The location was perfect. For the most part the staff was great and very helpful. Everything was great, except for one employee who checked us out. She seemed like she didn't want to be there and we felt like we were bothering her.

The lobby was nice. As we stepped into our room there were blueberries on the floor. There are no usb ports. The soap dispenser fell off the wall during the night. The plug at the coffee station doesn’t work. There was only 1 coffee pack. The low toilet was not appreciated.

The pool was awesome. The pool towels were big and soft. Main bed was comfortable. Lobby was huge and really beautiful. The main staff guy was kind of off putting with no eye contact. Totally fine if he has some quirkiness, but it made me feel not as welcomed. The pullout bed on our room was a twin and we booked a 4 person room. We made it work. The pull out was really uncomfortable though and could have used a pillow top. The hotel could use better signage as it was hard to find the pool. We got lost in the giant lobby and the staff was too busy to direct us. Better options in the market would have been nice. The freezer section was empty.

Good location, near restaurants and local attractions, like Fort Smith and easy route in and out. No luggage rack available upon arrival and only one person working desk at peak arrival 4-5pm Saturday. Sarah, the young woman was exceptionally professional and hard-working, while others would not help her. No good manager should leave one person to handle a rush hour crowd, and fellow workers, one male and another female walks away w/o helping Sarah. They should be fired! Breakfast was marginal, at best.

Absolutely worst pillows I have ever slept on. There were six and they were all lumpy. Hotel was very loud but I expected that being downtown. Hard to sleep here. I chose it because of the high ratings but should have saved my money and slept at a motel off the highway.

Lobby, restaurant and grounds were very well kept and updated. The rooms are a different story. The decor is sort of updated but holy cow there was probably 80 ft of gloppy white caulking all over the bathroom and the corners of the tub were moldy underneath the caulk. Adjustable shower head kept sliding down the rod so it was too low while showering. I had a suite and it was huge, the wet bar was nice but no soap or towels at the sink. You only get one bar of soap at hotels now. The mini fridge was sitting on a rotten piece of laminated wood inside the cubby. Both tv remotes were weak and the one in the bedroom barely worked. Water pressure is weak. I was on the second floor so wasn't expecting that. The view out of my room was near the entrance where the sign is, above a 4' wide flat trough with spotlights shining onto the outside wall, full of dirty rain water. Carpet in hallways were dirty along the baseboards. Food I the bistro was great for dinner and breakfast. Really nice staff in there as well. I did not use the pool but it looked pretty greenish. Will not stay here again. Bad mark for Marriott!

Had I not been LOCKED out and stuck in the courtyard with no key card access around and having to knock on the window to be let back inside I would say the grass area for pets and relaxing Telling the front desk staff gave no comfort to the risk of being locked out and I had to bring a hand towel down to keep the door from from locking me out in the middle of the night when my little dog needed to go out. The doors were never left unlocked even though the area meant for guests was encircled with rod iron fencing. The front trash can was over flowing indicating a lack of grounds maintenance When I asked about it and if there was an issue with people digging through the trash I was told we were in a safer spot since the police station was right next door. That was not comforting After getting to our room we realized there was no microwave in the room When we called to ask if there was a reason we were told these had to be “requested” and one could be brought to our room Strange

The front desk person checking me in was not at all helpful. Barely looked up. Not busy, only me. Might have been having a bad day, but certainly showed it in her attitude. Just gave me the room key and told me where the elevators were. That was the extent of our contact. Did not explain a annthing else regarding the hotel or amenities.

The rooms were completely dusty and dirty tubs had pink mold, not enough towels my bathroom had no conditioner or body wash as it should. I had to clean it myself in order to breath . No microwave. Drinking glasses were dirty . Front desk wasn’t trained

Things looked really rundown, and there were no towels available because the pool towels weren’t being taken out of the rooms. Rooms weren’t being cleaned properly a lot more expensive than we thought since we thought we were getting the breakfast included it was not.

The hotel itself was very clean inside and decent. The problems really started with the outside there were broken glass beer bottles surrounding the property on their sidewalks outside of their pool area. The person who checked me in was great. One of the main issues was a constant banging from the floor above me and I do not believe it was another guest but something related to the elevator system or anything else with the property but it made it so bad that you couldn't sleep. Never had this kind of an issue in a Marriott which is really disappointing because I only recently started using them all the time and was really happy with the consistent quality of the hotels. When I checked out I let the receptionist know in very non-confrontational but disappointed terms about the issue and they did not care in even the least. It was almost like she was upset I was even telling her Not the kind of employee I think would be working at a Marriott hotel.

The room was not clean. There was dog kibble on the floor. Dead bugs in the windowsill and I had to kill a wasp. The tub had to cleaned before use.

The room was okay, except for the small fridge wasn’t keeping the food cold enough and I lost some food. The gym was an absolute joke. But I guess it’s the best they could do for the space they had the gym in. The air conditioning/heater did not adjust properly, but I suspect it was operator error (I just wasn’t figuring it out). This biggest issue was that one can hear everyone both walking and or running up and down the hallways. When I walked down those same hallways, I could hear the folks talking in their rooms. It is what it is…I guess. Basically, I thought it was pricey for what they charged.

The room was very clean. I booked this hotel while visiting my grandchildren at Christmas. I promised they could come swim and found out after .y artival the pool is temporarily closed for upgrades. This needed to be on your website. I would have booked a different hotel. It was very disappointing for both myself and grandchildren. The other things were broken front door, out of order oce machine and closed restraunt.

Bathroom had an old shower that temp was difficult to control on. Handle was loose, so I tried to adjust it, would get it set, then it turned cold. I would adjust it again and it got scalding hot!! Also, no hair dryer. I rarely travel with one anymore because most hotel rooms now provide them. Not here. Left with my hair wet. A bit frustrating if you’re a woman. “Restaurant” downstairs was actually a bistro - order at the bar and find a seat. We paid for “breakfast for 2” when we booked the room, but I’m not sure it was worth $17 a piece. But Caney (night) and James (morning) at the bar were very pleasant, efficient, and Caney was fun to talk to! She made our evening very enjoyable!! Overall it was clean and comfortable. An enjoyable stay.

Decided to use the gym in the morning. There's 2 treadmills- only 1 works. Husband used the working treadmill (but the TV watching part doesn't work). I used elliptical for 10 minutes (all seemed to work). Switched to recumbent bike. Gym EXTREMELY hot. Had to get off bike & go to front desk to ask for access to get box fan in the pool (Pool is locked with note closed until January. No water in pool. Looked & smelled liked paint when getting fan). Male at front desk VERY helpful and unlocked pool. Said an AC unit has gone out in gym. (Previous reviews also mentioned gym like sauna).

Dirtiest Marriott I’ve ever stayed in. There was hair in my bed. The bathroom smelled sour. The tub has soap scum and stains on it. The bathroom was clearly not cleaned. There was a layer of dust on many surfaces. The coffee maker did not work. Do not stay here.

Prepaid for the room and notified them over a week prior that my mother had passed and we had to cancel the trip. Expedia tried several times to contact the hotel for cancellation, but never received a response back from the hotel. Even a “no” would’ve been better than completely ignoring my request! No plans to book here again!

Room was not clean. We had nail clippers on our bed when we walked in and then looked down next to the bed and there were toenails all over the carpet. Notified the desk and he said they would do a full service clean. They did not. They changed the bed linens but the toenails stayed there the entire 3 days we were there. Gross

I have been staying at this property off and on for a couple years for work. I have noticed the decline in the facility and staff. The facility is in need of some deep cleaning and technology updates. USB ports should be readily available for any business travelers. The plugs in the rooms are very loose. Bathtubs need new seals or cleaned well. Still and ok property but needs some love and updates. The staff is very quiet and not the friendliest. The guy in the bar taking orders never said hello, how are you nothing just blank stare to take my food order. The lady at the front desk seemed I bothered her by checking in. It has not always been this way here.

Reservation was for 3 adults but the room set up was for only 2 people (glasses, coffee mugs, etc). The linens for the fold out bed were incomplete and we had to make bed, Wifi password did not work and never got onto wifi.

Very nice and convenient spot in Fott Smith. Good beds, nice room, lots of counter space, good outlets, great black out curtains. I would recommend not getting the breakfast. It’s not a buffet, food from a service counter. The food is good, coffee very good, but it’s definitely not what you expect when you sign up for breakfast.

When I came I the room I thought the bed was not done (see pics) I went to the desk and they kindly gave me another room…. And the bed was looking the same!!! wrinkled sheets and poorly made . It is surprising for a Marriott hotel. beside this it was clean and the bed was very comfortable.

I was a little surprised that there was no complimentary breakfast. It was okay, we brought muffins in our travel bag. But the cheapest, least accommodating motels out there provide a complimentary breakfast. I would think that a class outfit like Courtyard would out-do themselves in that area.

I have stayed at this location before and I must say that the roomI had was not what I had experienced before, the drapes were mismatched, the closet door was off track and the bathroom floor was clean but at first glance it looked like it needed to be cleaned, I assumed it was the color of the tiles., the shower door creaked and wouldn’t stay closed. The front desk staff was amazing, despite the fact that the system was down.

Overall this is a solid mid range hotel. Our only two complaints would be that the bed was too firm and the shampoo and conditioner were worse than the ones you’d find at that discount hotel chain that leaves the light on for you. Corporate really needs to fix this issue bc they really went cheap here. The savings on shampoo and conditioner can’t be worth the decrease in customer satisfaction. Now I understand that bed preferences are subjective so I can’t fully knock them on that one. We felt it was almost like sleeping on one of those old school, fold up kindergarten nap mats. If you’re Gen X or older be prepared to wake up a couple times through the night to roll over and expect to be a bit more stiff and achy than usual the next morning. At the end of the day though, both were minor issues and neither was a deal breaker. Breakfast at the Starbucks bistro was fairly solid and a great value since we were given free breakfast at check in. Hard to beat free food and coffee. Not sure this is an everyday perk or something special for the holiday weekend. Overall a solid stay and would return with zero hesitation, but I will 100% bring my own toiletries in the future.

It was a decent hotel, the cocktail area is pitiful, but the hotel overall was decent, we didn’t get a breakfast buffet offered (not enough guest) so the few breakfast items offered were not worth the price we paid!

When getting to the hotel everything looked very elegant pulling up. Going into the main lobby everything was very clean and quiet. The front desk hostess was helping other customers and finished quickly with them and I was checked in quickly. Getting to our rooms they were large and spacious. We did notice there was some bathtub dripping and some grout in the floor that was broken up. Our beds were firm, linens were clean. Everything was well kept in the room. Noticeable stains in one of the chairs. Swimming pool was clean but water was extremely cold. Whirlpool had been replaced and filled in with brick. Outside by the fire pit that did not work but a great sitting area. Grounds were clean. We were able to use the bar area to order us A light meal. The gentleman I believe his name was Jacob was extremely helpful and nice. You are able to order breakfast from a menu but we did not use this service. We estimated about $15 to $20 for each breakfast for our family members. But overall good experience.

It smelled so good in there when you walked in. Clean rooms very quiet you have to pay extra for breakfast. We didn’t have a microwave in our room, not sure if it was supposed to have one. Staff was extremely nice and didn’t mind conversation.will stay again.

It was really a nice room and comfortable. Convenient to downtown Ft Smith. Unfortunately when we woke up in morning,discovered dried blood stains on comforter to bed

The room was nice and spacious. The hotel itself it’s very pretty. The $75 pet fee is a bit excessive, and the no breakfast offered sucks when you have kids but that’s on me for not making sure they had any

There was a group playing corn hole late into the evening in the hotel parking lot. This was extremely irritating and prevented going to sleep at a reasonable time ( 10pm ). In addition to not monitoring the property this hotel had rust forming around the soap dispensers and the ac/heat unit sounded like it was going to explode!

The pool which is the only reason i booked the hotel, was green. Our bed was broke, and there was black stuff coming from our sink.

I love that it was a salt water pool. I called and asked if it was heated was told yes but it was indeed not heated. There was mouse droppings in one of the drawers, mold on the ceiling in the bathroom. The room was spacious and really nice. The toilet was low to the ground and the water was high. Was not a good experience for my old man. Bed was not comfortable at all. They did give plenty of pillows that as soon as your head hit them they went flat. This will be a last resort hotel for us. The room had a balcony which was really nice.

4th floor smelled heavily of marijuana. Luckily it was confined to the area around the elevator and hallway.

2nd time staying here. Front desk staff are really good.
