This hotel is not the kind of place with large rooms, extensive amenities, or a big breakfast buffet. It’s a small, clean hotel that works best if your plan is to spend most of your day outside. It’s a great option if you just need a comfortable place to shower and sleep. The beds and pillows were very comfortable, and the location is excellent. The beach, shops, pharmacies, restaurants, and liquor stores are all within walking distance. They also provide two beach chairs at no extra cost, and you can rent an umbrella if you want one. The downside is that there’s no ice machine on the property, the breakfast is very limited, and there are times during the day when the staff is not on-site, so getting assistance can be difficult. For me, it worked well because I was out exploring most of the time, and I had a great trip. The breakfast attendant was very sweet, and the front desk staff was friendly whenever they were available. Just keep in mind that if you're looking for a full-service resort experience, this may not be the right fit for you.

Good location Very unclean rooms and facilities. Did not feel safe in the hotel. Had to leave after 30 minutes there and book another hotel last minute due to the state of the room and safety concerns

We found on One of the bed lots of flying bugs, also our hidden camera detector was beeping on the bedroom mirror. The phone had no dial tone. There was nobody at lobby after 11pm.. we had to evacuate immediately and had to book another hotel at the midnight. The next day we informed the hotel receptionist about all the situations, she said they will give us refund but once we left they refused to process any refund .very bad experience. Dont recommend at all

Only location was good. There was an extremely strong smell of mold and dampness in the room. We requested to move to a different room, but our request was denied. The only solution they offered was to spray air freshener in the room. This was not a solution; it was merely a brush-off. We will be returning to Miami, but we will never choose this hotel again. The breakfast was also very inadequate.

Property was so accommodating as I had stayed in a different room, extended my stay as the property was great, perfect location, staff were friendly I would highly recommend and would book again! Location on Colin’s, near everything and short walk to all the major hot spots

For the Price compared to other hotels was very happy. Staff were helpful, good location so close to the beach. Was very happy. Only thing was our room was next to the kitchen so 7am onwards was pretty loud for breakfast set up (just unlucky). Fine most days as we wanted to get full days but not ideal day one when very tired from the journey

Excellent value for money. Great room, for a 3 star really comfortable, nice shower and has all the amenities including good WiFi , Smart TV and live TV , plus AC. Cutlery , microwave and mini fridge. Location is even more fantastic so close to South beach and Washington Avenue. Made it easy to enjoy our amazing holiday despite being short on time, we still were able to do all our planned activities. Staff is very friendly, polite and non intrusive. The cherry on top for me was the chairs to the beach are included (not the umbrella which is charged separately, but we didn't need it). A non-issue for us as we enjoyed brunch out on Ocean Drive, but breakfast is limited so don't count on it too much. It's marked continental but all you have is coffee, tea, milk, sliced bread and 1 croissant per person, and cereals. Nothing else. For me it was enough however as we only used on the last day before leaving. Also small note lighting kind of low in the room but definitely not a problem for us.

Staff was very friendly, rooms were clean and kept cool. Was super close to the beach with access to umbrellas and chairs. Breakfast was very slim for choices but free breakfast is still a bonus.

Hotel was clean but it had such a horrible mold/cleaning chemicals smells that my throat was immediately irritated and I was coughing. My child too. I barely survived one night and could not wait to get out of this hotel to the fresh air. It absolutely should not cost that much keeping in mind smell and mold Was cleaning overall

The Location

Lots of restaurants nearby. We didn't use the beach facilities due to the rain but they were close by. The air conditioner was loud but it filtered out any noise we would have heard from potential neighbours and street. This hotel met our needs for one night.

Very clean. Friendly staff. Great location, just a couple blocks from tge beach and with shops and restaurants just steps away. Breakfast was fine but minimal - yogurt, apples, two choices of pastry, white bread, and a couple cereals. But the staff serving it were friendly and helpful.

The only downside is wifi . Not very strong signal , besides that .. we are super pleased with our stay.

Tv was a bit fuzzy in most channels, bathroom facet felt like it was going to break everytime using it. Construction noise early morning. But other than that, great room.

We’ll be honest — at first we were a little skeptical. The front check-in area is small, and as larger people, we wondered if we’d made the right choice. But the moment we walked into our apartment, all of that disappeared. The space was absolutely beautiful. Clean, stylish, comfortable, and thoughtfully laid out. It felt like a hidden gem. This place is truly unique. It’s tucked away in a quieter spot, which made it feel relaxed and private, yet still perfectly located for South Beach. The staff deserves special mention — genuinely kind, welcoming, and helpful in a way that feels real, not forced. Every interaction made us feel taken care of. We’re honestly so happy we didn’t switch hotels. The Riviera exceeded our expectations, and it’s now our go-to place whenever we’re in Miami South Beach. Highly recommend.

Hotel is super close to everything. We walked most of the time. The only down side is that they are doing construction next door so around early mornings you can hear it and loud talking (the workers)

The bathroom door was not locking. The shower hot water didnot come. It looked way less than being projected. Complaining about these issues was not resolved

I love staying at this hotel during Art Basel-Miami. It has very spacious rooms, provides lounge chairs on the beach and is very conveniently located. Excellent for the price.

The property needs major renovation especially the rooms as there are cracks on the wall, the door doesn't shut properly and light peaks through. You can hear outside even if someone is just opening their door. Location is good but the property needs major work done.

The location, breakfast, and beach chairs I didn’t like how anytime someone opened their door, it sounded like some one was opening mine. The mattress had a huge body indent in the bed, so I was very uncomfortable.

Centrally located with spacious room, no elevator so ensure you can carry your luggage. The area around the hotel is very prime near the beach with many dining options.

Although a small family-run hotel (more like independent buildings converted into hotel rooms), the Management was very friendly and communicated constantly via WhatsApp and email updates before and during the stay. Location is excellent with proximity to everything South Beach has to offer! Breakfast was very basic and could have been better.

Very nice location. We had 1bdr apartment with kitchen and it was huge! Clean and comfortable. The breakfast is a downside: very limited options, no eggs.

The parking was awful! We wouldn't stay here again. You have to use public parking garage blocks away from this hotel. Once you park your car you have to leave it parked for the day. You are charged $20 a day, and you don't have access to using your car for 24 hours unless you pay again.There is a parking space available in front of this hotel to load and unload. Too bad someone was parked illegally in this parking space, and the hotel staff wasn't aware, so we couldn't use it. We're so glad we only booked for one night.

Nous avons très apprécié notre séjour à cet hôtel. L’hôtel et sa chambre sont propres, la chambre et la salle de bain sont rénovées et décorées avec goût. Le petit déjeuner est simple mais bien. L’air climatisé fonctionne bien. Nous avons apprécié avoir deux chaises de plage gratuitement via une entente avec un kiosque de chaises de plages, au bout de la 14e rue. La plage est à environ 8 minutes de marche. Il y a une pharmacie à deux minutes de marches et beaucoup de boutiques autour. Dans la chambre il y a un petit frigo, quelques assiettes, verres, ustensiles. Un four à micro-ondes également. Des serviettes de plages sont fournies. Nous avons apprécié qu’il y ait des city bikes juste au coin de la rue. Facile d’utilisation avec une carte de crédit. Nous avons pu faire une belle promenade de vélo le long de la mer, sur une belle piste cyclable, à 3 minutes en vélo. Bref cet hôtel est très agréable, l personnel très attentionné et je reviendrai. Je recommande!

I would ALMOST say the property could use some updating, but I wouldn’t want it to lose its charm either… Either way, the location is great, the staff is AWESOME, and we would definitely consider staying here again if/when we come back!

I chose this property because I was coming in for a short period of time and wanted proximity to the beach and the convenient amenities that came with it like beach towels and chairs. I should have chosen elsewhere. The staff were very kind, knowledgeable and friendly but the accomodation itself was subpar. The beds were comfortable and the living area was spacious which was nice enough but nothing close to the elegant and "luxe" pictures posted for the booking. The biggest issue was the bathroom - the tiles near the baseboard did not seem clean and the shower was a hazard. Quite literally. There were many tiles that were breaking, if I stepped a certain place the floor would sink, and the door wouldn't shut all the way so the water came out all over the floor. When I showed the staff at the front desk the pictures and video of the shower, they seemed surprised; this made me wonder if any staff had actually been in there to clean the bathroom as there's no way they would have missed that if they had. They also don't offer parking, which I knew ahead of time but thought the pros would outweigh the cons. They did not.

Had an amazing few nights here after our RC cruise. Staff was friendly and helpful. Location was perfect

I went with low expectations but we were only staying one night before a cruise. The receptionist was SO welcoming. We arrived early and our room wasn’t ready but she held our bags and offered a changing room. The rooms were clean and comfortable. The breakfast was very simplistic- just cereal, toast, oatmeal, fresh fruit and a single danish offered per person. It was close to restaurants, the beach, and shops. The restaurants and bars in the area were great.

As soon as we got into the room, it had a horrible musty/mold smell in the room. I went back to the ceck-in desk to ask for a different room but was told they were full. The desk gal said she would note my complaints and I could talk with the manager in the morning. The manager told me the musty smell was due to the ocean air but assured me that it was mold. But she also didnt acknowledge that my daughters family was in a nearby room that didnt smell at all. Our room smelled horrible, Along with the smell, there was clearly a lack of maintenance that I also brought to their attention. The full glass shower door didnt close as it was scrapping on the tile floor, the shower also had missing tiles inside the shower floor. If someone would try to push the shower door shut, the glass may shatter or the bathroom door is pushed to far open, it hits the shower door. The bathroom sink was loose from the wall ( clearly safety issues). One of the window air conditioning units also looked like it was either missing some insulation around it or was pulling out from its space. I did take some photos but dont see how to attach. Continental breakfast consists of yogurt, coffee, juice, and 1 pasty handed out by staff. The space to eat is their lobby and holds maybe 10 people sitting very close. I wouldnt recommend this place. Clearly in need of maintenance and updates.

This hotel has zero amenities and is very very basic. Aside from a spacious room, it offered nothing in return for the elevated rates. The breakfast was beyond mediocre. There was construction next door which started at 8 am. I could not have breakfast outside due to the noise and dust. The shower-head and showerbar in my room were broken but other than telling me that the parts have been ordered nothing was offered or done to compensate for the huge inconvenience. The girl at the front desk was pleasant but not helpful or trying to retain customers or make guests return.

I will be back. The room was clean and the bed was very confortable. The location is great too. There is a pharmacy and many restaurants around it. The people at the front desk were very friendly and accommodating.

Area was nice, and we had plenty of options for dining. It was nice to get beach chairs for free. I expected more from the rooms though. Our room was so noisy because of the AC. There was neither a single cloth hanger in the room nor in the bathroom for the towels/cloths. Breakfast was so basic but ok. Staffs were really nice and helpful.

What I like about this property is that is so close to the beach, its very convenient and one can walk in the area kind of safe. the rooms are ok for just sleeping. their breakfast is so limited to coffe and toast and a tiny siting area. The Attendant at the front desk Ariel is very good at provinding excellent guest service. He is very accommodating to a guest needs. I like that he treated us with respect, patience and helped us with our reservation. I don't care much for the hotel but people like Ariel makes you want to come back and give a try one more time to this hotel.

they were doing construction so mornings were very disturbing. the place itself was great , friendly front desk , super informative, both were great !! room was big& good size . bathroom, the shower had issues with the water pressure , not enough and the warm water was barely useful. great location though . i would def stay here again . The parking was $30 a day. It was about 1-2 blks away. You had to unload luggage in front of the designated spots to check in (only 2 spots so if they were not available you would need to find one close by and walk to hotel to check in). I loved the location of the hotel because it was near Ocean Blvd.

It’s right by the beach, shopping and you can walk to so many different restaurants. The staff was super friendly and helpful. I would absolutely stay here again.

The breakfast included was weird it was just toast and limited to one pastry per person and not even a fruit also chairs are included at the beach but only two per room so if your four in a room they need to pay for the chairs and umbrellas are NOT included u would need to pay for them by day. Not a very warm welcome. Breakfast poor-there are NO EGGS OR FRUIT like some pictures show. Very spacious rooms, apartment like (at least the one we stayed in). But dirty, floors haven’t seen a good vacuum and mopping in a looooong time. We needed the space as we were traveling with a toddler (exclaimer: they do provide infant/toddler cribs but they come with NO MATTRESS, just the hard pad that the playpen comes with to keep the bottom of the crib from collapsing. Our child managed to still sleep on it but just keep that in mind. Decent stay for the space that we needed but would not stay again. It is close to the beach and you get two chairs at the beach.

Miami Beach was basically a war zone with police everywhere, many streets were closed and the parking garages were closed.. The hotel staff was totally unreachable after several attempts. We had to find another hotel outside of the area.

Call property, was going to park at airport and use there shuttle. They said shuttle was not available. Was misinformed by resort when I booked. Going to contact my bank and file a report. I will not pay for this. I just started using Expedia so I will see how you can handle this situation.

I notify Front desk that we will be checking in or around midnight and was told that they will send us an email late afternoon between 6-8pm with our room code n password. Then 8ish rolls around i kept calling the front desk like 10 times and no one pickup. Then right before i had to board someone finally pickup. I was so frustrated with them thinking we would be homeless for the night. We settle in around 1am and the next morning. I don’t know if it’s the same front desk lady but she was practically sitting there pretty much doing nothing. It just makes you wonder. Definitely would not recommend this place to anyone. Bad customer service for real.

This is the second year in a row that we’ve stayed at the Rivière hotel. It is close to the beach, restaurants, and fun. The staff is extremely friendly and I would highly recommend this property!! It’s perfect!

A tidy little spot located within walking distance to all the spots in South Beach. A big perk is that the hotel loans you a beach towel and the use of a chaise with an umbrella on the beach!

Pros: Location! Close to restaurants, bars and the beach. Walgreens is maybe 30 seconds walking from the hotel in case you need snacks, water, etc. Included in your resort fee are sun loungers at the beach, you just have to rent an umbrella (roughly $22 USD) and they’re yours for the day. The room itself was perfect for 2 people. Room was clean and as depicted in the photographs. Water temperature was perfect. Complimentary breakfast was ok, not really any variety, just scrambled eggs, toast, some pastries, coffee and juice, and once they run out of items they don’t refill them, so get to it early. Cons: A little loud at night, but considering your location in South Beach, it’s to be expected.

Disappointing for the cost. Could hear other guests and machines? Through thin walls. Meagre breakfast. Only outside space was a paved corridor with AC outlets pumping out. For the amount we paid should have been better. Staff were nice and helpful and the location is great for South Beach.

Room was renovated and clean. Next door property (hotel?)was sketchy and loud. Art deco and boutique do not describe our experience.

And the breakfast is uneatable. Like just scramble eggs, toast and butter. Do not believe in their beautiful photos, the pictures are old. One thing that was good is their location.

This is a very old hotel which could use a refurbishment. The air conditioner was old and noisy, the bed moderately comfortable. The shower delivered plenty of hot water; however, the bathroom sink delivered only cool water in spite of reporting this. The bathtub had lost some porcelain. On the plus side our room was very clean, wifi was excellent, The safe functioned and lighting was excellent. In addition we had a small kitchen and the room/suite was large. The hotel provided a continental breakfast which I found just OK. The location is excellent and the hotel provides beach chairs and beach towels; a beach umbrella is an extra charge. I thought the price was fair. All in all this is not a luxury hotel and while it has a lot going for it I probably would not stay at it in the future.

Beds not good

Not far to walk up ocean drive where the night life is or far from the bus stop. I actually took the bus from MIA and it was good. Pretty much walking distance to Lincoln road mall (8-10 mins) .

This property is old and run down. Photos dont match the hotel. Came here for my kiddos 16th and location was the only plus. Breakfast was runny eggs, and coffee. Should have stayed elsewhere.

I was told to deposit US$ 100 as deposit , which I did through credit card and told the last night before I was checking out . She said she will reverse but when I was there there was no one in reception and only person could not understand in English language . My US$ has not been reversed yet for the deposit .Will Expedia get this deposit get reversed .

Stayed for a 5 night trip over Memorial Weekend. Unimpressed. Great location near the beach and walking distance to everything. The entry and rooms were all coded but the entry lock to the courtyard was physically broken twice during our stay which left us feeling less than secure when vacationing with kids and the staff said there was nothing they could do. They ran out of both beach and bath towels 3 of the 5 days we stayed which was frustrating given the $25.00 per person daily resort fee. Most the staff dont speak English so I had to ask another guest to translate for me to ask for additional coffee grounds for the room. The breakfast was dried up muffins and powdered eggs and we ended up just getting a box of cereal at the Walgreens on the corner on day 2. Beds were comfy although the room was smaller than anticipated. Previously stayed at the Shepley up the street which had AMAZING service and will stick to that for future trips.

I cant say anything bad about this hotel. Good breakfast extra towels if you need it very close to beach etc etc
