Everything Ok

We were promised a visit by maintenance right away. An hour later, I contacted Hotels.com and only then did I receive a prompt response from the property. In addition, the room pictured in online pictures is renovated and that is not what we received. If you do choose to stay here, book through Hotels.com so you can get a prompt response from management. My overall recommendation is to not even book here and have to deal with the hassle.

This place was a wonderful experience. The staff was A1 we loved our 2 bedroom.The shuttle bus took us where we need to go. The pick up and drop offs were perfect

My kids love this resort. It was so comfortable for our family of five especially having our own kitchen and comfortable beds. It made a big difference. The kids are happy to swim in the pool. The food was a bit expensive but otherwise it was good.

3rd time visiting it’s affordable and I love the amenities

The first room we checked into was disgusting. It had dead bugs all over the floor and a lizard running around, and it smelled like wet dog. The second room we checked into had a dead bug on the floor, the fans in both bed rooms squeaked so you couldn’t even have them on. The temperature was set to 69 and the room didn’t go below 75. They did not give us enough towels so I had to call for more. The splash pad and the rock climbing was closed so the kids couldn’t use that either. I have stayed here 2 other times before and never had the problems that I had this time. They need to fix these problems and get their act together.

We showed up extremely late the day of our check-in and they were most understanding and most helpful and directed us right where we needed to go. When we arrive to the room, it was absolutely beautiful and spotless. They had amazing activities and pools to lounge by will definitely be returning.!!

Around the resort was okay, nice greenery. The pool was clean. The coffee shop was great. Lots of birds, ducks and other wildlife around the resort . My kids love them.

Overall our stay was great. The rooms were a good size & clean. We liked the fact that everything was within walking distance & so many pools and they had extended hours! I only have small complaints, no extra kitchen trash bags readily available & the guest toilet wouldn’t properly flush. We had to ask for a plunger but that didn’t help. The shower head in our room was a bit outdated & wasn’t the best while showering. We also didn’t see any towel cabanas to get towels while at the pool & there were no life vests offered at the pools we visited for adults or small children. Would still visit in the future though. One of the best family friendly resorts we’ve been to.

The rooms were very spacious. There were a lot of activities room to play for children including the Slash pad, coors, tennis and basketball courts, and various playgrounds The office staff we interacted with was very unpleasant. They tried to put us on a sales pitch and lied about all of the details.

We had a wonderful stay at Summer Bay Orlando by Exploria Resorts. The staff was extremely friendly and welcoming from the moment we arrived. Our room was very clean, comfortable, and had everything we needed during our stay. The grounds were beautiful and very well kept, and the pools were great for both kids and adults. The resort had such a fun, family-friendly atmosphere that made our trip even more enjoyable. Overall, it was a great experience and we would definitely stay here again!

Place was nice and I really liked that there was laundry on site since I was travelling with three kids. The pool sites were not bad at all. And also they had bbq stand available if you wished to cook something up. There were all very clean and ready to use

Love this!! Took my mom who is handicapped and the kids and it was perfect for everyone. Great location to go outside of the resort. absolutely will return and I did end up buying a timeshare with them.

I didn't like that there was a mistake with my reservation and that I was being charged to change rooms.

My room smelled like cat spray, so pungent, had to buy candles and bath and body spray, my cloths that I hung in closet had to have dry cleaned. Checked in late and had to switch 3 rooms, finally was feed up and had to sleep after driving 14 hours. Was stay for son's wedding for 2 days for the 1st part of my s week vacation. Was very unhappy and felt with it so it didn't take up anymore of my time

The rooms and amenities were nice. However, the furniture could be replaced. Specifically the living room furniture.

We truly enjoyed our stay here. The property was beautiful and filled with things to do for people of all ages. The pools and hot tubs were amazing (our family loves swimming). The property itself was just awesome. Being a gated community it really helped make us feel safe. Also, the location is super convenient to entertainment in the area. We will definitely be returning for another stay.

I loved the location and the cleanliness of the property was amazing! Staff was so kind and inviting.

Cleaning staff arrived 10 minutes before checkout and refused to move the big cleaning supply tub for us to get our disabled mother out with her wheelchair and walker. When asked to move the supplies for us to be able to get out, she refused! We moved it ourselves. Once we were out she then moved it back! Very uncaring and unprofessional!

Beautiful and well maintained property for an older resort. Separate pools were nice and not too busy which was nice. Buses and shuttle service was great. Quieter area but still close to everything. Would love if they had a market in the clubhouse and restaurants open later.

Spacious- So much to do- staff at Kahuna Bar & Grill were amazing- delicious pubs coladas & food- loved poolside games! It was the resort vibe that made us feel refreshed when we got home! Could use high chairs at the kahuna Bar & Grill. Lotion in the rooms would be nice

Room was clean. Sheets were rough to sleep on but it was ok. Some mold in the tub.

Property was clean. Floors were mopped but the water isn’t changed during mopping so it still comes off as dirty. my white socks were very dirty on the bottom.

A cozy place with plenty of comfort and a wonderful view—my family and I will definitely be back! We loved it.

A lot of the things pictured in the photos are not included. They no longer have the blow ups in the water like pictured. The pool bar was open on random days. The pool does stay open from 6 am until 12am. There are a lot of bbq pits around the property.

Clean, quiet place, staff friendly, beautiful place to stay

We checked in super late and the room we had 205 was absolutely filthy. My daughter found a small kids fingernail in her bed. The tubs were a dark yellow with black stains around it. The rooms had a mildew musty smell. Because we arrived so late we just slept vs getting a new rooms. We did switch rooms on the second day thanks for manager Maria- the staff helped us move. I ordered my own cleaning supplies from Walmart and cleaned the second room myself- the second room was much better however it still had a moldy smell to it. The carpet needs to be shampooed badly. We ate breakfast in building 601 for $68.00 adult and 2 kids and it should’ve been FREE. The food was luke warm, and it all tastes prepackage. Nothing was fresh even tye mixed fruit tasted like it was as frozen. For $68 I expected a much better quality! The kids splash pad is FULL of RUST.

Very nice place

Beautiful property with lots of activities and late pool and hot tub hours. Toilets need updating as they have a long shelf and low water pressure; bathroom needs modernizing. It's possible it was just my room, but overall I had a great stay and will definitely return!

We had a fabulous stay and enjoyed all of the many amenities!

Be careful to call a confirm the room type you book. We booked and paid for a two bedroom suite and instead were given a “junior” 2 bedroom (there is a difference in price and sizes). When I called Expedia for help I was told that they called the property several times for days and never got a responce. I have the emails to prove it. I never heard from the property either. Additionally, our room was on the second floor and we have 2 kids walking at 7am. The bothered this apparently bothered the family below because they violently pounded on our door with a broom stick. Again we were unable to reach the front desk.

We got back from Summer Bay Orlando, and we had the best time! The place is beautiful, and the water park was a blast for our 7 &8 year old . The staff was super friendly. Our room was cozy and clean. The kids already can't wait to go back! Highly recommend it for a fun relaxing getaway! 🌟🌟🌟🌟🌟

Stayed in building 103 it had a nasty smell went to complain that we can’t sleep from sewer smell and the toilet kept running the whole time water, manger even came in the room and confirmed this building had a smell and they can’t do anything about it I asked to switch a room because it’s just impossible to fall asleep first was told there is no other rooms then they said if I payed extra $300 they would give me a different room in different building so would not recommend this property to anyone NEVER AGAIN

Gave a mediocre review because at check-in, she asked if I wanted to upgrade to a better room by a better pool. I said yes, she swiped my card and then she didn't have anything to upgrade me to. She said we weren't able to check in until 4 so I asked if there was a place to change freshen up and if she could store some yogurt we just bought at the store. She said yes and when I came back to give her the yogurt, she said that we could check in. Super confusing! Non-upgraded room was kinda dated. No pool towels in the room as promised, took about an hour for someone to bring ice up to the room (no ice trays in the freezer) and no spare blankets for the pull out couch (but the comforter bag was there and empty). Pizza place off the lobby wouldn't give me a cup of ice, so I had to ask for it in my hand. She finally relented and gave me a cup. Housekeeping knocked on the door during our third day just to take the garbage. My friend asked for extra towels, gave her $10 and never saw her again. Booked during spring break (my fault) so tons of kids. Can't do anything about 4 straight days of rain. Not sure why we didn't go to Miami instead.

Great value for money

Free miniature golf was fun. Many other free activities. Two doors for bathroom and bedroom in the condo stuck and were noisy.

Check‑in was smooth and the gentleman who helped me was very pleasant. I didn’t interact much with staff afterward, but everything was clean and comfortable. My kids loved the pool and the hot tub, and we honestly wished we could’ve stayed longer

The main pool with food was packed and no where to sit, the line to order a drink/food was ridiculous. Took about 30min just to order food/drink. Overall the place was decent and I would go back.

The property is ok, nothing over the top. There’s no elevator (s) in the buildings BE WARNED! We had to lift our luggages up the stairs which was not fun. We stayed for 5 days, didn’t get any house keeping service, I later found out it’s an extra fee for that. Free parking, no complimentary breakfast. Location is great, close to highways and several local dining and shopping centers. Property was clean upon check in, and everything in the unit worked well for the duration of my stay. Great for family. Laundry in unit is a great addition.

The room had all we needed but both mornings there was constant golf cart noise. Every 3-5 minutes a staff golf cart passed by the bedroom window.

Dont think twice about it. Just go ahead and book your stay. This was a stay just for hubby and I but it is definitely family/kid friendly. We didn't explore all the different amenities that it offered but we seen someQuiet after hours so there was no complaint there. Our room was great and clean and had everything that we needed. From extra towels to laundry detergent you name it we had it. We definitely stay again with family next time!

There was a lot to do. Lots of pools, and karaoke at night was fun. We also played pickle ball two times. The staff were nice and the rooms are huge. However, there were some things that we didn’t like. As soon as we walked into our room, we found that the floor was all sticky. There was also a slight mildew smell. It was very loud outside each morning so I would not recommend getting a bedroom that faces the main road that goes through the property.

This is our 2nd Spring Break in a row at Summer Bay! Our teens love it sooo much and there is a lot to do for all ages. The pools are amazing and the bar staff is top notch! I cant say enough about the experience and we will be back again next spring break

We enjoy summer bay every year. The only issue we had this year was my son sleeps on pull out couch and it was so thin that the metal kept poking him and he slept terribly for 5 nights and the pillows are awful. My neck was killing me lol.

However, the room itself was not as clean as I expected. The showers and some areas needed better cleaning, and we were missing basic items like rags and enough towels. We also saw a cockroach during our stay, which was concerning. The staff experience was mixed. Security was very friendly and helpful, but the rest of the staff could have been more welcoming who checked us in. I liked the resort overall, but the cleanliness and customer service definitely need improvement.

Sliding glass door would not lock. I tried to reach the front desk multiple times from the phone in the room. They never answered. I called from my personal phone and they answered. However no one came to fix the sliding door, resulting in my family spending the night in the room with the door unlocked. The door was not fixed until the next day. There were no luggage racks in the room as well as not enough washcloths and towel for 7 people. Also the carpet in the bedroom needs to be cleaned.

The hotel Completely ignored all requests put in before arrival during booking. Room was tired, tumble dryer dials not working, oven fan not working, shower/bath knobs broken and no cold water, jacuzzi jets not working in bath, various plugs didn’t work, no pool towels and no directory for the resort in the room so no idea what was available on site or any menus for the restaurants. The onsite bar was great though with lovely staff and a DJ but I’m glad I wasn’t staying in the block of rooms by it as it gets very noisy. I was granted late check out (only 1 hour later than standard check out time so not really very useful. However when I began taking luggage out of my room to the car my key card was deactivated early as if I was checking out at normal time meaning a 15 minute walk each way to reception centre to reactivate the card (half an hour wasted) just to be able to get back in my room to retrieve the rest of my luggage and head back to reception to actually check out. Finally 2 weeks after check out my pending security deposit still hasn’t been released back to me. All in all very unimpressed.

Exceptional property! The amenities, staff, and activities are amazing. The property has so much children, teens, and adult activities, the shuttle drivers are really quick and pleasant, and everything was perfect. Front desk check in is easy. We loved the rooms! Clean and nicely kept. Bed was so soft, we slept like a baby. We love the kitchen and the decorations. We would definitely be back and highly recommend it!!!! Location is quiet and nice and there's lots of swimming pools. We love the miniature golf and the recreation rooms.

Only real minor things were lack of parking.

The unit was a little older needs updating but property very nice and staff was amazing

Our condo room smelt very clean when we arrived. My only thoughts on drawbacks to our room were there are no USB plug-ins, so make sure to bring charging blocks. Also, the TVs were not smart tvs, but I always bring a Roku for traveling in case smart tvs are not available. We did not eat at any of the restaurants, but would do this next time. Both of my children ended up getting a stomach bug, and housekeeping came right away to help clean for my daughter. My son was sick later at night and when I called I was asked to put the sheets outside and they would bring a new set. After I called about 5 times at midnight when it had been 1.5 hours without sheets, we went to bed. I woke up in the morning and the sheets were still there and we did not receive new sheets. When I called, the front desk was very nice and she said she would speak with her manager about the situation. The sheets came right away and she even provided a follow-up call to make sure we were tended to. The kitchen provides all the needed dishware and cooking utensils. Doordashing and grocery delivery from Walmart was easy to complete as well. We were able to easily walk anywhere we needed to at the resort also.

We stay here often and always enjoy the pools. We love that the resort is near so many things to do. Highly recommended and affordable!

The staff was friendly, check in was very easy. The unit could have been cleaner.. we did find little spot in the kitchen that may have been overlooked.

Room was clean and everything worked as it should. Only used the hot tub by the lake and it was a little hard to find but really nice. Didn’t use the pool but had cold nights and people were in it (55*F). Mini golf was free and fun.

Clean spacious condos that was fully stocked w all kitchen needs

check in) I was “invited” to attend a 90 minute session on 3 separate occasions. As someone who paid for this hotel, this was very frustrating. And since we drove, there was no way to avoid talking to the “concierge” (code for time share salesman) because that is how you get your car validated. Other than the rude, pushy, condescending staff, the property is very nice.

Coffee shop was great. Big Kahuna’s Bar & Grill was terrific. The pool and hot tub were amazing. Will definitely stay again.

We think Summer Bay is the most enjoyable resort in Florida. Condos arr large and nicely equiped. The grounds are lovely and well maintained. Staff are wonderful. The pools are other recreational facilities are excellent.

The room was fairly clean, however the shower was dirty- someone’s hair was in the corner. Mice droppings in the washer and dryer closet. Food at the restaurant near the pool was served cold. The staff was nice however the food was cold. i would suggest pest control and a thorough walk through after the housekeeper.

This resort was excellent, the amenities, the room was spacious and clean. This space was very close to a great variety of shopping, dining and grocery stores.

Pool and staff was nice. The room next to us partied all night and we had a 8am flight to get to. Room was run down and faucet was leaking. Shower pressure was not great.

Summer Bay is by far our favorite resort. Staff are amazing - professional, friendly and helpful. Condos are large, comfortable and well equiped. Grounds are beautiful and well maintained

Loved that one of the pools was open to 12; was able to get some good hot tub action in after a long day at universal. Room was perfectly stocked for all our needs.

The pool and hot tub by the recreation building was great. Some of the other pools were not as warm and the hot tub jets were poor. The putt putt is great.

So many amenities, it was great for our soccer team and families!

Great source of entertainment for kids, the villa was perfect set up with full kitchen, washer and dryer in unit. The check in process took a very long time.

It's taking a very long time to get a refund of $250, which was charged at the beginning of my stay and still hasn't been returned to my account.

Check in was a much longer process than it needed to be. One very nice young man checking everyone in alone while 4 people were at the other counter “validating parking”. Very slow process with a long line. We were given the keys to our room only to find that it was not cleaned and sofa was on several pieces. Back to the counter, wait in line to advise the very nice young man of room condition. He did, put us on another room. Our only complaint really was the condition of the beds. Horrible! Could not sleep. This was a vacation get away with my wife but I do travel existentially for work and sleep in a lot of hotels. These were by far the oldest and most uncomfortable beds I have tried to sleep in. Old lumpy mattress with springs and bed frames that squeaked with any turn of the body. We tried all 3 beds. All 3 were horrible. Everything else was great. Very clean and the staff was very friendly.

Enjoyed the pools and hot tub. Unfortunately we were.in the bucaneer bay villas and thrre was only a kids pool but we walked next door or drove farther down and were able to enjoy the pool. Had an issue with the dryer (so handy having washer and dryer in our unit) but it was quickly fixed. Played mini golf and pickleball which were both fun. Will gladly come back

Rooms were clean staff was courteous and the property was in a very convenient location lots of stores and restaurants nearby. Would stay here again.

We arrived at 5:30pm was told our room was not available. After an hour, we were given keys to an occupied room!!! This is major security issue as we could’ve walk into another family. This is completely unacceptable. In addition, there was a charge of $133 from the hotel. On what? Unacceptable. Do not stay here

The room was clean, the only issue we had during our stay was we lost hot water in the shower and water pressure in the sinks altogether for a day and 1/2 towards the end of our stay. There was no notice of maintenance or anything.

100% would stay again. Clean rooms, excellent staff. They allowed us to be able to stay and use club house area on our check out day before our late flight. They have a room to store luggage if needed too. They have showers, towels(check out and back in at the desk) and changing area for pool. Food area and coffee shop at club house. We were never bored.

As for this facility, I greatly enjoyed staying here. There were ample activities to do throughout the day. They had multiple pools and hot tubs with activities in the clubhouse. They had activities throughout the day. They have mini golf racket sports you name it they had it. The room itself was well equipped, comfortable beds and enough space for my party to enjoy being together as well as having adequate separate space. Overall, this hotel was a wonderful experience, Jasmin and the hotel manager were very accommodating, kind and helpful while I was trying to redo the hotel booking.

Cons - we checked in, opened the door and it was someone else’s room. They “upgraded” us to a larger unit with 2 bedrooms but it was farther from the pools, no lanai (which was one of the things I really liked about the original room we booked), and the upgraded room was very outdated inside and out.

The room furniture needs to be updated very outdated. The check in staff was nice but the check out staff was not very dismissive had to check out early acted like it was an inconvenience to see if I could have received a refund for checking out early. The manager did refund it but the staff leading up to it needs a little training on customer service I was not being rude etc the staff was very dismissive. Property was nice my only issue was the check out staff.

Dryer was broken but they replaced it asap. Fan was broken they also fixed that. They tried to sell you a time share and if you say no they tried to push it on you at a lower rate. Too pushy! The brunch was excellent and the staff was excellent!

The staff are very good. The amenities are great lots for the kids to do. We have little kids that enjoyed the pool and splash pad. The splash pad really needs a paint job and the water was freezing but the kids still went in. The rooms are ok the beds are comfortable.

They have you check in and give you a parking pass. Then, they have you go to the concierge to “validate” the parking pass they literally just handed you (which makes zero sense). In reality, this is a scammy ruse for them to say “how did you book this trip? Oh, you booked on (insert website here)? You know you get a free gift with that!” Surprise- the gift isn’t really free, it’s just them trying to sell you a timeshare. I get that’s probably a common practice at resorts, but the parking validation ruse is just so pitiful. Don’t fall for it. We arrived a little before our check in time and were not offered to have our bags stored, shown any amenities, shown where to get food, etc. Just the timeshare pitch and that’s it. The unit we booked had a pull out sofa, but had no bedding to go with it. The place in general is a bit run down. The good: Our unit was clean and had many convenient items like dishes, paper towels, toiletries, dish soap, laundry soap, and coffee. The pools are fun. The shuttles are convenient and the resort itself is close enough to the parks to drive or uber if you want. There’s also a Starbucks there and a Publix close by (walking distance) for essentials. Overall, I would not return to Summer Bay. The lack of hospitality coupled with the gimmicky/scammy timeshare pitch upon check in is just not what one wants to experience after a long travel day.

First, DO YOURSELF A FAVOR when looking at reviews for this hotel and sort them by "lowest rating". There you will find much better insight as to what you'll likely experience at this property. If only I had done that before booking and not went by the first few reviews I'd read. Now, I am wondering where the great reviews came from unless their clientele typically stays at a Motel 6. If so, this would be a step up. That said, I waited to post this until after sorting the comments (as noted above) thinking perhaps our stay was a one off. Confirmed it wasn't. Expedia doesn't allow enough characters for me to write a comprehensive review of our terrible experience so will be posting on Trip Advisor to add specifics. In a nutshell, the property is understaffed and would never stay here again for a multitude of reasons. Highlights - unit and the staff were pleasant enough (maintenance gentleman was especially nice and professional) nothing was offered by management other than refunding our resort fees of $33.30/night (regarding the broken A/C unit which, understandably because of the late evening hour, couldn't be replaced until the following day when we were checking out (78 degrees in our unit so had to sleep with sliders open when it was raining and weren't even offered a room change)! Lots of sketchy characters staying here as well. Never, ever again.

It was nice overall. We had a great time and enjoyed the activities. The kitchen was the best part of the room. The furniture was outdated which was a bit of a turnoff. Also there was hair in the shower when we arrived.

The room not in a good condition. The windows could not be locked. Had silver tape over the locks. There were dust everywhere. The bathroom did not have a cabinet. A free standing sink with a small black table between the toilet and sink with towels and toilet paper sitting on the top.

The room was clean. It was a nice area. Maintenance was well done kind of far to the parks. The Disney parks and transportation only ran parsley so I had to Uber, which caused it more money.

Bugs in bed. Couldnt move until next day. Manager rude and didnt want to even speak to us. Bed bug dog called in to investigate next day. Told us not bed bugs? No proff to us. We were dusgusted. Had to move rooms. Dryer did not work. Smaller room provided. Manager woukd only remove resort fees, which we never used.

There was a lot to do for my kids and family. There were a lot of pools to choose from. They had fun activities at the pool. We went to movie night. You can zip line rock climb. The property was spotless. Our room was dated but very clean and had everything you could need. We had a great stay!! Highly recommend!!

On asking for little late checkout it was really rude voice and asked for more charges equal to a night stay charge .. On asking help on emergency request there was very pale response and no proper help provided ..

Amazing stay everything included. It was like living in a little apartment. It was great. We had a great time. The staff is very cordial and very pleasant. The pool is heated. It’s close enough to everything else. There’s a Publix next-door so you could go food shopping if you need to for your little kitchen, it’s awesome.

I did not use the pool because of my length of stay time didn't permit but I love staying at Summer Bay Resort. It was my second visit and definitely I will be back. Its a safe, clean, family environment.

Property was very clean and well kept. I did not give 5 stars because we had problems with people above us making noise at all hours of the night. Security came 2 nights in a row, to try to quiet the neighbors. When we requested to be moved for the remaining 4 nights of our trip we were told no by management and the front desk. We had to deal with loud neighbors the rest of the vacation. Would probably not stay again because of this. Management was not willing to help out with our issue.

Great clean stay

Horrible staff, very rude and unprofessional. Had to take our suitcases and walk around the resort at 11pm with a kid after a 30 hour flight which we told the staff about. The coffee shop is extremely poorly ran by two very dirty women who dropped food on the ground and picked it up and threw it back in the freezer, wiped the countertop with a napkin and wiped the rim of my coffee cup with the same dirty napkin. There was an employee middle aged man sitting behind a table in the lobby cussing on the phone in English and speaking in another language with the other staff very loudly and yelling. Found 8 Bugs in the room over a 4 day stay. Waited over an hour to get shampoo since they only provide one small tube of shampoo and conditioner for a room that is supposed to sleep 4 people. Avoid at all costs. They should pay people to stay there. The staff should all be fired. Manager was nice at the end but they can’t refund prepaid hotel on Expedia and can’t do anything about coffee shop purchases so pretty pointless

The staff appeared overwhelmed and uninterested in resolving issues. Customer service felt dismissive, as if complaints were an inconvenience rather than a priority. Amenities advertised online were either closed, poorly maintained, or overcrowded, and the overall resort felt mismanaged. For the price, this stay was absolutely not worth it, and it fell far below the standard of what a resort experience should be. I regret choosing Summer Bay and would not return.

Once we finally found the room, we ran into a few snags: the living room lamps had burned-out bulbs, the bedroom fan didn't work right, and a blind was broken. Also, the ice maker wasn't turned on, so it took a full day to get any ice. On the plus side, maintenance was super fast in fixing the lights, and everyone we interacted with was helpful. A final suggestion: adding some USB charging ports would be a huge plus for guests!

Stayed here many times in past but property upkeep has reallty diminished. In room Floor boards dirty. Carpet very dirty, towels stained. One of two bathrooms had no cold water for the first 4 nights so could not use shower and took 4 calls dor maintenance to get fixed. Seven night stay and no cleaninh service. Not even towel service. Multiple calls for clean towels and blankets went unfullfilled. Had to deal with pest control inspection second day. Bathroom shower curtaiins old and stained and mildrew in grout. Holiday Inn quality at best.

Beds hard as rocks. We were booked for several nights. We stayed ONE night and left. Walked in the room smelled like old mop water. We had to open all the sliders to air out the place until we went to bed. Closed the sliders up. Woke up coughing because the smell came back. Will never recommend this place to anyone

The feeling is that this is a struggling resort. The photos look much better than the reality. It is a clean location, the bed was comfortable. the communication between the front desk and the staff is lacking. Got a late checkout because I didn't check in until 12:30AM and didn't want to be up to be out at 10Am, it was granted. However, at 10AM housekeeping was banging on the door wondering why I'm not leaving. They woke me out of a deep sleep. Then I tried to go back to sleep after speaking to the housekeeper, 20 minutes later someone else is banging on the door. Then 10 minutes later another person banging on the door. I just had to get up. Getting the breakfast that I paid for took talking to 3 different people, who had 3 different answers on how to get it. When I finally made it to the breakfast, I was in shock. All I can explain it as is a surrealistic experience. The location was gorgeous and then I given something that looked like I was staying at a Motel 6 on the side of the road. Actually, that breakfast may be an embarrassment to Motel 6! it was that bad. I will never stay here again.

Very quiet, close to necessity and parks. Provided a shuttle to park but we did not utilize this option. Pools looked amazing but we did not use these either as unseasonably cold weather during our stay. Intend to go back again

We were pretty much the only people in the entire resort.

It was ok. we had to ask for sheets for the pulldown sofa bed. The fan in the bedroom was wobbly and upon checking it had screws loose which could have been fatal if not addressed. we got them to fix it and slept without a fan for one night. There was no breakfast, the kitchen had a coffee maker and coffee but there was no coffee filters. Also, we were charged around 100$ for 3 nights of resort fee. Probably was in the fine print. so, what was advertised as $72/night plus taxes balooned to 140$+ /night. It was not for us - wont go there again.

we enjoyed all of the pools and the activities for the kids. The worst thing I would say about the place is that none of the TVs are smart TVs, we had hoped to have a couple of movie nights, which did not get to happen because the TVs are so old. The TVs are also one of the reasons why I did not want to invest in a timeshare.

The rooms were a bit outdated and stained. The amenities were okay as well. I understand it’s off season but there wasn’t much to do. Also, not sure why but there was only one shuttle to Universal Studios at 7:15 AM and one going back at 7:15 PM, they should advise that when you book the hotel. I booked under the impression there were more time options as I’ve stayed here before.

I loved that the property felt safe and secure. Loved that it was about 15 minutes from Disney. Truly had no issues with the property other than maybe having gotten a few more rolls or toilet paper due to stomach issues. But not a major issue truly. I plan on coming back within the next year for my next vacation to Universal.

It off. The only drawback is if you plan on going to Disney or universal studios the shuttle service they provide isn’t one that is ideal. It only has one time slot to go to the parks and one slot to come back. If you don’t plan on visiting the parks then this is a good property to stay on.

They were very helpful with my mother‘s disability. The room was accessible for her wheelchair, and we had a close parking for her disability car. The rooms are pretty and very spacious. The kitchen was complete with all utensils and pots and pans that were needed. They also went out of their way to get a shower chair for my mother

We found dirty dishes in dish washer, we also had a dirty diaper in the dining room. We had 5 people so needed couch bed, had to call for blankets, pillows and sheets. Blankets were ugly old blankets, no sheets for mattress. Staff took forever to do anything and not all our keys worked. Took over a hour to wait in line to check in and girl was doing the best she could but you really couldn't ask many questions as people waiting forever behind us too. employees at Buccaneer park were just rude. We have been visiting park since the year of the sinkhole over 20 years ago and this is the worst visit ever. My now grown son was eager to show his sons all the great times he had, lake was advertised with floating devices in water but nothing but 3 jet skies and 2 paddle boats which nobody was ever there to rent from. Imagine walking in to a dirty nasty diaper and dirty dishes when we wanted to eat. We left our dirty dishes in machine and barely cleaned up just the way we found it.

My family of 4 had a great stay. My kids really enjoyed the mini golfing. The whole resort seemed very well kept.

The desk clerk didn’t give me any information about the Prprty. This was a small water park near the entrance and I didn’t know if we could use it or not. The day I went to visit it to ask if I had access, it was the day they are closed. Didn’t tell me what pool entrance I had.

Room Access Assistance: It would be helpful to have golf cart facilities and staff assistance during check-in to help guests find their rooms quickly. 3. Welcome Drink: Offering a welcome drink upon arrival would be a nice touch. 4. Guest Comfort After Travel: Small gestures like welcome drinks and prompt room guidance would greatly enhance the guest experience, especially after a long drive or journey.

We stayed in the 2 bedroom condo, with 2 bathrooms for a family of 6 and it was amazing. Very clean, more than enough towels for everyone and pools towels too. Hot shower was very nice, more than enough water. Lots of pools available definitely will be back

I literally liked everything, there was something to do everyday for the whole family to enjoy, we really didn't have to leave the resort to have daily fun, activities and make lasting memories.

The property had everything we needed available inside the condo. Transportation was provided to and from the grocery store. The property offered a lot to do to keep my family busy and entertained. The property was in a great location with nearby restaurants. We were able to find delicious steamed blue crabs only about 1 mile away which was a huge plus for me. The staff was also very friendly.

The suite we stayed in the furniture was dated and the bathroom had poor lighting. The property is average not terrible but not special.

I visit my son in the Clermont area and stay here every month. It's always impeccable.

I was sadly a bit disappointed in the "resort". It did not give a resort feel. As a guest I felt like I was treated as if I owed them for letting me rent on their property not that I was a customer who should be valued.

We stay here every month when visiting our special needs son. It has everything we need. The rooms are always very clean and the staff is excellent. Sometimes, the villas can be a bit noisy because kids are running around upstairs, but it's never been a big problem for us.

First I requested months ago 2 handicapped accessible rooms near each other Was told by front desk that they couldn’t accommodate it due to it being after the forth of July. Now I made these reservations two months ago. The will not. Validate parking until you go through signing up for a time share three hour tour. I didn’t come for a time share. I actually paid. We had to call the front desk multiple times at 2-3 in the morning for the people above both rooms fighting and what sounded like bowling. The front desk doesn’t answer half the time and it took a two hour conversation about being Ada complainant to finally get a Ada complaint room and then they wanted to charge a cleaning fee because no one could help me the night of check in.

Where was all the amenities they stated they had. The property needs major work. I stayed there once before years ago and loved it. Came back and it was nothing for kids to really do. They had 2 pools a kiddie pool/splash pad that half worked. It’s over hyped.

We had an amazing time… a few cleanliness issues but we cleaned it and enjoyed our stay!!!! We will def be back. You should upgrade the TV’’s and some of the furniture…. Again summer Bay resorts was great!!!!

Overall our stay at Summer Bay Resort was excellent. Although I would like to see an upgrade to the furniture and tv’s.

We had a wonderful time!! The resort is lovely. I love the fact that they have so many pools, so you don’t have to worry about it being too crowded. The only negative things I would say is my room was a little outdated, it could use some upgrades and my bed was a little uncomfortable. My body was sore every morning. Otherwise it was tons of fun! Even with the two negative things, I would still stay again.

My kids enjoyed the game room, movie theater, Fishing, miniature golf and the Karaoke by the pool and also the Fireworks thank you for great entertainment.

Was locked out of our room twice, which took hours to fix outside door. That was very inconvenient. But, we loved everything else.

I like that it wasn’t crowded it was just right! Slept great, lots of restaurants close by. Not to far from the parks Just what I needed!

The room was great, traveled with family and the kids had an amazing time.

Great anemities and such a fair price. My family and I had a great stay. My only issue was the water temperature. It was hot and hotter.

Clean, quiet, well kept property. We had zero issues. Everyone was friendly. Felt safe with my family. Enjoyed the pools. Would come back again. We went to Disney and Universal 4 days so spent a lot of time there. Was a little bit of a drive but not bad when traffic was not bad. Needed a place with a full kitchen, fridge and washer and dryer.

There were lots of restaurants nearby. There was Kobe, Cava, Chipotle, Outback, Cracker Barrel, etc. stores to grab groceries and items you may have forgotten like Target, Walmart, Aldi, and Public. Our rooms were cute and clean. We had several pools, an arcade, pickle ball quarts, jet skis, etc. We were impressed.

Despite it being nearly 1a and the front desk clerk had been working since 8a, she was very friendly, informative and helpful. She answered all of our questions. The grounds were clean and well-maintained. The pool off of the clubhouse was clean and not too busy. Check out was simple and quick. Now the bad: The unit we stayed in had no cold water. It was either hot or lukewarm. The twin bed mattresses in the second bedroom were hard. The entry door was crooked, so there was a gap from the floor to about knee high large enough that bugs or lizards could get in. The unit definitely needs some updating.

The condo is huge with a really big balcony as well. U have tons of options in Orlando, big right now, I can’t imagine staying anywhere else.

First time staying at this property and I was amazed by the room rate, the big junior suite, the cleanliness of this property. I would've prefer daily cleaning but we had an amazing time. 5/5.

Would definitely stay again!

The staff were very friendly. The place was just like a little apartment with everything from stove to fridge. Very comfortable beds, and wonderful amenities.

This is my 2nd stay at this property. The first visit I stayed in a villa which is smaller than this recent visit, in which I stayed in a condo. Condo is bigger. Very clean and smelled good upon wrrival, room overlooked the pool which was a plus as I could watch my kids from the balcony. Beware of alligators though as there was one in the lake behind the pool. Resort acted quickly to get an handle on it, but I didn’t utilize this particular pool again during my stay. I used the clubhouse pool instead. Also at night raccoons were out. My son was face to face with a BIG one coming down the stairs. Both are out of the resorts control, but I needed to mention as for your safety as future guests. I would still stay here again. Condo has a jetted tub (even though I didn’t use it, it was nice to have) the hot tub by the pool was lovely. Kitchen stocked with appliances. Publix is nearby, Walmart, Aldi, restaurants, shopping. So great location.

The property was overall great. We had a house with a pool which was perfect. Property is clean but dated. Overall I would recommend. Just make sure you have the correct credit card for checking in.

Loved the spacious room and the terrace. My only suggestion would be to add a full-length mirror.

No cleaning service

We are staying there in two weeks, but we just stayed there earlier this year and loved it. Love the big pool that has a bar at it and all the events. My sister stays there every year with her family. It is just great fun fun fun.

Perfect and would stay again

It was nice but the rooms were not upgraded. The dishwasher always had water in the bottom of it and didn't wash the dishes properly. Shower nozzle in main bathroom caused water to get outside and caused the floors to be soaked with water even soaking the towel.

Me and my family have been staying at this property each year for over 20 years. The Villas are long overdue to be updated!

Early check in was a plus. It was quiet. The food from the grill at the outside pool was pretty delicious yet pricy because they automatically add damn 18% gratuity. The trash bags provided could’ve been a little thicker they were all too thin designed for the bathroom waste cans. Otherwise pretty friendly environment

This place is always amazing! We love staying here for our Orlando trips.

This was my families 2nd stay at Summer Bay Orlando and we absolutely love it. My only complaint would be the check in process this year because the employee that checked us in wasn’t very friendly or personable and made us feel like we were bothering her by having her do her job BUT we refused to let that put a damper on our trip and we enjoyed every last minute of it!! Paul at the Tiki Bar is wonderful and every other employer we encountered was very polite and helpful. We will be back next summer for sure!!!

Clean affordable good location safe

Dining options were terrible, the transportation is even worse. The pool is really small and it’s always crowded. I think $66 for a resort fee is kind of crazy given the lack of amenities. The shuttle service was the worst… We went there and didn’t even come back on it. Paid $20 for an Uber from Disney instead. Unfortunately the majority of the employees are from other countries and it was very hard to communicate with anyone there. A lot of misunderstandings and miscommunication because of that

They decided to paint the main pool deck on sunday which was a huge inconvenience leaving little to no seating available as well as not being able to use the pool lift for my mother to get in and out the pool. As well as there are far too many masquitos in the area there must be some pesticides or something that can be done. Other than that family had a very nice time.

Love the shuttle to grocery, and theme parks. Staff was nice and helpful! Very fun place for families. The rooms were spacious!

The stay was great. I would definitely go again! Very family friendly resort. The condo was very spacious for the 2 families.

Phones didn't work. We are unable to call the front for extended times. mintaines takes too long to resolve anything.

Twice I saw water bugs in the room and at least 3 times was unable to reach the front desk to book the hotel shuttle for about 10 10 minutes. Also, this hotel is not 25

The zipline is out of service. Rooms were dirty. When called for neccessities for room that were missing they said it would be delivered. It was never delivered. Staff doesn’t really care is unprofessional. The resort is a little ghetto at times.

Amenities and pollos were nice.

4th time at this amazing spot. Staff is friendly and helpful. Pools and food are great for family.

I love this place

The pools, customer service, food at the bar were excellent, 10/10. However, the room was very old with squeaky sofa bed and queen bed. My kids slept on the sofa and they were waking each other up when moving and turning. The chairs were very dirty, had to put sheets and towels to sit down. The air conditioning was extremely loud, almost like someone running the shower all day all night. The room was too buggy. We killed so many bugs. The kitchen was ok. The other negative part of our stay was the smell of weed. A group of 18 people (including kids) came to the pool and they were smoking weed. We should have complained but my husband thought it was allowed on the property. So overall I don’t think we will be staying there again.

I have stayed here many times and booked my stay due to past experiences being amazing. This one was average. The televisions were not working and didn’t have up to date televisions. The room itself in the junior condo was nice but would get really hot if you shut the bedroom door. The people next to us were up and yelling all day and slamming doors making it uncomfortable and awkward.

No refund of my security deposit
