Reviews
The hotel reviews are mixed, with some guests expressing satisfaction with the cleanliness, comfort, and convenience of the location, while others report issues with dirtiness, noise, and poor customer service. Some guests appreciate the affordability and proximity to nearby amenities, but others feel the price does not justify the quality of the accommodations.

The rooms need to be cleaned a lot better. At first glance they look ok but, my feet where filthy on the bottom so floors need mopping. All furniture including head board night tables front of fridge outside of microwave up overtop where you hang clothes was absolutely filthy. Our bedspread was dirty our blanket was dirty. There's bugs in all the light fixtures. For it to be the best of the king bed rooms it should have been better cleaned. The last one was the same.

I'm giving the two stars because the staffing was so friendly, the hotel was pet friendly,

well, red roof in for me is a comfortable place because I’ve stayed there in so many different locations… so there is that. some of the furniture was very frayed in the room. It wasn’t kind of not so nice area, but quite frankly, I was desperate as it was getting very late.

Great service, smelt moldy

Everything was absolutely terrible. The staff was rude. The rooms were not cleaned. They shut your room keys off even when you paid for multiple days. Blood was not cleaned of the walls or toilets.
- 1/5
Our room just looked dirty. The toilet would not flush. We were allowed to change rooms. The toilet did flush in the new room. The sink drained slowly. No TV remote. The furniture looked really old and discolored. There was a smoke/ weed smell in both rooms. We had to wash all of our clothes to get the smell out. Will never stay there again.

I went back and was pretty much told that was the best they could do and I most certainly had not paid for an updated room. I showed them that I had and politely let them know that I would go elsewhere if I did not get a clean room that was updated. They gave us an updated room on the third floor, and does my wife, and I walked in, we were hit with a waft of smoke, strong enough that we wondered if someone was in there! Went back and complained again, and were escorted to a room that was almost spotless, but Spartan. this is kind of a rough place.. It was rather unfortunate for the owner. I suppose that I had booked two nights on hotel.com, and reserve the third night over the phone. I guess they forgot, because he woke me up, almost broke the door in, breaking one of the bolts that held the deadbolt in place, before I met him at the partway open door and advised that he goes somewhere else while I get dressed and I would be up to the office to help with things out in a little. He had taken my credit card, but not run it.

Unfriendly staff at the front desk. Juice machine broken. Wiggly faucet. Wiggly toilet seat. Smelled like pot outside which then you could smell inside, and the room was non-smoking. All around crap place!!
- 3/5
Non smoking room smelled like smoke, stained bedspread and filthy floor.
- 3/5
A bit noisy: a highway on one side, a railroad on the other. OK for the money.
- 2/5
Let me start by saying I never write reviews for hotels. With this being a decently rated hotel I just had to get on here and say I do not understand the rating this place has. Check-in was easy and the front desk worker was friendly enough. The room, unfortunately was pretty terrible. The faux leather chair in the corner was peeling massively, and a previous guest had drawn cartoons all over it with an ink pen. There was no soap and the tops of the soap dispenser and any other bathroom amenities were caked with dust and sticky. The remote control was also extremely sticky. The TV didn’t work at first, and I eventually figured out that the satellite was plugged into the wrong HDMI port. The floors were also pretty sticky and we found some hairs in the beds. Honestly, I didn’t even make it to the bathroom because the rest of the room was pretty rough, so I can’t comment on the state of the bathroom. Unfortunately, I booked the nonrefundable rate because we were needing a room in a pinch, but decided to just eat the cost and stay elsewhere because we had children with us and the rooms just did not feel clean enough to have my children sleeping in. We really are not very picky people, and have stayed in some less than perfect hotel rooms in the past, but this one just really was too much for us. Which is unfortunate, because it really is in a great location with close proximity to Franklin and Nashville.

Nice, friendly staff good coffee The door key given to me didn’t work. The remote on the TV didn’t work and I couldn’t get the heat on, but the staff picked me up except for the heat which I didn’t ask cause it wasn’t that cold.

The only complaint I have is it could use a little bit of extra cleaning. And whoever was at the front desk when we left at about 7:45 AM on Sunday was not very pleasant at all. The guy that checked us in Saturday night was very friendly and nice.
- 2/5
Outdated and dirty, floor was very dirty
- 2/5
The staff was not present at the desk often. They do not have enough parking for the number of rooms (people were parked on a side street). There was a roach in my room 2 hours after check in. There was a stain or two on the bed. Because I was handicapped, I didn't switch rooms or hotels. But I will not stay again. For $100 a night, they could have at least had a drink machine to purchase from.

Everything
- 1/5
Dirty lamps bed rest lamp shades nicotine stains everywhere no smoking room smeeled like a ashtray never again
- 1/5
It was disgusting. The room reeked of cigarettes. The restroom had stains and the door was splint and broken. The walls were peeling. The lights flickered. It was NOT worth the price. I urge people to stay somewhere else.
- 1/5
Spend a little more and stay somewhere else. The blow dryer was broken and didn’t work. The toilet wouldn’t flush. The refrigerator was warm and wouldn’t cool. The front desk gal was surly and couldn’t bother to smile. She was more interested in having her boyfriend come visit and sit in the lobby with him. We asked for an upgraded Premium room which they had available on their website but she looked right at us and lied and said there weren’t any available even though we were willing to pay for it.
- 4/5
Traveling with my "older" parents, their room door was busted and they had to be placed into a new room, but the staff was super friendly and happy to accommodate. Not sure we would stay there again, but for the price, and the location we was needing, it was decent. The super friendly staff made all the difference in the world!
- 1/5
Absolutely terrible. Enough said.
- 3/5
I have never left a hotel as quick as I did this one! I felt so unsafe from the very moment I pulled into the parking lot. There were suspicious people lingering throughout the hotel that were blaring music and had a chained pit bull that was barking and growling the whole time we were there. There were security screens at the front desk with several cameras that were not working. The area was something out of a movie scene (not in a good way). The room looked pretty rough as if the hotel was hanging on by a thread. I stayed for a total of 10 minutes before I checked out and stayed elsewhere. NEVER AGAIN.
- 3/5
The electrical situation was equally taxing. Most of the outlets were non-functional, forcing us to prioritize which devices to charge and in what order just to keep our phones alive. When you combine those technical failures with incredibly thin walls and a choice of views between a loud highway or a train track, sleep was hard to come by. Even simple tasks were a chore—the third-floor ice machine was broken, requiring a trek down two flights of stairs. While they did offer complimentary coffee, the quality was definitely a "you get what you pay for" situation, though the gesture was appreciated. However, the saving grace of this entire experience was the service. I want to give a massive shoutout to Zontae at the front desk. I arrived close to midnight, and she was smiling, welcoming, and incredibly friendly. I learned she was already an hour past her scheduled shift because a coworker was late, yet she never let her professional, upbeat attitude slip. She is the only reason this is not 1 star.
- 1/5
There is no hot water, no good service, no good breakfast
- 1/5
We arrived late and our reservation was nonrefundable otherwise we would’ve walked right out. The lobby and elevator smelled like weed. Our room smelled like cigarettes. The chair in the corner of the room was torn to pieces. The bathroom wall was literally falling in. All the vents were covered with dust. This property is located by a railroad yardyard so you hear trains all night. On the other bright side, the girl at the front desk was friendly
- 1/5
Was fixed but the next morning no hot water
- 3/5
Upgraded rooms
- 1/5
Noisy, small smelly rooms, no fridge, no coffee maker, no micro wave, dirty and poorly renovated. Not going back there.
- 2/5
The room was worn down, and many parts of the wall were falling apart. The picture made it look updated, but in all reality, it needs serious renovations. The air conditioner did not run properly, and when I asked the attendant, he didn't offer and help. The staff did not greet me warmly, but seemed put off by my arrival.
- 1/5
The grounds were dirty, the room was filty and smelt like pet urine. The bed had old c u m stains on the main comforter and pubic hairs on the sheets of the bed. The pillows were flat and had to be years old. The ac would not stay on either. I reached out several times for a refund, the mangager was out every time and they said id getva call back. Its been 6 days no calls. This was a terrible motel. Run and dont look back. Your health will be grateful.
- 5/5
Room was clean
- 4/5
The price was favorable to the service and the room I received. I appreciated that the room was very clean!
- 1/5
Worst Red Roof we ever stayed at!! ZERO STAR! The room was dirty and smells horrible very very strong cigarette smell even tho its says its smoke free!!! It stinks so bad. Its so bad that our clothes and things still smell so bad 3days later leaving this hotel. Im writing this review cuz even my luggage still smells so bad and have to wash everything just to get rid of the smell! Bathroom and walls also got some weird stains. Sticky Floor and Tables! Seems like theres people living in this hotel too so I’m guessing the room we stayed at was vacant before and use to smoke inside. Save your money and book somewhere else!
- 1/5
This place was filthy. A hyperdermic needle in the floor sheets were not washed. Nasty!
- 1/5
The soap dispenser was full but didn’t work. We had to use shower gel from the bathroom to wash our hands. There was a wire sticking out of the ancient ac unit. The only decent thing in that room was the sink and countertop. I would not stay there again even if it was free.
- 5/5
Room was nice

Outdated, old. Rooms need to be updated. Microwave didn’t work, drawers missing off the dresser. Definitely wouldn’t stay here again
- 1/5
Booked a stay here because it had great reviews and pictures looked fine. Got there and it was dirty and smelled horribly of cleaning products. Room hadn’t been updated and had water damage all over the ceiling in bathroom. Inch thick layer of dust on lamps/light bulbs. Employee at desk was very kind though and gave me a refund.

Service
- 2/5
Drawers in the dresser didn’t work, toilet ran all night, there was a thermostat, I didn’t realize was there until the next morning, set extremely high had to sleep with the window unit on AC in below freezing weather outside which was extremely loud. No fridge microwave or coffee pot in the room they said u have to pay more for those rooms. The front desk tried to contact me to switch rooms the next day when I complained, but didn’t want to deal with the hassle. And if they feel like I didn’t pay for it I didn’t want to move. The tv didn’t work. People outside all hours of the night. Wasn’t a convenient area. There was a guy who came multiple times to my room speaking Spanish I wouldn’t open the door because he didn’t tell me he was with the hotel.

The front lobby was locked after 11pm and it took 10 minutes of repeatedly calling the front desk and banging on the glass doors to get anyone to let us in. I get that very few people check in that late, but those that do are likely extremely tired and just want to get to bed.
- 1/5
The front desk was no kind at all she’s don’t care the costumer she barely talk
- 1/5
The description in here is not correct. Hair in shower, pillow cases dirty , no soap or shampoo, air conditioning was not functioning, room key not working, had to wait an hour outside to be let in front desk was not there and they did not answer phone, room smelled like someone just lit a cigar, and the guy who is front desk was never to be found
- 4/5
Courteous staff and room was adequate for its age but clean.
- 1/5
Room was unclean and bed sheet had stains on there. AC didn’t work!
- 5/5
Ms. Gee was such a delight. Even though hotel is next to a train depot it was relatively quiet. Sounds I heard were good to help out me to sleep. Clean room.
- 1/5
After we checked the room and my sons shoes appeared to stick to the floor we left. The room was clean, I tried to not be judgemental but I just couldnt chance it
- 4/5
Staff was very helpful in explaining our options for transportation to downtown Nashville. We overslept the day we were checking out and they were kind enough to allow us a little extra time for checkout. Rooms were very clean and beds were very comfortable.
- 3/5
The room was clean but it had German Roaches the bed was worn down on one side needs new beds the staff was ok parking was okay as well. Overall the hotel needs to be renovated properly
- 1/5
The person who checked me in on Thursday 10/9/25 was not a pleasant person. He did not make me feel welcome to the hotel by any means. Quite frankly I was upset, then the fact that I had bugs in my room was disturbing. Very disappointing way to start a vacation getaway.
- 1/5
We left this hotel and booked elsewhere after 10 minutes. The bathroom was dirty, half of the lights and outlets were out of order, and the room smelled strongly of cleaning spray used to cover cigarette smoke. Wifi was not available, despite being advertised. Very disappointed.
- 3/5
So the hotel itself was pretty good. Beds were comfortable. But the location is by the express and a rail station. The rooms are small and there was hair in the tub and on the towels.
- 1/5
There were roaches in the first room we were given, so we went to the lobby to inform management and they moved us to another room. The second room was nasty, a pair of dirty underwear in the bathroom, dead bugs under the sink, a terrible room all together. Management was informed of the dirtiness and we were sent a person from the front desk with a cloth and a bottle of cleaner, and he didn’t even clean the room. Wish we had read the reviews first before booking.
- 1/5
We had a terrible experience at this property. It started with check in. The guy checking me in had an earbud in and was on a personal call the entire time. I couldn’t tell if he was talking to me or the person on the personal call. The remote in the room was missing its back and didn’t work. The area didn’t feel safe. We had someone randomly knocking on our door at 2am. The beds were comfy and the air worked, that nice.
- 1/5
Parking check in and check out was smooth, front desk people are kind but the phone in our room didn’t work and when we called for them to bring sheets they said they would and never came. Dirty sheets, dirty overall and ash holes in the bed
- 1/5
Unsafe parking area due to the clientele in the area. There were roaches and bedbugs. I will never recommend or stay at this hotel again.
- 1/5
Roaches everywhere, on walls and in the beds. Dirty ceilings and floors.
- 2/5
Our non smoking room reeked of weed, therefore all of our luggage and clothing did as well.
- 1/5
Room was dirty. Ended up leaving to find another hotwl
- 2/5
Rooms are labeled non-smoking and they might not allow smoking now but the rooms reek of smoke. We stayed 3 days got used to the smell after about 15 minutes in the room but unfortunately everything we brought and bought on our trip now smells terribly of smoke. You can tell there is upgrades but unfortunately the smell is overwhelming of cigarette smoke.
- 4/5
Clean room, staff was friendly, and the people who had pets with them were very mindful others.
- 1/5
2/3 lights in the room didn’t work, multiple outlets didn’t work, there was stains on all of the lamp shades and the chairs in the room were peeling. Not to mention the area feels unsafe and people are constantly standing outside your room and when you come out they don’t stop staring.
- 5/5
It workred perfect and comfortable for the on night
- 3/5
The room was ok, the property was dirty and multiple police were there responding to an incident when we arrived. There was also a used crack pipe on the ground beside our car when we left the next morning. The staff were nice though.
- 1/5
I would not stay here again.
- 1/5
The pictures on the website are deceiving, the room was tiny, smelled old and musty, no fridge, air conditioning stopped working in the middle of the night… rusty bathtub… need I go on?

When we arrived to check in the night manager was definitely not very welcoming. He made me feel like i was an inconvenience to him. We went to the room it was ok but as soon as we walked in there was a huge bug looked like a water bug of some kind and the the pillows were so flat and uncomfortable. The dresser drawers were broke and outlet on the night stand didn't work.

Cable not working in the room and error message said to phone front desk but the phone did not work. I went down and told the man at the desk and he said he would come look at it in a few minutes. 35 minutes later still hasn’t come so I went back down and he was scrolling on his phone so I asked him if he forgot about me and he said was I ready? Duh! We went and I said it was hard to call down when the phone wasn’t working and he said they don’t but they have to keep them in the rooms. He rebooted the box and said give it about 10 minutes and after 20 I went back down to tell him it didn’t fix the problem so he said he would get me a different room. So hauling all my stuff down to a new room wasn’t good but at least the tv worked. I got up in the middle of the night and thankfully had my house shoes on because I stepped on a bug. Didn’t sleep after that and as I was leaving there was a roach on the curtain by the door. I took a pic but couldn’t upload it here. I definitely do NOT recommend this hotel.

The room was great and I like the pumps for the shower gel etc instead of the little bars of soap. The only thing that I can say really is that the light over the van was full of dust, and then the wall decorations were also dirty, or whatever those bars were above the big window and the TV other than that the room was clean and worked great for a night and I like the fact that they’re pet friendly.
- 1/5
Crappy service, crappy bed, crappy shower.
- 1/5
My first night there I was asleep early because I was exhausted from work so i slept through the night but yhe second day i was awakened by a roach crawling across my face!!! I got up to go to the restroom and there were tiny roaches everywhere! This was disgusting. I left a day early. I was given a refund for the one day i left early but to be honest i should have been given a full refund! To have roaches crawling across your face should be considered unacceptable by ownership and management but i guess thats normal at this location!!! These roaches weren't even scared of me. They didn't scatter when you turn the lights on they pretty much looked at me like what are you doing in our room!!!
- 5/5
I really enjoyed the room. Location was great. No issues and really comfortable. One of my best out of town stays for the price.
- 1/5
Crappy location, crappy desk service, crappy bed ( that mattress shold have been replaced years ago). Crappy shower. I could go but you're not worth it.
- 1/5
Did not stay there!!!! I am trying to get refund. I called Expedia to get refund. Scary looking place. Tried to get money back. Curtains hanging off windows. Windows so dirty you can’t see through them. Potholes in parking lot. Doors all around building propped open with people hanging around.
- 5/5

The room was grimy and the hotel smelled like toxic deodorizer.
- 4/5
It was clean
- 2/5
The room was very smelling. the bathroom shower curtain smelled milldewy. The floor was not clean. There were bugs!
- 1/5
We arrived late, the receptionist was rude, throwing my id on the counter instead of hading it to me. He then gave me the key to room 204, and when I entered there were people asleep inside! I had to go back down, he didn’t apologize and was rude again! I got the keys to 224, and the coverlet was dirty! When I complained to the woman receptionist in the morning, she didn’t apologize either, didn’t greet me, etc! The customer service doesn’t exist at this motel! It was non refundable and I didn’t feel safe or comfortable there!
- 1/5
Im Trying to reach Expedia with not luck, I don’t want to sleep in that room, it’s dirty and smelly
- 1/5
Filthy room, smelled of smoke, burn hole in blankets, dirt and bugs on floor. Walls dirty also.
- 2/5
It was super lousy in every department
- 5/5
Front desk is great
- 4/5
The bed was comfortable and clean. The chair by the bed was old and ripped up,cigarette smell in the bathroom, tv didn't work. But overall it was quiet and peaceful.
- 2/5
The information provided online regarding this hotel, including the pictures is an absolute lie and fabrication.
- 2/5
The pictures
- 1/5
The hotel room was extremely run down. Smelled horrendous. Very old and dirty. Pay the extra money and stay somewhere else. Small beds, small pillows. I was afraid to touch anything in there. Window had finger prints. Everything had fingers prints as if hadn’t been wiped down in ages. Literally caused anxiety yo be in there.
- 1/5
Nothing to like, very bad location, false advertisement about their free breakfast made only of coffee and canola bar, very old furnuture, and very high price for the service.
- 1/5
This was the most disgustingnplace I have ever stayed. The service was decent from the desk staff, but the room was like something from a bad movie. From the second we walked in it smelled like mold. The furnishings were in pretty bad shape... there were actually fingerprints on the headboard. The vinyl baseboard under the AC unit was coming off the wall and you could see the mold. Behind it. There were obvious leaks in the ceiling from the upstairs. The room was also facing a freeway. We were supposed to stay 2 nights but left the next morning. The final straw was the cockroach walking across the dresser - we could not get out of there fast enough. This isn't even a good truck stop hotel. It's where you find someone dead from an OD. Absolutely horrid.
- 2/5
Roof leaking water on bed. Rooms smell horrible.
- 5/5
Convenient to I65 and restaurants
- 3/5
Next to industrial train tracks, noisy
- 3/5
Just old and dated. Pictures online made this place better than it actually was We didn't hate it but wouldn't stay again. When you're nit greated with a smile amd a hello, thats sets the tone on how the stay will actually be.
- 1/5
The bads, one bed had a huge indentation which meant you couldn't use that bed. The worse was the ac, you could someone tried to cheaply fix it but did an awful job. It made a noise all night long to where you couldn't even use the ac. Owner should have fixed it instead of trying to tape the aor conditioner together. That is completely unacceptable.
- 3/5
No microwave or fridge. Very noisy at night time - people having party in front parking lot. Very tiny room
- 1/5
Room was dirty and dead cockroaches on the floor. Bugs climbing on the walls. No soap for main sink and when asked, none was available. Traffic noise was bad from the highway.
- 1/5
Terrible! We ended up checking out and requesting a refund within 30 minutes of getting there. The room smelled strongly of smoke, despite the smoke-free sticker on the door. The room was in poor shape and the sheets had stains on them. Please, save yourself the trouble and don't stay here!
- 5/5
Acceptable for a nights stay
- 1/5
Front desk check in awful. Room looked clean bed sheets smelled like throw up. Get a front office clerk who wants to be here.
- 2/5
Cigarette burns on the toilet in room 320 3rd floor, the ice machines are broken, the juice machines are broken, the bed had urine stains in it. Personally we should have been refunded. The chair in the room looked like it was torn and shredded by someone with sharp nails. Overall shouldn’t be open .

Parking was good. The room was not very clean. Floors appeared to have not been cleaned for awhile (sticky). The lights and other fixtures were very dusty. Some of the lights did not work making the room dark and dingey. The bathroom towels and shower walls had hair on them that was visible immediately when walking into the bathroom.

The room had such a musty smell we had to buy some air freshener to be able to stay. Found a live roach in the room. There was no complimentary breakfast.

Waited almost half an hour for someone to come to front desk for check in. Walls near the ceiling were unclean. Shower was dirty.

Room was okay, only problem was a gap on the bottom of the door. Bugs in the room. Shower had amazing water pressure.

Air conditioner didn’t work. Furniture was torn up and dirty. Floors were dirty and toilet barely worked. At least the bed was pretty comfortable which is the only good thing I can say about the property. It is in dire need of a deep cleaning and general maintenance.

The staff was extremely helpful upon checking in. Very friendly. I'd definitely recommend this Motel to my friends.

The room had a lot of broken cupboards.

Woman who checked us in was quick and friendly. Room was pretty clean for the most part. Couldn't see to watch tv because the picture was so dark. Called the desk about it and man came to look at it and said he had to have a remote to fix it, he never came back. Bed was pretty hard.

This place is disgusting. We travelled there from the uk last week and lasted less than 20 mins before we checked out. The room was filthy, the bedding stained and had cigarette burns in it and the furniture was all broken in the room. The room smelt of stale cigarettes and damp. There was a hole in the bathroom wall to the outside where an extractor fan was supposed to be. We were offered a free upgrade to a “better” room and this was much much worse. The smell I cannot describe. The air conditioning unit was physically broken with exposed wires showing. My wife cried she was that scared to stay in the room. It cost me £950 and a night sleeping in the car to find new accommodation in Nashville

There were dead roaches in the room and black mold all around the shower. The positive reviews had to have been paid for. This place was a dump!

Check-In was easy. We arrived at 8pm walked to the third floor, the smell of weed was pretty powerful. Entered our room and noticed a back pack and makeup bag on the desk. We immediately turned around and gave the desk attendant our keys and left. I will have to figure out how to get a refund.

It was a basic room for saying it was their top of the line. Definitely room for improvement.

Clean room. Friendly staff, no microwave;fridge;coffee maker in the room. Not so safc feeling with people lingering around, and naking so much noise outside our unit in the middle of the night.

This was a last minute booking for my boyfriend and I however the photos of the rooms and outside does not display the actual property, very misleading. Despite that, we had no option and it was in a decent location with food options. After pulling up, there was an open door near checking in with tons of food and boxes spilling out, and a car next to our with windows smashed on every side. Didn’t give the best impression. Our room was not cleaned at all or very well, smelled musty, and there were 2 bugs crawling that we found on our 3 night total stay. It was not worth the money spent and gave a very unsafe feeling.

Easy check in, staff was friendly. Room had snacks and drink, which was cool. Wish there were more pillows, but the bed was comfy otherwise.

Room was okay. The area is sorta questionable.

It was loud, floor was sticky and I generally didn’t feel safe in the area.

The room is clean and comfortable. Good value for the money.

I dont know how this motel had 8.2/10 from expedia reviewers. It was filthy, outdated and the staff was rude. There are trains across the street with oloud screeching brake noises every minute or so 24/7. Fridge barely worked. Sink faucet was loose and felt like it was going to break off, same with the bathroom door handle. No hot water in the shower. Ice machine on 3rd floor was broken. Would never stay here again.

Not in good shape. Place reeks of pot smokers.
- 2/5
Being given a room someone was already in was ver7 inconvenient especially when put on the 3rd floor.
- 4/5
Rooms are outdated. Minimal outlets for electronics also and plugs were loose.
- 3/5
It was a decent room for the price but there were people on the balcony the entire night yellin and slamming doors. The night staff didnt even look up from his phone for 5 minutes when i was checking in and did not care about all the noise outside from other hotel guests.
