Parking is extra charge. We are required to take out trash and wash dishes. I mean I never experienced this in a hotel. What is the point of being in a hotel.

No one at desk after 6pm. Hot water broke so a cold shower. No complimentary hand cream. Air conditioner too loud to let run. It's an in wall single unit. On checkout they want you to take out your garbage. They clean the room after 3 days. I was there Friday to Monday and my room wasn't cleaned.

Close to the shops we wanted to visit. Ants in the room, toilet not clean, no smoke detector, downsized room because of the ants, they didn't credit for losing the room category, had to wash coffee cups in the bathroom sink and take out our trash. It would be nice to get a credit back for one of the nights.

Photos online don’t match the actual hotel. Dirtiest hotel I’ve ever stayed in. Bathroom was exceptionally small with minimal water pressure. There would be homeless people in the lobby, random people screaming and fighting in the lobby, overall felt very unsafe. Staff leaves early and the property is otherwise unattended after their “business hours”. Would NOT stay here again

The biggest issue, though, was finding roaches in the room. That’s completely unacceptable. What made it worse was the staff’s response — there was no real apology or sense of urgency about the situation. Instead of handling it professionally, they seemed dismissive. To make matters even more frustrating, after an employee told us we would be moved to another room, management argued with me when I asked for a refund for the night. The lack of communication and accountability was disappointing. Overall, this stay did not meet even basic expectations for cleanliness or customer service. I would not recommend this hotel.

What really shocked me, though, were the windows - they looked like they had never been cleaned. In Florida, you want to enjoy the view of green trees and blue skies, but that’s impossible when all you see is a very dusty windows 😑

Was very close to the beach I booked a handicap accessible queen room, everyone I spoke to on the phone confirmed it was handicap accessible. This was the most un accessible room we have ever booked. First there were 6 stairs to get up to the hallway where our room was, then the bathroom was so small the wheelchair could not fit in there, and the shower was not ADA for wheelchair bound people. I will be sending this same information to the ADA staff in Florida if some kind of refund is not issued

Room was very sub-par. We stayed in total 4 days, WiFi was not connecting at all Friday afternoon - Saturday. Is a property that you definitely get what you pay for. Ask for towels when needed and threw away own trash bags outside. No pool and we were on the first floor, above the where they do laundry so could constantly hear the rumble.

Location Hotel does not use room keys and instead has a code for each room and front door. Hotel doesn’t have 24/7 staff, had a domestic dispute happen in the room next to us at 1:30 am and because no one was there on staff we had to call police ourselves, and the next day the staff basically wanted to act like nothing happened. Texts with management attached.

The location was convenient and the bathrooms were remodeled It was super uncomfortable, internet didn’t work during my stay and the staff was rude. I went asking for help to front desk and the lady told me “I can’t do anything because as you can see my phone and my computer are connected”

The room was extremely poorly soundproofed; I could clearly hear the cars below and people talking and walking in the hallway. The room facilities were very basic; everything was dilapidated, and the bathroom sink was pitifully small, barely the size of a palm. During my stay, someone tried to open our door. After reporting this to the front desk, I was told they would check the security footage, but I was never informed of the results. The only redeeming quality was its good location.

Location is good, it is not convenient, to have the lobby in the evening not open till 9PM. You have a parking lot aside you could make arrangements so we have the car right there. The public Parking is $15 in general the 20 okay but why so complicated. Every one needs parking space

I can’t say how thankful I am that we stayed at this hotel! The staff were incredible. We forgot a very important item in the room and they were quick to respond and coordinate with our courier to make sure we get it back. The staff is absolutely incredible and I am so happy that we got our item back. Five stars!!!!

It is a good hotel to stay for a few nights but the elevator is super tiny and if you come with a stroller or wagon it is very hard to use it.

The check-in staff where kind, courteous, patient, and helpful with information. I have no complaints about them. However, the staff are only available 10am - 6pm. My business trip hours, unfortunately, made it extremely difficult to obtain help. The TV screen in our room was jumping and flickering and we needed additional towels. The room itself (aside from the TV) was fine if a little shabby around the edges. They expect you to take out the trash and clean dishes before checkout. There was no anti-bacterial dish soap, nor a sink outside the bathroom in which to wash them. Also, there was no apparent place to take out the trash. And since the staff were not yet at the desk when we left, there was no one to ask for clarification.

No me pareció que no hubiera nadie en recepción el día que llegamos. Y tampoco me parece que los que se encuentran en recepción no tengan absolutamente nada de conocimiento ni iniciativa, por ejemplo le pregunté cómo se podía llegar al Brightline en bus y la respuesta fue no sé nunca he viajado en bus aquí. Fue sorprendente. En mi país hasta a la parada de bus los llevan y si pueden hasta el lugar a eso se le llama atención al cliente pero bueno no es su culpa. Si se habla del lugar fue fenomenal.

The hotel was definitely not the best but it served its purpose for a two night stay. The elevator was the smallest one I have ever been on and I was terrified of getting on it. I thought I would get stuck so I took the stairs. This is a place you stay, if you don’t plan on being indoors but to sleep. I wouldn’t stay here again but it’s not that bad especially for the price.

Esthetically pleasing but… We had a 3 inch roach in the room. Loud cars and motorcycles outside. Door from stairwell slamming all night. Heard people walking around in their room above us all night. Room was hot. Only cool person was the one sleeping right by the air conditioner.

Do not stay at this dump. For $300 a night what a freaking joke. Roach Motel. Hair all over the bed. Blood on the walls… and whatever other liquid I saw on the wall and floors. The most disgusting two nights ever. I had to sleep in all my clothes because I was concerned of what disease I would catch. Let me warn you again do not stay at this property.

The property was ok. Nice location as far as things to do outside the hotel but do not expect anything extra. There was no parking available on site but a paid parking lot is right next to the hotel. I parked there and paid $80 dollars for a 24hr spot. My car was towed after less than 8 hours. I had to drag my two small children to the tow yard to retrieve my car. There were many others in the lot that were also towed despite having paid. The staff at the hotel seemed to not know anything about it and offered no help what so ever. I wouldn't stay there again.

Do not stay at this property. While the building itself was an average stay, our bathroom was dirty and had mold in and around the shower and around other crevices in the bathroom. Check in time is stated at 4, however when we arrived they told us our room wouldn’t be ready until well after 4pm, and did not even offer an apology or any compensation. There was zero manners at the front desk, or any acknowledgement that a room being ready after (an already later than 4pm) check-in time is unacceptable, just told us to come back later. Management offered zero solutions to this, despite the fact that they claim to check people in early and pride theirselves on it- which is a surface lie to get people to book with them. When arriving, you can see into the back office and see someone sitting there and ignoring you for as long as possible, leaving us standing there for a long time until we called out and they appeared annoyed to talk to us. Their baggage “storage” (that we needed to use because our room wasn’t ready for the booked and typical time for check-in), is out in the open and not supervised.

Appeared to be a run down hotel. Elevators did not work. As soon as you walk in there’s a pungent odor as well as the hallways. Did not feel safe with the locking system on doors. Finding the room was confusing and easily was able to open another’s person room. Stay at your own risk. Nearby shopping and restaurants.

Excellent location for the convention center. Room was very tiny, and loud. Older building, so not expecting a diamond. Strange rules, including taking out your own garbage at the end of your stay. Tiny elevator to take back upstairs. This was a prime time event weekend, so the rates were not reasonable, but that is expected.

Property advertising that beds were queen size…not. Beds were double. Room was clean though and staff were friendly. Elevator was not working. Repairman was there but never worked the whole time we were there. Railing was painted but with no signage so 2 of us got paint on their hands. Staff did put up signs after being informed.

Awesome small property. Much of the communication is done by text, which is great for independent travelers who want to get the most out of their days in Miami Beach. Front desk service by Josh is extremely pleasant, no question you ask is a problem for him. Can reach property by public transit (bus 20 from MIA to end of line 17th & Washington Ave-property is directly across street from end of bus line 20. Raising Cane’s next door, around the corner from CVS, 2.5 blocks from beachfront. Planning to stay here again soon (Katrina C)

I had one of the worst hotel experiences in my life here. Do not book here if you need to work remotely, the Wi-Fi is absolutely terrible!! Tested at 5-7mbps which is ridiculously slow, and was such a bad signal I could not work at all, it was very disappointing. The service is horrendous. Asked for help working one of the lights in the room and they did not come. Asked for extra coffee, they had none there, the person there said they would get it and bring it to my room but they disappeared and never showed up, I had to go to 7-11 to get coffee. But that is not all. The hotel uses old keypads for locks and I was locked out of the hotel twice during my stay. I am talking about outside of the building in the street at night. The hotel has no one at the desk at night. No one answered the phone. There is no staff here, just some useless "guards" that hang around. There was absolutely no one around when I was locked out for over an hour, until a guest came out of their room to let me in. This is awful and dangerous since it was late at night. I had the code that was provided it did not work at all during my stay Avoid this hotel at all costs, the rooms are also tiny and cramped. The location is the only positive thing, the hotel itself is a nightmare.

Very clean rooms, We stayed 2 nights. My wife and I loved the hotel but were very unhappy that upon arrival to our room we discovered the television did not work. We told the front desk staff and they told us maintenance would be visiting us to switch out the television, that never happened despite us giving several reminders to the same front desk staff. The first morning my wife discovered ants all over the foot of the bed, which we reported to the front desk and they did promptly attend to that issue, but the whole TV situation just didn't sit well with me.We loved our first visit to Miami and will be returning very soon but most likely will not choose this hotel.

I want to offer a detailed extensive review to help you make a decision and I did that but there's not enough characters here so please read a lengthy detailed review that will be most comprehensive for you. I just spent five days there and it was fabulous. Please read the review by googling the Greenview hotel and you will see my review by Robert r. I loved it so much I wanted to try to tell people information to clear up where I see some confusion and other reviews as well as to tell you some things that were pleasantly surprising to me such as the rooms having cabinets stacked with dishes and glassware and utensils. Extremely quiet property. Never a problem. Location 500 ft from the entrance on Lincoln road to the Lincoln outdoor Mall. Don't even look anywhere else.
