The room was small. I am a chubby chick and I barely fit in the bathroom. There was a dirty washcloth on the shower curtain rod. When we told the person at the desk, he gave me a glove and garbage bag to put it in. The jacuzzi jets didnt work at first. We had to go to the office and, thankfully, shift switch happened and he helped us get the jets working.

50+ solo male so I wasn't scared off by other reviews or the neighborhood. The staff was excellent on check-in and check out. The bathroom was quite small, and the shower floor was very old and chipped, and it looked like they had spray painted over it as a temporary fix. There was no carpeting anywhere in the room. There were other guests that perhaps were staying long-term, and their kids were playing in the driveway and it was a little loud at first, but they settled it down around bedtime. The biggest thing for me was the air conditioner, which worked perfectly and kept the room 64° or less. I was headed for it a bike excursion the next day so I really wanted to enjoy some coolness.. not sure I would stay here again, as in the morning, there were three police cars at one end of the inn. But for the night I was there it suited me fine.

Nightstand table clearly hadn’t been wiped down. Bathroom had unknown stains. Towels also had stains. Feet were black after walking from shower to bed. Non-smoking room stank of smoke upon check in. Loud banging noises randomly throughout the night.

Due to something which has led to heavy bookings downtown for Buffalo for last night, established as long as 60 days ago, we had to find and settle for this "dump". Sevices were spare to none, fixtures were missing, bathtubs were badly caulked, paint was peeling off the wall in spots and the veneers on room furniture were becoming unhinged. Any interaction with the manager was on the outside of the building. He sat behind plexiglass and met our needs and requests through a security drawer similar to what you would find at a drive-in bank teller. In short a rather unplesant (but expected) experience.

Since the day I checked in till the day I checked out, the room smelled cigarettes and we don't even smoke. The sheets, towels everything felt dirty. We complained so many times but housekeeping came the last day to change sheets….that’s it. It was noisy outside! Would not recommend it to anyone!Terrible experience

It was good stay, but the sheets was not as clean as it should be and I think they wash it but the washing machine is old or is not as good as it should be. Also the blanket were not washed only tge sheet thay cwash. There was no boiler to make hot water for coffee or tea but there was a microwave. totally they were friendly and nice and the area was nice.

The room I had was not cleaned all the way. There was still wash rags in the bathroom from the person who stayed before me. The floor was sticky! The tub wasn’t clean. It smelled of mold in the bathroom & the sheets were mildewed. I really like this hotel but I think they should do better with cleaning & sanitizing!

When booking through Travelocity, I requested a non smocking room and motel/hotel with breakfast. I arrived early and was thankful to the lady I found at the desk, she did her best to accommodate me and went extra miles by giving me tips on what to do before the checking time. After receiving a call I went for the checking, hélas where problems started. After requiring when the breakfast was served, the other lady at the desk told me that they don’t do breakfast anymore since Covid and Expedia know about it. After some words with her I requested to talk to the manager who didn’t even bother to come to see what was happening. I left the lobby to go to put my luggage in the room and come back to resolve the breakfast issue. Oh when I just opened the room, it is was full of cigarette smoke. I asked if I can change the room but instead of answering my question the manager ( I understood is also the owner) told me to give back the key and he is refunding my money. He even told me that: “ did you see the reviews in Expedia? You took the risk in booking this hotel”. I was simply thrown out and have to find a new hotel the same day. Confused. Fortunately it was still daytime and I found another hotel to go. Third party booking service, please make sure that you or the hotels in your network update their services. So as the rude manager at University Manor Inn said: You took the risk in booking this hotel, so we customers will assume our risk when doing a booking through your system.

Thermostat was set at 61F, no heat. Room 117. Previous resident's left over female pijama was hanging in the bathroom ; room was not serviced for us , no change of linens from Previous day ; so intense sweat odor was coming from the pillows, linens ,prevented our rest and sleep in 61F need to file a complaint with regulatory Authorities.

Someone knocked on my room door and asked for a cigarette. Not to mention I reserved my room to pay at location. And they sold my room at 10am to someone who walked up with cash. It reaked of cigars. And so the linen was old with spots. I'm so grossed out

It put me off that you couldn’t directly access the front desk, it reminded me of some gas stations, in the not so nice areas. It was very clean. Other guests played loud music and banged on pipes for majority of the night. It wasn’t terrible, but could have been better. Relatively inexpensive, so there’s that.

I had a non-smoking room 114 But i could smell the smoke from the next room 113 The room 113 was a smoking room. At around 5 Am from the same room i heard a woman on the phone talking and yelling very clearly. For over an hour.

We felt like we were in a dungeon :( Very dark, but it did serve it's purpose. We needed a good night's sleep before heading to Roswell Cancer Center. We did get a little worried when the people next to us were so loud but they did turn down the noise by 10 pm.

We experienced many of the things described by other negative reviews. Our non-smoking room smelled strongly of smoke, the carpets were filthy (turning a pair of white socks black), much of the furniture wasn't in good shape, the microwave wasn't fully functional, and plugs fell out of outlets easily. The general state of the room and vibe of the hotel made us worry about bed bugs, and feel anxious about leaving anything visible in our vehicle as well as just generally unsafe and very uncomfortable. As a result, it was impossible to unwind and we were eager to leave, checking out early and going elsewhere for breakfast. Our stay was on a weekday so there were no loud parties, however, there was a couple having a dramatic, concerning argument in the parking lot and the police did make an appearance. We read that the hotel's policy is to refuse a refund after 5 minutes spent in the room, which is a little telling. Unfortunately for us, we spent the night, but don't make the same mistake we did. Book elsewhere.

This motel was terrible. As we arrived we heard loud music and shouting coming from one of the rooms. The door kept opening and we saw between 5 and 10 people going in and out shouting to others arriving in their vehicles. Our room key did not work and we had to be let in with a key. We were informed that the battery of the locking mechanism was broken, we couldn’t use our card key and that it would be fixed in the morning, leaving us with no way to get back into our room if we had to leave. The room was a non smoking room and it smelled to high heaven like cigarettes. We could here the loud beats of the music downstairs coming through the walls. We had to leave and go to another hotel.

Long story short, because of the receptionist mistake, they gave us a wrong room number, and the night shift guy wasn't aware of that. So at midnight he gave the same room to another person. Since the new customer couldn't open the door, this guy tried to open our door at the middle of the night. So guess why I'm rating it like this

It was the worse! I would rate this a minus -1! A big mistake. Someone was trying to get into our room with a key card, then knocked and wanted in. I yelled at him to go away, he eventually did. I was so scared and couldn’t sleep. The carpet was gross and sticky.

Good place to stay for a cheap room if you don't need anything fancy. The room had a nice refrigerator and microwave. The included breakfast was pretty good and was good for getting something quick to eat before starting off our day. We stayed multiple nights and the housekeeping did a good job taking care of our room.

We didn't end up staying here because our supposedly nonsmoking room smelled horribly of smoke. But the desk clerk was perfectly nice and tried his best to help us. He said he couldn't refund our money himself but if we called hotels.com and they called him, he could issue a refund. We did and he did and we stayed elsewhere.

The room smelled disgusting. Stains on the carpet. Hairs stuck in the sides of the tub, on the bathroom walls and in the hair dryer. Bathroom sink was cracking, discolored and looked dirty. Stains around the toilet. Overall just felt gross. Didn’t feel comfortable using the jacuzzi tub. That was the purpose of getting the jacuzzi room. Neighbors were terrible. Definitely not worth $131! The police showed up for some reason that night. Woke up to loud music throughout the night and again in the morning when a mobile car detailer was cleaning cars in the parking lot.

We stayed 2 nights while visiting my son at UB. The room was comfortable and clean. I was pleasantly surprised by the room being equipped with a mini fridge, microwave and kitchenette area. The bathroom had some peeling paint- but otherwise the room was in good shape and nicely decorated.

I arrived hotel staff did not acknowledge me. Spoke few words. Then we get the key to the room had trouble opening the door. Room was OK but it was hard pillows are flat and uncomfortable. When we all survived it was a dirty old man walking up the steps invading your privacy. Then we left the hotel in return later on that night and drug deal on the bottom floor. I would not recommend this hotel to anybody
