Reviews
Guests generally appreciate the hotel's cleanliness, friendly staff, and convenient location near Footprint Center and Chase Field. However, many reviews mention issues with parking, either due to its cost or the ongoing construction in the area. Some guests also report problems with the rooms, such as dirty bathrooms, malfunctioning air conditioning, and uncomfortable beds.
- Friendly and professional staff
- Very clean rooms
- Parking is valet only and expensive
- Ongoing construction in the area causing inconvenience

Great rooms with great amenities, pretty much a full kitchen should you want to cook. The free breakfast was just average. It’s perfect if you are going to anything at Mortgage Matchup.
- 5/5
Only complaint was I’d texted prior to arrival that we’d need linens for the sofabed and none were found. It took 2 calls to the front desk to get them. Otherwise, it’s a very nice hotel and we’d stay here again.
- 5/5
Perfect hotel for our trip to diamondbacks game! East walk to stadium! The fully stocked kitchenettes were perfect for bringing extra snacks and food!
- 5/5
Great location if you’re headed to a game. Room was excellent. Only thing to note, they only have valet parking available.

Very clean and nice staff was great I liked everything about it

Front desk did not want to assist and dismissed me with a “thanks for staying”
- 4/5
I was taken back by 45.00 per night for parking. i read a review from Feb 2021 that parking was 20.00 per night. I didnt look further into the polices of the hotel where it stated 45.00 per night for parking. BUT why isnt the 20.00 a night parking review on Booking.com taken down. It just made a sour start to my trip.
- 4/5
Everything went well. Nice environment, room was nice. Parking!! Have to pay an additional $45 a night.
- 5/5
It was a very nice location, as well as the rooms and the morning breakfast. The building is extremely close to the major Phoenix downtown station for the light rail.

Location to Chase Field. Kitchen is nice benefit. Pool area - too warm, felt like a sauna.

Location was across the street from restaurants and the Mortgage Matchup Center, great location! Room was clean, and spacious. However, we were there for March break, and only one elevator was working. We were on the 10th floor. It took more than 12 mins for an elevator to come, and when it did, it was full. On many occasions we had to take the stairs, from the 10th floor with luggage was not a great experience. Out of 3 elevators, don’t just have one working! Not acceptable!

Property was under new renovation based on our assumption once we got into our floor. Unfortunately there was no heads up from the property’s website or from the front desk. That would have been helpful rather than exiting the elevator and seeing a scene from

Close to the Mortgage arena I guess it was under construction. Housekeeping didn’t even come clean or replace towels. Shower had mildew around it. My pillow had a stain on it. Hair was left on the sink.

Had to cancel right before check due to their broken elevators.
- 1/5
The elevator broke down at 11:30 pm the first night due to a pipe. We were awaken by alarms and lights. We walked the stairs all the way until the 20th floor. The next day after inquiring they moved us to the second floor. This has been by far the worst hotel experience. The staff compensated us for the first night however that doesn’t seem to be enough due to having for walk up flights of stairs multiple times a day

Location is perfect. Close to Chase Field, entertainment arena, shopping, restaurants… Parking is expensive and pretty much nonexistent.

Everything, it was clean, spacious and close to venue. Breakfast could’ve been better for the price of the stay.
- 2.5/5
Not much. The breakfast was ok but the rooms floor and tables were filty. The parking was real inconvenient so used the valet who don't help with much of anything, had to struggle with our luggage by ourselves. I reserved a king but got 2 queens. The price of rooms is way high for the service you get.

If you’re going to a Mercury game, this place is outstanding! So close! So many dining options! If you like a swanky cocktail, the in house lounge is amazing!

Beautiful hotel, great staff, valet parking, breakfast and Little Rituals. Nothing love this hotel and will continue to come back. Will be the only place I stay in Phoenix.

It was a one night stay but the room was clean ton of amenities! We enjoyed the pool, full kitchen in room and easy walk to everything!

- 3/5
Rented a room with a king-size bed and sofa sleeper for my family of 4, went up to our room, and there was a king-size bed, but nothing else. Called the front desk, put on hold, and never picked back up. Went down to the front desk, got in the long line, changed our room, went up to the new room, no bedding on the sleeper sofa or anywhere in the room. No onsite parking, either you pay for Valet or use a parking garage that is separate from the hotel. The bathroom was nice, but the sliding frosted glass door will wake you up with the bright light if someone else uses it at night.
- 4/5
Location, staff and how clean the rooms were. Plus loved it had a huge fridge and glasses. The parking garage elevator stunk and super hot.

PLEASE READ! I would advise all that book this property to think twice. I had booked this property through Expedia upon check-in. They confirmed my check-in and took my credit card for what I thought would be incidentals / security deposit as is protocol, and ended up charging me again for the room. I had noticed the charge on my credit card with an alert, but again I was just assuming that this was for incidentals/security deposit which I assumed would clear in a few days. I would like to again stress that I paid for full for this room two weeks prior. I am trying to work with my credit card company to dispute this fraud as they had given no indication that they were taking the credit card for other than incidentals/ room deposit. I am writing this review in hopes that I could save somebody else from losing out on over $500 because both Expedia, as well as the property are placing the blame on the other party and refusing to give me a refund. There are plenty of beautiful properties in downtown Phoenix that I could recommend that you pick instead of the Residence Inn.

Excellent room and customer service
- 5/5
Staff was very friendly at check in. Room was very nice and had plenty of space. Location is great if you’re going to Footprint Center or Chase Field. Close to restaurants and bars and even a grocery store. Parking fee is a bit high, but the valet is convenient.
- 5/5
Clean room, nice layout, valet was good
- 5/5
Proximity to event we were attending . Overall clean, the rooms are pretty sound proof, we were on a high floor which may have helped. The lobby is great to lounge around . The Valets were exceptional and very friendly. The beds are hard and the bedding was very rough feeling, for such a nice hotel breakfast is boring and could be improved .
- 4/5
It was a great location for a concert. The room was run down. The office chair was completely falling apart and the remote to the TV was cracked and broken. The wood in the bathroom was dirty and looked like it had never been wiped down. Dusty and showing drips of fluids. Will not stay again. Free breakfast was not available although it said we would have that in our reservations.
- 1.5/5
Everything was very neat and clean Receipt is not matched my credit cart transaction which was automatically charged many times. When asking staff about this, they told me it is deposit, you will get back in a few business day. While asking them to present the all transaction including deposit, they can’t. Explanation about deposit was not enough. The money hadn’t got back since It’s been about one month. I hope I would get back money they are mentioned. I believe it is due to time lag for international credit card.
- 4/5
Good location and views
- 4/5
Hotel is very nice, room was great, and perfect location for attending a concert at Arizona Financial. Front desk clerk never acknowledged me at check in, even thought the reservation was in my name- seemed a bit chauvinistic! My husband left his ENTIRE bathroom bag in the room- when we called to report it they said nothing was found in the room. It was left in the room next to the sink, not in our bags or our car. Wow!
- 5/5
The pool was great and the whole building was quiet. I was amazed on how quiet. Every employee was so helpful to us. This was our first time to Phoenix and we will be back.
- 5/5
Love the convenience of the location. Alot to do and a lot of different options for food
- 5/5
The hotel was clean, friendly and very close to everywhere in downtown area. The staff was professional.
- 4/5
Hotel is in a great location for attending events and going to the downtown area. Rooms are nice and clean. Hotel staff is very nice. Only thing that was lacking was breakfast. We stayed 3 nights and every morning tried going even earlier and it was always empty for most the hot food. They also did not rotate options for hot food. Hotel stay is 5/5 with the rating losing one star due to the 1/5 breakfast

Didn’t get any housekeeping during the 3 day stay, probably our own complaint

- 3/5
The rooms at this hotel are decent in size and overall not too bad. The A/C was a constant issue for us. It would turn off constantly and revert back to its original settings. Made for some hot nights. The breakfast buffet was just okay as well. To have it included was nice but not a lot of variety. The main issue I had with this hotel was it was in an area that tons of homeless congregate. The staff have no security and there was constant issues with them. On one evening, we had an elderly gentleman that was accosted and left bloody and battered throughout our lobby and in front of the hotel. Throughout our stay, we had a step in his blood because they decided not to clean it off the sidewalk. We also had a drunk 20 something year old hitting on 13 year old girls, including mine that was there for a volleyball tournament. The dads had to remove him from the property. This should be the hotels job. So if you are okay with no security, and a rough area then give this place a try.
- 5/5
Enjoyed Downtown Phoenix and their Restaurant selections as I walked around the city
- 5/5
The staff here was extremely helpful and excellent!! Our luggage got lost and they was great giving us hygiene supplies till our luggage came the next day. Very nice people! Would definitely stay here again.
- 5/5
Nice place
- 4/5
The hotel stay was great except for my last two days. We had 2 rooms and one of the rooms, mine didn’t get cleaned. I had to insure with housekeeping and front desk twice. Finally, at 5pm at night they brought us linen and towels after I asked twice. Then on our lady day there wasn’t any hot water. No notice of thisxeent out.
- 5/5
The suite was very nice especially for the price I was definitely not expecting such a large room. The breakfast wasn’t that tasty but it’s included and the hotel assigns the floors to different areas for breakfast so the entire hotel isn’t in one congested area. I really appreciated the vibe of the breakfast dining. The pool is kinda small but it was clean and the kiddos enjoyed it regardless. I would highly recommend.
- 2/5
It was nice however, AC didn’t stay at temperature we set it at we didn’t get the king bed we paid for over all won’t be returning

Parking is expensive. The room was comfortable but I would have liked the bathroom sink and mirror to be in its separate area with the rest of the bathroom.

Perfect downtown location—close to everything! The hotel was beautiful, spotless, and the free breakfast was a great bonus. I’ll definitely stay here again.

Our room wasn't available when we checked in at 4pm. We agreed to accept another room. We were told we would be given points for their inconvenience. Haven't received them yet. Water in bathroom was either way too hot or too cold.

- 4/5
Nice property but valet parking and rates were exorbitant for what they offered
- 1/5
I was expecting something clean but we found some lost things from the persons that were there before us. (Make up & socks) and I was expecting at least a good breakfast considering the price i paid. But what they served was just eggs, sausage and spoiled melon. It reeked of trash where we were eating also. This stay was a waste of money. Very disappointed we did not even get a comp for parking.
- 2/5
no hot water
- 1/5
Beware! The hotel listing is not straightforward about the additional charge for parking. The other hotel options that we looked at when considering where to stay in the area were very clear about additional parking charges. When we arrived we were told about the large amount due for parking and were unable to get a refund because we had booked through Expedia. Extremely disappointing for a Marriott property.

Nice clean property with bar and breakfast.
- 3/5
I got this hotel for convience to footprint center. The parking was a disaster. They have no parking lots so you either pay $30 a night or their valet $43 a night. When i rented the room through expedia it showed me a room with bedroom separate fromiving room. The room they gave me an accessible room and one big room. I thought i paid extra for the other type of room. The room we got the shower and around it were rusty and dirty. I wish i would have taken pictures. The convenience of walking to eat and get drinks a 5 star.
- 5/5
Very conveniently located to downtown events
- 5/5
Really nice room. Good layout. Quiet space.
- 5/5
Fantastic spot! This place comes fully equipped with a kitchen including a stove, microwave, and refrigerator. It truly feels like a home away from home. The perfect blend of comfort and luxury, like a hybrid between your own home and a hotel.
- 5/5
I loved how convenient it was to yhe Footprint Center.

- 5/5
I stayed for two nights for a business trip. The check-in process was very smooth and the room was very quiet and comfortable. There were plenty of dining and entertainment options within a few blocks of the hotel as well.
- 5/5
Great spot for our concert we went to at the Footprint center. Comfy beds. Nice to have breakfast. And Starbucks coffee was cherry on top. Staff was very kind and professional.
- 4/5
Hotel was nice but front desk not very informative. We stayed for 3 nights and asked to have our room cleaned and they only dropped off coffee and a few towels
- 5/5
Really good location although when there was an event downtown the parking was insane and their rates are robbery. What have also liked the breakfast buffet to last an extra hour but when we caught it it was good! Definitely recommend staying here if you are visiting Phoenix.
- 5/5
It was our first time staying here at this location. My family and I stayed here for a night and I can say that this is probably the BEST Marriott hotel that we’ve stayed at!!! The location is great. Everything is walkable. There’s plenty of dining options and is very close to the Footprint Center. The breakfast was fine too! Michael, the office supervisor was very pleasant and even put us in a nice view when we checked in! However on our check out day, the lady in the front seemed mad when we asked if we can have a late c/o. :/
- 5/5
I was very happy with the cleanliness of the hotel. Everything was sparkling, the linens smelled fresh, and the pool was like an oasis. The hotel was right on the edge of what seemed like a bit more of a sketchy area and there were always homeless people around, but inside the hotel felt clean and secure.
