Location, cleanliness and organization, restaurant, staff. AC so nosy on top of the bed was so bed I could not sleep all night.The fridge is super nosy too. Awkward settings for the bathroom shower faucets. Poor sound insulation between room door and hallway/other rooms.

The staff was friendly and helpful. I really loved the room. It was quiet and cute and had everything I needed in there, including a fridge and coffee maker. The design was lovely as well. I really like Greenpoint so the location was great as well. Close to restaurants, bars, shops and transit.

I loved the whole apartment vibe. High ceilings and all appliances were clean, including the comfortable bed. I enjoyed walking around the neighborhood which had plenty of cafes and restaurants. Maybe the look and feel of the corridors which seemed a little outdated

Gym was small but adequate. Would have liked breakfast options, no fresh coffee or small food items to purchase. Also there wasn’t much of a lobby, needed more space/seats to hang w my family of 5 for a bit.

The rest of the staff were polite and professional, including the housekeeping team. The hotel also offers excellent coffee, comfortable beds, and everything was very clean throughout the stay. Unfortunately, the overall experience was negatively affected by the attitude of one of the employees during check-in. From the very beginning, the communication felt cold and unwelcoming, creating an uncomfortable atmosphere. The staff member was not communicative and at moments came across as rude, which left a disappointing first impression.

Our room was well equiped, clean, and spacious. It was just kinda noisy and made getting to sleep difficult with the music in the nearby restaurant.

The room was dirty (sand on the floor). There was a broom in the room to clean it, but the broom was so old and in poor condition that it wasn't useful. When asked for a newer broom at the desk they couldn't find one.

I give -1 star for the cold shower situation we dealt with both nights :( and the previous reviews were not joking when they said the heater is loud in the room! Didn’t bother my s/o but it was definitely loud to me.

I just saw her recently and don’t think she should be working there at all. She’s immature and unprofessional. These girls escalated the situation by being rude and then flipped it around after I defended myself. I would stay here again if they’re not here anymore. They don’t deserve a job there.

I loved this hotel so much!!! The front desk ladies were absolutely wonderful! Super nice and helpful! The room was gorgeous and had everything I needed to cook all my food. The bed was really comfortable and the bathroom is stunning! I loved the sauna, probably the best sauna I’ve ever used! We’ll definitely stay here again!!!

Our room was on the bottom floor with no natural light and windows that opened up to cement walls. The property had an awful smell and didn’t seem very clean overall. However our bed and sheets were clean.

I would recommend anyone to stay there. The room are big, with a small kitchen, very confortable. The staff is very nice. Very easy to go to Manhattan by the ferry (2 blocks away).

The window from the street was very thin and it was quite noisy from the street, but quiet from the hallway and hotel property. Overall, good rooms. Sort fo strange common areas and a bit louder than I would want. I could see this being a good place to stay with kids with the kitchen and space.

My girlfriend and I booked our anniversary at this hotel. The room was very spacious and clean, and the staff was very friendly and accommodating. My one complaint is there was a fair amount of noise from furniture being moved throughout the morning above our room making it difficult to sleep in the early AM, but otherwise had a tremendous experience.

Our room was perfect for our stay. The bed was very comfortable, the room was clean and well appointed. The kitchen was well supplied and the couch and table were put to good use. Franklin Guesthouse was very close to the person we were visiting, we walked to restaurants and grocery stores. Very convenient! And a big bonus, friendly staff! Will definitely stay here again.

This hotel offers the largest rooms with a kitchen for the money in NYC. Get one of the suites with the patio. Go to Madre downstairs for an excellent brunch. Highly recommend the french toast.

My daughter had surgery and the staff was very helpful. They extended our stay without moving us from our room. Helped tremendously. They honored our request to have big windows with sunlight etc. This was my third stay and will definitely stay again!

Do not stay at this hotel. The staff is rude, it has a musty smell and the rooms look out onto a cement wall. I did not feel safe here and switched hotels.

Arrived after 10pm coming from Manhattan. Circled around the area for more than one hour finding no available street parking spot. The parking garage in the area were also totally filled. Ended up not checking in this hotel and had to leave and find other staying places. Totally wasted the time and money.

More bomb shelter than a nice place to stay, very little natural light. Patio is a joke and is very, very small. Found a cockroach in the bathroom sink one morning. Another morning was awoken by an 6 a.m. alarm caused by an irate delivery person trying to open an emergency exit. Would not recommend. Very expensive for the experience. Their sister hotel, The Box, is much nicer and just down the street.

Great location, very clean and comfortable. Nice to have a kitchenette although could be a little better equipped. The bed was on the noisy side if you’re not just sleeping in it. Would recommend for a solo traveller, maybe check elsewhere if you’re looking for romance.

I stayed in the basement and had absolutely no cell service. Not sure what can be done about that but I had to go out into the hall to make a phone call. Otherwise I would have given 5 stars.

Stayed at this hotel for a wedding we had to go to in Brooklyn. It was super spacious and overall a nice hotel. For NYC, we were shocked with how much room we got, and we didn't even get any crazy fancy suite. The staff was really nice to work with and the hotel was in walking distance to the subway, which was great. The area around the hotel was nice. Heck, the groom of the wedding was regretting not booking with this hotel due to the sheer size of the suite for the price.

The stay at Franklin Guesthouse was perfect. The room definitely gave the feel of staying in an apartment. It felt like you were home. The amenities included within your room were more than a standard hotel. The staff were very friendly and helpful when finding something within the area (i.e. restaurants, stores, etc.). I would consider staying here again when I visit the area in the future.

Very comfortable accomodations. Down side, no breakfast or coffee available. The room had an efficiency kitchen, but who wants to cook when they are away. May be great if you have kids but you have to leave the property of essentials

When I arrived to check in I was told my room wasn’t ready. Check in was at 3 and I had an appointment at 4 so I had a very small window to get ready. I was told they didn’t know when my room would be ready but if I wanted to upgrade for $75 I could get into a room immediately. I asked since my room isn’t ready the could they just put me in that room. She said no. I reluctantly paid the $75 so I could get ready for my appointment. I was asked what floor I wanted to be on. They obviously had multiple rooms available. I will never stay at this hotel again. They ripped me off.

Very nice large room. Very clean. Staff seemed new, inexperienced. Charged me a fee that I had already paid. Still waiting for the credit. Saturday night in the bar restaurant below, the music was loud thumpa thumpa until 11:30 at night.

Location where there are lots of restaurants and close to other areas in Greenpoint And Williamsburg. Price is good for NY and size. The lobby and hallways should be refurbished to be 5 star. Also the shower is in the bathtub which is more inconvenient for older people (over 60).

This location is NOISY! the first night, we stayed on the lower level in a “patio” room. Unfortunately it was immediately next to the elevator so we heard all of the noise of the very loud elevator, people in and out, and very chatty/loud hotel staff. The second night, we stayed in a room on the 1st floor, immediately across from the restaurant that’s under renovations and were awaken by hammering and drilling early in the morning. When I inquired about asking them to stop, they did for a few minutes and it seems like it got worse so we didn’t get much sleep or any relaxation before our departure. Unfortunately, my boyfriend wasn’t feeling well and this didn’t help, in addition to the lack of flexibility with checkout. Very clean and cute, but the lack of customer service and flexibility you get at a larger hotel are lacking, especially for the rates they charge! Not sure if I would stay here again.

Fantastic location and the property is charming but in need of some repairs. Our room was spacious and nicely laid out with a little kitchenette and a balcony. Unfortunately, the doors going out to the balcony did not open. The lock seemed to be broken. We were also frustrated by the fact that it took fifteen minutes to get the hot water working. The bed did not seem like a queen, but it was comfortable enough. Other than these complaints, the property was adorable and spotlessly clean. But for such a high nightly rate, you want everything to be in working order.

1. the mirrors.. they're all in the bathroom but bathroom is small to medium sized. The long mirror should not be on the inside, behind the bathroom door, to allow 2 or more people to get dressed at the same time. We're on NY time so have to be quick too lol. 2. Also there is no safe in the room 3. and the closet could be a little larger The rooms were nice and clean. The sheets smelled clean and the bed was very comfy. Also they have numerous electrical sockets in the room which is so convenient. The 24 hour convenience store, next door was a life saver We wish we made it to the restaurant, Madre because it always smelled so good. Overall will recommend and stay again.

We stayed at FGH for a wedding -- though we were a bit nervous when we walked into a small lobby, when we got to our room, every penny was WELL worth it! It is like staying in your own apartment, it felt like home and we, frankly, didn't want to leave.

The room was very spacious and had many amenities: kitchen appliances, Utensils, pots, pans, glasses etc. The bed was super comfortable and we got plenty of good nights sleep. The room was next to the elevator and close to the lobby but the noise was not able to be heard in our room. We highly recommend the hotel!
