Reviews
The hotel is highly praised for its excellent location, beautiful views of the lake, and helpful staff. The breakfast is also frequently mentioned as a highlight. However, some guests have complained about issues with cleanliness, noise, and misrepresentation in the hotel's advertising.

Close to a lot of things The person above me sounded like an elephant walking till like 11 at night then again at 5 in the morning. Which the gym would’ve had at least some dumbbells for lifting!

I got my reimbursement back. Upon arrival I was asked to pay a 250 $ deposit on a 75$ room booking, which I thought was a lot and I have been staying in hotels consistently and have never had such a high deposit fee in even high end establishments before. It was not mentioned on booking.com and I asked why it was so high and asked to receive the managers contact information to request them to add that information on their booking.com listing. Furthermore I asked what if I can't pay that high of an amount and the receptionist explained I wouldn't be able to stay there. The receptionist took my interaction as personal and as me arguing with her when I simply was pointing out there needing to be a correction made on their listing (as it's misleading and fals advertisement) which turned into them refusing to check me in and calling the police as I refused to leave without being reimbursed for a service I didn't receive. It didn't need to end that way. I used to work in hospitality so I am well aware of who has control of the content being published and it's up to the establishment to add information about their establishment including rules, regulations and fees. Yet, they said it was booking.com that had control. Anyways, I believe it was divine intervention why I wasn't ment to stay here yet have never encountered such an experience before and would not suggest supporting this establishment as it was not handled with respect or professionalism.

How close all the shopping stores were They need better breakfast and more activities

Staff was a tad rude to my wife but the stay was pleasant. Rooms were much nicer and bigger than a more expensive Hampton or Hilton for instance. I would come again but another rude interaction from staff would put me off from going ever again.
- 5/5
No late check outs. $250 deposit hold. That part made me made. No breakfast.
- 4/5
The hotel was decent, nothing luxury but it was clean. The staff was friendly and helpful. The AC in the room was obnoxiously loud, the thermostat is there for show the controls are on the unit itself, which is fine but would be nice to know. Breakfast is a bare minimum pre-packaged breakfast ( not knocking it just giving heads up). The kitchen in the room is not stocked you have to ask for the items. The location was near a lot of restaurants and shopping so that was ideal and if you are doing something at the convention center its perfect because it is walking distance.

This was my second stay at this property since April and like the first, a very pleasant experience. However, there was one issue. The A/C was not working upon checking in. Understand, things do get missed but would think with the warmer months now upon us, someone would have checked to ensure the A/C was in good working for each room.

For the price, it is a good stay in the area! No big amenities (pool/spa/whatever) and the breakfast was just hard boiled eggs, yogurt, packaged muffins, and coffee, but considering it was like $40+/night CHEAPER than everywhere else in the area, a good deal in my opinion. Staff was helpful enough, room was maintained, smart TV, working AC. In this economy, that ain’t nothing to complain about!

At the check out asked for my invoice, that was another lady, she said “I cant, ask your third party to provide you the invoice”. Such a rude behavior I seldom see in USA. These ladies need more soft skills in managing the guests. Totally dissatisfied with the disrespectful attitude.
- 4/5
Boiler broke down and we had no hot water for almost 4 days, rooms are good size, beds comfortable, A/C made alot of noise, kitchenette was adequate, housekeeping was great, but the scented sprays were pretty heavy for residents who may have COPD or asthma, security was present on site, we were comfortable
- 5/5
My sister and I were on a month-long road trip, and found the laundry facilities to be excellent! Also, that morning the woman at the desk brought us plates to use for salt & pepper for hard-boiled eggs at breakfast, which was not a normal part of the set-up so that was a really nice touch. Overall, the place was spotless.
- 4/5
No frills, clean, nice room & property. Parking isn’t the most convenient & a $250 deposit is crazy but otherwise, I’d stay here again. Rooms have good soundproofing & the area is great.

1 tiny shampoo for 2 people. No conditioner. Asked for additional and we were told we only got what was in the room. Kitchenettes in the room are not stocked. Have to ask the desk.

The free breakfast is a joke. It's basically a bunch of snacks. I was expecting a hot breakfast. Otherwise, the place was pretty good. Everything was clean and most maintained.
- 5/5
Nice location
- 2/5
The air conditioner was broken, the hot water ran out but Expedia gave me $25 key cash for that. The grab and go breakfast was paltry. The hotel is clean but it is very bare and basic.
- 2/5
HAD TO ALSO REQUEST A HAIR DRYER AND THAT REQUIRED A DEPOSIT. THEN NO DISHES OR SILVERWARE, AGAIN HAD TO ASK AND CARRY A BIN TO MY ROOM. PLEASE CONTACT HOTEL FOR A CREDIT

Parking was easy. Kitchen materials had to be requested because they don’t keep any in room.

I enjoyed my stay at Extended Stay America premier Suites. It was very new and very clean. All the basic hotel accommodations and they had a grab and go breakfast up til 9:30. The only thing I didn't enjoy is having to pay a 250.00 deposit when I checked in. Expedia doesn't tell you that when you book and it was a no refund room , so if I didn't have the 250.00 I would of been out of what I paid for the room. It was very inconvenient for me to come up with the deposit and took 2 days to return to my account. I think it should be clear which hotels require deposits upon checking in and which don't. Or they list the room as being 350 and refund the deposit in when you check out. Either way. I wont make that mistake again. I will be checking with the Hotel ahead of time when I book. Other than that it was a nice stay.
- 5/5
Excellent everything!!! Clean love the fact that the rooms do not have carpets.
- 5/5
The hotel is great. Very clean, and nice fixtures. The staff is fantastic. I left my laptop in my room when i checked out. Leslie, the general manager, was so kind to go look for it, secured it, and arranged to have it shipped to me. What incredible customer service. I'll definitely stay there again any time in in the area.
- 4/5
Will return
- 5/5
I reserved 3 rooms and everyone was satisfied. This hotel is very nice and clean! Affordable price. The only issue we all had in each room was the hot water didn't get hot enough. I would still return to this hotel if I'm in the area!

Was Ok But Wouldn't Stay There Again
- 5/5
Clean room, awesome staff and convenient location. Will definitely stay here again!
- 1/5
Front desk clerk checked me into the wrong room for my 2 night stay. When coming back the 2nd day after working all day I was informed I had been checked out. I was asked for a confirmation number but only an itinerary number existed. He called his manager. Her response was, if there is no reservation in the system tell her to go stay somewhere else. I was angry. I said no, I have a reservation, I prepaid months in advance. After 20 min of back and forth, he realized he had screwed up and checked me into a room with a reservation the following the day and checked me out of it. It was pure luck that they hadn't shown up yet and been given keys to my belongings. Won't stay there again! And I'll be attending this location twice a year every year. The manager's response was garbage.
- 2/5
The kitchenette area was also disappointing because there were no dishes, utensils, or flatware available in the room. The TV had a constant floating “HD” message that stayed on the screen the entire time, which was distracting while watching. One of the bigger inconveniences was the ice situation. There is only one ice machine in the entire building, located in the lobby, and it was not working during our stay. Staff referenced the ice machine at check-in but did not appear to know that it was out of service, which meant no guests could get ice. Parking was also limited. By the time we returned in the evening, the lot was full and my husband had to park in the far back area behind the building. Overall the stay was manageable for a short visit, but a few small improvements in amenities, maintenance awareness, and parking would make a big difference in guest experience.
- 5/5
Very clean and a great price. Good location for access to Mary Washington Hospital.
- 4/5
Heavy use of room deodorizer in lobby. My room was very basic and simple with full size fridge. Walls are very thin so you here your neighbors. Room shade wouldn't go down all the way. Floors were filthy, hair etc. Dog urine puddle in elevator. Limited parking I won't stay at this franchise again. Nor would I recommend.
- 5/5
Rooms were nice and staff was helpful.
- 5/5
Room was roomy, clean and even ready early for check in.
- 2/5
It should not be called a "premier suite". There is nothing premier about it. It's a basic hotel with minimal to no amenities - comparable to a Comfort Inn. The staff is not very friendly - especially the lady with a headscarf - at the front desk.
- 2/5
The 1st room I got the ac/heat unit sounded like someone was inside trying to break out contacted the front desk and they changed my room (she was very pleasant) got into the 2nd room no ice bucket (which had to go to the front desk to get one… no biggie) but the room had a funky odor, the bathroom exhaust fan would not turn off and the reclining chair was disgustingly the outside of it. At that point I was too exhausted to make a fuss.
- 5/5
Propre et confortable.
- 3/5
Lukewarm showers and thermostats that barely work.
- 1/5
Have been staying here 3 days for several months now. The rooms are hit or miss as to whether the thermo stay works and the showed are lukewarm. If it is like this next time, I will not stay here again. I cannot sleep when it is that hot. Also, the halls are caked with mud from all of the workers.

We never went. Their elevator broke and I have a disabled mother. I would like my money back since we booked at another hotel and nobody from hotels.com called us to switch. Very pissed about losing money to you crooks. I have to tweet and post about this on social media

Staff needs better training and manager needs retraining. Would not recommend no one. Stay way 💯
- 3/5
Everything was clean and tidy but the air conditioner was very loud and the noise outside the hallway was loud. All the doors slamming all during the night. Staff at front desk was nice. The breakfast bar was very limited
- 5/5
clean, nice, new bathroom, friendly staff. Will stay again.
- 5/5
Nice and quiet hotel within walking distance of the Fred Nats stadium.
- 3/5
There were only 2 vending machines and the drink one was out of order our whole stay. We didn’t have any hand soap, bath mat, paper towels, utensils in the room. Was hoping for better option for grab and go breakfast or at least changing it up each day. The staff was great but definitely won’t be staying at another extended stay.
- 1/5
We were VERY rudely turned away from this hotel, despite our Expedia reservation. The person at the front desk concocted some story about a manager having talked to me earlier by phone. They implied that the reservation was cancelled due to how that phone call went. That phone conversation never took place and my phone records will confirm that fact!
- 5/5
Disgusting, nasty, unacceptable! Bed bugs, regular bugs, hair in the bed, stains, sink not cleaned… prime example of what a hotel should not look/be like. If you care about cleanliness, find somewhere else to stay, even if this is the cheapest convenient option, I advise you go somewhere else. Bad enough, whoever the manager is tried to refund and void fees for one night like no, i made sure to get the whole thing back but you’ve been warned!
- 4/5
Efficient, great customer service and consistent.

Can you redo the breakfast instead of grab and go. Also some sound barrier so we don’t have to hear the room next to us!

It was very convenient fornour needs.

Walkable to the baseball stadium

The elevator rattled so loud it sounded like thunder the entire night and we were down the hall. The bed was mush. There are so many hotels in the area don’t stay here
- 5/5
The manager and her staff are professional and accommodating.
- 2/5
The hotel looks great on the outside and inside but the elevator sounded like it was going to crash at any minute. The walls and ceilings were so thin you could here everything. I asked for 1 plate and 1 set of silverware. I was handed 2 plastic totes with dishes, pits
- 1/5
I could not log on to the internet. I had to take my laptop to Starbucks. The gym had 3 cardio machines with no weights. The breakfast offered limited choices. Disapointing.
- 5/5
Very nice place. Close to Cracker Barrel, Panera and many other restaurants. 15 min ride to Amtrak. Continental Breakfast was not the best you only get mini muffins, coffee, eggs in a bag. Place was very clean and friendly.
- 5/5
The hotel was very quiet and nice
- 5/5
Breakfast left a lot to be desired Beds were nice bed frames were very loud Black out curtains were amazing
- 5/5
Everything was excellent
- 2/5
Front desk staff was rude. I am a business traveler with associates and this was my first (and last) stay with this property. The property was beautiful, the room was perfect and the location was top notch. However, when I had a request for special accommodations for a work-related issue, the front desk staff was rude and unwilling to offer any assistance. I explained that I just received a call from my boss with an urgent request, and requested a late check-out. I offered to pay for an additional day. The front desk clerk said that I would need to come to the front desk, pay twice what the previous night had cost and leave an additional $150 deposit (on top of the $150 deposit I already paid). Needless to say, I packed up my things, and immediately vacated. Neither I, nor an of my associates, will be using that facility again.

Great location with clean room.

The only thing lacking in the property is more of a breakfast. While staying only 2 nights, we didn't want to buy groceries and make our own. It would be nice to have more than a muffin or breakfast bar.

- 5/5
Overall nice and quiet
- 5/5
Adam was polite and respectful. He explained everything was included in our stay and made us feel welcome!
- 3/5
On arrival hotel looked spotless and new. Service was excellent, Leslie & Ricky were great. Hotel "appeared" clean, but we spotted a roach & a bed bug in our room. Staff handled the situation extremely well though.
- 3/5
The hallway carpet smells of old dog urine and feces, the moment you get off the elevator. Which is probably why they changed the room floors to vinyl. We sat the old towels outside the door. It took two days for them to get those up and we were only there for 2 days. We had to go fetch fresh towels because they won’t even bring them to the room if you called. Low water pressure, shower never got hot. They tried to makeover the room but it’s poorly renovated. Overall, not good. I understand it’s an extended stay but the reality is rarely is anyone staying in a hotel in Fredericksburg for 8 days. Stop being cheap! Clean your rooms like a standard hotel since you’re operating like one’s

We arrived at 1:20 am after a long drive and were denied check in by Cynthia. She said after 1 am guests become no shows and no one can be checked in or resold a room. I believe she sold our room to someone else and pretended she could not check us in. You owe me a refund and I will also pursue this with my credit card company.

No hot water for a shower the evening we arrived. No hair dryer in room

Travel from Florida to this hotel to stay for 1 night and it was one of the best hotels I have ever stay. The room was clean, clean sheets, clean towels, clean bathroom. Very quiet and comfortable. Would stay here again.
- 2/5
Upon arrival they checked us into room 323. When my family, with two small children, entered room 323 we discovered someone was still staying there!!! It was dirty and filled with food, cooking utensils, and clothing, etc. Thankfully the people were not in that room as I had my children enter first!!! We went back to the desk and apologized and moved us to room 119 which was better. Could’ve been a bit cleaner but it was a decent place to lay out heads. The shower water needed to be on full hot just to make it tolerably warm.
- 3/5
Hot water ran even on the cold settings.
- 1/5
There was an altercation at the front desk - 2 adults (assuming guests) harassed my mother while she was waiting for me downstairs in the lobby. She was minding her own business and these 2 adult kept pushing her to answer questions like what she was doing and why she was standing there … my mother was scared . There was 1 person at the desk, a young girl, having difficulty handling the situation .
- 5/5
Front desk staff very helpful and friendly. Room with fridge, microwave and stove helpful for heating up leftovers and popcorn! Beds comfortable. Bathroom nice. Me and my 3 daughters were comfortable!

- 5/5
We enjoyed 2 nights here. It was clean and quiet. The staff was friendly. The only complaint is that grab and go breakfast lacked. Hard boiled eggs, yogurt, prepackaged muffins and oatmeal packets weren't what I was expecting. Bagels, a toaster, etc would have been a helpful addition. However, I would stay here again. 👍
- 5/5
Great service
- 5/5
Loved it
- 5/5
Everything was perfect, the costumer services was the best. Breakfast is very poor but was not bad.
- 3/5
The room was freezing cold when entered (approximately 50 degrees) mid winter and took about about two hours to warm up. So, I decided to take a nice hot shower to warm up but once I got in the shower the water pressure was very bad which made me freezing since I could not envelope myself in hot water. other than that I had no other issues. However, that initial experience was just so bad that it was hard for me to overcome.
- 3/5
The gentleman checking us in was very friendly and polite so this review has nothing to do with him but the property is really rough in regards to the cleanliness. We had to change rooms because the air didn’t work in the first one and when we got off the elevator to the second room on the 4th floor there was a pile of garbage overflowing causing a terrible odor throughout the hall. When I asked for a room coffee maker they gave me one however it didn’t work.
- 2/5
toilet blockage, had to change to a different room. Then the elevator out of order in the next day, had to take stairs with equipment :(
- 5/5
Its a nice place
- 4/5
Stove did not work. But everything else was great.
- 4/5
I like the prime location around all the stores and dining services.
- 4/5
The hotel itself is fine. Nothing special. My biggest complaint (I know, 1st world problems) is what they consider take-away breakfast. It consists of a sampling of yogurt, one orange that was on its way out, a few granola bars (that is what was out at just after 9am) a single wrapped muffin, coffee and hot water but NO CREAM OR MILK - anywhere. Apparently, that is how it usually is. Ridiculous. Coffee with the basic dairy component should always be a staple any place that advertises breakfast, so do not be fooled. I was very disappointed. What they had out was either very sweet, and hardly anything there considering it’s a large size hotel. For that reason alone, I would not go back there. But I will tell you that the staff is very kind and I believe these things are out of their hands.
- 5/5
Top tier and worth the price!
- 5/5
Great job Extended Stay America!
- 5/5
Very helpful staff. I am handicapped and they made sure to do everything necessary to accommodate me. The breakfast wasn’t extravagant but fresh.
- 2/5
5:30 am people was hitting a hammer in the hotel. Smelly bedsheets and dirty floor full of dust and bottle caps under the bed
- 4/5
My only gripe was that there was only one person at the front desk which made it challenging to request dishes to use in the kitchen. I called twice from the room and no one picked up. Went to the front desk and found there was a line. I made my request, went to dinner and then had to make my request again to finally get the dishes. I felt bad for the guy since he clearly could have used help on such a busy night. And don’t expect much for breakfast. Very limited grab and go. We were ok with that as we brought our own breakfast to eat in the room. All in all, it served the purpose and the price was very reasonable. We didn’t have to pay for amenities we knew we wouldn’t use. I would definitely stay here again.
- 5/5
Quick and easy check-in. Well equipped room and common areas.
- 1/5
In a word, no service and poor facility conditions.
- 5/5
Nice staff
- 5/5
Desk attendants were very nice and helpful. The room was clean and comfortable. The “breakfast” is not so good…hard boiled eggs, yogurt, small muffins, packaged oatmeal, etc. No juices, water, milk.
- 4/5
Only complaint is not enough parking.
- 5/5
Cool place
- 4/5
Room was clean. Staff was nice. Overall, just ok. Decent deals, just don't expect a full on continental breakfast (you're on your own).

- 4/5
I arrived at 6PM to an empty lobby with no visible way to contact a staff member to check in. Someone arrived about 10 minutes later and was very nice. But I was eager to check in and had no idea how long I’d have to wait. Also, the back door to the building did not automatically shut and lock, permitting anyone to work in unobserved.
- 2/5
1: pictures, including complete driver’s license, were on display on the kiosk/pad at the customer service desk. Once the attendant was notified, the screen on display was changed. Don’t know how long this had been there though. I noticed the pictures at check in but did not pay close enough attention until the next morning. 2: no cold water in the bath tubs. Tried 2 rooms. Maybe this will be fixed after someone is terribly scalded.
- 5/5
Excellent property, nice and clean. Friendly staffs.
- 3/5
The stay was ok hotel kinda smelled funny like big spray maybe. There was a sign that said the water was hotter than usual. The in the shower could not be cooled down it was still hot even on cold and the elevator broke as I was leaving. It was kinda cheap and in a good location so I would stay there again but I would hope not to have the same issues
- 5/5
Loved the location. It was comfortable and convenient to everything we needed. Staff was really friendly.
- 2/5
My first room was very dirty and food and plates was left in the sink. And the tv didn’t work so I called front desk and they switch me to another room and that room wasn’t ready for almost a hour and half
- 2/5
Waited 30min to check in without anyone saying anything to us? No cups or glasses in the room.. you could ask for them and even other cooking supplies but most people would want a cup to have a glass of water. The floor was sticky in the room. there was 1 towel and two wash cloths in the bathroom. They did mop the floor and run out to get brand new towels from Target!?! when we asked about them. The bed was comfortable.

The check in was fast. I was glad because I was so tired. The team was welcoming and friendly. The room was clean, spacious, ans designed well. The bed was clean and cozy. I love the recliner next to the bed. I had a great night’s sleep. I will return next time I’m in the area!!

I enjoyed our stay--it was room, clean and I loved the nice vinyl flooring--very clean!!

My family stay was for the most part very professional. My only and biggest complaint was the beds squeaked every time you moved in the bed. This was the first time I had ever experienced this problem in a hotel. It was quite loud and disturbing. It was not just one bed but both beds. Very , very disappointed. Soft bed, but noisy as hell, all night long. This is in room 217.

Staff is extremely nice. We didn’t have towels, the desk clerk above and beyond to get them. I needed to make a change to the reservation and Hope was extremely helpful.

1. Water pressure NONE. This was in multiple rooms. 2. Breakfast was gone by 7am. No restocking and the coffee was burnt. 3. The staff was never at the front desk. Finding someone to help was difficult. 4. Our room wasn’t as clean as it should have been. The floor was sticky in places. We were in a premier room with two beds. Only two towels in the room. The towels were small and not soft. Overall, I was very disappointed and we will not stay here again.

I was in Fredericksburg because of appts. with my doctors. The location was was perfect. It is a quiet area and the staff was always available

Convenient location near Wegmans and other shopping areas. Kitchenette nice, but you have to request everything to be able to cook; no coffee maker, glasses, or kitchen towels. Mattress and pillow caused me back and neck spasms.

Easy access fun property

Definitely does NOT include breakfast, which we were banking on. More like coffee and granola bars. Very nice staff, though.

Entire floor was really sticky, had to wear sandals, couldn't just wear socks. Bathroom sink wouldn't drain and the tvs Internet connection went out for most of the night.

Rooms are gross. Visible mold in shower. Used to stay here annually when traveling from Charleston to NY and will no longer be booking here. Has gone down hill considerably. Staff hanging out in the lounge, sitting in cars smoking outside. Wouldn’t recommend anymore unfortunately.

Good place to stay looks like it was renovated

I didn’t expect much from an Extended Stay. However, I wouldn’t have been the least upset if I had to extend my stay. The Coffee and continental breakfast is just what’s needed on a weekday morning. It definitely kept me out of 7/11 and Starbucks in the AM. The staff is great! No matter who was attending, they all attended with care in their eyes and happy to help. Thank you for making my and my family’s stay pleasant.
