Lady that checked us in was very nice! Clean, easy parking and goodies available at front lobby.. only thing is bed was comfortable but the bed sheets were loose and uncomfortable. Would come to this place again

This was the cleanest room I have ever had in a hotel. It was probably the quietest too. The location is in walking distance to fun shops. If you are looking for bellboys and concierges, go somewhere else. If you want sweet, private and homey, this is the place for you.

Hotel and room was very clean, however some attention is needed with tightening the handrails on the stairs and the toilet tank wasn’t tightened (but didn’t leak). It’s a very beautiful hotel. Thought it so strange the only contact we had with staff was calling when we first got there to get access inside the building. Beds and bedding very comfortable! Coffee creamers needed changing out, our hazelnut creamer pod was lumpy. Lol But with all that, we’re likely to stay again as it was very affordable for the area.

Hotel was nice. No one was actually working the front desk, but was greated over the phone and checked in via camera. Parking was available in garage which was great. Door to my room had trouble shutting all the way and locking but overall room was very nice. I was woken up around 1-3 AM because of others returning to their rooms and being very loud. Not great noise cancellation from other rooms.

Very interesting check in. The property has an open under the motel parking garage, there was a door and sign that said lobby. I tried to open the door, it wouldn’t. I walked out of the garage and around to the street side, a paper on the glass door said, call a number. I called, I was given a code to the locked door on the other side. My key was laying on the counter. The room was on the 3rd floor and had a balcony. I got there at night, but in the morning nice view of lake Washington. No one in office in the morning so left key on counter. Kind of different.

A surprisingly great hotel in Kirkland, WA. This is the perfect hotel for folks who want to minimize the possibility of any human interactions! I booked this reservation online, checked in by calling a phone number, got a code for the front desk door, and my keys were waiting on the front desk. The hotel was clean and well kept, and I appreciated the coffee machine and snacks in the room. I plan to stay here again when needed for work. Excellent hotel experience!

The beds were very comfortable, and I appreciated how quiet the hotel was during my stay, which made it easy to relax and get a good night’s sleep. The room itself was clean enough and met my basic expectations. One feature I really appreciated was the covered parking. It made coming and going much more convenient, especially with the weather, and was a nice added touch compared to many other hotels. Overall, this is a solid option if you’re looking for a well-located, comfortable, and peaceful place to stay in Kirkland. I’d definitely consider staying here again.

Introvert’s paradise. Call for the lobby entry code upon check-in and grab your room keycard off the counter. Delicious treats scattered throughout the hotel. The sunny balcony and view is nice. Only gripe was getting in and out of the parking garage, as the hotel is on a busy intersection; taking the time to map out routes that avoid left turns helps. The intersection has groceries, coffee, and restaurants, all a very short walk from the hotel.

Beautiful room, very clean, comfortable & quiet! Don't let the 2-stars deter you, every bit as nice as any 5 star hotel I've stayed at! No frills with amenities (restaurant on-site or breakfast), but everything you need in the room....even a toothbrush!

You should be aware that the reception and housekeeping is effectively "remote", and there is no daily room service, which I didn't mind; you just need to ask for coffee refills, etc. I prefer not to pay for these amenities and so was happy with the tradeoff.

was stocked with amenities and there was candies in the hallway and at the front desk. It was a very quiet hotel. The only thing I thought was odd was that we never saw anyone that worked there the entire stay. When we first arrived no one was at the desk and we had to call a phone number to check in. The key cards were left on the counter for us. The hotel worker was nice over the phone and said to call if we ever needed anything.

I will return to this boutique hotel. It’s located centrally in Kirkland with easy access to to downtown and the waterfront. Kirkland, Bellevue and just minutes to downtown Seattle make it perfect for business. It’s quiet and has all the amenities for walking, shopping and dinning in the area. The rooms are very clean with comfortable beds, quality linens. The desk, lighting and other amenities such as coffee maker, microwave and refrigerator make it extra comfortable. I was fortunate to get a room with a view of Lake Washington this time, last time we the garden view was nice too. Easy parking. I’ll be back.

This is a gem. Not only the property and the hotel and the room, but the people who work here. Sahar, Chelsea, and Zachary were all so accommodating and kind. My dog loves this place too. I have decided this will be my go-to place anytime I come to Kirkland to visit my granddaughter. It's truly a treat. Before I've had to go online to different hotel apps and search for someplace and never really knew what I was going to get. Those days are over. I love this place. It's like a cozy home.Thank you for your kind welcome and hospitality.

The only downside was check-in. A sign on the door asked guests to call a telephone number. We were directed to a back door in the garage, and had to wait several minutes for Sahara to let us in to the small lobby. She was wonderful, so our only complaint was our bewilderment about how to register upon arrival. No one was in the lobby when we departed. There was no problem without onsite personnel, but guests should know not to expect a staffed reception desk. We will definitely stay at Lakeview next time we are in Kirkland. In many ways it was much more comfortable than far more expensive hotels. Sahara, as we say, was extremely nice and helpful, although we saw her only once after check-in.

Very quiet hotel and walking distance to a couple small cafes and Starbucks. Although the cramped parking lot was full, we didn’t hear a single other person during our stay. No slamming doors, no kids, no TVs. It was great! Third floor room kinda has a view of the lake and a long balcony that is shared by all the guests on that side. Virtual check in was easy, our key was on the front desk. WiFi code is never changed so it’s printed on the room key (a security risk especially in a tech town). The room is very spacious and bright, but had some quirks - the drawers and cabinets were missing handles, making them impossible to open. Off white carpet goes all the way to the door (usually the room’s entry area has a more durable flooring). There was an electric standing desk and perks like water, coffee, Pringles and cans of sparkling water and soda. The bed was comfortable and the Fire TV had been left logged in to a prior guest’s Netflix (thanks Katie). We were disappointed to find some hair on the shower wall. Room is generally clean but felt hastily constructed with baseboard damage, odd-fitting furniture, and stains on the carpet. Interior decor gave me flashbacks to my work trips in Shanghai and Shenzhen: the initial look of posh but limited by a budget that shows in disproportionate furnishings, a night stand with a crooked drawer, and bare walls that give your eyes some relief from the faded, uninspired artwork. The grounds are interesting but not really for guests to use.

This is a quiet and easy place to stay. The room was clean and the bed was very comfortable. The little extras like sodas in the fridge and chips, and extra coffee pods were a lovely touch. Although this hotel does not have the traditional amenities of larger chains (bar/restaurant, exercise room etc.) plenty is available across the street including Starbucks, a pharmacy, restaurants, nice grocery store. The front doors are locked and a phone number displayed to which you call to gain entry. It was unusual not checking in at a front desk but it was honestly wonderful to just grab my key card from the desk and head straight up. My room on the third level had a view of the lake which was beautiful. The carpet was stained in my room which isn't nice to see but otherwise it felt very clean, spacious, and comfortable.

Had a late check in so it was all done by phone. Key card was just left unattended at the counter for me to grab which I don’t love for security purposes. Room was 80+ degrees at check in but cooled down quickly once I got in and was able to get the AC running. Comfy bed, nice views, clean room. Was just a quick stay so couldn’t explore the property more.

We LOVED staying here! It’s very private, they give you a code to enter the property and it’s almost self serve. They had complimentary snacks and ice water in the lobby, the beds were so comfy, and everything was clean. Our only complaint (and this is nitpicky) is the shower door situation was a little awkward; felt very exposed and vulnerable. But even then the shower/bath itself was lovely. Highly recommend!

I wouldn't call this a "boutique" hotel but it was fine. Tough to get in/out of parking garage because of busy street/traffic. Floor in my room was wonky and uneven/coming up but they put a rug over it to hide that? Overall clean and quiet until my upstairs neighbor came home at 2 AM. Also strange mess of empty boxes in doorways in the hall on Floor 2.

I love staying at the Lakeview Hotel. I travel to Seattle to see my son and I’ve stayed at this property every time I visited. The beds are great and the management is always available to assist. Great location in easy walking distance of stores and restaurants.

This is our go to place and have stayed several times. The owner is super sweet and communicates promptly. The property is clean and quiet with a pretty view of the water and some city lights if you have a water facing view. We won't stay anywhere else when we are in the area and I highly recommend it!

Entry was attractive with fruit and cookies available. The room was large and nicely decorated with coffee, candy, a couple of drinks in the fridge, very comfortable King bed, and the bath had large counter area so that 2 could get ready at same time. Shopping center across street with restaurants nearby and easy access to Seattle via freeway and bridge were nice too. Nice, quiet boutique hotel. Thank you.

Reviews were a bit misleading. Property was OK, parking less than adequate. Spiderwebs with actual spider in the lobby. No actual breakfast, just cheap wrapped baked goods. Room was sizeable and clean and the sole staff on site was friendly and helpful.

This has become my go to place when I come to Kirkland several times a year. It’s always been a quiet hotel (with normal street traffic sounds outside). The rooms feel spacious as is the bathroom.

My room key was left in the lobby with my name attached to it … anyone could see what room # I was in. And then door to my room wouldn’t lock. HUGE security issues especially as a solo female traveler.

The check in was awful. No one at reception and tiny contact information. No one picked up phone. Trying to get hold of reception all day today and no one available. There was no power or heat all night and pitch black cooridors and no one available. I have tried all day to contact hotel and no one rhere or picking up phone. I was scared and alone in the dark without any support from.hotel.staff.

Modem finished. Super clean. Very nice bathroom with tub. Premium toiletries. Plenty of thick plush towels. Very nice coffee machine. Extremely clean carpet. Seemed to be well cared for. The owner clearly cares about quality, the care of the rooms, and comfort of their guests. I have to travel to Seattle for quarterly business meetings and will continue to stay at Lakeview Boutique Hotel. Thank you to the staff for putting so much care and attention into the comfort of the guests!!

Quiet and not probably where you'd expect to find a hotel! The rooms were nice, clean, spacious and if you are able to get a room overlooking Lake Washington it could be an excellent place to watch the SeaFair Blue Angels display. I was limited in what i could do as I had a medical procedure to prep for down the road. Pleasant and friendly front desk host!

When I arrived, the reception area was completely empty. There was a note instructing guests to call a number for assistance. I called, and after a long wait, a woman finally showed up… from upstairs, which made me think the owners live on-site. The whole thing just felt unprofessional and a little creepy. The overall vibe was so off and unsettling that I didn’t even stay the night. I decided to cut my losses and book a room at a nearby name-brand hotel instead. I didn’t even check out the rooms because the quality of everything else was so poor, I didn’t want to take the risk. If you’re considering this place, I’d recommend looking elsewhere, especially if you’re expecting anything close to what the photos suggest. It’s just not worth it.

I learned last time I stayed that one needs to request a microwave ahead of time, if you want one in your room. I did that; it was there. Love this place and the woman who works there. Next time I will get her name! There will be a next time.

There was no one at the front desk the whole stay, we had to wait 15 min for someone to come down and check us in. There were dirty sheets stored in the cabinets under the TV. Halfway through the stay our key stoped working, when we called to inquire the lady told us she had to change our keys and to just grap the new keys off the front desk.

This hotel did not have the amenities it stated on your app. There was no dog area there was no dock to walk out on. The lake was view was not what they stated. I tried to call and talk to an agent be could not get anyone to talk to. Not happy with this stay and not happy with not being able to talk to an agent to discuss these issues
