My friend and I were there for 4 days, 3 nights! We loved this hotel! It was clean, comfy beds and amazing staff! The Lemon bar was a real treat! Best wings ever!!! Big screen to watch the USA play soccer and live music on Saturday night. Of course, being right on the beach was perfect. The area is walkable with lots of restaurants to choose from. We never needed the car. I've already told so many people about this great place!!!

We liked the hotel, it was a nice experience. We all had a good time.

Our stay was amazing the staff was very helpful.
- 5/5
Great location and the staff was amazing!
- 3/5
Although the location was excellent, I wouldn’t stay again. The rooms had visible mildew in the showers, which made the smell horrific anytime we needed to use the shower. It just made me question the cleanliness of the rest of the space.
- 4.5/5
Location was perfect and the rooms and pool area clean. Our view was lovely!! Parking fee was a bit high .

The location was perfect. Staff was very helpful
- 5/5
Cute place! The lemon bar for adults only attached and so many great restaurants within walking distance. Was super pleased with this stay!
- 5/5
Used to live in Jax, improvements to the property and price are why we stayed. Perfect location walkable to everything, $20 per night parking seems crazy, but it was still affordable comparatively in room coffee set up

It was all about location.

Location The part where the blond bartender called me ,” you people”. She thought I wasn’t a guest. Didn’t give them a dime or my time after that.

Everyone was very nice and helpful, rooms were updated nicely and had a microwave and fridge, which is always nice. Cute pool area and right on the beach.
- 3/5
Room wasn’t very clean, staff at arrival was kind of rude and tried to charge for parking despite the listing saying free parking. My kids were excited for the pool but we got there after dark so I promised in the morning. Staff said pool opened at 8am and we tried to go at 8am sharp, however, the pool was closed for maintenance and wouldn’t be ready until after we checked out. I definitely suggest another hotel in the area.

The staff are beach kids that talk trash about the clients and are the worst customer service I’ve ever had. They higher untrained local kids who should not be in hospitality. If you are expecting professional staff this is not the place for you. The office staff treat ppl terrible. They are not hospitable type ppl. The office staff needs to be changed.

Great stay
- 3/5
Fun if you want to be at the beach or just need a clean place to stay to enjoy the area.
- 5/5
This Hotel is a staple for Neptune Beach. I have been coming here since I was a kid. If you want a great place to stay with a great beach vibe, this is your place! Waking up in the morning to the sound of the waves. Perfection!
- 5/5
First, my greeting was so warm and inviting. The front desk staff explained everything (parking). The parking attendant (I met 2 different guys) went above and beyond to be helpful. The room was huge! (First floor doubles) My patio led to the pool area and only a few steps from the Lemon Bar. I was nervous I would regret this late at night but surprising I couldn’t really hear any noise from the bar. Had a great time and will absolutely stay again!!
- 3/5
The hotel is in an ideal location and the view was spectacular! However, the room could stand some upgrades. The bathroom was small and smelly. I killed at least 4 gnats in the shower during my 3 day stay. I don't know how many my husband killed 😂 Nonetheless, the location, the pool, the ocean view from the 2nd floor and all the restaurants took my mind off room.
- 4/5
A no frills hotel by the beach. Literally a very short walk across the property to the ocean. Easy boardwalk access. Good restaurants nearby. coop 33 has great outdoor seating on 2nd floor. Great breeze.
- 5/5
For my first floor room, I couldn’t see the beach because of the dunes. But you can’t beat the convenient few steps to the beachfront. The hotel was clearly built a long time ago, but, for what it is, they’ve done a good job maintaining it. Very clean. Bring your own pillow if you can. That’s my only complaint!
- 5/5
Exceptional
- 2/5
Staff were friendly. Location to town and beach. It’s just a motel a run down motel at that. No facilities for food drinks etc. The floor in our room was not cleaned as the bottoms of our feet were black and we always had to brush them off before bed. No sea view as it’s behind the sand dunes. It is vastly overpriced and overrated.

If you are looking for the ritz Carlton this is not it. If you are looking for a GREAT stay that is clean, great views, free bikes and lounge chairs, walking distance to anything and also has a great bar/ restaurant on site this is it. We had a blast and it was a great weekend get away. We will be back The staff was amazing and so hospitable.
- 5/5
The location is perfectly situated for fun times at the beach, a tiki bar and Neptune beach shops. The staff is super friendly and very accommodating. Would stay there again.

The motel rooms are simple and clean with air conditioning. Our bathroom didn’t have a fan which isn’t ideal but ok. The bar service was fine in the pool area. The local food and bars are amazing and there is so much with in walking distance! The Seahorse staff was super kind! You do have to pay $20 per night for parking. It’s a very busy area.
- 5/5
Great location

I liked everything

Rooms and the staff were very nice
- 5/5
My room was perfectly situated overlooking the pool and the ocean. The hotel has a beautiful and fun poolside area, it’s location next to a beach bar made it super enjoyable.
- 5/5
Everything was perfect, from the staff to the picture perfect view.
- 5/5
Very clean and the staff was great to deal with pet friendly and the little courtyard was a great place to just sit and chill

- 3/5
The location, size of rooms and lower cost is the main reason to stay here. However, the ocean views are limited due to dunes and the high volume noise from the attached Lemon Bar and Pete's bar on the front side until at least 10pm. Rooms are not soundproofed. Otherwise, I would still stay there again.
- 5/5
It is a good choice!
- 5/5
Exceptional
- 5/5
Arrived a bit early and our room was ready. Everything was clean and the AC worked well. Pool looked nice, didn't get to use it. Loved having the Lemon Bar right there and just a short walk to the beach. Loved the charm of the property and vibe of Neptune... well definitely be back for a longer stay. If i had one wish, it would be that room keys also worked on the sliding doors so that you could exit and lock from the back.
- 4/5
Lemon Bar is extremely loud!
- 5/5
A great location for walking to restaurants and bars. Room was comfy and clean. The Lemon Bar had a DJ playing music (we enjoyed) and the noise was not an issue once inside the room.

- 5/5
We had an excellent stay. The staff were very friendly and accommodating.
- 5/5
Perfect location! So much fun!
- 4/5
We had a first floor with a patio walk out. You can’t see the beach (unless you’re up in their top foot rooms). There is sand dune in front of the beach. The hotel is attached to the Lemon Bar.
- 5/5
Awesome spot in a great walkable location right on the beach. The little tiki bar is conveniently connected to the property and the pool is great. All & all this was the best bang for our buck in Neptune. Bed was comfortable and room was clean, would definitely stay here again!

Staff was super nice & welcoming!!!
- 4.5/5
Like the hotel design being half moon all overlooking the pool and beach. Nice patio door to access the outdoor area. Bathroom was updated and clean. Lemon bar was chill and convenient. Also like the cappuccino/espresso machine in the lobby. Shower could be warmer.
- 5/5
Hotel: On beach View Backed up to shops and restaurants Beach bikes to use! Great complementary coffee in lobby on way to beach.
- 5/5
The room, stay and location were great. It is Expedia that dropped the ball. I paid for the room in advance for I thought was the total price, only to be hit with “destination fee” and daily parking charges. I was hit with over $200 in extra charges upon checking out. Expedia never mentioned a thing about possible other fees. I’ll never use Expedia again.
- 4/5
Room was good ,bed was super comfy, clean, ac works great. My only complaint is the lack of good hot water, Luke warm at best
- 1/5
Dirty floors and mildew smelling room. Charged to park in spot outside of room and upon checking out, charged an additional “destination” fee. Never again… a rip off joint!
- 3/5
Room was in great condition and the balcony view is fantastic. But, Seahorse has added $20 parking and a $20 destination fee to cover use of beach supplies and such. But were there for a medical checkup at nearby Mayo Clinic and didn’t use any amenities.
- 4/5
Clean rooms, courteous staff, near the ocean and great shopping.
- 2/5
No water pressure no hot water and they do charge you $20 a day parking no one tells you until you get there
- 4.5/5
Nothing
- 0.5/5
The bar. The took my whole deposit the tv wasn’t working room had a smell
- 3/5
The room has a great view. The floors had tape on them holding the floors together, the door had no deadbolt which was a little scary… a key card jammer or someone with key card access can just enter the room. The bed was by far the worst bed ever. So uncomfortable. Please just buy a new bed… $100 Amazon beds are more comfortable and we were charged $30 for parking. I was never told parking would be a charge. I could’ve just parked down the street. My back is terrible today because of the bed..
- 4/5
This location is excellent, right along g the beach, and among many good restaurants and shops. The beds were comfortable, and bathroom had plenty of room. Very dog friendly, with their own little park and waste disposal area, and outdoor shower, right by entrance to the beach. It was difficult to reach someone at the front desk. Many times I called and no one answered. Also, working the tv was complicated and it seemed I needed to log into one of my own streaming accounts. Tried to call for help, but no answer. The next day they sent a tech, but it was still tricky. Parking is very tight, and would hope for more space if you have to pay $20/day.
- 4/5
Great location and charming inn. Staff was professional and courteous. Rooms spacious and cozy. Bathroom and exterior could use a slight update but overall experienced a nice stay there. Look forward to staying there in warmer times to experience the pool and outdoor spaces.
- 4/5
Great location, helpful staff A bit worn out
- 4/5
Perfect spot and clean, took one star off because the water would not get hot in the shower.
- 3/5

- 5/5
Super cute hotel! Very clean and super friendly staff. Room was excellent.
- 2/5
Pets were not allowed. Website is incorrect
- 0.5/5
Charged me for a smoking fee and I have never smoked inside my house or car much less a hotel, and I have months of back
- 4/5
There was no breakfast
- 5/5
Only sad that we missed Payton at the Lemon Bar.
- 4/5
Very clean
- 4/5
Location, walking to beach
- 5/5
The view, cleanliness, and location made for a perfect stay.
- 5/5
The outside stairs were difficult. I had to walk down sideways.
- 5/5
Did not have breakfast. We have been staying at the Seahorse since 2000. Our honeymoon , we stayed here. I also come from santa Rosa Beach once a month for the Art Market on the 3rd Thursday. Please keep this fabulous place and please keep it reasonable rates.
- 2.5/5
The location is good. That's about it. There was no breakfast. The place is old, and it looks it. The doors to the room lack seals, meaning all manner of critters can enter the room, and they do. The rooms have been updated, but barely. The water pressure is mediocre at best. They don't allow smoking anywhere, which us a bummer for those that like a cigar with their whiskey. The pool towels always seem to be empty as well.
- 4/5
Room was close to the pool, very nice. Arrived early but staff jumped through hoops to get us in the room - they went above and beyond to help. Gate access to the ocean does not work, why? This could be a security issue. Also Lemon Bar decided it was too hot to service drinks for us by the pool!
- 4/5
Both ice machines were out of service until the last day of my trip. Could still get ice at the bar,but if they were busy, it would take a few minutes.
- 5/5
Nice view. Quiet.
- 3/5
Staff seemed nice, rooms were nice. There was a distant view of the ocean (not really why I picked this place but not bad) I couldn’t find outlets anywhere to charge my phone and I couldn’t figure out how to turn on the lights in the room. Balcony was nice the room heated and cooled very fast compared to some hotels I’ve been to. I also would like to point out it’s in a great location near some amazing shops. Honestly my only dislike like was being charged the $20 for parking after their site advertised it was free and I was charged an additional deposit fee that hasn’t been returned yet.
- 5/5
The staff was friendly! Room was great. Husband bought 4 beers priced @ 5 dollars a piece and my $100 dollar incidental refund was 45. Should have been 80 I got back. But whatever
- 5/5
Great hotel
- 4/5
Courteous efficient staff.
- 3/5
Loved that parking was right outside the room, loved the beach access and pool, staff were great at checkin. Rooms are in poor condition and need upgrades - the room we git was nothing like the pictures online. Would stay here again but only if they do upgrades.
- 4/5
Everything was alright staff was helpful but I had issues with access to the room, pool or any where with the card key.. Had to re-key my card 12 or 15 times. The tech guy had to jump the balcony to open my door because of the ancient lock system. Other than that it was pleasant.
- 5/5
The location was ideal if you enjoy shopping eating and entertainment in walking distance .
- 4/5
No the room needs a gpod cleaning
- 5/5
Love pulling up in front of my room but sad there is now a &20 parking fee. Should be included in room price.
- 2/5
There was no hot water in the shower (barely warm). The soap dispenser in the shower did not work properly. There is no ventilation fan in the bathroom. There are bars in front and in the rear of our room that partied until late at night. There was also a surprise charge for $20.00 per day for parking.
- 5/5
As everyone said, it’s an older hotel that’s been has been rehabbed so not for everyone but it’s not too expensive and fantastic location with exceptional service
- 4/5
The location is fabulous. A few steps to the amazing beach. There are no amenities. Hotel is fine and staff was very nice. 10/10 for a walkable location and places to eat. Beware-they charge $20 a day for parking. It was not made clear to me when I checked in.
- 4/5
Room was clean staff was friendly
- 5/5
All of the staff we interacted with were very kind and helpful. Our overall experience was great. I'm calling today to book again for next week.

It looks awesome. The renovations are a total success.

- 5/5
Super chill Jacksonville friendly staff. We arrived in late and everyone was so accommodating. Staff member watching parking came over and showed us the path to the villa. Reserved parking and all. Very happy with the entire process.
- 5/5
It was all good
- 4/5
I know the place is older, but the bathroom is tiny.
- 5/5
Quintessential beachfront hotel with timeless setting. Close to great restaurants. We’ll be back.
- 5/5
Clean Room Easy check-In
- 5/5
It's a cool, kinda retro with an amzing, helpfull staff!
- 5/5
Very kind and pleasant staff
- 5/5
Room could use a larger Television. Room could use a cumfy reading chair. Balcony was great, view was great. Location to the beach and nice restaurants and shopping was awesome
- 4/5
Sink was leaking water every time it was used
- 5/5
Loved the property... wifi didn't work and the air conditioner in room 224 leaked water pretty bad .. but the beds were comfortable, loved the balcony view of the pool & ocean and Lemon Bar .. wish there was an elevator .. but overall it was a great experience.
- 5/5
We loved the lovation! Right on the beach - pool and the Lemon Bar right outside our door! Rooms we very clean!
- 5/5
The beach and outdoor view are top notch. I loved sitting out on the balcony and taking in all the beauty!
- 5/5
Few small bugs in bathroom but clean otherwise. View from second floor was poor although we did manage to see the sun rise through the trees - they need to be trimmed or cut down. Don't know that you can really call any of those rooms oceanfront. Pool appeared to be nice although we didn't use it. Expensive enterprise considering its placement along the beach.
- 4/5
Maintenance is definitely lacking. There are a lot of things that need fixing.
- 4/5
Right on the beach. Upstairs rooms are very clean and private. Office staff is very friendly and helpful. The big negative for me is that the room had a strong mildew smell. Anytime I was in the room, I had to keep the balcony door open, in order to offset the mildew smell. Air conditioner definitely needs filter changed.
- 5/5
The staff could not have been nicer when we arrived. The room was clean and the bed was comfortable. I would definitely recommend and will absolutely stay here again!
- 5/5
Great location and great times here!
- 5/5
Beautiful and convenient!
- 1/5
We did not care for the hotel at all. We left and stayed somewhere else.
- 2/5
Beautiful view of ocean and pool. Spacious suite but very bare bones. Beware there’s no elevator so walking up three very steep flights of stairs was not doable for everyone. Small kitchen but not even a cup.
- 5/5
Loved the Lemon Bar. Great staff all around the property
- 5/5
Professional staff made my visit best ever
- 5/5
Staff is very professional.
- 5/5
Great spot for a quick vacation! Location, location, location! Tons of food options and just a few short steps to the beach!
- 5/5
Nicely renovated great staff! Beautiful views and sparkling pool.
- 4/5
Close to restaurants & food
- 5/5
Oceanfront, pool was very nice, and people were friendly. Rooms were spacious
- 5/5
This is a great, convenient, spot. "Old FL" style. Hope it stays this way!
- 4/5
The board walk over to the beach was filled with sand including the steps which were hard to see, almost tripped.
- 5/5
It’s super lovely location only hotel needs a lot of maintenance and better services
- 5/5
Excellent staff, friendly room was clean, restaurant was fun and tasty!
- 5/5
Everything was nearby
- 5/5
I had another great stay. I will continue to come back.
- 5/5
Excellent views. Great parking and location. Bed was very comfortable. Quiet location.
- 5/5
Amazing
- 4/5
Ocean front was great. The water pressure and non removable shower head, not so great.
- 4/5
We had to wait past checkin time for a room, other than that’s it an older place with some updates. Great location and atmosphere.
- 5/5
Everything is perfect
- 5/5
This place is iconic! The building is older keeping the beach motel charm alive. The weather was terrible all weekend but we all had a great time because of the location being walkable with multiple dining options and shops all around. The Neptune Beaches area is a hidden gem that still brings old Florida good beach vibes and surfer crowd.
- 5/5
Love this hotel!
- 5/5
Super friendly staff. Free parking. Clean comfortable room on the ocean!
- 5/5
Great spot for a quick getaway. They have a bar attached - no one under 21 allowed on weekends so not very kid friendly
- 1/5
In serious need of updates. Smelled moldy and our sheets wee
- 3/5
The location is wonderful and convenient. The actual facility is run down and smells a bit like mildew. Limited soap in the shower dispenser. Housekeeping did not come by the whole 3 days. WiFi was not functional. Limited towels. It was doable for a short trip, but I wouldn't pay regular hotel prices for it.
- 5/5
Great property
- 5/5
Right on the beach.
- 5/5
Nice stay
- 1/5
Room was not ready for 4pm check in. No manager around. Reserved 1st floor room but was told manager changed it to second floor. No explanation. My husband and I are in our 60's and this was very inconvenient. Room was smelly and bathroom had bugs. Grout missing all over bathroom. Toilet tank cover did not fit toilet (safety hazard) and remote control did not work. Won't be back.
- 5/5
Great spot
- 4/5
Very nice, good location. Beds were small and hard. Children not allowed in the Restaurant
- 5/5
short staffed when it came to house keeping and room was not ready at check in and they did not allow for late check out. Nice pool, good location for beach access, food, and shopping.
- 5/5
Always a great stay! Right in the heart of Neptune Beach!
- 5/5
I love this little inn. It has such a great location and the Lemon Bar and its entertainment is wonderful- thanks Travis! Parking can be right but we did well and the beach was gorgeous.
- 5/5
Sea Horse did an amazing job in their renovations. What a great place to stay in such a prime location. Will be back.
- 2/5
Great old school vibe. The pool and adjacent bar are great, in addition to the location. The rooms are dirty and desperately need to be updated.
- 4/5
The pool was not very clean, which was a big concern. Possibly more frequent service should be considered.
- 3/5
It was jus ok
- 3/5
Location on beach and in town was excellent. The room was dirty and the floor in the room was filthy. The shower was gross and if we don’t get athletes foot it will be a miracle.
- 5/5
Everything for our 25th anniversary was perfect! Great location to relax. Lots to walk to but even enjoying the Lemon Bar was perfect and no need to even leave hotel.
- 5/5
Wonderful day getaway. Walking distance to everything.
- 4/5
Great location
- 5/5
Super comfortable for a laid back time!
- 4/5
The property is in a much better location than it looks like in the pictures. There are several nice shopping options within short walking distance in the hotel is located basically in a nice shopping area.
- 5/5
Property was clean and well.kept with lots of dining options within easy walking distance.
- 5/5
Place was clean the view from the room was amazing and the activities around the area were amazing the beach was beautiful worth every penny
- 3/5
Older building. Property and restaurant are the highlights. Room had mold in it so be aware if you are allergic like me.
- 5/5
We loved the beach being so close. Pool and restaurant were really nice. Seemed well cared for and clean. Walkable to so many places. Staff was very nice and accommodating.
- 5/5
Great time! Staff extremely nice! Pleased with the hotel!
- 4/5
Staff are excellent! Great location! So sad about the rumors this place will be no more.
- 5/5
The Seahorse has been a family favorite for 25+ years!
- 2/5
The property is in a great location. The pool closes at dusk and they will tell you to leave the pool area. The shower is cold and there was mold all around the shower. When I went to check out I asked for a receipt. I was told I booked through Expedia and I would need to get a receipt through them. We bought food at the Lemon bar so I wanted to make sure our charges were correct. I have yet to get a receipt from either party. The Lemon Bar was great. Fabulous service and staff. Also our beds were not made or towels exchanged. For this price stay at a higher end hotel and get the service you pay for. This hotel cost as much as the luxurious hotels around the area and had terrible service. Front desk staff were not friendly or accommodating.
- 4/5
This property is in a perfect location. Gated access to the beach and walking distance to good food and even a Publix (a quarter mile or so). Our room was clean except for the ever present sand -- we had to dust our feet off before climbing into bed (but that is sort of the rule on the beach in Florida!). The only major drawback was that the age of the property showed in the non-existent counter-top space in the bathroom, the single work table, and the relatively small entertainment center. We were left constantly shifting items around and using the commode lid for counter space in the small bathroom.
- 5/5
Great little hotel on the beach with a pool and connecting restaurant/bar with live music. Perfect location where you can walk to restaurants and shops. Only negative is they don’t have an elevator but the hotel only has three floors. We thoroughly enjoyed our stay and would stay again!
- 5/5
I would stay there again for location, but the price was a bit high.
- 2/5
Had no housekeeping first day. Floor in room was dirty the entire time.
- 5/5
I was sad to have to leave the Seahorse Oceanfront Inn. I will definitely be planning future trips to this site. The room was clean and spacious. The view was spectacular. Proximity to the beach was incredible. There are plenty of places to eat and shop within walking distance. I was able to park right in front of the door to my room plus there is a huge parking lot available. Not only was the motel pet friendly but so were the other guests. Motel guests, some of whom have been staying there year after year, offered to help me get my luggage into my room when they saw me trying to hold my dog's leash in one hand and all my bags in the other! Dogs were allowed on the beach after 5PM and before 9AM during my stay. I even met people on the beach who live at Neptune Beach who invited me to meet them for breakfast the next day. The entire area is an amazing community. There is a bar on the premises and a great pool. My only slightly negative comment is regarding the WiFi. It was spotty and I often got kicked off. That was difficult as this was a work trip for me. That being said, I would still go back and just hot spot my phone or find an area with a stronger signal. This place is a gem.

Old style beach hotel right on the beach. Lots of food and bar options around the hotel. Free parking was a plus. Young lady at the check in desk was very nice, checking in and out was a breeze the Lemon bar was packed so we didn’t try it, but headed to Pete’s Bar
- 2/5
Room was between lemon bar and Pete’s. Room was not noise insulated. I left around midnight because it was too noisy to sleep

Stopped here half way to our Miami Beach trip. Stayed on 2nd floor. No elevators. Oceanfront. Poolside bar(got 2 drinks $10 each) . Pool is nice. May 17.25 they said once a year they do like a pool side party. They set up all kind of beer tents. Portapotties a lot of speakers and they said thousands of ppl come. We’re checking out that day though. Our room was very nice. Bed was comfortable. Water pressure SUCKED 1/10. Doesn’t look that great in pictures. Kinda looks like a motel. But once you get inside you’ll love it! But it was REALLY NICE!!

This trip has been my favorite anniversary trip. The hotel is super relaxed. Everything has been amazing.

THis property was great! Right at the beach , great little bar and a nice pool area. Easy to walk to shops and restaurants! We loved it and will return!

Awesome as always!!

Our stay overall was very good everything was in walking distance the people were all polite
- 2/5
The management was rude
- 3/5
The pool was a bird bath for birds pooping quite often:) Otherwise it was a beautiful beach and area. Food was good at bar.

Other than that, great location, staff was understanding and friendly.

I felt comfortable.

1960's motel updated slightly. On the beach and nice beach bar, so that is great. Nice pool, but closes at 9pm. No elevator to 2nd floor. No drinking water available for guests other than bathroom sink, (had to go offsite). Internet service weak (minutes to load websites, if they would load at all). TV had only local stations with no apps for streaming and since internet signal was so poor, you could not use a laptop for streaming. For over $200 a night, I expect better, even ocean front.
- 5/5
Easy access to the beach. Loved having the Lemon Bar on site. Clean w/ friendly staff.
- 4/5
A fun motel place by the water. A happening place. Beach was lovely. We were visiting friends and did not spend much time there but lots of shops and the French bakery a find!
- 3/5
Older motorlodge style hotel. Clean and quiet. Kinda boring during day . It is a non smoking campus so if you enjoy a cisge at night your out of luck. The little circle seating area in front would be a great area but they seem more pet oriented. Close to everything and the bar across the street stays open late.
- 5/5
The staff is very nice, close to everything
- 4/5
The location is awesome. The staff is great. The pool, beach access, and nearby walkable town is so convenient. The motel itself, the front desk and rooms are dated but there is absolutely nothing wrong with the accommodations - just not five star.
- 5/5
We have stayed here for over 10 years as it's close to family and love it as we can walk to so many restaurants and the beach.
- 4/5
Great location on the beach and for walking into Neptune and Atlantic Beach, Beaches Town Center. Kids not allowed in poolside restaurant on weekends, but ok during the week and they deliver to the pool every day. Our shower was terrible at times though, no water pressure around 4-6pm.
- 5/5
I wish there was a bathroom in the lobby, upon check in, i was told i had to wait until we got to our room. I also wished the balcony chairs were more roomy and comfortable. As a woman that wears a size 12 they were a bit tight to sit in
- 3/5
Can conveniently walk to every restaurant and feel safe.
- 3/5
This was an overpriced motel. The pictures advertised on the site were not the same as the actual hotel. It needs to more updated. And we were unable to see the beach from the room as advertised. The location was in a great spot. There were several places to dine and party.
- 5/5
Location, pool, and direct access to the beach were the highlights and prime selling-points!!
- 4/5
Older Motel that opens to the beach with a swimming pool and a restaurant bar attached. The motel is old but the rooms have been updated and the bed was very comfortable. This is the basics you need at the beach. A room with a balcony (2nd floor has balconies and the 3rd floor with 2 or 3 rooms have them too). The beach's dunes and the beach are very close to the hotel and there is a private exit/entrance to the hotel to the beach. There is a swimming pool with comfortable seating and the hotel provides towels for the pool. It might have been the basics but the restaurants of Neptune Beach and Atlantic Beach are a block away and the Inn has plenty of free parking.

We love this place! It's a great location with a fabulous view and the staff is wonderful!

I was never informed via booking or checking in they had an event that took over the property for that last half I stayed there. The miscommunication and inability to inform their guests of the inconveniences they would cause is unacceptable. When I walk into the property and am surrounded with mounds of stereo equipment blocking the walkway from the beach to my room and pool without any prior notification, that causes red flags. Then when every guest was told the day of event the pool would be open, we wake to find they were lying. And when I tried to get a minute of sun in a chair I was told to leave by the bar next door’s hotel manager who was condescending in her tone and made me feel like she was better than me. How do I affect sitting in a chair for 1 hour when your event doesn’t start until 6 and the event staff told me I was fine and wasnt in their way! The entire situation could have been avoided if there was communication and transparency. I wanted to revisit but the owner has a lack of concern for the guests and the lemon bar manager has no concern for anyone other than herself.

Fantastic little place in a great area. Easy to walk to everything, clean rooms with balconies or patios facing the ocean, live music. I was pleasantly surprised and we'll definitely be back!
- 4/5
Location is perfect. Recommend calling for reservations. You do not want rooms 236 thru 238. Room view is limited and should be divulged in the pricing, etc. - small rooms but as advertised there. Bar next door plays music all day til dusk. Weekends look like party times. depends what you are looking for. Second floor is recommended, we could see sunrise from our room.
- 1/5
The room was dirty. The amenities did not function. It was the wrong room.
- 5/5
Great place right on beach. Great vibe cute old place. Really enjoyed it.
- 2/5
The hotel is clean and the housekeeper was very nice. The pool towels were consistently empty. The gate on the steps to the beach was only open less than a quarter of the way for most of our stay because it was surrounded by sand and wouldn't budge. Most people could not go through it. The front desk is not staffed all the time. I couldn't even get a hold of anyone on the phone to check out. I had to wait until business hours. The worst part was the water pressure. I have pretty short hair and even after a half hour rinsing the shampoo out, it still wasn't all the way out. The TV was the size of a computer screen and the room was so small it was hard to turn around. Very disappointing.

Beachfront hotel with a pool! So close to everything! Quaint with excellent service and friendly, helpful staff. We loved it!
- 5/5
Low water pressure.
- 2/5
Older motel. Doors connect the rooms which means guest in neighboring rooms can be heard, which kept us up until 1 am. Great location but won’t ever go back.
- 4/5
Nice place just like i remembered. Steps from the beach nice pool clean room friendly staff. Will stay again.
- 5/5
Wonderful location parked and walked everywhere great beach access bar awesome We stayed in 3rd floor suit great views would go back! Water pressure is an issue so be prepared for that
- 4/5
Strange characters creeping around after hours. Anyone from the lemon bar could easily just enter the beach and walk through the court yard gate that is jammed open with a sand pile. Pool was nice. Conveniently located. Very outdated building but the rooms were decent. Clean but no bells and whistles.
- 3/5
Great location, but not very family friendly. The bar/restaurant on site did not allow children on the weekend. Also, the floor in the room was filthy upon arrival. I wiped it down with a towel myself.
- 3/5
This hotel is very old so don't expect a shiny new place. They have done their best to keep it up. You can't beat the location - right on the oceanfront and in a great neighborhood full of good dining choices. The parking was free, which was a plus for this busy neighborhood. Service was the limiting factor. No shampoo or body wash in the shower and housekeeping did not refill for days after informing the office. One day housekeeping just dropped off towels, because they were running behind, and didn't service the room.
- 3/5
POSITIVES: GREAT LOCATION: short walk to beach, next-door to Neptune Beach Town Center - restaurants & shops; WELL CARED FOR -- though an old hotel, seemed freshly painted, hardly anything looked worn, grounds were neatly attended; CUSTOMER SERVICE - agreeable receptionist (literally a prom queen), friendly staff; nice view from 2nd floor room of pool, bar, sand dunes and ocean (not beach); called in one repair (fallen shower rod) and it was repaired quickly; NEGATIVES: Cleaning was a problem. They were late getting our room ready on check-in, then the next day, they didn't get around to cleaning until after 5 and then it was only half cleaned - one of two beds made, wash cloths not replaced, floor not swept; towels and water pressure were meh; did not have separate lights each bed (which would make it convenient if one party wanted to stay up later than the other).
- 5/5
The front exterior leads you to believe this not a good place. Room was very nice and clean. Each room has view of grassy area, the pool, the ocean and bar area. Very easy access to ocean. Room cleaned daily. Although no restaurant on site many choices in walking distance. We would stay here again.
