The parking is not complimentary. The overnight parking fee is $35, which I find expensive. I was also charged $6.00 for a bland and watered-down American coffee, which I found extremely overpriced. However, the staff service was very good.

It was so peaceful and quite. The staff was amazing and the room was perfect. There was no microwave to warm up our leftovers. But there was a restaurant in the lobby, so I understand why they're weren't any in the rooms.

We were not informed in advance that valet parking was subject to a $35 fee, which was an unexpected charge. Additionally, we have experienced ongoing difficulties with the television channels not functioning properly. The lighting in the hallways and on the third floor remains inadequate, and the air conditioning system is not operating efficiently. The Wi-Fi connection was consistently slow and unreliable. The breakfast options were notably limited for the price we were paying, and the website did not clearly disclose details regarding meal inclusions or parking policies. Based on these issues, we do not intend to return to this property in the future.

Overall a nice hotel with great staff. Room was clean, comfortable, and easy access to sign in to Netflix (just remember to sign out). Perks: onsite bistro (although some prices can be quite high - i.e. $14.00+ for 8ish frozen meatballs topped with canned sauce) and an onsite Starbucks kiosk. Valet parking was fast although expensive for extended stays. Within walking distance of several downtown restaurants, Publix (grocery store) and MetroMover.

They were clean and wonderful. I would stay there again in a heartbeat.

The bedroom was old, the air conditioner made such noise that we couldn’t sleep.

A perfect place to stay if in the dadeland area for shopping, the place was clean, has a nice lobby, the rooms are clean and nicely laid out, what make a huge difference here is the friendly helpful staff.

Mostly clean hotel with some decent amenities. Valet parking was too expensive, especially after having to wait almost an hour for my car to be brought around. The valet working seemed overwhelmed but was very apologetic. Location isn't terrible, tried to utilize the on-site café but no one was around, luckily Publix is right next door.

Valet was a mess every day. The cost for this type of hotel was ridiculous - $31 a day and the service was bad. Have stayed several times but won’t be going back unfortunately. Location is great, mid Miami.

the only thing that was good about the service is the hotel manager and his look on helping guest. He was the one who helped us trough the proces of checking in. We mailed before arrival if we can pay cash on arrival and the answer was yes. When we arrived the person at the front desk wouldn't help us and said that if we dont have a credit card we should look for another hotel. That is very bad service. we sat in the lobby from 1.00 am to 8.00am before the manager came and helped us. the service from the front desk people working the night shift

The hotel located in a safe neighborhood a short walking distance to nice restaurants on a Dadeland blvd. The mall was walking distance which had high end stores. I felt safe staying there a a solo traveler. Staff accomodating and friendly.

The staff was very friendly and helpful. The room was clean. But....The airconditioning unit sounded like a plane taking off it was so loud. The outside noise was excessive. The lack of parking options pretty much forces you to valet park at $36 a night.

We did not enjoy this hotel. They said they had free parking but it turned out to be valet only. It often waited a long time for our car. Internet in the room kept cutting out. We waited 45 minutes for breakfast at the bistro. And other things too. It was not a great experience.

Checking in being told because guest extended there stay we could not have our king suite and instead put in a double. Even though we paid for a bigger room. They Offered move our stuff to a king room once available and they failed to do that too. Was given 2 breakfast vouchers but then charged. Experience was horrible, fridge didn't work properly either

My sister ordered the avocado toast and it was extremely small—one piece of toast with barely any avocado. We had to share food and then buy more elsewhere because it wasn’t enough. When we finally went back up around 11:10, we were locked out of our room and had to go back down to get it unlocked. The thermostat didn’t work properly (too hot or too cold), and even after complaining, nothing was fixed. After the beach, we asked for extra towels and were told their linen order didn’t arrive and towels wouldn’t be available until 1 AM. Overall, poor service and poor management. Not worth the price at all.

The staff was amazing! Very courteous and helpful, especially the front desk staff [can’t remember their names right now] who were so kind to me and the female bartender who had great conversation. The grounds themselves could use some work/updating, that’s the only reason I’m rating 4 out of 5.

A lot of the reviews focus on the parking which isn’t ideal but I knew about that going into my stay so I won’t complain about that. What was bad for me was how loud my room was. My air conditioner sounded like a plane was taking off, my mini fridge made a random beeping noise, and the walls were so paper thin that I could hear the guy in the room next to me fighting on the phone with his likely significant other. Another night I heard a couple getting intimate if you know what i mean. And then to top off the noise, we had the alarm system go off and call us all down because of an emergency. Not relaxing at all.

I stayed before cruise the hallway carpert was filthy and smelled like dogs...The room was stuffy and smelled. I advised the front deak and was told to turn the air up...The noise from the other room was terrible could hear everyone talking and hanging in hall....WIll not stay there again. Bed and pillows SUPER uncomfortable. Rooms don’t have a microwave. Valet parking rates change depending the day or person. So don’t go by the sign that’s outside when you pull in. There is a fee for everything. Regular tax + city tax + state tax + valet tax. Two different taxes if you buy something from their small market. Definitely get a print out at the end of your stay. They were charging me for an extra night I don’t booked and a restaurant fee in which I don’t even eat there! - idk if it’s this hotel or Miami itself but their getting over on people. House keeping never came the first day and we had to call for towels the following. Do your research!

The manager is not cooperative at all. They asked us to book room an extra night because our flight was going to land early and they’ll not do that early of a check in. The staff of the hotel are amazing. This has nothing to do with them. This courtyard is not like the ones I am used to. It felt dated. Our original room smelled of mildew and didnt feel clean and they very kindly put us in a better room. However, still not as nice as what im used to. Shower had a curtain and not glass like the ones up north. Again, the entire staff was amazing. Just not what im used to from all other couryards.

It was ok but I wouldn’t stay here again. While the customer service was great, my room left something to be desired. It was clean but it had a musty smell that would appear when the AC shut off, which was not great. For me, a musty smell in a hotel room makes me think of what could be causing the smell. It made my stay not as pleasant.

Mandatory Valet is super expensive and takes 20 minutes. We tried extending our stay at the front desk and they said we had to book a new room because their "system was down" staff was incompetent and barely understood English.

It was by far one of the best hotels I’ve stayed in. From the moment I stepped onto the property, the staff was friendly, welcoming, and professional. The valet parking service was efficient, and the breakfast was fresh and delicious with a great variety. Everything about my stay was comfortable and enjoyable. I would definitely stay here again and highly recommend it to anyone visiting the area.

At check in the staff said that I have to use Valle parking. No other option was given or mentioned. The charge was $26 but they arbitrarily called the Toyota truck "Oversized" and charged me $36 for a night, whereas a block away there was plenty of parking at around $9 for the hours i had parked there. I did not like the fact that staff did not present the option, even when i asked them.

Walked into bathroom and was grossed out by tile that looked like feces had been smeared on the floor room 206. Turned out to be cheap tile probably seconds. In the a.m. I was told that I had not paid for breakfast which I had so I went ahead and ate paid for it.

As a female traveling alone, it was nice that you couldn't use the elevator without your key card. Valet was very convenient with call ahead service. Front desk personnel were always professional and extremely accommodating. Only disappointing things were no microwave in room and the Bistro food could've been better, but they work with what they have.

The property needs attention; the hallways and rooms require renovation. The location is great, but the facilities do not meet Marriott standards. Moving forward, I will be staying at the AC Dadeland. Thank you.

The parking and have to be charged for valet parking

Dadeland Mall is a few block walk away with upscale shops and restaurants. Rooms very clean. Staff is super friendly and helpful. 2 challenges - in 2nd floor room, traffic noise quite loud and limited street parking lends to valet with limited space to exchange vehicles.

After circling the hotel 3 or 4 times, someone finally came out to tell me that there was no parking available for the hotel. I was told that there was a parking garage a couple blocks away, and I could "probably" park there. I asked whether my car would still be there in the morning, and they were about "80 percent sure" that it would. With it being late, I took the chance and parked a few blocks away. When it came time to check out the next day, I carried my bags back the few blocks and prayed my car would still be there. When I got to the parking garage, the lobby to the garage was locked. Apparently the doors required a key fob, which I did not have. So I had to walk up the parking garage ramp holding my bags. Fortunately my car was still there. And it ultimately cost me $30 to park in that garage for the night. But, if you are a hotel that does not have enough parking for your guests, you should definitely have other options and be more than "80% sure" that people are allowed to park there. Or, better yet, work out a deal to allow the hotel to use the garage, and have the valets run the cars back and forth instead of requiring your guests to carry their bags back and forth and walk up parking garage ramps.

This hotel needs to pay more attention to the common areas they are very run down and dirty.

Will stay here again. Would like to see a faster elevator though.

Well located, comfortable and clean. Food is within walking distance. Dadeland Mall is very close. Only valet parking available which is pricey and a bit chaotic. But that is pretty typical for Miami. Call 20 minutes before you need your car and it will work for you.

The manager at the bistro cafe in the lobby was very rude to me. I wanted him to serve me breakfast, but there was no more breakfast after 11am. I was there at 11am sharp. He couldn't even serve me coffee. Anyways, he is a Hispanic young guy who acts all professional. The hotel gave me a free complimentary breakfast for the following morning.

Staff was nice! But again the room smell bad. It came from the bad water conditions. It smelled so awful, that I couldn’t shower or really wash my face. I couldn’t brush my teeth. The maintenance man didn’t have a mop, he had to use a towel over a stick to mop the floor. It was disappointing that Marriott doesn’t take more interest in the 2-3 star hotels.

The staff overall wasn’t too great. We only met like 3 of the employees who were on shift throughout our stay that were actually helpful, nice and welcoming to us, especially Charles who checked us in. The rest of the employees we met were rude and seemed like they didn’t want to work much. The Bistro (restaurant) in the hotel was good but a little pricey. Honestly worth the prices though. The pool was clean and the temperature was just right not to cold nor hot lol but unfortunately the jacuzzi wasn’t working while we stayed there so we couldn’t enjoy that. The only main thing I didn’t like about the stay honestly was that our second day there the fire alarm , speaker phone to evacuate and some weird peeping noise kept going off for about 1-2 hours. We were told it wasn’t anything to panic about that it was a malfunction but it had me worried at first because of us having our toddler with us but after a while it just got aggravating. Overall I would most definitely book again !

I like that it felt private. They have rooms with balcony and nice view and weather overall. Really clean and friendly and attentive staff. Only thing we didn’t like was the fact that valet parking is the ONLY parking they offer. And they charge you $26 extra daily.

The room was dirty, didn’t look like it had been vacuumed. We found pubic hairs on two of the towels. Beds were extremely uncomfortable. AC didn’t work was an overall bad stay.

If I was able to give this hotel a zero I would. It was terrible! The hotel is lacking in quality and cleanliness. Dirty rooms, hairs on the supposedly clean towels, in a word “disgusting” to say the least. Management does not seem to care, no manager on site and then they told us they will be someone at 9 am, no one showed. Then they said at 11 am another manager should be there and it didn’t happen either.

It was at first sight, but we moved the bed to the wall for my kids not to fall at night, that’s when I saw the carpet behind the bed was full of dust and paper garbage. The carpet didn’t feel clean to the feet, it was kind of sticky or humid, not sure which. At least no bugs or anything else more than that. Very well located if you want the Dadeland area (Publix, many restaurants and the Mall walking distance).

The hotel was good. The room was comfortable and very clean. The lobby area was nice. The only thing that needs attention are the rugs in the elevator and room areas. They were very dirty and old.

Cleaning is a problem the hallways are dirty, carpets needs cleaning. Breakfast are good, Nico is nice and very helpful.

Great location and great value for money. Considering Miami, take into consideration the cost of overnight parking. Close walking distance to Dadeland Mall and close to Dolphin mall in car (15 minutes). Close to the Calle 8 by car. Hotel in great conditions.

It is a very average hotel. We stayed here for the location. It is within walking distance to our sons apartment, Publix and dadeland mall. No microwave in room which was inconvenient. The carpets are not very clean. There was a suspicious powder all around our room as well. No extras like lotions. There is shampoo, conditioner and body wash in the shower. The pool is very small. Only 3 lounge chairs. Hot tub is not hot. Bed was comfortable. Wi-Fi is unreliable. Friendly staff.

Our stay was mediocre. The beds do not have headboards, but were comfortable. The hallways are outdated and their carpets were very dirty. There was a used towel left in our room's closet.

I really enjoyed my stay for 3 nights. It was very peaceful and clean. overall worth the stay.

We stayed in a one-bedroom suite, with a sitting area with seating for four, a desk, a sink/frig/microwave, and a large tv. The suite had a separate bedroom with another large tv and a comfortable king-size bed, as well as a large bathroom. We were very comfortable there. The staff was attentive; kudos to housekeeping and the valet staff. The hotel has a complementary washer and dryer which we used one time. There is a small 4-5’ deep outdoor swimming pool with three lounge chairs, which was okay but not great. (But we weren’t there for the pool, so that was fine.) The hallway carpets and walls need some TLC, but the lobby and our room were in good shape. One evening we took the short walk to the metro station and rode to the Brickell area for dinner and drinks. This was so convenient! Another evening we walked a couple of blocks to the Eleventh Street pizza restaurant (delicious!). Every morning we walked across the street to Publix for pastries and anything else we needed. Good hotel, convenient location. We’ve already got our next stay booked.

There is no where to self park in the area and you must use their valet service. Hot tub was freezing cold water and our shower never got hot just lukewarm. The hotel is surface level nice but when actually using their amenities it was subpar. I paid for location and not a hotel with comfortable and working conveniences.

The room was great and clean. My only issue was no parking only parking carried a charge. 30 dollars a day is ridiculous especially here in Florida. I checked before and it was not advertised correctly.

Only reason Im giving 2 stars is that employees were always helpful. Stains on the walls and carpet, tub was hard to stand in to take a shower because it was so steep on the sides. Parking is hard in Miami and you have to have valet, but this was ridiculous. Every night we pulled up to 6-7 cars sitting in the street. We had to park literally in the street for who knows how many hours. Plus noone knew how to drive a stick.

Likes the room. But there was no parking. Valet only. Wish that was emphasized when I booked room.

The place just wasn’t what the pictures looked like. We had a room with double beds and the beds were small. Carpet looked dirty. Parking was difficult to find if you didn’t pay the expensive valet parking fees. It was just ok…. I wouldn’t go back.

Liked friendliness of hotel staff. Disliked dirty towels, stained carpet, broken equipment and shortage of supplies at food service.

Fantastic facility! We had a superb room, with a separate bedroom and livingroom! Quiet. Excellent service both at the front desk and the valet!

They were out of pillows as well. Maybe a pillow shortage in town?

This was a perfectly acceptable trip that generally met my expectations. As described below, parking was expensive and an unexpected expense. Parking was only available by valet and was expensive at between $33-$36 per night. Other potential customers should be advised on this expense. Self-parking is available at Downtown Dadeland about 2 clocks away for only $9 for 12 hours.

Everything was excellent except my flight back.

The location was great, staff were super friendly and the property was very clean and comfortable. The only headache was the parking at times. The hotel only offers valet parking and sometimes it was super busy. Guests coming back all at the same time and longer wait times to get your car back. Not the hotels fault though! I would stay again.

BE CAREFUL!! MY SON CHECKED IN 1 DAY LATE TRAVELING TO MY HOME. I PREPAID THE ENTIRE BOOKING. THEY CANCELLED IT, KEPT ALL OF MY MONEY AND I HAD TO BOOK ANOTHER ROOM FOR HIM. TOTAL SCAMMERS!!!!

The room itself didn't bode much better. The tub's fixtures were corroded and looked dirty. The safety handle in the shower was partially broken and the broken piece just hung from it. The toilet ran. The silver lining was that the beds were very comfortable and the staff was nice. We had stayed in a different Courtyard by Marriott just a week before in Port St Lucie and were very impressed, so thought we'd stick with the brand, but this location was a complete let down.

The hotel was nice. It wasn't dirty but could use some upkeep. There were only valet available no other parking options at the hotel. Everything around the hotel was meter paid. Lots of shops and eating places in walking distance that were nice but also high priced.

Besides charging $26/day for valet parking, service was extremely slow and annoying, were told that some of the hotel guests were VIP and only parking space for checking in and out/valet was occupied secret service/security people 24/7...... waited >30 min at one time to get our car

It was a not so great experience. The room had a musty and stale odor. The carpet was pretty worn. Overall it was a very basic and not a good value for what I paid. Perhaps if they room was a little more accommodating with cleanliness.

Hotel staff very friendly and location is great except for parking. Must use hotel valet service so add on $30/night with tip. Valet gets busy and I often had to wait a while for valet to take my car or bring it to me. Pool patio area could use better cleaning. Not up to typical Marriott standards but still decent.
