This B&B is 100+ year old mansion with beautiful woodwork and stained glass. It has character. Our room and bed were large and very comfortable. The neighborhood is not packed with restaurants to walk to, but it I really enjoyed walking around in the morning seeing many similar well maintained with great facades but generally smaller mansions from long ago. I would stay there again.

Three of us stayed in a room called Cheshire! It is lightly Alice in Wonderland themed and so well done! Room was clean, spacious and fun! The entire historic property is high quality and well maintained. The staff is friendly and helpful. Breakfast was tasty! On-site 12 Spirits Tavern is convenient with a great vibe! As recommended by the bartender at 12 Spirits, we walked (a few minutes) to Charlie Brown's restaurant and bar for dinner. It has a broad menu, very reasonable prices and good service. We look forward returning to Patterson Inn the next time we are in Denver!

Everything was excellent from the complimentary happy hour drinks to the delicious included breakfast which was prepared and served by a wonderfully friendly guy from Mississippi (can’t recall his name). We will come back.

We had a great stay at Patterson Inn. The location is excellent, with many attractions and restaurants nearby while still being quiet and relaxing. The hotel was very clean, the staff was friendly and welcoming, and the breakfast was fresh and delicious. A perfect mix of comfort, charm, and great service — highly recommended!

We will stay again. It is conveniently located, comfortable, and the hospitality was marvelous. We were lucky enough to park in the driveway of the carriage house. Street parking may be challenging. Breakfast was ample, fresh, and tasty.

The property is gorgeous and everyone was lovely. I was able to spend the day at the Denver Art Museum, then come back and tip myself into a hot jacuzzi tub, then crawl into the wildly comfortable bed, and it was all just perfect. The attached tavern has wonderful drinks, and the breakfast was delicious and accompanied with neverending coffee. Only a little haunted, though. :D I hope I'm able to come back again!

Chris was great! He's warm, friendly, funny, and full of information on the Inn and the area. The breakfasts were wonderful. I am sorry for not eating the breakfast burrito but I just love french toast. Our room was exceptional. A claw foot tub and a huge shower made a bath a day a great experience. The area around the Inn felt safe and walkable. It was close to everything we wanted to do. We were able to walk to the Art Museum The house is so beautiful, I could live there happily for the rest of my life. We will definitely be back for our next trip to Denver.

The main reason we chose this place was because it’s not a typical hotel room, but something much more unique and full of character — and it absolutely lived up to our expectations. The room was beautiful and truly special. In the morning, we had the pleasure of meeting Chris, the owner, who was incredibly welcoming and kind. He took the time to chat with us, share tips, and make us feel at home — such a genuine and personal touch that made a big difference. Breakfast was also excellent: everything was fresh, with a small daily selection, but very well prepared and enjoyable. The only small downside was that we arrived after check-in hours, so we used the self check-in and there was no one available to assist us. The room was also a bit cold upon arrival. Overall, a wonderful and memorable stay — we would definitely recommend it.

The property has charm and character for days. The chef on site, Brandon, is kind and extremely thoughtful. Our party had dietary restrictions that were very well accommodated, with no impact to flavor or plating. Truly a gem. The bar is charming, and there are lots of shops and restaurants in the area within walking distance. Truly a must stay.

This stunning property is just outside of downtown Denver. An easy 10 minute drive or Uber. The innkeeper was charming and also a great cook! It was a short walk to the state Capitol building. Museums close by. Also 40 minutes to Boulder.

I have always been wary of reviews. Well maybe not the review, but the reviewer. I just don’t get leaving negative reviews. Was in the intention? It seems cruel in some way. I root for people. I root for small businesses. Everyone has a bad night. And I, except for one other time, have only written positive reviews for the establishments I have been lucky enough to frequent. I feel deeply compelled to write this review (My intention is not to hurt a business. My intention is to hold someone accountable for behavior that is completely inappropriate). My review will be supplemented by other guests that also witnessed the altercation.The Patterson Inn is a lovely property. The rooms are well appointed and the included breakfast is wonderful (yummy and very fresh). And the staff minus the owner were great. The issue at the Patterson Inn is a singular issue - the owner is abusive, greedy, aggressive and downright scary. He feels a bit unhinged. Very defensive and quick to angry over a pretty small incident. I mean no disrespect to the owner to describe him this way but truly that’s how it felt. Even the emails he sent after my stay felt unstable. He kept calling me names and kept telling me “to cease and desist.” It was insane. For one of the nights I was in town, My Cousin stayed with me and was a witness to the incident and he almost called the police as Chris was yelling so loudly calling me an entitled victim. This Boutique Hotel/ B&B is a pearl in Denver!! I am so happy we found it! It has so much character and charm! The owner came down every morning to visit with each guest at breakfast to see how their stay was. He also was the bartender at the 12 Spirits Bar on site. The room we stayed in was the Prague. I wanted to take the bed home with me it was so comfortable!! Wow!! The room had a lot of room in it and the bathroom was huge and decorated very well! For breakfast we had a different savory and a sweet choice every morning. They were so delicious, seriously, the chef knows how to make breakfast!! So many things about this place I liked! I would recommend this Hotel to all the people I like going to Denver. Not to everyone, because I want to be able to get a reservation when I come back next time!

This 1880’s mansion has been beautifully restored and is a delight from front door to turret. The breakfast is gourmet with choices between sweet or savory. The staff is attentive and helpful. And the locale is in a lovely leafy neighborhood near museums and capitol building.

Outstanding old mansion converted to B& B has quaint bar attached. Fabulous breakfasts made to order sweet or savory. Very 1890's but modern amenities. Royale room had private roof top deck, and claw foot tub! Staff very friendly. Quiet neighborhood easy walk to Capitol.

Beautiful bed and breakfast type inn in a fabulous historic home in Capitol Hill Area. We crated in the Cheshire room which had an Alice in Wonderland theme. Parking is hit or miss only 3 or so spaces on site or you have to use a satellite lot a few blocks away. Luckily we were always able to park at the inn.

We’re not really B&B people because we just want a place to sleep. But this experience may have changed my mind. The Patterson architecture was awesome, the bed was super comfortable and breakfast was delicious. We arrived an hour early and the helpful staff were able to get us in our room right away. This hotel is a actually a mansion from the turn of the century, so there is awesome history here. The staff went above and beyond. And I need to say this: the Breakfast is next level. DO NOT SKIP THE BREAKFAST. Brandon is the chef and he knows exactly what he is doing. You're robbing yourself if you don't start your day with his creations. Overall, this place is a total treat to stay at. It's easily an 11 out of 10.

This is an exceptional hotel. Had a great weekend stay with my sister. Stayed in the Cheshire room which was spacious. We arrived early (noon) and were just going to get a parking pass to park our car and then walk downtown until check-in time, but since the room was ready, they accommodated us checking in early. Staff were all very nice, including Brandon and Jake and their delicious breakfasts. Easy walk to museums and Civic Center Park. Would stay here again!

The property is truly charming, filled with character and history. We stayed in the Cheshire Room and, despite the building’s age, we didn’t experience anything haunted during our stay—just a peaceful and restful atmosphere! The beds were incredibly comfortable, which added to a great night’s sleep. Breakfast with the chef was a highlight; everything was made from scratch and crafted with love. For those with dust allergies, note that there isn’t an air filter, but the entire space was well-maintained. The owners clearly put a lot of pride and TLC into this location, and their warm, accommodating nature made us feel right at home. Highly recommend!

This was simply the best B&B experience. From the booking by Expedia, to the greeting by Chef Brandonin the morning for delicious breakfast, everything at this Mansion is top notch! I can't wait to return........be sure to check out this boutique "hotel" online before you book. There are some very interesting write-ups about its history. Vintage 1893 with modern services. Nearby walk to the Molly Brown Museum -- a definite must see as well as Ideal Market (Whole Foods). The only thing I would suggest is that they have ice machines activated as Covid19 notice on each ice machine seemed outdated to me. (none were working). Also, older adults may want to check before booking the tub only room(s). Again, an outstanding place to stay! Highly recommend.

We loved this Inn. So much character and charm. The owner was friendly and knowledgeable, and stopped to chat with us several times. The chef made a different, delicious and unique handmade breakfast every morning. What a great experience at the Patterson Inn. Got there a little early and was greeted from staff and allowed to access our room early. Great communication from the start and we were able to settle into our beautiful room very quickly. We didn’t get to visit the Tavern but was offered free drinks tickets which was really nice. The breakfast in the morning was soooo good and Jake was super friendly. Overall I look forward to staying with the Patterson Inn on our next trip back to Denver.

A two night reservation was made in January 2024. Paid in full. When I arrived I was told I had no reservation and that apparently I had cancelled it. Miscommunication and glitches happen but what I found very unfortunate was the phone call I received from the owner the following morning.He became very hostile and acted in a very unprofessional way. He accused me of cancelling my reservation (which I did not, the Expedia chat is written proof) writing a bad review ( which at the time I did not but now I am) and accusing me of using profanities on the phone with him. I was dumbfounded at that accusation because I could hardly get a word I due to his explosive ranting. Wow. Expedia immediately refunded me but as of yet I've received no apology from The Patterson.

What a beautiful old mansion. I believe there are 9 rooms in this B&B, everything about our stay was perfect. We stayed in the Antoinette room. Perfect - the bed is fantastic, room was the right size, and the bathroom was huge. Breakfast is the best. Te chef was do cordial, and service and food was fantastic. Thank you so much.

The bathroom is also stunning and so clean (I felt sorry for whoever has to clean those beautiful glass walls but was SO glad that they keep it so nice). Also, we didn't know about the ghost stories before arriving and, strangely, as we drifted off to sleep my wife said, "Do you hear those people talking?" I heard nothing. She said, "It sounds like a man and a woman talking." And then a few moments later she said, "I also hear muffled voices like a party." She said, "It must be people out on the street" but I remember drifting off to sleep thinking it was strange I couldn't hear any voices. The next morning, at our delicious breakfast, we learned that others have heard similar things from Room No. 9 (which was right next to ours). Strange and kind of cool!

I have traveled many places. The Patterson Inn has been the best experience ever!! I received a call a week prior to my check in to go over any personal requests, making breakfast reservations, and to finalize my stay. First off, the Inn is stunning, from the unique charm and character of the building to the personable care and concern of the employees. Brandon (the Patterson Inn’s personal chef) is amazing taking note of any dietary restrictions, so don’t miss breakfast!! I’m not a breakfast girl, but oh my…he goes above and beyond! The 12 Spirits Tavern is a charming and comfortable bar. Enjoy reading a book in the courtyard to entering the tavern to meet up with friends for drinks before starting your evening. The Patterson is close to everything in walking distance. I have made it my agenda to stay in every room since they all have their own character and charm. I stayed in the smallest room, the Antoinette. The room was beautifully large with an amazingly comfortable bed and large bathroom. I can’t stress how the owner, Chris has kept the beauty and splendor of this building, while going above and beyond for his guests comfort on their stay. Until we meet again, Thank you for a marvelous stay!!

My wife and I stayed here for 3 nights. The check-in staff was wonderful, the chef made amazing breakfasts, and the place was clean and quiet. We had to leave earlier and missed breakfast to head to the airport and they sent us home with muffins. As we were loading up to leave, my wife said "We are staying here next time" and i agree. We definitely recommend staying here.

Historic mansion with a storied history turned into a wonderful bed and breakfast that offers wonderful, made from scratch breakfast every morning. Would recommend!

Very much loved my stay here. The historical building is even more beautiful inside, everyone was friendly and open, and the included breakfast was delicious. Room was also spacious, quiet, and omg, the huge tub! Can't wait to return.

We really enjoyed our time at the Patterson. The room was lovely and staff was incredible. It's a very personalized B&B experience, if you're looking for an anonymous giant hotel experience, this may not be the place. Once you book, you will get a phone call with details and information about breakfast, which you'll have to book in advance. It's made fresh from the two daily choices a savory and a sweet, and is really top notch. The neighborhood is lovely and very walkable,, with museums less than a mile away. I would stay again in a heart beat. My only "complaints" would be very minor, the single key made things a little challenging as my husband and i were doing different things, so making sure the person who needed the key had it took some negotiations. Also, the water coolers are shut off due to covid, so i had to ask the kitchen to fill a water bottle (more annoying for them than me, I'd suspect). Those are just nit-picky things. We would absolutely stay here again!

Our stay was fantastic. The property is beautiful and the staff went above and beyond to help us with changing breakfast times to laundering a stained shirt. Spend the few extra dollars to stay here vs. some chain hotel where your just 'another' guest.

The historic building was very cool! Some minor cosmetic things liked chipped paint, but you can tell the building is cared for. All the staff was amazing. Very limited parking so be prepared to potentially walk a bit to the building.

Not only was the room impeccable, this gem has amazing customer service. They reached out before my stay to familiarize me with the Inn and to help with late arrival. The chef was outstanding! They provide a sweet and savory choice each morning - and both were otherworldly delicious. The rooms are spacious and parking was very easy - in front of the building. I will definitely stay here again.

Nice historic property but small with limited services. No heat in bathroom that I could see, was cold in the morning and it is only October. Reasonably good location, but parking lot is 1 block away and not lit, very dark, did not want to leave my car there.

Our 2nd time celebrating a birthday here. We are locals; love a staycation at the Patterson. The beds are hans down the best! The staf is so helpful and nice. Cant wait to come back!

This olace was very nice, clean. The rooms where very clean and comfortable, beds had best comforter and pillows. We had a great time and we will be back. Restaurants where close and very good. Love the set up of this place.

Fantastic property! We stayed at the Da Vinci Room. So much history here - and pretty central to driving/ubering throughout Denver! Would certainly stay at again!

Enjoyed our stay. Don’t know about all the talk about being haunted. We slept like the dead. Such a relaxing environment. Walking distance to the Capital and restaurants. All the staff is wondering. Breakfast #1. To Wes and Ricky you guys are awesome Chefs. Till next time!
