The room was clean but very well warned. The door had trouble closing, a draw didn’t want to close properly. The overall property is in need of general repair. The staff was excellent ! Breakfast was good, air conditioning was good.

Convenient to shopping and restaurants and Johnson Park which has a nice walking path. They allow pets. Property is in disrepair. Lots of dings and scrapes on the walls. Luggage carts all wonky. Gutter falling off outside near parked cars. Water stain on the ceiling in our room plus electrical outlets that didn’t work, lightbulbs blown, questionable stains on lampshades … just generally in need of a long overdue update and some TLC.

The hotel itself is located in a very desirable area of Germantown. Which made it all the more disappointing once we saw the condition of the facility itself. This is the worst Marriott branded hotel I have ever seen. On arrival at the property, we could clearly see screens that were partially torn from windows. That was the first clue that this Marriott location might have some issues. On the way to our room, we saw dingy, dirty, hallways. Carpeting that was stained and filthy, and visibly damaged doors just to name a few. When the room door was opened, it reeked of a heavy smell of bleach. Upon further inspection, we observed what appeared to be black mold in the bathroom area amongst other issues. As for the room itself, though spacious, it was quite dated. To the credit of the front desk manager, she took our concerns seriously. There was no dismissive tone on her part whatsoever. She remained pleasant and professional. And offered any assistance to us that she could. In our opinion, this hotel does not live up to the standards of the Marriott brand. It needs to be immediately closed for renovation.

The place was alright. We had to go to the front desk to get toilet paper as there was none in the room. The room was clean enough but the elevator was dirty.

The ladies at the front desk are the best. All 3 shifts worked together to solve an emergency need I had during my stay, which made a world of difference, not just for me, but for the people I was in town taking care of. I cannot stress enough how much these employees made a difference for me when I needed it most. I am forever grateful.

The room was hot a musty when I checked in. I thought it was the AC needing to be turned on. Nope the carpet was soaked from the window to at least 6 feet into the room with mold and peeling paint throughout the room and hallway. The toilet was broken as well. Gross and run down place.

The staff was excellent, very sweet and professional. Very attentive to guest needs. The room and facilities are clean, just a little worn down. The bathroom door and HVAC closet door in our room didn’t close/latch fully. It wasn’t a huge problem for us but some guests might not love that the bathroom door keeps popping open a bit. Despite that, I would stay again. There is a train track right across from the hotel. I wasn’t bothered by any train noise, but possibly super-light sleepers could be. Expedia said there was a hot tub at this hotel (I filtered for hotels with hot tubs), but there isn’t one - just FYI.

Was completely shocked that this was a Marriott hotel. This was more like a motel 6. Water leaking from the ceiling when you walk down the hall, metal panel sticking out in the elevator, the rooms had no drain plug in the bathtub, was missing a closet door, holes in the curtains, hole in the ironing board, completely worn down table and chairs, botched up patch on the wall, and a really loud ac unit. We had paid extra on hotels.com so we could have a suite and when we got there, they had none. The only thing they could offer us was to split up my family into 2 rooms. We have 5 little kids and my husband had to sleep in one room with some while I slept in another room with the others. Cant believe we paid $250 for this! The only positive thing about it was it had comfortable beds and a really good continental breakfast. Everything else was less than stellar. Would not recommend.

Hotels.com let me book a room that wasn’t available. We were stuck with no where to stay as all hotels were booked. Management opened a room that was out of service that didn’t have ac or heat. Terrible

The staff and service at this Residence Inn could not have been more friendly or helpful. Very impressive! My main complaint was that the hide-a-bed was terribly uncomfortable. Probably the worse sofa bed I've ever slept on. Also please provide a complete sheet set rather than just a fitted sheet. But, if you don't need to make use of the extra bed, it is a very pleasant stay.

This was the worst Marriott I’ve stayed at. Very dated. Found a roach in the room (took a pic and told the front desk but nothing noticeable done). Limited breakfast options. Side doors were broken so we had to go around front to get in. Pool wasn’t open when I came so…

Last Wednesday, we lost everything in a house fire. We found this hotel and stumbled in bleary eyed and in our only clothes. Karen G, at the front desk, was kind, understanding, and went out of her way to make sure we felt safe and comfortable. And when I broke down in tears, she held me in her arms with a warmth you’d never expect from a stranger. I hope someone sees this. I hope good things come to her. Thank you, Karen.

Although the facility was a but outdated and there were several small issues (Dirty kitchenware in cabinets to note just one), the staff made it an amazing stay. Any issues were addressed immediately and with kindness and care. Every staff member was friendly and welcoming. They all made us feel at home.

They overbooked the rooms and send us 15 miles away to another hotel at 10:30 pm after a long day of traveling. Didn’t communicate with us, to let us know they didn’t have any more rooms prior to our arrival. Then the person in the lobby gave us the wrong location to the hotel they moved us to, and we have to go back to get the correct address.

We’ve stayed at plenty of residence inns and this was probably the worst. The location is nice- great quiet neighborhood and felt safe. The train is literally right across the street and very loud if you’re a light sleeper. Also the hotel is very run down and needs multiple repairs and updates. It didn’t feel like a Marriott.

On the plus side, the sheets and bedding were very clean, the rooms were spacious, the double room had a living room and two bedrooms with their own bathrooms. Each room had a tv. The fireplace was a nice touch. The common areas were nice and the staff was extremely hospitable.

We were very happy with our 4-day stay. Our daughter was getting married in Germantown. The staff was friendly and helpful. The room met our needs for the weekend. The two-bedroom two-bathroom room was great. We were able to keep 94 yr. old grandmother with us. Entertain out-of-town family in the living room and kitchen area. Worked out wonderfully!

The window was open in the first room they gave me so they moved me. I realized later the window was open in the second room too. I noticed an ant in the morning in the kitchen area and there was no blow dryer. Also the air conditioning sounded like a train. Would not stay here again.

The room and its contents had a worn and dirty feel. The sofa appeared so dirty I wouldn't even sit on it. I hated to even put my purse on it. There was a roach walking on the kitchen counter. There is almost no privacy. The only private place is the closet-like room where the toilet and shower are located. The rest of the bathroom is open and since the only clean place to sit is on the bed, if you change there you are on display. The windows were so dirty you couldn't really see out of them...not that there was anything to see anyway. To top it off, on our first night there, the fire alarm malfunctioned and we had to get up and go outside at 12:30 a.m. If I had it to do over I would have left and found a better hotel right away.

Our experience was very disappointing. After we checked in, we discovered many issues. The room had 2 tv’s. There was only one remote. That remote had no batteries. There were missing lightbulbs in the bathroom. I went to the desk for bulbs and batteries. I was told getting bulbs required manager approval and there was no manager on site. I asked for approval…I never got the bulbs. The thermostat wouldn’t cool down the room during the hot temperatures. It was always hot in the room. The dead bolt on the front door would not work. We didn’t feel safe without it. The bedroom door was warped and wouldn’t close completely. Our room was never cleaned during our 5 night stay. We never had our coffee supplies refreshed, we never got clean towels or bedding and I had to go to the desk to get another roll of toilet paper. As we prepared to leave the facility, someone had been smoking pot in the elevator. Marriott needs to address this location. It’s an embarrassment. Never again!

Needs a ton of upgrades. My room wasn’t available. I was booked for two nights. Per the supervisor they didn’t have housekeepers to clean the rooms. We were cramped in one small room. Will not return. I was forced to stay there due to no other rooms in the area available. It was the holiday weekend.

I’ve stayed at the hotel before and my male companion and I liked it a lot because it was clean, people were extremely friendly, if you needed more towels etc,, we were able to get it, the housekeepers came to clean daily, but this trip, the room was nasty, the freezer and fridge looked like it hadn’t been clean for awhile, the bathroom was HORRIBLE, not enough towels, tub was nasty, the shower head was stiff, it wasn’t good at all. Even though things changed due to the pandemic we still need to do our jobs

Property was very unclean and in poor condition. Staff was very friendly and accommodating with issues that were found. Quickly moved us to another room upon finding dirty bedsheets, bathtub and couch. Toilet did not flush properly. New room was cleaner but still not clean clean. Bathtub would not drain due to the amount of hair clogged in the drain.

Very friendly check in, in a quiet leafy suburban location, large rooms that have full kitchen and fireplace, great for long stays or a relaxing night after a long day driving. Dining options are a couple miles away, so not walkable, but this hotel a great choice for pets and families. Will certainly seek out residence Inn again.

The bathroom was not cleaned. Spills on the floor, dead bugs behind toilet, hair and other items in the tub, stained towels and floor mat. Called the front desk and asked them to send housekeeping to our room upon arrival the next morning. Asked again the next morning. Different person at front desk said they would arrive at 9:00. We left for the day and returned at 5:15 that evening. Nothing had been cleaned. Then we discovered that the dishwasher was full of dirty dishes and broken glass from previous guests. We checked out the next morning and let the front desk staff know that we were disappointed it had never been taken care of even after we asked twice and were assured it would be. We will not be staying here again.

Our stay was six nights. Due to a snow storm, none of the housekeeping reported to work. Our room received no cleaning service for the entire stay. We had to pull our own garbage since no staff was available to do it. We and other hotel guests resorted to placing accumulated trash and soiled linen in the hallways just to get it out of the rooms. It sat there for days before finally being removed by someone. The manager and front desk staff tried hard to accomodate, but there's only so much a skeleton crew can do. Weather reports provided early warnings of the coming snow storm, so it was so disappointing to me and my family that a hotel organization as well known and as large as Marriott did not have a contingency plan to provide basic hotel services to its guests. I expected better, but my stay was a total letdown. I did not get the service that I paid for. Apologies from stafg were just not enough.

The staff went above what was expected If your looking for comfort and serenity I would highly recommend the Resident Inn in Germantown. The staff were warm and courteous. The staff made us feel like family. We got the V.I.P. treatment for our 2 week stay. Breakfast was served with a warm smile. person involved in the hotel, from the staff at the front desk to house keeping. A special hi to the front desk ladies, Betty, the Sales manager (he walked my fur babies) and the breakfast server. This is definitely our go to when in Memphis.

We stayed in the 2 bedroom suite. The room had 3 beds, a sofa sleeper and 2 bathrooms. We are a family of 7 and it was perfect for us. With the kitchenette we were able to make a quick dinner in the room after a long day of driving. The kitchen had a set of pots and pans, a toaster, microwave, stove, and a dishwasher. The room was well equipped for a nice evening in.

When I arrived at the property to check in I was checked into a dirty room. Once I told her she apologized then she gave me two rooms instead of the room I booked. I stayed in one room majority of the night. Once it was time to go to bed in room 124 there was a bed bug in the room I called the desk and took pictures. She came in the room saw and then gave us a different room to stay in for the night. The next day I was charged a room change fee and was told that they didn’t see any bugs and that my pictures where not valid after speaking with the general manager. Will be reporting to Corporate.
