The breakfast was one of the worse I’ve come across. And don’t get the rooms in the back of the property so weird. Lots of homeless hanging around the property on every corner and at Dennys next door. We ate at Dennys and it was cold food. I cook 1 server. Whole experience was sad

Comped Breakfast has solid sausage. French toast sticks were little dry/chewy. Yogurt, oatmeal, bread, coffee and juices included.

I stayed here because it is close to Sutter health Park. A couple things I didn’t really like was the swimming pool was ice cold, which I understand but the Jacuzzi looked like it had algae growing in it. My hairdryer fell off the wall and it didn’t work very well either I had my service animal. That was nice. They were accommodating. There’s an area for them to go use the restroom as well. Staff was friendly enough parking lot was a bit dirty.. room was clean and close to not amenities.

Sometimes in life you fall for nice pictures and make mistakes. My mistake was booking this place thinking it was a regular place. At check in, room #1 had live roaches, room #2 had dead roach carcasses on the receiver of the in unit phone meaning that it hadnt been cleaned in a long enough time for the roaches to die and decompose. I didn’t realize what I was getting myself into and unfortunately for me, I had to pay for this mistake. Don’t even mention the word refund to management cuz they have no intention of giving one once they’ve reeled you in to their web. They said that we would be refunded while we were there and changed up once we left. We composed ourselves as I searched for a habitable space and we got out same day within 2 hrs of checking in. Got a nice place nearby. Unless you are used to living in squalor, go some place else.

However, cleanliness around the property was a concern. There was smoking in the parking area, which made the surroundings very uncomfortable. Inside the room, we noticed cockroaches running during the night, which was disappointing and not acceptable, especially when traveling with family. While the room itself was spacious, better pest control and regular disinfection are definitely needed. Cleanliness is a top priority for us when staying with family, and this aspect needs improvement. The breakfast area also felt congested, and the options were quite limited. A better spread and more space in the dining area would improve the overall experience. Based on these factors, I would rate the stay 3 stars.

This property has trash everywhere. Homeless people are walking around on property while security is on grounds. The bathroom smells like mold. Carpet is filthy. Cracks are in the hotels room walls. People can be heard fighting all hours of the night and the staff is not welcoming.

Despite a small misunderstanding from the staff helping me check into my room leaving me with 2 night deposits for 2 separate rooms. They were really friendly and willing to listen / communicate. This is the most organized and well take care of quick hotel I’ve been to! The room itself was clean with some not so clean areas but mostly it was up and ready to go! Unfortunately it had flaws like, TV having no signal, ac buttons broken, and marks on the doors. It was nice and very spacious , perfect for the price. Breakfast was okay at best.

Definitely would not stay there again. Bugs in the bathroom in the middle of the night and had fears that I would bring home bed bugs. Trying to save $50 in going to a more established hotel was a mistake.

There was a lot of homeless people camped out on the street of the hotel and generally didn’t feel safe. The property was also not that well maintained and the room itself was not clean.

The continental breakfast was very delicious. The eggs were fresh and the sausages were very tasty.

Hot tub was the only thing that worked. The staff wouldn’t fix tv and didn’t bother putting us in a room that has a working tv. There was onetowel for there people to share.

The area is not very safe. It's right next to a freeway so don't expect a quite and peaceful night sleep. The property is very poorly maintained, there's trash everywhere. The room isn't that clean as well. One of the beddings has blood stains on it. The bathroom sink's broken. The bathroom isn't clean. The carpet is dirty. Not enough bath towels for 3 adults. They didn't even refill the body wash.

Stayed for one night, the room was relatively clean, and the staff were very nice and welcoming.

The room was not clean. The first room we got smelled like so much cigarette smoke. The second room smelled less of cigarettes but still very prevalent. All of our clothes and hair smells like cigarette smoke now and none of us smoke. I had two young children with me and I was not happy about this. The bathroom looked like it had not been cleaned between guests. We found cockroaches in the room unfortunately after we had brought in our belongings. I will never stay here again.

Do not ever stay here. We checked in and went to the room. Didn’t even step foot into it because it looked like someone was in there. Pillows on the floor, toilet paper on the floor, tv on and bathroom light on. Tried to get a refund but manager did not approve. This place is the worst of the worst.

Requested a king size no smoking room , but first thing I smelled when I walked in was smoke. Asked to change my room but they couldn’t accommodate me for the same room but one with two queen beds, but even then the rooms didn’t look comfortably clean, lots of homeless around the area & right away I told them I’m staying at a different property & they would not reimburse me so I took a loss. Never ever staying there

The jets to the hot tub didn’t work.. and the pool was dirt. Staff was kind and always tries to make sure everything is clean and the rooms are at a comfortable temperature

Stayed for a quick overnight. The door to my room would not even shut and lock all the way, unless you had the top bar lock on anyone could push right in. The tv did not work and the shower did not have body wash/a bar of soap.

The room I was going to initially be given was in a nonsmoking area and wreaked like smoke the hallways was ridiculously dirty and creepy at that. The pictures are super misleading! They made me think that I’d have a balcony since the room I was booking showed a balcony and it did not. On top of the room itself not looking anything like the pictures. I talked to a helpful young lady at the front who let us “upgrade” our room to one that actually looked like the pictures except the balcony. It was way cleaner than the initial room and was super understanding and sympathetic to the fact we had drove over 5 hours with kids and were extremely tired she gave me no hard time in switching us and for that I’m grateful. On top of the yummy breakfast they do provide it turned our trip somewhat around. The pool is smaller. And just know the pictures are misleading read the descriptions thoroughly before booking

They charge $14.99 for breakfast buffet, was on a card in the room. Icalled front desk said it was included in the room cost. I asked then why do you have cards in all the rooms that says $14.99 for breakfast, she didn't answer my question and hung up the phone. The white bread for toast was frozen then thawed several times, soggy and didn't taste very good. The oatmeal was ok, my friend had that said it was fine. I took 1 sausage and 1 potato ony plate both were cold. Then the lady then took a large container out of fridge of potatoes and dumped them into the hot box that contained the cold potatoes. I'm a chef, you never add cold product to a hot box. You have to bring your food up to temperate, before you put into the warmer. The warmer us just that it does not heat food, it holds food at 160-180 temperature. You add hot food to hot food and cold to cold. It can't heat food it's a warmer!!!! Charged a $200.00 deposit. I worked for The Rim Corporation in Modesto, Ca, had 5 Best Western Hotels and 3 that were not. I stayed in 4 of the B/W in Sacto. Placerville, Anaheim and Modesto. Im 70 years old B/W is always were I stay. Always clean, staff friendly, food is good. If that was my first stay with you, I would never use your brand again. She is also feeding the homeless and letting them stay there. That is why she charges the deposit. They have damaged the rooms. I asked why the deposit her words were we have had problems with customers damaging rooms. I did get deposit

Water was Luke warm.. the soap and shampoo were empty. However the front desk staff at check in was super nice. There was a situation with a guest and she stayed calm..

Hotel was very accommodating while I was trying to get an early check in before a concert that night. Despite amenities in the room showing signs of use over time, I could still tell they were cleaned, which was the important part. The kindness and attentiveness of the staff was what stood out to me most!

Water was shut down without notice. We couldn’t flush and take shower until late afternoon. If we knew sooner, we could have planned around it and not having such inconvenience.

first the picture were not exactly how the hotel looked there was dog poop on the side walk while we were walking to our room and than the hot water was not even hot i called to the office they said they were sold out because we wanted to chang room so we wouldn’t be by the freeway side than you could the top floor walking back and fourth a lot of noise and than we are right behind the freeway which was not good i would not have stayed here if i knew it was by the freeway the breakfast was nasty

Was a fantastic room for the price with secure parking!

Room was not clean on the nightstands and the floor was sticky, smelled like smoke with an overpowering lemon deodorizer over it. It was supposed to be a non smoking room. No hot water in the am for a shower.

The hot tub was hot enough but it had a piece of trash in it. The neighborhood around the hotel was scary. They powerwashed the sidewalk and steps and got gross stuff all over our cars. All the staff were friendly.

Not in the best area, alot of homeless about. But, hotel has 24/7 security and front desk. As a solo woman traveler they treated me to a room above the office where i could feel really safe. And indeed i did. The room was nice, very clean, and comfortable. Id stay again. Great for the price.

There was way too much noise going on around the hotel. The staff was making a lot of noise as well when they were cleaning the rooms. They tried going into my room when it was clearly locked. The roof was leaking terribly. Won’t be staying there again. When I told the front desk about it they were like “ yeah it’s happening in other rooms and just be careful not to fall because someone else fell in a different room”. Didn’t do anything about it.

This hotel was very convenient for attending the Aftershock Festival at Discovery Park. Prices were reasonable even with the large event and we got a good value for what we paid.

Had a great stay. The staff is so nice I will stay there again during Aftershock!

We got this place for the location for the aftershock festival. But we paid so much for the rooms because they jacked up the price for the festival, which is somewhat understandable. But then charged us parking on top of it even though the listing says free parking. We definitely paid way more than this hotel was worth, super rundown and thin walls so we could hear every other room around us.

We’re close to the weekend concert we were going to. I loved being able to check in early. There was plenty of light in our room, and the blackout curtains allowed us to sleep in undisturbed. Room was clean. Liked that it had a mini fridge and microwave. We will be staying there again next year.

My room was a pet accommodation but the dander in the room was overwhelming I coughed all night , I had to request adequate towels and overall the room needed a good wash down there were roaches present and earwigs . The balcony was nice and beds comfortable. Pool area was nice a clean

We were assigned the largest room this property had and it was an amazing room. We want to book again and request this same room in the near future.

Homelessness is a big issue around this hotel. Also, the common areas are dirty… Why they don’t clean the outside floors?? Gross

I was grateful to find it on short notice but it smelled like urine as soon as we got there. All the way to our door but went inside changed for the concert left came back slept it was good for that. And we were grateful to find it on such short notice we went to go see our fave, Brent Smith and Shinedown and Bush was awesome and I'll never forget it smelly pee at all

The gate surrounding the parking lot and hotel rooms was a great idea. I felt safe parking my vehicle and walking to my room.

. Staff was very nice and helpful. The bed and pillows were comfortable, and the bedsheets were clean. However, the bathroom needed a thorough cleaning, and the flooring outside the rooms could use some cleanings too.

I really do not have many complaints if any. The one thing that I did not like, is when the housekeepers knocks on your door if you do not answer, they just open your door instead of moving on to the next room.

Don’t like the area with all the homeless and stuff, but the property is completely secured and it makes you feel totally safe. Rooms are clean. Staff is amazing for the price. I would stay here again and it’s right off the freeway so we can just jam first thing in the morning and continue our trip And it’s dog friendly.

The place is not in a very good location. There are homeless people and they make a lot of noise at night and don't let you rest. The rooms are comfortable and the people who work there are very helpful. Only on the outside, the place is dirty.

Well secured

Chose to not stay after checking in. Waited over 1-1/2 hrs for towels after noticing there were only 2 bath towels and 1 wash cloth for 4 people. After seeing many loitering around cars in their parking lot, the constant smell of weed being smoked, and homeless individuals camped out just outside the property, felt it would not be safe for my family to stay here especially since I have an asthmatic daughter.

I wouldn’t stay in this property again.

The night time security guard was so rude for no reason. We were having a hard time opinen the gate, so we asked the security guard for help, and his response was so rude.

The front desk young lady was too distracted on her phone upon my arrival. On top of it, she had no professional customer service etiquette. I requested a non smoking room and I received a room whose walls and everything had the lingering smell. The hotel looked decent in photos but was NOT decent and the people who stayed there made me feel very uncomfortable. I didn’t feel safe or comfortable at all. To make things worse I had called the front desk on the second day and was left on hold close to an hour!!! I had to hang up. The pool didnt look as attractive as it did in the photos. Complete disappointment!!! Never again!!!

Not a good place. Lobby area reeks of pot smokers. Have to sign all but my first born away to keep pets in the room. Floors in room were filthy, they had not been cleaned in some time. Rock hard beds. TV didn’t work. We were awoken at three in the morning by a tweaker knocking at our door. The whole place has a fence around it that clearly doesn’t keep anyone out. The breakfast buffet as an some grey sausage and eggs. We skipped it. We were supposed to stay on our way back into town but I cancelled that reservation.

Spent a three day weekend there. The pool was great. The people were great. Theres a few homeless outside the hotel grounds but no problems there.

First night stay was a bit rocky but the hotel management definitely made up for it! A huge thanks to the room service also for keeping the room tidy ! The nights are definitely noisy with lousy tenants. Yelling and talking on the phone in the halls.

Day 1 - was no issue with staff (Managers - were nice), area is very sketchy when we arrived there were homeless literally peeing on the tree right outside hotel, the hotel is gated - then there was a homeless female literally changing at the exit gate of hotel/dennys full on butt naked (I had my 10 yr old daughter with me) who saw it all. Room was decent. DAY 2 - I sent my daughter and my ex mother in law to get breakfast and the "SECURITY" Indian guy literally tried kicking out my 10 yr old daughter and her grandmother because they did not have a ticket for breakfast when I arrived he told me i needed a ticket - i went to front desk and the lady gave us one after explaining I never got one. But while I was at front desk the Security guard allowed a couple in without NO TICKET!! I didn't say anything and continued to get our breakfast. We were in hurry - all three of us got ONE plate and were headed out and he stood in front of us and said we could NOT leave we had to eat the food there. We sat down and started eating and a few seconds later he allowed a WHITE guy to leave with a coffee and a plate of food. When I said something he said he only had coffee - I went to the front desk to complain and then a few seconds later he allowed a Mexican mom with her child and 4 plates out of the door! I complained and told her and said you are not keeping me here and I would file a complaint! AWFUL!!!!!

The manager has a very nice lady who takes the time to listen and help her guest she's also always willing to go beyond and above her job title to help out anyone staying there my son loves the pool and loves interaction with the staff cuz my mom has passed and I've been looking for home I stayed out a lot of hotels and can say honestly that this one meets my expectations beyond and over good quality price for the place you stay at also with the swimming pool security ice machines and a soda machine are on the inside. Close by in walking distance you have Chevron and Denny's at the corner across the street is McDonald's, freeway access on the corner light next to hotel

The room was fine, relatively clean. The staff was great. Morning breakfast was what you’d expect for the type of motel. But the neighbors all around the facility were very loud and the neighborhood was really sketchy. I was glad that the parking lot was completely locked and gated with a security guard, because if not, there’s no way I would have been willing to leave my car parked in the parking lot overnight.

I had cockroaches and while we stayed you can hear guest yell at each other. I called the office repeatedly because we were out of soap and the floors were dirty. Towels had stuff on it. The office is stingy on additional towels too. I’ll never stay there again. I showed the office the pics too and they could care less. Taylor has an attitude.

I showed the lady at the front desk what I THOUGHT I was getting and she said “well maybe you shouldn’t believe everything you see online.” I booked the room for two nights it wasn’t til the last night at 12am that they decided to move us to a better room. The agent at the reception took a really long time to check us in. And when I politely mentioned that it was taking a really long time, she retorted in a really loud voice in an attempt to snub me. She could have been more polite. The bathroom also appeared really old and in a bad condition.

This place is literally in the ghetto. People above were partying with loud music and slamming doors. Very difficult sleeping and only one set of towels, no pool towels and it was not a good experience for a young family.

When I checked in, I was given the key to the room. When I went to the room, I noticed that the lights were on and I could see people inside. I went back to the front desk and I was given another key for the room next door. I went into the room and all I could smell was cigarette smoke. I immediately walked out and went back to the front desk. She gave me a third key. I went to the room and the room wouldn't open. So I went back a fourth time to the front desk and she had an attitude by this time. So, she gave .e the last key. When I went into the room all I could smell was a bit of cigarette smoke and it smelledike the floor was had just been mopped with dirty water. So I went back to the front desk. She was not even attempting to apologize or anything. I noticed that this motel was for homeless people. I'm not sure if the motel has something with the government for people to stay there, or if the government gives them vouchers for them to stay there, but I wouldn't be stay there If I were you. This is something that the mot should and must disclose on their website at the time when someone is booking a stay. Ive contacted you expedia for a refund and it's been since December 6 and I still have to receive the refund confirmation. If I don't receive the refund within the next few days, I'll be disputing the charges with my credit card provider. This is beyond unsafe.
