The hotel staff is generally friendly and the rooms are often described as clean and comfortable. However, there are frequent complaints about the hotel being dated, dirty, and having issues with amenities such as WiFi, pool, and breakfast not being available as advertised.

I liked the rooms they were big. The entire hotel smells like smoke. It hurt my lungs just being in it. The pool wasn't heated it was freezing cold. Gave me the incorrect room and refused to change it

Great job maintaining the hotel
- 3/5
Parking was terrible. Hotel was relatively clean, hallways smelled bad. Rooms were very big and clean. Kitchen area could use upgrade. Back door would not open but employee got it open and then it would not lock. Used chain. Pool was nice but very slippery. Overall good experience.

The room was OK in terms of cleanliness - not great but not terrible. The rooms were updated a bit and looked good. Issue was my husband had an allergic reaction to their bedding- it turned him red, itchy, and enflamed. Had to dose him with benedryl as it was too late at night to do anything. I would highly recommend hypo allergic detergent.

Check in was super easy. We left early in am and nobody was at the desk. Breakfast was good. Older hotel that has been repainted. Some dirt on floor in bathroom. We got a suite and had 6 people in room with no extra towels or bedding for sofa. Not a bad place for the price.
- 2/5
The breakfast was sufficient and was a good start for the day. A little slow on restocking food when they ran out. I've never seen breakfast end at 9:00 AM, but that's their policy. The bed was comfortable, and the shower was amazing. We stayed on the first floor, which is actually a partial basement. I complained about the strong mildew odor. They gave me an air freshener to kill the stink. That did nothing. The rooms were so humid, all our clothes felt wet all the time. There is a serious moisture issue causing all the mildew stink. They need dehumidifiers going 24/7 and an air makeup system for this unhealthy environment. The door that exited to the patio has a non functioning lock, and the security door chain was attached with 1 screw that was barely hanging on. Not very secure. When I called for reservations, I asked if they had a pool and hot tub. The response was yes. Obviously, it is a language barrier (barely spoke english) since they had an unheated pool and no hot tub. This is an old (1960's) Howard Johnson that they tried to restore. You can only put so much lipstick on a pig. At the end of the day, it's still a pig. Management needs to address this mildew issue before someone gets seriously sick. There are lots of complaints on here for the same issues. Apparently, they don't understand the concept of listening to their customers. I would not stay here in the future. I'll stay at any of the multitude of newer hotels on Walker Road. My advice to owner / management is to address the issues. Mildew, damp, unhealthy environment, door locks that are non functional, etc, etc, etc. I'm not sure how local government health and safety and code enforcement ever approved this place after the renovation. I never give negative reviews, but this place needs to fix their issues immediately. I hope you look into this, but I really doubt that you will. Just my observation.

Extremely thin walls. You can hear talking in the next room. Thankfully they weren't doing anything we didn't want to hear. Unfortunately for them, they may have heard something they didn't want to hear.... Everything else was nice. Breakfast was great.

The room itself wasn't bad, it was cleanandcomfortable. It's the area that made our stay feel unsafe. Parking is horrible, very tight. Drug deals going on by the dumpster, right out of our window, we saw it all! And the staff, the 1 I dealt with acted like we were bothering her when checking in. She kept saying my card declined, after 20 minutes she finally tells me I need the card I booked with. She had my card and could see it was a different card, but continued to run it. Then my security deposit took a month to be returned and it was only after I called them about it. Place is ok if you're just passing through but anything more, especially if your traveling with the family, spend the couple more dollars and stay elsewhere!
- 2/5
Was a great and affordable hotel to stay in until 3 days into our stay we were told we would have to move to another room because we have a service dog and there's an apparent issue with having a dog and a room with a balcony. Mind you my dog wasn't out on the balcony for more than 5 minutes in 3 days but we were out there with her and she isn't going to jump. She also doesn't bark or do anything for there to be a reason to not allow us in that room. This would be understandable if it was told to us upon check in being that they were aware of the dog but to expect us to move everything to another room that doesn't even have windows that open and to pay the same price is just ridiculous. I feel discriminated upon due to the fact I have a service animal.

Passable
- 2/5
The breakfast was not restocked and what was available was low quality. We don’t expect gourmet food but at least the standard yogurt, cereal and bagels the staff was hard to find and did not seem well trained.
- 4/5
It was mostly quiet especially later in the evening. It was fine for a one night stay. Parking was tight but I found a spot. Breakfast was ok. It was a good value at <$100.
- 5/5
The staff was great always greeted you with a smile and willing to ask if you needed help! Food was fresh in the morning. We got a suite and definitely would book again.

The entire hotel has an overwhelming smell of curry everywhere in it. The pool is NOT heated and was freezing cold. The water did not smell of chemicals, however the water had a funky smell. The first room I was in, I had to be moved- there was what appeared to be dried blood on the comforter and hair in the bed. I complained to the front desk and was put in a different room. I was told the new room was a very good room- it was not! The new room was smaller than the original room. The bathroom was filthy, the shower nozzle was barely secured to wall. The air conditioner was loud. Doors were slamming all night and someone was smoking weed which was overpowering and making my room smell. The pictures on the Internet are definitely edited using AI, this hotel does not look anything like this at all. It is significantly run down inside and out. The staff were more bothered by me than showing a willingness to help. I first asked for a room around someone I was traveling with, which they refused to accommodate. Then staff were annoyed when I complained about the dirty bed in the original room, at which the response was “I can just refund you” but then he decided to get me another room. I would NEVER recommend this hotel to anyone. It was definitely a very old hotel that they slabbed some new paint in the walls. The carpet is gross, the walls have stains, there is dirt build up in every corner. This is by far the worst hotel I have ever stayed in.

I didn't have breakfast at the hotel.

Shower and bathroom are the best maintained parts of my room, was disappointed to see several large cobwebs in all the corners of the ceiling in the rest of the room. Dishwasher and several kitchen towels are provided along with a decent sink but no soap to be found in the room.

Cold breakfast, cockroaches, bad and broken beds, staff terrible English.

Overall I was very happy.
- 5/5
We stayed one night, it was probably the cleanest and nicest room we have stayed in for the price. Had a great kitchenette which was a bonus and bed was comfy and clean. Staff were polite and helpful. Would stay again
- 2/5
The room was filthy ants everywhere, my son took his sandals off and has black dirty feet within 5 min. Carpets are terrible ideas for hotels. Everything else was good but the cleanliness was terrible
- 4/5
Room was clean and comfortable. Breakfast had a good variety.
- 2/5
Pictures did not match what the place actually looked like. It was not very clean. Minimal parkjng, the place smelled bad. Rooms were so small, beds were so small. Overall cleanliness was not great. Do not recommend
- 3/5
It's good, but the TV doesn't work and the pool water is very cold.
- 4/5
The staff was wonderful. Very helpful and kind. I asked for towels in the pool area & the lady came back with them right away. My room was super clean and looked to have been updated recently. I enjoyed the bed covers & pillows. They were all very comfortable. Breakfast was the usual waffles, eggs, & sausage. Everything was kept full & hot. The hotel is older but updated. The pool is large & goes all the way up to 8 feet. Which is hard to find. I would definitely stay for an extended visit as the kitchenette & comfort of the room would be worth it. Very affordable also.
- 3/5
The overall stay was decent and the staff was friendly. It would have been better if the stove in my room actually worked and the utensils were not cleaned. The pool and other main areas were clean

Hot breakfast was excellent…. The building is older and has a smell to the carpet… would benefit from a face lift
- 5/5
The room was clean. Two complaints. Very little hot water in the evenings. No towel racks/hooks, in the bathroom, to hang up your towel. Otherwise, great stay, great location and, I will stay there again, next time I travel to that area. Thanks.

- 5/5
Great value for the price! The room was súper clean and comfortable. Unlike many other hotels, the linens were fresh and didn’t smell of smoke. The breakfast wasn’t fancy, but it had two hot dishes as well as a good assortment of muffins, cereal, waffles, etc. My son and I are in the area twice a year and will definitely stay at the Hawthorn next visit!
- 3/5
I won’t state what happened when I first checked in but they switched my room immediately. But my room I stayed in smelled of animal pee and I’d definitely bring your own pans and utensils if you plan on cooking. Only outlets were in bathroom and on nightstands. Since I couldn’t use their cook ware I wanted to use my own griddle pan but couldn’t plug in and use comfortably on counter cause no outlets. But was a decent room for the price. It’s a 50:50 for me.
- 3/5
My stay was okay. Thhe room was very small but okay
- 2/5
The room, bed linen, bathroom, carpet DIRTY!!!!!! It smelled really bad! I do not recommend! They need to renovate!
- 5/5
Everything was great I can't complain about anything
- 5/5
Good. Clean. Decent breakfast. Diner next door.
- 4/5
The room is ok for the price. You can tell that it was an old hotel prior to the remodel. There was a funky smell as well. It’s good for a quick overnight stay.
- 2/5
Where do I start? First in the lobby the person (who ended up being the manager) informed us that we would have to upgrade to a suite because we had five people. We had booked our hotel through hotels.com for 3 adults and 2 children (10 and 17). Our reservation said two queen beds and free rollaway bed. He insisted that a bed wouldn’t fit and would be extra money. We showed our confirmation and they finally gave us a cot. We had to ask for sheets and blanket for the cot. We had to ask for enough towels, only one roll of toilet paper. No air/heat was turned on in the room AND our door was found open (safety bar blocked from closing) when we initially came to our room. The pool lights were off two hours before closing. When we went to call the staff from the pool area, it was discovered that the phone was not working which is a safety issue should there ever be an emergency. Nobody’s key cards ever worked for the pool entrance (we had to open the door for several guests one we were let in by the staff). Only one ice machine in the entire building. Hallways smelled like cigarette smoke. The microwave in the room was not on…it was plugged into an extension cord inside the kitchen cabinet that needed to have the switch turned on. NEVER should you use extension cords for appliances! The breakfast was never fully stocked and was pitiful at that! We were there for three days! There is more, but on ONE positive note…it was quiet especially considering it was located
- 4/5
Clean rooms for an overnight stay.
- 3/5
Ahhhhh it was ok for my 2 days. Nothing bad to say other than a little out dated but fair enough. Parking was tight had to park near restaurant next door i have a big truck so that was fair aswell. I didnt feel all that comfortable with the guests. It looked like a whole lot of displaced people probably living their on a program of some sort. Possibly homeless or battered woman with kids and a lot of construction workers. Didnt like that traffic. Its not a vacation hotel and it was packed because price was cheap. The other surrounding hotel parking lots where quite empty. Hot breakfast was a plus, gym fit my needs and so did indoor pool. Its a good value for the price especially for a couple days. No complaints would i stay again. Probably not because the kids and pets making noise and Possibly subsidized housing or housing the homeless is quite evident.
- 4/5
The heat was turned off in the room and it took several hours to be comfortable.
- 5/5
Room was clean and comfortable.
- 4/5
Check in guy was great.
- 4/5
Clean room and a clean hotel. Plenty parking. Beds were comfortable. (Bring your own pillow for comfort.) Excellent hospitality. The breakfast, had plenty to choose from. And, there is a restaurant, next door with good food.
- 2/5
The hallways smelled of cigarettes and must. The beds were not at all comfortable. However, it was a wonderful breakfast in the morning.
- 5/5
Room was nice and clean, the room had a nice layout, came with a glass stove with pots to cook with. I loved this hotel, had a nice bathroom and balcony. Pool was great. Breakfast was good definitely recommend
- 4/5
Everything was there and clean. Would like to have had an extra blanket and more pillows in the room. Not enough to trouble front desk but would have used them if they were there. Will ask at check in next time. Will stay there again.
- 3/5
For the price, it wasn’t too bad, but the bed was horribly hard, very uncomfortable. There was a bright, bright spotlight type light shining right in the window that made nighttime feel like daytime.
- 1/5
Owners are cheap
- 1/5
No hot water in hotel. Understand that things happen, but wanted to speak to manager as it appeared the issue was known when we were checking in, but was told they left for the evening. The next morning, we were checking out at 11 and was told mgr would not be in till after 12. Left name and ph # with front desk for them to call. Never received a call.
- 5/5
Very clean, quiet and spacious enough room
- 4/5
Was satisfying
- 5/5
Excellent value.
- 3/5
It’s ok. You get what you pay for. The beds are hard and even though there is a kitchen with dishes, cookware, stove top, sink, and dishwasher…there is no silverware or cooking utensils. Also no hangers to hang clothes.
- 1/5
Even after I jumped through all the hoops to pre-register, they were ill prepared to receive my friend and I. When they finally figured out where we were going I hit to my room and it wasn’t cleaned properly (garbage still in trash can in bathroom. My travelling companion had to change rooms because the first room was also still dirty from the previous occupants… quite upsetting as this hotel (somehow) had a rating of over 8… I would not recommend this place to anyone
- 5/5
Clean, dog friendly/nice courtyard for the puppy.
- 4/5
The room was freash and relaxing. I got in late and didn't interact with anyone except checkin.
- 5/5
Exc value for suite
- 5/5
The room was spotless, the front desk staff member who assisted me was wonderful, and the complimentary breakfast got my day off to a great start!!!
- 4/5
To be honest, at 1st glance, I was very skeptical. It was my 1st time in Chambersburg in over 30 years, and I needed a room because I had gotten there 1 day ahead of schedule. The king size bed was huge, and comfortable. The kitchenette was rather impressive. The fridge was not regular sized, or mini, but somewhere in between. I did not what to expect, but exceeded my initial "judging a book by its cover" moment
- 5/5
Our room and bathroom were freshly renovated with what looked like all new furniture and appliances including refrigerator, sink, stovetop, microwave, and dishwasher. (If you'll be doing dishes pack a bottle of dish soap, or buy a very small one in the lobby for $3.00.) The room and bathroom were clean, and the front desk staff were friendly. Breakfast was good and included scrambled eggs, sausage, waffles, bagels, juices, cereal and coffee. There was a fitness room with maybe a half dozen stationary bikes, and a pool, although we didn't get to use either. The only negative - and this was a small one - was that the elevator at our end of the building had what seemed like a mildew smell, but this was not at all present in our room. Very nice overall. I would stay here again.
- 5/5
Nice breakfast. Had to work a night shift one of the nights so the energy drinks sold in the mini store came in handy. The pool actually had a deep end of 8 feet unlike the 5.5 feet at most hotels. If you're looking for lunch or dinner the Trojan Diner next door is really good.
- 5/5
Gentlemen at the front desk was very kind, friendly and helpful!
- 3/5
We stayed just one night. The lobby, each floor and our room had a very strange/strong odor, I was not happy. The room was clean, bed okay, kitchenette not well stocked, no table or chairs to sit at to eat, just a desk & chair to sit at and due to location, traffic noise.
- 2/5
Paper thin walls. Zero sleep was had by my husband or I for affairs that were occurring in neighboring rooms and our room right next to highway that trucks run. Not good when you had to drive 12 hrs the next day.
- 5/5
Room was spacious and very clean. Air conditioner worked well. We loved everything about our stay!
- 4/5
Room smells
- 3/5
Very nice staff. Checkin was easy and quick. Parking was confusing. Room was a little dusty, and could have used a more thorough cleaning. Had a nice back yard area for the dog and sitting right off the back patio.
- 5/5
Nice clean rooms, very friendly and helpful staff. Thanks for the hospitality - highly recommended.
- 3/5
We were unable to access the internet for all three nights of our stay and the TV stopped working on the third day. There was no phone in the room to call the front desk so I had to go down to the lobby to speak to them. The desk person wanted to come to my room but I wasn’t comfortable with that. Also the pillows were uncomfortable and the room very bright at night from the lights on in the front of the building making it difficult to get a good nights sleep.
- 1/5
There was no breakfast
- 5/5
Great place to stay. We had a few minor issues but the staff was excellent! Attached restaurant was great. Breakfast at the hotel was quite crowded but convenient.
- 5/5
They had a nice mix of proteins and carbs. They were very friendly and responsive to everything! They have a nice picnic area and a pool that goes 8' indoors. We will definitely stay here again when in town.
- 4/5
Super
- 5/5
We stayed here for two nights. The gentleman at the front desk was great, very knowledgeable and gave us all the information we needed. Check-in process was super easy. Our room was very clean and everything looked brand new. You can easily cook a meal in your room if you're staying here for an extended period. Our Queen room had a large fridge/freezer, a cook top, microwave and a dishwasher. The bathroom had a nice, large shower and was super clean as well. A/C worked great, bed was comfy, and the balcony was a nice surprise. One of the biggest TV's I've ever seen in a hotel with access to Netflix, Prime Video, Tubi, and a bunch of other stuff On Demand. The location is fantastic and close to everything you could need. The price for the quality of this place is UNBEATABLE.
- 3/5
Kitchen in room was filthy and the tile floor was dirty as well. Mold in dishwasher and provided dishes were dirty
- 4/5
All good
- 4/5
They gave us room 221 and it was horrible no balcony and it was a smaller room very disappointed about that but it was still very clean and the people have come to know me in there but 221 i will never have again or a room without a balcony.
- 5/5
Roe was excellent and the entire staff too!. My stay had some ups and downs but all well handled and there are no complaints from me except for the water in toilet tank is very hot and the indoor swimming pool is cold and needs to be heated. The toilet doesn't. But, I will be back. I loved it!
- 4/5
A hotel conveniently located to downtown with many nearby dining options. Recent renovations were numerous, and my room even had a working mini-fridge that looked brand new. While my stay was short, I felt that my accommodations were more than adequate. I also applaud being greated by a very friendly and helpful staff. All in all, a great stay and I'd return again.
- 5/5
check in was great
- 5/5
Quiet and clean, excellent
- 5/5
Friendly staff and very accommodating. Good location close to a lot of good food options and grocery stores near by which is nice since the room has a kitchenette. Very convenient being right off of the interstate exit, but that also means high traffic and some noise from the interstate.
- 5/5
Exceeded all my expectations
- 5/5
The rooms were clean and well kept, staff was fantastic, we had a super late check in and the gentleman at the desk knew our names (assuming we were the last ones to show up for the night) and had us all sorted out as soon as we arrived. Parking was a breeze and the included breakfast was great.
- 5/5
Very clean and up to date. Breakfast was good with lots of options.

No issues. Front desk manager was nice enough to let me check in early

Room was nice but couldn't close bathroom door. Breakfast was weak. Plus if you wanted to relax and enjoy your coffee Breakfast was from 6-9 TVs and everything shut off at 9! Cleaning woke us up at 815 wanting to clean the room! I called and said l would Arrive after midnite. Night desk attendant called me to see ifl was still coming and wznted him to hold the room
- 4/5
Clean newly remodeled room, but the beds are a little firm and the pool is cold.

For the prcie of what we paid for two nufhts and what we got we have no compalints. I hope this plave stays budget friendly, clean and well maintenanced because we would love to come back. Full fridge, kitchen area, king size bed, large tv, indoor swimming pool for only 210$ for two nights booked last minute.. it looks like the place was recently remodled .. we got to go to Gettysburg which was literally a straight shot and where we wanted to go. The amount of options eat, get coffee, or shop were great.

I would give it zero Stars if I could. Have you ever heard the saying quote you can't put lipstick on a pig? That's this hotel. They tried to pawn themselves off as new and modern but the building is 50 some years old and it shows. AC didn't work, there was no cold water, I mean when you turned on the cold water nothing came out of the faucet.... It smelled musty, the carpet was coming up in multiple places, just unbelievably bad..

Property under construction. No cable tv, no coffee in room, no hangers in bathroom(?) Property should wait another couple months before being open to public.
