Even the shelves were warn chipped paint down to the metal/dirty. People lived next door. People in parking lot VERY SKETCHY. Smelled awful. If you choose to stay thats your own fault. We never were credited. !! Everything its grose! Read above.!!!

Cockroaches, smelling the room, not clean room

The property needs some cleaning and paint. The first room I was given smelled like pot, so I had to ask for a new room. The luggage carrier was broke. The lobby needs to be updated.

More of an extended stay motel. Not clean. Pictures do not show this particular location; very misleading. Mold in bathroom, unfinished mud where someone was trying to fix. Plywood for holding toilet paper roll to wall. Dirt in every corner we looked and had to physically hold remote together to get it to work.

Room was dirty
- 1/5
Room was not clean and felt dumpy. Photos online were misleading and did not capture what the actual room looked like. We had loose hairs on our towels and condition of floors/ walls is very poor. The noise level of the rooms is also a major issue. Walls are super thin where you can hear the highway loud and clear and people upstairs. Other online reviews reported the same if not worse issues which sealed the deal for us. We immediately canceled our 3 night stay the night we checked in and looked elsewhere. Not worth the stay unless you are seriously strapped for money.

There was nothing to like about this place. It was dirty, there were ants in the room, the facilities were in ill repair, and we never received a room key! Supposedly the key machine was broken, so we had to go to the office to be let in every time we left. Cleanliness. The non smoking room we had reeked of smoke, there were cigarette burns on the nightstand, and there were nicotine stains and mildew on the bathroom ceiling.

There are restaurants close by. There wasn’t anyone there that spoke English. It was very cheap. Just enough to get by.

Location was as described. Upon walking into the office to check in, strong smoke smell! Reception area was picked up but very worn and not cleanly feeling. WORST customer service ever! 1st, while we were trying to check in and having issues, the rep kept setting us aside to help everyone that walked in their door(from check ins to buying ice cream.), including while he was on an active call with Booking for us. There was an issue between Booking and the hotel with something in the system having not synced between them. The hotel had us as a no show for the prior night (so they got paid), we had confirmation or the night we were checking in for, with written and verbal (recorded and live person) when they made us call into Booking. The Manager had a call with the rep and refused to honor our reservation. Booking asked to get in touch with the Manager, and although the rep called prior and spoke to them, as well as the female coming to check on him, he refused to get in contact with is or Booking to fix the issue. We went round and round for 1.5 hours trying to get the room that we had paid for. The simple and correct fix would have been to give us the room, they got paid for it already, they were not sold out, nor at a point of being sold out the night before or the night we were there. Then Management and Booking could have straightened out the billing issue that was 100% a Booking & hotel issue and they confirmed that. But, instead of offering a solution, they just said the Manager would have to have the final word, yet we're unwilling to make the connection for this to happen. Ultimately, Booking relocated us to a different hotel and paid the difference that the walk in rate was. Bottom line, not only did they lose 1 night of payment because Booking cancelled the reservation and refunded it, but they missed out on any future stays associated with the reason we were there in the 1st place.

It's a good place of you are gonna stay longer term and can make use of the kitchenette. The only thing I didn't like was that familiar smell of what I can only describe as cigarette smoke covered up by fresh paint. Like it's stuck in the walls from years prior to renovation. I understand that there's not much that can be done about it but still...I don't like it.

Everything was clean. The floors were swept but still sort of dirty, but I am not going to complain. Everything in great working condition with the room I'm staying in, and the room is very spacious. I was surprised at the friendliness and great service from the staff. No problems so far. Some of the doors have deformed over time, so you'll have to cover the cracks or light may escape into the room at night. Apart from that, great place for the price, whether you're traveling alone or with family or a partner.
- 3/5
hair on the bathroom sink when i arrived and the tv didn’t work :/
- 4/5
Room was good. I saw couple ants on the floor
- 1/5
I did not stay at this facility because it did not seem safe, with no outdoor lights to safely enter directly into my room. Additionally, this facility does not match the pictures shown on Expedia's website. They refuse to refund my money despite my not staying there. I would not recommend the Mainstay Suite, which is just a room with two beds and a table, to my family and friends.
- 1/5
Definitely would NOT recommend!! We checked in really late after traveling all day. Our room reeked of cigarette smoke and the room was definitely not as nice as the pictures, specifically the bathroom, it was disgusting. Spend the extra money and stay somewhere else!!
- 1/5
Avoid. The room was dirty, and full of roaches. Stains on ceiling. Despite signs saying housekeeping was only available upon request, and despite putting up the do not disturb sign, II was woken up by housekeeping TWICE. When I told staff not to let it happen a third time, I was told I was being rude. The motel is also immediately adjacent to a highway and is quite noisy. Besides the incompetent staff, roaches, and noise, the fellow guests also leave a lot to be desired. Do not recommend.
- 4/5
A quick trip to the area after a long drive had me exhausted. Thankfully, I was greeted warmly, given a clean, comfortable room, and able to recharge with a quiet, restful night's sleep.
- 1/5
Power was out. Right by the freeway. Heard noises all night
- 1/5
i would not stay in this hotel sorry it not good
- 5/5
Yes
- 5/5
Very clean. The front desk ladies were so helpful and kind.
- 5/5
Consistent with good communication and the most comfortable you’ll find for the price
- 1/5
Th room was filthy, there were marijuana roaches in the elevator and on the bannisters of the walkways, the whole place just felt very neglected. The only reason we stayed was because the beds were clean and comfortable and we were exhausted from a long drive.
- 3/5
It was fine for 1 night stay any more days it would have been a different experience. The highway noise kept me up all night. Need better sound insulation
- 4/5
Staff was very courteous and helpful.
- 4/5
Very willing to accommodate. Serviced room a couple times even though I did not request.
- 3/5
Staff were nice. Room was Ok, nothing bad, nothing great. Room itself (walls, baseboards) could be a little cleaner, but they weren't filthy either. For the price, I would stay again.
- 2/5
This was one of my worst stays in Knoxville. The property started off as fine until we slowly started seeing insects within our room, starting with ants to later roaches. Additionally, my family experienced a situation in which other guests, we assume, seemed to be causing my family to feel uncomfortable to the point in which one was trying to force themselves into our room. This was then mentioned to the hotel staff and the member just brushed it off, and when asked about a refund pulled the “no refund/ cancellation card.” This place was not what we thought it was going to be.
- 5/5

- 5/5
All was great
- 5/5
Clean room and quiet
- 1/5
Loud trucks all night. I requested another room further from the highway prior to checking in but they would not change it even though they had many.
- 5/5
The staff was very friendly and the room was clean and comfortable.
- 1/5
The room its self was fine, however the customer service was horrible. The manager or owner of the property was rude, disrespectful and mean. I have worked the front desk of hotels since 2018 and know very well how someone is so supposed to carry themselves when speaking with a guest. He came banging on my door and then opened my door without permission and screamed at at me saying I needed to checkout or pay when I had already paid for the reservation and checked in the orevious night to extend my stay. He kept questioning if my dog was truly a service animal implying that I was lying. He also made disrespectful remarks about me and my family being homeless and junkies when we’ve never done drugs. When I showed him that he was wrong he didn’t even so much as look my direction or offer an apology. He was like this n for the entire stay. I’ve never felt more belittled as much as I was this last few days.besides that, there were roaches in the room and housekeeping never came to exchange linens or take the trash etc. I will never stay there again. And I cleaned the room spotless on my way out and he refused to give me my $100 deposit back.
- 1/5
Old and dated
- 4/5
Not the best..but it works
- 4/5
Room was clean, location was excellent
- 1/5
No internet the entire time we were there. Other rooms were complaining to front desk about it when I checked in too. Rupa, front desk clerk, followed us to our room to make sure we didn’t have a pet with us?? Seriously? The room we were assigned was located at the back and there is very little door/window insulation so we heard loud interstate noise and sirens all night (it was the loudest room I’ve ever stayed in). Got no sleep at all. Will not stay here again.
- 3/5
Everything was adequate.
- 2/5
The room itself was dated but okay. There were roaches present in the kitchenette as well as the bathroom. In the shower, the switch between faucet and shower output broke as soon as we tried to use it. Some of the other guests were pretty loud
- 5/5
Everything was super functional and would give you the opportunity to keep food and cook if that's what you were looking for or just give you a place to crash if that's what you were looking for. The parking situation was a bit constrained but not terrible.
- 2/5
Will not book again.
- 1/5
Roaches
- 5/5
Great service
- 2/5
Desk clerk had to go check and see if a room was clean or not before I could check in. I really just wanted to go to bed...instead I'm waiting in the lobby for "2 minutes please"...it's been 5.. sigh
- 2/5
Roaches in this unit! Multiple joles around the room and around shower head. Outlet not safe when item was plugged in.
- 1/5
Poor room conditions when asked to switch rooms was not allowed in desperate need of repairs
- 3/5
You get what you pay for.
- 4/5
Very clean room was especially clean and very comfortable feeling like home
- 1/5
An old dump that smelled horrible. Just stay somewhere else for an extra $40
- 3/5
I was in town for work and booked here due to its inexpensive price and proximity to the interstate and amenities. When I arrived, the hotel was more run-down than expected. The room wasn't very clean, with lots of grit on the floor and crumbs and othet unknown items on the chairs and furnishings. The remote was broken, the curtains wouldn't cover the edge of the window (and there was tape leftover on the wall from where someone had tried to keep them closed), and the entire place smelled strongly of food. Maybe this is because of the kitchenettes and long term guests who are cooking frequently. The room was also very loud, which made it difficult to sleep. The refrigerator frequently made a loud grinding noise and the a/c was also very loud while running. I could also hear every door closen shower running, and car drive by. The walls were thin and one night I could hear every word of the conversation someone had outside of my room in the stairwell for several hours straight. Although the person who checked me in was polite, the person who checked me out couldn't be bothered to say a word to me or the person at the desk ahead of me. One positive was that the bed was fairly comfortable. Wasn't clean or comfortable enough for me to stay again, even with the inexpensive rates.
- 1/5
Room had mold around the refrigerator rubber. No ice machine. No breakfast they advertised. How do I get my money back. Plus they dhut the elevator down around 8 pm. Stuck a note about painting. I am a disabled veteran. Had to lug my stuff up the steps to the second floor. Guess how fun that was.
- 1/5
Unorganized room wasn't avaliable, they tryed to give me another room, i told them to cancel my booking, i arrived 3:10pm, why would a hotel overbook a disability room, so they gave my reserved room to another guess and i arrived early. Front desk lady was even rude about it like it wasn't they fault. So unprofessional.
- 1/5
The bathroom floor was sticky, there were insect casings in the kitchen on sink and in the paper towels. The entire suite floor was filthy and made my slippers stick to the floor and made the soles of them black. We had a fire alarm about 3am and when the fire trick left,, without turning on the siren, no one came to tell us we could return to our room. I will never stay here again.
- 5/5
The fresh was very friendly

Worked perfectly for my business trip. Will stay here again and again if given the choice
- 5/5
Everything was wonderful, my new favorite place to stay for business in Knoxville. Thankful for a clean place and working Wi-fi!!!
- 5/5
It was an excellent stay for the week I did business in Knoxville. I appreciate the kitchenette. Wi-fi worked fantastic and the room size made the longer stay more comfortable. Will return for future business trips.
- 4/5
It is well-located. It is good for the amount pay. It is a good, affordable, long stay place. It is not a luxurious hotel.
- 5/5
Amazing
- 5/5
It works for my purposes. Decent place.
- 3/5
Great stay, house keeping came and cleaned a day before check out without notice, you usually have to request housekeeping. My key card didn't work. I work early and get off late had to keep going to get the key card reactivated even though I was on another floor, this started happening close to the end of my extended stay.
- 4/5
I have stayed here twice now and have been very happy with this hotel. The area seems safe with plenty of dining options close by. The actual room is clean with comfortable beds and a full kitchen, even a dish washer and full-size fridge/freezer. The shower is pretty good with decent pressure. The AC took a bit to cool the room, but it was fine when it got going. This is a basic no frills hotel but functionally it was great. I will stay here again when I am back in Knoxville.
- 4/5
THUMBS UP 👍 CLEAN, COMFORTABLE BED & PILLOWS, NICE LITTLE KITCHENETTE, & REASONABLE PRICE. Surrounded by places to eat and stores. Right off the I-40 Highway. The staff is nice. The air conditioner works well. Bathrooms are good.
- 2/5
this property was dingy and old. I had never stayed at a Mainstay Suites and was disappointed. the person who checked me in could not find my info. the room was small and strange. No breakfast either
- 1/5
Can’t give the hotel a good review because of the ants…but the gentleman was helpful and kind.
- 3/5
the room was nice however I requested a nonsmoking room, and it has a very strong stink of cigar, every time that I got inside the room seemed like someone was smoking inside just a few minutes before. Thats how strong the smell was.
- 5/5
It's nice the owner is great the place is clean
- 1/5
Went up to the room. TV didnt work and the place was weird. Had a weird feeling to it so i left and went to a different hotel.
- 4/5
Decent hotel that is clean and reasonably priced.
- 4/5
I would stay here again. Great location. The size of room was great we did find a stain uunder the under sheet. But other than that, it was great!
- 1/5
Not recommend
- 3/5
The hotel itself was OK. The people above me were very loud and did not turn off their TV all night. I didn't get much sleep.
- 5/5
Clean also
- 2/5
Had to change rooms because the shower didn’t work. Overall workmanship of rooms looked like it was done by a grade school kid. Cleanliness was not good as well.
- 4/5
Just slept there.
- 4/5
Bed was comfy…better than more expensive hotels. We did have a small roach. Alive. Was so late when we saw it. So stayed anyways.
- 4/5
Room was clean, bed comfortable, quick check in and friendly staff. Easy parking.
- 5/5
Our room was clean, spacious, and perfect for our travel needs-- kitchenette allowed us to cook our own meal and store everything in the full-size refrigerator. The staff was very friendly and willing to give us information about the hotel and the area. We enjoyed our stay!
- 4/5
Good
- 5/5
Really nice accommodations and customer service just hard to find / get to
- 1/5
The whole property was filthy and gross. Hotels.com I would recommend taking this hotel off of your offer list.
- 1/5
I should have known when I booked the reservation and it flagged the payment as non-refundable. This hotel was not in the condition that is shown in the pictures that are online. It was dirty and had spiders in most of the corners of the room. The bathroom had mold in the corners of the bathtub/shower and on the ceiling. In order to cover up issues in the bathroom there were large amounts of chalk in all of the seams. I hate to think what the chalk was covering up.
- 3/5
Not bad for the money but not great.
- 4/5
Comfortable and clean. Kitchen was useful. Little more road noise than I expected but that happens when you are next to the interstate, easily drowned out.
- 3/5
The front desk was very friendly with check-in. Beds are comfortable. 2 burner stove--only one burner worked when we were here a week ago. We told them we would be coming back through in a few days on the way back. Said he'd have it fixed. He didn't. Fortunately, someone was there to fix it while we waited.
- 3/5
The front desk was very friendly with check-in. Beds are comfortable. 2 burner stove. Only one burner worked. We were coming back through the following Friday on the way back. Said he'd have it fixed. When we were packing to leave, ants were everywhere!!
- 5/5
The property was nice and clean. For the price this was a good stay
- 5/5
The price was reasonable for the facility.
- 4/5
Good stay no one refreshed the towels and coffee for the coffee maker. Other that that it was fine.
- 1/5
This was one of the worst experiences I have ever had. I booked a king bed they put me in a queen bed room and that queen bed was broken and very uncomfortable. There was a couple arguing next to me all night I asked for a transfer and was told they would see what we could do when I tried to check back I was ignored. I tried to cancel the booking and then they moved me to a king. The representative at the desk asked me inappropriate questions about my friend who was there with me asking me again and again if he was my boyfriend making me very uncomfortable. Then the next morning I was awoken by the fire alarm that went on and off for over an hour.. this was apparently a scheduled test that I feel I should have been notified about if they knew they had this scheduled. The deposit is being held for more than 30days and there were roaches in the bathroom. Lots of arguing from other guests that wasn’t addressed while we were there. If you’re looking for a professional, safe, and appropriate hotel. DO NOT BOOK HERE
- 2/5
The bed way very bad.
- 1/5
Bed was extremely worn out...terribly uncomfortable..disapointing after a 12 hour drive..shower was almost non existant....the stream of water was a trickle.. very sketchy looking ppl seemed to be living there ...???...it was very odd indeed.
- 3/5
I didn't like the very hard bed. I asked for extra towel upon ckeck in . It seemed like he didn't really want to give any out. He gave one extra
- 5/5
.
- 5/5
A reasonable price point if you just need a place to stay one night during travel. Was woken up at 1230 am by a man swearing and hollering. Perhaps par for the course for $65 a night, but we’re sandwiched between some very nice hotels in a good area with many dining choices.
- 4/5
Great location, yet far enough from the street that it was quiet. It looks like an old building with nice updates. The only negative was how small the room was. The mattress was very firm, and the bedding and bath towels were nice. Overall, I feel like it was a good value for the cost of the room.
- 1/5
This was by far the worst hotel experience we have ever had. The room was not clean, there were people being loud all night so we could not sleep. There was a car playing very loud music parked illegally at 3:00 a.m. and it was reported to the front desk, along with someone yelling all night in the room above us. There was also a creepy vent right over the shower that was filthy and reminded us of the movie "Vacancy". We continued hearing shouting coming from that vent and distinctly heard a man yelling, "You're dead!" all night long. We called again to the front desk to complain and the police were called, finally. Also, if you think you're going to bring your Roku device to use, think again. This hotel is the absolute worst. Do yourself a favor and book elsewhere. They didn't offer a discount for our trouble sleeping or anything. Stay somewhere nicer than this dump.
- 2/5
The bathroom towel rack was hanging by one bar, the vent was full of dust and looked old and nasty. Bed was uncomforable
- 2/5
Bathroom was not cleaned. Very noisy on main level floor
- 5/5
My time at Mainstay Suites was comfortable and pleasant lots of activities
- 5/5
The stay was very comfortable and staff friendly area was pretty nice and room was more than I expected
- 5/5
Clean
- 1/5
This hotel is horrible
- 5/5
Rooms have recently been updated.
- 4/5
Overall it was a very decent property for the price
- 3/5
good for a weekend trip
- 5/5
Very nice room. Bed was very comfortable very well appointed room. Full kitchen with dishes and dishwasher. Room was clean and furnishings were nice. Highly recommend.
- 1/5
Very rude once they see u have a dog
- 4/5
Room was clean and it was all good.No rest that night
- 3/5
About lost my entire car in the pot hole right in the middle of the driveway, it’s hard to miss.
- 3/5
Staff very attentive but may be one of the worst when it comes to cleanliness. Location great, value amazing.
- 2/5
We saw one cockroach, coffee was stale in room, bed was uncomfortable and very squeaky, caulk on tiles in bathroom poorly executed.
- 5/5
I had a wonderful time!
- 5/5
Nice area
- 2/5
was ok room was clean but smelt like smoke
- 4/5
We had a nice stay here. The only complaint was no hair dryer in the room and very limited channels on the television.
- 3/5
Inexpensive place to stay, older motel was fairly clean does have a complete kitchenette with dishwasher and dishes, that was interesting 🤔
- 3/5
Room was small and the lighting was .dreary
- 2/5
The walls are very thin and the bed was very uncomfortable.
- 2/5
Bathroom floods when ever you show, the fridge opens the wrong way, their was a large gap under the front door
- 4/5
Over all it’s a great place to stay. No problems or issues. Friendly people. Easy access in and out of property. I would stay there again!
- 4/5
The property was a little hard to find there were no signs to turn at the entrance
- 2/5
The floors and bathroom in our room did not feel, smell, or look very clean. The floors definitely hadn’t been mopped between guests. The room amenities (full-size fridge and freezer, microwave, dishwasher, toaster, utensils, etc) were nice for the weekend, but we worried about the cleanliness of the utensils. There is some noise from the interstate, but in all, we got what we paid for: an affordable place to stay for a Vols football weekend. Will not likely return, though.
- 2/5
Room smelled of cigarette smoke, had roaches each morning, stink bugs at night, and was much smaller than pictures made it look. The room was remodeled but with poor construction. The vent above the shower was falling out of the ceiling. Our phone did not work for our whole visit. The area outside of our room always smelled of marijuana and had a lot of people hanging outside on the parking area at all times of the night. It is directly next to the interstate so you will hear traffic all night. No toiletries, hairdryer or coffee maker in the room.
- 2/5
Check in was easy. Room was somewhat renovated. Chair next to bed was so big I could barely get in the bed. Door wouldn’t shut unless slammed. Tile was dirty (see pic). You wouldn’t think so with wreaking of Fabuloso. We have to leave the door open for a couple hours just to keep our eyes from watering. For the price I wouldn’t expect much. Probably won’t stay again.
- 1/5
Perhaps when rooms are remodeled and updated, it will be a nicer place to stay.
- 3/5
The floors were dirty in our room, no ice machine on property, the bed was uncomfortable and the shampoo was used that was in our room. The dishes were in the dish washer and we didn’t know if they were clean so we used paper that I brought with us. The shower curtain was dirty. I will not stay again.
- 4/5
I was able to get this place at the last minute. It was very clean and comfortable. Perfect for what I needed.
