The bad part was the communication. Because the front desk is staffed only at certain hours, you have to register online even after making your reservation. They spammed me to ask me to do this, but did not reply to my requests for the necessary reservation number. They also told me for a while that I was going to have to change rooms during my stay, but that didn't come to pass in the end. Not the most professional outfit, but I would stay there again.

The hot tub does not have soap, shampoo and no place holder for one we brought. I will stay again but I wish there is a soap holder. Parkign is easy. The place is well maintained but bed, mattress and carpet could use more cleaning or even new ones.

This is our second stay here and we loved it both times! We decided to go for the level up in rooms this time and it was totally worth it for the bathtub, kitchen, and living room area. It was so nice that we decided to change our evening plans one of the days we were in town to just lay around and enjoy the room. We will be coming back!

Room itself was very nice. Just note - the bathroom is not enclosed- no walls around toilet area or bathing area. I was alone so no big deal - but some might like to know the scenario. Very cool place.

There was not enough parking for the building, the code to get into the building and to the loft was never provided. We had to stand outside in the cold and wait for somebody to find somebody to let us in. We had to climb four flights upstairs to get to our room. There was no privacy for the bathroom, so the toilet was out in the middle of the room. The bed was just a memory and asked the middle and there was no way to get comfortable. Would not recommend this location and would never stay there again.

Our stay at S31 was great. The building is incredible and the rooms are modernized, but still have the original woodwork. The Village gate is close with great restaurants and boutique shops. The neighborhood is full of history and a great place to take a late night walk. Although there is not currently a dining area at the property, they have great snack options for enjoying in the room and great local wines. My wife wanted a large bath/Jacuzzi and our room did not disappoint. The only thing she wished was, they offered a bath package with bubble bath and wine. Overall we had an incredible experience and we can't wait to stay again, and try one of their other themed lofts. S31 is now a favorite and unlike any experience from a chain hotel.

Every time I come to Rochester, I stay at School 31. I have stayed there many times before, and have always had an amazing experience. However, I was a bit disappointed that I did I was not assigned the loft that I chose on the website #215. While 206 is unique and beautiful, the tub/shower placement/situation is not ideal. Regardless of the tub/shower basically in another room - The shower curtain is not large enough to prevent water from getting all over the floor- and there is not a floor drain. Taking a shower was very challenging and I chose not to make a mess, and not finish the shower. While I still had a ok experience over-all, the next time I stay there, I would just appreciate being assigned the unit that I chose and paid for prior to coming to the property.

Location of School 31 is convenient to many local activities. The re-use of the building is wonderful. Decor is fun and comfortable. We would certainly stay here again. It was a little quirky with the bathroom area being open to the rest of the room. Our room was on the road-side of the building and there was some traffic noise. The bed was very comfortable and room temperature controls were easy to use.

Huge room with kitchen, large windows, spotless, nice comfy couch and armchair for watching large TV, all in all super comfy and well priced for what it is.

The shower had no knobs or fixtures, so I awkwardly used the tub because I was there for a work event, but I think it gave me an infection. There was no coffee maker in the room but they did bring me one. And the heat was on way too high, it was smothering. Otherwise it is a nice place.

We are requesting a cancellation and full refund based on guest satisfaction, as the accommodations did not meet the guest’s expectations. The guest did not utilize any amenities and vacated the room after verbally notifying the night audit representative.

It was difficult to figure out how to get into the building on arrival as I did not receive the text with the code. My micro loft did not have the deep soaking tub shown in the picture. It was an old claw foot tub with shower overhanging. Lots of stairs to get the second floor from the ground floor. The overall room was good enough for what I needed. A quick overnight stay. They were quick to respond via text if needed.

I would highly recommend this property. We felt very safe. The loft was great, it was spacious, clean and comfotable. The only downside was it was a bit noisey because hvac system. I'd stay here again.

The room was spotless and unique. Super friendly. The way this loft space is set up is so classy and takes you back in time. We were a bit disappointed with the room only because it was not the room that it showed in the picture. We really enjoyed our stay here and would return. We loved the local eateries and quaint coffee shop just down the road.

Our room and the entire building had so much character. The building access and security was easy and the room amenities were wonderful. The heating/ cooling was way too noisy though and the air velocity was so high that the warm air felt cool by the time it reached us.

There was not a sign on the building and you have to park in back and walk around to the front to get to the front desk so it was difficult to tell we were in the right plance.Definitely not sound proof as advertised on Expedia. The first hour and a half in our room there was a dog barking that sounded like he was in the room with us and the other guests and traffic were also very noticeable. The weirdest part of the room was that the toilet was on a raised platform in the middle of the room with no door so it was like a performance eveyrtime you had to use it.

It was a unique and awesome stay. The only feedback I have is that I had my heart set on the room I chose on Expedia but I was given a different room. It was still a nice room and turned out fine. Very cool building and concept!

Big, beautiful bathroom with some small setbacks… no towel rack or hooks and no soap holder in the shower. Sounds minor but is really major in the scheme of things. I bought a sponge holder from TJ MAXX and attached it as a soap holder for my comfort during my stay. I hope this little/big thing is fixed in time for my next stay. I really loved staying here!

If you want to stay in a truly unique place, this is it! I love the thought of being in such a historic building. The checkin process is via code/virtual, so I did not encounter any staff personally. Very walkable to many art installations, restaurants, and the Public Market. We will stsy again!

Unique building and theme. No staff at the front desk. Just a sign to call a number to get staff to show up. Front desk only available from 3pm to 5pm. Doors are locked to the front desk area all other times. No location maps. Easy to get disoriented within the building. No maps showing exits in case of emergency. Horrible mattress in the room. Won’t be back

The School 31 lofts are very cool, and we always enjoy staying there when we are in Rochester. Do be careful, room 200 is quite different from the other rooms. It doesn’t have a kitchen and is much smaller and less private. However it is very pretty and the wet room is amazing. Just know that if you get that room it may not be what you are used to.

Overall I’d give the stay two stars. It is a unique old school building, with some lovely art deco type updates. Unfortunately, I looked at photos before booking and noted rooms with sofas, chairs, fridges, and hot tubs, and assumed our room would be the same. It was, instead, an extremely small, studio room, with no chairs, no table, no fridge, no room divider between the bath (not a hot tub, nor jetted), nor the toilet. The queen bed sank in the middle, so was extremely uncomfortable for two people, and definitely needs replacing, The room was very drafty, having ill-fitting, non insulated French windows opening onto a non-usable balcony. Check-in is supposed to be automated, so you don’t meet anyone at reception, but share your ID and credit card online and get your room code messaged to you. If you don’t know this before registering, (which we did not), it is disconcerting and inconvenient.

The room was just okay. The blanket on my bed was like a hospital blanket and the shower was broken so I couldn't shower before an important business meeting. I called to see if I could get help and I was told to call back after 9am.

The room was neat and an artsy way. Had had a large tub. Open floor plan. The exposed toilet was not my favorite. There were a few problems. There was a small leak above the bed. Probably from the roof, it was raining hard. I moved to bed, so it wasn't a big deal. The bed itself though, had a trough in the middle and was uncomfortable. In the middle of the night I heard people talking in the hallway. I waited a while and decided to ask them to go back into the room. When I went into the hallway, there was nobody there and I didn't hear anybody. I thought they must have gone back inside. When I went back into my room I heard them clear as day. The acoustics of the building are strange.

When you book a room here they send you a text with the room number and door code. Well last time I stayed here which was 2023 I was in room 201 this time when I went (2025) I read the old text and went to room 201 and entered the code from the year 2023 and the door opened when I stated to walk in I saw there were clothes on the bed i immediately closed the door and re looked at my phone when i realized my room was 215 after i got in my room i left because I realized if i can get in to someone else’s room they can get into mine and these doors do not have an additional lock inside. I was totally unsafe !!

We are from out of town and we stayed here on Xmas Eve for the second year in a row. Had a few local family members over for dinner for a couple hours - It was a nice accommodating and quiet place, and my husband and I enjoyed having the two of us stay over with our two dogs. It’s a perfect place for a couple, and there was enough room for our pups to have room to move about.

Close to west herr theater. Went to hang towel up in bath an hanger fell off. Was going to use jacuzzi tub black chunks came out in tub wasn't very pleasant. No one there sat. Morning to tell about towel hanger problem. Probably wont stay again.

Had to climb three huge flights of stairs to get to room. No elevator no luggage racks. Help was offered but didn’t seem fair as concierge was only a little younger than us. Room was ok but kitchen stuff was dirty. No way to cook anything and I had to clean before I put my food in refrigerator. Huge curtains were very dusty but necessary to keep out the lights of the university across the street.

I love this place and it’s the only hotel I will stay at when visiting family in Rochester. My only negative is that this place doesn’t have an elevator for public access which makes it difficult to maneuver luggage upstairs (especially if you have a small child or a disability). But if that can be fixed this would be the best place to stay in Rochester!

This property was absolutely gorgeous. I loved the jetted tub, the comfy beds and the kitchen. The snack and drink items placed throughout the room for purchase were perfect. Parking was easy and convenient and I loved being able to check in without using the front desk. I will definitely be staying here again. I have zero negative comments.

The location is fantastic, with plenty of restaurants, shops, and attractions within walking distance. I especially enjoyed the nearby parks, which provided a nice escape from the hustle and bustle Two critiques, the room needed a heavier blanket and the shower had ants.

Found some hair that looked like pubic hair. I wish I had brought some Clorox but I used the washcloths to wipe away the hair that was left behind. The bed was very spacious but I ended up on the couch after a few hours. The bed was NOT comfy at all. The couch has some old stains on it but overall very comfy to watch movies and relax. Our experience was good enough to want to book again. I’ll come prepared next time. Thank you for the very kind staff I encountered with my booking.

Loft 200 - We have really enjoyed our larger lofts, but it was just the two of us, and so we decided to try the micro loft. As compared to the larger lofts - there are some real design flaws in Loft 200. I'll list the good and the bad. Location is amazing. The Bed is VERY comfortable! The toilet is behind a very sheer curtain. There is no door. For us - this was awful! We had no idea there would be no privacy for using the toilet! Even married for 27 years...we would have liked a door. Of the two double sinks in Loft 200 - which are beautiful by design, the pipes are VERY noisy- to where you are afraid to turn the water on. The radiator is noisy - not much you can do about that - old building heat. The bathtub was lovely - and we liked the big shower, but there should be some hooks to hang your robes and towels on. The glass door handle was installed the wrong way, the handle should be on the other side of the glass door. Its a walk up - no elevator - which we knew, but realized other guests might appreciate knowing this in advance. The dresser top drawer is broken. The chair in the picture was not the same - and the chair now in the room looks cool, but is insanely uncomfortable to sit on. So there is no where to sit really except the bed. I'd like to suggest they put two cafe chairs in the room, so you could sit and have a cup of coffee at the table - or use it as a desk. The larger lofts are much nicer - and have privacy and seating. Next time - I'll spend the extra $.

What an absolute gem! very spacious! ( 800 SQ FT!) loved how they still kept so much charm from the original building and added it with very cool furniture and decor. Perfect location and near downtown. I was in town for a business trip and when I told them where I was staying, they were shocked! They were amazed Rochester has such a "cool & hip" hotel. They said they would also start referring people over. great for families as well, especially because of the space.

The check in we did have a hiccup and our door code didn’t work to get back in, but our desk clerk was so accommodating and kind and helped us anyway possible! Made our stay truly special and memorable. This hotel was beautiful and one of a kind. Would stay again absolutely.

Although the entire concept and decor was nice, the room was extremely TINY!! The shower was visible from the bed with no covering. The bathroom had no door and only a hanging art piece to block the entrance. The mattress was worn and had a hole in the middle of it. The night manager was very helpful considering we arrived after hours.

We love the decor. The jacuzzi tub was amazing and used every night! The close proximity to delicious food - Red Fren, Mad Hatter, The Gate House - yum! And short distance to see the falls, and visit our son at RIT! So nice to have a full kitchen. Beds super comfy. AC worked on the hot day and heat worked on the cooler day - always comfy. We love it!

The check-in process was a breeze, thanks to a wonderful and kind clerk who made us feel welcome from the moment we stepped in. It’s always refreshing to encounter staff who go above and beyond to ensure guests have a smooth start to their stay. However, the experience took an unexpected turn upon check-out. The building felt like a ghost town, with not a soul in sight. All the lobby entrances were unexpectedly locked, leaving us to navigate our own exit. It was puzzling. Adding to the disappointment, my security deposit has yet to be refunded, even two weeks post-departure. For those planning a visit, it’s wise to factor in potential delays with the return of your deposit when budgeting for your trip. In conclusion, while School 31 boasts a fantastic structure and excellent staff at the front desk, the lack of presence at check-out and the delayed refund of the security deposit are areas that need attention. Guests should be prepared for a bit of self-reliance and patience when it comes to the financial aspects of their stay.

This was a unique accommodation that my teenagers loved! Located in the Neighborhood of the Arts, it was a great part of town to explore. School 31 Lofts was much more fun and comfortable than a hotel. Would definitely book it again!

Cool building and eclectic lofts space. Great location. They send you a text message with instructions how to access the loft. The code for the main door you enter doesn’t trigger any response you just have to pull on the door after entering the code. The building has radiator heat. If your radiator starts making noises there’s a knob you can turn next to it that will shut off the water going into it and stop the noise. Found this out after it woke me up at 1 AM. The loft I stayed in was wide open including the toilet. Good for a solo traveler.

We loved your property - it was fantastic! We do wish the kitchen was a bit more equipped with the essentials. I brought a small pot and a skillet with spatulas, etc. from home, and I was happy I did that because the kitchen doesn't have a lot of things (including a can opener). so maybe look into adding a few more things. It didn't mar a thing with our stay, just a suggestion for those who may not come equipped with the essentials. Looking forward to our next visit - we loved our room, and so did our dogs!

My only suggestion would be extra towels (I like a separate one for my hair) so maybe bring one along if you are like me. The heater was very loud, I do like the sound of blowing air, so I actually like it. lol Also, the hot water takes a while to warm up so be patient. We loved our stay and will be back for sure!!
