As I said above...

We did not try the complimentary breakfast. The location was the best part of the hotel and why we booked it in the first place. Non-Smoking Room was requested but the room reeked of cigarette smoke. There was an empty liquor bottle under one bed which my 9 year old found. The AC was working, but leaking which made a large wet spot in the carpet around the AC/window. The mini-fridge did not work. Felt uncomfortable getting ice from the ice machine since there was always a large group of people around it smoking pot.

Bathtub was nasty. Doors were dirty & grimey.

Staff was pleasant. We had to change rooms due to bugs. The next room was ok but still seen a few bugs. There was also a drug raid while we were there. Not a great experience at all

This motel needs renovation by professionals. The furniture is new and good quality, but the bathtub had mold around the rim. Caulking around the bathroom looked like it had been applied by an amateur. You had to go to the lobby to get internet connection. The door key system was bad. Took up to ten tries to get the green light and open the door.

The only staff person I met that spoke English was the front desk, lady who was very nice. It seems to be a place for workmen, not guests. The outside area is filthy. The other occupants are loud and noisy, staying up till past midnight playing music and getting up doing the same thing at 6 AM. The toilet ran and the bathtub dripped. I personally would not stay there again.

That I could get a second room since the first one was supposed to be in smoking and it stunk. The outside was very dirty. The tub had an aweful facet and the drain was stuck in the hole at an angle. The porcelain sink was broken and the water turned on so hard you get splashed every time you turned it on. At 5:17 am the smoke alarm battery warning beeped and continued all morning! Short nights sleep.

The breakfast was so so

I booked a non smoking room but the room was dense with cigarette smell. For the price I can’t complain. The bed was clean and the bathroom was clean. It was good for the night but probably wouldn’t return unless it was my only option.

I didn't have any issues with other guests. I have a really nice motorcycle and the staff allowed me to park it up front so i felt comfortable nobody would bother it and I was very thankful for that. The hotel room itself was ok...bed was nice, pillows were comfortable and there was plenty of space in the room. I'm not sure how large the rooms are but it was nice and roomy. The bathroom is where you can certainly tell it's time for a remodel. The toilet was real low to the ground and since i'm a tall guy (5 '11"), I expect normal height toilets given it's 2026. They still had popcorn ceilings which haven't been a trend for 20+ years...I don't know if the ceiling had mold or not in my bathroom but there was certainly some decolorization with several black spots and patches on the ceiling. All in all, i'm not complaining just explaining to others so they don't get the wrong impression or have the wrong set of expectations. The location was perfect! It's close to everything although there's alot of traffic in the area. I didn't try the breakfast so I have no opinion on that. I would stay there again because I didnt have a bad experience, assuming what I described on the ceiling isn't mold, it just could have been more updated.

Rate was affordable but cockroaches in room was alarming. Main lobby always smelled like pot. Free breakfast in morning was disgusting. Always out of milk so couldn’t even have simple cereal.

The entire campus smelled strongly of skunk (pot.) The tv did not work the first night and my granddaughter ended up with food poisoning illness. (we think from the orange juice at breakfast) We will not be utilizing them again.

Place is just great to chill for a day or two .. owners are on property and for the price you pay you get a cool place. Are there some questionable ppl arround .. duhh its Orange Park. Let me known if you stay there and I point you in the right direction. Have fun !!!

The front desk clerk was incredibly friendly and professional. However, the room itself was very disappointing. It was quite run-down, and to my surprise, the sheets had cigarette burns in them. To make matters worse, there were blood stains on the sheets, and one of them even had a dirty smear. And to top it off, there were gnats flying around the room. I even had to kill a few of them. Needless to say, I made my stay as short as possible due to the room's poor condition. I've stayed here a couple of years ago and had a much better experience. It's disappointing how much the quality has declined. While the front desk clerk was very friendly and professional, I would not recommend staying here based on the room's condition. I definitely won't be staying here again.

Rooms stunk of weed and mold. And saw roaches.

Instead keep my clothes and give me back, India guy charge me $50, he said he though I left clothes and want to extend for another day. I would never-ever again book at this place, and suggest everyone who considering think and read comments before.

Oh and when I went to bed a bug flew out from behind the pillows.

The lobby was closed and locked and I got the room pass through a side window with a security lexan panel. My non-smoking room had cigarette burns on the AC unit, the drapes, the bedspread and the tub. Although the sheets were clean, there were mystery black stains. The couple next door fought all night and screamed with lots of door slamming and threats of violence. When I parked at the side of the building, I interrupted the dope smoking party I would have left but I had already prepaid with no refund, I was exhausted. Never, ever staying there again.

The staff, housekeepers and that wonderful hunter of the garden cat were supreme in their work capabilities. We were extremely pleased and felt as if we were with our favorite cousin's. The condition of the room was undesirable. It needs a good cleaning. Sheets were stained and dirty. The room smelled moldy and humid. Pillows were small and uncomfortable. The AC looked like it needed repairs. Honestly the whole room needs a good cleaning and upgrade. As I walked the facility saw the washer dryer area and everything just looked dingy.

Found 2 cockroaches in our room. Housekeeping knocked on our door at 7:30 am.

The bed was comfortable but the vent In bathroom looked like it had never been cleaned it was pretty gross and I could never get the faucet in the shower to completely turn off. A homeless man was using ice machine for water taking a bath just outside our door. It was kind of scary. Front desk very nice and accommodating when checking in.

The best thing for this “hotel” is to be torn down. I’ve never felt so unsafe and uncomfortable. I left a day early just so I could get out of that place, I couldn’t take it anymore. When I was checking out at the front desk, I wasn’t asked why I was leaving early, I was only told,” We don’t give refunds,” After getting back home and looking at other reviews of the place, all of these issues have been brought up, clearly nothing has been done about it!

There were no redeeming qualities to this property. The staff was ok but the room reeked and “clientele” and people in vicinity made it feel unsafe. I visited a business nearby and when I shared where I was staying their response was “I’m sorry” before I even shared my observations. A big NO unless you have no other options, which I did not due to hurricane. 👎.

I was literally being harassed by prostitutes and her crew or whatever and I was very very uncomfortable…she calls me down and as I come around the corner some black guy was waiting and wanted me to go into his room and I freaked out and went to the front desk and she really helped me and made her leave the property even though she came back I ended up asking for a refund but still have no received my money

Whoever the front desk guy was on the night of 09/27 should be fired. I understand the stress of the hurricane as my company is up in that area to provide disaster relief for Helene. So to be interrupted while I was explaining my reason for calling, telling me he had four people at the desk and he didn't have time for this. Call back in a half hour and getting hung up on was UNNECESSARY. Called back after the half hour just for the phone to be picked up and hung up.TWICE The lady that helped our guys after they had been working to provide relief for 13 hours and then drove the three hours to your hotel so they could sleep was very nice.

This hotel was convenient to where I needed to be. The recent upgrades are a plus but the quality of the work was substandard. I did see an ant crawling on my dresser.

First off Hotels .com needs to remove this hotel from their site it said on the website it was pet friendly and when you get in the lobby it states pets are NOT permitted after arguing with the desk clerk they allowed our pets to stay we go to the first room opened the door and alls you could smell was weed overpowering at that then on to the next room No working air mind you we are in Florida went to the front desk asked to be moved again opened room door once again smelled like drugs overpowering again ok 4 times the charm oh no smelled like mold and had food under the beds blankets were stained it’s late we are tired after traveling 14 hours so next day went to the office and asked them to properly clean the room the guy at the front desk tried to charge me again already paid even pet fees Sooo let’s get on to the drug addicted people prostitutes pimps etc the hotel has walking around sitting in the lobby outside etc the owners have family members staying in the hotel so can’t say they aren’t aware as many hotels that we have stayed in this has to be the worst experience of my life don’t bother booking you’ll leave like we did

I had to ask for the room to be changed because I was placed in a room that smelled like marijuana smoke although I selected non-smoking. The front desk person does not like to allow room changes after receiving payment. The air conditioning unit was full of dust. It seems like a lot of stragglers frequent this place so the staff treats everyone with the same level of service or lack thereof. They have done some renovations but the place will be in bad condition sooner than later if the hotel fails to upkeep and all their rooms are smoked in. Not the most comfortable stay.

Our stay was challenging initially, one of our rooms were dirty upon check-in and one the shower head was missing. The hotel needs renovating from top to bottom. Additionally, there were people moving about all night long.

check in window. Then there were 3 women standing close by that appeared to be prostitutes working that area. The check in window reeked of Marijuana coming out of it. The middle aged women that was checking me in told me i had to leave a $50 CASH deposit before i could check in. I refused and left immediate to find a different hotel! I SHOULD BE REFUNDED! TAKE your chances!

You get what you pay… Area is sketchy. Air conditioner sounded like a plane taking off every time it came on, blow dryer was broke, 4 TINY pillows for 2 people in a king size bed and dirty wall.

Overall I really like the area, parking, nearby shops, the comfortableness of the bed. Water pressure is a little wonky, doesn’t quite get hot enough for me. Shower curtain is quite short, was afraid of getting water everywhere. The room had an off putting smell like someone might have been smoking prior to or during cleaning (also prior to booking I asked for a non smoking room so it shouldn’t have smelled). Turned a/c on, it got rid of some of the smell, but it was still off putting. I’ve stayed in many Quality Inns, they are my overall favorite, I’m just surprised this one was not quite as delightful as prior stays.

This was by far the WORSE hotel I’ve ever stayed at !! The hot water wasn’t hot. The heat in the room wasn’t hot. We had to freeze at night when we wanted the heat on. The room was dirty. I feel like just because we had a smoking room don’t give them a right to put covers with a bunch of burned holes in the covers!! Some of us are CLEAN SMOKERS !! The room was stink !! I had to go buy my own fabreeze. Worse birthday trip ever (hotel wise). I’ll definitely never come back here.

The first night I was there it was horrible I ended up leaving the property before my second night that I already paid for. There was kids running and screaming all night long till 4am the room behind me or beside me had music blasting until after midnight. Called front desk phone just rings hung up called again was put on hold hung up called again and was put on hold and finally hung up on but when on hold the front desk was talking personal about something else with someone. I was trying to ask for my one night back but could not reach anyone at the front so I just left and took my room key with me it was pointless to go to the front desk. It was horrible and they need to have someone who can control the activity that is going on it’s a drug hotel and staff doesn’t care they don’t get up from the front desk to check or even do a walk around property before night no security no houseman to do checks. I am a hotel manager and that was the worst stay ever and I really liked my last stay there but not this one there’s no way you can sleep with all the activity going on kids running back and forth up and down the drugs the loud music, the people hanging out and sitting in the cars it doesn’t make you feel safe at all. Let me not forget the man yelling at 3am about his money for pills he sold to someone and going to the beach, this was a insane stay and I doubt I will stay at this hotel again I’m sorry it’s a nice place but the traffic and noise and the unsafe makes it bad .

To start the price there was overrated, I paid $270 for 2 nights for a room where my heater did not work the entire stay and it was cold, the property was dirty, saw a lot of homeless individuals walking around with carts or probably call girls. Felt unsafe at times. The rooms could definitely be cleaner, non smoking rooms are for sure smoking, the hallways were dirty and smelly, but Front seat was nice. I would never stay there again.

Excellent service

The room smelled of cigarette smoke, the whole place smelled of marijuana, there was actually marijuana left in our room, neighboring doors were open with loud music and smoke rolling out, people rolling joints on the floor of the corridors between rooms. We stayed for about 20 minutes and switched to the Steve Holiday Inn Express & Suites, which was excellent. Thanks for Expedia for refunding our stay!

Sticky floors. Unfriendly staff. Nonexistent breakfast (residents grabbed it all before guests could) Permanent residents smoking and dealing at all hours. My room smelled like smoke. Every area outside smelled of pot. Fighting and screaming could be heard all night, each night we stayed. No exhaust fan in the bathroom causing the whole room to feel damp and humid. We didn't venture far from the room unless necessary. We were afraid to even venture toward the pool area, no idea what we would encounter on the way or actually there. Very disappointed. We had two rooms, 5 adults, one toddler and one infant. We stayed in that area to take care of some business, sightsee, shop etc. perfect if your looking to wake and bake or score some skunk weed and enjoy being lulled to sleep by the sounds of screaming and intense arguing. 0/10 never again.

Front desk attendant not friendly and more concerned about playing on TikTok. Breakfast was very poor no selection. Overall appearance of hotel was rundown and outdated.

I'm not saying that it was your fault or the staff's fault as we did not call the front desk to report it but our next door neighbors were loud and raucous, using every F-bomb and N-word right up to 11:30. When we finally got to sleep the man went outside at 2:00 am and was loud on his phone until a loud woman told him to shut it down. We did not feel safe and we had a very hard time sleeping after that. I wish someone from the front desk would have handled the noise problem, but again, I didn't file a complaint.

I sure wish the washer and dryer worked here and wouldn't take out money. I stayed here last summer for 6 weeks and they were broken back then to. This time need more night time security to many people walking around all hours of the night

Would not recommend to stay at this property , at night so loud, stinky with marijuana or smoke. Reckless drivers on parking lot with loud music. Not worth a dime for this stay. Will never book again. Did not feel safe. Was hoping at least to wake up alive.
