Me and my family loved it and staff was great as well had no problems while we stayed and my kid loved it as well cause he could fish all day long with there fishing dock with a great view of the lake we will diffidently be come back soon

Tv wasn’t working, the mattress weren’t the proper size as the bed frames, and will move around every time you would lean on them. Road noise was as clear as it in the room.

This place could use better house keeping and maintenance. Bathroom sink leak from the bottom and some old clothes on floor behind door from prior guess. and room smell like water so don’t really know how clean except for the sheets and towels were clean. The lake view was beautiful although the balcony guard rail was broken. Overall if you’re on a budget or just want a quick cheap stay away from home this is the place for you. Beach and all activities are in walking distance .

Our stay was great. The outside does not tell the story for the interior. Inside all the amenities were up to date, clean room, clean bathroom, clean refrigerator, numerous channels, the fishing pier was well built, the pool was open, and minutes from all the beach attractions. There was no extra loud music, calm neighbors, staff is great as well. Thank you all for our visit.

I went to check into a balcony room that I PAID for precheck in and the desk agent tried to finesse me out of my room asking if “I needed” a balcony…I wouldn’t have paid for one if I didn’t “need” it. Other than that everything thing else was fine

And the view of the lake was just what we needed to unwind! Location is amazing, don’t have to fight parking as the beach is very close! Will stay here again!

The help was tear, kind and helpful. The rooms could use a little update in bedding and furniture. Things were worn, but it was an easy going establishment.

The location of this property is it's best feature. The facility is old and not well kept. The rooms aren't super clean and have a weird smell. I would not stay there again.

The outside looks pretty run down, but the room was nice. We had a kitchen which was very helpful. The room was clean it could use new linens as in my expection (have been in rooms with bed bugs) so the first thing i do is strip down the beds and there were stains but overall room clean. Great location pool looked good but it was to cold to swim. Staff was nice i would def stay again.

Because this room has a balcony, the room did have a smell of cigarettes. We were able to air it out with the lovely sea air. There is a large fishing dock and charcoal grill available if you find yourself lucky. I was surprised how sound proof the rooms are- with hardly any sound traveling between units. The housekeeper, a Vietnam Veteran, was helpful and kind, as was the front desk attendants. We had no issues with bugs in the unit, or any pests. Overall, this isn't a 4 or 5 star place. However, it is an efficient, clean, beach motel walking distance to the beach. For a budget trip, this is the place to stay.

The outside is less than glamorous, but the room was quite nice. It does need work and lots of it, it it was nice and quiet. We overlooked the bay or whatever it is and boy did it stank, but keep the balcony door shut and all is good. It was exactly what I needed. A place to rest and sleep. No complaints. Just being honest.

My stay wasn’t terrible but I do have a few complaints. I booked a room with a balcony but arrived to a room without a balcony and was told that they didn’t have anymore rooms with balconies. I paid a little bit extra for a balcony room so that is a big issue. On the day of checkout, the room attendant was knocking on doors way before 11am check out time and telling people she was ready to go home. That was incredibly rude and distasteful.

I would say this place is a health hazard and would strongly recommend you look somehwere else. I cant upload all the photos to show you how bad it is

The room itself was fine, though run down in spots. Cheap mattress, cheap bedding, cheap towels. There were shady characters hanging around the parking lot. But the AC and everything worked fine, and I did have a cute lakefront balcony. The distance to the beach and restaurants and shops was great. I was allowed to keep my car there 3 hours after checkout, which was nice. If it had been cheaper I would be satisfied, but I wouldn’t stay here again.

Expedia rating was like 7.2 which I can’t believe - never will believe a rating on Expedia again. I had 2 rooms but I had my daughter sleep in my room (hotel didn't feel safe). Friends dropped by from the Naval base, but they didn’t want to get out of their car, place didn’t seem safe. Rooms smelled like cigarettes, beds are noisy since on metal frames, front door had a big gap in door frame - could see people walk by. One room had a balcony but no door handle to open it and the bright lite stayed on all night. Bathroom worked, tv worked and place is quiet at night. Hotel manager is nice and accommodating.

Our room was comfortable but I wish it was in better condition. The fridge was damaged but working still. The bathroom needed a better clean (door had damage too). The metal beds were not ideal especially with kids. We had 2 queen beds and one was squeaky and moved very easily.

The hotel needs to be renovated. The dressers were falling apart and the room was a smoking room when we booked a non-smoking room.

The staff of the hotel were quite lovely and accommodating but the hotel was not good. The mattress was ok. Our first room had blood on the walls and indents in the door that made it look like massive gunshots had been directed at it. The extra locks were gone from the doors. There were no do not disturb signs, but that was fine because they don’t come in at all to clean your room or change the linen or towels. The bathroom in original room had mold. Obviously they allowed us to change rooms after the blood disaster. A lot of sketchy people were staying there. I wouldn’t stay there again.

My husband and I stayed one night. The front desk attendant was very kind and moved us to a room with a beautiful view of the beautiful lake in the back. Awesome view and we get to see several ducks. The room was very clean, and it looked nice as well. We noticed that several families with children live at the hotel, so it can get a bit noisy, even late at night. The staff member helped us move our luggage twice when changing rooms. The entrance to the sea is less than two blocks away, and there are several great dining options within three blocks.

The room was dirty, there were stains on the sheets, dust on the tv stand and hair in the shower. Also, one of the cabinets in the kitchenette was broken and falling off the hinges. There was a cigarette burn in the chair cushion.

Got a balcony room and loved it. Was able to walk to the beach,boardwalk, and fishing pier. Ducks to feed and a big dock to fish the lake off of. Deff worth the price overall. Service was great anytime we needed anything they accomidated . Very pleasantly surprised.

Booked a room with a sofa bed. Sofa was filthy. Could feel the coiled springs through the fabric of the sofa mattress. Unable to use it. Ended up covering the entire sofa with a sheet in order to sleep on it. Water pooled at my feet in the shower. Just gross. No coffee maker either. Would never go back.

One room had a fairly strong smoky smell, the other smelled like Febreze or something. Floors were very dirty...feet got nasty very quickly if you walked around barefoot. Pull-out sofa bed mattress was very thin, with wire close to the surface, almost like a box spring. Parking was very tight. Several people in my party felt like they were catching something in there...possibly mold?

The people who run the hotel are really nice and so are the older man and lady that clean but the hotel is anything but clean and safe. We got there and staff were very helpful until I walked into one of our booked rooms and the guy cleaning had his tweaker girlfriend curled up in one of the chairs the owners tried to switch us to another room but it smelled of weed so we waited for two more rooms. They stunk if cigarettes and bleach. Sheets were stained and everything was dirty and broken. We tried to book another hotel but with air show we had no luck finding something that wasn’t outrageous So we slept in our clothes on top of beach towels. The bed is on a metal thing that makes crazy noises when you move. It was non stop yelling and loud music until around 4am. Parking was a nightmare people just blocked us in. I really do not understand how this hotel can get a 10/10 unless they are paying the people that clearly are living there and have major problems some money because it is awful. Don’t be fooled by the reviews.

The room was decently clean (no carpet, which is good), and the staff helpful and responsive, and it is only a short walk to the beach. For the price, not a bad deal. The outside of the property was less maintained, and the parking lot so small I was almost stuck! Plus, we had the bad luck of getting quite noisy neighbors, but the concierge dealt with it promptly. It might be worth spending a bit more for a hotel in better shape, but worth it if you have a tight budget and still want to enjoy the beach.

We didn't even stay the night! The pictures were nice enough for a quick one night stay, but I was so wrong. When we arrived, the entire property felt deeply unsafe, I will say the guy at the check in was nice but that's where it ended. I felt like I was going to be mugged at any time and all of my information (ie room number) was on the vehicle hang tag so they knew where I was. The bathroom was disgusting, roaches were doing great living their best lives, and there was a one inch gap under the front door. When we went out to get dinner, the amount of open drug use was rather impressive, as was the discussion of on going manhunts for a few residents. During dinner, if decided I had enough and would bite the bullet and get another hotel. We went back, packed up, and I checked out. Front desk was shocked when I told him if the drug use (yeah right). I never would have been able to sleep at this place. Save your money (maybe your life?) and go somewhere else. If I could give negative stars, I would.

I will be staying at the AMAZING HOTEL in VA Beach from now own. loved Room 126- Loved the ducks at my patio door. Staff was so kind and nice. Loved watching the guest fish. Board Walk across the street from property. Carnival right there as well. Love this place!

The staff were very kind and helpful. I’m writing as a woman traveling alone, which influenced by review. The place itself made me feel unsafe as the back of my door had indents (it looked like something happened) and the chain lock had been removed. The place was clean, but I’d call it a spot clean since the windows were very foggy and there were rust spots and the like around the place. It was the only option available due to Labor Day weekend. It was ok for one night but I had trouble falling asleep because I didn’t feel super safe.

Overpriced like everything else in Virginia Beach. Beautiful lake view from the rooms, a dock, and lots of ducks to watch! Parking was included and felt safe, though the parking lot is small and very cramped; when full, we often had to do a 10-point turn just to get out of some of the spots. The beach is a few walkable blocks away. Food and shops are fairly close also. One of our rooms had a strong musty smell (past hurricane flooding perhaps?), which somewhat improved by opening both doors and ultimately was not an issue for my asthma. The other room smelled normal thankfully. No bed bugs. VERY disappointed to have no towel rack in the bathrooms, and all towels provided were merely stacked on the back of the toilet; this felt unsanitary and covered the flush buttons. Neither room had toilet paper, so we had to ask for this. Staff were friendly. We booked through hotels.com ahead of time, but didn’t call until the day before to request ground level rooms for accessibility needs. They held a handicapped accessible room for us and the second room right next to it. They also let us leave our car in the lot for a few extra hours after checkout so we could go get lunch, which is much appreciated.

The couch in the rental was dirty, needs to be replaced as it was broken. The pool had mold around it. There were some roaches in the bathroom, the shower would not drain. Cleaning needed, had to buy my own cleaning supply. Staff is very friendly.

Im not a person to leave bad reviews but I have to say I was not happy with this stay.The cleanliness of the room was not great. Floors were dirty. Hair in the shower that was not mine. TVs would not work, mattress was firm woke up with back pain because of it and to top it off the description stated that it was two queen size beds when they werent. They were actually two fulls size beds that were small to fit two adults. When opening up the sofa bed I found toys and blackets that were used. Overall the Inn is in a great location but owners needs to hire people to clean and maintain maintenance.

The property was older, but in good shape and fairly clean. However, the use of Marijuana there, and in VA Beach overall was excessive. I couldn't even sit outdoors and read my book without smelling it. It definitely doesn't make me want to visit VA Beach again.

This hotel could be much better with some easy improvements. I got there at 1:30 and they said if I wanted to check in early, I had to pay extra. I’ve never had a hotel say that to me before. When I got to the room, the air conditioning had not been turned on, so it was extremely hot and there was not even one towel in the room and the balcony was full of sand. The parking lot was extremely dirty, which does not give a good first impression. These are easy fixes, management, you should get on this. Otherwise I enjoyed my stay. The lake in the back is very peaceful and nice to look at from your balcony.

Wonderful people ! Customer service is great! The place itself is quaint with a nice deck and ducks on the property. The only issue I had was the cleanliness of the air conditioner in the room was not great but other than that it was a wonderful stay!

The room was visibly dirty, everywhere. Toilet dirty, tub dirty, shower curtain stained, sheets stained. The bed is rock hard and the pillows are flat as paper. we had to come to the front desk multiple times and complain about our toilet that wouldn’t flush and we kept getting told “there’s nothing wrong with it”. Oh and the room smelt like cigarette smoke, probably because the man tidying up was smoking at the same time as cleaning!! Would never stay here again, highly dissatisfied! I wish I took photos

Very friendly staff and great price to be so close to the beach. Beautiful view of the lake and we enjoyed feeding the ducks. Our room could have been cleaner. The floor was not swept and food was left in fridge and cabinets from a previous stay but i have no doubt if i had mentioned it it would have gotten taken care of but we cleaned it ourselves. Management continuously asked about our stay whenever he seen us so you can tell he wants guest to have a good experience, and we did!! Definitely would return.

It’s a very nasty place to stay not clean, not sanitary and it was smoked up and I have pictures to show and I don’t appreciate you taking my money because the place isn’t clean at all blinds are broken which allow people outside to see into our room. I’m gonna show these pictures online. And I do not appreciate talking to a machine to place this complaint. I am going to fight this because you’re taking people’s money.

This place is a hidden gem! With the balcony and lake in the back, there’s no other hotel close to the boardwalk that has this. It wasn’t crowded during the week we were the only family in the pool. It’s a block from the boardwalk cpl min walk. The rooms are updated but small. I will go back again!

The room had a strong stretch of cigarettes like someone was smoking packs a day for 3 straight years. Toilet leaked at times and ran continuously. Air conditioning unit dripped on the floor all day. Great view in the back with the lake though.

For the price def worth it its not glamorous but is rennovated a short walk from the beach and onsite pool our check in wasnt until 4 and they made us a pay a small fee but we were able to enjoy the entire day def recommend it

You get what you pay for. My room smelled like smoke despite there being signs for no smoking, vaping, etc. The bed wasn't comfortable at all and neither were the pillows. It was a hot day and the AC was barely keeping the room cool. I slept out of the sheets all night. The rooms appearance was clean, however, there was a dead cockroach on the floor. I'll spend the extra money and stay somewhere else next time. But hey--it was a last minute trip and I needed a place to crash.

This was one of the most uncomfortable and misleading stays I’ve ever experienced. First of all, this is not an inn or resort—it’s a motel, and not a clean one. The pictures online are completely inaccurate. There is no actual lake, just a small, murky man-made water hole that looks unkept. When I arrived, I was shocked. The place felt dirty and unwelcoming from the moment I stepped in. My skin literally started crawling. The room smelled unpleasant, and the overall atmosphere felt neglected and poorly maintained. There were roaches—everywhere. Big ones. The bathroom was filthy. The floor clearly hadn’t been mopped. The phone didn’t work. Trash was visible around the property. Nothing felt clean or safe. It honestly felt like no one had taken time to care for the space in a very long time. What bothered me most was that the staff didn’t seem to care or try to present the place any better. I couldn’t stay. I immediately pulled out my phone and booked another hotel. If you're someone who’s used to even basic 3-star hotel standards, this place will likely be a complete shock. The smell inside the room didn’t help either—it was strong and unpleasant. Overall, it was a very disappointing and unsettling experience. I truly wouldn’t recommend this location unless it undergoes a serious renovation and deep cleaning.

This property is in a really bad location. A lot of sketchy activity goes on here late at night and early morning. Grown adults standing at the pool side watching kids swim and they aren’t even staying in hotel. Highly do not recommend this place.

Great location, price, and service

Great location and very nice owners. Clean rooms and clean pool, very short walk to the beach. I booked my rooms incorrectly and they were able to fix the issue for me with no issues. Great value for Virginia Beach. I will stay there again!

Some guests got into an argument, which ended in a shootout. The incident hit my car. No one at the hotel took responsibility for the lack of security. The owners didn't even apologize for what happened. I had to go ask for clean towels from the hotel's cleaning service. Otherwise, they would never have cleaned the room. The worst hotel in Virginia Beach.

The sliding glass door doesn't have a door handle. The beds was making a lot of noise and hard to get the shower water comfortable to shower in.

Do not waste your money here. The nice hotel and location is ruined by the trump clones who behave entitled and act like hooligans and pigs with no respect for anyone as their barbaric behavior reflects.

The balcony fact away from the beach felt very private and quite compared to the hussle and bussle of the beach side. The pool area was very relaxing as well.

The staff was very friendly. The room has balcony over looking the lake was a pleasant surprise. The room was a well thought with a practical mind set. The floor was rather sandy due to it’s a beach town. Overall it’s worth the value.

We enjoyed our stay except for the people staying having a barbeque n staying up late playing music. Rain ended it.

Do not stay at this hotel. We arrived late and my daughter and I did not feel comfortable. There were multiple people loitering around. We had to step around vomit to get out of our car. There was no way to lock our room securely from the inside. The slider glass door on the balcony on the ground level was broken and anyone could get in with little effort. There were holes in the walls and doors. there was mold on the ceiling. There were bugs on the walls. There was hair from previous guests on the bed. The finish on the tub was flaking apart and the toilet seat was unattached. All in all this was terrible. My daughter and I left after 30 minutes. We went to the office to discuss and the door was locked. We called and no one answered we had booked for two nights and were reimbursed for one.
