The hotel has a great location near the beach and most amenities, with friendly staff being a common highlight. However, there are frequent issues with air conditioning, and some guests have reported rude staff and poor cleanliness.

If you’re barely going be in the room or hotel, it’s fine to lay your head, but every staff member was not helpful. Their phone lines were down the entire time. The elevators were not working. No car service.
- 4/5
The property was in a great location, with plenty of close restaurants and the beach. Rooms were clean but small.
- 1/5
Very bad experience to find valet for this hotel. Not highly recommended unless you want beach vibe right after getting out of hotel
- 5/5
Would definitely go back

There are a couple things I did not like about this Hotel.. 1. No umbrellas for the beach. Yes, you can get a towel and chair, but nothing to sit under. In 90 degree Miami heat- you want an umbrella set up like other Hotels. You have to pay additional 79.00 in resort fees for "amenities" I could not use.. 2. There is coffee in the room but only 1 pod! I travel alone but love to drink coffee. I opted to go to Starbucks in the morning. If you travel 2 or more people, you will want the coffee. When I asked for it a 2nd pod , I was told there wasn't any available. Finally, I was somewhat disappointed that there was no performances happening in the hotel. At the time I was there, the show was being changed. Many other hotels had entertainment -Mangos is great! All in all, I I'll stay here again. I arrived at about 9am to check in. Even though check in was not until 4pm, I was able to start my stay early with a small fee-$57.00. A small price to pay to check in 7 hours early.
- 2/5
Music from restaurant next door was extremely loud in our room. Made it difficult to sleep. The room also lacked sufficient furniture in that it didn't have a dresser or comfortable chair to sit in.

“Great stay! Clean rooms, friendly staff, and a good location. I would recommend this hotel to others.” ⭐⭐⭐⭐⭐

Had the jr penthouse deluxe suite. It smelled like old water in the basement.
- 3/5
On the upside, the AC was cold and the bed was comfy. Everything is just really dated.
- 5/5
Excelente ubicación,limpio, buena atención al cliente lo recomiendo 100%
- 5/5
Our room's view was fantastic - we could see/hear the clubs, the people walking on the street and the beach. A short walk to the beach too! When the windows were closed, you could barely hear the clubs. So fun! It was all good.
- 1/5
No drinking water in the room nor coffee Smelly room and staff was very rude Pass on this one, looks like they don't care at all about their guest They will never see us again !
- 5/5
Great space and cleanest room.

Very disappointed with my experience at this hotel. Not only did they mishandle my stay, but when I called to address a serious issue, the staff hung up on me instead of helping. Customer service was unprofessional and disrespectful. To make matters worse, the hotel kept my passport after check-out, and I didn’t realize it until I was already on my cruise. I had to pay for transportation to return to the hotel and retrieve it, which cost me an extra $80 and caused unnecessary stress and inconvenience. I expected much better service and accountability. I would not recommend this hotel based on my experience. Very disappointed with my experience at this hotel. No AC

La habitación es muy espaciosa y limpia
- 4/5
The location was ideal. They didn’t give us the room in the main hotel but like an Annexure. That hotel was close to a club and at night you could hear the noise.
- 1/5
In short do not trust this hotel they blatantly scammed us, proposed a remedy, and then they refuse to provide their remedy or even to reply to communication. This is as serious of a warning as I can make it. WATCH OUT!!!!!!!
- 4/5
Very good
- 1/5
Leaking windows and roof, huge pools of water in room. They knew it was a problem and still rented out rooms. Do NOT stay here!!
- 1/5
Will never book this hotel or utilize Hotels.com again.

I love this hotel. You are right in the heart of South Beach.

I had the worst experience at this hotel. The main purpose of my trip was to relax & I did everything but. Let’s start with check in. We were suppose to receive 2 complementary waters. WE DID NOT. No clean towels. Called front desk 10 times no answer. Went to the front desk & the staff was not helpful & still no clean towels. Also privacy was not given. Staff repeatedly walked into our room. Thankfully the stopper was in place.
- 3/5
Housekeeping non existent.
- 5/5
For what my group needed this property was awesome, Location right on south beach bars restaurant and beach all outside your front door. Clean property helpful staff!
- 3/5
Location, outside dining, staff Beds, constant noise
- 5/5
Super close to everything! All the bars and restaurants! Love the location and style fact that it has a pool!
- 2/5
The bed was horrible. Not a king. Two twins pushed together. Extremely hard mattress. Woke up sore. Housekeeping lady walked into the room without knocking, while I was half naked.

Location
- 2/5
Very poor service. We couldn't check in until 4:00 and then when we check in the lady didn't even offer anything plus plus the room was clean but the service. It was very poor. We went to have dinner. We came back and the cars work wasn't working. We had to go back to the service desk. That way they reconnect the cards. It's very poor services. Especially the lady on the front desk.
- 3/5
It was nice to have the bikes available, but there were only three for the whole hotel & they were not in great shape. It was nice to borrow beach chairs, but they ran out the 2nd day. The coffee machine in my room didn’t work & they did not have a microwave anywhere that you could even borrow to heat up leftovers. Also the AC went out the last day & the room got to 80 degrees.
- 2/5

We arrived to the hotel with my husband on 05/24/2026 and we were doing the checking no one told us that the a/c was not working properly, we only did checking and went to the beach so we didn’t notice until on the night that there was no a/c at all ; they should told us when we were doing the checking and then we will had the option to make the decision of staying or not . We left next day and A/C was not working yet . I have emailed the hotel management and no response , so don’t waste your money in a place that according to an employee from there it happens very often with A/ C not working.

The room was not cleaned well overall and there was mold in the shower that made me sick. I asked for another room. The second room was not clean either.
- 3/5
The ac in the broke down and they had to give us another room.
- 5/5
Location was brilliant and the room was large and clean Slightly noisy but to be expected with a lively bar being next door

Air stuck on 66 degrees ask for maintenance 2 times never came an ask third time and he smarted off that time. Room stunk like moldy smell. Would not stay there again or recommend

It was convenient to the beach and all restaurants AC had a smell
- 5/5
Excellent place on the beach
- 4/5
Slow service, check-in took about 45 mins. It’s hard to get a hold of front desk over the phone. Valet is a separate company, it’s $50 USD/night. Rooms are renovated but building is old. Good location, conveniently located to the beach. Comes with beach chairs and towels but could use some replacements. Bar attached is overpriced, about $15 USD for a shot but that’s usual with South beach.
- 5/5
The key cards doesnt work everynight, had to recoded it in reception, to get in. But overall was good.
- 5/5
Exceptional
- 2/5
Sábanas sucias, piso sucio, toalla sucia, corcha sucia (manchada de sangre vieja) la bañera con manchas , la ventana rota y el teléfono no servía.
- 4/5
Location was great. We walked across the road to the beach. Room was nice. Staff was great, especially when we were having issues with the A/C. The pool on the second floor was private and not crowded at all. Restaurant was overpriced to me, especially since the food wasn't that great.
- 2/5
We had multiple issues with our room and the manager lied when he said he would compensate us!
- 3.5/5
Good
- 5/5
Had a wonderful time for my birthday well accommodated and service was amazing.
- 5/5
I opted to park in a garage a block away and paid a ridiculous amount of money. I would have been better off paying for valet parking. Save yourself the trouble.
- 3/5
Decent room with all the necessities. Wifi was very finicky and one night the water pressure for the shower was very low.
- 5/5
Enjoyed our stay
- 1/5
Room was dirty. Didn’t get all the amenities stared. Room keeper walked in on us without knocking. Club next door shook the place till like 3am

Needs update but location was perfect
- 3/5
The property is in a great location!! I will give a shout out to the young man who checked us in! He was amazing! I won’t return until renovations are complete. Also, I commend the valet staff, they were amazing!!
- 1/5
El cuarto con sábanas sucias y manchadas, me vine hace una semana y me cobraron 60$ de quién sabe qué
- 4/5
Room was clean but was in an old side. Needed shoes in the shower. Elevator was old. Got locked out of the room when we left.
- 5/5
Perfect place to spend time in Miami Beach! Look, if you’re looking for peace and quiet, that’ll be hard to come by in Miami Beach! If you’re looking to have a great view, friendly staff, many amenities, and good times, check this place out!
- 3/5
Great location; awesome staff; sound proof rooms a must; about what you'd expect for a nearly 100 year old art deco property right on the South Beach strip. Parking a plus. Ran out of extra pillows, really?
- 5/5
My second time at Beachwater prior to a cruise. Great location that’s across the street from the beach and walking/biking trails in South Beach. Lots of great restaurants and bars/clubs within walking distance. Great value. Would highly recommend!!
- 2/5
The room was not cleaned often. The sink was plugged when I arrived they came and unplugged it and left a mess which I had to clean up with one of the towels. It took forever to get new towels. The pool was dirty. The Cuban restaurant out front was very good, very friendly and the highlight of the place. Location was good.
- 5/5
Good job

Bastante que desear del servicio, las sábanas sucias
- 5/5
Great location and amazing staff!
- 1/5
The A/C was out and the did not approve to comp one night. Very uncomfortable!!!
- 4/5
The front desk associate Dave, was very helpful and great customer service from check-in too checkout.
- 3/5
Great Location, but run down property that needs a lot of rennovation. Staff were friendly and helpful.
- 2/5
When we first checked in we were notified that the actual onsite parking was valet (at a higher cost than a parking garage that is not onsite). The first room we were given and able to fully access was already occupied. The next room required us to walk through a large terrace, into a restaurant, down a hallway, through a gelato shop to the elevator (this is technically the Edison Hotel where the overflow or guests from Hotel Breakwater stay). Upon arrival to this room, the door was being held open by the room cleaning cart, the staff member cleaning the room was leaning up against the wall texting on her phone. We asked if the room was ready, she responded "one minute" then went on to spray the most god awful smelling spray around the room and then turned the room over to us. As I sat on the bed, the bedding was wet. Not humidity damp, but wet. The smell was so strong I did not want it on my clothes or luggage. We then took the obstacle course back to the front desk and asked for a third room. The third room was one floor down and ready to occupy. I'm not sure what they clean the rooms with but you will definitely smell like it as it soaks into your clothing and hair. Location was convenient as well as having restaurants/lounges/bars right there but that was about it. I would not stay here again (and I'm not even picky when it comes to hotels).
- 5/5
Clean, spacious room. Friendly and helpful staff. Great location. Enjoyed our visit and will book this location in the future.
- 4/5
Great location with a view! We loved hanging out in the pool area that is actually above a rock stage! The room was fine, average. Comfortable and clean! Check in was easy. Smooth everything! They offered discounts to local restaurants. There is nice patio eating right downstairs from the room. They also offered free bikes to cruise around! This was a very fun perk!
- 5/5
Fabulous hotel & location!
- 4/5
Great location, heart of South Beach! Cool interior modern Reno with art deco vernacular!
- 5/5
Property. Very clean and comfy bed. Staff very helpful and friendly. It’s in a wonderful location.
- 3/5
And shower. That is it. If you are looking for anything fancier, look elsewhere. This is an older hotel that is piecemealed together. We were in the Edison part of the building which was on top of the gelato shop. You have to walk through two bars and the gelato shop to get to your elevator- to get to your room. Weird. Our room had a weird moisture feeling to it. Which we found a large puddle of water, so that may be one cause. Beds are close to the floor, and music goes til late, which is understandable being on the strip- but we didn’t think about it when booking. (So be prepared). And only one chair in the room- with a girls ass print and thong- which we didn’t love seeing as soon as we got in the room. Made it feel… less clean. Ice maker looks like something out of a horror movie. BUT central location for sure- easy access to everything- and make sure you go to Mango’s! Great Show!
- 3/5
The property has odor smell the girl at front desk no smile
- 5/5
Fantastic location in the heart of South Beach’s vibrant art deco district and the staff members are very helpful and friendly. Note: request a room in the MAIN hotel building not in the annex for a quieter nights as annex sits between two bars with late night partying. Just cross the street to enjoy the boardwalk and very clean beach, soft white sand beach and there is a police beach patrol station there too. Wonderful restaurant and bars at the hotel itself and next door are fun bars (The Clevelander, Mango Cafe) and restaurants for every taste. Wander a couple blocks (easy, quick walk) to main shopping area.
- 2/5
Older hotel in a great location. But the lack of cleanliness went beyond age of structure.
- 3/5
Customer service was poor. Overall location was great. Place could definitely use some sprucing up!
- 5/5
Great location

The staff were very helpful and kind. The location was perfect!

Hotel was just okay. Room was nothing like pictures. Location of the Hotel was perfect. Close to beach, restaurants and entertainment.

Room was located above an ice cream shop
- 5/5
Clean room and nice
- 5/5
Clean and close to the port.
- 4/5
It was good but there is no breakfast as advertised
- 4/5
CONS: Could use some TLC. Musty smell, loose floor tiles, room felt “wet”, stained comforter and hand towels. Overall it wasn’t bad. It was clean (aside from the stains), no bugs, good enough for a place to sleep for one night.
- 5/5
Great experience! We went for a short staycation and ended up loving it. The room was spacious, with a great view, and right across from Lummus Park!
- 3/5
The room and bathroom were large and spacious. Unfortunately, there were several hairballs around the edges.
- 5/5
The room was clean and spacious.
- 4/5
A 1930s style art deco hotel in the perfect location in south beach, walkable to everything. South Beach is very expensive but the buildings have a special charm you find nowhere else.
- 5/5
Had a wonderful time here! The bed was exceptionally comfortable, and the overall atmosphere was very welcoming. Every staff member we encountered was friendly and went out of their way to help. Great location with plenty of nearby spots to explore. We’ll definitely be back!

Great Location. Old out dated the air didn’t work for a day and a half. Staff was rude. Shower had no pressure. This is a sh!t hole. Believe the reviews. Do not waste your money at the Breakwater!!!!
- 1/5
Terrible no lo recomiendo pague 2 noches y las dos noches sin aire acondicionado, espero esta opinión llegue a otras personas para que no pierdan su dinero en hoteles cómo este
- 1/5
The air Conditioning was not working. Bedsheets Were terrible and not cleaned at all.
- 4/5
Bed was awful - like sleeping on a box spring!!! Pillows also were small like throw pillows? Otherwise room was ok…although the vanity in the bathroom did look as though it was on its last legs…peeling paint and very old and the coffee machine did not work😂 The hotel is in a great location, thus overall we had a great time😊…
- 5/5
The staff are friendly and attentive. They also said call about amenities because what is on Expedia is not always current.
- 4/5
Overall our stay was pretty good. I was traveling with my two children ages 17 and 9 and they enjoyed as well. Location is convenient however it does get noisy at night but we didn't mind, we love Miami and the energy that comes with it.
- 2/5
Yes
- 5/5
Room was clean… the air conditioning did not work… it was set at 63 and we couldn’t change it. Awfully cold and the shower water I was luke warm at best… love the location. Out 3rd time we stayed there. Will definitely stay there again
- 2/5
It's shorter too put what was OK, toilet worked OK, the AC wasn't too bad, the pool was not bad if you just wanted to swim, everything else needed updating, not worth the price !
- 3/5
The air-conditioning was not working. The bedroom was not properly cleaned
- 3/5
The room was dingy. The power kept going out in the room. The building was not attached to the hotel so we had to go through a restaurant down a ramp and up an elevator that barely could fit two people with luggage. They were not prepared for when it rained for people to stand, waiting for cab or uber. Key cards kept being disconnected. I would personally not ever stay there again.
- 4/5
Location was great but the hotel was run down. Air conditioning didn’t work properly and they couldn’t fix it. Outside music , which you could hear until 3:00am- as if you were outside ..No breakfast Other than that it was a beautiful location..
- 5/5
We have a junior suite with a big balcony. We highly recommend for a party of 5 plus.
- 1/5
Please note that I could not travel to the hotel due to persistent flight cancellation from LAG airport after the accident on Sunday, May 22. Despite my repeated requests and explanation, the property refused even partial reimbursement in a clear case of force majeure. I hope Expedia could address these type cases more vigorously in the future.
- 3/5
Key cards hardly ever worked. Pool is half the size it looks in pics. Service is super slow. Room was outdated but very big at least
- 2/5
Of the towels were damped and it took a very long time to receive new ones. There was no view of the beach.
- 3/5
Hotel is not in a good condition...dirty windows...
- 4/5
For the price point over all the property is okay. You are at close proximity to the beach and it has a small pool to cool off. The room was clean but it has seen better days. Air condition works great and cleaning staff did a great job of coming for the two night stay.
- 2/5
My fiancé and I rented the penthouse. One would think that this would be the flagship room. However this is not the case. My trip started off with my room not being ready. As if a 4pm check in was not late enough, we had to wait until almost 5 pm. I rented this room because of the size, the private pool and the view. The view was stunning but the pool was ice cold and could not be used because the heater did not work, the lights would not come on either and the patio furniture was soaked and wet, as if someone had literally just left the terrace and they were not able to be sat on. So the outdoor space, which is what honestly makes this the “penthouse” was not able to be used any more than a standard balcony. Inside, the handle was almost inoperable on the toilet, the vanity light would not illuminate. The usb ports on the sofa didn’t work, the bathroom was less than clean even though they had extra time to clean it due to it not being available until 5pm. When we addressed the manager we were told that the broken issues had been brought up to the “landlord” because they only rent the space and we were asked to take on their fight by sending an email to the ownership. Not my job. I paid $600 for a room and this was unacceptable. Glad I only stayed one night.
- 3/5
Great location in a very
- 3/5
First encounter with lady lied to us about garage parking rates while trying to steer us to their Valet.Garage was cheaper than valet per day.
- 3/5
Pros: Great location. Comfy bed. Big bathroom. Nice staff. Beach towels and chairs available for no charge. Cons: room not really clean (sand on floor from previous guests). All towels felt damp. No closet in the room, no iron (but a board) and no dresser so couldn’t put clothes away.
- 4/5
The staff was kind and helpful. You can’t beat the location. Great that they gave free bike to rent!
- 5/5
Overall great stay
- 4/5
Fun place to stay. Right in the middle of all the action on South Beach. Loved that we could walk to everything. It's a party spot so if your looking for quit. Don't stay in this area. LOL. We had a wonderful time. Hotel Breakwater was a perfect location with access to beach across the street, many restaurants and bars to choose from. Will be back!
- 5/5
We will definitely stay here again. The location is wonderful! The Cuban restaurant on property is very good. For an older hotel the rooms were good sized. There were 2 sets of windows (older outer windows and newer inner doors) which helped the hotel be quiet at night, even though it was spring break. The staff was also very good.
- 3/5
Room was nice n cold staff friendly don’t bother u
- 1/5
Stay was terrible says they have valet they dont had to park 2 miles away in the rain and walk then are room had a crazy chemical smell made us all sick had to walk thru multiple restaurants just to get to elevator up and down stairs with bags pull out bed had no sheets mattress was covered in piss stains we took pics was the worst hotel experience we've ever had
- 3/5
The room was clean but no drawers to put clothes in. It had only a closet with 8 hangars. We had to live out of our suitecase. It was very damp and smelly.
- 3/5
Great location and view but hotel needs an overhaul of updates and cleanliness. Pool was murky so I was not willing to get in it. Room was filthy. Room had sand all over floor and had to wear shoes, dead bolt on door didn’t work, shower didn’t have shower gel, sink faucets had something all over them, tub had dirt and hair and large chunks out of it. Hallway smells musty. I don’t think I’d stay here again.
- 1/5
There was mold in our room and it was not clean. The toilet didn’t work when we checked in and still didn’t work even after they came and “fixed” it.
- 1/5
The hotel is very run down, pool water is a Wierd green color, you have to go through a restaurant, pizza place, and an ice cream store to get to the elevator that brings you to the hotel rooms, at first out room smelled very strong of air freshener, we thought very little about it and went to the beach. when we came back a couple hours later the air freshener had worn off and it was now an awful moldy smell. We showered off and sat there for an hour before our lungs started to feel thick and heavy. Started to look around and all the windows were screwed shut, then we saw all the mold on the air conditioner in the ceiling! We called for maintenance , he opened up the ceiling register and it was black in there ,they had put air freshener cans in the vents to cover the mold smell , they knew about the mold!! We quickly asked to be moved , they said they were full, so we asked for a refund to switch hotels, we were given a bogus email address to send a refund request and have still not heard back!! DO NOT STAY HERE!!! I have escalated this through Expedia ( Expedia has reached out to them with no answer back also) i will also reach out to AMEX to file a complaint! DO NOT STAY HERE!!
- 4/5
My friend and I stayed here for spring break. We were able to check in before 4pm. This location is perfect! It’s by everything. Restaurants, bars, CVS, and the beach. We we needed something we got it right away. The pool was also nice. Definitely stay here if you can. And we had discounts for nearby restaurants and stuff.
- 1/5
Room wasn’t clean there as already used soap in the shower. Tub was dirty smelled like smoke. Air conditioning wasn’t working room was 75 degrees all night my daughter and I couldn’t sleep. Front desk claimed there were no other rooms or anything they could do.
- 3/5
Location was great. Staff pretty good. Cleanliness was bad.
- 5/5
Came here on out honeymoon.
- 1/5
The employees are either no where to be found or rude. The restaurants downstairs are overpriced and the servers are unfriendly. I have nothing positive to say about this place. A giant health code violation.
- 3/5
We had a corner room on the second floor, convenient access to the rooftop pool. Late night thumping music made it difficult to get good sleep.
- 5/5
Love the location
- 4/5
The only problem for me was the deep beating music that extended late into the night. It was well located. No gym. Fun place to stay, but if you are older and awaken easily may not be for you.
- 4/5
Great hotel if you want to be right on the beach in the thick of it. Glad I had an interior room that kept the street/restaurant noise bearable. Shower was lovely, water pressure was like a car wash! Rooms renovated and comfortable.
- 3/5
The location is great. Close to everything. Very walkable. The cleanliness isnt as expected. We arrived in our room. Sheets were stained and towels were stained, floor was dirty. Requested fresh towels and it took an entire day to get them. Also asked for sheets to be changed and she did do it after asking why.
- 4/5
Staff was very pleasant building condition wasn’t the best but it was 300 a night in south beach what more can I say. Great overall experience
- 3/5
The most property was in a good location. The room was not clean enough. The room didn't even have a microwave. The staff was knowledgeable. No breakfast included like the booking said.
- 1/5
Only good thing about this place was the location. No pillows, no tables, no towel racks, no hooks, no dresser, no tissues, leaks in room and lobby, keys never worked and had to be reset repeatedly... garbage hotel.
- 1/5
The only plus was the nice restaurant and the location. But hardly worth it. Would never go back.
- 2/5
No ocean was not visible- check in was supposed to be at 4 and we had called days earlier and asked for early check in since our flight landed at 11 am and was told it would be made a priority but was not able to get into our room until 4:30!!!
- 4/5
We stayed in both Penthouses Sunrise & Ocean. We arrived after 5 & our room wasn’t ready they compensated by giving us late checkout. There were several maintenance issues in both rooms from leaky shower, lights not working, safe not working, ice vending machine on 2nd floor not working, etc. Overall it’s an old hotel not well maintained. View from rooftop outstanding-pool is cold.
- 5/5
There is a lot of walking from the front desk you had to go through an area that would be hard for a person who can’t walk over steps and up stairs. Not user friendly for disabled people.
- 2/5
The place is a dump. We left early and went to another hotel. We couldn't get a credit because we booked thru Expedia and you don't issue credits. Will never use Expedia again
- 3/5
Noise from an industrial HVAC unit outside made the balcony unusable. I could still hear it all night with the balcony door closed. Room didnt have any dresser/drawers so i had to live out of my suitcase. Bathroom had no towel bars. The mini fridge and the air conditioning vent both leaked water onto the floor throughout my 5 nights. The small area rug under the bed was very dirty/stained. I wouldn't stay here again.
- 4/5
Good place to stay before a cruise. You can still hear a little noise in your room at night but is not bad. Being right across from the beach was great and having so many options of food was also great but be aware most of the restaurants charge a 20% service fee on top of your meal. Other than that would definitely recommend for a short stay in Miami.
- 2/5
Everything was horrible except the location of the hotel.
- 2/5
The sofa bed for our group of four wasn’t prepared, and it took over three hours and multiple requests before someone came to make it. The mattress was extremely uncomfortable. One of the two bathroom sinks was clogged, and both of our key cards failed twice. The second time, the staff member passing by at that moment let me into the room without even confirming it was mine - nice of him but felt unsafe. It’s been a week, and I’m still waiting for my security deposit to be returned. I’d avoid this place.
- 4/5
Location was perfect.
- 4/5
Everything was great, except the pool looked gross. Luckily you’re right across the street from the beach.
- 4/5
Great, active location. Cool Art Deco Hotel. Staff was very helpful.
- 3/5
Negatives -- had to change rooms because of bathroom flooding, numerous key failures, very shabby walkway from lobby to room, very low water pressure! Positives -- female staff were helpful and accommodating. Rooms clean. They are trying.
- 3/5
The hotel is in a good location however the noise coming from the nightly music next door (DJ/live band) made it difficult to sleep. We asked to move rooms but were told there was a club on the other side and they had no other rooms. There was also a musty smell probably due to the carpets.
- 1/5
Staff was very friendly but absent. Mattress was terrible and literally sitting on the floor. No phone in the room. Housekeeping showed up at 6:30pm to clean room, took all the towels without replacing them. Had to walk to the front lobby to request more towels but they never sent any as of 11am the next day. Air conditioner stopped working. Toilet stopped working. Shower leaked everywhere and the vanity had broken and was hanging off the wall.
- 3/5
Fair condition somewhat bare bones.
- 1/5
Check-in took over 1 1/2 hours. Our room was not situated in the Hotel Breakwater building. We had to cross a restaurant and an ice cream shop and were directed to another elevator in another hotel next door. Our room had not been cleaned at all before our arrival. Dust on EVERYTHING, dirty carpet, no bedding for the pull-out couch. No hot water in the indoor shower. Every surfact of room covered in layer of dust and dirt. Rodent droppings on the floor in the main area of room, and in shower.
- 4/5
Yes everything was good. It didn't help that the fire alarm went off that night while I was sleeping.
- 1/5
The tv control not working bar was empty, how good it is to have q lavazzax coffee maker if is no capsules too expensive for what it is I got a jr suite bar g BS
- 4/5
Staff was great. Very polite, stored our luggage and let us use the pool. Then they let us into our room early. Room was clean and the amenities were satisfactory. I liked that they gave us a couple of bottles of water for free.
- 1/5
Arrived at check in time and room wasn’t ready had to sit in lobby for 45 minutes until it was ready which was not fun after traveling with a kid. Went to room and it was not nice walls looked dirty and marks all over them there was no sheets or pillows for the sleeper sofa had to call 2 times to get them then would only give us one pillow. The mattress on the sleeper sofa was all ripped and was flat. The bathroom door wouldn’t stay shut and was dirty and after walking on the floor feet were black. Supposed to have coffee in the room and there was nothing only coffee machine. for the money they charge nearly $500 for a night it is not worth it will never go back or recommend.

Yes
- 3/5
Could do with a good clean. Valet parking is expensive and not for 24 hours as stated on the sign.
- 3/5
Don't stay here if you want quiet, peaceful sleep. Our room overlooked the pool and the outdoor bar that's part of the hotel. There was loud, thumping music from a live band until 1:30am the 2 nights we were there - Sun and Mon. The bed was not the most comfortable either. But, it was a neat, old hotel in a great location. The room was very clean and the staff was very friendly.
- 2/5
Hotel was ok, staff was not very helpful. Arrived 9pm got taken from lobby through neighboring property , through gelato bar , into service area, up to 4th floor , down hallway to ok room . All of this with 4 large suitcases we had to drag . Not impressed ! Will not stay again .
- 3/5
The room was not nice but the area was good.
- 3/5
Rooms need a refurb, staff were good but overall not very good for the cost.
- 4/5
Yes
- 3/5
Staff training could really use some help here. It’s a charming and quaint art deco hotel as you would expect. But the team needs some help. Especially housekeeping. Everyone we talked with had the same issues. One towel for a room of 4 people?? No coffee. The bellmen were great and the restaurants on property were awesome!
- 2/5
Don’t get me wrong this is a cute 1939 hotel and staff are great! It’s just the infrastructure is old so things go wrong. A.c in the building was down and power was on and off during our one night stay. A busy location so naturally the hotel was booked 100 % so staff were busying their butts to get people to their rooms. We don’t get into our room till closer to 5 pm and so because of that delay we missed our dinner reservations. I think as long as you are okay with the average conditions the location is incredible! Beach across the street and right on the ocean drive tourist strip!
- 5/5
very helpful

Check in, was told rooms will be cleaned and ready by Priority! I was the First one on the list. That was at about 9:30 AM came back at 2:00 PM as no notification had been sent they told me room was still not ready, however all other names below me were already checked off the list and rooms had been provided to other guests. Went back again at 3:50 PM was told they would check , 5mins later they said room was now ready. What makes this worse it that we book the top room Penthouse Suite?? What was the Priority? To treat us last and worst? Once in the room, very disappointing, so in need of a complete refurbishment, this place is horrible, old tv that has the top half of the screen so dark you could not see that area and remote did not work. One of the door exits to the pool deck could not open, sink did not drain and just filled with other peoples hair coming up from the drain, lighted mirror above the sink did not light up. Two light by the bed did not function. Maintenance guy was sent up but he only tried to push button and unlock the exit door and was not able to fix anything, also did not speak or understand English. Worst Hotel I have ever stayed in. Floors were dirty and full of nasty stuff. Only good is the location but the hotel itself is falling apart.
- 2/5
Hotel rooms need a major update. Staff was not friendly. We called at 8AM due to toilet not flushing and no one came after an hour, went back down asked again waited over 2 hours no one came. After 4 hours and asking over and over again the issue was finally fixed
- 3/5
Staff is great , rooms were spacious but need lots of love. Moldy smell and bathroom shower and tub need renovating. Great location though.
- 5/5
Clean and big room, well equipped, friendly staff, perfect location.
- 5/5
Fantastic room. Just parking sucks
- 4/5
Beautiful location
- 3/5
The bathroom door for a room that sleeps 4 was frosted glass sliding barn door that didn't stay closed. Terrible set up. Room was a little beat up, especially the shower tile. Big glob of someone's hair on the shampoo bottles in shower. They don't give you fresh toiletries. It's full sized bottles in shower. The pool also very tired and in need of a remodel. Looked old and a beat up and the cushions were dirty and mildewy. We enjoyed being in that location but probably would not return.
- 4/5
Cons of the Breakwater. First, there room card system is very old and we had to frequently go get our cards reactivated (note, don’t put it near a phone 😉). Many of the customers had to do the same. Second, the front desk staff (besides Kat) were not very efficient or knowledgeable. There were often lines for those checking in and for other requests. It would make sense for them to hire a concierge that can help with all the customer questions so the front desk can check people in and out. Third, the rooms could have been a little cleaner. The nooks and crannies are not being addressed. We had a small stain on our couch that needed cleaning. Lastly, there was no safe in the room. Not a show stopper, but they are nice and I thought pretty standard. Overall, I would stay here again. Mostly because of the large rooms and comfy beds. One last note- the breakfast was EXCELLENT!!
- 5/5
It was small but nice and located perfectly- plenty of things to do. I would stay there again
- 5/5
Great location, very fair rate ,
- 3/5
The first room smelled like urine. The second room was decent.
- 4/5
The staff was amazing, watched a dude with the most patience I’ve seen in months calmly explain to a customer multiple times about cancellation policies. Everyone I spoke to was very polite and helpful. The rooms themselves were pretty rad but the shower/bathroom water never got hot and switched back and forth between hot and cold during use and was mostly on the cold side of warm. Ice machine didn’t work, neither did the coffee makers. One might wonder why I’m still leaving a 4-star review; mostly the staff. I didn’t really complain about the issues because I honestly didn’t care that much but these issues bring brought up may help someone else in the future so I’m just laying it out honestly.

This was our second stay within 2 weeks we stopped in a standard room for 2 nights at the beginning and all was well then went off on a cruise and after that had a 1 night stop and blew the budget and booked the penthouse Ocean view room. We arrived at about 10am and it was very busy with people checking out and other people like us returning from a cruise and wanting to store luggage. Check in was 11am and we didnt expect the room to be ready for us but the lady at reception said she would get the room available as soon as they could so we left the luggage and went away. We returned about 2.30 and the lady told us the room was still not ready but to wait as it shouldnt be long so we sat in reception and waited she left about 3pm so having not been approached by the new member of staff we went to the desk and all of a sudden our room was available so checked in. Amazing how it was suddenly available. We went to the room. It had its own pool area however that was freezing cold and unuseable. However what concerned me most was that the door to the pool area did not lock and the pool area had another door out to the main corrider that was open and also unlockable. My room was accessible by anyone. Then the safe didnt work. Well i wasnt happy but as we had locks on cases we just put up with it overnight. I told the staff at reception when we checked out and they looked very surprised. As per my last review Rubbish Housekeeping woke us at 9am how did they not notice the broken door

Staff was terrible. No one at front desk. Not enough towels in the room and no response from desk. Not enough pillows, again no staff response. Room was worn out and not very clean. Sofa bed was terrible. I would not recommend staying at this hotel.
- 3/5
My main disappointment is how disinterested the staff were. No smile or hello as you passed reception, which made it feel quite anonymous & unwelcoming. But overall a pleasant stay.
- 4/5
Room was clean and standard for American coastal hotels. Location is fantastic as it right in the heart of the strip on miami beach. Check in was fine and easy. The only down side is the house keeping which is to say patchy. Our room was fine clean and ok but it had a huge coffee maker but no coffee pods or utensils left with it meaning a call down to reception. Some pods arrived which we used then the same happened on the second night of our stay Once is a mistake twice is poor service standards
- 5/5
Clean room, great staff, excellent location
- 3/5
The room needs some work...especially in the bathroom. The bed was comfortable. The HVAC needs work. Set for heat and it was just blowing cold air. The location was ver good...in the heart of SoBe. The check-in and check-out was OK. The attendants could be a little nicer. A smile goes a long way!
- 2/5
The hotel is quite outdated. The room itself had issues like the bathroom door not closing, and the flooring was damaged. The hotel also doesn’t have all the amenities it claims to.
- 5/5
Nice place to stay
- 5/5
Access is through an ice cream shop to the elevators which was a bit strange but fit with the vibe of the area! The bar downstairs was awesome with great entertainment Everything was walkable and this property is right across the street from the beach and a short walk to Versace property and the hotel on the birdcage Would definitely stay here again!
- 2/5
While it's a minor thing we arrived SUPER early on check-in day, left our bags and explored, per my plan. We came back around noon absolutely drenched from rain, which I hadn't planned for but obviously no one's fault. Asked about early check-in and were shrugged off. While we were trying to shift into warm, dry sweatshirts in the lobby, the guy at the desk literally VOLUNTEERED early check-in to the people who arrived next. Super rude.
- 3/5
The beds are so hard and low to the floor
- 3/5
The area itself was loud. Bumping music. All good, just something to note. The pool is very small. Beach across the street. They were out of chairs at the hotel but did provide towels. Drinks are. Expensive! 4 drinks was $90 😡. Lights didn’t work day two but was rectified quickly. Staff was great. Not sure I’d stay there again.
- 1/5
The first room they gave us still had someone staying in it so we had to move rooms. Then we discovered bed bugs and decided not to stay at the property. While discussing the issue with the front desk another guest had a similar issue. We were all escorted off the property by police and the property is now refusing to refund us for a room we didn't stay in.
- 1/5
Room air conditioning did not work and hotel could not fix nor exchange room for another as hotel was booked. Check-in was super slow due to hotel staff. Room floor was very slippery with a without shoes. Expedia stated a service fee of $20 plus tax per day would be applied, but the hotel stated that was an outdated rate and charged $39.90 per day. FYI - since the hotel is on the main drag, don’t expect a quiet room as you will hear the music from the nearby clubs and the cars cruising Ocean Drive with their audio system blasting.
- 3/5
Great location. Room and bathroom needs an update. Very noisy until 3am in the morning depending on what room you stay in. WiFi is intermittent.
- 1/5
Check in was at 4pm. Walked in at 4:30 and was told the room wasn’t ready. We then had to wait until 6:30pm for our room to be ready. This was very inconvenient for us because we had 4 big luggage bags that we had to haul around with us. Also, once we got checked in, we got to our room. The hotel smelled very dirty, the floors were sticky, like they have never been cleaned. The shower was gross. The bed mattress was broken. The fridge in the room didn’t work. The customer service was terrible, they weren’t willing to do anything to help us feel more welcomed. They just kept blaming it on them being “at capacity”. I will never stay here again, nor will I recommend this hotel to anyone. Beware!
- 5/5
great location easy check in friendly staff
- 1/5
Check in was a mess, patio door didn’t open so we had zero access to our private pool, toilet does work or fill,if these were fixed I would give it a 5 star because location is perfect but without the private pool it was not a penthouse experience and they still charged us full price, hopefully they see this and offer some compensation
- 4/5
Room was great. Unfortunately, had to go back down to get new key cards as ours did not work.
- 5/5
Loved this hotel the location is awesome and the live band and bar was the best!!
- 5/5
Modern room fixtures
- 3/5
Tv washing working the whole time. I also had ants in my room and in my bed. It took until 5pm to get any housekeeping service. It didn’t completely ruin my time in Miami but I wouldn’t stay here again.
- 5/5
Very busy time. Hotel was best place to stay to walk outside and be in the middle of everything. Fantastic location.
- 5/5
Great location
- 3/5
The staff was kind, although housekeeping was trying to get into our room to clean before we checked out, around 9 or 9:30 am. The room was ok, you could hear loud music from a neighboring venue (club) until 1 am, and there was only one coffee pod in our room. No ice to be found (my husband had a blood blister that we were trying to manage). And the "resort fee" for the silly little pool available seemed steep, we never saw anyone in there, although we did see some people check out a couple of bikes. It was a place to sleep, but I wouldn't visit again.
- 4/5
Excellent hotel/room. Not only was the room nicely decorated with a good view, it was spotless. The reason for the 4 stars is the restaurant/club between the hotel buildings, Ocean's Ten. The bass from the music goes into the am hours. Fortunately I had my noise canceling ear buds so I was able to get some sleep. My suggestion we be for the hotel to have them stop the bass at 10 pm or certainly midnight so that guests can get some shut eye.
- 3/5
There were no bedside lamps so had to move the desk lamp to bedside. There was no TV service at all to the hotel for the 4 nights I was there. Floor was not as clean as it should have been. Very nice front desk staff.
- 5/5
Clean very nice rooms and staff
- 2/5
I was really excited to stay on South Beach and enjoy Ocean Drive, but unfortunately, my experience was disappointing. There were no trash cans in my room or bathroom, and when I asked the front desk twice for one, I was told to just throw my trash on the floor—that's not what I expected. I also requested a washcloth, but it was not provided. To make matters worse, I was in room 101, which is beside the kitchen. The loud music and constant dishwashing kept me awake throughout the night. Additionally, when I took a shower, there was no hot water; it was incredibly cold. Overall, I had high hopes but left feeling let down by the lack of basic amenities and comfort.
- 5/5
The accommodation I was fitting as you can get.Thank you
- 1/5
They refused to allow us to check in because the room was double booked. They also said that they have a no refund policy. They said that we would have to call Hotels.com to dispute the transaction. Money hungry, horrible, terrible service. In the hundreds of hotel stays, Ive never been through this. Do NOT book this place.
- 4/5
We enjoyed our stay. Front desk receptionist was very helpful and accommodating. Enjoyed the area as well. Would stay again.
- 3/5
TV did not work for both days of our stay and toilet required extra effort to get the tank to seal and fill. Also, one of the sliding doors to the balcony would not lock, leaving our room insecure.
- 3/5
Tv didn’t work the entire stay their reason is due to art event in area the cable company unable to assist with service for entire hotel and area also water fills up in sink and shower goes down really slow other than that the staff and hotel nice and clean fun area
- 1/5
Additionally, there was no ice available on any of the floors during our stay. Guests were forced to go searching or go without—something that should be a basic hotel amenity. To make matters worse, the hotel has a strict policy of only two coffee pods per room per day, regardless of the number of guests or length of stay. When we asked for additional pods, we were told we’d have to pay extra, which felt extremely cheap and unfriendly. Overall, the lack of functioning amenities and rigid, penny-pinching policies made this stay uncomfortable and not worth the cost. I would not recommend this hotel and will not be staying here again.
- 5/5
Great location. Staff was very friendly.
- 1/5
1. Tv's weren't working in the entire building, told apon arring. 2. Another customer arrived at the desk say their bathroom and carpet was flooding & could hear water dripping. 3. Another customer arrived & said their bed sheets & mattress was completely wet, we are currently seeking a FULL refund. Staff member couldnt make any decisions without consulting his manager, told us to wait until the morning. Simply not good enough. We found accommodation up he road & was fine.
- 1/5
This place is a dump of a hotel in a great location. The owner should be ashamed at the neglect. As i stood at the front desk, after checking into a room with a terrible leak in the ceiling, trying to get a non flooded, non moldy room,.... there we 6 other people/ rooms there with problems that ranged from wet mattresses to tvs that didn't work.... which we found out there was no cable connection for the whole hotel. The rooms are neglected, the staff illprepared and under trained...do not stay here!
- 1/5
booked a room in advance, contacted hotel in advance to change dates due to emergency. took forever to respond, stated a manager would have to take care of it - then attempted to change for the original full stay on top of a second room. very poor and not transparent policies - will not stay again
- 4/5
Fantastic room with quick access to everything
- 1/5
There was no bedding available in the room or at the front desk for both rooms 2nd bed. We talked to the person at the front desk and after more than 2 hours we had no bedding as rrquested. Both mattress's from the foldout couches were badly worn. One rooms glass showere door hing had come away from the wall and was not usable. And noise from the band underneeth us was going to be an issue. It was $300 a night and at any price was not worth it.

We weren’t quite in the”main hotel”. We needed to walk through the adjacent restaurant/bar, behind where employees hang out and smoke, through a door that after hours you need a key for, through the gelato store that emanates a pastry smell throughout the rest of the hotel. We then enter a small elevator that had no lights for the first two nights. We chose to walk the 2 flights when we didn’t have luggage. Very few English speaking people. Tried to call housekeeping a few times for various necessities and it was consistently busy. The way to get any support was to make the trek to the front desk down and around each time. The key stopped working two times. The included breakfast is a few hotels down. The included beach “chairs” are a joke. The said they had only 10 of them. We were happy we got them but then realized on the beach after we schleped them that we shouldn’t have. They were regular foldable sitting chairs. Not lounge chairs and heavy, no “backpack” -terrible. I wound up paying $80 on the beach for two lounge chairs for the day. This has nothing to do with the hotel, but the closest parking garage that’s open 24 hours, is shady AF. Was able to park there two times but had to pay cash even tho signs say no cash.we didn’t receive a barcode ticket when ready to leave so had to wait for someone to come and I was worried they’d ask for money which they didn’t but still weird. I would not stay
- 2/5
The arrival was chaotic. The Hotel sent no instructions regarding how to get to the check in area. This left all guests dropped off blocks away with their bags. Checking
- 5/5
Our room was very spacious & had an amazing view & vantage point of Ocean Drive. The ocean is also visible in the distance. The hotel is situated right in the middle of everything with convenient access to ample dining opportunities and nightlife. The beach is a short walk. The hotel offers free beach chairs & beach cruiser bike rentals (for up to an hour.) There's an on-site bar and restaurant, which we really enjoyed. The pool is narrow, but we enjoyed having this amenity as well. Overall, we had a great experience & we very pleased with the accommodations, location & amenities. Thank you.
- 5/5
The room was spotless and the staff was wonderful. I would stay there again
- 1/5
There was also a constant beeping sound and other noises that made it difficult to sleep. The room was damp and had multiple spiders. Our room was also next to the public toilets. It’s a good location.
- 1/5
The front desk was not very knowledgeable or accommodating with the exception of the gentleman on the morning of my checkout. The room had several issues from the toilet running over to the shower hardware falling off the wall and not to mention the couple of bugs in the bedroom and bathroom sink area. I was disappointed. There first rude encounter was with the valet parking. When my family member pulled up we were attempting to inquire regarding where to unload and leave the vehicle but was approached by a valet guy with such a rude attitude/tone and he walked away after saying you can't leave it here so we walked inside the hotel for valet parking information. I was glad my stay was for only on night.
- 4/5
Really really liked the lodging and the location. It gave us the NYE experience we wanted.
- 5/5
Loved our Stay - if we're back in Miami This will be our first choice for a hotel
- 4/5
Staff was very courteous, but room was not the cleanest.
- 5/5
Amazing!!! Great location! Great staff!!
- 4/5
Every thing was good except the door key card every single time need to validate to open the door
- 2/5
The hotel needs a really good top to bottom cleaning.. it was very dirty and the bathroom door was so difficult to open and close. The toilet kept running after every flush. The elevator was filthy. The bathroom at the lounge /bar area was absolutely gross. There was tools and supplies everywhere in the open. The venue was presenting hookah with tissue stuffed in it! Front desk staff were good and helpful.
- 1/5
The staff were all very friendly and tried to be helpful. The issues were the building itself. Going up to to the room the hallways and room itself was very hot and humid. The maintenance had trouble adjusting the temperature but after a while they figured it out. The bathroom door was a glass sliding barn door that scraped against the wall as we tried opening and closing it. The toilet wouldn’t flush so maintenance had to replace the guts of the toilet. The tiled shower floor was soo disgusting looking my daughter didn’t want to even use the shower. Maintenance graciously came and scrubbed the shower for a while but unfortunately didn’t help the appearance. The shower head was on a sliding pole to adjust up and down but was broke so we had to secure it all the way up with a wash cloth and hair tie. Also we had to walk through night clubs and an ice cream shop with our luggage to get to the elevator to go to our floor. We also didn’t have a balcony view, not sure why it says that. Definitely would not recommend this place. Tried to move rooms but being that it was Saturday evening they said they were fully booked. I asked for a partial refund and they said there was nothing they could do. Thankfully it was only for 1 night.
- 4/5
Short staffed but helpful, busy a lot
- 2/5
Ocean Drive is closed, would have been nice to know that in advance. Struggled hard to deal with valet parking. Room feels like something they just three together for more revenue, 101. Next to gym, WC, electrical room. All i could hear is the dishwasher and staff. Maybe the dishwasher is why there was NO hot water for a shower at 1030 at night. Room is next to a patio. Think the staff hangout after closing because i woke up multiplentimes to laughing and loud talking. Around 4am it was finally quiet, but that's when my bladder woke me up. Toilet is difficult to flush. Maybe the real rooms are better, but if you get 101 refuse!
- 5/5
Spacious room with great staff and restaurants. Lively atmosphere in the middle of ocean drive.
- 3/5
Nice enough room & location, but cleanliness was extremely subpar. (See the gross stain on couch in pic).

Room is bad, bathroom is very bad, highly disappointed
- 4/5
Nice place to stay. Will stay again
- 3/5
Hotel is in a very good area of South Beach. Room was clean Double bed was not two beds, it was connected as one king size bed. So prepare to sleep together. The toilet wouldn’t flush once arriving, they pretended to fix it but didn’t so the room smell like pee. The pool was dirty and small. The heat in my kids room didn’t work, it was like 50 degrees in there. I called to get assistance and was told there was no maintenance and they can bring extra blankets. I would never go back to that hotel.
- 2/5
I did not get a balcony view room I was placed next to the kitchen. Did not get any sleep for two nights as our room was literally connected to the kitchen staff.
- 5/5
It's was nice room
- 2/5
Rented two rooms. Both showers had a broken faucet. The night time staff was loud in the hallway and was knocked on the wrong door at 6 am. Management said it was a mistake but offered no attempt to apologize

However, Great location and the friendliest and caring staff I've ever encountered!!!

Great hotel and staff they deserve more stars

Maintenance was horrible. Had four rooms and two the shower facet was broken. At 6 AM staff came to one of the rooms and was looking for the wrong person saying they needed to leave. Then heard staff at 6:30AM in the hallway on another floor talking and being noisy.

Was given keys to 302 our room assigned was 301. 302 was occupied. When telling the desk his answer was thank you for coming down and telling me. Like I had a choice but to come back down and fix the situation. My other option would have been to stay in the hallway outside the occupied room? He said he would call and apologize to the lady staying in 302 but offered nothing to me.
- 2/5
Room not the same as depicted .
- 5/5
The room was great and the view and location were also. The room was clean and staff were very nice.
- 2/5
Dirty, didn’t look like the pictures. Loud and noisy all night due to the club and restaurant and bar attached. Limited housekeeping, and sketchy check in service. Unhomed individuals sleep in the lobby & outside on the tables and chairs for the outdoor restaurant. No security whatsoever, and anyone can access the hotel. The “pool” is in a separate building from the rooms, we never saw a pool this was the answer we got when asked where it was. There’s a $200 incidental & you have to repay the “resort fee” even if you paid it when booking. Much cleaner and nicer options on ocean drive to stay at.

Friendly staff thank you

Frigid room in November cold.: At first the rooms climate control was not working on the cold November day. The safe's code window would not light up and the phone was dead. After a desk visit, a tech came up and replaced the phone and got the safe light on and the heat going. The heat quickly went out and after two more visits from the tech and a front desk staff member, it could not be fixed. We asked for a room change. They made calls to their management and after much time, they simply offered extra blankets and said it was all they could do. We called Hotels.com and they talked to front desk staff. We were told to check out and that a refund was being worked. It has not happened.

No the beds were hard and when i arrived the linen was dirty
- 4/5
Room was clean and good location. One of the mattresses was so soft that we called it the marshmallow bed.
- 4/5
Clean room & spacious! Great location! Would book again!
- 4/5
The Hotel is nice and very convenient for many shop, restaurants, clubs etc in the area including the beach
- 5/5
Loved it !!!
- 5/5
Loved the location. Staff was very friendly and helpful.
- 4/5
Room was noise at night, seemed like a kitchen was below + live music
- 5/5
Hotel is right across the street from the beach. Right in the heart of the beach area. Great location.
- 4/5
Clean, easy to valet and check-in. Would recommend.
- 4/5
It was a little noisy
- 3/5
For a hotel on Ocean Drive, it was to be expected. The property is very old, but the room was spacious and clean. The cons to the room were a very uncomfortable bed and, even though you can see where they’ve tried to reduce noise from the street below, it was still very loud until 2am every night. Elevator and stairs were inconveniently located (had to walk through a restaurant and an ice cream shop to access). Not the end of the world, but not the high end experience to match the price per night. Ocean Drive isn’t what it used to be. In the future I’d prefer to stay further down Collins where the properties are newer with better amenities for the price.
- 3/5
it is obstructed

Buyer beware! This place is a total scam! We arrived before midnight due to delayed flight into Ft. Lauderdale anirport. I messaged the hotel in the app and they said, “Expedia never sent us the message!” Arrived at hotel and they cancelled our ENTIRE 3 day stay!!! Never received any cancellation notice via email, text or by phone, said they had already booked our room! We could not stay any of the dates we paid for, no vacancy, despite my hubby checking the app and they did have reservations available for the next 2 days!!! The night staff guy was absolutely RUDE, and very difficult to understand. He refused to let us speak to a manager. But he said he had “another” room available at another hotel, we could just pay him. Also don’t bother paying the trip insurance, that was worthless too, they stated they could not reach the manager of the hotel after several failed attempts so they were declining our claim. Basically we were put 575.00 and had to get another motel in the middle of the night. All around booking site sucks (won’t publish because I named them), hotel sucks and travel insurance sucks. ALL SCAMS!!Sorry, not sorry. SCAMS ALL AROUND!! Worst customer service EVER!

Great location and value
- 2/5
It was a great location. Room was not cleaned, front desk staff was rather rude, and someone opened our door while we were gone. Food's good though
- 1/5
The hotel was dark and dingy. Had to cross through back rooms of restaurants and bars to get to the room we were staying. Furniture in the room was worn, uncomfortable and at least 20 years old. Outlets didn’t work and sinks did not drain well. Mold around air-conditioning unit and lukewarm water for showers. Staff was very unfriendly. Do not recommend.

Staff very friendly and helpful
- 1/5
Room was not ready at time of check-in and staff could not provide a timeline of when they would have a room for us. Had to wait over 2 hours past check-in time to get into a room.
- 5/5
Check in to the room service. The room was the Ocean Penthouse and the security wasn’t 100% access door was open and the patio door would not lock. That was the worst of it. The room was great and the hotel location top too. Park on 13 st at $20 for 24 hours , don’t use the valet who charge close to $45 a night. I think we will try another hotel next year but you could try this with no issues.
- 5/5
Unique hotel rich in history and right in the heart of south beach miami experience. Walkable to anywhere. Excellent beach access, paths for bikes and walking. Penthouse had stunning views!
- 1/5
Awful, staff is/was rude and un-accommodating. No regard for customers with spinal injuries and/or disabilities
- 5/5
Great location!

.
- 5/5
The location was great! The cleanliness and decor was beautiful. Only issue was toilet handle broke and when i called fhe front dwsk there was no answer. I had to go to the front desk to let them know but it was fixed immediately. All in all it was excellent and i would definitely book again.
- 1/5
Room wasn’t ready and not secure
- 4/5
The room was a good size, comfortable bed, nice view and quiet in the heart of South Beach. Didn't love how they ran out of beach chairs and umbrellas midday.
- 4/5
We did not like the fact that we had to walk a ways through the restaurant and through the gelato place to get to the elevator to get to the room. Kit a game-changer, but not convenient. It’s also not ideal that the free breakfast is for Cafe Americano at its sister hotel , Hotel Victor. It’s 3 blocks away. Also, no gym is not great a well.
- 4/5
Staff got us an early check in at 10am however the room we got did not have a bathroom door. There was a place for a sliding door however it was not installed. The bed the not very comfortable either however for thr 1 night stayed it was okay for us. Staff was nice and quick.
- 5/5
Our room was very clean and comfortable. We loved being in the center of all of the activities on South Beach. This hotel was absolutely perfect for us. We also loved the bar and the restaurant on the sidewalk.
- 5/5
We walked the strip and enjoyed our time. Miami beach goes off, but we headed to bed around 10pm and slept fine with the outside music going until 2am. Loved Hotel Breakwater.
- 4/5
great location, very noisy, so used earplugs!
- 5/5
Love the many restaurants close by
- 2/5
The room had a musty smell
- 4/5
I stayed in the penthouse and there wasn't even any coffee. The pool was dirty and they never helped me with my luggage.
- 2/5
Hotel was very noisy upon checking in due to louse live music. Staff’s response was that we should have done our research and brought ear plugs. Room smelled and was missing table chair and bedding and towels. Bedding was provided after reminding twice and towels never came. Phone was working also. Cafe for breakfast is not on site and 5-10 minutes walk. Would not recommend and return to this hotel.
- 5/5
Location was excellent. Room was ok but the bar music went on until the wee hours of the morning. Interesting layout of everything.
- 4/5
The room was very clean and housekeeping was responsive. There is loud music all day and night (Cuban restaurant) we didn't mind but some might, it is Miami after all! The pool was very small like VERY and not many seating options. The beach chairs they let you use are Walmart type beach chairs - very heavy but not comfortable- and you have to carry them a decent distance to the beach (across a park type area and then the beach itself is wide). We only used them once and not again. You can rent chairs on the beach for a decent price we did that instead. Breakfast was a block away and very good. Would stay here again.
- 5/5
Excellent customer service and nice property. Lily and Willy were very kind and helpful!
- 5/5
Fun, clean, & perfect location
- 4/5
Great hotel! Lilly the front desk manager was very warm and friendly. The room was clean and bed was comfortable. Can’t beat this place for the price! Right in the heart of South Beach so close to everything. The bellhop whose name I can’t remember was also very kind and helpful. I will certainly stay again!
- 3/5
Warning: If you’re a family or a light sleeper looking for a relaxing stay, this is not the place for you. It’s great for those who want to party, but don’t expect peace, quiet, or quality accommodations.
- 5/5
The front desk staff were so friendly and accommodating. The room was clean and the bed was comfortable. The location of this hotel is perfect!!
- 5/5
Staff was awesome. Lily and William are the best
- 1/5
This was literally the worst place we have ever stayed. The hotel is ok, not as clean as it could be and the shower did not drain at all, the tv didn’t work. But the biggest issue is that it sits right in the middle of 3 or 4 nightclubs. So if you don’t want to sleep until about 4 in the morning, this may be the place for you. But if you do, we are not talking about a little noise. It is like you are in the nightclub. We couldn’t even talk to each other half of the time. Plus, I pad for an ocean front hotel. Definately not oceanfront, there is a major street between the hotel and the entrance to the beach. They claim that they have beach chairs and that is what your resort fee goes for. Well they give a lawn chair and you have to carry it over to the beach. And remember it is crossing a street and probably 300 yards to the entrance of the beach. My biggest tub is that the price that I paid was in line with some very nice hotels and this was not. There also was sketchy people just hanging out in front. Never going back.
- 5/5
Awesome all the way around, great service. 2 nd time staying.
- 2/5
Room was not clean when I entered. Toilet was broke and shower water leaked all over bathroom floor. Was told maintenance was on the way only to find out they were gone for the day. I will never book here again. Front desk staff was nice
- 5/5
Clean. Great staff. A bit loud. Short on towels - 2 towels for four people but they rectified immediately. Fantastic food. You won’t be hungry!!
- 5/5
Staff were nice. Room was clean.
- 1/5
Would not recommend this hotel. The hotel smells very musky. When we got to our room, the towels in the room were wet. Not damp, wet! When you call downstairs, no one answers the phone. The toilet was dirty and the lid was left half open. We went down and spoke to the front desk and the gentleman told us there was nothing he could do, to wait to speak to the manager in the morning. He was short with us and seemed annoyed we were complaining about arriving to a hotel room with wet towels and we haven’t even used them and the uncleanliness. There is an outside club in the center of the hotel, so you can hear the music until 3:00 am. It sounds like you are in the center of a nightclub. When we woke up, there was a huge cockroach in the living room of our room. We ended up checking out early due to the uncleanliness of the hotel. We did get a full refund of our stay, but I still think everyone should be aware of our experience before you book here.

Check in line was LONG. Expedia lists the security deposit as $100, but it was $200 when we checked in. It’s a NOISY location.
- 4/5
Muy centrico, perfecto para pasar la lonche luego de la fiesta
- 4/5
Clean and comfortable rooms
- 5/5
The hotel was excellent! It's right in the middle of all the action in South Beach. Lilly and the rest of the staff were amazing!
- 4/5
Location is great
- 2/5
The mattress was like sleeping on a brick. Only one of the shower heads worked. And the outlets closest to the window didn’t work at all (near the bed). We won’t be coming back.
- 5/5
The room was great. Simple thing but the real glassware in the rooms made me happy.
- 2/5
They said the room we were given was renovated. Yes the floor was. The shower had mold and other stains. There was a dead water bug in one of the drawers. We informed the front desk upon check out. They gave a dry sorry. You could tell this wasn’t anything new to them. The rooms need ventilation. Turning on the air doesn’t get rid of the old stuffy smell. Their location is prime. They can afford to invest into the property!
- 4/5
We were greeted warmly at check-in, and hotel personnel were all helpful and cheerful. Location is fabulous. Parking? Ridiculous pricing but expected for South Beach. We booked this hotel because we were meeting friends who had cruised from Barcelona and the Breakwater was part of their package.
- 5/5
Great location. Surprisingly quiet despite nightlife. Clean, modern room. Friendly staff.
- 4/5
Great rooms except one had centipedes and shower leaked a bit. The rooms were not together which was weird given my kids were several doors down. It was loud at night. Awesome area though. Breakfast good. Just a 6-8 minute walk down the street.
- 5/5
Great staff and perfect location
- 3/5
Room was clean and comfortable and couldn't beat the location. Only negatives was the bass coming from next door into the night but I brought ear plugs which helped some. And could use more condiments with the coffee.
- 4/5
Courteous staff
- 5/5
Accommodating, friendly service, wonderful and clean and visit Lily. She’s the best I know
- 1/5
Room dated. Not kept up. TV did not work. Shower did not drain. Just felt old
- 3/5
Loved the bartender because we had to hang out there for several hours before the 4:00 check in, which we were told the room still wasn’t ready. We didn’t get into the room until nearly 5:00 because the keys weren’t working. Absolutely no assistance from the housekeeping staff to access the room. Front desk staff were nice.
- 5/5
Loved it.
- 1/5
Upon arrival room was not clean, it was extremely cold, hotel staff inattentive and did nothing, no microwave in the room and bad view
- 2/5
The next day I ended up paying $40 for a mediocre breakfast because I went to the restaurant right between the two wings of the hotel! Apparently this restaurant is not part of the hotel but is right in the middle of it! Makes absolutely NO sense. The two actual restaurants that offered 10% off didn’t open until 11:30 AM. For breakfast you had to walk 3 blocks to find a restaurant affiliated with the hotel that actually served breakfast. I finally found the pool but had to be directed to it. On our last day the elevator broke down! I spoke to someone at the front desk who assured me they were looking into it. An hour later when checking out and asking about the elevator, everyone at the front was VERY surprised as apparently nobody knew about it! I have a rare lung disease which makes it very difficult for me to climb stairs up to the 3rd floor where our room was. Luckily I was with my cousin who was able to carry our luggage down. The staff at the front desk was very unpleasant. This was probably the WORST hotel experience I ever had! Next time I will go back to my go to hotel on Collins Ave where the elevator doesn’t break down, breakfast is included, and the staff is always pleasant!
- 5/5
The hotel served its purpose! The staff was very customer service oriented! The hotel was clean the rooms were clean and good size. South beach is south beach….. it was great location for what we needed to go.
- 3/5
The check ins and getting rooms was not as professional as expected. My reservation was given away after it was already paid for in advance. I was made to pay for a new room before I was refunded for the overbooked canceled room. Staff member was cold and unwilling to help.
- 1/5
Terrible!!!!!
- 2/5
The shower was a mess
- 2/5
Lack of communication with customer
- 3/5
Close to everything
- 5/5
The ocean view is across lumas park. Its right in the middle of all the popular ocean drive bars, but surprisingly quiet. We was pleased with its location and comfort
- 5/5
Clean room and nice staff
- 2/5
Lack of communication with the customer did not even tell us where our room was or where things were in the hotel so we can enjoy the resort part
- 3/5
We stayed in the Sunrise Penthouse. The views were great. We loved the private pool. However, there are no lounge chairs for the deck. The wall lights in the room did not work, the balcony doors would not open, the pool lights did not work and the bathroom mirror light did not work. The bathroom had so much hair on the floor and in the shower that it was disgusting. If you need anything for the room it is best to just go down to the front desk. Don't bother calling down. Overall it is a great place to stay in the middle of everything. Great access to the beach. Kitchy feel.
- 2/5
The staff were not that helpful. They charge a lot of fees on arrival, our room was never cleaned. They had us waiting an extra 3 hours to check in, and our room was never ready.
- 3/5
Overall property was ok for what we needed. Shower area was a little dingy and there was no light in elevator area which made me feel a little uncomfortable
- 3/5
The location was great and it was generally a good stay. The area is very nice (albeit expensive) and walkable, with lots of dining options, and right by the beach. The blackout curtains were great. However, I was charged an $80 reservation fee after arriving, during check-in. There was loud music until well after midnight. There were only two towels in the room; I asked for more and they weren't provided. There was no more hot water (in shower) around 10am. There was no chair or desk in the room. The bathroom door doesn't really close or lock. The king bed was two twin beds, so too short with a dip in the middle. Solidly 3/5.
- 2/5
This place was horrific. The staff were very rude, it took 4 HOURS to get sheets and pillows for our fold out sofa. I called the front desk 4 times at 9am to get towels, they never answered. The room shown in the photos wasn’t what we got AT ALL. Right off our elevator was large boxes of flooring where they are remodeling this area. We didn’t stay in the main building but in one across the way, through the gelato shop then up some ghetto elevator. I will never go back!!
- 3/5
Rooms ok Location great Breakfast servered up the road (was nice)
- 5/5
The building is older but the room was clean bathroom was huge, had room coffee and bottled water, and the staff was very nice. Very close to the beach. The restaurant downstairs is popular. The area is very convenient although noisy at night because of its proximity to so many venues. Which is not a bad thing if you’re there to enjoy the nightlife. They also have a pool which I didn’t get to use but it looked cool. It had a clear wall so you could people watch. It’s a perfect place to stay in Miami Beach experience and for adults. I don’t know if they have a gym I didn’t ask.
- 2/5
No where in the description did it say that music would be blasting under your room until 3:30am
- 3/5
I stayed at this hotel once before and it wasnt so bad. So I gave them a second chance, it was going to be just for one night. I was so disappointed how the power went off early the morning I was leaving for a cruise. I went down to speak to the clerk about how the bathroom don't have any power and the iron doesn't. The clerk speak very little English, but she gave her time to someone that speak Spanish for every need the other client had. She finally looked at me and tried to understand what I was telling her. She finally told me how she cannot give me any extra time in the room to shower, get dress or groom myself in the bathroom or get a iron. I called back downstair for some accommodation before checkout time. Mr. Ruben answers the phone, he called a electric to check out the room. The power was out on the whole of the room, and he had to switch something to get the power back on. I was able to check out on time. When I went down to checkout another couple was down their complaining about their room to that same clerk. I had a different hotel once I returned from my cruise. I stayed at the Coloney Hotel few hotel down from Breakwater. Excellent services, great food price and the beds comfortable.
- 5/5
The staff was amazing! Always friendly and ready to help. Property was super clean great location to walk everywhere. Only complaint was they didn’t have water in the rooms you had to go to the front desk to get bottles. They were happy to give you as many as you asked

The location was fantastic, with amazing food and entertainment on site and within walking distance. The staff were friendly and accommodating. The rooms were quiet, even with the late night festivities going on all around the property. The room was beautiful and updated, had a slept great in the comfy bed, and bathroom was large and updated. The provided beach chairs and towels were most convenient. We stayed two nights before a cruise and really enjoyed this property.
- 5/5
The room is nice and spacious the bathroom is big, the hotel is next to everything.
- 5/5
Outstanding staff with great amenities for a weekend getaway
- 1/5
I was not able to go to my reservation bc the flight left me nor was I able to get refund for not being able to go to the hotel stay...
- 5/5
I really enjoyed my stay here,I would definitely book again. The deposit was 100$ more than listed but as soon as you check out 10/15 minutes later your money is back in your account.

It was clean and we were tired. But literally EVERYTHING in the room was broken. Tv? Broke. Clock radio? Broke. Refrigerator? Broke. Coffee machine? Broke. AND lightbulbs were missing. It was very disappointing, as we were looking forward to staying there. There’s a reason why they call it Breakwater. And we found those reasons in room 516.
- 2/5
Did not get room reserved and was put in hotel next door away from our group

Disgusting conditions in this hotel. Dirty beds, sofa, bathroom, walls, floor. No bed linens or blankets. Drug dealers outside, very loud. All around gross. Do not stay here!!

Picked hotel because website said it had a fitness center. Hotel does not have a fitness center. Hotel needs some work. Toilet ran all night. Staff wasn’t friendly.

The room was very nice and clean ,food was good.

Our room you could see the iguanas sunbathing on the roof. They have bikes to use. The pool is small. Great food here. Luggage storage, beach chairs and towels. Newly updated. Just finished painting lobby and rooms, new wall hangings and new lobby furniture.

Everything within walking distance

1- Interacted with 3 guest relation ladies during my stay they were not very I would say " GUEST RELATIONSHIP FRIENDLY", the night porter gentleman was pleasant and hospitable. 2- SINK TAP NOT WORKING, DOOR LOCK WAS NOT WORKING- Arrived around 9pm and I wanted to take a quick wash and meet my business associated for the evening. The room sink tap was not working, Tried to call the front desk. housekeeping and the phones were ringing but no one answered. Since I knew the lady was at the desk when I checked in, I wanted to go down and personally complain , then realized that the room door was not locking, So I had to carry my bag and go down to front desk. She did not have much empathy on the situation, and said the phones are not working but she will get someone to come check. So I went back to the room and waited for few minutes but no one came to attend to the matter. Then I went back with all my belongings and requested a change of room, as I wanted to change, take a wash and meet my associates. 3- Wifi NOT WORKING- through out my stay Mon to Wed, Wifi did not work in the room, again when inquired about wifi status there was no apology, instead, I was told that it is fixed try again, or just come down to lobby it should work at the lobby.
- 2/5
Great Location in the center of South Beach. Beach access with chairs and towels provided. South Beach dining, shopping and nightlife….until 5:00 AM! We stayed Fri and Sat nights. Loud Club music lasted into morning’s wee hours, making restful sleep impossible. Latin beat is great for partying, but not for resting. Avoid this area if you want to sleep at night.
- 5/5
The staff at the Breakwater was very kind and courteous and extremely helpful. They supply bikes for you to ride on the boardwalk, which was really neat and there are restaurants on the property as well as a bar with live entertainment. And there's also surrounding excellent dining and entertainment within walkable distance
- 1/5
Housekeeping stole a watch from our room
- 5/5
In the heart on south beach.
- 4/5
It was a different experience. Check in was not at the same location as where we stayed. Elevator was small. It served its purpose. Location was great. Right in the middle of all the action & nite life.
- 1/5
This hotel lacks basic hospitality, proper security, and professional customer service. If you value peace of mind, respect, and reliability during your stay — look elsewhere. This experience was unacceptable from start to finish.
- 5/5
Everything
- 5/5
It was great
- 1/5
The room reeked of a foul odor, the bedding was stained, and the mattress sank in like a hole as soon as we lay down. Truly the worst hotel experience we’ve ever had.
- 5/5
From the moment time we arrived, the staff was wonderful.
- 3/5
They had no microwave and no sugar and the coffee machine was dirty. The front desk gave us the wrong key to the wrong room so we walked in while someone was in their room super embarrassing. NO accommodation for the 20 minutes of trying to check in.
- 5/5
I liked how nice staff is, also the staff from the restaurant 10/10 love it, can't wait to go back!!!!
- 5/5
Beach chairs and beach towels provided and bicycles included with stay. Friendly staff, great location.
- 2/5
We didn’t realize our room was in a different building…..to get to our room we had to walk through a bar then an ice cream shop the an elevator to our room. Immediately after getting off the elevator we felt unsafe. Upon arrival into our room the bathroom ceiling was leaking, there was water all over the floor of the bathroom. We were offered a different room and a voucher for breakfast. The front desk was not polite or accommodating. We would not recommend this hotel or stay here again unfortunately:(
- 2/5
Was not as expected. Photos of hotel was misleading
- 5/5
Friendly staff, the suit was clean and the night life was amazing!
- 1/5
Very unsanitary
- 1/5
Check in was chaotic. Took almost 20 mins to find our booking with minimal initiative then 6 separate credit charges for 2 rooms (took us ages to work out what they were all for). Asked for adjacent rooms as we were travelling with children. Got upstairs to find they were not near each other at all. No recycling. A coffee machine - great - but no milk/sugar/teabags/spoons. Carpet stank of pee, rooms pretty basic and damp. Wall sockets sparse (only one side of the bed). Shower wasn't hot, glass bathroom door has a large gap when 'closed'. Pool way smaller than photos. I really would avoid this hotel, particularly with kids.
- 1/5
It sucked, doors wouldn't lock, very unsafe
- 3/5
We had to get a new card every day to unlock our door, sometimes twice a day. There’s a towel shortage. Front Desk was excellent even after I was upset about door. I was very irritated to keep going downstairs for a key. Also the ice machine was broke. I was the go to for my group and they all complained about the key card and they didn’t get there room cleaned even when requested
- 3/5
I loved the fun location. Staff was the best. Super nice and helpful. Rooms were ok but I was not in room that much. Perfect area to be in the mix of all the fun. A little loud at night on the weekends, if you think you want to go to sleep early. Overall I had a great time and felt safe as a solo traveler.
- 3/5
For the price i was expecting better hotel conditions and overall quality.
- 3/5
We stayed in the building behind the location. The room was nice, you could hear the bar across the street but it wasn’t too loud and we were able to sleep through it. The key cards are extremely sensitive to deactivation. I had to go to the front lest multiple times to have them reactivated. I had to walk through an ice cream shop, 2 bars and a restaurant to do this because of the location of our room. The front desk staff were super friendly and didn’t seem to mind me having to do this daily. It’s a very good location to be close to action, restaurants etc. We had to ask for towels and trash pickup in the room but they were very nice and did assist. I didn enjoy the large bathroom and shower. A microwave would have been nice to have in the larger room.
- 5/5
Love it’s right there where everything is happening and right across from the beach
- 5/5
I was upgraded to a beautiful corner full view room. I also had seen a few negative reviews but after my great experience, I’m not sure if those were real guests at this property. I travel more than half the year and I would definitely highly recommend this property plus it’s great location and helpful staff.
- 5/5
Clean.right on south beach.say no more
- 4/5
AC gave out in our room bit staff worked quickly to change our room … definitely staying there again
- 5/5
Parking not included, had to pay extra for valet. Wifi not working. Good location and amenities. Hotel was cute and in a great location.
- 2/5
No good. They over charged me too.

If you want to get some rest or sleep this isn't the place! They were rockin until 4am. I enjoyed the night life at this hotel. You can't go wrong with the location, the bed was comfortable & the shower was nice & big. ON THE DOWN SIDE (not all of these things bothered me), but they tried to charge me a hotel fee of $39, which was already included when reserved from Expedia, then they tried to charge me a $200. Deposit, when it's only $100. I called them out on both of these issues and they eventually agreed. I think most ppl won't speak up and they get away with this. They tried to give me a room on the 1st floor that had such a bad mildew stench that as soon as I walked in I was like no way! So then I had to go through the courtyard/restaurant where all the music/band/nightlife was going on, to the other building and through an ice cream shop, Lol, to the elevator to get to my room on the 3rd floor- anything was better than the 1st room he showed me, and much quieter (although the stage with the Band & DJ was right outside of my window), the TV didn't work (No Signal), No garbage can at all in the room, no coffee for the coffee maker & the pool (not what I was there for) was not in service. Over all my stay was good, mainly bc of the location, oh and I parked at the ZOCEAN hotel (5 blocks away) through SpotHero for $40. Parking at this hotel was $53. per night. The valet let me park in front to check-in with my bags for about 20 mins. until I came out to move the car.

Amazing stay professional staff. Management was excellent and exceptional

Amenities none. Pool needs allot of work and cleaning.
- 5/5
It was nice.
- 3/5
Great location. We had a suite with a balcony which was nice. The reason for my poor ratings no internet the entire time we were there. 3 people in the room but only towels and pillows for 2. The bell boy is very very kind. It’s a small hotel

The hotel

They are thiefs, they dont have good communication system. You cant call or message them but when you try to call to move date or cancel they will not refund you, when they know is their communication system sucks

The property was not clean. The water in the shower would not get hot. I had to go to the front desk for assistance because the water wouldn't cut off. We were supposed to have ocean view. Needless to say we didn't have a ocean view.
- 4/5
Comfortable and peaceful and the bar Cuban food was excellent
- 5/5
All ok

They have poor communication system, no phone to reach them to cancel or move date and when you dont show up they will cancel you without refunding you l, and that is stealing.

Negatives: we could not hook up to the Wi-Fi the entire time, which would usually be OK cause I’m never on my phone, but it rained the entire weekend so we are kind of stuck inside. The only other thing is that the property online stated that they had a 24 hour gym facility, but when I asked about it, they said it was on we were construction and referred me over to muscle Beach outside and Lumus Park… but the reason I didn’t originally go there is because it was storming outside. Overall, I would stay there again if the price point is lower than the other ones around them on Ocean Drive..but Since there are literally a million little boutique hotels on Ocean Drive I’d probably try a different one next time because typically they are all around the same price.

I love staying here.

Very centric boutique hotel in the center of everything in South Beach, Miami.

Property is at a great location.

Our first opportunity to stay in Miami prior to our family cruise. It was well worth it, awesome location w lots to do. The starts of this review was Joege, front desk manager and.staff. It made our stay a memorable experience. Thank You Jorge and Team! We will be back

Would’ve been nice if they weren’t deceptive and sent us to their other hotel a mile away when all of our planne activities were right by Breakwater - not only did we have to pay to Uber to their other hotel we also had to Uber everywhere because we didn’t get a rental car since all our planned activities were near Breakwater. Ridiculous. Then came back the next couple days to see if we could switch back to our room that they obviously gave away, to check if they “fixed the a/c” and none of the other employees knew anything about a broken a/c. No, the guy the night we arrived just outright lied about giving our room away. I called several times to report we’d be late to our room since our flights were delayed several times, I also sent emails in two different places. No answer to any of it! Again, ridiculous. All the employees were nice but it’s ridiculous that the first guy outright lied to us. Then we had to cram in room at the other hotel instead of the suite we paid for at Breakwater. Then an employee at the second hotel had the nerve to tell us we weren’t supposed to have the roll away bed in our room that was OFFERED to us for having to stay in the smaller room, and said she’d let it slide this time but not next time. WHAT? Absolutely will be no next time! Let’s not even get started on having to listen to all the construction outside and inside of the hotel. The whole thing was absolutely ridiculous. I don’t typically write complaint reviews but goodness. Total waste.

We had the penthouse ocean room, and it was amazing! The room was clean and spacious. Then out on the rooftop, we had our own private pool! The staff were all very kind as well.

None of the ice machines were working. That was disappointing.

All around get place to stay…

DO NOT STAY HERE! Not worth it! Slowest check-in guy at the front desk that I've ever encountered in my life! He had a snooty and arrogant demeanor as well. Then I saw he charged me 80 bucks when I got home. I only stayed one night and did not park there. An additional resort fee is $35. What was the extra for? He confirmed I did not pay for anything else when I checked out, so I didn't ask for a statement. Big mistake! The only reason I gave service 3 stars is because there was a super sweet younger guy next to the front desk who was so helpful with holding luggage, providing pool/beach towels, bringing out complimentary bikes, and giving great advice on where to go. He's the only reason I didn't give 1 star for the service. It would have been 5 stars if it was just him and not the other older guy checking us in. I wish I had gotten both of their names.

Wonderful as always

Great location to bars, beach, hotels and restaurants with great staff, clean rooms and overall excellent service. Clevelander Hotel is crazy loud on Fri/Sat nights until 3:30am. We sleep well so it was no issue and we had rooftop deck overlooking Ocean, Ocean Drive and Clevelander Hotel (in Edison Hotel that Breakwater must now own or manage).

All ok
- 4/5
Great location to beach! This was a quick long weekend getaway. Neighborhoods like brickell and wynwood are an uber ride away. Rooms seem like the need a little upgrade or TLC but was great for what we paid for. Would still stay again. Staff was great professional and accommodating.

The mattress is NOT comfortable at all.
- 5/5
Right in the mix of where you’d wanna be. rooms are gorgeous, amenities are awesome and staff were so friendly !! 10/10 so affordable and accommodating, would come back just for this property !!
- 5/5
I honestly can’t complain about one thing. I loved our room. Yes, it was loud because my room was directly across from a sports bar that closed around 4 am, but the music was jamming all night. The food in the hotel outdoor bar area was really good and entertainment was great. Great view of the ocean and literally across the street from the beach. Recommend 10/10. We will definitely be back!

A musty room with a dirty, small pool. A 50 dollar valet parking fee per day is a racket. It was run down and noisy. Glad we only stayed one night. Do not recommend. If I could give it zero stars I would.
- 4/5
The property and the staff were great. My only issue is that there was no hot water.
- 5/5
It was joyous!!! The bikes, beach chairs, beach towels, gourmet coffee, pool, gelato, and their friendly staff who went above and beyond (especially Martin) made the stay a phenomenal experience.
- 1/5
I didn’t like that I got there 4 pm and I have to wait at the door until the lady finish to clean and I have to tell twice to clean poop in the balcony and took two days to clean o couldn’t even enjoy the extra I paid for the balcony very disappointed
- 4/5
They do charge resort fee of $40 a night and they do hold $100 incidentals. If I do return to Miami I will stay here again.

Great hotel
- 3/5
The room was awesome and everyone was great to deal with. Awesome food.
- 3/5
Hotel Breakwater is one of my favorite hotels, but we did a a few issues and I can see the change in ownership.
- 2/5
The room was clean and the location is very nice. The front desk agent was arrogant and not very customer oriented. The housekeeper started knocking the door at 9am even though check out time is 11.
- 2/5
The room was nice enough and a comfy bed but what they forgot to mention on the description is that there is an open air dance club on the ground floor of the hotel which plays LOUD from mid morning to 3am non-stop. Unless you’re here to party only I strongly suggest you stay elsewhere as you cannot sleep here.
- 5/5
The hotel was in a perfect location. The hotel staff was very attentive and friendly. It is a historic hotel so rooms need some updating The bed was very comfortable and the pool was over a stage allowing us to enjoy the live music. If you are looking to enjoy the Miami vibe this is the place. We had a great time!
- 4/5
Location was great, great for overnight for cruise. The only negative was our room was above the outdoor restaurant bar you can hear music until 2am.
- 1/5
We got to the hotel around 0900, asked for an early check in, if possible. Front desk lady said they’re fully booked, but if something comes up, they will let us know. Around 1200, they informed us that they over booked by 18 rooms and we had to change locations. It was 10 blocks away from our friends we wanted to stay near, but all hotels on the strip were booked. They gave us 2 “pent houses” at one of their sister hotels, but they use “pent houses” loosely in Miami. It was a run down hotel, elevator only went to the 4th floor, so we had to carry our 5 suite cases up two flights of stairs. Water was leaking from ceiling with large puddles inside and outside of each room, called maintenance, no change. Needed shower shoes for showers, rusty old, balconies were questionable to stand on. Hotel staff at both locations, amazing. Hotels not so much. Would not recommend!
- 4/5
The staff at the hotel is very professional and available at all timings even overnight. The room was clean and tidy when we checked in.The hotel location is amazingly convenient to all attractions by bus/uber.Room service was always available whenever we needed it(tried that during the day).Coffee inside in the room is very delicious and we got refills during our stay.Always provided us with clean towels for beach.Pool is not big,not a huge plus for the hotel if you are specifically looking for pool experience.A lot of supermarkets nearby. If you cannot tolerate noise from music you might need to reconsider your stay but would say expect that at all hotels nearby given location in vibrant street in south beach not because of this hotel in particular, it depends on the type of vacation you are trying to have quiet vs fun.Personally we enjoyed out stay there.

Terrible ! We booked & paid a junior suite with balcony through Expedia But was assigned to a one bed standard room with damp smells and very noisy, heard bass loudly all night until 3:30am. One lady and one guy front desk people were very rude. They preferred to provide room to the guest which was not booked from Expedia.

The property was all right, but the staff was horrible

Easy Check in process ‘ easy checkout process . Valet was fast and friendly. In a great area literally could walk to everything . Will be back soon ! 10/10

IOnly had two towels in our room no biggie. No one answers front desk phone. Only one room key worked. We were in a separate building ice was at front desk. Pretty huge nasty stains on the carpet. Got blocked in stairwell one night guys selling drugs. Other then that not a Terrible place for the price
- 2/5
The room was OK except for the bed was so hard. It was very uncomfortable. They really need to change their mattresses out.
- 5/5
The location of the hotel is good.
- 4/5
It’s a nicely upgraded Art Deco property. The staff let it down by not cleaning the floor of my room. However, while I sent pictures and did gently complain, there was no recognition of the discomfort. Also if you are a single traveler and have luggage, the access is difficult and there is NO assistance provided
- 5/5
It was great hotel

The stuff: Front Desk was not helpful
