Property is old - door to room was very difficult to open (wife incapable of) still have bruises on hands from forcing it. When maintenance informed they just said push hard. Also despite being told of light bulb being out on tueday - still out when left friday.
- 3/5
Our room was a bit dirty, better than the smelly one we had before asking for a change. The breakfast wasn’t bad. The heat/AC was loud. The shower was dirty but strong with plenty of hot water. Overall I can’t recommend this place as I was happiest at the end of my 4-day stay, but the staff were helpful and nice enough. I’m guessing others in the same price range would provide a better stay.

The room smelled like smoke. It was really bad,

Pool, which was highlighted on the website, does not open until Memorial Day. Hotels.com included free parking in cost, but place tried to charge an extra $10. I asked that they resolve this between themselves and I paid what I had agreed to pay via my hotels.com reservation. Room was very nice and comfortable and the breakfast was great. Not a bad place, just some frustrations.
- 5/5
It was a really nice place if you were looking for a place that has a refrigerator stove and a microwave and it was only 10 minutes away from the venue that I needed it to be at which was a great convenience for me and it was only 10 minutes away from any mall of food place that I needed it to be. I would choose it anytime I was gonna stay in Richmond, Virginia.

Wish we had more pillows and the ice machine took to long to make ice. Also wish they had more drinks and stuff in the store there wasnt much to choose from and also on the last day there was a little more to choose from with breakfast but also not everyone eats turkey sausage and wish there was more to choose to from hot food wise and more variety of drinks. Also I wish house keeping was everyday and not every 3 days witch is werid and shouldn't have to ask the front desk for more towels and was cloths and also add a sponge for the sink to wash dishes and more dishwasher detergent one pack ain't enough for 3 days. Also add extra sheets for the pull out bed as well. Also add brooms as well for the kitchen.

The fact that I was able to book a room that had two rooms in it for the price off one and it had a kitchen and a decent fridge as well Wish we had more pillows and the ice machine took to long to make ice. It was good for a continental breakfast Considering it was considered a penthouse suite., it sure wasn't up to penthouse standards. Old, time for remodel and way to many things didn't work; lights in one of the bathrooms, microwave light, dishwasher not attached to the counter and not even wired up. Pay for parking...really?!

Location was perfect for our needs. Not happy. This is the first time since I have been using Booking.com that I have encountered this problem. The receipt from the hotel is a total of 255.60 which includes 20.00 for parking. My credit card has been charged $273.30 for the room and there are pending charges of $41 by the Residence Inn. This is a discrepancy of $57.70. Please advise as to when we can expect a refund. Reservation Number: 5133424107

Room was comfy and clean. I don’t like that you have to pay $10 a night for parking in a parking lot. I could understand if you had to park in a garage. But a normal lot on the property is ridiculous!

Housing area was phenomenal. Property staff was less than helpful. Didn’t have the proper answers and refused to look thoroughly to ensure I’m satisfied
- 2/5
The room I stayed in was not the room in the pictures and the staff said sorry we're out of that room, I can check you out if you'd like. And it was more like a motel than a hotel, I checked in in one building and had to drive to a different building and enter my from the outside.
- 0.5/5
Breakfast included and convenient to my desired location. Door was nearly impossible to open, outdoor entrances, ice on the landing, screaming people in the middle of the night, sketchy guests, breakfast sub par, had to pay to park and was not advised beforehand.
- 4/5
The room was clean.
- 5/5
It's very good No
- 1/5
My room was beyond freezing had to use the oven and it took hours to warm up. Then I was calling the front desk from the room phone and my cell phone no answer no call back. And i traveled to stay here
- 5/5
Location, close to an Amtrak train station. Layout, each townhouses are spaced out. Very quiet at night,as away from road. Breakfasts are warm with enough variety. Rooms are clean well maintained with full kitchen. Basically nothing. Maybe HVAC could be a bit noisy at night. Door “do not disturb “ sign keeps getting blow away to the ground from our second floor apartment room.
- 2.5/5
The privacy The hard to open doors. I had bug bites after my stay. Hotel room was very dated and not very insulated.
- 1/5
I liked the location, the quiet, the mattress, and the price. I didn't like how Booking.com did not mention the $250 deposit for presidential suite weekends. This room was NOT a presidential suite. Its just bigger than regular suites but there was nothing presidential about it. The rooms smelled horrible like old urine and mildew, made us want to vomit. There are not enough trash cans, There is not enough seating or chairs, The trash cans were small for the size of the room and size of the kitchen. The lamp shades were stained with brown water stains. The doors and walls needed painting and obvious dents removed. The leather was torn and ripped in the seat of the desk chair in the main bedroom (that was tacky as all get out). The fridge leaked inside. The ice maker was not turned on prior to our arrival. Huge puddles of water flood the walkways and entry ways to the rooms after a hard rain. Not enough employees to handle guests needs.
- 3/5
Staff excellent, room spacious but location was very noisy. My room was right behind the Bowlero parking lit so even though I went to bed after 11pm, I was awoken 3x from extremely loud music (from nearby cars). The hotel does their best I think but I would not stay here again. Also rooms accessed from the outside.
- 5/5

Staff and housekeeping
- 5/5
Can't think of anything I didn't like about our stay.
- 5/5
Room was spacious and well equipped. Darn multiple buildings on the property, but the building numbers are not necessarily marked very clearly. It would be helpful for the property to add some signage or something indicating which building is which. I checked in at night, and it was particularly difficult to see any signage if it was present.
- 3/5
Safety could be improved a lot, and staff’s urgency about it. As far as room and space and amenities top notch and convenience of location I was very happy. In this weekend alone there was a shooting that resulted in a homicide because of a party in one of the rooms and then those morning when we were packing our car the room below us started fighting which led to a man threatening another man with a knife while my kids were a few feet away. Staff was right there and didn’t call police the lady at front desk said they were not going to let them check back in today. At check out my husband let manager on duty know the severity and police were finally called.
- 3/5
Overall the hotel was ok. The bed was not comfortable, shower had less water pressure and they charged for parking. Expedia mentions it is free self paid parking. Very misleading
- 2/5
Reception staff are absolutely strange what bad behavior
- 5/5
I loved the breakfast the room and most importantly the wonderful kind friendly staff.
- 3/5
Housekeeping came once in 5 days. Some staff were excellent, others not so good. They also charge for parking that is marginally secure. I won’t stay here again. Too many better options in the area for the same price once you consider an additional $10 per day for parking.
- 3/5
No elevator so needed to walk upstairs with luggage. Faucet in bathroom sprayed outward. Extra payment demanded on check-in was pending for several days though finally disappeared . Property was clean and bed comfortable. But I had arrived after coming through torrential rain and was greeted with a locked lobby with little light and I had to ring to enter. It was only 8:30 pm but greeting was not welcoming. Perhaps this was unique to being a Sunday evening but, after over an hour of stressful driving, I was disappointed.
- 3/5
Great helpful service, but rooms are out dated and smell weird
- 4/5
Check in was amazing, Brandon was a funny guy and had us laughing so hard. Maria was awesome too.... Very friendly people. The phone in the room did not work so we had to call from our cell phones or walk to the desk if we needed something but overall the stay was great and would come back again.
- 4/5
The grounds were not kept up very well. And the laundry mat was constantly in use. The pool was over crowed. But at least the room was clean
- 3/5
I've stayed here multiple times over the years - I like the layout and location. This is the first time I was disappointed. The room had an odor to it - it smelled like a cover-up of smoking. I was a late arrival, exhausted, and just needed to crash so I didn't address anything with the front desk. I love the style of this place, with the little apartment buildings and courtyard instead of a "hotel" with hallways, but it is starting to need an update.
- 4/5
Nice place. Check woman was very pleasant and helpful. Checkout woman…nope.
- 5/5
We went down for a baseball tournament in Richmond even though the pool was not ready we still made the best of it. The staff at the front desk were wonderful. Our first night our room was extremely hot the AC was not working luckily the next morning we were able to move rooms without any trouble And had great service from the staff. Breakfast each morning was delicious my family said it was probably the best one they have had coming from a hotel and with us being a travel ball family of 2 we have been to several hotels lol. Our room was very clean we will definitely stay here again if we play in Richmond for another tournament.
- 1/5
Filthy! Bugs! Unsafe, doors do not open without force. Disgusting pool. On and on. Brandon was very nice upon checking in, even having to change my room several times! Don’t go!!
- 5/5
Staff very helpful and professional at check-in.
- 1/5
Although it had decent reviews it was not a decent place to stay. Unclean, outdated and the staff was unprofessional. I booked another hotel and didn’t stay at this one.
- 2/5
Property was dirty outside, felt unsafe.

The lady at the front desk was rude. The pool was brown and green and they give us floor towels to use as regular towels.
- 1/5
This was by far the worst experience.

Paid for a queen for two of us and got a regular double bed. Breakfast was mediocre A dog was there long time, because the door leading to outside was terribly scratched. Other evidences of dog destruction Very disappointing stay.
- 3/5
On the other hand, this property is in need of a major financial investment as it is janky AF. The doors often won't let you in/out, there is trash and cigarette butts everywhere outside, the drawers throughout the room are very poor quality, and the repairs are obvious and poorly executed.
- 5/5
Staff was great.
- 4/5
Location close to everything
- 1/5
This property hasn’t been refurbished in many many years! Hard to believe Marriott still allows their name on it. Would not go back.
- 5/5
The staff was very professional and I loved the property.
- 3/5
I was told they do it every 3days The lady in dining room was very friendly and helpful
- 5/5
Nice apartment-style rooms. Good breakfast.
- 5/5
Had alot of space
- 4/5
Spacious condo style units with full kitchen and large living area. Units have outside access and are separate from the main building where registration is located. Morning breakfast was good but seating space was limited.
- 1/5
WE WILL NOT STAY HERE AGAIN. Customer service was terrible! Paid $10.00 for parking.
- 5/5
The place is beautiful and unique, the staffs are very friendly, respectful and helpful. I’ll recommend this place and I’ll surly come back because it feels like home.
- 3/5
Front staff lady was extremely rude in her tone .
- 1/5
Customer service was consistently terrible. Every single interaction. Voicemails and emails sent to the manager with no response after 7 days.
- 4/5
Different than any other residence inn im use to one building but otherwise it is good no problem... it gives off motel vibes its clean and no one bothers you
- 5/5
Lady at reception was extremely friendly and helpful!
- 3/5
I liked the bed, and shower once we switched rooms because of no Hot water for shower in the first room and I feel we should've gotten an upgrade because of it. I was there for 5 nights and absolutely no housekeeping, when I put my towels out daily they took them and did not return anything, when I needed towels and sheets I had to either find a housekeeping cart or go to the front desk to get everything from trash bags, and etc. they had a terrible gnat problem and I was killing gnats my whole stay.. this hotel needs an upgrade as it doesn't remind you of a typical Marriott hotel.. I worked out of state at a residence inn and in every room you had all you needed for your stay there..in my first room I didn't have a frying pan and the room I went to didn't have a frying pan or a toaster but my first room had a toaster, the bathroom sink was stopped up and the water took forever to drain out.. after all of this the most disappointing was 10 dollars a day for parking and when I stayed twice before there was no charge for parking, this would be the reason I won't be returning to this particular residence inn, I will try downtown or somewhere else.
- 2/5
Very old and rooms smell like cigarettes
- 3/5
Basic room with full kitchen. 1st flooor with patio. During heat wave, room comfortable but with 2 flies. Decent accommodations and good breakfast bar.
- 1/5
No housekeeping during 3 nights
- 3/5
As I entered room, I noticed it was very musty. Some area of rugs were wet(soaked). Mold in bathroom. Asked for another room and was moved to a cleaner room. Over all not great experience.
- 3/5
We have stayed at this property a number of times before with a great experience. However, this time our room was in need of major repair to both the exterior entry door and to the bathroom entry door. The exterior door doesn't shut very securely and it is very difficult to bolt it locked. The secondary security catch was also not properly bolted to the door. It was impossible to open the bathroom door from the inside without someone to help on the outside. This room happens to be marked as " handicapped accessible" - it is definitely not handicapped accessible in its present state. Anyone staying alone would have been stuck in the bathroom indefinitely. This was a disappointing experience compared to our previously good ones.
- 3/5
Sofa bed mattress had ugly stains The door was difficult to open and the lock was falling apart
- 5/5
Our stay was fantastic! This property is right off Broad St, the main road to downtown and everthing in Richmond. The pool was very nice at the end of a hot day of touring. The breakfast was typical hotel food and was hot! Best of all was the check-in! The receptionist made you feel rigt at home.
- 4/5
I would've given 5 stars except i was told that i had to call 24 hours in advance in order to get my room serviced. I was there 7 days and six nights! I wish we could return to pre-COVID protocols as these hotels are skimping on services.
- 3/5
The lady on the front desk was very kind and helpful also the hotel is a good location but the need to do some renovations at the rooms and the amenities specifically the pool area and basketball court.
- 3/5
Comfortable bed
- 1/5
When we arrived, the door lock jammed and we were unable to close the door. We called the front desk for assistance and it took about an hour and a half and multiple more phone calls for someone to come. The next morning my wife and I awoke to bites all over us.
- 2/5
Our door lock had been broken and the screws were loose. The pictures make the rooms look bright and sunny but our rooms were actually very dark and gloomy. The layout felt much more like a motel and there seemed to be no true security to speak of.
- 2/5
Run down part of the common area had been in a fire. Needs maintenance
- 1/5
I wil be seeking a refund from hotels.com for consumer fraud. This hotel was not 8 stars. It was not even 1 star. It was filthy and in deplorable condition. I could my stay in the room for more than 5 minutes and had to go elsewhere to another hotel. Tbe positive reviews are obviously fake.
- 5/5
The staff is very accommodating. There is a charge for parking which the website doesn't indicate. I was able to get it waved so I appreciate that but you need to update you listing. parking is $10 now. And there isn't an abundance of it.
- 4/5
The room looks exactly the same in real life. Everything is depicted accurately. The problem was that there were ants in the kitchen and bathroom during my stay!! There were multiple in the bathtub, too. They were crawling on the floor and the walls.
- 3/5
Filthy and run down
- 5/5
Very quiet well reserved
- 4/5
Had to put sheets onto pullout couch myself. Door to room did not open or close well - had to push really hard. Breakfast was meh.
- 1/5
The room was dirty the furniture is old with stains.
- 3/5
This was in a strange area. The buildings were laid out oddly. The room next to me were long term, ie living there as an apartment, which is fine except when they were fighting and repeatedly slamming the door. I would have said something at the front desk but the guy entering the unit with a cigarette hanging out of his mouth gave me a dirty look both times. The area didn't seem very safe. Property outside was shoddy. Gym room had a broken treadmill and trash on the floor. No towels or water or anyway to turn down the AC blowing directly on the working treadmill. You had to walk outside to get to the gym and breakfast.
- 5/5
I was a little bit worried about this hotel after I saw so many bad reviews. However, it turns out it was more than I expected. The only thing is that the rooms are a little bit old, but they are spacious and clean. The hotel is safe because it has a new fence built. The breakfast is awesome. The staff are friendly and helpful. Overall it was a great stay for my family.
- 4/5
Convenient to family I was visiting and easy access. Great breakfast included. A little dated but very clean and comfortable
- 4/5
Property needs updating. The A/C compressor was LOUD.
- 1/5
I asked for a reduction in my nightly rate because of the error and issues. The manager refused stating that she could not give me a reduction. Instead, she relocated me to another room. The manager said if I want a reduction I need to communicate with the general manager. I emailed him and as of writing this post still have not heard from him. The second room was worse than the first. There were bugs flying around, cracks in the marble, another broken bath tub/shower, cracks in the walls and ceiling, and the front door would not properly close. When I went to check out the front desk clerk (not even the manager) was able to reduce my rate. However, only by 15%. This means the previous manager lied and the general manager ignores these issues. I called the scheduling company for help and when they spoke to the front desk, no notes were left for hotel personnel about why my room was changed. Even the scheduling company could not get in contact with the general manager. Due to the false advertising and extreme problems with the room, something else really needs to be done. The hotel was falling apart and have an infestation of i
- 2/5
The facility was also worn and tired looking.
- 1/5
It was like being in jail. I had to ask the desk for EVERYTHING. I stayed for a week specifically for the kitchen. There were NO pots and pans. The saucepan I was given had rodent droppings. I only had 2 washcloths and towels for a while week. After 4 days I asked for clean sheets to be put on my bed. They gave me the sheets to do it myself. The couch had stains on it. The floor was sticky. It is obviously a voucher hotel for the homeless
- 5/5
Felt like home. Very clean and comfortable
- 4/5
I was attending a conference in Richmond and this room was perfect. It was clean, mostly quiet with a comfortable bed, a great kitchen and a nice work-living area.
- 5/5
Clean and great staff.
- 5/5
Nice property
- 5/5
Staff very helpful & accomadating.
- 1/5
The tv and phone didn’t work. When first reported, the front desk lady said there was no one to fix it. The next day, the guy fixing it changed the box the tv and cables. Nothing. He gave up. So we were in a place with cheap products, especially the toilet paper, a noisy AC, footsteps from the unit above, and staff cursing and yelling at each other early on a Sunday morning. I do NOT recommend this former condo that was superficially modified into a hotel, seemingly after it fell into disrepair. There was mold, smells, rotting infrastructure and the aforementioned lack of services. The photos did NOT show the reality and the service was worse than that. It was as if they got uncaring, stone faced people off the street, with no concept of customer service to manage a decrepit location. Marriott should be embarrassed by this location. It isn’t a dignified place to be and certainly does not live up to the reputation of a national chain. I will never trust a Marriott booking ever again after this.
- 1/5
Staff was great. Room had pull out bed with no sheets in the room. Stains in the carpet.
- 4/5
Good
- 1/5
The conditions of our room was awful — peeling paint, mold, holes in the ceiling, cracked mounding, etc. Staff was friendly but could not make up for the completely run-down condition of the physical space. Do not stay here until they completely renovate the units.
- 1/5
Also, unit was in an industrial area on a back street and parking lot was under construction so limited parking. Did not feel safe in evening when going to car with drug deal being handled outside my vehicle - was scared for my child!
- 2/5
John and Bari were the highlight of the hotel. But we had a bad experience with a toilet that was inoperable for three days- just unacceptable. The property was rough on the edges- wear and tear and maintenance was poor. Room floor was a bit gritty. Surprised at all of this since it was a Marriott property.
- 5/5
Nice price for the amenities. Good breakfast buffet. Easy access to the freeways and restaurants in Richmond.
- 2/5
This facility has no bath towels at all. They only have hand towels! I asked 2 times for regular towels and was given hand towels both times. The refrigerator, heat, and noise from upstairs is VERY loud. Do not stay here if you are sensitive to noise. Also, every time the heat came on it was so forceful that it blew the bathroom door closed and would cause items to blow around in the bathroom! The breakfast was awful and the room had several issues such as exposed piping and a filthy service closet that was open. There was a can of spray cooking oil on the floor by the bed. Unless you are trying to save money and need the cheapest possible hotel, do not stay here.
- 3/5
The penthouse appeared to be cool and the set up had me and my mate thinking of future family vacations. However, upon closer inspection, the penthouse was not at all clean. The kitchen floors and cabinets were sticky, the ceiling fan had a nice thick coat of dust on it, there was what appeared to be strawberry jelly on one of the lamps upstairs, there was dark yellow urine under the upstairs toilet seat, the floors had pet hair and human hair, there was also long, straight, brown human hair under the upstairs bed covers (it should be noted that my mate is bald with a curly beard and I have short locked hair)… I could go on and on about the cleanliness of the room, but I’ll stop there. The kitchen had coffee, but no coffeemaker, dish detergent, but no sponge or cloth, and no paper towels. Also, there was one trash can, in the entire penthouse, that was located in the upstairs bathroom. There was clear water damage on the wall and evidence of the property trying to identify a leak in the sprinkler system, by blue streaks coming from the pipe. Finally, the bottom lock in the door could not be turned and the safety latch at the top has loose screws. The End.
- 3/5
Staff were friendly but the property had multiple things that were not working, eg heating, door locks low on battery, etc that required me to change rooms once, walk to the office multiple times late at night in the freezing cold, etc.
- 3/5
Services especially room service. You have to call for days and weeks to get clean towels
- 1/5
When we got there, there were dirty dishes in the dishwasher, no toilet paper, the Tv was disconnected and the light switch didn’t work. The only good thing was that they did give us a second room and allowed my husband to inspect it first.
- 5/5
Just what we wanted
- 1/5
Everything was terrible. Definitely not a Residence standard. Should be avoided.
- 4/5
It was a basic room and clean. Every room faces outside like townhouses and is a bit noisy and spread out far enough that I had to drive to the breakfast area. They advertised breakfast but only really had coffee. There was oatmeal but the water was cold and a bagel but no toaster. It had a good kitchen area and I can see it would be nice for an extended stay.
- 3/5
Had to request another room because the first one wasn't clean at all. I think the only thing that was done was the bed being made. The second room wasn't much better. This used to be my go to hotel when I'm in town now I don't think I'll be staying there again.
- 2/5
The condition of the hotel is below average. Being a Marriot brand, it is older and worn down in need of updating. Dirty floors. Had several issues with guest above our room. First night so much noise could not sleep. Tried calling to the front desk but couldn't get anyone to pick up. The morning of checkout found bed bugs. Told the agent at the front desk received an apology was told that for the issues that I would receive points to my Marriott account but no points were validated.
- 1/5
The bathroom was dirty the dishes where dirty there was stains in the sheets had to call for toiletries and go to the front desk to pick up myself
- 3/5
Basically ok, however, we checked
- 5/5
not enough plates and cooking dishes
- 5/5
Check in staff were extremely friendly.
- 5/5
Reliable, cost-effective place to stay. This property is my go-to anytime I’m in Richmond.
- 5/5
Absolutely beautiful.
- 4/5
the presence out in the street late at night of crazy people racing cars was disturbing and made me wonder how secure we were at the property. apparently there is no police presence in that part of town.
- 5/5
The location and amenities within the hotel were just what we needed. We will return for another stay!
- 4/5
Friendly staff, very clean rooms. The property would definitely benefit from renovations, but otherwise my stay was a really nice one.
- 5/5
I liked the room options for a larger family. The amenities were limited but I did not need them. WiFi was convenient and easy to use. Close to main roads and dining/shopping options.
- 4/5
