Reviews
The hotel reviews are mixed, with some guests expressing satisfaction with the cleanliness, staff kindness, and breakfast, while others have had negative experiences with the state of the rooms, wifi, and front desk service. The proximity to the lakefront is a common positive, but some guests have encountered issues with rodents, loud noises, and hidden fees.
- Proximity to the lakefront

- Issues with wifi and front desk service
- Reports of rodents and loud noises

Front desk staff was not helpful. Room smelt very musty which is a high indicator of roach infestations. I ended up booking a different room for the night.
- 4/5
It's a ok place to stay for the price. Everything is remodeled, so it's clean in the rooms. The pool is still needing remodeling, and it's no restaurant on the property, but it's a clean place to stay
- 4/5
Comfortable bed, small room, but no issues. I would recommend. I like the location next to the lake.
- 4/5
The hotel was easy to find. The free Parking was a huge plus! Only 5 minutes walk to a CTA bus stop or Metra train. Our room was very clean. My only complaint was the lack of amenities. There wasn't even an ice or water machine, no vending machines, no breakfast. But if you just need a place to sleep while you explore Chicago by day then this place is perfect.
- 4/5
Clean room. Comfortable beds. Working a/c. But terrible WiFi which was a bummer. Not much around the hotel as it is a very residential area. But still more economical to stay here and uber into the city than to pay downtown prices.
- 3/5
Bugs outside all the rooms. I killed some inside mine. The pool is behind repair so that tells you a lot about the property. Cheap spot to sleep for a last minute visit and was walking distance to where I needed to be but that’s it.
- 4/5
Good deal, but property under renovation. Inside the room was fine and had been redone, although there was a bid of dampness smell coming from the old AC unit. Outside there were dumpsters right outside our units and the sidewalks were crumbling. I assume most of this will be rectified with the completion of the renovation. Overall, there are not a lot of options in the Hyde Park area and this was affordable; plus it was a nice walk to both the downtown Hyde Park area and the lake trail/Promontory Point via the pedestrian overpass.

The renovated room was nice… better than expected based on prior reviews. This is a nice quiet place to stay in the Hyde Park neighborhood, close to Lake Michigan and also close to bus, Metra and the “L” stations to reach downtown as well as the south side & south suburbs.

- 5/5
The room was exceptionally clean and well-maintained, which immediately put me at ease. Everything looked fresh, organized, and cared for. The hotel's location was also excellent as it was near a train station that was a short ride to the downtown area. Between the outstanding cleanliness, convenient location, and genuinely friendly staff, this hotel provided a wonderful experience. I would not hesitate to stay here again and highly recommend it to anyone looking for a comfortable and enjoyable stay.
- 5/5
Great location, clean, friendly staff, great price for the area. On site parking right outside the room was a huge plus. We were very pleased with this hotel and will stay here again when we come back to Chicago. Thank you!!
- 4/5
Location was close enough to be able to get to and from the city events and explore the nearby Hyde Park area but also far enough that we avoided mass crowd chaos during the Pokemon Go event. The rooms we clean and very comfortable. The staff was friendly and helpful. I think they were remodeling their cafe and conference area, in addition to their pool. So things to do within the immediate hotel area were sparse. Things that would normally be a convenience at a hotel so you don't have to leave the property-vending machines, breakfast, a commissary-stuff like that. We ended up walking around Hyde Park and that was lovely but we had to pivot from expecting the hotel to have a cafe available after a long day in the city. Not a terrible thing-just what I didn't like.

It's more than I expected for what I paid. They haven't renovated the pool yet but the rooms are updated and nice. The staff was very friendly and incredibly helpful. You can cast to the TV's from your phone which was great. I could just use all my regular streaming apps. Close enough to downtown and right next to a park.

Located close to the train to travel to and from Chicago City. The beds were comfortable. The staff was friendly and helpful. They have done a lot of upgrading, however, carpet on the stairs and landing was very old and caused concern. Water pressure was low and only warm water.

We were in town for business and had 2 rooms with several issues, 509 and 511. We had 4 more nights booked but cancelled. The rooms have no way to hang up clothes. Rom 509 tv only got CBS and all other stations said poor signal. The vanity areas need brighter lighting. 511 had a clogged toilet, but we left without reporting. The parking lot is in disrepair and the hotel is dated. see pic. At 9:45AM we heard a power drill adjacent to 509. The beds were comfy.

Clean room and nice staff but no amenities ie: ice, adequate room lamps and plugs AND HOT WATER! Temperature was good enough to drink out of the faucet at 95 degrees, far short of heath code of 120 degrees!!

This is an older 2 story property with great big refinished rooms with lake views. Daily attention to room turndown excellent! Front desk staff very nice. Location is wonderful with the highway close, biking path and water close, food a short walk, and museums a short drive. Parking is free. Downside is part of the property is defunct with an empty pool, unused cafe and unused conference bldg. no elevator, no ice machine and poor shower pressure. A great price and memorable stay for us and would gladly come again!!

This is a Hidden Gem highly recommend. 5 ***** across the board

Erika was very helpful, nice cleaning staff, nice location. No drinking water was served in the room. At least a pair of footwear/sandal in room would be good.

The price was great. I was visiting University of Chicago and the location is good for that as well - about a 1.4 mi walk. There is a Whole Foods and Trader Joe's nearby. This is an old-style motel that has been retrofitted. There are extra locked doors added so that the guest doors are not accessible but other guests left those open. The hotel is right next to the highway and the traffic noise is very loud. Additionally, the hotel itself has paper thin walls so if another guest is walking around upstairs or comes in late, that is very loud. The bathrooms need an update too - the toilet seat was a bit janky and there was almost NO water pressure in the shower.

The outside area was okay. The inside was clean, bed was comfortable. There was a microwave (didn’t use) and refrigerator. Large screen tv was nice. Water pressure was just okay. Had some issues checking in because I used my initials (which is what I go by) on my reservation and my ID has my name fully written out. The front desk was not going to let me stay because of that. I had to call Hotels.com and finally they changed my reservation to state my full name. Was not off to a good start. Did have some nice restaurants near by and the lake was across the main road.
- 3/5
Well located for Hyde Park. Refurbished old motel was OK and clean, but there was no hair dryer, place to hang clothes, or luggage rack, and one thin blanket on the bed. Frig, microwave, and coffee OK. Only needed one night stay but would not use for a longer stay.
- 4/5
No extras but location is pretty nice. Lakefront and plenty of restaurants in area.

- 3/5
1. No ice machine even though they have ice buckets in the room 2. A closet to hang clothes, but no bar or shelf to allow you to do that. 3. Hit water just warm and weak stream. 4. Zero rooms ready to use at the 3:00 pm check-in time. I can’t explain that. 5. No bkfst at all. Yes, that was in their amenities list, but for that price you should get something.
- 4/5
The room was really spotless. Really comfortable bed and the pillows are nice as well. Comes with microwave and fridge as well. However the shower head pressure was significantly weak. And the plugs for both nightstands didn't work. It would have been nice if there were a complimentary breakfast as well. But overall the room was really good.

What mattered most to me was that, although the room is quite basic, it was very clean. The location was excellent—perfect for being close to the University of Chicago—and having free parking was a big plus. It’s also conveniently near several great restaurants and markets. The only downside was that there were no shelves for storing clothing.

Amenities are nothing like what was shown on Expedia. The entire complex appears to have been abandon or is the process of being abandoned. I saw several rooms on the property that appeared to have been half-way in construction attached to properties that appeared to have been abandoned. The room gives you cups and an ice container but there are no ice-machines on the property. Rooms were just okay, nothing impressive. Lighting could be better. Television systems had poor reception and couldn’t use chrome cast despite the TV’s own function. Property could stand to be more upfront of its current status of development.

Ants in the room and did get bit at night.

The location is near the lake, the day shift staff is good. We needed a place to stay and called several times at 3am, but no one answered. We went there and a guy opened the door and said they had a room. But since we arrived at 5am, we had to pay not for early check-in (like almost everywhere that offers early check-in), but for the full night plus the next night we needed. We initially agreed since we didn't have many options and we had been traveling and wanted to sleep. But then he quoted the price and it was $275 each night!!!! On Booking.com it's $130-150 a night. He said yes, there would be a difference if you book through Booking. It's good that we've booked a hotel before and the difference is usually $5-10, but here it was almost double. We had to wait until 11am to check in for one night through Booking. When we got to the room, we were surprised that the price of $275 was included. The floors were dirty, terribly dirty, there was no closet, no clothes hangers, and only shampoo for one person, there were two of us. The renovations that were done there were good, but the rest was bad. For 275 a night without breakfast and with dirty floors, it was terrible.

Place is clean and well maintained. Got a room with 2 double beds and room is very spacious. Even had a mini ref and microwave. Got coffees and teas as well. Restroom had a tub and ample supply of toiletries. Ice dispenser is available at the floor as well. Breakfast is decent. Will stay here again if I’m in the area.

It was great. Staff was nice. The room was clean and the hallways had great photos of the city which made it feel more safe and comfortable. The breakfast was great, nice large and comfortable lobby area with view of the water. Nice neighborhood close to the college so lots of great restaurants were just a 10-15 min walk away. Felt safe even at night
- 3/5
It's nice
- 0.5/5
The only thing favorable? The proximity to the lakefront. The room was horrible. Bathroom looks like a jailhouse bathroom. The wifi was non-existent and the front desk expected me to walk downstairs and outside and across the parking lot. The room didn’t have a safety bolt latch. The carpet is ICK. I checked out the next day and the lady at the front desk was extremely condescending.

The property is a basic small 2-story motel. Nothing unique. The pool-facing rooms are now facing an empty pool, unfortunately. The immediate spaces ( walkways, parking lot, empty pool) are a hotbed for rodents. I encountered large rodents each time I ventured in or out of the unit. One suggestion is to have closed garbage bins. I saw 3 rats climb out of a garbage can with food items !!! Scared the bejesus out of me. The community around it is awesome.
- 4/5
Be sure to put out your “do not disturb” sign if you want to sleep in as house keeping likes to get to work early. No fridge and microwave in rooms but great A/C and hot water. For best experience try to get a top floor unit so you don’t have to hear everyone coming in and out. There is also an EV charger located in the Best Western portion of the property. No pool available but the lake is right there.

The hotel was dark-the lamps were unplugged. It smelled like dirty carpet. There were stains on the walls and ceiling. The bathroom and towels were gross. I did not feel safe staying there with my daughter. The place is more like a motel than a hotel. Most of photos posted online are from the Best Western Plus next door and I know that because after contacting Expedia to assist with getting out of the reservation, that's where we ended up staying. And to make matters worse they charged me for the night even though we didn't stay there because I didn't feel safe there with my daughter and who would...tight hallway with 4 doors 2 upstairs and 2 down, shady bunch of guys (4) right across from us, and the stairway reeked of marijuana.

Do not consider this hotel for your safety. Over night they stole the convertor of our car. It cost us $495 to fix it and with no apology from the hotel . The area is dangerous .

Rats in the parking lot. Bugs in the room. Stains on bed spread. We were amazed to discover that there is still such a thing as a smoking room. Disgusting, made our clothes smell like cigarettes.

It was an average stay at an average motel. it was confusing to determine which hotel was the one I had booked. There are two hotels budgeted right next to each other. The room was clean, but it smelled funny. The mattress had springs and was very bouncy. Reminded me of my bed from 30 years ago, when I was a kid. I appreciated that it was close to where I needed to be and for the price, I got what I paid for.
- 2/5
This place needs a deep clean.
- 5/5
The property is a old building carpet is old but the employees were really nice and helpful.
- 4/5
A solid 3-star hotel. It was neat and clean, felt safe and was convenient to attractions and downtown Chicago. It's one of the few places with onsite parking, which was a major consideration. Nothing within walking distance, but a lot of restaurants and amenities a short drive away.
- 5/5
Very quiet and peaceful.
- 2/5
If there was mire honesty about the hotel you wouldn't be so dissapointed its $50 a night max. Its an old unsafe motel on a highway.
- 4/5
Convenient location, good price, good neighborhood, clean, average breakfast If you want to stay at the Hilton not the place for you
- 3/5
Please BE WARE before booking this hotel, due to hidden policies that they can't provide you with and expect you to just take thier word for it.
- 3/5
It was hard to find this hotel by public transportation. All staffs are kind and friendly. However, I couldn't use WiFi at all for two nights in the room and the room condition was not perfectly clean. I could see some stain on bedding. By the way, breakfast quality is quite good, though.
- 4/5
Nice breakfast. Good location.
- 4/5
Nice it's pet-friendly, but internet is very bad in the back corner of area. Was expecting at least a small fridge but didn't have one.
- 2/5
Rooms outside of main building were just bad, ours did not have all lamps working, had to make a setup using my extension cord. No provisions for ADA persons.
- 2/5
The hotel shares "space" with a Best Western which was confusing especially when checking in. I had no idea until I questioned the breakfast being served. I was then told "Breakfast is for Best Western guests. Your hotel is just using our (Best Western's) lobby while they update theirs." I also witnessed the front staff arguing with two hotel guests which is not the way to begin a stay at a hotel. The room was in need of sprucing up with a broken and threadbare chair and non-functioning outlets (which isn't good in the age of technology).

- 3/5
We felt safe and the hotel is in a great neighborhood. The rooms were surface cleaned but corners and base boards were dirty.
- 5/5
Good value and location. No recycling and disposable plastic toiletries.
- 5/5
Upon entering the room, there was a somewhat strange smell. Probably due to the old carpet. Still, the bathroom and beds were clean.
- 1/5
I’ve visited their before and it wasn’t bad. But this time I had a horrible experience and won’t be returning there no time soon. The room I had didn’t have a refrigerator or microwave, the lamps didn’t work next to the bed. The toilet made a loud noise when flushing and to cap things off I was given a smoking building with constant noise up and down the stairs from housekeeping!
- 2/5
I was under the impression that this was a non-smoking room mere steps away from the lake. Room was musty and reeked of cigarettes. Torn carpet, worn-out furniture, loose outlet covers, just all around sleezy-feeling. Had to cross a 4 lane highway to get to the lakeshore. The staff were nice and the parking garage was very convenient, but I will most definitely not be staying here again.
- 4/5
The pictures online are a little misleading. The front desk is actually in the larger lobby area to the side of the picture on the website. I found this out by asking a cleaner after waiting half an hour for the pictured reception to open. Plenty of free parking, I was allocated a room in the building that looks like a block of motel rooms. It was a nice room, clean and larger than expected. I felt a bit out of it being away from the main hotel building and the Wi-Fi continually dropped out. My TV didn’t work initially but the front desk gave me a different remote which got it working. A decent nights sleep despite the distant traffic noise from Lake Shore drive. This place is decent in what appears to be a good neighbourhood (I walked back from Guaranteed Rate field at night) and provides an excellent buffet breakfast. There’s a Metra line a few blocks away (10 minute walk). Although this is a decent hotel, I do think it’s overpriced although it is Chicago.
- 5/5
Great location; sober room with beautiful printed linen
- 5/5
Good value. Good location. Reasonably quiet. No recycling and still using tiny plastic toiletries.
- 1/5
We felt scammed. Excellent prices and lovely pictures of beautiful rooms in fabulous location on the lake lured us to reserve a room. However, upon arrival, we were assigned a disgusting room, smelling of old cigarettes, with dirty walls and ceiling, and a carpet that looked like it had never been cleaned. We refused the room and switched to a standard, clean room in the adjoining Best Western, which cost us several hundred dollars more for the weekend and was suspiciously run by the same staff. I asked the check-in staff if this sort of thing happens often, and they responded "all the time". This begs the question as to whether or not this is part of the organizations business plan. Very scammy, if you ask me.
- 3/5
They have two classes of rooms. One, inside the hotel. The other, outside the hotel, in California style/motel set-up. I was in a outside room. Seventy style scratched-up furniture. Noise refrigerator. Front door that wasn’t plum. Had cracks between the door and the frame. One could peer right into the room from the outside. See photos.
- 4/5
They upgraded the breakfast and coffee is through the day. Great job!
- 5/5
I was skeptical about the place because of the reviews. The place it’s ok; basically is just to rest while doing all the things you r doing while in vacations. It’s cool since is by the hwy, close to the soldier stadium, all museums and sears tower and 360; plus the river is across the street. And the employees were so kind and nice! Definitely the place to stay for good price and you can bring you furry friends along too!
- 4/5
Clean and good location
- 3/5
Likes how close it was to museum but it needs updating, its an old property
- 2/5
I would not recommend staying here. There’s a huge bedbug problem and then property looks like it hasn’t been cleaned in decades. Very disappointed and not worth the money. No matter how cheap.
- 5/5
Very good value overall. Good location and clean accommodations. The check-in is actually located at the Best Western next door, but there is zero signage in the now-defunct lobby windows to tell you where to check in. Would it kill you to put up a couple of paper signs in the windows of the lobby to tell people where to go? Also, no recycling bins in the rooms.

Lowest price per night was the best thing. Had to go out into the cold to get ice, no fridge, microwave. I asked for microwave to be sent to my room, attendant said we don't do that. On the 6th day of my 7 day stay, I heard a person checking in request a microwave and he got one. When requested one she said she would get me one tomorrow, (my departure day). Worst service I've ever experienced at a hotel.
- 2/5
the bedrooms is subpar the bed was itchy and filled with bed bugs did not sleep well

The mattress was extremely uncomfortable and it made my back lose alignment and hurt my partners shoulder. I liken it to sleeping in a bowl. Worst stay ever at this facility.
- 5/5
It was clean and real basic. Said there would be breakfast but there was noon and the TV DIDN’T WORK
- 1/5
This is maybe a one star, not a three star property in my opinion and given that it is held out differently I just feel a need to correct the record. My room had a dank almost BO odor and the interior was pretty worn. I was disappointed and surprised.

The property itself is in a very safe part of town and location is amazing! We did have a few items that seemed “loose”, such as in light switches and faucets. Nonetheless, as broke college kids, the hotel serves our needs wonderfully

Location and price.

Old and run down. Uncomfortable beds, and smoke detector had been covered in plastic wrap so previous guests could smoke without setting it off.

Beautiful view! Parking just Infront of your room it was awesome 👍 overall it was a pleasant stance

The location of the Hotel is weird at first to access, but easy to get in and out of once you figure it our. the front desk staff was decent, however the cleaning crews, not so much. On my first morning the cleaning crew knocked on the room 2 different times even tough I had the do not disturb sign on the door. the second morning it was 5 different times in the matter of an hour, and on the fifth time they came walking into the room as I was getting dressed, mind you it was my last day but still 3 hours prior to checkout.

It better if you're offering breakfast

However staffs are good.

The place was dirty and sheets were stained
- 3/5
Cons: no water pressure, bed was springy and horribly uncomfortable. We were only there to sleep so it was definitely an acceptable place. It looks sad on the outside, definitely can tell it's not what it once was with the drained and dilapidated pool, defunct restaurant and musty dark interiors

Half of the channels on the TV did not work and the AC did not work too well either. Room was clean but not very comfortable.

Check in was at the best western next door. property was tired but fairly close to the attractions we came for. Room was a little worse for wear but bed was comfortable and ac worked.

Non smoking room in the same entrance/ building with smoking rooms. Carpeted dirty entrance. I argued with front office and waited hours until they agreed to give room from Best Western. All the negotiating I paid another $25 for each night top of my previous payments. No hot breakfast served. It was a costly stay with stressful argument with front desk. Not recommend it to anybody.

Great location. Nearby bike/hike path, easy access to Whole Foods. Beds and pillows are not great. Loud/squeaky shower. Unappealing property surrounding but safe and quiet.

Front desk y después de mucha insistencia nos cambiaron de cuarto. No sabemos si incluye o no desayuno, el día del check in dijeron que n, al siguiente día igual nos dieron desayuno

Don’t stay here, pay for parking somewhere in the city. Bed had bugs in sheets. We had to request towels, and it was up steep stairs, not worth the money. Will not stay again.

Pool had no water, fridge froze our food, static on the tv, staff that didn’t care.

The room wasn't very clean.

This property is going through a complete renovation. They are in desperate need of updating beyond a cosmetic facelift. And the hotel night staff was fine but a little curt. The boarded up diner provided the backdrop for young people drinking heavily in the parking lot. Not a real good look. The inside room was clean and presentable, unlike the outside.

I liked the proximity of the property to major road and easy access to downtown Chicago. Property is not very clean and it is an old facility that has not been updated at all. Carpets are awfully dirty with musty smell. I would not recommend anybody to stay in this hotel.

Force to pay upgrade to Beat western for more cleaner environment

I was told the pool was closed after I paid even though I called before I booked. Also the TV did not work and nobody was able to fix it.

Bad smell. Front desk staff unfriendly.

Shower head was broken and water was leaking on the side, causing water to get on the floor . Very noisy! we were next to the main door and heard people in and out all morning. Had a Do Not disturb sign and staff still knocked and tried to get in.

This is a motel, 70’s decor, room opens to sidewalk, people loitering outside smoking various things. The staff was ver nice! I appreciated how kind and helpful they where.

I've used this hotel a couple of times before as the location is very convenient and staff at the reception is always nice. This hotel is very affordable for the location, and the free parking is a huge benefit when you want to stay in Hyde Park area. However, the facility of this hotel is very old. For the room I stayed this time, it was clean and comfortable enough but towels are very old and bathroom needs some renovation. Whenever I turned on the lights in the bathroom, it made a huge noise which was very annoying and needed to be taken care of immediately.

Very pleasantly surprised. The rooms are a bit older, but everything was very clean and the beds were comfortable. The lobby has been recently renovated and looks very nice. There is free hotel parking located directly outside the rooms. It is located in Hyde park. The surrounding area was nice and safe.
