Gorgeous hotel, amazing room and wonderful staff! All the comforts of home and steps from Market Square and tons of activities! Great stay!

A lovely place with terrific decor and atmosphere. It was an ideal location for my conference, too. The desk person was really friendly, even putting me in a suite because of a hiccup with my check in. Definitely recommend this place!
- 5/5
Beautiful hotel, close to a great courtyard with lots of restaurants and shops. A block from downtown. HOWEVER, this place is so unique, we wanted to just hang out in the room, lobby, and we had dinner in The Royal which did not disappoint. I recommend the Chilean Sea Bass.
- 5/5
Exceptional accommodations and one of the coziest beds ever. In room snacks and elegant Speakeasy in the lobby. Affordable parking around the corner and conveniently located adjacent to Market Square and Gay Street and the multiple dining, shopping and entertainment options.

It was a nice budget hotel vibe - not a true luxury hotel. Overpriced in my opinion but great location.
- 5/5
The staff was lovely too.

Great hotel in the midst of town, just off Market Square. Very friendly and helpful staff. Lots of good eating options nearby. Cheap, convenient parking garage nearby. And nice art in the public spaces!

Love the character of the hotel.

The Oliver Hotel is a great boutique place located right off Market Square in downtown Knoxville. Lots of great restaurants to choose from, including their own. Within a mile of lots of sights. And the staff were very helpful when one of our bags were delivered close to checkout time, they gave us some more time. Parking is tricky, but they have valet service.

The location of this hotel is superb! The staff are incredibly friendly and welcoming. Because of a serious flight delay, we arrived at 3:00 am and were offered a glass of champagne! That is exactly what I needed at that point after a grueling day.

AJ did it all. He was the greeter, checked us in and if necessary, valet. Lots of mints and candy jars throughout the hotel. Very friendly, well located and would plan to stay again next time in the area. Parking garage next door was full on Sunday when we arrived but with patients a spot came available. No ticket, no problem they sort it out on Monday morning.

Excellent service, perfect location. Room is charming.

- 5/5
Perfect location and really sophisticated feel to this quaint hotel. Food options all around and in the hotel were wonderful.
- 4/5
The Oliver is a fun, boutiquey hotel with two restaurants attached to it. We ended up eating somewhere else because there was a foul odor coming from one of the restaurants. After we checked out, I found out there was a speak easy on premises. I wish I had known because I really would have liked to have gone. The front desk lady was super nice. Love the champagne when we checked in.
- 5/5
From check-in to check-out it was amazing service in a cozy boutique hotel. Perfect location to everything downtown.
- 5/5

- 5/5
Excellent location immediately adjacent to Market Square. Inexpensive parking garage next door. Room was quiet.

Great hotel in a perfect location right on the square. The restaurant and speakeasy are wonderful. The rooms are comfortable with great showers. If you don't want to valet, there's a parking garage just around the corner.
- 5/5
We absolutely loved the Oliver hotel. We wanted a change from the usual hotel chain and we got that. The rooms were spacious and clean. The staff were friendly and accommodating. We will definitely return to the Oliver hotel!
- 5/5
Room was clean and properly stocked. Came with robes and slippers as well as toiletries. Beds were comfortable. Bedding was appropriate for the season. Room was quiet even though it fronted Union Ave, the main street and was right next to Market Square. Location was superb and walking distance to a plethora of dining and shopping options as well as Old City. Hotel was charming and the staff was superb..
- 5/5
Lovely Boutique hotel in the middle of everything. Staff went above and beyond at check in and everything was lovely. Rooms are fantastic

Beautiful!
- 5/5
Rooms were well appointed with plantation shutters- our room was facing Market Square with a nice view Looking forward to the chance to visit other Hotel Olivers
- 5/5
We had a fantastic 2-night stay at The Oliver! Our room was comfortable and spacious. The staff was friendly and helpful. It was the perfect location for us to visit our Vol at University of Tennessee and enjoy dinner and drinks around Market Square, Old City and Gay Street. We walked everywhere! My only complaint is that the stairs leading to the rooms were dirty and needed to be vacuumed. But…We would definitely stay again!
- 5/5
Staff was professional and efficient. We'll be back!
- 5/5
Great spot; cannot beat the location!
- 5/5
We very much enjoyed our stay. This is the second time we stayed. We will defimitely be back.
- 5/5
This trendy hotel is a great place to stay as it's within walking distance to the University of Tennessee campus, Thompson-Boling Arena, Sunsphere and Knoxville Convention Center. Great food places within 2 minutes of hotel- Pete's Restaurant, JC Holdway, Tupelo Honey and Cruz Farm. Staff at The Oliver were very personable and accommodating. Within the hotel there is a Speakeasy that makes tasty drinks.
- 5/5
Clean room, great location

Our room was very clean and well stocked! It is in an excellent location too! The staff was also very accommodating. I would love to stay there again!
- 5/5
We enjoyed our recent staycation at the Oliver. Mr. Chris from the front desk was very helpful, and his customer service was top-notch. He helped with a vase for the roses I had for my wife and with many other things that went above and beyond what is generally expected. All of the front desk associates were kind and helpful and valet was prompt and useful. We will definitely have more nights here. Thank you.
- 5/5
Clean rooms, extremely nice staff, candy everywhere and the most perfect location.
- 5/5
The hotel was absolutely beautiful and the staff exceptional. Chris Dunbar at the front made our stay incredibly enjoyable and his professionalism kindness and fun attitude will never be forgotten.

- 5/5
Clean, helpful staff and great location
- 4/5
Staff was great but the room had a few cleanliness things. I found a fake nail by the bedside. The tv wouldn’t turn on and finally we figured out someone had unplugged it. We heard a dog barking in the hotel and we had no clue those were even allowed. We stayed here for a mini moon 4 years ago and came back to celebrate our anniversary.
- 5/5

Very nice room and amenities compared to the "chain" brand hotels. The helpfulness of the staff and overall warmth they displayed set this place apart. Our new "go to" hotel in Knoxville!

We will definitely stay here again. In fact, we're already planning another trip! The Oliver is classy, convenient, and comfortable. Loved the speakeasy!

- 5/5
Chris and Shack at the front desk were amazing, great hotel, great nice friendly staff. Definity will be going back.
- 5/5
Beautiful hotel right in the heart of downtown knoxville!
- 5/5
Lovely 'boutique' hotel right in the centre of Knoxville, with economic parking options just round the corner. Coffee in the lobby and candy near the elevators were nice touches. Upscale feel and a nicely refurbished old building, with friendly reception staff. As it's an older builder, the walls appear to be a little thin, as we were able to hear the next room on the phone and other nocturnal interactions. Other than that, would thoroughly recommend for a quality downtown Knoxville stay.
- 5/5
My husband and I stayed one night to celebrate our wedding anniversary. We were greeted with complimentary champagne and an upgrade to our room. Once to our room, we had a hand written note and chocolates. The staff is extremely hospitable and made sure our evening was special the entire stay.

- 5/5
Great experience at the check in desk!
- 5/5
Loved the charm of the Oliver and the area it was located. Gave us a real taste of Knoxville.
- 5/5
Absolutely gorgeous and such kind staff.
- 4/5
The room was nice but we had construction going on right outside the window that was extremely noisy. We never got the room cleaned although we asked for it. The staff was very nice though.
- 5/5
Everything was wonderful until there was construction in the stairway next to our room at 9am
- 5/5
This is one of my favorite hotels I have ever stayed at. Great staff! Everything you need! Great location and quiet.
- 5/5
The only thing that I didn’t care for was the lack of free and available parking around the hotel. The best option for self park was around the corner on the opposite side of the block.
- 5/5
Close to the market street green area, quick walk to the theater (reason we were in Knoxville). Very nice!
- 5/5
I loved my larger room this time. Staff is great. Lovely hotel. Good coffee bar in room!
- 5/5
Beautiful area, restaurants, bars, and entertainment all within walking distance. Building it self is amazing old architecture.
- 5/5
Great place to stay and love the area of town it sits in.
- 5/5
Wonderful 🌻
- 5/5
The hotel was clean and the staff was excellent. The in room robes were just what I needed.

Awesome, newly renovated boutique hotel with lots of shopping and nightlife surrounding the property
- 5/5
Charming, relaxing and beautiful.
- 5/5
Beautiful, unique hotel with direct links to amazing restaurants.
- 5/5
Great hotel and wonderful staff.
- 5/5
The Oliver Hotel is a charming step back in time with modern conveniences. We loved the personal and friendly nature of the staff. The choices for local food was great, especially the Creperie. The small shops close by made for a fun shopping experience. Driving back and forth to UT was a breeze. The only negative was that the Market park was unwalkable in the evening due to homeless individuals.
- 5/5
First rate place. They truly think of everything. The staff was extremely accommodating. Our group had drinks in the bar that were exceptional. Will definitely return here when in Knoxville
- 5/5
The location is outstanding. Walkable to numerous dining and entertainment options. The staff was very friendly and very helpful! The rooms are unique and aesthetically pleasing. The hotel had just updated the phone system so there was a small issue but the staff assured us they were working to resolve it. We will return for a future stay.
- 5/5
Great place to walk and have dinner
- 5/5
Being able to stay in a room I used to live in at The Oliver was soml
- 5/5

Wedding anniversary
- 5/5
Good location in the heart of Knoxville. Near to attractions and the market square. Excellent service.
- 3/5
Very cute design and nice size rooms. The front desk was not that friendly and didn't help or ask if I needed help with my large bags.
- 5/5
Very unique Hotel. Room was huge. Bathroom and shower very spacious . Room was quiet and within walking distance of shops and plenty of places to eat as well as venues. Room was cold and you could adjust the temp on the A/C if needed and this is huge now days as most hotels lock the thermostat. Worth the price and the staff were amazing , friendly and very accommodating. Would most definitely stay here again.
- 4/5
Refrigerator did not work but room was clean and spacious
- 4/5
I was allowed to check in early, and upon my request for an upgrade to my room booking at a nominal cost, I was upgraded at no charge. The hotel seems to be a renovated property, and the rooms are outfitted in a 70's motif, with brass dome lights and decor. The bed was very comfortable, and the bathroom classically stylish. The water pressure in the shower left something to be desired, and that is often a result of an older structure renovation. The rooms are not exactly soundproof, other guests can occasionally be heard. The only criticism of the room are the bath linens; an upgrade would put this hotel another notch up, There is no swimming pool nor fitness center, again indicative of a boutique hotel. The staff was accommodating, and stretched thin; the front desk staff seem to perform numerous functions such as typical front desk activities, to running the valet, to accommodating guest requests. Often there is a sign on the desk explaining this and a promise to 'be right back'. In all instances this was the case, the desk is not unmanned for long. There are bicycles guests can check out for free. The room attendants did a great job, my room was cleaned daily. Great stay, accommodating snd friendly staff, and hidden behind a slide door is the Peter Kern Library, a speakeasy bar where you will share booths.
- 5/5
Adorable boutique hotel in downtown Knoxville. Charming interior and rooms. Cool speakeasy. Two restaurants connected to hotel.
- 5/5
Loved the location and decor! We had trouble getting help at the front desk on multiple occasions and also found the parking to be a hassle.
- 5/5
Great
- 5/5
Very classy hotel close to downtown and an amazing speak easy bar!
- 5/5
Super nice place!
- 5/5
Great place to stay.
- 5/5
Located adjacent to the Knoxville Market Square, the Oliver is very comfortable, with friendly staff and an excellent adjacent restaurant, as well as numerous options nearby. Worth the effort of navigating street/utility construction in the area (April 2025). Valet parking helped!
- 5/5
A lovely hotel convenient to so much.
- 5/5
Great boutique hotel with friendly staff in the heart of downtown Knoxville
- 5/5
The atmosphere is very relaxed, warm, and the style is chic.
- 5/5
The room was perfect! The front desk staff were friendly and professional! Liked the valet parking!
- 5/5
We loved everything about this hotel! The decor, cleanliness, proximity to the town square, great restaurants attached to the hotel, etc
- 5/5
Nice hotel- well appointed and clean. The only thing was that the towels were a little worn and the bed linens had some small stains. But overall a great hotel and a great location.
- 5/5
The Oliver Hotel is in a great location, with plenty of restaurants, bars, and stores around. Everything was in perfect walking distance from this hotel. The hotel is very well run with great staff who genuinely seem happy there. The hotel vibes are warm, happy, and charming, and evoke a nostalgic feeling that is such a unique experience. The rooms are large, clean, and laid out in a practical manner. The bathroom is spacious and comfortable. The room provides everything you need. It is clear they put a lot of work into ensuring that we had a great stay, with a lot of thoughtful touches that you just wouldn't find in other hotels.

- 4/5
Great staff.
- 5/5

We stayed 3 nights at the Oliver and it was excellent. Rooms are huge, well decorated and clean. They have everything you need. Great restaurants and shops a few steps away. The staff was the best I’ve experienced. 100% will stay here again
- 4/5
Great location for exploring Knoxville! Wish we could have gotten into the speakeasy :( We waiting more than 1/2 hour in a cold, dimly lit hallway with no seating and finally gave up. Also would loved to have had a lobby or place to sit and chat with the other couple with us. All in all a 9/10 and would stay again
- 5/5
Historical feel to it and very clean and very nice
- 5/5
Such a charming boutique hotel and right in the middle of everything.

- 5/5
This property was located in a great location.
- 5/5

Very cool boutique hotel. Comfortable, the water room awhile to get hot but it was a very cold weekend. Beds and pillows were super soft so a consideration if you need firm bedding. Great location!
- 5/5
Loved it! Charming, welcoming, comfortable, convenient, reasonably priced. Would definitely book again when in the area. Well done!
- 5/5

We stay here every Christmas. It never disappoints. We enjoyed our room, the Peter Kern Library, and the Oliver Royale. See you next Christmas. 😀
