    This is a quaint little historical boarding house in DC. With that comes the creaky old-home issues which I accepted with the choice I made to stay. However, I was placed on the top floor in July and dealt with excessive heat in the room. Staff don’t work overnight, but each night coming back to my room after a full day of meetings and I hike up 4 floors was met with stagnant air in a too-warm room and no one to contact for help in addressing the lack of air. The overhead fan also didn’t work one of the nights and I had to ask a colleague to stay in their room with them.

    The room and bathroom were really clean. The stairs are sloping because it's a really old building. The check-in process was confusing and the staff was surprised I was arriving the day I was. Fortunately there was another room ready and I was given the room without any delays.

    WiFi was so weak in my room that it constantly dropped and couldn't load anything. The cable was also broken, rendering the TV useless. Although the room was well-appointed and the breakfast was fine, the lack of Internet is deal-breaker for this business traveler.

    Lucia, the owner/host was wonderful. She was very gracious to her guests as well as very accommodating and engaging. It was a real treat to stay somewhere so unlike all the modern chain hotels and you really experienced the sense of staying in someone's home. I would highly recommend the American Guest House!

    Beautiful building with clean, quiet, comfortable rooms. Pam, the owner, went out of her way to be sure we had a great stay. We are young travelers, recent college grads, and it was our first time in the DC area. Breakfast was outstanding and really set us up for a great day :)

    What we didn't like: 1) the breakfast, advertised on their website as "Gourmet" was anything but. The owner made breakfast for us once and it was just average at best (the egg omelet was ok but the single homemade biscuit was the worst I've eaten in my entire life - no exaggeration. There was no menu (you got what they were making that morning or you ate cereal). A nice young girl made breakfast one morning but "nice" does not a gourmet breakfast make - in all honesty, my wife and I choked down most of it out of courtesy. If you're expecting a gourmet breakfast, you will be extremely disappointed; 2) climbing to the 4th floor every time we needed to go up and down became a bit of a workout but that was our fault; we should have realized there would be no elevator; 3) the view out the two windows of room 403 was awful - unless you're standing inches from the windows, the only thing you can see out either window are the brick walls of adjacent buildings.

    I stay here because of the fabulous breakfast which will get you through at least half a day! It is generous and delicious. Shelly is new and her food was better than my last stay which was still great. Service is friendly and personal. The room was quiet, spotless and comfortable but the decor is a little odd (rm 204). It’s functional and fine for a single business traveller but I wouldn’t like the room for a romantic getaway. You can walk to Dupont Circle and the area is safe. Ideal for single woman traveler. Solid and will go again.

    Old building with some history. It is clear that the staff and management take pride n maintaining the residence. Staircase is tilted somewhat, which I noted because I was on the fourth floor and there is no elevator.

    I usually stay in hotels when I travel for work but this time I stayed at this charming bed and breakfast. It felt so nice an homey. The room had everything I needed, the bed was very comfortable, and the breakfast (made to order) in the morning was excellent. It was nice to chat with the other guests (only 16 total at any given time). I ended up working out of the parlor after check out. It was very quiet and relaxing. I would stay here again for sure.

    This hotel should NO LONGER be a choice on Hotels.com. The 4th flour room did not have a secure lock rather one that could easily be opened with a paper clip (bathroom entry from outer hallway). The advertised“gourmet breakfast” was hardly that, and cooked in a kitchen with dirty dish clothes. Worse, the ceiling fan over the bed was hanging on six inches of wires. We had to change rooms after a phone call with the manager who blamed us for knocking down the ceiling fan/light fixture but told the day help that her husband had hung it that way so it wouldn’t rattle. The “designer linens” were stained and far from high end. A handyman was called in to fix the ceiling fan, when it should have been done by a licensed electrician. We doubted the safety of all of the work done in this historic building. The decor was cheap and sloppily done. A sign taped to the 10’ ceiling in our room said to open the vent on the ceiling if we were too cold. There was no way to reach the vent Do NOT stay at this hotel.

    I can't say enough good things about my recent (June 2018) stay at the American Guest House. The entire staff was really friendly, knowledgable, and able to accommodate my dietary restrictions. The breakfast was thoughtfully prepared and delicious, and the room was charming and impeccably neat. The inn is an easy walk to restaurants, a great bookstore, and the subway, yet it felt quiet and relaxed. Parking seemed confusing to me while looking on their website, but using ParkMe turned out to be really easy (I recommend parking at the PNC Bank lot -- easy, secure, and a short walk from the guest house and a lot more affordable than other options at around $20/night). I am passing back through DC later this month and am hoping to stay there again!

    Free wi-fi , free breakfast, free boarding pass printout, honor system for snacks... who does that? They have professionals working there who care about the comfort of their visitors. The breakfasts were ready when we were and made how we wanted it. I would stay there every time I was in town. No exceptions.

    I love historic buildings, so creaky stairs don't bother me. And, as I got my exercise heading up to my fourth floor room during my six-day stay, the stairs did creak. The room was clean and the bathroom was modern. The staff were extremely helpful, and the morning breakfasts were varied and all healthy and tasty. The diverse folks who shared my stay there made breakfast conversation at a table that seats 10 very interesting. I would strongly recommend this for a night or week.

    This B&B advertises as being close to the Washington Convention Center. It is NOT a good walking distance. There are many more closer places that are also more flexible with their bookings. Know that you will be charged for up to three nights that you cannot change five days prior to your visit regardless of the situation. You cannot even get in house credit. There are many other hotels in the area that have more convenient locations to the convention center and more flexible booking policies. There is nothing this place has to offer that puts it above the other lodging options.

    My husband and I had a rare night away from the kids and chose this guest house in a quiet residential area between lively Dupont Circle and Adams Morgan neighborhood. We were able to easily walk to a variety of restaurants for dinner, drinks, and dessert. The breakfast was a fluffy omelet made to order when we sat down at the common dining room table. Yogurt, fruit, and toast were also available with juice, tea, coffee, and hot chocolate. Our room was in the back of the building and was very quiet and comfortable. We will definitely return!

    Room is very small. Almost no amenities... no coffee maker in room, need front desk for help in the late evenings, you need to walk and talk quietly since this is a house. Its a nice place and everyone is very nice... just not good if you're looking for more of a full-service, hotel environment.

    The building is a stately older home with multiple levels - the wood details and historic feel of the rooms is amazing, but be prepared to walk up flights! (no elevator) Check in / out is a breeze, and they do offer a to-go breakfast if you can't stay for the hot breakfast.

    It was just a one night stay, but I enjoyed my stay at the American Guest House. My only complaint is the thin walls. I would not recommend for a romantic stay. Other than that, the staff were extremely friendly, breakfast was great. It really felt like a proper B&B but with hotel quality rooms (except those thin walls). As a frequent traveller to DC, I could see myself staying here again, especially as other hotel prices increase insanely.

    My room was on the 4th floor and there was no elevator. The staff are pleasing but often not available. The room was clean and well appointed but the floors creaked so you felt that everyone below could hear every step, especially at 6 am. There was a lot of American trivia on the hallway walls and pictures of presidents, mostly republican, with thank you notes for their contributions to the RNC. I don't plan on returning.

    My only disappointment with this guest house was with the manager Lucia who was incredibly rude and showed absolutely no sense of customer service. I actually felt completely alienated after an unnecessarily rude exchange with her where I was told in no uncertain words that I was a fool and got shouted down for asking for clarification and help with the reservation policy. Her tone on emails is very poor and did not imporve in person. I am sorry that I went through with this booking as the whole interaction soured my stay. To be fair, the other innkeepers I interacted with were all very nice and helpful. I unfortunately would not recommend this guest house and think that there are plenty of other guest houses in D.C. with more accommodating managers that will make your stay a lot more enjoyable.

    This was our 30th anniversary trip and we had a fantastic visit to DC. American Guest House was amazing and I would highly recommend it. The staff was fantastic, the breakfast was different everyday and cooked to order by Chef Kevin. Can not say enough good things about this B&B. A+++
