Reviews
The hotel reviews are mixed, with guests appreciating the location and cleanliness, but expressing dissatisfaction with the lack of amenities and poor customer service. Many guests have had issues with the elevators, parking, and unresponsive staff.
- Convenient location
- Clean and comfortable rooms
- Poor customer service
- Lack of amenities and maintenance
- 1/5
They still have not responded to me.
- 5/5
Truly a excellent place to stay in Miami. Close enough to get to everything, but far enough away to not deal with any of the crud. Arya Coconut Grove takes some beating - We go back ever few years. Thank you for a wonderful vacation, again.
- 1/5
Customer service sucks and room was poorly kept, the stink of Mariguana was awful. Hotel staff couldn’t help but the host never responded to my calls or texts
- 5/5
Great place
- 5/5
The Arya is just perfect. The staff is super nice, the hotel is beautiful and the view of the bay amazing. You can walk to so many delicious restaurants and great stores.
- 5/5
Great room and fantastic view -very conveniently located
- 4/5
The room is a little old.
- 0.5/5
Absolutely nothing!!! The fact that they cancelled my (already charged to my credit card/prepaid-since February) reservation while my plane was in the air en route to Florida. No excuse given, would not answer/return my phone calls, only sent me an email. They obviously realized, a bit too late, that Formula One was in town and they could get a lot more money for my room. So, they unceremoniously cancelled my reservation and hung me out to dry. Panicked, I sat in my rental car searching for a room in a town that had NONE or if they did it was grossly overpriced. Finally, wound up at a Best Western in Kendall...their last room. F HOTEL ARYA!!! Not to be trusted! SCAMMERS
- 5/5
We were pleasantly surprised with the pool, workout facilities, cleanliness, and views our room offered. It's a simple set-up without a lot of amenities, but the location and price are fantastic! Staff were always pleasant and helpful when needed.
- 5/5
Great location, friendly staff and nice room. Elevators are a bit slow.
- 4.5/5
Hmmm there was nothing we did not really like.
- 5/5
Great stay!
- 3/5
Not enough amenities, restaurant wasn’t accessible, parking was great, hot tub wasn’t hot enough
- 1/5
Unknowledgeable staff member should be warning you about important parking information at hotel. Until you almost got your car towed for parking in the reserved spot for tenants will ruin vacation and regrets you booked this place!
- 4/5
All went well back again in fall
- 4/5
Only drawback was there was no option to connect with the owners through Expedia to get a late checkout. The hotel staff did not have accurate contact information or the ability to extend the checkout.
- 1/5
They cancelled on me just hours before check-in.
- 3/5
I didn’t realize when booking it was a private residence and not part of hotel.
- 5/5
Great place. Includes parking which in miami is a big deal. Just far enough out of town, but still close. Coconut grove has lots of restaurantz and good place to walk. Highly reccomend.
- 4/5
The only drawback was the lack of housekeeping during the stay. The room is cleaned before arrival and after departure, but no interim service is provided. For a week-long stay, this was a noticeable limitation. we would have appreciated fresh towels, basic cleaning, and a change of linens.
- 4/5
Great location… staff and lobby always very pleasant… easy parking Restaurants not open yet and no bar…
- 5/5
Thanks
- 3/5
Very noisy, you can hear everything on the street, fridge makes random noises, ac very loud every time it starts. Sliding door would not lock neither would main deadbolt. Reported but never fixed
- 4/5
all good - no problems
- 5/5
Well located and maintained facility, clean, spacious room.
- 2/5
I rarely write negative reviews, but this experience deserves one. We booked a unit at Private Residences at Hotel Arya by SoFLA Vacations specifically reserving two beds. Upon arrival, we discovered the unit had only one king-size bed. Immediately, I tried contacting SoFLA Vacations by phone, text, and email to resolve the issue. For the entire 24 hours of our stay — no response. Not a solution. Not even a simple apology. Complete radio silence. As a result, one of us had to sleep on the floor. It is very important to understand that the Hotel Arya front desk has absolutely no authority or ability to assist with these privately managed units. They cannot access bookings, make changes, or contact the host on your behalf. You are not booking through the hotel — you are booking through a third-party private host with no reliable communication channel. To make matters worse, both the bathroom sink and the bathtub had serious drainage issues. We had to shower while standing in accumulated water. As of today — four days after checkout — SoFLA Vacations still has not responded to any of my messages. If you value basic communication, accountability, and accurate listings, be aware that this is not a hotel-managed experience. It is a private rental with no meaningful support. Very disappointing.
- 5/5
Location. Cleanliness
- 1/5
No conditioner, hairdryer had no hot air, no exra pillows or blanket.
- 5/5
Difficult to contact someone
- 4/5
The front desk was great. They were very helpful and being able to use the parking facility. I could not figure out how to navigate the TV. There were 3 controls, but could only turn the TV on. The front desk said they would help, but I ended up not watching TV. The WIFI information provided in the room did not work. Once again the front desk provided us with the hotel WIFI.
- 4/5
Room was very clean, great value, and I enjoyed the large smart tv with all the apps. Only issue I had was the lighting in the bathroom was very poor, I had to move in a table lamp.
- 2/5
Room was old and outdated, and it smelled musky and fishy
- 3/5
smooth was unable to contact a person to ask for early check in. Left multiple phone voicemails and texts as the recording requested and no one answered. Total lack of customer service. and the room was just fine, but nothing special. Would've assumed it was any typical hotel room not a private residence.
- 2/5
I tried to check in three times and they did not have my reservation had to wait two hours to get into room. Front desk could have been friendlier. Once I got to room TV did not work
- 4/5
The location was great, view with balcony is exceptional for the sunset, rooftop pool & PH gym were great. Staff was exceptional and let us use the facilities before check-in time Communication with the host was non-existent. The instructions e-mail we received mentioned we can request free early check-in as of 12pm . I made the request twice and never got a reply from the host and had to wait 4 hours to check-in the room. The fan in the bathroom did not work.
- 4/5
Disappointed the washing machine in the room didn't work, and the managing agent failed to respond to any of my communication.
- 5/5
Clean room, great view, loved the pool and hot tub. Perfect location!
- 3/5
The apartment was not renovated and not, the kitchen was not equipped for cooking at all, it barely have a couple of coffee mugs and a couple of wine glasses. I didn't know I was renting an AirB&B condo, I thought I was renting a 2 bedroom suite from the Arya Hotel on Coconut Grove since I did the reservation thru Expedia.-
- 2.5/5
I love the location When booking I'm sure I booked a balcony view for $517 for 3 nights. When getting to the room we had two small windows no balcony. I called the host they said call booking. Which I did I was put on hold the person said they had it available and the hotel had to approve it. Then the email said up to 48 hours which is crazy! The first night we didn't watch TV. The second night we tried turning it on. Three remotes. None work! I called and messaged the host. No response! We watched TV on the phone. This is my second time with Arya my first stay was amazing. This time I am very disappointed. Last night was our last stay here. Which they emailed saying there was no response from the hotel to switch rooms.. it's a no for me for Arya

- 3.5/5
Pool hours were too short.
- 5/5
Enjoyed my time definitely would recommend for others. Also, I will be returning.
- 5/5
Location and very nice accommodation I liked everything about the property
- 5/5
Really nice place in a convenient location
- 3/5
The shower had barely warm water . This was very disappointing when i would of had a good stay
- 3.5/5
Nothing
- 1/5
Not clean, poor conditions and not as advertised!
- 3/5
Great location view and general building amenities! Room was decent but dated and poorly equipped. While check was convenient and at front desk, rest of service comes from another company which is not on site. The onsite management said they’d do things, such as replacing a broken appliance to not responding to emails or answering phone . Frustrating
- 5/5
Good value
- 5/5
Loved the view, location, pool area and parking access!
- 5/5
Everything is in good condition. Had a great time.
- 4/5
Beautiful place to stay
- 2.5/5
Other guests were rude and loud on elevators and around pool. Description should make customers aware that this hotel is used as a hub for bachelor/bachelorette parties, temporary residents/ tourists, and is not a standard condo.
- 5/5
Incredible!
- 5/5
Breathtaking views from rooms
- 5/5
Everything was easy. Great location, we stay here whenever we go to coconut grove
- 4/5
This property needs to be renovated.
- 5/5
Amazing views and a great owner!! I had left something in the room and they were quick to locate it and send it to me in TX!! I would definitely recommend this place
- 4/5
Very nice location, enjoyed the view and the place. The only part that could be better, was the management company is not very responsive and local hotel staff cannot or does not want do anything besides checking you in. I definitely would stay here again.
- 5/5
Small room but clean and great area.
- 0.5/5
Staff The key card for room access did not work until after 3 maintenance attempts Took 4 hours to get into our room
- 5/5
Wonderful stay! Just bad customer service at the front desk.
- 5/5
Pool
- 3/5
Not comfortable at any price.
- 2.5/5
The lobby was attractive . The view was great The pool area needed a good cleaning and update
- 5/5
We had a great stay at the Arya Hotel in Miami. The room was exceptionally clean and thoughtfully designed, with beautiful views overlooking the water. It was quiet and peaceful, making it easy to relax. The amenities were solid, and the service was friendly and professional throughout our stay. We would definitely love to return on our next visit to Miami!
- 1/5
To call this room a DUMP it would need a remodel. To call the carpet stained and dirty it would need cleaned. You can find better furniture at Good Will. Two dangerous conditions are present. The bathtub has unusual high side making a tripping hazard and no handrail. The micro wave and refrigerator are plugged into a household extension cable. This is a fire hazard as the NEC calls for separate circuits for this units. Cable TV remote was broke and TV stopped working after 2 hrs. Way overpriced room. Maybe other rooms are better???
- 5/5
Everything was excellent. The owner is amazing, she answers immediately
- 5/5
.
- 4/5
The management staff was friendly, responsive and professional. However, this particular unit was a little outdated. We were a little biased because we stayed the previous month in a different unit, one floor down, and it was pristine and had a better view for less per night.
- 5/5
Modern and stylish, this Coconut Grove apartment features a sleek kitchen with top-notch appliances and a nuce balcony perfect for relaxing. It’s ideal for comfort and convenience!
- 5/5
Great stay
- 5/5
Beautiful area and hotel
- 1/5
Their is the hotel.
- 5/5
Great customer service. I would book again time when I’m back.
- 4/5
Great location. Friendly professional staff. Loud music at 430 am from next door guests
- 5/5
Everything was good enjoyed it very much
- 3/5
We have stayed several times at least 5. This time we noticed that windows do not keep loud noise out. The commode would not flush chain was unlatched. I had to put my hand in to manually flush. Than a loud noise was coming from bathroom same commode pump had to be replaced. Not even a few glasses were available to drink a glass of water.
- 2/5
Never used it. The coffee machine in the room was old fashioned. The TV never worked properly. The windows need replacing, it was always noisy. I could hear the neighbors through the walls. No bar or restaurant. Would not recommend it nor would I ever return.Dis
- 3/5
Sorry guys, this trip was a miss. The needs a serious refresh to command the kind of price I paid. I would have been better served staying at a Marriott courtyard or even Hampton. The room needs: repainting , bedside lamp not work, hair in a dated tub, not a walk-in shower. Tv did not work. Heater did not work. Not impressive.
- 5/5
The service was wonderful and it was in a really convenient area to get to restaurants and shops.
- 2.5/5
Communication with the host was terrible. For 2 hours It took multiple phone calls, emails & text messages to get a response at the time of check in. Even the front desk calls went unanswered.
- 2/5
Noisy !!!!
- 5/5
clean, easy access to the grove
- 2.5/5
It was easy to pick up the key I don’t like that when booking the room, it wasn’t what the pictures made it out to be. I don’t like that when we got into our room the smart remote didn’t work and when I went down to the front desk I couldn’t even get batteries for the remote cause it was after hours but, I think it’s ridiculous that I can’t even get batteries after hours. The jacuzzi is called a “spa” which was extremely misleading.

Great location! Running trail along the piers and many many walk to restaurants!
- 5/5
Easy check in.
- 3/5
Great location and view from the balcony. The room wasn't ready at 4pm as advertised. The carpet had burns in it and the place was grungy. The dryer had an incredibly loud squeek that drove me out of the room and hopefully didn't annoy other guests.
- 5/5
Gorgeous property in Coconut Grove, a great Miami neighborhood
- 3/5
Walkable close to Cocowalk.
- 5/5
Great convenient location and access to all that coconut grove has to offer.
- 5/5
Great place. The whole building seems like it's a hotel catering for short term style rentals plus a fancy hotel connected to it. Great building, location is spectacular, views on the water make the stay worth it.
- 5/5
Second time we have stayed at Hotel Arya and both times it was fantastic. Staff always very helpful, Gustavo and Marina were amazing on both occassions and helped us with all enquires. Will definitely return again
- 4/5
Room has stylish furnishings, but a little beat up, need TLC. Super clean!
- 5/5
very nice and clean great location.would highly recommend.
- 5/5
Very clean
- 5/5
We had a very good experience. The WiFi went in and out a few times, and one of the elevators was out of service so we had to wait quite some time to get up and down. Otherwise the room was comfy, huge bathroom and amazing view from the balcony. Breakfast buffet is simple but in a lovely setting. Would definitely recommend.
- 4/5
Room 2104 television volume does not work. Could not watch. Also time on microwave is wrong and I could not figure out how to reset.
- 3/5
We had problems from the very beginning when it took hours to check in! there were only 6 hangers, we complained and the next day got 6 more - that was our maximum ration! You are informed up front that if you want your room serviced you have to pay $35 per day!! They should give free service every other day - we even had to throw out our own garbage. The safe did not work and it took them 3 days to come up with one which only worked with the code they gave us! Small things are missing such as shower caps, q tips. You have to make phone calls for anything you need and they do not always answer - you get a voice message. I have stayed at this hotel before in the hotel section and never had a problem but SoFla are lacking in many areas and I would never return to one of their residences
- 5/5
Everything worked out well but the fact the hotel did not have my information to check in. I had the receipt but that was not enough. Luckily it took about 10 minutes to confirm.
- 1/5
We spent 4 nights in a one bedroom unit rented out by Arya by So FLA Vacations, room 1204-1, at the beginning of December in Coconut Grove Miami. When we walked into the room the rusted front of a washer/dryer greeted us. From there the room got worse. There were chips out of the furniture. The leather frame of the bed was peeling & actually moved as you got in and out of the bed leaving a gap between the bed and the frame. The box springs rested right on the floor. We owned a unit there when this hotel first opened for 10 years & the furniture is exactly the same, over 20 years old, it has never been changed. The curtain liner had holes in it and the window frame was dirty. I must also mention we paid almost $400 a night with no room service, we only found out about the room service a few days before we stayed there, room service was an extra cost if we wanted it. I called SoFa management & was told nothing could be done for me as their other rooms were occupied, They were very rude & unresponsive. I called Hotels.com, we’ve booked with you for years & I’m a platinum member, I was so disappointed with the agent I talked to, he said he’d call the management & promised to get back to me but he never did. I felt so let down by Hotels, com. Such disappointing appalling service. My advice is to never rent from SoFla vacations. We should be refunded our money due to such an appalling experience. Oh and the safe didn’t work.
- 5/5
The most amazing view ever! We loved the apartment
- 5/5
It didn’t stop there—they went above and beyond, making special arrangements for 4 more business trips over the next three months. I can’t rave enough about their professionalism, efficiency, and genuine care. Now, let’s talk about the hotel: the Arya in Coconut Grove is hands down my favorite place to stay in the area. The location is ideal for work, incredibly walkable, and the views—overlooking the pool, park, and ocean—are absolutely breathtaking. The hotel is meticulously clean and inviting, inside and out. Practical amenities like pay laundry on the 6th floor and ample parking make it even more convenient (just note the garage has a height restriction). The front desk staff was phenomenal. I have to give a special shout-out to Jenette—she was the definition of a Brand Ambassador. Her warmth, professionalism, and attention to detail truly made me feel at home. If you’re looking for top-tier customer service and an unbeatable hotel experience in Coconut Grove, SoFla Vacations and the Arya Hotel are it. I’ll be back—again and again!
- 3/5
When this property says basic. The hotel is beautiful the room is terrible. Staff of hotel excellent.
- 5/5
Great hotel with wonderful amenities and very convenient location
- 4/5
Love the room, good kitchen an living room area.perfect location.would of enjoyed the balcony more but was poorly furnished
- 5/5
Very well located. Room had everything we needed. Parking was limited though since there was one day they had an event and we did have a hard time finding a spot to park
- 3/5
Walkable area near and a beautiful park and marina nearby. What I didn’t like was the mattresses were so uncomfortable that my back hurt all three days we stayed there. Definitely they need to be replaced. The air conditioning unit was so loud, of course is an old one but kept me awake at night.
- 3/5
Good, thus only one elevator was working
- 5/5
Thank you for allowing us to stay at your property... everything was great and will be using again in the near future!!!
- 4/5
perfect location for the grove, cheap ubers to shopping
- 5/5
The property is very quiet and in a very nice area for people that are looking for a good dining experience. Parking is easy, public transportation no so much.
- 5/5
What a great trip! I spent 6 wonderful nights at prooery. Great area to walk and enjoy sunsets. The room had a great balcony view too! Everything I needed was in my room or within walking distance.Def would return. Easy check in and out. Thank you
- 5/5
The curtain was missing one of these.
- 4/5
I love the pool area/view.
- 5/5
Nice place to stay in great location. Easy parking and walking to restaurants and local stores
- 4/5
Great location
- 5/5
Great place
- 5/5
The property and the staff was excellent. We will be back.
- 3/5
No frills and akin to a 3-star experience. Apartments are beaten up and cheaply “modernized”
- 5/5
Nice area with lots of easy walking distance restaurants. We had the 3 bedroom - which was actually a 1 bedroom and 2 more connecting rooms, which was not what I was expecting. It was fine though. Nice pool and great view. Restaurant is closed. Would stay here again
- 5/5
Amazing place !
- 5/5
My wife and I stayed here for four nights for our son's graduation. We enjoyed the convenient location, friendly and helpfull staff and convenient parking.
- 3/5
My room wasn’t great and they kept disabling my key to my room and one of the lamps didn’t work
- 2/5
Needs refurbishment. 5 mins to get lift, no restaurant or bar, internet so poor it’s unusable, keys reset every 48 hours
- 5/5
This concludes how I felt about the experiences I had in this unit and what I would do. Love It Love It Love It
- 4/5
Everything was great but the pool was not as nice as advertised.
- 5/5
My home away from home in Miami!
- 3/5
Average room kitchen was almost empty
- 4/5
The unit was very comfortable but a bit dated. The view was lovely. The facility has a very nice pool deck although the jacuzzi was not working. The hotel restaurant is not yet open.
- 5/5
need and it all worked. Nice to not have any issues with a property.
- 5/5
Excellent!
- 2/5
I emailed to get an extended checkout time. No one replied. I called the morning at 6am to see if someone can extend my checkout time. No one replied. Also, 1 elevator was working.
- 5/5
Great stay
- 5/5
It was amazing
- 5/5
Great hotel...great area
- 4/5
Very satisfied with my staying. Some of the issues from previous reviews we’re taking care of, so that was nice. The view was mu favorite part!
- 2/5
The location was amazing. There are so many frauds in the room. A broken shower support bar (my husband held it and became loose, good thing he did not get injured), no hooks in the bath room, A completely broken leg for a dresser (They did not even replace it with a right one), could not get more toilet paper right away, no room phone, did not know the front desk could not help us because we reserved a private residency which we were not aware and so on.
- 3/5
Location and service was amazing. Bathroom didn’t have wash cloths and the pass through door lets a lot of noise through. I was able to hear our neighbors conversation this morning.
- 5/5
Staff an residents that live there were kind as well
- 5/5
Very nice comfortable and clean hotel. Quiet as well. Great location
- 3/5
It was cool
- 4/5
Location
- 4/5
Very cool
- 1/5
It was clean, safe and like it its locatoin. But you can hear all your neighbors moves, safe was not working, conditioner way too loud, no siting charis in room
- 2/5
Check in sucks
- 4/5
Street noise even after closing doors and windows. Smell of marijuana from a nearby room for 2 of our nights. Hotel restaurant was closed.
- 1/5
Arrived and immediately smelled a bad odor. Couldn’t figure out what it was until the ceiling started pouring down water on me at 4:00 a.m. Obvious signs of mold and my daughter has Ashtma so I had to end the trip early. Property owner took zero responsibility. Will never use again.
- 3/5
Customer service is the deal-breaker with this group. They treated me like I was their employee, rather than their guest. There is a $250 deposit that is not disclosed before one has already paid for the stay. I was threatened to have my stay reduced from 4 nights to 1 night, on Christmas Day, if I did not pay the deposit upon arrival, and that $100 would be deducted if I did not check-out by 11am.
- 2/5
No cable TV No dining facility--under renovation
- 1/5
The property promised a working TV and a clean area. These services were not as promised, the TV was not operating properly and there was a lot of dust behind it that was not cleaned. They sent someone to fix the TV; it was not fixed, and no accommodation was given or compensation. They then promised me that it would be operating and would send someone who could fix the issue for sure, but nobody showed up. I was extremely disappointed with the services especially coming from the hotel and Airbnb people.
- 4/5
Information for obtaining room cleaning should have been readily available. Also main hallways were not cleaned in the time we were there. Trash still in the floor 5 days later.
