It was wonderful to stay in this historic restored Victorian home. The breakfast was good, with housemade jams and biscuit and locally made yogurt. The staff were very responsive, and the room was lovely.
- 4/5
Our room was a little small for the size of our luggage and the bathroom fittings (particularly the shower) had some awkward quirks but overall it was a charming place not too far from the waterfront and downtown.
- 5/5
Amazing hidden B&B in a wonderful neighborhood in the middle of SF. Convenient to everywhere. The staff made our stay an unforgetable experience. We will definitely be back. Thank you!
- 5/5
This was my third time staying at the Chateau Tivoli and it never disappoints. As a single traveler, the staff are friendly and helpful. I like the location to Alamo Square and a quick ride to SF sites. The breakfast is excellent t.

The staff were incredibly welcoming and attentive, making us feel like honored guests in a private home. We especially enjoyed relaxing in the stately double parlor with wine and cheese, and the breakfast was both delicious and thoughtfully presented. Chateau Tivoli is a must-stay. We can’t wait to return!
- 5/5
Amazingly well-kept 1800's victorian mansion turned B&B. The place feels like I've gone back in time. The staff have been friendly and welcoming.
- 5/5
Beautiful Historic home. Great location. Wonderful staff! I wished there was parking at the site. Best to not bring a vehicle.
- 5/5
This location was absolutely amazing. A true hidden gem to stay in if you visit San Francisco. The area is truly so peaceful. Parking was safe and easy on the streets, we just had to move our car a couple of times per traffic rules. The staff was so kind, Stace was very helpful with suggesting places to visit, the breakfasts everyday were a fantastic way to start off our adventures. This place felt very much like a home. I cannot wait to return one day.
- 5/5
Chateau Tivoli is a uniquely authentic Victorian bed and breakfast experience. If you’re more into elevators, grab and go food, and isolation, not for you. If you’re into architecture, history, community, gourmet breakfast (and convenient location), give it a try. Absolutely delightful, conscientious staff, and unmatched decor, this lodging added a layer of value to our San Francisco experience for which we found worth and we are grateful.
- 5/5
Beautiful historic property and lovely innkeepers. Will absolutely return if we are in the area in the future.

- 5/5
Very special and unique property. Super cool victorian with hi ceilings and quality vintage furniture.
- 5/5
Staff was amazing and offered us some brie and crackers even after the wine hours were over. Great vibe in this place, we had a wonderful time. Breakfast so so good, would go to just to eat breakfast. Staff was friendly and engaging. Made us feel very comfortable, like it was a (unusual) home away from home.
- 5/5
Excellent place to stay and explore San Fran. Such friendly staff, amazing breakfast and beautiful traditional room. We were also travelling with a baby and they made her so welcome and provided a high chair and a packnplay. Thank you!
- 5/5
Amazing B&B. Will definitely stay here again.
- 5/5
Fantastic boutique B&B... loads if character and charm in this period building, the staff were great happy to give tips on where to go during our stay and the home made breakfast selection was amazing, if you like charm and dont mind the odd creaky floorboard they have it in spades... would recommend it to anyone. Added bonus of cheese and wine in the parlour in the afternoon for guests to hang out and chat with other guests in the welcoming atmosphere.

Great breakfast and helpful staff

Absolutely gorgeous, we had a wonderful night. Would recommend and come again on our next trip to SF.
- 5/5
The location was quite central to various things we had planned and quite adorable. This would be my go to place when I go back
- 5/5
Very elaborate historical house with friendly helpful staff. Nice breakfast choices served whenever you wake up, not just from 6-8 in the morning. Staff very friendly. Some nearby streets with restaurant choices, parks nearby.
- 5/5
Our room was clean, spacious, comfortable, and beautiful. It was so much more than we expected. The biggest surprise was how well we slept. I assumed the bustle of the San Francisco streets would keep us up, but it was so quiet and peaceful. We absolutely loved this bed-and-breakfast, and plan to come back annually, we loved it that much! It’s comfortable and lovely and a great value. We absolutely recommend!
- 5/5
The staff is very accommodating and friendly, and breakfast was noteworthy.

Had a wonderful 4-night writing retreat with a friend. Quiet, comfortable, beautiful location. Lovely parlor for writing during the day. Great food. We felt cared for and were able to get a lot done. Thank you so much!

I have been traveling around the world. This is the first time I was unable to check in when I arrived at the place. When I called to ask where to park (no space to park the car even blocks away), I found out check in instructions. I thought it may tell me where to park. Entering the Check in Instructions, it says you have to check in before 7pm. Otherwise you need to contact them in advance. It was not shown anywhere but was buried layers down. I checked my email. It only says you can check in after 3pm (normal). But didn’t say must before 7pm (never heard of it). No text messages and No emails about this unusual check in way. I called several times. No one picked up a call. I had to book a room at another hotel.
- 5/5
The staff were so welcoming and helpful in making suggestions for things to do or how to go about them. Breakfasts were so delicious and our bed was more comfy than the resort we stayed in at our next stop!
- 5/5
Enchanted by our stay here! Will be back!
- 4/5
Otherwise the area is safe and there good restaurants in the walking distance.
- 5/5
Wonderful stay in a beautiful home with a delicious breakfast in the morning. Wouls definitely stay again.
- 5/5
One of the coolest places we have stayed! beautiful Victorian mansion and incredible decor of the home. our room (Isadora Duncan) room was so beautiful. the breakfast every morning was also delicious and everything was always ready on time, never had to wait for anything. We also loved the 4-6pm wine daily. highly recommend.
- 5/5
It’s a beautiful and very atmospheric place! I really hope to stay there again someday.
- 5/5
It's hard to find a real bed and breakfast anymore, and this one is an amazing 1892 mansion with its original charm and decor; comfortable living room to hang out in and free wine and cheese in the evening from 4-6; the innkeeper Sab is so helpful and welcoming, and the breakfast is amazing. It's truly one of a kind!
- 5/5
My husband and I celebrated our 30th Anniversary at Chateau Tivoli, and we could not be happier with our choice of place to stay in San Francisco. It is unique, beautiful, romantic. It is centrally located to all parts of the city, making both walking and driving to the sites of interest easy. The price point is similar or lower than most nearby hotels. Delicious breakfast was served each day, and homemade cookies were always available in the spectacular "lobby". A real gem.
- 5/5
Very homey and beautiful B&B, love it
- 5/5
A beautiful place to stay. Comfy bed with a gorgeous room. The option for a private bathroom was lovely. The staff were amazing and made the stay great. Attention to my dietary needs and special requests made the experience perfect.

- 5/5
We LOVED staying at the Chateau Tivoli. Our room was opulent and very comfortable. The food was delicious and healthy, and the staff was super friendly and helpful. We only wish our stay could have been longer!
- 4/5
Historic and well-tended too. Didn't know that my bathroom, although private, was across the hall. Should have been disclosed somewhere.
- 5/5
The Chateau Tivoli provided a personalized experience in the heart of San Francisco. The room was beautiful, the bed comfortable, the breakfast tasty and filling. All the staff provided personalized, friendly and professional care. It was easy to walk or take a ride to anywhere in the city. I would definitely stay here again.
- 5/5
Great spot and will be back at some point.
- 5/5
Rustic Mansion turned bed amd breakfast. Staff are very friendly, amenities are very sufficient. Food was excellent.
- 5/5
Area was nice, safe, and easy to walk to stores/restaurants. Convenient to bus line that goes to many restaurants, stores, and all the way up to the different piers. If I'm ever in the area again, I would definitely stay here again!!! A++++!!!
- 5/5
Great staff and a great location. Breakfast was excellent. Convenient to Alamo Square in a lovely neighborhood. Walking distance to Divisidero St. Would absolutely stay again and recommend it.

We were very pleasantly surprised with the accommodations. Historical architecture, and decor was amazing. The bed was very comfortable, and the overall value right was great. The host AJ was friendly, knowledgeable, and very accommodating baby experience. They made our whole experience lovely. We will definitely be back soon.
- 5/5
What a sweet quaint bed and breakfast!! We had an amazing room, staff so friendly and the morning breakfast was great! Would definitely stay again!
- 5/5
Our stay here was amazing, my only complaint is that I wish we were able to stay longer than two nights. The staff were lovely and friendly, breakfast was delicious, and the rooms were clean, charming, and beautiful to stay in!
- 5/5
Everything about this property and the innkeepers was exceptional from the moment we first walked through the door. It truly felt like they had though of everuthing and whenever anything unexpected came up there were always attentive and willing to accomidate requests. They went above and beyond, even contacting me by phone when I forgot my ID which was a lifesaver! You would be remiss not to book the chateau if you are in the area and have an appreciation for art and history.
- 5/5
Awesome, friendly staff. Beautiful B&B with lovely breakfast. Absolutely recommend.
- 5/5
My husband and I loved our stay and look forward to coming back again. Thank you Chateau Tivoli!
- 5/5
Chateau Tivoli is a place with history and charm. I respect that the owners haven't tried to modernise, rather, they have exposed all its natural features which reveal stories, many of them. We stayed on the lower floor which we assume was originally used as servants quarters. Enough stories in there to keep one entertained for hours! If you are looking for character, inviting hosts, a tasty breakfast and wonderful wine and cheese evenings, this is the place to go. We loved it!
- 5/5
A wonderfully unique experience staying in a beautiful piece of San Francisco’s history! Thanks for the wonderful service & delicious breakfast! I definitely recommend.❤️😘🤗
- 5/5
We had the most amazing time at Chateau Tivoli. We stayed in the Lola Montez suite. We had a family of four and it was perfect. Every morning they made us a beautiful breakfast preparing us for our long adventure in and around San Francisco. The staff were kind and very helpful. They made us feel like royalty. The B&B was beautiful inside and out and had a lot of places to explore. I totally recommend any one going to San Francisco to stay there.
- 5/5
A beautifully restored and maintain place with great service and staff. Will definitely be coming back!
- 5/5
Beautiful and adorable house with a sweet family atmosphere, from the very first check in, breakfast, chillin time at the hotel and meeting guests around.. The location is also fantastic, in many ways, easy to get around by foot or even public transport if you like to feel the city vibes. I really enjoyed my stay.
- 5/5
Beautiful old building but clean nicely furnished art deco sort of thing, like stepping back in time - enjoyable experience with a really nice / good breakfast and beverages.
- 5/5
If you would like a treasure to embrace within San Francisco you have to stay at the Chateau Tivoli!
- 5/5
It is very fun to get to pretend for a few days that you live in such a grand beautiful house. The rooms are creative and fun. The early evening wine in the parlor is delightful. It is so fun to get to be right in the middle of the part of San Francisco that is an architectural feast for the eyes in every direction. We so enjoyed our stay.
- 5/5
Great, classic SF Victorian, beautifully kept in the style. Very friendly staff. Delicious breakfast and casual conversation with other travelers. Highly recommend!
- 5/5
The Chateau is located just two blocks from the Painted Ladies, which is ideal for the touristy stuff. We found parking after a few loops around the neighboring blocks. Make sure not to leave anything in your car because SF is notorious for theft. The room did not disappoint! We spent the first 40 minutes walking around admiring the art and the interior design. We also managed to get out on the balcony briefly, but the wind made us go back inside (a little sketchy!). The bed was also ridiculously huge and comfy. And the shower had two shower heads which was marvelous! We really enjoyed our stay and would definitely return! Thank you, Chateau Tivoli!
- 5/5
Beautiful Victorian building with all period features inside. Staff were incredibly friendly and helpful, spotlessly clean and fab comfy beds, bedding and pillows. Lots of lovely extras such as warm home made cookies, fruit and tea and coffee on arrival. Happily allowed us to drop our cases off early and also leave them after check out so that we could enjoy a fun full day in San Francisco. Would definitely rebook if we return to San Fran.
- 5/5
Such a quaint space with wonderful service.
- 5/5
Beautiful building and rooms, and excellent service.
- 5/5
Beyond expectations. This is a charming b n b with great history exquisite renovation clean. As amazing as all that is the service was even more memorable. Very nice wine Brie fruit and crackers at night and a breakfast u just can’t beat (the quiche is my favorite). Very accommodating. Daily room reset. great location. Loved it. Highly recommend (a 10)
- 5/5
The service, the breakfast, the location, all stellar.
- 5/5
Overall, highly highly recommend it! SERVICE: a true B&B vibe, friendly, personal, getting breakfast prepared each morning; it's just so relaxing to be there ROOMS: exactly as on all of their pics, you're staying in a true piece of townhouse/ craftsman history; but despite being historic, it all feels clean and well-kept, including the bathroom DOWNSIDES: if you're a light sleeper, please be aware that the room is very bright (there are windows over the doors to the hallway where the light is on, so it's very bright; and it being a historic building you can of course hear everything)
- 5/5
The staff were so welcoming and nice! Very cute bed and breakfast and the food was so good.
- 1/5
Friendly。Warm and nice.
- 5/5
We stayed in the Mark Twain suite for our stay, and it was beautiful and the king-sized bed was very comfortable! It IS on the third floor, so maybe not the best choice for anyone with bad knees. The daily breakfast was delicious and plentiful. We were fortunate and were able to find free street parking every day. The location was perfect for us- we were able to walk, bus, or Uber everywhere we wanted to go. Our only complaint was the twin bed in the suite wasn't very comfortable for our daughter.
- 5/5
Beautiful, unique place to stay and nearby many landmarks/transportation stops. Easy to get around the city from here! Really enjoyed the hospitality and friendliness of staff. Good food to boot :)
- 5/5
Great location. Charming bb with wonderful staff
- 5/5
Highly recommend. Downstairs suite with private street entrance and separate bedroom for kids. Staff were incredible and the home is in pristine condition with amazing location.

Which makes commercial quality mattresses.
- 5/5
An amazing stay! Looking forward to the next time I can visit.
- 5/5
The most beautiful place to stay! I love staying here ! It was my fourth time doing so . I hope to always stay here ! Such a treat ❤️
- 5/5
The staff were gracious and seemed more like owners than employees in their enthusiasm and pride. Breakfast and snacks were homemade and delicious. I've already recommended this marvelous B&B to friends.
- 5/5
We were ready to move in after four days at Chateau Tivoli. It felt like home away from home. It’s a beautiful old Victorian perfectly renovated. The breakfast is incredible and the staff are friendly and helpful. We loved having wine in the evening and playing chess in the parlor. Note that the beds, while comfortable, are antique and therefore smaller. Not sure if It was double or queen.
- 5/5
Amazing place. Booked one night for my daughter and new son-in-law for their wedding night. They loved it. Great and prompt communication with the staff. Very accommodating. Loved the history provided on site.
- 5/5
Absolutely Beautiful B&B!
- 5/5
Loved the breakfast during the weekend. Beautiful atmosphere and lovely staff.
- 5/5
Beautiful stay. From the room, to the decor, to the wonderful Breakfast. I highly recommend Chateau Tivoli.
- 5/5
Gorgeous, unique bed and breakfast, well situated and lovingly prepared with attentive and kind staff. I hope to be back for a longer stay soon.
- 5/5
Stayed 2 nights with my spouse and our 5-year-old son. We all had a wonderful time. Our son has several severe food allergies, and the staff were so kind and thoughtful in accommodating our needs. The building is beautiful and meticulously decorated and maintained. Our room (a ground floor suite) was spacious and clean and had lots of character. The room was also fairly accessible to me (I use a rolling walker) as it has its own street level entrance, and there’s a hallway near the door inside the suite where we could store my walker and a stroller. Breakfast and afternoon wine and cheese were great. We felt warmly welcomed and looked after. Would love to come back!
- 4/5
The house is charming and the staff is very friendly and helpful. Breakfasts are delicious. My only issue is that the bathroom in our room was small -- mainly there was no where to put anything. No place to hang up a towel, no where to set toiletries, etc. This is an old house so I get it but for those who need a more modern set up, this would not be the place for you. If you are driving be aware that parking on the street is challenging -- again - not the fault of the B&B -- just be aware.
- 5/5
Friendly, helpful people. Not a big impersonal franchise hotel.
- 5/5
Awesome vibe inside, got my leg day in for sure! Loved the view, close to amenities. Out of the entire city, it was my sons favorite spot.
- 5/5
This is a beautiful historic home in a quiet area of San Francisco, close to UCSF. I would definitely stay here again!
- 5/5
Excellent visit. Terrific Breakfas. Kelly was agreat hostess.
- 5/5
The house is beautiful, our room is lovely and cozy. Hostess was very nice and helpful. All around A+.
- 5/5
Kelly was a wonderful host and we loved our room. The high ceilings and the rich history of this place will knock you out. Our breakfast was delicious. This is a great way to experience SF.
- 5/5
The history of the Victorian was very interesting. Enjoyed the attention to the appointments.
- 5/5
It was a really nice stay, wish we stayed another night. The area was fantastic, the place was pleasant to be in! Would like to stay there again in the future.
- 5/5
We would have liked a coffee maker in the room.
