The hotel is praised for its excellent location near Union Square, shopping, and public transportation. Guests appreciate the friendly and helpful staff. However, there are consistent complaints about the small size of the rooms, noise from the street, and outdated bathrooms.

THIS HOTEL DOES NOT EXIST. It is now owned by the city. I think as a homeless shelter or something. We were sent to Park Central Hotel which was wonderful.
- 1/5
As of 9/4/20 the hotel is closed. We were made aware of this upon arrival and told
- 1/5
Avoid this hotel, period.
- 3/5
The floors were uneven and the bed was uncomfortable. There was a smell to the building as well.
- 2/5
Not until we arrived did I learn that there was a $30 per night 'facilities fee'. Also I had to pay $40 per day for parking, while most places around provided parking with a room. So when you're looking at the price here add $70 per day if you want to compare apples to apples.
- 2/5
Hotel was not able to accommodate checking in early, which OK not a guarantee with hotels. When we did finally get to check in there were no towels, our room was tiny, stains on all over the carpet (bring slippers!), & the bathroom setup did not make sense. It had a tiny sink with an oversized faucet so water would get all over the floor when you used it. Also, the toilet paper post was practically on the floor so it’s an awkward stretch from the toilet. The room gets very cold at night, no adjustable thermostat in the room which is ridiculous! When we asked the front desk about they said they would try and find us a portable heater - never received one. I would avoid this hotel at all costs! Pay whatever it is to stay at a decent place.
- 5/5
The room was clean and very quaint. The beds were very comfortable and my husband and I slept great!
- 2/5
Staff assisted the second room, better, again no window. Floow ac unit blowing air into the room. Needless to say, I fell ill the next day with an awful sinus infection. Photos are a misrepresentation of the rooms.Hotel staff was super nice. All in all.
- 5/5
Great location for navigating the city. Cute boutique style hotel. Comfy beds
- 3/5
Have to illegally go down a street to access property per staff. Also staff does not answer phones at thw front desk and waited for 30 minutes on hold fpr a manager when they hung up on me. Rooms are extremely small.
- 1/5
The staff was awful and rude. Upon check in they were pleasant. We then called later for instruction on their valet and they could not answer our questions and were put off they we were even asking. Then asked face to face and the receptionist told us to not drive. So rude and inappropriate.
- 3/5
I wish I could talk about exceptional service except it’s only how exceptionally horrid it was. We arrived in the evening for our check in and could not find where to park to use the valet service so we called the hotel. After asking for our number and confirming we had a reservation, the front desk staff was unable to tell us where to park or how to take advantage of this service. We were told to take down a number and call someone else who might be able to hep us. They were also not able to tell us. We found the nearest parking garage that allowed overnight parking and carried our luggage the block and a half. The coup de grâce was the next morning when asking about the said valet service while we checked out. The exceptional staff told us we should have ignored all posted road signs and turned down the street illegally and park illegally. That statement was then followed up with the excellent advice of “Next time just don’t drive.”

The hotel it’s self is so cute and great if you are just there to sleep and shower. Because the room was so tiny haha we walked in and bomb the bed turn around boom sink but other then that I loved the staff and parking was not included and not that cheap to valet. But nice cute place to stay. In the middle of everything.
- 3/5
I didn’t like that a $30 daily resort fee addee. That kind if fee should be part of the price.
- 5/5
The Hotel was modern yet retained it’s old-school San Francisco charm

The location was pretty central to what we needed for our trip. The

There is mandatory fee for 30 dollars per day as amenities fee for gym and WiFi. This is not included in your Expedia booking. The gym is not in the building and you have to walk 3 blocks for it.not a nice way to charge people for services which is not there.
- 4/5
The hotel was very very very hard to find. Bathroom was a bit untidy.
- 4/5
Good location, convenient to everywhere, clean water .
- 3/5
Decent place to stay. The rooms are very small it's a boutique hotel. If you're a family of 4 this is not the hotel for you. For 2 people its OK. Our toilet seemed to run for a long time and the cable TV didn't work well. The room was clean and refreshed everyday. Happy hour from 5-7pm included in your stay. Good place for couples to stay in Union Square but overall not a great hotel.
- 5/5
Really cute and perfect space for my stay, very clean and everything looked updated!
- 4/5
Location was good, staff were very nice. Bathroom was uncomfortably small and felt outdated. Room was too hot and no central air. They provided an additional fan but it didn’t help much. We couldn’t keep the window open all night since we were next to fire escape and felt like anyone could just walk in our window if they wanted to.
- 5/5
Amazing staff, older hotel but lots of history! Close to shopping and can walk everywhere!
- 4/5
Polite staff and easy check-in checkout. Not fitness Center though great position downtown
- 1/5
no AC or Heating. Hotel is is old. tons of stairs and hard to carry luggage up. Also no room service, no water, no ice, no kitchen nothing. dont let the pictures fool you.
- 4/5
Room was great, small but clean and well lit. No workout area as that was being worked on.
- 5/5
Great job with renovations, great location, great staff!
- 4/5
Great location. Staff was very accommodating and friendly.
- 5/5
Great location! Friendly staff. Wine and live music every night was a great way to start our evening. Hotel needs some updating but overall great deal.
- 4/5
Great location. Quiet, cozy and friendly staff. We didn't use any services or attend their wine event. Room and bathroom was particularly small, and a bit warm. Overall was a good, comfortable and quiet stay. Will definitely stay again!
- 5/5
Friendly courteous front reception and concierge. Good location easily accessible to all of SF.
- 2/5
Finding the place was awful the sheets had smelling cent coffee maker do not work😂
- 5/5
The staff was incredibly nice and helpful! The hotel has a quaint charm to it as well. Definitely planning to stay here next time I’m in San Francisco!
- 5/5
My stay at Hotel Union Square was wonderful. The staff was friendly and helpful, and the room was clean, spacious and beautifully decorated. I appreciated the Keurig coffee maker and mini fridge, as there’s a Walgreens across the street, and making a little coffee or tea in the morning was very simple. I hope I’ll get to stay here in the future. I’ve stayed in many hotels in the city, but this one has been the best so far.
- 5/5
I am a wheelchair user. The room was very accessible. The hotel's location is central, and close to the BART station. The staff was always helpful and pleasant.
- 2/5
Everyone was very nice and the actual stay wasn't bad at all, but the website strait up lies to you about what is offered. Breakfast package was a Starbucks gift card that I needed to go to across the block. Gym access? No gym access.
- 3/5
It was a place to crash. The bathroom had no fan and the window was left open when we arrived...probably to let the steam out. I am happy that the bathroom was indoors and I didn't have to use an outhouse. The bathroom looks like it had been updated 60 years ago and that it hasn't been since. The curtains in the bedroom were nice to let light in or block it out. The view out the window was 10' to a brick wall...how inviting...at this cost I would have liked a better view.
- 4/5
cannot even stop a car near the bldg to load/unload luggage. Have to haul everything to the corner - major irritant. Bldg’s being renovated took away conveniences - no clock in the room, not even a soda on the premises. The renovations are nice where they are complete.
- 5/5
Really charming boutique hotel. The location can’t be beat - near shopping and the cable cars.
- 4/5
Beautiful older style hotel in great location. A little hard to find from the street as doesn't have a large entrance. Comfortable beds and clean. Offer morning coffee and evening wine for additional cost. Walls are thin so can be disturbed by other guests walking and talking in the hallway or neighbouring rooms.
- 4/5
Our biggest gripe was with the mandatory $29.00 a night resort fee. Which paid for the wine get together in the lobby, wifi, gym, etc... So in other words... WIFI is not free!
- 2/5
shabby interior, needs serious renovation
- 5/5
We stood in the suite... wow is that BIG considering this is a boutique hotel and all rooms are tiny. This room was hard to find we missed a small Stair case you have to climb maybe 10 steps but when you enter there’s a living area or tv room with this grand wrap around couch a counter top/bar area w a mini fridge u walk up another 3 steps to a small office nook to left and a door to bathroom to right which has Jack n Jill doors leading to room great size lots of room then a back door to an outdoor patio w furniture. It was a pleasant surprise the view was other High rise building G’s but it was great!! Loved the room it is an older building so keep that in mind but it’s right in the center of union square just steps from everything, I would stay here again room rates were great
- 3/5
btw the street signs are embedded in the sidewalk, took me a couple of days before I realized. If I’d had more time I would have checked out one of the dispensary’s or had delivered!
- 5/5
The hotel is close to everything. Cute hotel. Concierge service excellent as was the cleaning staff
- 3/5
Very good location, however the room had a very bad smell for the three days
- 4/5
Had to repeatedly login onto wifi, but did work ok - facilities charge charged
- 4/5
The staff is VERY nice and helpful - moved me from a TINY room to a larger one. The place was clean. I enjoyed my stay.
- 3/5
The ac is too loud and not self shut off. Also the lobby is too small

THE LOCATION IS GOOD BECAUSE IS IN THE DOWNTOWN, CLOSED TO EVERYTHING
- 3/5
All was great except for shower. Shower lacking enough water pressure that it was more of trickle. No action from staff despite me pointing it out.
- 5/5
Friendly staff, great Union Square location, comfortable boutique surroundings. Only challenge was main elevator out of service but staff was really good about granting access to freight elevator.
- 5/5
There was nothing that I didn’t like. It was a wonderful stay! The room was beautiful and large. The staff was incredible… Everywhere from Hannah at the front desk to the nice gentleman cleaning a room that took us down in the elevator. The main elevator was broken, but we understand that that kind of thing happens. The service was incredible!
- 2/5
Our room was startling small. The “breakfast” is only coffee and tea. No air conditioning. Extremely thin walls, you could hear everything going on beyond your room.
- 3/5
Location was perfect, in Union square, walking distance to everything. BUT. The sheets the first night of our stay made us both itch. Had to ask the front desk to have the changed. The complementary water bottle was not new and had clearly been used. The room had a weird/unpleasant/stale odor...those kinds of things mater, little or not. As perfect as the location was, I'd probably think twice staying here again.
- 2/5
The lobby was nice, but the rooms were very small and not updated except for a few cosmetic touches. Upon arriving I found out there was a $29 per day fee for some unknown reason, and the only way I could get an air conditioner was by paying $15 per night. My room was dusty and the shower was not clean, there were hairs on the wall.
- 2/5
The pictured room in the advertisement is drastically different from what I got. There was no AC in my room and it was 90+ nearly each day I was there. There is also a $30/day fee they tacked on for no additional service. The staff was fine, but not helpful.
- 5/5
The rooms were very nice, and we did not have a lot of noise during our stay. The beds are a bit hard, but I was still able to sleep alright. Overall, it is a very convenient hotel that worked well for my 4 day weekend.
- 4/5
it was nice that it was surrounded by plenty to do but the cindition of the hotel was terrible. our bathroom, and mind u, we upgraded to what they call the penthouse, had cracks in the paint and the fixtures by the sink were loose in the walls. the shower had horrible water pressure. the living room area hand a big crack in the ceiling and paint. for what we paid, this place should have been nicer and the staff friendlier
- 1/5
Location is near market and powell cable car, financial district and convention area.
- 4/5
Great boutique hotel in a very central location. Great access to shops! Rooms were very clean, slightly small (but ok) for our family of 3 as we were out every day. Staff were helpful and friendly. Would def recommend!
- 4/5
Very pleasant staff, nice lobby, free coffee and filtered water. Rooms and bathrooms are OK.
- 3/5
The hotel should not be offering the petite room in summer or warm weather since it does not have ample ventilation.. I feel like they’re offering the room for traveller to be in sticky situation and upgrade to readily available more expensive room (sad), they should have used the room as storage, good thing I found a way to efficiently circulate cool air by opening the window and instead of pointing the fan to you, point it outwards, to release the warm temp inside and suck the cool air from the hallway to your room. 1 positive in that room is that the construction from the nearby, does not bother me that much unless you’re in the washroom, but then again they should not have open the stock room as normal hotel room
- 5/5
Great location in San Francisco!!! Very close to all attractions.
- 3/5
We spent 4 nights at Hotel Union Square. Location is convenient with all major stores within a minute of hotel. Cable car stops right out front. The staff are very friendly, and helpful. Coffee in the am, and wine and live entertainment in the lobby in the evening is really nice. Although the hotel is old, it’s been updated, and the exposed brick, large windows and updated furniture give it a modern boutique vibe. The rooms are spacious, only drawback is the old, smelly carpets, and loud window a/c unit. Our room was an interior room with windows that looked outside into an atrium of sorts. The windows faced other rooms and was quite dark. You will need to catch a ride share/taxi from the corner as they are not allowed to stop in front of the hotel.
- 2/5
The property is overpriced. The only way they get away with charging $300+ a night is because they are located in Union Square. The rooms are grimy and small, it’s obvious that this is a converted SRO hotel. I remember their suites being nice, but that was 15+ years ago and the hotel had to have been under different ownership then, and maybe recently renovated. The staff is poorly trained and does not care about guest experience- even unable to feign sympathy when letting us know about noisy construction outside. I did not end up staying at this hotel, and Expedia was wonderful in getting my money back. No thanks to the night manager who yelled at me, and tried to physically prevent me from leaving the premises. Will never attempt to stay here again.
- 4/5
The stay was fine, service was fine... be aware that there will be 100.00 refundable deposit that you will be charged at check-in along with the 66.00 resort usage fee that appears on your hotels.com receipt as an additional charge to be paid to the hotel at check-in... this deposit charge appears no where on my receipt from hotels.com.
- 1/5
The bathroom only had a shower, the sink was the size of my toiletry bag. The toilet was so close to the wall a big person would have a difficult time sitting on the toilet. I didn't expect a big room but this was ridiculous.
- 5/5
Great boutique hotel with central location to many sites. The service was great too. They send a text after check in to see if you need anything. Such a great idea.
- 3/5
Good location and price.
- 1/5
While staying in room 625, my experience was horrible. The room was very small and hot, and my family and I got bedbugs. I also woke up with ringworm. Very upset and not worth $193.
- 2/5
There’s also cost you $12 for a cup of coffee when you use in your room The elevator is old and squeeze noise so scary The location is ok, but since this is in central always watch out for bad peoples
- 5/5
Best one ever. Service, clean, and close to many places. Thanks Vanessa for your excellent costumer service at check in. .

Below expectations. Room was less than
- 3/5
Bad odor in the room and no air conditioning. Very noisy. Can hear people above.
- 4/5
This boutique hotel was in the heart of union square, great location walking distance from tons of restaurants, bars, shopping, etc. They had live music in the lobby with free wine every evening. The only downside to this property was that the rooms are extremely small and not all of them have air conditioning. We were given a small white rotating fan to keep the room cool. We visited mid-august when the days reached 76 degrees and really warmed the room up, we slept with the window open (which was noisy).
- 5/5
Excelente su ubicación!!! Cerca de todos los centros culturales, comerciales, del tranvía. La calidez de sus instalaciones son muy recomendables. Su personal, muy atento!!!
- 4/5
Very nice and personable. I would have given 5 stars but no AC in the room.
- 1/5
no ac in the rooms , it smelled old no pools , no kitchen
- 3/5
The room was too small There were no view Every Window was block by buildings It claustrophobic. The staffs were so kind.
- 1/5
The room had no ac and a fire escape at the only window. Room was tiny and the only elevator was broken.
- 4/5
One of the friendliest and most helpful hotel staffs I've met. Marianna and Heather we welcoming and helped with a booking issue immediately and effectively. Hotel location is ideal - transit, airport connections, shopping, dining ...has it all.
- 4/5
Great central location for all tourist activities. Only tiny issue was the lift was out of action for half the stay, but every time I came back the staff used the goods lift as an alternative so bravo to the staff for service.
- 5/5
Great place, grate people and great atmosphere! Thank u
- 4/5
For an old building this hotel is well renovated and well maintained. The staff was very friendly and helpful. I checked in late and got a room facing the Powell Street. It got very noisy in the daytime. I requested room change on the second day, and they moved me immediately to another room facing the court and on a higher floor. The noise problem improved tremendously. The free wine between 5-7 pm was great. Very good California red and white wines. The location was awesome for shopping and taking cable car, subway trains and buses. It's a bit pricey though, and you'll have to pay additional facility fees and city taxes on site.
- 4/5
The room smelled like dog and the room was HOT. Not sure since they obviously knew we were coming why they didn’t have the air conditioning on in preparation for our arrival.
- 5/5
Excellent hotel with friendly staff. The room was spacious and clean and well air conditioned. The complimentary wine was a nice touch as well as the music and wine in the lobby in the evening. The only negative thing was the area around was a little uneasy at night. Would recommend and stay again.
- 1/5
Not a good hotel to work with. In addition, needs updating.
- 4/5
Fantastic location! Only a block from BART, and right in the middle of a lot of shopping, and Union Square. The walk down to the waterfront does not take too long. The staff here were very friendly, and the building has a great vibe. All you really need for a good nights sleep.
- 3/5
I booked a double queen and got a double twin size bed
- 4/5
The room was small, although comfortable. I was disappointed in that the reservation I made indicated a breakfast package was included in the price. Only coffee was offered. I also don't get the "$31" resort fee, just doesn't make sense.
- 5/5
Great Hotel, Great location.
- 1/5
One thing to note when looking at this hotel is that they add a daily 32$ surcharge for basic amenities that are just built into the daily cost of regular hotels. It’s one thing to tell the guest upfront but I saw no notice of this until arriving at the hotel.
- 5/5
Wonderful hotel in a great location!
- 4/5
Nothing to tell
- 4/5
Nice central location. Initially booked a king deluxe but was unhappy with the room layout and sloping floors & bed. The staff was accommodating and changed our room with no issue.
- 4/5
I asked about it and told it pays for wine and coffee. I don’t drink either beverage so that doesn’t seem ethical to charge under the guise of “ facility fee”.
- 2/5
2nd - the front of their hotel is on a street you are not suppose to drive on - it is for the Trolleys - so that was a bit stressful not knowing how to get your car to valet. The worst worst part was that this hotel had NO AIR CONDITIONING and it was close to 100 degrees in San Fran these two days. My room was so incredibly hot that I had to go walk around outside just to cool down. In this situation, boutique hotel just meant old.
- 1/5
Nothing like the website pictures at all. Shower had mold,Restroom tiles were filthy, room smelled dirty and was very hot. I didn’t last but 3 minutes before I grabbed my belongings and asked for a refund.
