Reviews
The hotel reviews are mixed, with guests appreciating the cleanliness, comfort, and friendly staff, but expressing concerns about maintenance, noise, and breakfast. Some guests also reported issues with the smell in the rooms and hallways.

The location served us well being close to our grandson.
- 5/5
The room was very clean and comfortable, and the staff was very friendly and great.
- 5/5
Stayed here with my toddler. Best value in the area. Free hot breakfast, the rooms have everything you need for a few days, a week, or a month, the staff is very friendly, the property is well-kept and well-secured. They have king and queen and every room comes with an additional pullout couch which is super useful. Swimming pool for something to do. It’s close to everything and very easy access to the highway. My only small gripe is the TV system is outdated (it’s probably a 15 year old flatscreen that just picks up digital channels), but there are a lot of channels and you can always just bring a laptop and HDMI or a fire stick or something. I’d guess you would get a worse experience at most hotels charging double or triple what this one does.
- 1/5
Room was not fully inspected and found a crack pipe where my kids slept under the pull out couch.

Room was clean. The staff is nice and friendly. Everything worked out well except that right after the breakfast we had stomach issues.
- 5/5
Very clean. Helpful staff!
- 3/5
It was just ok. For a smoke free hotel this was right for cigarettes but I had pot smoke in the hallway come under my door. So I had asthma issues. I did tell the front desk but it was brushed off

Our room had an odor and that made us question the cleanliness.
- 5/5
The cleanliness and the friendly staff. Will definitely stay there again
- 5/5
Ramya was really really kind and understanding. Became in on a late check-in and had some room issues and she was able to help us out. Would Recommend her position upgrade. Hard work is one thing, but emotional intelligence is hard to come by.
- 5/5
All in all, it was was a well run facility...especially for the price. Daniella at the front desk was most pleasant and very helpful!
- 1/5
I would not recommend this hotel. Found roaches in our room. Front desk did not provide a solution. Had booked for 4 nights and was only credited back for 2. The room was not in any shape to host guests. Do no book here. I repeat, do no book here.

The morning breakfast was good, again not fancy. It is conveniently located near the freeway is a good place to stay and I would stay here again nest time I am in Greenville.

Hotel is outdated and had an odor when in the hallway. It did not feel clean. Breakfast was decent
- 5/5
Daniella at the front desk was super helpful. We just slept and showered but the room was roomy and comfortable.
- 1/5
The towels in the room didn’t appear to be clean. The breakfast in the morning was running low on everything. We went down at 8:20 and there were no more muffins, rolls, or sliced bread. The property does not have an icemaker. This is important for sports teams staying as filling up your athletes water bottle in the morning with ice is very important.
- 1/5
The check-in staff was beyond rude… Very curt and completely unpleasant. The room we were put in was severely outdated, along with most of the rest of the common areas and hallways. The bathroom, including the shower curtain was filthy from someone else and large stains all over the carpet. Amenities in the hotel room were broken, including the shower drain. And we were placed in a room across from the kitchen section, being woken up at 7 AM with the sound of a screeching waffle iron, over and over. There was almost nothing left at the continental breakfast in the morning. No one restocked anything, including all of the toast, English muffins, eggs, yogurt, syrup, forks or coffee. But the staff did make sure to help themselves to a cup of coffee before they left it sitting there empty. The appliances in the continental breakfast area appeared to be from the dollar store, were filthy with food smears, from whatever food was apparently once there. Would never recommend a stay here.
- 4/5
Continental breakfast for the family. Parking included. Very close to airport
- 5/5
Staff breakfast and for the most part it was very clean
- 3/5
Property has damage to furniture and was not cleaned daily. You have to request cleaning of staying multiple days.
- 4/5
Room was not really clean ,the pillows had this perfume ,smelt like someone had used them and the trash can ,was not emptied,it felf like someone else used the room and it was not properly cleaned before we used it.
- 5/5
If anything, the pillows could have been more firm & the breakfast option could have been replenished. I went 9am & everything was nearly gone.
- 3/5
Housekeeping could have done a better job and we had to move the dresser and tv just to use the sofa bed

Clean room and overall clean property. There was a weird smell in the hall and room but was easy to get rid of with some air freshener.
- 1/5
I can't comment on anything because I never got to stay there
- 3/5
It worked well.
- 4/5
It was good except the heat kept cycling to AC and you couldn't turn it off.
- 5/5
The property was well maintained, and the staff member who checked me in that afternoon was very friendly. Both the hotel and the surrounding area felt calm and peaceful. My room was spotless, and the bed was very comfortable. I stayed in a suite that included a full-size refrigerator, stove, dishwasher, pots, dishes, and even paper towels, which was very convenient. Although the hotel is located next to the highway, it didn’t cause any disturbance. Overall, I had an excellent experience.
- 4/5
It was great for the time we needed it.
- 5/5
Love it..didn't want to leave.

The room smelled like someone's pet had peed in it, the sofa bed mattress was disgusting and even had a previous guest's dirty sock in it. There was some type of pink goo on the wall above the toilet in the bathroom. The two chairs for the kitchen felt like they could fall apart at any moment. I have family in the area and come into Greenville multiple times a year and will never stay again. Disgusting and unsanitary,
- 3/5
Was okay, other than loud noises all throughout night and early morning.
- 4/5
The staff were responsive and helpful. The suite was functional for an extended stay. Nothing fancy but the facility met my needs for a very favorable price. The breakfast was not good, but I had my own nourishment in the suite. Overall I was very satisfied.

It was close to the airport and staff was friendly The floor in my first room was stick. The office chair was disgusting and could not be sat in. Other furniture was stained too. Walls were dirty and it smelled slightly of smoke (although I’ve noticed this in other hotels too). I used a towel to sit on another chair. The second room had an office chair that was ripped snd the tiles on the floor shifted underfoot and were done very poorly. At the advice of colleagues I left and told them it was not good. I asked for a refund and they only refunded me on night even though I didn’t stay there the whole time. I was only there for a few hours. I sent an email and got no response. I then called choice hotels corporate and they put in a case for it. The quality of both rooms did not match the pictures which showed clean furniture.
- 5/5
I stayed for 3 nights while attending a training class in the area. The room was affordable, clean, well stocked (kitchen area), spacious and comfortable. The staff was very friendly and accommodating as I ended up extending my stay by an extra night without issue. I enjoyed my time at MainStay Suites and would stay again if ever in the area.
- 5/5
My stay here is always great. They have the same breakfast every morning but it's always hot and good. The customer service here is nothing more then perfect. I stay here because they have kitchens in the rooms that are equipped enough to cook a full meal and they have extra things you can ask for like blenders, air fryers, and more.
- 4/5
The room was clean , the area was quiet . Sores and restaurants were close by. It was a great stay for the week for my son and i

Roaches, toilet was clogged on the first use, sink water took a long time to go down. Got moved to a different room then we found roaches. And hallway smelled horrible!!!
- 4/5
Everything was great
- 5/5
Clean room. Staff was great with any accomodations we needed.
- 5/5
My family had a pleasant stay at this property for a day. However, I was the one who made the reservation, yet my son was charged a substantial deposit for the same duration. I couldn’t comprehend the reason behind this. It was a deposit for each of the two rooms, and the refund would be processed within 3 to 5 business days. I found this hotel policy rather inconvenient.

The whole 3rd floor smelled like spices and not what u want to smell all the time and it made our room smell that way. It was not very clean. The bathroom door wouldn't open all the way.
- 5/5
Even the breakfast was awesome. I expected the usual bread, muffin, cereal, an waffles, but got much more than that. Even thought the juice machine was not working, Ramya explained that there had been a work order put in and they were waiting for it to be fixed.

We arrived at the hotel at 2 am and 3 out of 4 of us were gone by 9 am. Evidently, one of the blinds had fallen down in room 207 and we failed to note it as we got in tired and ready to sleep. No one noticed therefore no one was informed. Cut to 11am when I was taking a bath and I get a frantic knock on the door kicking me out of my room (I had negotiated a 12pm checkout based on late arrival) because the bathtub in my room was leaking in to the room beneath. I chalked it and the broken tile up to bad luck and left. My luck got worse. I was charged for “damage” to a blinds that had

Everyone was so nice. Rooms were cleaned and beds weren’t as uncomfortable as I thought they would be. The breakfast could have been a little better but it wasn’t the worst.
- 5/5
Only there for a night. Very comfortable. Clean. The staff was friendly
- 1/5
This was the worse experience I’ve had. We got there from a 6hr drive and it was kind of late and we was tired and we unpacked to get settled cause I had graduation that morning. As I get to bed with my kids I noticed water everywhere and then a hole in the ceiling and it was leaking water. Called the hotel they said they will about a room by the time they called my kids was sleep so they said we can get another room tmmrro and maintenance will be there. Nobody came and I had graduation to get ready for. Come back that evening no one was at the desk. Called nobody answered so I decided to settle. Then the toilet wouldn’t flush. The ceiling was leaking worse and the air went out in the middle of the night. I would really love to get my money back for the experience and I have pics

Great front desk staff. Nice large rooms.
- 5/5
Very clean
- 1/5
Everything is poorly cleaned. The front desk lady seemed drugged out when checking us in. We ended up switching hotels and finding a roach on the way out.
- 5/5
Breakfast was very good and included a veriaty of choices. Bed was comfortable with the exception of having to remove a crawling roach. I didn’t kill it.
- 5/5
Very nice accommodations. Staff is efficient.
- 1/5
Would not recommend.
- 3/5
The hotel needs an upgrade bc cabinets were broken and it smelled musty.
- 3/5
I appreciate the suite having enough room for my daughter and 3 grandchildren didn’t want separate rooms. Breakfast was wonderful, cheesy potatoes were to die for. Few things we didn’t like The floors had not been vacuumed, the shower wouldn’t work and the hallways smelled strongly of pot.
- 4/5
I really enjoyed the space, room wasn’t too crowded
- 5/5
We stay here every time, love it.
- 3/5
Customer service is my top priority, and everyone here was incredibly friendly and attentive. The property features a small pool and gym, which were a nice touch. I especially appreciated the in-room kitchen and the complimentary basic breakfast.
- 5/5
Kitchen and pool
- 3/5
The room smelled like cigarettes despite being smoke free, but we were only in there for one night so we didn’t make a huge deal out of it. Couch also had some stains and bed was towards the firm side. I would recommend choosing another hotel unless they renovate/clean it up
- 5/5
Clean with good amenities.
- 3/5
We’re not told that renovations were being done on the floor in which we were staying. Painting of halls was happening while we were still in our room and when we returned one evening the door to our room was sealed sealed with plastic and painters tape.
- 2/5
It’s what is expected for the price which was okay. Just didn’t like the housekeeping didn’t service daily, we had to ask and after finding that out on our 5th night of the 10 nights was not convenient for us. Overall the stay was mediocre, great front desk staff Brianna was very pleasant and the breakfast area was kept up that was awesome!!!
- 5/5
It was a nice stay. We stayed 3 nights. My kids were able to enjoy the pool and gym. It was booked but you couldn’t really tell until breakfast. The selection was nice. Usually stay at a different hotel closer in the city but it’s under construction and I think I’ve found my new hotel gem until I move back to the area.
- 5/5
They basically have all you will need, very nice staff and rooms are good, very nice fo the money.
- 3/5
Place was a little dirty.
- 3/5
I had to work and the Wi-Fi didn’t work The staff was useless in assisting. I was defeated and had to go to local places to work instead
- 1/5
Maybe I checked in too late but I felt like I was given the room that people saw and requested to be switched from. The hotel definitely can stand some updates and the staff some customer service training. Also had a hard time reaching the manager
- 5/5
The property is great. We needed someplace close to the airport for the night. Bed is comfy, water is hot. My only issue is that there is no place in the bathroom to hang up a wet towel.
- 1/5
Didn't even stay there
- 3/5
Workers were very nice. The breakfast area was very clean. Room was just ok. Mostly clean but smelled weird. Construction was also being done.
- 3/5
Leaky sink & dishwasher, mold
- 4/5
Staff super friendly. Room was very spacious, mattresses and linens vey comfortable. Awsome location. We just loved it all about this property.
- 1/5
It was sketch. Nothing like photos and there were roaches…German cockroaches which are SUPER HARD to get rid of if they end up coming home with you via your luggage (they’re small) and large cockroaches! Won’t stay here again!!!!!
- 2/5
I was not pleased with the condition of the room or the halls.
- 1/5
This property was horrible. The smell in the room was horrendous. There was hair in the tub. The staff told us we had to return used towels before getting new ones when we didn’t have enough for the individuals on the reservation. . The sheets that were provided for the pull out couch were stained and had to be returned before getting replaced. Horrible experience overall. Definitely wouldn’t recommend.
- 4/5
Facility and room were clean and well appointed. Staff was friendly and helpful. The only issues with the room, and I reported this to staff was the fan motor in the through wall HVAC was extremely noisy. Very disturbing in the middle of the night. Second, I suggested that anti-slip taper be placed in the bathtub to prevent slips and falls for patrons. Other than that, I would stay there again. I hope my identifies maintenance gripes are acted upon.
- 1/5
The hotel smelled, the sheets were dirty (pubic hair and what looked like snot) , the floors were sticky, staff pounded on our door at 1:30am because they didn’t process the incidental charges correctly. Overall horrible experience!
- 4/5
Bed was comfortable. Room was a bit dated but clean. No one would answer at the front desk when calling a few times to try to get a wake up call. Breakfast was just okay. The gas and pork sausage were cold due to staff forgetting to turn the warming plates up so just ate fruit.
- 3/5
Staff was friendly when they could be found. Room was as described but seems to not have been maintained properly. Family of 6 checked into suite with only 2 towels no toilet paper and no sheets on or left for the pullout. Almost all the electrical sockets didn’t work in the room. The pool was closed. Luckily we only stayed two nights to attend a wedding. The free breakfast had lots of options and was the best part of the stay!
- 5/5
Beds are comfortable, room clean and large.
- 3/5
Not enough food or coffee at breakfast. Out of food with 40 minutes still to go of service.
- 3/5
For the money it sufficed.
- 3/5
Not the best. First to rooms smelled horrible from smoking. It’s all one could smell and could actually smell it from outside the room. The third room smelled musky. The AC worked but barely.
- 4/5
Grateful for the cozy enviornment!
- 1/5
It all started when I checked in, they ran my card twice and then when trying to do a deposit hold, they locked my card up due to them thinking it was fraud. That took a week to get back. Not to mention there was so many german roaches in the bathroom the next morning. The pipes rattled throughout the night from the bathroom where we had to finally let the water run to help with the rattling. The pull-out mattress had trash all inside it to where I gave the kids the bed and I took the pull-out mattress. Definitely do not recommend this place.
- 1/5
Everything was broken in our room. The air conditioning was so confusing
- 5/5
Slept well
- 4/5
I had a good night’s rest.
- 4/5
Good budget property in great easy to access location. Owners need to make small repairs and pay attention to cleanliness. Breakfast buffet was very good
- 3/5
given a room that was not ready, tv was left on, no bedding, pillow piled on the sofa. Second room given was ok.
- 4/5
I loved the room's layout and the full-sized fridge! I didn't realize my shower was lacking a curtain until it was too close to checkout to obtain one. Also, I left my room to obtain a luggage cart and could not re-enter. I had to walk back to the front desk to reactivate the keycard. I wish places wouldn't deactivate prior to checkout time - it is annoying and adds delay to an already hectic morning.
- 5/5
this place is the steal of all steals. GREAT room, GREAT breakfast, GREAT location. one of the cleaning staff even offered to open the kitchen back up for me when i unexpectedly missed breakfast close at 9am. for the price, best around.
- 3/5
Great beds, lobby and reception area very nice, room was stuck in the 60's, very much need an update and replacing furniture. At the one breakfast we were able to have at the hotel, there was 2 spoonfuls of cold eggs, 6 sausages that we did not want, and the waffle batter was empty. It was only the front end person doing the desk and the breakfast area and she told me she had to take care of a tv issue first. That was in incorrect response in my opinion. We were also given a room across from and next door to people with dogs that barked. Thankfully we were only there at night. Unfortunately, no way to upload pictures.
- 5/5
We.stayed just for night as we were passing by. Good place to stay for night n relax n get ready for drive next day.
- 5/5
Easy access to airport. Nice room.
- 2/5
I got in extremely late so when my room smelled faintly like dried urine, I assumed the air was just stale and turned up the AC and went to sleep. When I woke up the smell was so strong it was borderline choking. I got out of there as fast as possible. This place should be investigated for health violations because from looking at other reviews, it seems my experience was not singular.
- 5/5
Overall a nice experience. However, the rooms are outdated and small.
- 2/5
Our room was not available when we checked in also the rooms were not clean and they smelled.

We could not stay at this property. The room was dirty and the smell was terrible. One of the members of my party has allergies and her eyes were red for hours after only being in the room 5 minutes. We should receive a refund as we could not use this room. I believe the room number was 325.

Front desk was top notch. They were very helpful and accommodating. We've been here a few times and its always a pleasant experience. Our only misfortune was that our bed was not the most comfortable but the other bed seemed fine. We had a suite (family of 5)

You have to pay a $150 deposit which must be in the tiniest print ever but it was a good place to stay.
- 3/5
The hotel smells really bad, it smells like cigarettes even though the room says it is smoke-free. The breakfast is also very limited and bad. They need to do something about the cockroaches. They never cleaned the room. The girl who helped us at the reception is very friendly. The hotel looks really nice from the outside, but the rooms are dirty and have cockroaches.
- 3/5
First off they didn't havevmy room ready then tried to give me a single room but that wasn't what I had reserved so me and lady went back and forth for a little bit until they finally gave me what I had reserved
- 3/5
Breakfast was great. Place was clean, but there were burn marks and tear marks on the furniture and bed. When opened, the sofa bed barely left any room on either side to walk and barely cleared the TV stand/dresser. The bathroom sliding door was also very loud/sticky, and we could hear our neighbor's bathroom door sliding every time as well. All that to say, not sure what happened in the last year and half since we stayed there. Feel like customer service has gone down and maintenance has not been kept up with. Sad, because otherwise nice place to stay.
- 4/5
Front desk was super sweet - room is very modern except the closet
- 5/5
Was a great stay
- 5/5
Property was clean, front desk agent Brianna very professional and welcoming. Will book at this property in the future.
- 1/5
The room was gross. Sink stopped up, room smelled like smoke (now all of our clothes smelled like a smoke bomb), windows filthy, and when we lifted the mattress to check for bedbugs (as we always do anywhere we stay), someone’s flannel robe was under the mattress. Do not recommend and will not stay at an extended stay location in the future, will pay more to feel like I can REST comfortably and not feel just dirty and icky in a cheap hotel.
- 4/5
Pretty clean
- 1/5
I was put in a room that had not been cleaned- the front desk mailbox was full and could not be reached. The linens in the new room didn’t smell clean. Scrambled eggs were cold but the coffee was good.

room also did not work. right next to interstate so definitely loud throughout the night

This is a horrible place to stay they have rats and bad attitude the owner is rude and management is awful they have a very racist staff team rats are running around the hotel literally I suggest you go somewhere else do not waste your time or money !!!!!!!RUN

Economical option! Main area of hotel nice, room had broken dishwasher and I’ll repaired sink. Housekeeping and front desk were responsive.

Our stay was fine, the noise from the interstate was annoying the first night but we got used to it.
- 1/5
I had to change my room 4 times, I requested that my room be cleaned and that not be done. When I left on day 4 I had four days of towels, wash clothes and other rags left on the floor and my trash was never emptied! Oh this was the best part roaches upon my arrival and on my second day in the morning in my 2nd room. No signs that you must bring your used laundry to the front desk to receive new ones nor about you must put your own trash out at the end of a hallway. My third room had some type of particles on the vent system. The window seals had old dead bugs and I had to ask that it be cleaned up, this was the fourth room that I had to move to. This was by far the worst experience I’ve ever had in my life! This place of business have to do better with customer and room service!
- 2/5
There was a nut missing from the toilet seat and it was flopping around, the garbage disposal didn’t work and the kitchen sink did not drain properly, the fridge was not cooling to an adequate temperature.

Wonderful place to stay. Enjoyed our evening there close to the airport where we needed to go the next day.

My stay here was probably one of the worst hotel stays I've ever had to date. The first room I was given had dirty towels on the bathroom floor, overflowing trash can, and dirty bedding. The second room I was given was on the second floor as soon as I stepped off the elevator the smell was horrific, people were evidently smoking in their rooms (pot & cigarettes) I had to cover my face to get to my room. The room was dingy and felt very unclean, I slept in my clothes as to not get under the bedding. This hotel is in need of much repair & updating, it is not somewhere to go if you would like to get a clean good night's rest.
