Reviews
The hotel is highly praised for its staff's friendliness and hospitality, as well as its beautiful design and decor. The rooftop bar and restaurant are also frequently mentioned as highlights. However, some guests have complained about the small size of the rooms and the high prices. There have also been issues with electrical appliances not working and noise disturbances.
- Friendly and hospitable staff

- Small room size
- High prices

The staff was particularly lovely, and I could easily walk to many great coffee shops, museums, and eateries--and don't skip Santee Alley! I know downtown gets a bad rap, but this is a real gem that reflects much of Los Angeles's history, Art Deco design, and golden colors.
- 5/5
We had an amazing stay. The hotel, the staff, the amenities, the rooftop were all top notch! They thought of everything carefully from the beautiful design of the hotel and rooms to the professionalism of the staff to the comfortable bedding to luxurious toiletries to the wonderful rooftop bar and restaurant experience! Looking forward to visiting again!
- 5/5
Clean room only issue was the noise from the street until about 4 in the morning.
- 5/5
Loved the breakfast
- 5/5
Amazing Hotel, Highly Reccomend.
- 5/5
Always love the style, service and quality of everything at this hotel -- especially the rooftop pool/bar and lobby lounge. Front desk staff is always wonderful and very solicitous. Rooms are very small for the price.
- 5/5
Rooms are very small for the price.
- 4/5
Great stay, really nice hotel, amazing they have Cara Cara at the top, makes it worth it to stay there. If you are planning to travel all around LA for tourism and you like walking probably is the best location. Blogs and media suggest walking to Arts District but there are lot of homeless and feels insecure that way.
- 5/5
The Proper is such an eclectic hotel. We were greeted by Manny at the front desk upon our arrival. Anything that we needed, the staff made accessible. We also loved Cara Cara Rooftop restaurant!
- 5/5
Excellent spot for USC parents and visitors! Ride share to campus is only 12-15 min. Excellent hotel and excellent restaurants (I ate all meals there)!
- 2/5
This hotel is very overrated. The pool area was exposed to the dining restaurant, making it uncomfortable to swim because everyone was staring at you while eating their food. Rooms were very, very small. The only good thing was that the parking lot was right next to it. I would not recommend staying there.
- 4/5
Beautiful hotel, pool, rooftop bar. Service from staff left something to be desired. Noise was pretty intense coming from outside. Concert lasting until midnight, windows let all the noise through. Right downtown, so very walkable to convention center/crypto.
- 5/5
Beautiful. Just beautiful
- 5/5
The hotel was nice, staff is excellent. Our meals at the two restaurants at the hotel were very good. We would definitely stay here again.

Truly an exceptional stay, dare I say one of my top stays at a hotel in the US. Every single member of the staff is service-minded, impeccably trained, and polite. They took the experience to the next level.
- 5/5
Elegant, fun room. Best room service anywhere.
- 5/5
If you want clean and quiet, this is where to go!

Great style and a lovely informality and feeling of welcome. It's small and comforting.

Chargers were hard to find in the room but otherwise great!

Friendly staff The decoration in the room it’s really old. The room we got is the worst one. There’s a night market across the street, which is really loud and they won’t stop until 12 AM. Every day in the morning the bell from the church rings every hour didn’t sleep well and you can’t even fully close the window there were wind blowing through the gap. Very noisy we stayed in other proper before it was a whole different picture. Did not worth the price.

Proper is always lovely, and always consistent.
- 4.5/5
Artistic, immaculate, stylishly understated designed rooms, friendly and professional staff. Property is fantastic. Surrounding area not so fantastic. I would have liked a couple of quality craft beers on tap at the bar rather than cans as the only option.

Not bad, but disappointing. Rooms feel empty and dull, no desk, small windows with very little natural light. Water pressure is as bad as you'll find. Pretty hotel, but not impressive. Much better in pictures than in person.
- 5/5
Love it always a pleasure staying here
- 5/5
Beautiful hotel would love to stay again.
- 5/5
All of the staff were polite and helpful. The valet was also quick and good service - it was on par for price with other hotels in the area. The lobby and room was beautiful. the amenities in the room were up to date and functional. The cafe on the ground floor was delicious as well. The hotel advertises blackout blinds and soundproof rooms - I don't believe these are accurate. The blinds themselves were blackout but the gaps on either side of the blind let a lot of light it. Also they have added an extra window to minimize noise, but on Friday and Saturday nights there is a street food festival right next to the hotel that plays music so loud that it kept us up. You can hear general noise and also the blinds of your neighbours being pulled up and down but we didn't mind that. We were going to use the pool, but it was connected to the roof bar/restaurant and that put me off using it as it didnt feel very private.
- 5/5
Service is over expected. I feel I was taken care of throughout the process. The room is quiet and the design is classic. Make sure to ask for quiet room if that is what you care about.
- 5/5
Beautiful and bespoke! I rested well and enjoyed my stay!
- 5/5
Excellent stay!
- 5/5
Amazing staff. Manager Bruno and Vanessa were extremely efficient and thoughtful. I will recommend this hotel to all my friends and colleagues!
- 5/5
Perfect location for the wedding that was held two blocks away.
- 4/5
Stylish hotel with a nice rooftop restaurant close to many things in downtown. The room was very small and parking isn't included.
- 5/5
Very nice hotel with a great rooftop bar, a nice little gym, and excellent and attentive service by everyone. Rooms are on the smaller side, even with upgrade, but they are nicely furnished. The bathrobes were torn, and we had to ask for slippers. The food was excellent, and we enjoyed our stay! Definitely one of the top hotels in downtown LA.
- 5/5
Clean, updated. Staff was responsive but lacked professional polish.
- 5/5
Trip and hotel were wonderful! The staff was incredibly attentive and amazing, and have to shout out Carlito who made my day every morning at breakfast!
- 5/5
A lovely experience overall: staff, food, room, comfort, location
- 4/5
Easy check-in, nice roof top area with good good, nice breakfast. Area was convenient but careful where you walk. Rooms are comfortable but dark.
- 5/5
This property was stunning. The attention to detail from the decor to the customer service. I would absolutely stay here again.
- 2.5/5
Staffs are friendly and were able to respond inquires quickly Amenities are not impressed and need maintenance. Easy transportation in downtown but not really necessary to stay here just for the hotel
- 4/5
Had a room with a tiny window at head level. Looking onto a brick wall. It felt like a cell. Ask not to be in a room at the back
- 5/5
Hotel is very nice. Gym is amazing. All the staff are very friendly and helpful. The location is awful.
- 5/5
The hotel staff were VERY lovely and helpful. We arrived much earlier than anticipated, and the front desk girl helped get us settled into a different room. My only complaint of the hotel room itself was that the air conditioning barely worked at all- no matter how much we fussed with it. Not a huge deal, but it made the night a little uncomfortable.
- 5/5
The staff is so nice! And the hotel is beautiful!
- 5/5
Great hotel in DTLA. Roof-top pool and bar area is awesome with spectacular views, drinks, and food. Easy access to restaurants and a short walk to LA Live and the crypto.com arena. Highly recommend!!
- 5/5
Will stay here again!
- 5/5
Great stay
- 5/5
Everyone at the hotel was great! The minute I arrived and got valet parking, the gentleman made sure my car was charged for when I checked out the next day. Front staff was great as well. Breakfast and pool 10/10. Will be coming back.
- 5/5
Room was compact but furnishings were high end. Textiles were especially lovely. I also really enjoyed the Aesop products. The rooftop restaurant and pool area was very nice. We had a nice breakfast one morning at the restaurant on the ground floor.
- 5/5
Wonderful stay! Everyone was so friendly, the room service was delicious and I enjoyed my time.
- 5/5
Very cool hotel in DTLA. Highly recommended!
- 5/5
Lovely hotel with A+ service
- 5/5
What an amazing hotel in the heart of downtown LA. I can’t say enough good things about the gracious staff and beautiful art deco building. I am now a huge Proper fan. The rooftop bar and restaurant were delicious and a needed getaway from daily work.
- 5/5
Fabulously designed hotel with top notch food. Excellent and kind service. Very accommodating.
- 5/5
Amazing vew
- 2/5
Tv didn’t work, the rooms were very small
- 4/5
TV was all together out. Apple TV was down so they were down. They offered a food credit of 50 USD.
- 5/5
Now, let's talk about the bed – it was incredibly fluffy! Honestly, the most comfortable mattress I’ve ever encountered. Soft, plush, and just the right amount of support, I sunk into it every night and woke up feeling like I’d been wrapped in clouds. If you’re someone who loves a fluffy bed, LA Proper delivers in the best way possible. The overall vibe of the hotel is chic yet laid-back, blending modern luxury with a cozy feel. It’s the kind of place that makes you feel right at home but also leaves you feeling pampered and special. And the dining – wow. The hotel’s restaurants were a total highlight. Whether it was a leisurely breakfast or a gourmet dinner, the food was fantastic. They offer a variety of delicious options, each one prepared with high-quality ingredients. The ambiance in the dining areas was just as inviting as the rest of the hotel, and the service was stellar. Not to mention the roof top terrace, what a view! From the VIP treatment and plush, fluffy bed to the mouthwatering dining options, LA Proper is the perfect spot for anyone visiting Los Angeles. I can't recommend it enough and can’t wait for my next stay!
- 5/5
Such a nice hotel, very clean. Beds were very comfortable, the staff was so friendly and helpful.
- 5/5
We love our trips to downtown and staying at The Proper. Service, food, hospitality and rooms are consistently top tier. The only issue we had was upon checking out we asked the front desk to hold our bags and they were left in the open until we returned from lunch. At that point staff had placed them in the lost and found. We were informed that the staffer didn’t properly check our bags in. Fortunately they were safe but we did worry they were lost for a second while they were located.
- 5/5
For me both those are signs of a special hotel!!
- 5/5
Very friendly and helpful staff, expert cleaning done regularly. Staff suggested affordable shopping for new luggage.
- 5/5
Friendly, answered all questions, great place
- 5/5
Great view from my room, quiet room was able to conduct work Zoom meetings. Room service was excellent- fast, delicious. Food in general was cooked to perfection. Roof top is a lovely place to eat a delicious meal. All the staff were extremely professional and made sure my stay was very pleasant. Specially drinks a huge plus. 2 minute walk to Belasco where I went to an event.
- 5/5
Nice hotel
- 5/5
Thank you for the genuine warmth and hospitality that defined every interaction. Your hospitality was effortless yet precise, gracious without pretense—a quiet mastery of what it means to make someone feel truly welcome. From door to desk, from room to rooftop, your presence lingered like sunlight on city walls. It was a pleasure to be in your hands.
- 5/5
The atmosphere. Nothing at all.
- 5/5
Front dest was so welcoming. The door person truly made you feel welcomed back!
- 4/5
Trendy boutique hotel at the southern edge of Broadway. Trendy boutique hotel vibe, nice decor and food, nice rooftop bar and restaurant. Location is a bit isolated with not much in the immediate vicinity of the hotel. Closest good coffee is 3-4 blocks away. But in a way that is not a bad thing in downtown LA. Immediate area felt safe too.
- 4/5
Amazing rooftop
- 5/5
I liked the style and the view
- 5/5
Exceptional
- 5/5
Great hotel. Not great neighborhood.
- 0.5/5
First stay, very bad experience! It's very, very noisy and badly soundproofed. Children and adults can't sleep at all and can hear all the sounds in the road, especially the sounds of cars! This is the noisiest hotel I have ever stayed in! Sound insulation
- 5/5
Great stay. The rooms are tastefully appointed and the staff onsite were very helpful and friendly.
- 5/5
Gorgeous hotel, such a bubble in Downtown la. Small room, but more than ok. Morning coffee, lovely rooftop, with a (small) pool and delicious lunch option. I could stay a week admiring the interior design
- 4.5/5
Beautiful contemporary hotel in the heart of downtown, making everywhere in the city very accessible. Great rooftop bar and restaurant. Very friendly and helpful team. I’ve stayed here twice now and definitely would choose it again. No notes!
- 5/5
Staff is incredible. Rooms gorgeous, rooftop bar super fun. I’ve stayed all over downtown and this is the only great hotel. 5 stars. Only bummer valet is expensive. But they are super accommodating & it’s worth it
- 4/5
I booked this hotel instead of the intercontinental because of its rave reviews. I get that it is a historic building and very artistic, but the rooms are very small. So small that we didn’t know where to put our suitcase to keep it out of the way. We felt cramped. We booked the preferred guest level which is a room upgrade. We were in for a meditation convention and we are chill, just saying, charming at the sacrifice of comfort.
- 5/5
Favorite hotel in LA
- 4.5/5
Superb
- 5/5
Friendly staff; did not offer VIP upgrade nor reminded us about our drink and food credit. Overall fine
- 5/5
It was classic, modern and cozy all at the same time. Will for sure stay again. Roof top and restaurant wonderful. Food delicious
- 5/5
Excellent customer service, clean nice rooms!
- 5/5
Great place to stay Downtown and the rooftop restaurant was a highlight.
- 3/5
I’ve stayed at the Proper in Austin, TX so when I booked this one I had similar expectations: stylish, hip, cook vibe, excellent service and well designed. Well the Proper in downtown LA delivered on all fronts with the huge exception of its location in downtown LA. The surrounding neighborhood is scary, boarded of businesses, lots of homeless, not a neighborhood one could walk around in. I wish it was in a better location. Loved the hotel, not the location.
- 4.5/5
Superb
- 5/5
It was a beautiful stay and very cozy. The room was very clean and well stocked with amenities. It about two blocks from The Belasco, walkable distance.
- 5/5
The staff is excellent, food is good and great ambiance
- 2/5
Rly expensive, never got rm ph working after 5 days, 1 hr wait for rm service, toilet stopped up several times. Nice ppl that tried but never ever going back. For the price coulda stayed at much nicer places.
- 5/5
Wonderful
- 5/5
Helpful and friendly staff
- 5/5
Amazing hotel, top notch staff & still thinking about great lunch I had on rooftop w view of LA.
- 4/5
No refridgerator in room!
- 5/5
The staff was extremely friendly and helpful. The restaurant food was delicious and the staff there were equally as amazing as the food and drinks they serve. It was an incredible experience and I hope to return in the near future. I have never been in such a beautiful hotel with such amazing staff. I highly recommend this place.
- 5/5
Nice !!!
- 5/5
The service was exquisite! Everyone was personable and attentive. The room was not only clean but well appointed with quality items and complimentary items to enjoy our stay!
- 5/5
GREAT hotel. Clean, quiet, comfortable. Staff is excellent
- 5/5
Loved everything about the Hotel!
- 5/5
Beautiful Rooftop bar and restaurant - worth the stay alone! Friendly staff and a design beauty. Food at the hotel really good.
- 4/5
great
- 5/5
Love the proper hotel, it’s great place for a staycation/ date night.
- 5/5
Beautiful art deco style hotel with glorious views of downtown Los Angeles. The room service is from the on site restaurant and the food is fantastic. Definitely recommend!
- 4/5
Great property …not sure why the resort fee …
- 5/5
The hotel charges $50 per day for "destination fee". While this is a bit higher than most, it is applied as credit to restUrant and bar bur restaurant menu is severely limited as well as overpriced.
- 5/5
Great
- 5/5
Excellent stay! Staff is professional and inviting. Feels like an apartment and not a hotel. Beautiful building; attention to details — from the walkways to the bathroom.
- 2/5
I was very much looking forward to staying here due to the reviews and glowing press about this property. The first disappointment was that I booked the junior suite - their most expensive room type - and was placed on the second floor. I asked for a higher floor and was told a higher floor would not be available for 2 hours after checkin time. When we visited the rooftop bar, we were told there would be no cocktail service unless each patron ordered food (even if a hotel guest). We were upsold by the waitress and the service took forever, not befitting of a hotel that deems itself as so high quality. I am a regular 5 star hotel traveler and would give this maybe a 3.5 at best. I unfortunately will not be returning to this hotel on my next trip to LA, there are so many similarly priced hotels with better service, rooms and location in the area. I’m very sad to leave this review as it was booked for my birthday and another very special occasion.
- 5/5
Great location and the property is beautiful. Rooftop bar is amazing!
- 5/5
I’ve stayed all over LA and this is the absolute best hotel. Downtown is not my ideal location, but the hotel is so nice I can’t resist it! Clean, gorgeous, great products, the absolute best gym ever.
- 5/5
What a great hotel. The staff is so nice, friendly and really helpful. The hotel is really nice, room and bedding are super comfy. The rooftop terrace has a pool and some nice options.
- 5/5
This hotel was a breath of fresh air me while on a business trip. From the moment I stepped in, the entire staff was courteous and welcoming. The food at their rooftop bar and downstairs restaurant was amazing! The room was so comfortable the bed was relaxing, and they even had Parachute robes for us to wear. Overall I felt really taken care of during what was a bit stressful of a work trip. I will definitely be staying there again when I’m in town.
- 5/5
Nice hotel with great amenities. Area is just not the best with homeless.
- 5/5
We had booked a King room but when they upgraded our reservation, we ended up with a Queen bed and a relatively small room.
- 5/5
Good hotel
- 5/5
It’s a beautiful hotel. From ground floor to the rooftop. Restaurants served very good food. Bar on the top was great.
- 5/5
The room service was exceptional. The toffee pudding is to die for. I loved the soap in the room as well. Great front desk staff and service. The valet team was also so accomodating.
- 5/5
Overall the hotel is great. The staffs were very friendly and helpful. Rooms were clean and new. But the bed, was one of the most comfortable beds I've sleep in. Downside is in one of the more shady neighborhood and even though I was almost at the top floor it was still quite noisy during the middle of the night, the walls are also not very sound proof. Both the restaurants in this hotel have amazing food.
- 5/5
Excellent bartender Daisy is an amazing mixologist. We had dinner at Cara Cara and everyone was very attentive. We will be returning.
- 5/5
Every, single employee at The Proper gave the best customer service that I have ever received! Each one went out of their way to make sure we were happy, comfortable, and in need of nothing.
- 2/5
Over priced for what we got.
- 5/5
From arrival, we were treated with the utmost hospitality. The front desm made us feel welcome and explained their onsite eateries and amenities. The rooms were immaculate and stocked with quality bathroom necessities. Do not pass up looking at their in-room dining menu; I was pleasantly surprised by how tasty our room service was. I've yet to check out, but this is easily one of my better stays in LA.
- 4/5
The hotel was fantastic but the view is of a brick wall and the tents. walking at night is not recommended. Otherwise good location to catch a taxi.
- 5/5
Beautiful stay.
- 5/5
The bed is super comfortable, I had some of the best sleep in a long time. Well designed room. Very quiet ventilation that you question if it’s working. Great on site restaurants. Highly recommend and will definitely book again.
- 5/5
Nice
- 5/5
Everything was perfect. Great food, impeccable service. I can't wait to stay here again
- 1/5
Super Noisy on Sunday night. Weird Latino type of music has been playing really loud outside of the hotel. The stuffs were helpful and respectful which is the only things that positive about hotel except the view.
- 5/5
Wonderful hotel. Very comfortable.
- 5/5
This is an excellent option if you have to stay in DTLA. A safe oasis with very high quality food. Very comfortable bed and room. Unfortunately it can get very pricey quite quickly. I would return but do more research into alternative dining venues.
- 5/5
The roof top
- 5/5
Such a great site
- 4/5
The staff was incredibly friendly and hospitable. I wasn’t expecting that downtown LA.
- 5/5
Love this hotel
- 5/5
We had the most wonderful stay at this property. Made a last-minute booking and so glad we did. Beautiful boutique room, incredible rooftop restaurant and bar, mind-blowing and original cocktails and food, and service that sets a new standard. B’teal at Cara Cara was gracious and welcoming and Frankie made the best recommendations for food/drink. I have not been this excited about a cocktail in ages. The flavors of the food were so good. Can’t wait to go back!
- 5/5
Excellent
- 5/5
Amazing pool overlooking downtown LA!
- 5/5
Beautiful property in Downtown LA!
- 5/5
I staff went above and beyond with their hospitality I found the property creatively designed as well
- 5/5
The staff was amazing!
- 5/5
Lovely boutique hotel. Every member of staff from valet to front desk to housekeeping and wait staff were motivated and competent and seemed happy in their work. Special shoutout to the kitchens which were excellent in both on-site restaurants, and delivered the best room service burger I've ever had.
