Nothing impressive about this hotel. The suite we got had a mini fridge that was full of drinks for sale. We asked if we could use the mini fridge to keep some personal stuff cold. They said we cannot. The hotel s so old with scary elevators and a small pool. we felt we could receive better serie at a bed and breakfast motel. We do not reommend this place to anyone.

This hotel ripped me off. I asked for a reciept at time of checkout and they said it would be emailed to me. Flew home and checked my emails a few days later come to found out they charged me someone else’s bill. I’m still fighting with my credit card company to get my money back because any time I try calling the hotel back they either don’t answer or hang up on me any time I say “billing issue.” It’s rediculous and messed up.

Negative: Rooms were dated. Time to update some of the furniture. At first we thought the table was dirty but it was just old and scratched up. The water pressure was also lacking. We needed to go down three floors before we were able to locate a working ice machine. Lastly and most importantly, my son’s mattress had something that appeared to be blood on it. We didn’t discover until the next morning when the sheets moved and we noticed it. We eventually received a new mattress. We did have to call three times and were told they will take care of it right away. Eventually we finally received it after getting back from touring all day and discovering the room was cleaned but the mattress was still the same.

Location was great, the facilities also, like pool, bar, etc. Staff was really friendly. We had a problem with the drain, the shower had no division with the rest of the restroom, then, when you take a shower, if your are not very careful the water goes outside and there were no drain on the other side, the water goes directly to the room, I had to clean manually to avoid accidents.

This property is not maintained well. This is shame on Marriot brand. I heard they are starting renovation very soon. The rates of the property are too much seeing the pathetic condition of the property. I would like to request full refund for this. The bathrooms were dirty with cracks on sink. The Power outlets were full of filth and dirt.

Everything was good except our check-in experience. We arrived to the hotel at 6pm and our room wasn’t ready despite the hotel advertising that check-in time was at 3:00. The clerk took my wife’s number to text when the room was ready (he said 15-20 minutes). After 30 minutes, we had not heard anything so she went to check and talked to a different clerk and he said the room was ready but he didn’t see the number to text. Then our room key didn’t work and they put us in a different room. Confusing!

I recently stayed at this hotel and was quite underwhelmed by the experience. The room felt old and outdated, and unfortunately, there was a noticeable unpleasant smell that made it uncomfortable to spend time inside. To make matters worse, the refrigerator in the room was completely inaccessible, which was a huge inconvenience since I had planned to store some snacks and drinks. Overall, the stay did not meet my expectations, and I hope the management addresses these issues soon.

Beautiful property. Room was nice. The true gem of this property are the pools and beach. Unlike some hotels in the area you don’t have to cross the road for the beach - it’s basically right on the property across the bike/walking path. Could not have loved our stay more . Everyone was so kind. The pool restaurant was delicious too. Will be back for sure

I barely slept while staying there. The walls are made of paper and you hear everything happening in the hallway. Not muffled either, it’s like people are in the room with you. Every time a door opens or shuts, every conversation in the hallway, when the staff starts cleaning. No one was especially loud, it’s just terrible sound proofing (none). Facility is very clean, staff is kind and courteous. Building could use a bit of love.

Have been staying at this property for 17 years. This year’s stay was excellent until my last night. Very disappointed in the noise levels below my room. From the reception to the machine that was bellowing for a good hour or so to the people hollering out front. No insulation against sound at all. Time to move to a different location next year.

went for my birthday, all the staff were so friendly and helpful, even brought chardonnay to my room, always opened the front door for us, and when we left, the staff helped load our luggage into the vehicle!

This property is very old and in need of an update badly. The lobby is inviting but that’s about it. The rooms are old and run down. You can clearly see they are in need of repair and updating. The beds are horrible and kept me up. Every time I moved it would make loud noises as if I might fall through. When I alerted the front desk staff she simply stated oh I’ll have our engineer to put something underneath. I let her know it already felt like something was underneath and that was broken. A new bed is needed, The location of the hotel was great and I think this is why they are able to charge what they do because aside from that; I will not be looking to stay here again until they do some renovations.

Unfortunately the property is not in good condition and is not well taken care of. Our room was dirty on arrival, the public areas are dirty, the elevator was broken, if you call and ask for something (towels, etc.) you would have to remind them multiple times. The bathroom by the pool was particularly gross. After our room was cleaned the deadbolt somehow got latched from within and it took 45 minutes for someone to come let us in. We sat by the pool all day and not even once did someone come over and ask if we wanted food or drinks. The hotel is in a great location and has beach access but needs a significant increase in maitenence or a full rebuild. Other than the cleanliness issues, the hotel is certainly outdated. I do want to say that when interacting with staff everyone was kind and respectful.

We stayed like five nights and one of those started with no towels. Housekeeping took all our towels and did not replace them. We called early in the morning and was told they’d send them right up. After waiting half an hour, I went to the front desk to ask for towels. Front desk said they’d be right up. They were not. It was a morning we were on a tight schedule. After another half an hour my husband and I was forced to share a hand towel. I have very long hair, almost immediately after both of us actually showered and got dressed the towels arrived. Definitely not a highlight of our trip.

The only light that worked in my room was the bathroom light. None of the switches worked for lighting in the room or dining area. The bed was awful! Or the frame/wood platform was creaking with every movement! I booked what I thought was ocean view and I got an alley view. All guest services said was oh I’m sorry.

Disgusting rooms. Old outdated rooms. They have 4 renovated rooms that they use for marketing and then but you in the old ugly rooms. 2 pools that are extremely small. Carpeting in the hallway is stained very badly and looks like an old Howard Johnson's. This is marked as a Marriott luxury brand hotel as its a Portfolio series hotel but its scheduled for a major renovation in a few months but Marriott pulled a Bait and Switch on me this time. I was very upset but received very little help from Marriott and Expedia. If you have a problem with a trip, do not think for one minute that Expedia will try to help. I spent 15 hours on the phone trying to resolve this with the manager at the hotel and Expedia. Neither were willing to help much at all. I couldn't switch hotels as all the prices had gone way up for last minute bookings so we were stuck there. Stay away till its renovated and then the price will be double. I have been wronged and neither company will ever get my business again.

The staff here was absolutely fantastic!! It was easily walkable to tons of eating and shopping places on both Lincoln Road and Espanola Way, as well as other local hotel and street restaurants. No need for a car. The beach was beautiful!. The main hotel areas and restaurant were very nice. The rooms were fine - beds clean and comfortable - but the furniture could use some updating. We didn’t mind though. It was a great place to stay. We hope to return.

The royal Palm was perfect for our last minute overnight stay. The place is beautiful and right near the beach. Restoans ahopping are all near by. Will definitely stay again.
