Residence Inn by Marriott Franklin Berry Farms

This was our 3rd time staying here and as usual we loved it! The hotel is very clean and has that “hotel scent “ the staff are always super friendly and helpful. The complimentary breakfast is always a great variety and the pool is nice.

Spacious room

The hotel itself and the staff were fine. I rated them highly. But the bed was one of the most uncomfortable I've ever (not) slept in. The right side had a full on deep body hole. I can't even imagine how old it must be to be that bad. My husband's side didn't, but it was still not comfortable. We were there for 5 nights and only had cleaning services one day. Our replenished not emptied and overflowing and towels were not replinished.

The customer service representative was very friendly and welcoming each and every time we entered or exit the property. We were extremely pleased with everything. Thank you

All hotel personnel were friendly and professional; our room was great and a meal in the restaurant was excellent. We plan to stay here again.

There was a kitchen, spacious, everyone was friendly, and it was close to the event space we were going too. there wasnt anything i didnt like.

Room was clean. Bed was worn, not comfortable. Kept finding ourselves rolling into the middle.

There was no Wi-Fi and no TV and they didn’t tell us. When I mentioned this was not cool, I was told there was a sign at the front desk. Big surprise people don’t read all the placards posted around the desk.

Loved our stay, our room was spacious, the bed was the most comfortable bed I’ve ever had in a hotel. Breakfast were fab, good choice for everyone. The staff were soo friendly & helpful.

Cleanliness ,breakfast ,the room servic was great. The room did smell a little bit musty from dog and the air circulation was not good.

Everything was ok but there is 2 problems. First: shower water extremely hot with no option to fix it. Second: false advertising. I make the reservation based on pictures. In the morning i eat only bisquit with gravy. From multiple hotels i have chosen this one for this and they don't have it.

As soon as you walked in, it smelled like home and not a hotel. The younger lady at the desk was welcoming, funny and energetic! I just adored her! Lady at the bar was very nice as well. Rooms were clean and perfect for accommodations. Pool was clean. We had absolutely nothing negative to say!

everything about this hotel was amazing. check in was easiest ever and most friendly staff. the room was SOOO nice. loved all the amenities. unfortunately our stay was cut short due to a cancellation of tournament and the hotel graciously issued us a credit. i wish we could have tried the bar/restaurant. it looked very nice. beds were NOT the most comfortable but that won't take from the 5 stars! thank you!

The air conditioning vent blew right onto the bed. After two nights of sleep, I often woke in the middle of the night coughing and with a stuffy nose. That happened for the last three nights of our stay. My wife was also affected in a similar way.

The property was very clean, rooms were also clean. The downside to the room was the shower. Didn't like the open design of shower the water would get all over the floor. But all in all, everything was great. All the people at the front desk were friendly and kind and helpful. Thank you! I would recommend my family and friends.

There was no hot water whatsoever and it is winter.

Check in early on arrival helped tremendously for meetings i had to attend. Rooms were incredible. One of the nicer facilities ive stayed with.

The hotel is new and clean and good breakfast

Aft first they overbooked and sent us to a different hotel for 1 night but when we came back to check in they made it right by comping us another night and filled our room with wine, chocolates, hand written notes, rose petals and a fruit platter along with some other goodies. They felt terrible bc they sent us away at 11pm on our wedding anniversary. It was great

Excellent! Our only comment for improvement would be to offer rooms with bathtubs and exhaust fans in the bathrooms - they get extremely hot and humid with the open-air showers. Water gets everywhere when taking a shower. Just a traditional shower-tub would be perfect!

This residence inn is very nice and clean. The decor is very up to date and comfortable. The staff are super friendly and willing to help with any issues you may experience. Breakfast choices are very good!

Is a very nice & clean hotel!! Had free breakfast in the morning , which had really good food! Restaurants are close by. Some even walking distance. Also is super close to the music venue I went to last night (First Bank Amphitheatre) took an Uber there. Definitely would stay here again in the future!

I was a bit disappointed in the price per night seemed a bit pricey... since we stayed at Hampton Inn (same area) a week earlier and it was $30.00 less...?

Very spacious room. Kitchen had large fridge, cooktop, dishwasher, counter with stools the kids enjoyed for eating, large shower, close to grocery (Publix). Very nice overall.

Beautiful property but had to wait nearly an hour in the lobby to check in with multiple other families.

We stayed at the Marriott Residence Inn for a month while our house build was being completed. The staff is excellent and friendly. The atmosphere is comfortable and relaxing. The front desk staff is so nice and all of the support staff. We always felt welcomed. The breakfast is great too!

Excellent Stay

This is the third time that i have stayed at this hotel and it will be the last. The first time was fine but the second time i had a couple issues that i thought could be overlooked but this time...it was just bad. It started bad with the employee telling me that i needed to pay again because they didn't know how to deal with third party payment, the power went out night one (obviously not their fault) but then no one could figure out how to get the internet TV's in the rooms connected again. I called the desk three times about it. The lobby TV's worked and guest wifi worked but TV's wouldn't connect, finally someone told us that no one there knew how to fix it and we'd have to wait until Monday (so three days/nights without TV). Staff that had checked us in last two was not great again this time. Bathrooms are difficult to deal with...no ventilation so when you take a shower, everything ends up covered in condensation and a poor shower set-up causes water to puddled on the floor. I'll give one of the other hotels in the area shot next time.

The staff at the Marriott Residence Inn is excellent. From the front desk, to the cleaning staff are professional and friendly. The complimentary breakfast is excellent. Close to a Publix and shopping plus restaurants. The area is safe and walkable. Pet friendly too!

We received a call 30 minutes before 3 pm check in. Our first night’s stay had to be cancelled. Due to A/C problems. We were told to find another hotel for that night. I demanded they make me a reservation for that night next door at their expense, at worse the same price. The response from the clerk was that is not Marriot policy. The Hotel manager said my request was discussed up the regional hotel manager. No adjustment could be made. Marriot cost my family time, stress, inconvenience, and an additional $30. Marriot stays in our future? I don’t think so.

I don't mind that most hotels no longer offer daily housekeeping but there should be something in place to ensure you have everything you need for your entire stay. You shouldn't have to ask for toilet paper and coffee every day .

Love the Berry Farms area. Great walking area. Restaurants and grocery within walking distance. Room was great, like the layout of the suite with the small kitchen and sitting area separate from the bed. Didn't care for the shower. Shower door only covers half the opening so you're cold while in the shower and water splashes all over the floor. A lot of Marriotts that i have stayed at have similar showers...not sure who thought that was a good idea. Bathroom exhaust fan didn't work so the bathroom and everything in it was dripping with condensation after a shower.

This is a new property, in a beautiful area and we enjoyed the live music that was playing when we entered the lobby to check in. The room was very comfortable, it was clean and the shower pressure was great. There were many choices on the breakfast buffet. We would definitely stay here again with our family.

I called the day before to confirm request for a walk in shower and a first floor room. Although I was assured that both requests were taken care of, Upon check in neither were available. We were able to work it out but I was disappointed to be told one thing and then have to make do with something else.

Pool was nasty and was to be closed our first full day. We found another property for less and canceled this booking.

Just a great, new, clean, spacious comfortable hotel in beautiful area of Franklin, Tn.

The rooms were nice and comfortable and the staff was excellent. When we arrived there was an issue with dirty floors in kitchen area and bathroom and the previous occupant had been smoking in the room. We were pleased that they made a point to come and clean immediately, but did not have another room available to move us so the smoke smell was there during our stay.

This property is safe, clean and quiet. Plenty of parking. The beds were very comfortable and the layout was great. We just stayed one night on our way to a different location. We would stay again.

We were very disappointed with our overnight stay. Our room was located four floors above the outdoor patio and we had to listen to numerous groups of people all night and into the next morning partying and listening to music very loudly. This went on until well past 4 am. I then called the front desk asking about the hours the patio was open. Clerk had no idea people were still out there. While they did quiet down a little they kept at it until 5 am. We were up all night. Not happy, even though everything else was excellent. Not sure we will stay here again. Outdoor patio should be supervised and have limited hours of use.

Didn’t like that I had to wait a half an hour to check in because no rooms were available and the first room that they put us in had broken door knob to the closet but the manager put us in a better room on the next floor
