let another unsuspecting family make the same mistake we made. We were there for one night to go on a tour of UC Davis the next morning and thought the proximity to the campus was good and the price was reasonable. My mistake!

When I got there I asked if it would be quiet because I was there for a work thing. They promised me yes it was. The toilet was broken and it ran water all night long. The neighbors had a dog and it started barking at 5 A.M. So I didn't get much sleep that night. I went down to talk to the office in the morning about the toilet as I was staying one more night. I told them the toilet was broken and he told me he would send maintenance to fix it. I went to work and came back and it was not fixed so I had to spend another night with the toilet running water all night. The neighbors dog didn't bark that night but by 7 am she had the tv blasting Rick and Morty. I went to talk to the manager that morning because they told me he would be in at 9 am but he wasn't . I also saw cockroaches and there was a guy who lived next door who was messed up on drugs and tried to walk into my room. I will never stay there again.

There was no soap, not enough towels for all of us (we were 4) the pillows were flat and terrible. The staff was okay we got there kinda late and had to wait because a customer that was there before us. Some of the tenants were playing their music loud and just hanging out outside their rooms. Probably won’t come back

Its clear that this motel is mostly used for long term, low income housing. The enitre complex is overrun by meth heads. There were 2 ladies literally digging for treasure next to my truck. There was a man yelling at his girlfriend (?) about the "empty bag of tweak" outside my room. I found numerous cockroaches in our room, when presented with that, the front desk initally denied they were in fact roaches. I made him aware that I am a Pest Control operator, and showed him my buiness license. He then apologized, but said there was nothing he could do. After the 4 person fist fight in the parkig lot, in which the combatants fell onto my door, my son and I went home to Sonora at 12:30 in the morning. A 104 mile drive. We had to return to Davis at 7:00 the next day for his soccer tournament. I asked for, but was denied a refund. You couldnt PAY me to stay there again.

From arrival we knew this place didn’t feel safe. There was more than one person that appeared to be staying in this hotel that was on drugs. After being in the room for a few hours, we noticed there was clearly transient people living in this hotel as they were cooking and using hot plates. It was dirty, extremely loud, and when we saw cockroach run around the floor at we knew we had to go. When we asked the front desk for a refund, they said that they could not because we had booked it online through Expedia after calling Expedia were being told that the hotel denied our refund. Unacceptable. We ended up looking for another hotel at 10 o’clock at night and had to pay an absurd amount of money with both rooms combined

Had to scream questions through bank-teller window. They couldn’t even print me a copy of my receipt for stay, saying “printer broken”.

It was good quality stay for the value paid. Upon checking in there was no one at the counter for awhile, so the check-in process was poor, but the ease in checking out and the hotel was easy and accessible. Overall, was good stay given the hotel demand for Picnic Day.

I love most of the staff at this location. I was able to keep to myself unless I required something and I loved that. This is my number one place to stay. And the price is just the cherry on top.

Front desk staff was good. The room had some recent updates, but I booked a room with a microwave and refrigerator. The first room I was given did not have them and the staff was not aware of it. My second room did have them, but the trade off was stained sheets and no bedcovers on the beds. We bought pillows and blankets to use. There are also quite a few long term guests at this facility. Lastly I book here because it is close to the Soccer Complex we play at and had a restaurant next door(the restaurant is no longer in business). I have stayed here 3 times before, but this will be my last. Just seems to be going downhill and I am not comfortable with bringing my players to a place where there are so many long term tenants lounging around the pool, parking lot and walkways. Sorry no photos, but I didn’t plan on leaving this review.

When checked in we were given a room that was already occupied. We walked into someone’s room where their personal belongings were in. I would be upset if someone was given access to our room. They switched our rooms. We stayed and left.

Just finished a stay this past weekend, April 2023. We booked based on cost. Check-in was at 3pm, and when we arrived at 7pm, they had no available rooms. We had to wait about 20-30 min for the cleaning staff. We were given a room upstairs, and everytime we used the staircase, there was a strong odor of urine. The room was decent; the sheets were fairly thin, the remote batteries were dead with the TV monitor buttons usable, the fridge/microwave worked, the shower floor was dirty, the AC worked well, the bathroom door didn’t lock, etc. The motel was also located next to a recently closed restaurant and a Taco Bell, but the area itself was very quiet and we did notice a few people sleeping in tents in the parking lot. It was an okay experience, felt a bit unsafe at times, but if you’re looking for something cheap, it’s a decent option for a night.

Staff tried their best to accommodate needs but seemed very understaffed and disorganized. The room I was originally given had a very strong cigarette smell. Asked for a new room and was downgraded to one without a microwave and still had an unpleasant smell. Lots of yelling from room neighbors and crying that woke me and my family up early. I would not stay here again.

It is a basic motel, cheapest in the area. It was CLEAN! And i was pleasantly suprised it was quite. All I needed was clean, quite, bed and a bathroom.

To begin with, the lobby smelled so badly of BO that I had to hold my nose while speaking to the employee checking me in. Our room had most of the outlets replaced with covers for some reason so I couldn't even charge my phone conveniently. There was no hair dryer or room service. For $390 for two nights, I would expect a lot more. I won't be returning.

Overcharged me. On 2nd night, the staff member came and knocked on my door in the evening real hard then called my room afterwards to tell me he didn't charge me for one night. Made me get up and go to front desk and paid. I knew that was fishy so I called my bank the next morning and sure enough, he lied. He charged me extra.

The only problem was that there were no lamps in the room, only the overhead lights which were obnoxious. The lighting felt like your were in a hospital. Yuk!! I was maybe going to stay for three more nights but I left because that just made it so uncomfortable. Otherwise the room was fine and Davis is awesome!!

It was already late and was just off a long drive. The smell was strong and woke up to the same smell. Made the stay very uncomfortable and I was with my child and significant other.
