    If you don’t like the smell of smoke ask for a non smoking room. Staff is friendly. Security deposit $50 is required and refundable. Easy to enter and exit with traffic not being that bad. Close to a lot of different things. Cheap and well maintained

    The room was comfortable, clean and had everything we needed. It is in a good location with anything you need nearby. The staff was friendly and very helpful, they even gave me a refund on a 2nd non refundable room i accidentally booked. AC worked great.

    Location was good. Convenient to Rogers and Bentonville. The space in front of your room is reserved for that room. So you don't have to walk a million miles. Staff is super friendly. Room was very clean! You can't have guests after a certain time, so it stays very quiet.

    The rooms are very very clean with amenities such as a refrigerator, microwave, couch, extremely comfortable beds and the staff always makes sure to ask if I have everything I need. Very accommodating and kind. Please book with Guest Inn! You won't regret it!

    Nothing I wanted a room in eureka springs and booking though I wanted to go to Roger’s, an hour away yaaa, I get there the floor hasn’t been cleaned in forever, the sink had hair all in it and the tub very nasty. It was so far then what I wanted, when I typed motel near eureka springs and seen they had a room available, never though about looking where it was then later on that night walking around the beautiful town, looked up where it was, it was an hour away.

    Very nice staff, but needs to update their rooms tremendously. The hotel is as clean as it can possibly be, but based on the age and the non-efficient upkeep over the years it has gone downhill. It is worth the stay somewhere else although we need this hotel will be efficient and do.

    I stayed at the "Guest Inn" 45 years ago while working in Springdale. The rooms are modernized including nice vinyl plank flooring. Great TV viewing with free HBO/Cinemax stations.

    It was good for the money. the bed and the pillows were very good very comfy, they kept us in clean towels for the couple of days that we were there. They had a swing for couples under a pavilion to be able to watch the traffic go by it was very relaxing at night. Staff was very courteous and nice. Rooms are very quiet.

    nothing was mentioned about the 50 dollar deposit asked for two extra pillows (one for each of our legs) and he asked “how many people are staying in there??” which he asked a few times upon checking in. we said just us two- lol we are 30 yrs old and need the support. it took him 10 mins to fetch the pillows. we saw him on the camera find the pillows and stand back there. quite odd. then he had me stand and watch him check our room… he made sure that the remote “still worked”, counted the pillows & yeah. won’t be staying again.

    The owner asked for a $50 deposit that no where in the info did it mention. The ice machine had a sign to leave some money for maintenance. I bought 2 water bottles and they looked like they had been refilled, the amounts were different. They didn't service my room and I complained. They argued but did it and only half ass. I would not recommend this hotel.

    The keys have a nasty habit of randomly not working and they shut the office down at 11:00 so I was l got locked out of my room after coming back from work at midnight and I had to sleep in my truck because I couldn’t get into my room and they would not give me a refund and were extraordinarily rude

    This is a cheap hotel, which is fine as that is what I was looking for. Just wish the owner was a bit more friendly as I was basically treated with contempt at check-in. A deposit of $50 was required at check in. I’m not sure what it was for as there was nothing in the room that could be damaged. The room freaked of Ozium to cover the smell of cigarettes. Sparse would be an understatement. In closing, a little customer kindness would offset the room conditions but don’t expect it.

    This is the only place I've ever stayed where the maid made US take out the trash when inspecting our room so we can get our deposit back. They took our deposit because we smoked in a smoking room. Yes, we lost our deposit for smoking in a smoking room! The light switch for the bathroom shuts off after 2 minutes so good luck taking a shower. Same with the faucet, it also has a timer. Do yourself a favor and stay somewhere where they don't rip you off!!!!!

    As soon as you open the door to a non smoking room, you smell smoke. The walls were filthy. The bathroom was not clean. Urine drops on walls. Bath tub was not clean. I did bath or shower. No hot water, just luke warm. There was some hair that was cut under my mattress when i looked. I kicked it on the floor. I had to pay a $50 deposit when i arrived. Not sure why if my room was paid with my card. Burnt holes on bed covers. I left the room at 6am in the morning. Yuck!!!!!

    I have stayed in many many hotels across America, usually while traveling coast to coast, or staying one night away from home for a special event. This was probably the most clean and pleasant places I've ever stayed. Staff was warm and courteous. Room was spacious and clean. Absolutely no complaints. If you are looking for basic, affordable accommodations in Rogers, this is the place to stay. We will be back!

    I had paid for 2 nights but unfortunately there was a tornado that occurred which causer a power outage so I had to check out early and wouldn’t be able to stay the 2nd night. I asked them if I could get a refund for the night I wouldn’t be staying and they said yes and wrote it down on their book. They gave me their business card to contact them about the refund. 1 week later I had reached out by calling them and emailing them. Their phone line isn’t even connected and they didn’t reply back to my email. I assumed they would refund it as soon as they got their power back but they never did and now I just have to suffer the loss. Please do better

    Later when we got to the room I was told that the bathroom light switch did not work. The only was to make it work was to keep pressing the on switch. How was I supposed to take a shower and press the on switch at the same time?? Then the water faucet at the sink would only give 2 oz. of water before it shut off. Not practical for sure.....

    The deal breaker was when the manager found out about my friend’s medical service dog. We were vendors at a crafts show at the Fayetteville Fair Grounds. We came in around 8p (exhausted) the second night. I went to the office to get an extra pillow. The manager was a bit hostile accusing me of having a dog in the room. I explained that she was a medical alert dog for diabetes. My friend (the owner of the dog) came in to tell me her room key didn’t work. The manager said he had deactivated our keys! We were locked out of our room! When we tried to explain the ADA law regarding service animals, all he would say was he had to charge a $150 fee that might or might not be refunded. Hotels are not allowed to treat service dogs as if they are pets. He became very agitated and threatened to call the police. We told him that was fine. We both felt that because we were women, he treated us disrespectfully as if the ADA law (which she pulled up on her phone) was incorrect.) I was finally able to get a room key, went to the room and called Expedia. It took a little while but Expedia took care of us!! They were great, found us another room in a nicer hotel and paid the difference!! This was a stressful and upsetting situation. Thank you Expedia!

    I rented 2 rooms for my family and kids. Upon arrival and getting the keys to the room. We found bed bugs in the sheets and the mattresses!! We immediately went back to the front desk and asked for the manager. We were told wasn't available till 11:00 p.m. and to come back then. At that time we left to go find a different hotel room and packed our things and left. We plan on going back tomorrow morning and asking for a refund!!

    It was convenient to outside stuff but the property over all, had i known i would have preferred to stay somewhere else. the reason i chose this property was because we needed a fridge for our baby’s milk and the fridge did not work. we told them about it just for them to tell us they would look at it in the morning. we only planned to stay the one night so that made no sense to not move us or replace the fridge. the shower did not work properly and was difficult to bathe our children since there was no way to give them a bath even though there was a tub.

    Convenient for my stay and cheap, But a pair of someone’s dirty socks was hanging on the bathroom door knob, the door had a hole punched in it, there was a coffee maker but no carafe or any supplies available. Upkeep is poor and seem to be run into the ground rather than maintaining for future use. Raise rates 10 bucks and do some maintenance.

    The beds are comfortable but the room was not quite clean. There were dead wasps on the floor and on the towels. The mini fridge was dirty and there was a previously used wash rag and bar of soap left in the shower. The fridge leaked and left a puddle of water beneath the dresser.

    We were disappointed in deposit being charged up front making it impossible for early departures to get deposit back since desk only operates after 8 a.m. First hotel I've ever seen that charged for an ice bucket of ice. Shower area had peeling paint in tub shower. Mirror was taped to door rather than secured properly. Knob about to fall off door.

    I reserved the room with one adult and one child. On check in. I checked in with one adult my 15 year old nephew and my 2 year old child and paid more to upgrade the room and have another person stay. We were there for 2 nights. My friend we were in town visiting came over before we went to dinner. Our first full day there they started calling my phone. And threatened that they were about to kick us out for being loud. They also kept insinuating my friend was a male. My child was known about from the beginning. I paid for them to stay there just like anyone else did. My issue is. Children are loud. Especially w a 2 year old. So i would think they would seperate us from everyone else instead of putting more people directly beside our room then threaten to kick my 2 year old and nephew out. Do not go here if you have children. Very poor management.

    It was like a prison there couldn’t open curtains couldn’t talk to anyone in parking lot. Coffee maker no pot or coffee. Had lamps and device bolted down and them wouldn’t even reach the plug in sites. Managers stand outside and watch who goes in with and when u leave they watch who leaves and what you take. Not all people are thief’s this offended me and my family very much.

    The bed was very comfortable but the comforter was very worn and had holes. They went to charge you for guests who come to visit. Ice is 50¢ a bucket. The lady upfront was very nice

    Mold not just in bathroom but also in room .. The most ghetto hotel I've ever been to not clean not safe . I would have gotten a refund but I didn't have enough to cover another room while waiting for you to pay me back. Remove this motel from your list.

    The detergent that they use gave me really bad contact dermatitis and there were cigarette burns on nearly every piece of bed linen. I will definitely not be staying here again

    This was a good location for all that I needed. The staff was friendly and helpful. When I had problems with the tub it was addressed quickly.

    After I booked the non refundable room, it come up as a smoking room. The room smelled so bad. I’m glad most of the time I was out of it. Parking is horrible.

    TBH we didn’t stay here. The room was prepaid so we went to check it out. The area wasn’t conveniently located to places that we had on our fun list. So, we went to another place to stay. The staff are a wonderful couple. It’s a small business old school motel. Has what you need if you are merely sleeping to wake & leave.

    I didn’t like the extra charge for the so call upgrade room. Manager said the other room he was going to give me did not have carpet so we paid extra for the room we had.

    We accidentally did not book a smoke free room. Found it interesting that for $10 cash we could upgrade. In town to visit family. It was posted that they could only come to our room for $5 fee each. Have not seen that before. Place was ok, but there are alot of other options in town we would try next time.

    We had bought the room through Expedia, but when we checked in, he said he would not accept or honor the Expedia rewards discount and took our credit card information to charge us more. He said, “I won’t work for nothing!” It was late at night and other hotels were full, so we had no option to stay there. The coffee maker was missing the coffee pot. There were wholes in the door to the bathroom, but the bed was comfortable and clean.

    The hotel was a good one nice and clean and comfortable. we were only in town overnight so didn't really need much. the bed was nice and comfy, and those pillows were so soft!!! I was impressed with the flooring, most hotels have carpets, our room had wood laminate which looked great!!! I also enjoyed the desk area as I sat there and colored while were there, will use again when we come visit friends and family!!
