Very safe, quiet location with a variety of cool local restaurants (albeit in a mini-mall) that are less than 400 steps away. (Don't miss I Love Kolaches - I don't even LIKE kolaches but their innovative flavors made me a believer. Plus it's the closest place to get coffee). The staff - the women who work the desk are incredibly kind and friendly. Kudos to the younger Indian woman who helped me fasten a necklace for a work event as I was traveling alone and the woman with the short pink hair with the huge smile). Clean sheets. Lack of bedbugs. It's cheap. Otherwise it would be a one. The minuses: Rooms are DIRTY. Thumbprints on the microwave, floors you don't want to walk barefoot on due to dust, tub had slippery floors and drain stop was missing. Caked dirk in corners of bathroom floor. Building itself is DIRTY. Sticky floors in elevator. Pervasive weird smell I couldn't identify through the whole building. Fridge was actively leaking onto floor. No plates, utensils, glasses, cooking supplies, coffee maker, dishrag or paper towel in kitchens. No bathmat or hand towels. Only two small, stained but clean bath towels and faceclothes. For a short stay on a strict budget, yes. Otherwise. Hell to the no.

This place is affordable for a family traveling with children. It's nice that it has a kitchen but there was no trash can in the kitchen or the restroom nor soap anywhere. This place didn't have pots and pans for cooking either which youd figure they would provide since they have a kitchen. It's a very outdated hotel but you can tell they are remodeling. There's no staff on hand from night to morning. There are odor issues in the hallways and elevator. I would still stay here again because it's affordable and it has a kitchen!

The room was horrible, the floor was coming up from the thresholds of the bathroom & kitchen, there was nothing holding the flooring down in the middle of the doorways. We kept tripping over the flooring when going to the bathroom & kitchen. There was roaches, the halls smelled like feet. Never will I stay there again. Thank goodness it was only for a night.

And room service only comes around once every two weeks, feel like it should be at least once every other day.

The location was perfect. I was supposed to be in a no smoking area however getting off the elevator, the hallway and I was consumed with pet stench over smoke. Also, when I reached my room, I was overwhelmed with smoke inside my room . I had to go out and get spray to neutralize the smell however, the smell was still there. In addition the plumbing was backed up in the kitchen and bathroom. Very disappointed

The room was clean and very spacious. There was no Kleenex, no kitchen utensils, no plates, no silverware, no cookware, no coffee maker and no hand towels. Yet there was a sign in the elevator that the kitchen was fully equipped.

When we finally got the room key, we were instructed to take the stairs to the second floor because the elevator was broken. When we got to the room, it wasn’t even cleaned yet. So we had to go down the stairs with our luggage back to the front to inform them of their mistake.

We chose this place because it had a kitchen. It does, but has nothing in it. We asked for a pot and utensils every day during our 4 day stay and the staff always said we wish bring it within an hour. We never received anyone. The entire place smells like weed. The first room we were given had a disassembled stove, running water that could not be turned off and the fan was falling in the bathroom. Staff actually asked if we could wIt to have it fixed in the morning. After a 10 minute debate, they finally gave us a new room. Do not stay here. Between the construction and this place our trip was ruined.

The hotel front desk was blatantly not helpful. I had to stay there for 3 days in a room with bathroom that had no locks. The hotel staff just told me that they did not have any rooms with locks on their bathroom. Also, there was no manager to attend my concerns for 3 days during the weekend. Staying with kids, it was impossible to use the bathroom for 3 days.

I booked this property for my son and daughter in law to stay in. They had their emotional support dog with them. The property states it pet friendly. They did not state that there was an extra pet fee until check in. Under state law facilities are not allowed to charge extra fees for emotional support dogs. We spoke to the manager the next day and we’re told that we would not get charged and that it would be taken care of. My daughter in law had all the legal paperwork for her dog as well. Well when I received my final bill we were charged over $125 over the agreed fee on Orbitz.

No permit for the pool, so we couldn’t use it, which was our main reason for booking here with our kids. Muffins and granola bars for breakfast, so we didn’t go without. The elevator did not work, our refrigerator went out, but they did replace it quickly. I had trouble checking out, even after hotels.com had already fixed it on their end. Thankfully we were reimbursed for our early checkout.

I had to wait an hour for check in because all the systems were down. It was late and I was extremely tired. Employee did not want to call corporate to cancel my reservation so I was stuck waiting around. Also, the breakfast was not as advertised. The site and employee said it would be ready at 6. When I arrived at 6:30 it still wasn’t ready. So again, I waited around for my children’s sake and it was subpar. The only think put out was an oatmeal package to make in the microwave. That was it. Needless to say, I will not be returning to this establishment ever again-anywhere!

I called ahead and let the hotel know that I would be checking in at 3AM. I was told that was no problem and the lady asked me my name and confirmed my reservation and said that she’d leave a note for the person on the next shift. When I arrived at the hotel, I was told that they don’t check anyone in after midnight. I said that I had paid for a room and I wouldn’t be leaving without one. She called her manager and her manager said that they could not access their systems that they need to check me in and she turned me away. I didn’t get the room that I paid for.

I was charged 3 different times (1 by hotels.com and twice by this hotel) when I asked why she was like it was because of your deposit and pet fees but I wouldn't worry about it because it looks like the girl who checked you in shortchanged the hotel not you. Like she didn't even care for my concerns. I will not ever stay here again.

If you need a place to lay your head & take a shower it’s fine, but extra linens for couch bed weren’t available, hair dryer didn’t work, pool pump wasn’t working, whole first floor was full of weed smokers, treadmill didn’t work, tiny elevator, &&&& nobody could find a room from our team but I could see several vacant rooms available even after asking if there were any extra rooms. Oh & the side door where we parked wouldn’t open even with our key card. But overall if you need to sleep and wash it’s fine

This was a difficult review to know how to write...I'm not even sure if it was Travelocity or the Hotel, but when we arrived the hotel was overbooked even though we had made reservations 2 weeks prior. The Staff person did not know how to help us. I had to ask to speak to a manager, who eventually did call the front desk and talk to me on the phone. Between the District Manager and Travelocity's Chat Help Line, we were able to be redirected to another Extended Stay 10 miles away. It turned out fine, but the whole fiasco tacked an additional 2 hours onto our trip when we were already exhausted and ready to crash.

Even though the room was very good and clean to be a two stars hotel, the staff was the worst I ever seen. We were supposed to spent 3 nights but it finally was 1 because we had to get out of there the 2nd day. The fire alarm of the room turned on and the sole lady that was working in the hotel didn't know how to handle the situation, there wasn't any other room avalable and we had to leave at midnight. The noise was deafening. A million of fire trucks and polices arrived to the hotel.... It was like a horror movie. The worst part was the attitude of the front desk, she just laughed when I talked to her, and never seem willing to help us at all. It was terrible. CERO customer service. CERO empathy.

My stay was short and not so sweet. When I arrived we had to wait over an hour after check in to get into the room. Most beds at the hotel were not being freshened up because the lady claim she’s the only 1 working. Next day I check out but needed to extended and we were put into the same room, but they didn’t clean it or give new linen. Lazy.

The room was not clean, it was disgusting. There were stains in the pillow and bed. There were hair follicles underneath blanket. The bathroom was clogged up. It was a disgusting experience and because of my horrible and experience and how much I hated what happened. I will never book with expedia again. I will be sure to tell my friends and family about the experience. It was horrible. The lobby was not even cleaned when you walked in and the place smelt moldy.

Do not stay here! First of all, I paid for the room through Expedia days before getting there. Once arriving to the property they said my room wasn’t available, I asked if they could give me then another one. They did but the front desk lady said I was gonna be charged for the difference, which I don’t understand first why they didn’t have my room. I refused to pay extra and they said to talk to the manager the next Morning to have extra charges remove from my ACCT. The next Morning they accused me of not paying for the night and were trying to charge me an extra $100. They advertised breakfast but all they have is coffee. Please do yourself a favor and never stay here!

Out of all the places this was the best place to stay because you have your own little kitchenette you have a little Lounge area free Wi-Fi cable and of course you're sleeping area a nice size Closet in a very decent restroom with an extremely deep bathtubs it was very nice at the end of the day in the summertime you have a great swimming area basically it's like your own little apartment away from home people are very friendly and hot coffee in the morning absolutely loved it

I loved my recent stay with Extended Stay Dallas, TX. Farmers Branch. The staff was wonderful and accommodating. The only complaint I had was with the firmness of the mattress in the room. It was very soft and obviously new but I really need a former mattress for some lower back support. I would highly recommend this hotel to anyone staying in the area as long as you like a very soft mattress.

We noticed the lobby carpet dirty, it looked like it hadn't been vacuumed. The elevator floor had dried up stuff and smelled bad. To top it off when I pulled the sheets, there was a live bug crawling on the bed!!

The property did have a refrigerator and microwave, however, the carpet had an appearance of being clean but the carpet was sticky and carried an odor. I brought and sprayed an entire can of Lysol disinfectant on everything to help control the musty smell. I paid the daily cleaning fee and my room was only cleaned once after I requested. The hallway trash needing dumping all weekend and no one took it til Monday.

My problem is with Expedia. I reserved a room online at about 11:00pm mst. because of flight delays and weather at DFW int. my wife and daughter missed their connecting flight to Denver. On the computer it said "Your all set and the hotel staff is expecting you." But when my wife got to the hotel the front desk lady said there was no record of the reservation and needed another credit card to make the reservation. I called Expedia customer service and they said sorry the computers haven't updated yet there is nothing we can do. My wife went back to the airport and spent the night on the floor. Other people in the hotel lobby experienced the same sense of distrust because they had already booked on line and were told there was no record. I will never use Expedia again or Extended Stay AMerica. I paid to not get a room. There is no excuse about computers that justifies a reservation not updating. That is theft.

They say they have a pet policy. I even called ahead before booking to confirm dogs were allowed. They assured me they were for a fee. I booked it, and upon arrival they lady said our dog was too big. He measured 30” tall and 32” long. Weighs 51 lbs. the clerk told us we had to leave and threatened to call the police because she already called the police on the previous customer who had a dog as well. I read their pet policy and our pet met their criteria for accepted pets. Had to find another room somewhere else and won’t get my $ back.

We paid for 2 rooms and we paid full price but the elevators didn’t work and the pool was closed. Kids were looking forward to going swimming and they were not able to. I have a bad knee and it was very uncomfortable having to walk up 2 flights of stairs every time we left the room.

We payed full price for 2 rooms for 2 nights and get use of FULL amenities. The elevator didn’t work so we had to pack all of our bags up 2 flights of stairs. The pool was closed and it is the beginning of summer. My kids were excited about getting in the pool and they weren’t able to. Our room keys kept deactivating every couple of hours seem like.

The property itself was ok, the staff on the other hand was VERY rude. I wasn't able to check in until almost 5pm even though they say early check-in is available.(I asked if I could do early check-in which is a charge for being earlier then 3pm which I was ok with and was told they can't because "it's not ready and I should go a kill time until it was")When I attempted to check in at 11am they told me the room would need to be cleaned, I assumed it wouldn't take long so I came back around 1:30pm and still not ready, check-in is at 3pm so I came back at 3 and the room was still "not cleaned" until 4:45! The staff was NOT polite in answering my questions about when the room may be ready or why it hadn't been cleaned yet as if I was inconveniencing them. Four people were working the front desk and when I called I was put on hold for 10+ mins when I asked if the room was ready. WILL NOT be goin back!

I was my first time staying on a extended stay hotel, it's was perfect for me since I had my dog with me, everything was very clean, and I had no disturbances at night. The only thing I didn't like was the fact that the price changed when I checked in because it was a weekend and it's more expensive on the weekends, and that was unknown to the travel website, so I was told. Other than that everything else was good in my eyes.

The front desk clerk Tina was very helpful as there had been an error made on our reservation from Expedia. She did everything on her power to help us and, though she couldn’t get us the 2 bed/sofa bed room we paid for, she found a rollaway and we 3 adult women had places to sleep. She was a gem. And the property was no frills but VERY clean. Would go there again.

Appeared as expected, room was clean but had one issue the sofa had no mattress left inside. Trying to sit on a sofa without a mattress to hold the shape is pretty much worthless for a sitting area. If we were staying more than a few days I would have requested for it to be corrected, we dealt with it to save any trouble. Budget- yes, efficient - yes, clean - yes, bed comfy - sorta kinda it was a queen size and nothing extravagant. It served its purpose!

Doors were locked. No biggie. Another guest let me in. Front desk, understandably was peeved. She got me checked in and i went up and to sleep. Someone had left a bag of trash by the door to my room. The coverlet was full covered in some kind of hair. I have bad allergies- i had to strip it from the bed and go back to sleep just to breathe. Left the hotel before 9 am and was slapped with a $250 undeclared pet fee 2 hours after i left. I was never reached out to by the front desk. My card company has declined the charge ( thanks God). But this could have been cleared up hours ago with no frustrations. I am very displeased by this experience.
