The hotel is highly praised for its excellent location, with guests frequently mentioning its proximity to shopping, dining, and historic sites. The staff is consistently described as friendly, helpful, and professional. The breakfast delivered to the room is a standout feature, appreciated for its convenience and quality. However, some guests express dissatisfaction with the price, feeling it's a bit high for the amenities offered. A few guests also mention issues with the comfort of the beds and the cleanliness of some rooms.

The Inn is in the best location. It was cozy, clean, and the breakfast delivered to your room was awesome. I would stay there again!
- 5/5
Perfect location to explore Charleston. Close to shopping, restaurants, guided tours & the water front. The extras offered by the hotel were ideal - continental breakfast, wine/cheese happy hour. The front desk staff were very helpful. Would stay at Fulton Inn again on my stay in Charleston.
- 5/5
I’m looking forward to staying again 👍

Abby was wonderful at check in and helping throughout the evening. The hotel is definitely Charleston “cool”. Love all the extras and the rooms are warm and cozy.
- 5/5
The room was very clean, staff was extremely nice and very helpful. I loved the breakfast being delivered to the room. It is in the perfect location. We walked everywhere.

Was an amazing stay. Staff was helpful. Breakfast amazing. Room tidy.

Unfortunately, was not aware of previous parking lot in rear being clised due to construction.

The property is in excellent location! Walk to almost everything!

Adorable hotel. Walkable location. Fun to be on King street. Amazing staff. Very helpful

Parking was a little difficult and treacherous to carry luggage but there is a little drop off area on the side street we found much too late.
- 4.5/5
we loved the in room breakfast every morning, beds were super comfortable, air con worked well, and the friendly welcoming energy of the staff, and the location with everything in walking distance.

The room was lovely. We liked the in room breakfast. The staff was very friendly and the a.m. coffee and p.m. sherry was a nice touch. The only problem was the construction right outside our window. It would have been nice to have a heads up. We would have requested a different room.
- 5/5
The room was very clean and the continental breakfast, served in our room…unique.
- 4/5
Nice place. Great location. Complimentary breakfast brought to room. TV is in armour and when opened, doors block access to small corner table. Construction going on nearby, but stops for the evening. Self-parking is extra. No valet service. I would stay there again.
- 5/5
Very convenient to all activities of downtown Charleston. Enjoyed the delivery of breakfast each morning and snacks in the afternoon. A quaint and historic hotel in the midst of posh King Street. I would definitely recommend this hotel to anyone wanting to stay in the heart of historic downtown Charleston.

Staff we’re wonderful and attentive.

Clean rooms great location and friendly staff. Would stay again!

We arrived late which I had told the hotel sinxe we were traveling. We arrived and the front door was locked, my husband had to call and wake up front desk lady. We also had too unload our luggage on King Street since hotel has no entrance or parking. When we got to our room, we were very disappointed at how old and outdated everything was- mattresses, furniture and TV. Musty smell. I itched all night due to something related to the room. Very disappointed that the manager did not discount or remedy the issues. Expensive! The location is nice really wanted it to be a better experience. We left in the morning and booked at another hotel. Sorry never leave reviews but felt hotel needs to know.
- 5/5
The staff was friendly. The rooms were spacious and clean.
- 5/5
Daylon was the consummate professional. She met our every request and because of her alone we would highly recommend the Fulton Inn. That said the Inn had many other points to recommend it, location, cleanliness, breakfast delivered to your room and well appointed rooms.
- 5/5
What an amazing stay. Great location, comfy bed, and a functional fireplace! Also the staff is amazing. I can’t recommend enough.
- 5/5
Excellent Location! Very clean and friendly staff!
- 4/5
At checkout, the parking garage elevator was broken and my husband had to carry luggage up five flights of stairs. The hotel charges for parking in this garage, so a broken elevator is a reflection on them. A simple heads-up would have allowed us to pull the car to street level to load our luggage, just like we did at check-in.

Blackberries were moldy. Hotel smells like perfume. Can’t open windows for fresh air. Fire alarm went off. Car alarms in neighborhood went off. Trash trucks are noisy. Good location and very walkable.

Everything was great. I had a really nice large room and bathroom. Fantastic location on king street surrounded by bars restaurants and shops. Breakfast is brought to your room which was all very efficient. Staff very nice. Easy parking. Hotel reception and hallways etc were all fairly immaculate. A really good hotel.

Great location, great service

Lovely, room lovely location Too expensive at 450 per night. So many other equally good hotels for 280 just as spacious and as good. Parking at 35 per night is too much

Wonderful place to stay right downtown! Park the car, and never need to get back in it. Clean rooms, comfy beds, breakfast was delicious and love that they bring it to your room!
- 3/5
For the price, it really wasn’t luxurious as it should have been.
- 5/5
The staff is amazing and ver personal, one of the best I came across. Getting breakfast to the room is a default perk. One thing I see is that the ventilation in the room needs to be improved

Very central, room service was good
- 5/5
Very conveniently located, most tourist attractions were walkable. Breakfast was pretty average but being served in the room was nice. Sherry and wanted cheese in the evening was also a nice touch. All of the stuff were extremely friendly and helpful
- 5/5
Parking was close by on the 5th floor of a parking garage and had a $35 fee. Location is right in the heart of King Street shops and restaurants, can walk to so many places. I would stay here again!
- 5/5
Great location in downtown Charleston. Beautiful clean room, nightly wine and snack reception and breakfast delivered to the room in the morning.

Nice stay, clean room, courteous staff. Big problem with the young porters nearly dropping a backpack off the cart and dropping a new suitcase on the cement.

The location of this hotel was perfect! On lower King Street, tucked away, it was easy to walk to many shops and restaurants. The staff was friendly. The breakfast was continental only, but well presented. It was very clean. We were very happy with our selection and would absolutely return!
- 4/5
I fully paid upfront and now after more than a week I am still awaiting the return of my deposit !
- 5/5
Great location and staff was super helpful and friendly.
- 5/5
Friendly and helpful staff. Neat amenities like nightly port, wine and cheese, daily breakfast delivered to your room. Location could not be better! Everything in Historic Downtown Charleston was walkable and the hotel is literally steps from King Street.
- 5/5
This is a charming hotel in a perfect spot in the King Street. From Checking in to checking out every member of the staff was friendly and helpful. Great experience. The room was by far more charming than the pictures. I loved the high ceiling room.

The Inn was wonderful. The patking lot was a hassle. Everytime we moved our car and tried leaving the lot we had trouble getting out or bsck in!!!!
- 5/5
I was pleasantly surprised by how spacious the room was. The bed was comfy, though a bit soft for my taste. The morning sun was an absolute treat to wake up to, as well!
- 5/5
Great property with friendly staff
- 5/5
Breakfast brought to the room was nice
- 4/5
Great central location
- 4/5
Loved how close it was to everything. Very walkable and easy access to the City Market and shopping. The only thing was it had a kind of musty smell probably due to it being an older building. That wouldnt stop me from returning though.
- 5/5
Very cozy. I loved that they serve sherry in the evening and cheese and wine to socialize with other guests. Location is excellent with secured parking in the back.
- 5/5
Everything was nice. Parking was hard to find built other than that it was good

- 5/5
A great hotel! very comfortable and such a great location! Will definitely stay here again
- 5/5
One of the best hotels we’ve stayed in!
- 5/5
What a unique place. Not a typical box box hotel, but a truly unique boutique one. The staff are welcoming and so very friendly. The continental breakfast delivered directly to your room is a treat. Yes, the building is old, and not going to wow you with spectacular views, but the rooms are large, well appointed, and the convenience of the location can’t be beat.
- 5/5
Very nice, clean, comfortable hotel with a great location. Highly recommend!
- 5/5
It is a charming well kept clean hotel well located in Charleston, within walking distance of both restaurants and places to visit. Parking is easy. The staff is friendly and helpful. It is good to know in advance that you order a continental breakfast which is brought to your room.
- 5/5
Great location for easy access to dining and Market Street vendors. Parking was not free but was just steps away although the gate control system kept malfunctioning. Continental brkfst was good. Room and bathroom very clean. But water pressure very low. Overall highly recommended and will stay there again.
- 5/5
Excellent staff and relaxed atmosphere
- 5/5

- 5/5
Incredible staff, friendly, knowledgeable of the area and very efficient. Loved the simplicity of the parking arrangement. Everything was great. Will visit again
- 5/5
Our first time to the hotel, and my wife and I will be back for sure. We live pretty close by so we enjoy coming to Charleston for a quick getaway. The inn and staff are amazing!! Beautiful, historic, and fantastic location. We will be back soon.
- 5/5
Wonderful staff-great amenities-excellent location
- 5/5
All around nice place , in room breakfast nice surprise.
- 5/5
We had a great time at Fulton Lane Inn. Easy parking right behind the property. Friendly staff. We were able to walk to restaurants and attractions.
- 5/5
If their local rivals paid me to say something bad about the Fulton Lane Inn, I couldn’t do it. Everything about this place was perfect.
- 4/5
This is a very cute, clean and close to almost everything hotel with great staff. They will keep you informed about anything going on at the hotel. My only reason for not giving a perfect score was, the bed matress were not very comfortable. Making it hard to get to sleep. The rooms and the whole hotel is very adorable. They serve your chosen breakfast to your room each day at the time slot you choose. There is sherry each evening between 5PM and 6PM in the main lobby. The sister hotel next door serves wine and cheese at about that same time. As I stated above, this hotel is in walking distance to just about everything. You can walk to all the historical sites such as the the old exchange where the constitution was ratified, the old slave market, the pineapple fountain, the Charleston peir. If you are up for a 30 minute walk, you could even walk to the aquarium or to catch the ferry to Ft. Sumter. They are both located at the same place. We did the 30 minute walk and it was not too bad even if it was drizzling a slight mist of rain. Our reasoning for walking everywhere we could is because there are a lot of one way streets, the roads are not very wide or in the best shape and parking is a little hard to find. We only had to drive to Boone Hall Plantation and Folly Beach. Oh! Just an FYI, you pay for parking just about everywhere.
- 5/5
I told them I loved the shampoo the gave me extra to take home
- 5/5
This was a charming hotel which allowed us to experience aome of Charlestons southern charm and heritage.
- 5/5
Breakfast in the toom was so civilized
- 4/5
The hotel entrance is off an alley off King Street. The hotel provided good info how to access the hotel from their public parking lot they have access too. It is a Historic hotel, so expect an older facility, but the bathroom was was updated and was very modern. The location is great for all Charleston has to offer. I would stay their again.
- 5/5
Close to everything Breakfast service in the room was amazing
- 4/5
Nice
- 5/5
Fulton L. is not a “full-service” hotel, (i.e. no lunch or dinner service, no bar), but neither does it claim itself to be such. That said its ambience, location and other splendid touches such as the inclusive -in-room breakfast service and very inexpensive on site parking are very welcome. We will definitely return to Fulton L. for our next Charleston stay
- 5/5
Prime location. Quaint and quiet hotel. Staff was always welcoming. The parking lot was conveniently located, yet the logistics of getting in and out was often challenging likely of no fault of the hotel, but instead the company managing the lot. All in all I enjoyed staying at this boutique hotel and will book it again and again.
- 5/5
This boutique type hotel is right on King Street in the middle of all the action, one block from the outdoor market, there are lots of restaurants, the staff was very friendly and accommodating, I highly recommend
- 5/5
The location was great. Very close to everything we like to do.
- 5/5
Amazing! Loved the talk ceiling, spacious room, and breakfast! Location was in the heart of historical downtown!
- 5/5
Very nice and quiet and was very welcoming!
- 5/5
Very clean room with a nice bathroom and bed. Great location.
- 5/5
Loved the location!
- 5/5
I was so happy to find an older hotel during our visit to Charleston. Fulton Lane was right in the middle of everything. Our room was nice sized and plenty comfy for the 2 of us. Breakfast was delivered every morning via room service. Parking was close and reasonably priced compared to other hotels in the area. Our concierges, Wylie, Lillian, and Kate were a joy to talk with and extremely helpful. We are pretty independent travelers but it was nice to know they were there if we needed anything.
- 5/5
Everything, including the location, was great. I highly recommend staying here.
- 5/5
This was a great location in Charleston, very walkable. Perfect boutique hotel. The room was nice, comfortable bed, breakfast brought to your room in morning. Loved it! Only complaint would be the ac was blowing directly on my side of bed with no way to change it.
- 5/5
Great location. Close to shopping and restaurants. Friendly staff.
- 2/5
I wanted to love my stay but unfortunately the mildew smell in the room was awful. I think it was just the condition of the building. The complimentary breakfast was very nice as was the staff. I wanted to try and move rooms to escape the mold smell but they had nothing else open. If you are not sensitive to smells this hotel would be great. It is right on kings street which was nice but left with a headache.
- 5/5
Location, location, location. Excellent hotel close to everything with lovely bonus treats
- 5/5
The Fulton Lane in was outstanding - great location, services, room size/comfort, breakfast, and parking. Highly recommend it.
- 5/5
Wonderful, quaint inn that was perfect for our girls trip. This is a perfect location with lots of shopping, restaurants & sites within walking distance. The breakfast was a great touch that prevented the need to get out too early for food. I would definitely recommend & return myself.
- 5/5
They deliver an excellent continental breakfast every morning tailored to you. Room was decorated nicely in southern charm. Located on King Street with a lot of shops close by. The Market is 2 blocks away and a super easy walk. We will definitely recommend to family and friends!
- 5/5

- 5/5
A delightful historic inn by my favorite old Charleston neighborhoods. Great way to escape the 21st century.
- 5/5

- 5/5
Lovely suites with complimentary room service breakfast
- 5/5
We absolutely loved our stay. The staff was so kind and informative. Loved the ability to walk everywhere. And the breakfast delivered to the room was amazing! Would highly recommend!
- 5/5
Quaint yet adequate space. Friendly service. Everything you expect and more from a boutique hotel.
- 5/5
This is a wonderful hotel in the middle of downtown Charleston. It is in an old building that is wonderfully preserved and utilized. There is a free room service breakfast that is very good. There is good parking in a lot behind the hotel. There is also a wine, cheese and cracker reception nightly followed by sherry in the lobby. The hotel is within walking distance of all downtown attractions.10/10
- 5/5
It's a historic hotel, therefore you will find short runs of steps and hookedy-crookedy hallways, which I thought added to its charm. There was an elevator and it always arrived promptly. No breakfast area--you order from a menu of cold options (toast, pastry, muffins, hard boiled egg, various cerials, yogurt, coffee, juices, and milk and your breakfast is delivered to your room within the 30 minute time frame you specifiy. Bed was very comfortable. Blinds and curtains on windows so you could manage how much light you wanted to come into the room. My suite on the third floor (336) faced King Street, had a fireplace. sitting area, table and chairs and a very nice bathroom with plenty of hot water and a small refrigerator. No microwave. Expensive but all the French Quarter hotels are, some "very very." This was a nice place and I would go back.
- 5/5
We loved this quaint hotel in the French Quarter. Conveniently located. The hotel was very clean and the staff was always helpful.
- 4/5
Parking is unusual and confusing but doesn’t take away from the charm of the property
- 4/5
Power washing the building across the street at 4 AM. When I called the front desk, they became very defensive.
- 4/5
Great location - clean and comfortable & will come again
- 5/5
Fantastic location and many amenities included. Breakfast was brought to you with room service at your requested time. Wine and cheese happy hour was delightful. It was our anniversary and a wonderful bottle of champagne awaited us in our room. A must place to stay!
- 5/5
The hotel location is in the center of all downtown and walking distance to CofC. The hotel is beautiful with high ceilings and tall windows. We were able to walk, shop and dine all close to hotel. Staff is very friendly and knowledgeable. Breakfast delivered to your room every day was a great treat.
- 5/5
Enjoyed breakfast brought to room. Beds were comfortable. Wine and Cheese at night were great. Staff was very friendly and helpful.
- 5/5
Great location. Loved the Inn. So fun to have room service breakfast, and evening Sherry. Plus the wine and cheese was good too. Would stay here again!!!!
- 5/5
Perfect location!!! Will definitely stay there again! Easy walk to anywhere
- 4/5
Very nice historic inn. Room service continental breakfast was very nice, as was the evening wine reception. The only real complaint was the parking. The parking lot had two gated entrances, both with card reader machines. Neither worked consistently during our stay. It was difficult to find the second entrance to the lot after we couldn’t get in at the first entrance the hotel’s email had directed us to. And then still had to use the call button to try to get someone to let us in. No better luck second and third day.
- 5/5
We really enjoyed our stay. V comfortable bed and clean room. We especially liked the in room continental breakfast and evening sherry. Great place to stay while enjoying Charleston.
- 5/5
Fulton Inn was very nice. Loved the place - very convenient, very clean and the staff were great. Will go back again
- 5/5
Excellent property and service. Complimentary room service breakfast was such a treat and parking was a breeze. Thanks FLI for a wonderful stay.
- 5/5
It was a beautiful, historic hotel! I loved it!
- 5/5
Very clean and the decor is perfect to the historical venue that makes Charleston. We hit the wine/cheese welcome at 5 pm then off to dinner recommended near by. It was delicious. Parking is right behind the hotel.
- 5/5
The Fulton Lane Inn was super charming and the staff were very hospitable. Loved the breakfast in your room option. Walkable to all the sights of downtown Charleston. We'd go back!
- 5/5
Our second stay at Fulton Lane Inn. Very clean and secure.
- 5/5
This boutique hotel is located in the heart of the historic district. Our room was clean, attractive, and spacious. We appreciated the excellent breakfast delivered to our room, the wine and cheese reception in the late afternoon, and sherry in the evening. Someone was always available at the front desk and willing to help. We had to stay an extra night because of inclement weather and they were very helpful.
- 4/5
It was nice to be in the heart of the French Quarter district of a beautiful city and our room was spacious, with a comfortable bed. We were surprised to see that the cleaning crew left our room door halfway open while we were away, so we returned to find it open! Luckily nothing was stolen. We also did not appreciate the 7am call on the room phone, which woke us up for no reason. Breakfast was included and decent, but the only option was room service and there were no fresh prepared items to choose -- would have liked an omelet, waffles, bacon, etc. in a restaurant setting - instead of just pastries, yogurt, granola in the room. Also did not like having to pay extra $17 per day for parking.
- 4/5
We enjoyed our time here. Our room and property were very clean and very quiet. Staff was helpful and friendly. Complimentary “breakfast in bed” had great options but ran early, so it was more of a wake up call. Location was central to the city; 10-15 min walk in any direction made for a great (and delicious) weekend!
- 5/5
This is a lovely hotel in an outstanding location. Continental breakfast delivered to your room is a wonderful treat, as are the other little perks they offer. Will definitely stay here in the future.
- 5/5
Wonderful location in Charleston - walk to everything. Comfortable room. Continental breakfast is ordered previous night and served by room service at time requested. 24/7 staffing of front desk - helpful, pleasant. Lots of restaurants and shopping nearby. Highly recommended.
- 5/5
What a beautiful hidden gem! So conveniently located to King St and all the amenities that has to offer. It was such a luxury to have our breakfast delivered to our rooms. Very quiet inn with large rooms and comfy beds. Excited to stay here again soon.
- 4/5
The only downside is that there is some intermittent machine noise. It might be from the elevator, or perhaps from the central air conditioning. The Wi-Fi does not work in our room. But we just used cell phone data and did not bother to ask the staff for a fix. I hope it is easy to fix for guests who need Wi-Fi.
- 5/5
Welcoming staff and excellent hospitality. The in room complimentary breakfast at your desired time was a lovely touch. Would definitely recommend.
- 5/5
Staff was amazing!! Beautiful room.
